Everyone is adapting to the technology they need, in their work and life. We want you to have the best tools that will benefit you and your clients. In this episode, Ali Whitley discusses working with our mature clients. The Seniors Real Estate Specialist Designation (SRES®) is an amazing class that the Center for REALTOR® Development offers. This class discusses things you need to know. We discuss the technicalities of senior living, reverse mortgages, estates, taxes, and more. We also discuss helping our mature clients get established in communities and be connected in the ways that help them best. Thanks for joining us!   [2:22] Ali is an educator and loves all things education. She is happy to be the chair of the Emerging Business and Technology Forum for NAR this year. [4:56] A person of the same age could have a very different lifestyle than another person. It depends on your activity and health and your ability to be active. [8:16] Ali talks with clients about their interests. She finds out their activity level and the things they like to do. [9:07] Art museums, libraries, and different types of opportunities in your community may have senior or 50-plus programs. When you get plugged into something, you find more to do. Do pre-work and find links for your clients to find their way. [10:39] If we have things available for someone and we can start to identify it for them, their interests and their ability to meet people is going to “explode,” so they'll be able to be connected in their communities. [10:59] The Seniors Real Estate Specialist designation covers three generations: Gen X, Boomers, and the Silent Generation. These generations have different characteristics. They are very diverse in technology. [11:59] As real estate professionals, we help clients across any technology abilities, know where they are, and meet them there, encouraging them to use technology in their transactions and their lives. [12:20] Stereotypes are helpful for some conversations but don't ever over-assume things. Ali sees different generations using technology differently. [13:36] Video chats and social media are useful for people to keep that connection and feel that they're in the know with their community and their family. [15:18] Ali sees older people using video doorbells to keep an eye on who's coming up on their porch and when they're getting deliveries and having visitors. They're using health trackers and video medical appointments. [16:52] When Monica's parents find something that satisfies a need that they have determined, like their Ring doorbell, they are thrilled to have the technology. But they still don't want “all of that technology.” [20:15] We need to talk with our clients and learn their communication preferences. [20:40] Our young clients don't want to talk on the phone but our older clients want to talk on the phone and see us in person. This is a relationship-building business. We need to build the relationship in a way that the client is comfortable. [26:19] There are all sorts of opportunities to use technology to make connections but face-to-face or voice-to-voice are important for people to feel connected. [26:39] Ali is the chair of the Emerging Business and Technology Forum that works with the REACH program. The REACH program comes out of Second Century Ventures, the strategic investment arm of the National Association of REALTORS®. [28:08] NAR chooses both REACH commercial and residential companies for technology that may be utilized in homes or businesses. Ali recommends some digital technology clients can use.  [32:40] Ali suggests looking at the REACH program and Second Century Ventures to see all the REACH programs and classes. [34:58] The Seniors Real Estate Specialist is one of many excellent offerings and you can find out more at Learning.REALTOR.   Tweetables:   “A person of the same age could be in a very different lifestyle than another person. Jenika works with diverse clients including Cleveland's most beloved brands — Mitchell's Ice Cream, Market Garden Brewery, Church and State, Fount, and Océanne to name just a few. Designing for independent artists, small boutiques, businesses, and editorial clients, all with a playful, clean, and elegant approach. JENIKA enjoys being outdoors, traveling, exploring new food adventures, and pretending like she's a wannabe iron chef! Celebrating Filipino family faves like “pancit” (rice noodles served on birthdays promising long life) and “Kamayan” (traditional Filipino feasts eaten by hand on a tropical bed of banana leaves), we dive deep into her family's remarkable resilience. From early morning trips to the Filipino open markets for her family's catering gigs to Jenika's own courageous journey emigrating to Parma as an #OtherBrownGirl teen coming-of-age after being raised by her grandparents in the Philippines, listen in to hear her inspiring advice to her 14-year-old younger self and younger nieces. “As a child, I was always in the kitchen, whether it was with my grandma or mom. I learned that there are many bridges that are built when it comes to food. Now, I also get to create those bridges and relationships through food.” In 2017, JENIKA GONZALES organized a Lumpia Po pop-up raising $6,000 to help her siblings immigrate to America. Delivering homemade Filipino eggrolls - a.k.a “Lumpia” - made with love along with delightful Bento of Joy boxes for the holidays, Jenika's passion for food, family, and friends inspires us all. Featured as one of Crain's Cleveland Business' “Notable Immigrant Leaders” and one of Cleveland Magazine's “Most Interesting People,” JENIKA is an advocate and immigrant storyteller for OPAWL (Ohio Progressive Asian Women's Leadership), a grassroots organization empowering women and non-binary people in the Asian American and Pacific Islanders community in the CLE and beyond. “I think home for me now is finding a genuine connection, whether it's to your job or food or person. I am one with you. I see you, I feel your hurt, your anger, your frustrations. Our stories are complex, but they are beautiful. There's something to be proud of…” Tune in as we dish on design, identity, generational storytelling, and Filipino-American AAPI culture. As many of us started to incorporate technology into our real estate business to make things easier and more automated, something else started to drop by the wayside: relationships. Throw the pandemic into the mix, where it was highly discouraged to be face-to-face with our customers, and we are now faced with a big need in the market for personable and friendly real estate agents that can connect with clients on a deep level. Ali Whitley is here to help shed some light on how you can improve your relationships without doing a complete rehaul of how your business operates. It's not as complicated as you might think!   [3:45] Why is it so important to have a consultation with your client before you walk them through different houses? [6:50] If you don't take the time to get to know your clients, their why's and motivations, then what are you really doing? [7:20] It's easy to just get into the habit of sending a text, but that doesn't lead to connection. [15:25] A good real estate agent is the source for a lot of their clients. To become a source, you must be seen as trustworthy. [15:55] When does it make sense to talk about money? Monica offers a handy script. [19:50] If you're going to be meeting with buyers or sellers, you really want to set up several meetings. [21:10] How does Ali set the expectation with her clients when she does a contract consultation? [29:35] Understanding the buyer/seller's expectations and making sure that they're reflective of what the market is willing to pay. [37:00] A lot of clients today are educated. They are doing their own research, but sometimes that research is missing a few pieces. This is a great opportunity for a REALTOR® to step in. [40:00] Communicating your value as a real estate agent [42:35] Don't be afraid to shine and show your value through storytelling! Ali shares how. [47:45] At the end of the day, it's about empowering your client to make the best decision for them. Real estate agents add immense value by walking clients through a very stressful and emotionally overwhelming process.   Tweetables:   “If a computer can do it, then the computer will do it before long. We need to focus on what the human element is.” — Monica   “We need to know if we're able to help them. If their expectations are not accurate for what the market is willing to bear, then we need to address that up front.” — Ali   “If the agent doesn't know their value, how can they present that to anybody else?” — Ali   Guest Links:   Ali Whitley AliWhitley.com LinkedIn   Additional Links:   Crdpodcast.com   Onlinelearning.realtor for NAR Online Education Training4RE.com — List of Classroom Courses from NAR and its affiliates   crd@nar.realtor   Host Information: Monica Neubauer Speaker/Podcaster/REALTOR® Monica@MonicaNeubauer.com MonicaNeubauer.com FranklinTNBlog.com   Monica's Facebook Page Facebook.com/Monica.Neubauer Instagram Instagram.com/MonicaNeubauerSpeaks   Additional Bio:   Ali Whitley is a Residential Real Estate Agent and Director of Education at RE/MAX Crossroads in Akron, Ohio. How do you maintain cognitive health as you age? Our guest today is Dr. Krystal Culler and she shares a range of useful practices for brain health and staying sharp. We discuss with Dr. Culler: How she became interested in Gerontology and Health & Wellness How she defines brain health The misconceptions she sees people having about brain health The relative importance of lifestyle factors versus genetics in cognitive health What people should do to foster brain health The role habits play in cognitive health What we should know about neuroplasticity and lifelong learning A book that's had a big impact on her Where people should start in cultivating better brain health Dr. Culler joins us from Ohio. _________________________ Bio Dr. Krystal Culler is a Doctor of Behavioral Health with a background in the behavioral sciences (psychology of aging, gerontology, and sociology). She is a Senior Atlantic Fellow with the Global Brain Health Institute, where she was the first scholar from the United States to complete her residency training at Trinity College Dublin, Ireland on dementia prevention and the social determinants of brain health. She has an unwavering commitment to promote brain health equity to individuals of all ages and the communities she serves. Dr. Culler is the Founder & Creative Director of the Virtual Brain Health Center. Krystal has spent nearly 5 years in Executive-level positions with health non-profit organizations and has 15 years of experience working with individuals with brain health concerns, their families, and advocacy organizations. Under her leadership, the centers have received 4 international and national awards from leading organizations in the aging care sector for innovation in brain health programming and community impact including honors from the International Council on Active Aging, Mather Lifeways Institute on Aging, the American Society on Aging and the Southern Gerontological Society on Aging. Additionally, she has been recognized through the receipt of 4 personal leadership awards for her contributions to the field including the Global Brain Health Leaders Award (2019) from the Alzheimer’s Association, Alzheimer’s Society, and Global Brain Health Institute, and Crain’s Cleveland Business 40 Under Forty (2017).  _______________________ Wise Quotes On Lifestyle versus Genetic Factors "One of the most fascinating things about our field is how fast things are growing. So usually we were saying it is about 70% lifestyle and 10% genetics. And Dr. Sanjay Gupta's new book was just released early this year. And the research is actually slanting a little bit more where now 90% of our lifestyle is in our hands and it's 10% genetics. So I like to think that's really empowering for us to know that there are variables that we are able to control own [rather than] inherit, but for the most part, there are many things that we are able to manage and think about in a mindful way to move us forward on our personal brain health and wellness journey, all across our lives." On How to Cultivate Brain Health "We have different reports that have come out over the years that pinpoint about 15 different factors. And the Lancet report shows that when we look at these different lifestyle factors and we talk about dementia, risk reduction across the world, we can prevent about 40% of those cases. And what we tend to think about kind of categorizing these factors. If we were to think about them in terms of your brain, your body, and your environment with your brain, you want as much education as early in life as you can. You want to stay stimulated, protect your brain, minimize stress or ongoing chronic stress sleep well, minimize depression, or if you're having a low mood and it's ongoing, reach out for help. And monitor your hearing loss and protect your ears from loud noises and exposure. And if you're thinking about it,

David Gilbert serves as president and CEO of Greater Cleveland Sports Commission, an organization dedicated to making Greater Cleveland a premier destination for amateur sporting events, and Destination Cleveland, the region’s convention and visitors bureau. The Greater Cleveland Sports Commission is responsible for attracting, promoting, and managing major amateur athletic events, and for creating sporting opportunities for youth and amateur athletes. Since 2000 the organization has attracted or created more than 190 events, including 25 NCAA championship competitions. These events have contributed more than $570 million in local economic impact. At Destination Cleveland, David is responsible for carrying out the organization’s mission to drive economic impact and stimulate community vitality by positioning and promoting Cleveland as an exciting, vibrant destination. Among many accomplishments, they notably landed the 2016 Republican National Convention. David serves as vice president on the board of the International Children’s Games based in Leucine, Switzerland, and sits on the boards of the Rock and Roll Hall of Fame, the Greater Cleveland Film Commissionand the Maltz Museum of Jewish Heritage. He was named by Crain’s Cleveland Business as one of Cleveland’s 30 top influencers of the past 30 years, Ernst and Young Entrepreneur of the Year, and in 2016 he received the SME Cleveland Business Executive of the Year award. On this episode of Destination on the Left, I talk with David about making destination marketing more entrepreneurial and working more strategically at creating a unified brand experience. All destinations have unique challenges. How do you encourage locals to promote tourism? How do you reach out to potential visitors and make your destination their top choice? David and Cleveland have faced some unique challenges and found some remarkable solutions.   What You Will Learn on This Episode: Why DMOs need to become more entrepreneurial The many ways tourism and economic development intersect How to shape the perception of your destination How to be more strategic in your tourism branding Ways to create stronger alliances between DMOs and stakeholders We’re All in This Together Unless you’re a literal island, no travel and tourism entity can afford to function as an island unto themselves. When organizations think that way, everyone suffers. Part of the challenge David faced was to help all the various cultural institutions, museums, sports teams, and local legends to realize they were part of a broader ecosystem. Together, they could accomplish far more than they could alone. But local DMOs also need to make sure all these groups understand the value a DMO can add- then the DMO needs to deliver. Brand Perception “Yeah, but you’re Cleveland.” A decade ago, Cleveland had a perception problem. Outsiders had a visceral (read: negative) reaction to the name. A significant portion of the population would not recommend it as a place to visit for friends and family. As you can imagine, that is a LOT to overcome. But overcome they did. David and Nicole explore how he and the team at This is Cleveland flipped the script. They did it through some very deliberate steps in reshaping the City of Cleveland brand in a way that was both authentic and positive. “If it’s not real, and if you don’t deliver on the brand promise, everyone will be able to see that.” David shared. There is some great conversation about finding the promise of your brand and then living up to it. To sum it up, David says, “You don’t have a brand for different audiences. A brand is a collection of stories about who you are. And if you hit it on the mark, that’s not going to change. The way you deliver it might change, but the brand will not change.” Resources: Website: https://www.clevelandsports.org/ Website: https://www.thisiscleveland.com/ Episode Transcript We value your thoughts and feedback and would love to hear from you.
