If you've listened to the show before, you know I'm all about monetizing your dead leads. Usually, we do that through things like lease options and creative financing. Today, though, we have a special guest on the show who's been doing things a little differently.Chris Craddock agrees with me that there's really no such thing as a dead lead. These people want to sell; you just may not be in a position to buy. Someone else is going to get paid on that deal though, so why shouldn't you be a part of it?The key is to partner with realtors. Pick the right agent, set up the appointments, and then watch as your agent goes out, closes the deal, and sends you your referral fee. Everybody wins!Picking the right agent is really important. You have to be sure you get someone who is not only competent but hungry. They have to want to go out there and make the deals. Find someone as hungry as you, and you'll be able to build win-win situations where the both of you profit off the other's success.Chris also brings up an excellent point for anyone who feels like they are stuck in their current progress with real estate investing. It may seem like you need to throw a lot of your own money down to buy a property, rehab it, and rent it out. But with a simple strategy called the BRRRR Method, you can position yourself into property assets via refinancing and you don't have to invest any of your own money.David Dodge is basically “the BRRRR guy,” so he's here today to break down exactly how it works. BRRRR is an acronym, and if you follow the steps, you'll be making deals without putting your own money down.The B stand for Buy. You have to buy the property. Find properties at a discount by looking for motivated sellers. The first R stands for Renovate. You can get private investor money to cover your reno costs. The second R is for Rent: you rent the property out to secure your cash flow. The third R is for Refinance, and this is really the heart of the strategy. And the final R simply stands for Repeat. Liens aren't fun. They aren't fun to talk about, and they certainly aren't fun to deal with. But sometimes, the ability to negotiate a lien will make or break your deal.That's why I brought my friend Melissa onto the show today. She recently was able to work a $106,000 lien down to only $6,000, and she's going to tell us all about how she did it.“It was just really a matter of spending a lot of time and talking to them and explaining to them what was going on and a lot of being nice to people that weren't very nice to me because they're collections people.” That's really the key. At the end of the day, negotiating a lien is going to require you to use the same negotiation skills that you already rely on to make the deals. You have to reach out and build those relationships, and then people are going to be willing to work with you.Melissa says that this even applies to IRS liens, which are typically the hardest to work with. The IRS is willing to negotiate, but they have a lot of legal hoops to jump through. You're going to need a lot of documents from the seller. Melissa even recommends hiring a transaction coordinator to help handle the documentation. That way, she is never in possession of personal information like the seller's social security number.We also discuss probate laws, heirship affidavits, and the importance of buying properties at a discount. 081: Kris Haskins is someone Jaren and I met this past year at a conference in LA called VidSummit.(Show Notes: https://retipster.com/81)We noticed him because he was wearing this jacket that said “I Buy Houses” on the back. As far as we could tell, he was the only other real estate person at this conference, so we got to know him a little bit and found he was a pretty cool guy.Kris deals mostly with flipping, renovation, new construction, and raising private money, and in his videos, he takes you along for the ride and explains a lot of concepts in a way that is very easy to understand.Another thing Kris is great at is negotiation… getting people to accept lower offers and putting together win-win transactions.
