How To Prepare a Grant Application Hello, this is Hall T. Martin with the Startup Funding Espresso -- your daily shot of startup funding and investing. The grant application process can take over three hundred hours to complete. Take these steps to prepare to complete a grant application: Review the eligibility criteria to ensure you qualify for the grant. Setup an account on grants.gov Download the application and other relevant documents and read through them. Review the instructions on completing the application. Write in a concise and cogent manner using plain English. Avoid jargon and spell out acronyms. Provide a logical ordering to the description so the grant reader can follow it. Connect charts and graphs to the body of the report with a clearly defined reference. Review the deadlines for grant submissions. Set a target date for completing the application and plan out the work. Line up additional support to review your grant application before submitting it.  Submit the grant registration on grants.gov which can take up to two weeks to complete. Capture the unique identifier for your application for future reference. In today's episode, I spoke with Erica Komisar about her best-selling book 'Being There: Why Prioritizing Motherhood in the First Three Years Matters'. We started with a quick mention of Erica's recent speech at the Alliance for Responsible Citizenship (ARC) Conference organized by Jordan Peterson, where she spoke about the importance of a mother's love, presence, and emotional attunement in the first three years of a child's life.Erica brought us into her world of attachment, child development, and psychoanalysis, and she explained why the maternal instinct is not 'a ploy devised by the patriarchy to keep women at home' - rather it is an ancient, in-built biological system, common to all mammals. Human babies are born especially vulnerable compared to other mammals, and they rely on their mother for moment-to-moment emotion regulation. Erica explained how the early attachment relationship between mother and baby affects that child's future attachment security, emotional resilience, and social skills.We spoke about the negative consequences that daycare can have on children's mental and physical health, and why we need to rethink the way we look at daycare - in terms of the length of time a child spends each day in daycare and the age at which they begin. For example, children who went to daycare were shown to have elevated levels of salivary cortisol, a biomarker for stress, that's correlated with the development of diseases of inflammation later on. Erica explains how a toddler's aggressive behavior or constant acting out is often their fight-or-flight response to the overwhelming stress of being disconnected from their mothers for extended periods of time.We discussed the difficulties of postpartum depression, how it is often related to a woman being emotionally disconnected and uninterested in her baby, and why so many women are suffering from postpartum depression these days.We also gave a shout out to dads, highlighting the tremendous role that a father has in his child's development. We spoke about how mothers and fathers parent differently, why these differences are important, and why both roles are necessary. For instance - fathers are especially important for regulating a child's aggression, enforcing boundaries, and facilitating the child's gradual separation from the mother through rough-and-tumble play.Lastly, we spoke about the important achievements of second wave feminism - and where we each thought the movement went wrong. We discussed the paradox of a feminist movement that fought for women's right to be just like men - while devaluing femininity as such. Erica and I hope to see the pendulum swing back into a more balanced direction! Episode Summary In this episode, Quentin talks with a member who is going through his first BRRR property. He is looking for advice on the refinancing part of the strategy. He doesn't have comparables in his area, but we cover some tips to help him maximize his appraisal. The member shares that he is currently working on his first BRRR project in the Port Coburne area of Niagara region. His first investing endeavor is transforming a single-family home into a legal duplex. In addition, he has a condo in Calgary. Currently, he is trying to gauge what his next steps should be, while looking to prepare for refinancing his property. The member shares that his Calgary property has depreciated in value. Quentin adds that while the value of the real estate does not always go up, it is important that the property has a positive cash flow. On the subject of property appraisals, Quentin recommends going through a course on the appraisal procedure, available in vault section. As for the preparation steps, Quentin says that the first one is to locate any comparables in the region and create an appraisal package for the appraiser. There are also samples on the website that have helped other members receive higher appraisals. He adds “The key is always to, if you're expecting the appraisal to come in, let's say at $500,000. To prepare your package so that your appraisal looks like $550,000, and if you end up getting $525,000, then you know, it's a win win-win.” Quentin further adds that if the member does not get the desired appraisal, they have the option to either go for a second appraisal or take a shorter-term mortgage. He prefers variable rate mortgage as with a variable rate, you can always refinance a variable rate with three months interest penalty. On the subject of lack of comparables in the area, Quintin suggests picking a square footage of a house that's very similar to the square footage of his property. Another option is to look for comparables a little further down the road. Out of the three property appraisal methods—comparison, income, and replacement—according to Quentin, the ideal is the income method. In conclusion, he reiterates that the member must be present when the appraiser arrives. He needs to show a professional attitude and seriousness, as an appraisal is when you get paid. I'm getting February's financials out a week earlier than I normally would, because I'm going to do a three-part series on safety and compliance, and I want to be able to do them all in a row, without interruption. Here is a sneak peek for what the episodes will be about. Episode 41 - What Is the FMCSA CSA Program? Episode 42 - How To Prepare for a DOT Audit Episode 43 - How To Pass a DOT New Entrant Audit What To Expect From Episode 40 February could have been worse. I had to take more than half the month off because of my military service, so I didn't start my first load until the 18th. With that being said, I still made a profit. Here is a quick overview. Craig and I talk about all the details during the episode. Scroll to the bottom and you’ll see copies of the Profit and Loss Statement and the Balance Sheet. Total miles ran - 4,668 Deadhead miles - 247 (5%, Much better than last month) Total revenue - $10,087.00 All-in rate-per-mile - $2.16 Full days on the road - 5 Partial days on the road - 4 In the end Haulin Assets realized a profit of $2,427.52, which is pretty good for having to have the truck sit for over half the month. They run Peak Prosperity, and organization dedicated to helping people live a rich and sustainable life. Their book Prosper! is a companion to The Crash Course. It shows the way that our society is living in a way that is destined to break down. Arguably crises like the one the world is facing right now with the Covid 19 outbreak is an excellent case study. In the book Prosper, Chris and Adam outline many of the things that can happen in a moment of crisis. In fact, we’re seeing these scenes play out in many communities all over the world. We’re seeing lines to enter the grocery store in Korea, in Milan, and in Aukland New Zealand which just reported its first case of the Corona Virus. In the book Prosper, Chris and Adam outline the steps you can take to build a resilient life. This isn’t just a single thing. We live in a world where black swan events do happen. They’re rare, but they happen. We’ve had two World Wars in the past century. We’ve had several major economic recessions including a decade long depression. We’ve had terrorist attacks and natural disasters. In the past twenty years we’ve had four outbreaks of highly infectious disease that have threatened our health care systems and killed tens of thousands. Any one of these types of events can have a profound impact on our daily life if we’re not prepared. Now I’m not talking about building a concrete bunker 100 feet below your house and stocking a year worth of food and water. That’s for the doomsday prep community. We’re talking about investing in 8 forms of capital that will prepare you well in the event of a crisis. If the crisis never happens, it will give you a richer life. Financial Capital Living Capital Material Capital Knowledge Capital Emotional and Spiritual Capital Social Capital Cultural Capital Time Capital I found the book prosper to be a real wake-up call and it has helped me bring focus to what’s important. With this current global crisis, I’ve been following Chris and Adam’s recommendations and I have to tell you I feel very secure knowing that I have prepared a deep pantry with several months of food. If the supermarkets were to be emptied tomorrow, there are definitely some things we would miss like fresh vegetables. But we would survive without any worry whatsoever. There’s a comfort that comes from knowing that the grocery store could close for a month or more and I’d be fine. I could be quarantined for 30 or 60 days and be very comfortable. If you haven’t been following Chris’s daily updates on YouTube, I really urge you to look them up. They reveal a perspective that is not being shared widely in the mainstream media. But I can tell you that everything he shares is well researched and has no agenda apart from keeping you informed.

How To Prepare for Surgery Surgery is a dangerous and anxious time. The best way to mitigate risk and accelerate convalescence is to prepare. Proactivity is key and get resourceful. Sue shares her experiences how she prepped for her husband's knee surgery. They practiced getting in, out, up and down and through your home and car. Consider the weather, snow can be a challenge. Decide which is the easier door to use. This preparation paid off once the surgery was completed. Create a list of challenges and address prior to the surgery. Advice is given on what to do if someone falls down, how to pick them up and get them into a chair, or in some cases, call 911. They speak at length is a gate belt, a wide thick strap that is long and used to wrap around a person and lift. Be trained before attempting a lift. Beware of dogs! In their exuberance, they can cause chaos. Give friends and neighbors a heads up on the surgery. Prepare them so you can call them up for help in a moment notice. 1. Be Proactive 2. I used to do a lot of preparation before every meeting but lately I haven't had time to do as much research before sitting down with someone. I wondered if this has been hurting my win/loss ratio. To find out what next-level preparation looks like, I talked to Jason Hanson, an ex-CIA agent and the author of the new book Agent of Influence. Jason told me how the CIA gets ready for an important meeting.CIA-Level PreparationOf course, CIA agents always memorize multiple entrance routes and exit routes into and out of a building before they attend an important meeting. They also run something called a surveillance detection route (SDR), which is a very long sequence of stops designed to make it easy to tell whether or not there is anyone following you. Singapore based artist Keng Lye’s resin and acrylic 3-D octopus on an enamel plate Takoyaki ingredients Cooked octopus Takoyaki - first batch I used the Japan Centre recipe for Takoyaki: Ingredients batter:
200g flour, 
2 eggs
, 450ml water, 
pinch of dashi stock fillings:
100g fresh boiled octopus, chopped
, 1 bunch spring onion, chopped 
red pickled ginger
, tempura flakes toppings:
takoyaki sauce, 
japanese mayonnaise
, aosa powdered seaweed (or aonori)
, katsuobushi, bonito flakes How To Prepare 1. Start by creating the batter. Grab a large bowl and mix together 2 eggs, 200g of flour, 450ml of water and a little dashi stock. Set this aside. If you have the ready-made okonomiyaki flour, follow the directions for making the batter and you’re good to go.
 2. Place your takoyaki plate on the gas stove on medium heat and heat up a small amount of oil in each hole.
 3. Cut up your octopus into small pieces. Place a piece of octopus in each of the semi-circular holes, and then fill up each hole to the top with the batter mix. You can even overflow the batter out of the hole to make it easier to flip them later.
 4. Now you can add the chopped spring onion, red pickled ginger and tempura flakes to each hole. The amount you add is up to you, but only a small amount of each will give enough flavour.
 5. Once the takoyaki are about half cooked, about 1-2 minutes, you will need to flip them over. The best way to do this is to use a small wooden skewer to poke the outside of the batter and flip it over within the hole. This takes a bit of practice to get done smoothly so keep trying if you are making a mess.
 6. You can usually only flip each takoyaki about three quarters of the way round so allow it to cook a little more before flipping it again. By now, all your takoyaki should be round so keep rotating them in the holes to make sure that they cook evenly on all sides. This will take about 3-4 minutes until golden brown on the outside. 

 7. Place a few takoyaki on a plate and smother them with loads of takoyaki sauce and Japanese mayonnaise. Then sprinkle a bit of powdered seaweed and some bonito flakes on top and enjoy. Allow to cool slightly and enjoy hot.
