That is a game changerHigh-speed hill climb bike - it's amazing (not great slow speeds)Love that you are always in the right "gear" because there are no gears.  Always right in the power Fastest bike I've ever been on  - and it's stable at speed - it feels really plantedThe range on the bike has gotten better with updatesOver-the-air updates are cool; got reverse and forward crawl modes - Brakes are greatForks are great for desert and MX tracksBadFeels heavy when you have to lift the bike - both off-ground and on standsWorst traction on loose, slow climbs - not great in the tight single-trackReally sucks the power fast as the track gets lines into it The range for single-trackNo ClutchThe kickstand is annoying. The charging cable is too short.Support the Show.

Our experience is vast covering all sizes of organizations and industries.     Notes: Seg 2   Redgear     IT company responsible for security of their clients. IT is a lifestyle. RedGear value proposition is turkey solutions. They are your smart friend to help with tech.   Support IT for small businesses. They also have larger enterprise type clients. They act as a consultant, and can screen for a CTO or a CIO for a company.   IT should be a priority of companies yet, it is often an afterthought. Need to understand how to secure an IT room, not just in software, but also the actual room itself. Who has access?   RedGear works in the tech and security industry which is the backbone of all organizations and compliance. People hire RedGear to outsource and shift liability. IT in its simplest form is anything that you plug into the wall and connect to the Internet. It can also mean security.   Trust of your IT provider, and keeping business contingency. Question, businesses always have to answer is how long can they stay down with an interruption and survive. Plus what is their plan for data retention.   IT can be about network, connections, computers, hardware, and the actual Physical IT room. Can also deal in cyber security and password resets. IT has both software as well as hardware like servers and programming applications.   Luciano has 20+ years of experience working in IT and technology. Information Technology not always the priority of many companies but it really should be. Need a plan going forward to manage security and data in all businesses.   You have to determine what's going to be your budget based on the size of the business. Not uncommon to outsource to companies like RedGear. Also need to think about the physical aspects of IT, like is your room secure?   What type of energy your BTU air conditioner usage are you using? Who has control, how cool is it. Who has access to the room? What is your electrical circuit set up?   Do you have redundancy? Or electrical circuit separate and dedicated to the IT. What is your data or cloud storage like?     Seg 3   IT is the backbone of many organizations and should be a priority.   Need to hire trustworthy people, as well as outsource IT to trustworthy companies. There's no perfect set up. Unfortunately, security breaches are more question of When, and not if.   One of the worst stories about IT Luciano ever heard of was the janitor storage closet was the same as the IT room. Another issue with a lot of IT rooms is they don't have good cooling. IT should be a separate room with good security.   You want to also have video security and badge access. Physical access of an IT room is very underrated. Security is the biggest threat to the end-user. You have to know when a breach happens.   How did it happen? It could be software but often it's actually the employees as a threat. They need to pay attention to what is going on and types of emails they get.   Also, sometimes security breaches are an inside job. Companies need to test and educate their staff about IT.   Once Malware gets in to the system it can take over accounts and send email as the person. Phishing scams unfortunately are still very popular with emails.   Good email security typically will filter out malicious emails. Then you waitlist your contact, so you know who it's OK to email. All these need to examine emails.     Seg 4   IT reviews & monitors compliance, so a company must determine a budget.   Data is the gold of companies now. Data contains the companies processes, industry secrets, and private employee and customer info. It is crucial to have a backup of company data, typically onsite and secured, plus offsite in the cloud. You'll always want to build in redundancy and have backup servers for data.   Good IT set up will have disaster recovery. As for the physical set up and protecting data, you want to be aware of how your sprinkler system is set up. You always have to guard against disgruntled employees, who could steal or delete company data.   Your IT provider needs to know the industry and have good experience to engineer the proper solution.   RedGear has worked with some top level clients, including the DEA in Washington DC on a federal level. Their cyber security needs to be top-of-the-line.   It is not in common for the average big company to deal with corporate attacks where hackers try to steal data, and then even hold it hostage for ransom.   Common practice nowadays is for a business to have cyber security liability insurance. The application for the insurance will ask about the physical environment and the set up of the IT and data.   The medical industry has updated cyber and HIPAA compliance. It is essential to have good IT, hospitals and any major medical office.   RedGear is your IT smart friends. They will always give you recommendations of good better and best.         Seg 1. – Related IT Clips from:   Phishing, Malware & Cybersecurity - Try Not to Get Pwned - BRT S02 EP47 (94) 11-21-2021   What We Learned This Week:   Have I been Pwned? Means have I been breached / hacked – did someone hack my email or website Phishing – most common type of email threat, like when you receive a strange email with a link – Do Not Open – DELETE (and alert other office staff of the email) Ramsonware – hack your website, or data – hold it hostage for an extortion ‘ransom' payment Dark Web – where stolen data, & info is being bought & sold VPN Connections – direct and secure   Guests: Vince Matteo, Seven Layer Networks, Inc. https://sevenlayers.com/   There are many different types of cyber attacks from a password breach, website hack to email phishing scams. Hello and welcome to Your Operations Solved, for Tuesday, April 20th, 2021I'm your host, Channing Norton, of PC Solutions, and this is the Thirteenth episode of our show,Listen to us Tuesdays, Wednesdays, and Thursdays, or on our Saturday compilation episodes. If you find the show helpful or informative, please do give it a like on your platform of choice, or share it to someone else who might also enjoy it.With that out of the way, let's get started on today's headlines.First, an update to a prior story. Back in Episode 5, entitled "MRO Woe, Planning for and preventing the worst," we talked about Google's new replacement for cookie advertising tracking, called "FLoC" or "Federated Learning of Cohorts." Cookies are little pieces of data stored in your browser to track what websites you visit and small pieces of information about you like demographics and unique browser "Fingerprints." Google's FLoC system looks to replace Cookies, at least for advertising tracking purposes. Blogging platform Wordpress, which gets used on as many as 61% of websites, has come out against FLoC, as they fear the system could allow google to target ads in a preadatory or discriminatory manner, and reports that they are working on features to allow blogs running on their platform to opt out of FLoC. This is a serious blow to the platform, as blogs provide highly lucrative ad space to google.Next, our main story for today, UK regulators interfere in chipmaking giant Nvidia's planned acquisition of major chip design firm ARM, citing both Antitrust and National Security concerns.ARM designs the processors that are used in some servers, many android phones, and most of the embeded computers in products like cars and appliances, as well as in IoT devices like smartwatches, smart exercise equipment, and the like. Notably, they do not produce any chips themselves. Instead, they make money by licensing out their designs to other companies who build them. Their designs are the most popular on the planet for basically any chip needed for something that isn't in a desktop or laptop computer. Now let's look at Nvidia. Nvidia designs processors as well, primarily for graphics accelerators for gaming computers, and embedded systems like what ARM does. Rather than licensing these designs out for anyone to use, nvidia has their designs produced by manufacturing facilities and sells them directly. As both companies produce chips for embedded systems, some of which go into defense products like guidance packages for missiles, and the like, I don't think it's wrong to object on defense grounds, as moving from two major sources for such products to one could present single sourcing issues. The UK is not the only entity to object to this deal. Antitrust regulators around the world seem to be wary of further consolidation in the semiconductor industry, and major tech companies like facebook and google have decried the deal as anti competitive as well, though I'd argue that particular claim to be a bit rich, considering the source. So, what does this mean for your business? Well, there's two possibilities here. One, the deal goes through, and two, it doesn't. If the deal goes through, then we can expect prices for computer components to rise, and therefore the cost of your computers, and perhaps other devices as well. This could be Nvidia's chance to get into new markets that they've tried to get into for years unsuccessfully, like smartphone processors. If they were to take ARMs designs and stop licensing them out, they would have effectively bought themselves a monopoly on a huge swath of a very important part the semiconductor industry, one that would require considerable effort to pivot away from for its users. Seeing as Nvidia has been suffering from supply issues for its products for several years now, we could also see a price squeeze due to lack of supply on those parts. On the other hand, if the deal doesn't go through, and gets stopped by regulators, it could be seen as a turning point. Antitrust regulators around the world have rarely interfered with the activities of the tech industry, despite its largest entities being gargantuan. This could be seen as an indication that the days of salutary neglect, if you will, are over, which could signal good things for the smaller players in the tech industry, like app developers, or even those who rely on quality software to do business, as it would drive more innovation out of the larger players, and allow smaller innovative players to gain more of a foothold in the market.Regardless, this will be a battle that plays out over the next few years, and one that I will be watching closely. With that done, let's talk about Network Assesments.Network assesments are a scary term, because it's an extremely vague term. Heck, even most IT professionals will disagree endlessly on what they comprise, so how can we, as executives, hope to understand why we need to have those professionals perform them? So, let's start with what a network assesment or audit should contain. A network audit should comprise two core parts, an overview of your IT situation for the Executives, and a thorough analysis of all software and hardware assets and their configurations for the IT team. Some of that value is simply in IT being able to compile the information in that second part of the audit, as doing so may reveal hidden problems, or changes that went undocumented. The larger value to executives, however, is going to come from the first part, the overview of your network. This should include1. An overview of all of your hardware assets, and the anticipated replacement cycles for them. By keeping track of this information, you can get an estimate of upcoming expenditures, to better plan your financial future, and avoid suprise costs.2. An overview of notable open issues requring resources to resolve. This should NOT be a list of every problem that everyone in the organization is currently having, but instead a list of larger scale concerns for improving your environment that your IT team should have. Good IT means Continuous improvement, so if there are not initiatives in the works to improve the way you are doing business or better manage your assets and risk, it's a problem.3. Important Workflow overview. Fundamentally, IT is about the management of your employees workflows, as well as their optimization to make them as efficient and risk free as possible. As such, part of a network assesment should be an operational assesment that describes how data flows through your organization. How are your books processed? How do your employees share files? What data gets stored on site, and what gets stored off site.4. Upcoming improvements. Much like 2, this talks about improvement. Where 2 looks more at correcting pain, this point is looking to be a bit more proactive, and address problems that might not be so obvious. Things like stability improvements, or added redundancies.5. Operational proceedures and contingencies. Part of planning and making assesments is looking at your existing policies and proceedures. For instance, what does adding a new employee look like? Do you have a process to make sure everything is done right for training them and providing them the resources they need to be effective quickly? What about offboarding? Do you have proceedures that ensure a bad exit doesn't leave you vulnerable to malice? What about disaster planning? How will your team make sure that your business survives a fire, a flood, or even, I know this is out there, but, a global pandemic that closes down in person business oeprations for a year. The reason this planning is critical is that it allows you to scale. Large organizations understand the importance of disaster planning, and the value it has. To this day, every prime minister of the UK writes a letter to her majestys navy that gives orders for what to do if London is destroyed by nuclear attack and central command is no more. I would not call that a particularly likely eventuality in the 21st century, but in order for entities, be they governments, businesses, or other organizations, to survive as long as possible, as I hope my listeners businesses do, they must plan for the bad times, as well as the good. Think of it as insurance.Overall, the point of a network assesment is to put your organization in the posture to scale upwards using its IT, and give executives a grasp of what concerns might be affecting their organization operationally. If its filled with obscure technical jargon and fine details, that's a useful assesment for your IT team, but you need to ensure that you get a summary that tells you what is in the future for your organization, both the good outcomes, and how you will weather the storm of an economic downturn or disaster. That's our show for today, thank you so much for listening. Adventures In Feeding My Fam: SIMPLE Meal Prep, Non Diet Weight Loss, Family Table and Healthy Hacks for the Entire Family

Point 1:  Emotional/Cognitive Background of Changing Health Behaviours Recognizing lots of emotional challenges when changing eating/lifestyle habitsIt's not about giving information to someone one time and that's enough to change their life and for behavior change to occur, it has to be over a time period Majority of folks know what they want to do, but hard to put into practice There is a cognitive and emotional element that may hinder behaviour change/ putting it into practice Most people know that exercise is good, eating right is goodIt's trying to tap into emotions or feelings hindering you from making it happen over the long termRefocus on how you can maintain maximum health and knowing that it will take a long timeTrying to make it more of a lifestyle so in the long term have the health goals you desire Few and far between the number of people that can get information and incorporate that into their life permanently Point 2: Physicians Need to Changing the Message Most people coming to dietitians so they can lose weight due to doctors telling them thisDoctors tend to wait to give advice until there is a problemWhat if doctors changed the messaging for people to change healthy lifestyle habits from a reactionary standpoint to a preventative standpoint For most people, weight loss tends to be the goal The doctor might give an intervention diet tip sheet without taking into account anything about the patient Focus should be more based on behavior as opposed to weightDoctor won't have all of the information the person needs Either the person does nothing at all, or person offered medicine, people offered a diet sheet, or they go to a dietitian Lots of nutrition information out there, some true and some isn'tWe live in a diet culture world where weight loss is the messaging and many people don’t have expertise Very conflicting information when it comes to healthy living Many don't know where to find reputable health information Confusing to find information if you have multiple comorbidities Point 3: How Professional Training has Affects Personal Approach Philosophy is trying to simplify a healthy eating lifestyle Trying to have more balance with eating and being more in tune with it Many women may feed kids great and feed themselves poorly or many are overly restrictive Knows when to meal prep and when grocery shopping is done but also know when it might be more difficult to do these things The mistake is giving so much information and not knowing how it fits into people’s lives Instead of making huge drastic changes in one time, trying to include it so it becomes more of a lifestyle Helpful LinksJoin Group Coaching: Journey to Food Freedom hereGet my favorite 10-minute meal ideas hereMore information about From Emotional Eating to Food Freedom is here.  You can find me on IG here  Join the FB Group

a little kindness even in the smallest ways makes a huge difference in your life or in somebody else's life.  It doesn't take a huge act to make a huge impact. It can be a small things like a picture or saying hi or asking how someone is doing that can ultimately make a huge difference in their entire day.So I wanted to come on this week and just talk about kindness…...keeping it simple….You know all the crazy stuff that is going on around us and just being present and understanding that everyone is going through different things and they may not show it on the outside but on the inside everyone has their baggage……..and some days can be pretty rough and even those you least suspect like my own first grader is having those types of dilemmas because of all the things around us.So rather than letting the situation dictate what is going to happen we have to take charge and decide what we want and how we are going to get there.  And being kind to yourself and those around you is probably your first step. And let me tell you, when you are kind, your surroundings become a better place.  So I thought I would share a quick 10 reasons why you should be kind…..It feels goodIt's contagiousIt can change someone's day for the betterIt doesn't cost a thingYou just might make some new friendsIt can open your heart and mind to other people or other ideasYour are stronger when are kinder even to a mean personIt can become a habitKindness speaks all the languagesPeople will always remember how you make them feelBONUS - Kindness is SIMPLE.So that's it.  The only message I wanted to put out there today.  So get out there today and do me a favor.  Be kind to someone today.  That's all I am asking.  Seriously…..Thats it!So I hope you have an amazing day.  Be kind to one another and I will see you next time. Take Care.Thank you so much for joining me today Join me over in the Choose Your Path Podcast facebook group , on instagram or on my facebook page

MFM #158 Andrew Chen story University of Washington has a program for gifted high schoolers who want to do college early. Andrew took part and graduated at 19. He met some pretty cool people doing this including emmit of twitch, and head of hedge funds. Shaan got into a Duke program as a teenager via TIP program by scoring high on PSAT. Shaan: This is a great marketing trick -- he’ll do this when he starts his school For athletics, the opposite is done. MJ’s house Michael Jordan’s Chicago home went on sale for $30m many years ago, but hasn’t sold. Today it’s on sale for $14m. Idea #1: Buy the house using crowdfunding and through NFTs, any fan can own a fraction of the property. From there, the property can be turned into a museum. Idea #2: Instead of turning the house into a museum, turn into a great Airbnb. Obama’s Hawaii house (the Plantation Estate) rents for $6k a night or $180k a month. You have to make it the dream “man cave”/sports fan getaway. Make it an alternative to Vegas for bachelor’s parties. Fill the house with Jordan memorabilia, and make it an incredible experience for fans to come to. Famous homes: There's a precedent for taking famous homes and turning them into museums.  Graceland: Elvis’ former home receives 600k visitors each paying ~$30 Painted Ladies: Painted Ladies and “Full House” house are mainstay attractions. “Full House” house sold for a premium above market price.  Counter: Sam is sceptical of crowdfunding on Rally Road because of the difficulty in liquidating. Shaan counters by saying fractional ownership makes liquidity less of an issue. Also many aren’t concerned about selling. Would rather wait and hold. Big League Advance BLA: Offers cash to minor league baseball players with the promise of making money if the baseball player hits it big. Fernando Tatis Jr: Took cash when he was in the minors from BLA, but now has to pay out ~$30m after signing a $300m+ deal Opportunity: Baseball is the easiest to model, but the NBA presents a great opportunity because of guaranteed contracts. If a player gets a $100m, 5 year deal, you can offer them $80m upfront for the contract. Instead of  Counter: This is a risky business. The business only works if you can model properly and get big hits to cover the losses. Startup studio Instead of investing in companies or starting just one company, startup studios invest and incubate several businesses at once. Shaan: Historically very tough and didn’t work. Garret Camp, Mark Pincus, Kevin Rose, and Michael Birch (Monkey Inferno where Shaan worked) all had studios which had no big winners. Successful studios: The tides may be shifting as a few studios have begun getting hits. Thrive Capital by Josh Kushner (Oscar), Atomic by Jack Abraham (Hims), Prehype (Barkbox and Ro) Atomic: Only works at one project at a time and the team has 9 months to raise a series A or else may be out of a job. Also focused more on B2B than consumer. eFounders: European studio that only does SaaS. They’ve been able to make the model successful Kevin Ryan: Part of DoubleClick when it was sold. Made about $20m and created AlleyCorp which incubated companies like MongoDB, Business Insider, Zola and Guilt. Good: It’s a dream job because you work on multiple ideas. Unlike a traditional startup, when failure happens you can just move onto a new project as a team Bad: For a startup to work, you need laser focus. Often what happens, when a startup hits a plateau, you can pivot to an area that’s working. At studios, the team is more inclined to move onto another project altogether. No do-or-die, back-to-the-wall mentality as with startups. --------- Have you joined our private Facebook group yet? "I’ve been in love with America my whole life.” These were the words of Knox Robinson as we took time to talk about running, America, and his insights into the movements happening around the nation. When you listen to Knox, you get lost in his words and realize that you probably don’t spend enough time being alone with your own thoughts. This episode will have you contemplating and pondering – and probably looking at running in way you never have. Tune in. "Hide and Write and Study and Think” Knox has always been interested in written word and running, but it wasn’t until later that he realized how closely related writing and running are. He says he was a writer and reader since childhood, “with the eyes of a runner.” "Running is a metaphor for life,” he says, and the way he treats running and writing, it’s easy to see how that is true for him. Early on during the pandemic, Knox traveled to Mexico with his partner where he was able to view the unfolding of the events from a distance. One of his mantras, first written by Langston Hughes, influenced him to use this time to contemplate, to write, and to be “[out of] the crosshairs in the US during this time.” His gut instinct was right as the pandemic turned out to be a catalyst for other events in the US that turned very political. To Achieve or To Be A lesson to be learned from Knox’s experience, and one that is often applied to running, is the idea of mindfulness. It’s also defined as being present or in the moment. As someone who loves image and text, and values deep thought, he has come to the crossroads of what social media does and is. There can be authenticity on social media, but at the same time, it is good to get away from it all from time to time. This reminds me of running by feel. It is okay to have numerical goals that we pursue, but running without the watch may be the ultimate goal. We all have 101 reasons why we run or why we started running, and that is perfectly good. However, if we want to run for life, we may have to alter or pivot our reasons we run from time to time. Maybe even, return to the reasons we began running. For Knox, a light bulb switched on when he had his son. Looking at his child and seeing his unwavering and relentless efforts to simply be was inspiring. “It shook me to my core,” he says, “When did I have such a drive and will to bring all my faculties not just to achieve, but to be. Kids aren’t achieving a goal when they are born, they are just expanding into life.” Can using all of your efforts to simply be a runner be more rewarding than working to achieve a PR? It’s probably a good question to ask ourselves. Twice as Good It would be a mistake not to discuss Knox’s take on being black in America. Rightly so, Knox doesn’t believe he needs to put all his efforts into being twice as good, like generations before him felt they had to be, just to prove who he or his race is. The best thing he believes he can do is to be true to the values he has. “Whether it’s on a social media platform or a coaching opportunity, the important thing is to be honest and to be oneself. If I can just stand up and speak declaratively about how I perceive things, whether that is a way a workout should be run or the political conditions in America, then all my efforts might go to engineering that clarity.” Knox leaves us with this beautiful takeaway about where and how we can exert ourselves. Whether it is in standing up for our values, working to be the best runner we can be, or learning from and sharing with others, working to become something (collectively and individually) rather than just achieving something should create the best outcomes. #056 | Paying off your mortgage is a great investment

We dive deep into the mechanics of mortgages and explain some of the misconceptions about them, while also promoting the benefits of paying down that debt. How mortgages work. You put some money down to demonstrate skin in the game and lower risk for a bank.Bank lends you money over 15, 20 or 30 yearsYou pay back some of the equity, called principal payment, and then interest. You have a schedule of payments; first payment is high interest, low principal. Over time that flips.$300,000 house, $60,000 down, so a $240,000 mortgage. At 4% interest, your payment will be $1,181. At first interest is $828 of that, principal is the rest. But interest decreases as your balance decreases. So more is just “savings” as principal. Why mortgages are goodIt’s a lifestyle choice. It allows you to live in the place you want and provide the life you want for you and your family. It’s yours. You make decisions, you decorate it and modify to make yourself happy. It can appreciate in value. Why mortgages are badYou pay interest. There’s a cost! But what about tax deductions? Only above the standard deduction of $24,800, otherwise the government is just giving it to you anyway. Don’t get lulled into the belief that because you *might* be able to get a deduction benefit, that interest is a good thing. They don’t go away. For 30 years you are on the hook for that payment.Owning a house, not the mortgage, requires you to pay a ton in taxes, fees, repairs, etc. It’s expensive. Why paying it off is a good idea.Back to Mike’s original challenge. He thinks it’s a good financial move in many cases. The argument against is that you can “make more in the market.” If you have $200,000 lying around, perhaps you could invest and make 10% vs. your 4% mortgage. You can also lose 10% or 50%. Or maybe you have $200 more a month. Could you practically invest that monthly amount and do better? But it’s not just about what you could do in the market. It’s about diversifying your portfolio. Having money in the market, at different levels of risk and then having some in real estate is diversification. The math: risk free, guaranteed savings of the interest rate. Why paying it off is a bad idea. You are over-indexed in real estate. But most people who get to the point where they can pay off a mortgage will have a reasonable amount of their net worth in the market. Our top 3 takeaways for this episode:Diversify your portfolio by paying off your mortgageLower your fixed expenses and make it easier if you lose your job or want to be FIHouses are lifestyle choices, not investments, so always look to lower your costs --Show ReferencesMortgage Payoff Calculator on Etsy for $3---Follow friends on FIRETwitterInstagramFacebookLinkedInLeave us a voicemail or text us: 404-981-3370eMail us at:  friendsonfiremm@gmail.comVisit our website: www.friendsonfire.org---Other LinksMaggie’s Blog: Mostly Minimal LifeMike’s Book: Your New Relationship with Money

Join us as we discuss: Ray Doran’s visualization of the GP Reveal that he envisioned 3 years earlier Holding tight to your vision and seeing it to fruition When things are going bad say “Good” It’s an opportunity to grow, to learn to become something new Flip the switch in your mind Sometimes you have to shed that which is holding you back Why is it that we retreat when we know there is a better plan, a better way for us? What are Boots on the Ground or BOG (021) Steven:                Steven and Jill here. Jill:                          Hi. Steven:                Welcome to the House Academy show. Entertaining real estate investment talk. I'm Steven Jack Butala. Jill:                          And I'm Jill DeWit, broadcasting from sunny Southern California. Steven:                Today Jill and I talk about what the heck are boots in the ground anyway? As luck would have it, we have our number one team Arizona area boots on the ground with us. Jill:                          Yeah. Yay. Well, let me introduce them real quick here. Steven:                Yeah, sure. Jill:                          Then we'll get into the regular show. So this is Ken and Christine Bond. They have been, how long have you guys been working with us on transactions? It's been probably over a year. Kristine:               Yes, yes, yep. Ken:                       Oh, yeah. Jill:                          So we are real excited to have you guys here. Kristine:               Yes, awesome. Jill:                          Thank you. And I'm sure it sucked draggin' you out of Arizona. Ken:                       Not quite hot enough. Steven:                We're actually breaking in our new video studio. These guys are here, and we've developed a pretty solid friendship with them beyond just a professional relationship. They're here all week, so we decided to do five house academy episodes this week with the B.O.G. to really dig into this topic and find out why it's successful for us and what it actually really is. Steven:                But before we get into the actual topic, let's take a question, posted by one of our Houseacademy.com members, on our online community, it's free. Jill:                          All right, Jack asks: "What are the big picture numbers in this industry? For example, how many S.F.R.'s are there in the U.S. and how many get sold per year? Jill:                          You have this like, surprise. Steven:                Excellent question, There's 150 million properties, or parcels in the country. You know, and if you follow us, you know that we have roots in land, not just houses. About 43 million of those, are S.F.R.'s. You know, Single Family Residences, that doesn't include condos and stuff, and about 18-20% of those gets bought and sold every single year. There's massive massive opportunity out there to buy and sell S.F.R.'s and wholesale'em at all different shapes and sizes. Whatever you're into. Steven:                We happen to be all into the data part of it. All of us actually, I think that's one of the reasons that we get along so well. We all understand this data driven thing, we all come from professional environments. Steven:                There's the interior decorator way, there's a lot of different ways to slice this, but the big picture numbers in the industry is that there's Wall street companies now, and Palo Alto tech companies like Zillow getting into the game. And I have a lot to say about that, and we'll talk about that probably next week, when we don't have the boots in the ground here to talk about, but there's a lot of people that're trying to get into this industry that don't have data and/or real estate background like we do, and they're failing, and it makes me really happy. Jill:                          I was gonna say, based on your numbers that we all talk about how many people that move, you know, on average each year, it's so great, because, you know, one property is gonna be resold and resold and resold when you really think about it, and I'd like to say we, all four of us, are doing our part in moving often, and upping our game, and redoing our homes, and- Kristine:               Right, yeah. Jill:                          On a personal level. Steven:                So, to finish the answer to that question, so we all used to look at real estate as this vast endless abyss, and it's not, it's a finite data set. It's 43 million properties, and 20% of them get sold every year. Every time a property gets sold, it's just more and more accumulated data, so the people in Palo Alto look at that data set like they would any type of big data. Analyze it, manipulate it, and utilize it, and it's there for our taking. Steven:                If you see it that way, you can look at that date set too and make really really, good, solid technical decisions. Ken and I did a 21,000 unit mailer yesterday for a suburb in Arizona and you know, we'll talk about that, I guess maybe in this episode or the next, but, was it what you thought? Ken:                       I was pleasantly surprised at the detail. [inaudible 00:04:05] make a sound decision. Awesome. Steven:                Today's topic: What are the boots on the ground? Steven:                This is why you're listening. How would you define boots on the ground? You guys are welcome to jump in. Jill:                          Yeah, please, yeah. I want to start with a little bit of the back story about what is boots on the ground, like from you, how we got here, which was your brain child. And why we're doing it this way. Steven:                So my philosophy in real estate investment is that you should never leave your desk. Leaving your desk, whether it's driving for dollars, or looking at property, or baby sitting sellers or buyers, is extremely inefficient. Steven:                You as a data person are up here. You have a transaction coordinator down here. And if you are a member, you know, I preach this in our academic programs, and then there's all kinds of transactions going on at that asset level. But you want to keep yourself here, because you can do more deals, and utilize that transaction coordinator, idealistically, they're sitting right next to you, physically. Steven:                And then there's all kinds of transactions, so that's easy to do in the land business, we've been doing it. Jill and I've been doing it for years and years, decades. With houses, it's a lot different, because there's babysitting that's required, and you have to meet with the seller, and there's a lot of things that they need, so I came up with this boots on the ground. Steven:                Boots on the ground essentially behaved the way a real estate agent should, but never does. Jill:                          Ding ding. Steven:                And so to keep them motivated and happy, and wealthy, they're a partner in every single deal. There's enough money in these deals to go around. Steven:                So that was the real, that was how I came about. Jill:                          Exactly. That's great. So what does this mean to you? Big picture, what do you feel like your whole is? Kristine:               Yeah, so I look at it as: We are, literally, the boots on ground. So, we have a vested interest in the success of the acquisition, as well as the resale of that particular property. Kristine:               We also have to ensure that at a big picture level that the transaction goes as smooth as possible. So just recognizing when additional need is required or not. So yeah, so I think it's just at the end of the day, it's ensuring that both seller and buyer are happy that the transaction was smooth. There's constant collaboration and communication you know, with the investors, I would say is one of the big responsibilities we have. Ken:                       You said it, I agree. Jill:                          Love it. Steven:                There's a lot of contact that's required, in a house sale, versus a land sale. It's very emotional for people. Some of these people have raised their children in these houses. Jill:                          Right. Steven:                Or sometimes, we just did a deal with these guys where they didn't, the person, the seller was from a different state, so they were now babysitting the house instead of the seller. Jill:                          Right, yeah. I have too, that what's really important with boots on the ground is to have a, there's a level of communication that we have to all connect, and trust too, because that's so important, and so that when you ... if you go down this path and you have your own boots on the ground team, like we do, and soon to be more, we have to be able to totally, 100 %, entrust them, and we do. Jill:                          And we have an open door policy, you know, both ways. Another thing, which is so key, it's just, it frees us up, and we'll talk more about this as we go, throughout the week, to, gosh, looking at new markets, and new deals, knowing that you got this. Steven:                Yeah. Jill:                          You're gonna see it through to the end, and the relationships that you are there, right there in the city, with the sellers, and with the buyers, that they can communicate with you, and see you and know you and touch you, and shake your hand. Kristine:               Right. Jill:                          It's huge for these people. That's what's key, and I think what's interesting too is that why we are so successful also is, it's different meeting Ken and Kristine Bond, than picking up and calling, you know, we buy the houses. Steven:                Yeah. Jill:                          You know? And that's our goal too, and it's worked out fantastic. They get our offers, they weren't even thinking about selling, you know, and here we come, and we make it easy, you're real people, we really do deliver what we say we're gonna do. You know, we follow through, and at the end of the day, you know, I'm sure they hug you guys, and say thank you. Ken:                       Sometimes. Kristine:               Yeah, sometimes. Steven:                Is there a [inaudible 00:08:40]? Ken:                       There's been a few. Kristine:               Yes, there has been a few. And I would agree to both mentioning the personal touch with the seller and the buyer, and there's times where again you have to gauge. It's not a one size fits all as far as that personal touch, there's some that they want arms length away, and some they do literally hug you. Ken:                       Right. Kristine:               So it's just being able to gauge, you know, again, how much is required for that particular transaction, I think is an area of responsibility on boots on the ground. Steven:                I mean, some of us get our hair cut at Super Cuts, and some of us have our personal hairstylist, and it just depends on the type of seller that you are, and how much you want, how involved you want somebody to be in the transaction. Jill:                          I love it. Kristine:               That's really good. Steven:                Where do you get your hair cut? Ken:                       I knew you'd say that [crosstalk 00:09:30]. Jill:                          I go to the closest place to our office. The closest, nicest place to our office is where I go, what do you do? Kristine:               Yeah. Usually the same, but it's typically, okay we schedule it out, we have to reschedule it, 'cause of conflicts, but that's typically who is the closest, and nicest place? Jill:                          What do you do Jack? Steven:                I get my hair cut from Jill's hand me down stylist. Jill:                          I moved on. I moved on, but they still have a special bond. Steven:                I'm a $35 cut, and Jill's like a $450 cut, so every time I go in there, he's like: "Where's Jill?" Jill:                          I know, sorry. Steven:                I said man, she's just got this personal friend, I make up all these stories. Jill:                          Yeah. Steven:                But you still have me man. You still have my $35 cut. Jill:                          You got it. I will never leave you. Me and my $35's, and don't ever change your rate, 'cause I'm gone. I'm back at Super Cuts. Steven:                No, my point in saying that is there's a lot of customer service and personal handholding that goes on to be successful in this business, and that's what the B.O.G. was really designed to do. To deliver a customer service element that these larger companies can't do. Jill:                          Yeah. Steven:                They're just, they're too higher décor scaled, and in too many markets to actually do it. It's just all numbers for them, sitting behind a desk, so that's the difference. You know, that's the answer to the question: "You know, there's a lot of people that are in this market that are buying and selling houses, why do you guys get it done? And why do you think that you can like break into a new market?" Steven:                And that's why, because of the B.O.G. That's how important it is. Jill:                          Thank you. Steven:                Join us next time for the episode called: What do the boots on the ground do specifically for the sellers? Season 4 Episode 405 Superstitions and Cruelty Directed by: Denise Di Novi Written by: Bronwyn Garrity My basic thoughts follow below, but you'll have to listen to the podcast to get my complete thoughts.  Summary: Claire and Adawehi bond. A misunderstood truth is given. The white sow is challenging her worth. Jamie shares a supernatural dream. Claire midwife's a mountain family. Jamie and Young Ian go to recruit settlers. Claire quashes a conflict. Settlers are difficult to come by. Measles claim lives. A dear friend is murdered. Someone special is found. Retribution is demanded. Family finds itself opposing one another. The Good: It is impressive how Claire is integrating and participating in the community and blending cultures through her healing practice, her relationship with Adawehi, and in her clothing (gloves and fur undervest). She even temporarily belays bad blood between the Cherokee and Herr Mueller.  The continuing theme of Claire as a loving mother who misses Brianna. Adawehi tells her Brianna is here, but Claire misunderstands the meaning.  Who doesn't love MURTAGH? RAWR! They've turned him into a serious silver fox. Move over Jamie, Murtagh is in town and seems to be single. Living well post indentured servitude has him doing well for himself.  The reunions between Jamie and Murtagh, Murtagh's reaction to Claire returning, and Claire's reaction to Murtagh coming up the path to the cabin are all squishy warm feeling delights.  The Difficult: The sheer superstitious savagery that Herr Mueller displays in believing the Cherokee cursed the water and his family leading to the measle related deaths of the baby, Petronella and Tommy are awful and painful to watch. Claire's reaction when he hands her Adawehi scalp because the curse was broken through her death is revolting and wrenching.  Herr Mueller puts the savage in savagery. The retaliation by the Cherokee for the death of Adawehi erases the Muellers from the New World. Mueller and his wife perish at their hands, and their cabin is burned to the ground. Mueller is the antithesis of the good neighbor Jamie and Claire are trying to be.  Jamie and Murtagh being on the other side of the law and Governor Tryon is setting up a storyline of challenge and decisions between them.  The Confusing: The way Brianna departs the 20th century is baffling and irritating. She appears to have left in a moment of rash decision when she learns on her own of the bad news about a fire at Fraser's Ridge. She didn't call Roger to tell him of the fire and obituary notice. When Roger goes to Inverness to track her departure and find clues, Miss Baird (presumably the daughter of Mrs. Baird the Innkeeper) gives him a letter Brianna asked her to hold for a year. She couldn't take the heartbreak on Roger's face.  The letter Brianna left is cold and dare I say cruel. She gives no indication she loves him or what her intentions are. She doesn't even say what bad news she found that led her to leave. She tells him not to follow her into the past. And then, simply says goodbye.  Is she trying to push him away purposely? She seems utterly detached and uncaring. "Oh well, think of me happily in the past." Ho hum. Nothing to see here.  Where is the deep love and wanting that is supposed to be building the foundation these two characters are bound by and drive us into the next generation willingly?  Roger's character will have him following her without a doubt. BUT WHY would he follow her? She has left nothing for him to hold onto or to be encouraged by. I am underwhelmed by the Brianna and Roger storytelling and find myself not caring if he follows her or not.   And don't get me started on the Holly Hobbie dress she is wearing. It must have been a truly rash decision to head for the 18th. Links of Interest: The Regulators Governor Tryon and the Regulators Eastern Band of the Cherokee Holly Hobbie What say you?   Episode #598 February 09, 2018 –  Everything in life is about perspective — how you look at it. We must be creative in our thinking as we explore what we do for ministry. When you have work that blends your passions and your talents, that is your ministry. Hi this is Dan Miller – and yes you're listening to the 48 Days Radio show – where each week we take 48 minutes to dive into real life questions about finding your passion, deciding what kind of life you want to live – and then finding or creating work that allows you to show up every day, excited to be able to do something that is meaningful, fulfilling – and profitable.  This is where normal, indecision and ambiguity come to die.  Welcome to the 48 Days Radio Show. Our business partners today are Freshbooks and Casper Mattress To claim your month long unrestricted free trial with no credit card required, go to FreshBooks.com/48days and enter “48 Days” in the “How Did You Hear About Us?” section. “For a limited time, visit Casper.com/savings and receive up to $200 off your purchase of $2,000 or more! This special offer expires February 20th, 2018. See Casper.com/terms for more details.” Questions: 1. I think you're being too hard on Jeremy  2.  Can we really change our perspective on how we see the world?   3.  Could you explain your belief that missionaries should not seek financial support for their ministry work and instead try to provide for themselves while they do ministry ?  4.  I'm a veterinarian – can I write a “pet” parenting book? Quotation: “Pay any price to stay in the presence of extraordinary people.”  Mike Murdock — Tweet This Notes: •  Italian island town selling homes for $1.25 – check it out  https://casea1euro.it/ •  Kid therapist offering help – $2.00 for 5 minutes of therapy •  Heidi thinks I've been too harsh with Jeremy – the guy who says he's lazy.  She suggest Gretchin Rubin's quiz for knowing how much structure we need. •  The Worst Day Ever – this is the poem written by 17-yr old Chanie Gorkin.  Read it through and it sounds like a whiny complainer.  Now read it from bottom to top.  We can choose our perspective. Worst Day Ever? Today was the absolute worst day everAnd don't try to convince me thatThere's something good in every dayBecause, when you take a closer look,The world is a pretty evil place.Even ifSome goodness does shine through once in a whileSatisfaction and happiness don't last. And it's not true thatIt's all in the mind and heartBecauseTrue happiness can be attained Only if one's surroundings are goodIt's not true that good existsI'm sure that you can agree thatThe realityCreatesMy attitudeIt's all beyond my controlAnd you'll never in a million years hear me sayToday was a very good day •  Melissa is looking to connect with the many writers in the 48 Days Eagles Community.  I mentioned just a few.

They are loved. They are hated. In two years, they are dead. The team behind critically thermonuclear floor-fillers Young Avengers and PHONOGRAM reunite to start a new ongoing superhero fantasy with a beautiful oversized issue. Welcome to THE WICKED + THE DIVINE, where gods are the ultimate pop stars. But remember: just because you're immortal, doesn't mean you're going to live forever. THE GOOD: 39 pages of gorgeous artwork and coloring. THE BAD: What the hell is going on? FINAL RATING: 3 PEWS MPH #2, Image Comics Mark Millar (W), Duncan Fegredo (A) A good guy dealt a tough hand, Roscoe's found the perfect Get-Out-of-Jail-Free Card in the form of super-speed pills called MPH. Now that he knows who put him away, he'll find that revenge is a dish best served...lightning fast! The all-new Millarworld Universe zooms ahead at breakneck speed with Millar and Fegredo's urban adventure tale. THE GOOD: It’s always fun to see what “normal people” would do if they had super powers, and we get to see Roscoe and his crew do that in this issue. In fact, they may be getting the “fun stuff out of the way”, as it seems things are gonna get real with Mr. Springfield in the next issue. THE BAD: Did I say this art was super good last issue? Maybe I was blinded by the interesting concept, but it’s not super great now that I have another issue in my hand. Proportions are really off. Also, most of the issue is basically just dicking around, so it doesn’t really move the story forward, save for Roscoe getting revenge on his boss, which, by the way, I thought was gonna be a dragged out process. FINAL RATING: 3 PEWS KEEPIN’ IT REEL   Chef, Open Road Films Jon Favreau, John Leguizamo, Emjay Anthony, Sofia Vergara A chef who loses his restaurant job starts up a food truck in an effort to reclaim his creative promise, while piecing back together his estranged family. THE GOOD: Very real and believable story. Social media is handled very well within the film and understood. The culinary aspects are authentic and relatable. Fantastic plot with proper pacing, supported by great acting. THE BAD: Personal things like lack of closer with Scarlet Johansson's character, or Emjay possibly being a bit too young for the role. Nothing that truly takes away from the film, however. FINAL RATING: 5 PEWS
