We hope all our Creeps and Peeper are also unsettled by our tales this week. Dan starts off in North Carolina with a story about a man who tried to transform into an actual demon. And some think he was, in a way, successful. Then, his second tale is the story of some of the residents of a housing development outside of Houston, built on a forgotten cemetery, who claim that the spirits of those whose remains were disrespected were both awakened and angered by the destruction of their final resting place. Lynze has three stories today! Her first also takes us to Texas where a strange situation occurs with a neighbor. Then, a woman traveling alone has the creepiest taxi ride to her hotel. Lastly, a young boy runs into the former owner of his Grandmother's home. Scared To Death Merch: Exciting new merch is up in the store! From 07/16 Hour 1: Mike Maher highlights his trip to Charlotte, North Carolina.
Oliver White is a world-renowned fly fishing guide, lodge owner, entrepreneur, and conservationist whose career bridges wild rivers and Wall Street. He began his guiding journey in college after a skiing injury, quickly developing a reputation as a skilled and passionate angler. This passion led him from the rivers of North Carolina to international waters in Argentina and the Bahamas. Along the way, a chance encounter with hedge fund manager Bill Ackman opened the door to a brief but formative stint in finance, sharpening White's business acumen and laying the groundwork for his future as a fishing industry entrepreneur. In 2008, White channeled that experience into building Abaco Lodge in the Bahamas, followed by partnerships in other elite destinations like South Fork Lodge in Idaho, which he co-owns with late-night host Jimmy Kimmel. His lodges have become known not only for their world-class fishing but also for their immersive guest experiences and commitment to sustainability. White continues to guide and host trips around the world, sharing his expertise with a growing community of anglers while advocating for the health of the ecosystems they explore. A dedicated conservationist, White co-founded Indifly, a nonprofit that empowers Indigenous communities through sustainable fly fishing tourism. The organization has helped transform remote villages like Rewa in Guyana into thriving ecotourism hubs, ensuring local control and environmental stewardship. In recognition of his contributions to angling, conservation, and community development, White was recently honored with the 2025 Heritage Award by the American Museum of Fly Fishing—the highest distinction the museum bestows. His life reflects a rare blend of adventure, entrepreneurship, and social impact.

Stepping away and looking at the big picture, it is easy to see why and how we have been skipping over spring crops. Some of us go to extremes to get warm plants blooming sooner than they should be and others are still planting this family way too late to reap the rewards that well-established plants give. Warm-season plants are familiar, which makes them seem easier to grow.I want to fast forward to where this journey of embracing seasonality with cool-season hardy annuals can lead. This is a trend that I have seen over and over, and I think it is so smart. My first experience with flower farmers making a clear decision to move away from offering summer crops and focusing on spring and or fall crops was with good friends Megan and Jonathan Leiss of Spring Forth Farm in North Carolina. I met them before their babies came, and I watched as they started a family, lived the homesteading life, and grew cut flowers as a piece of their family life, not allowing it to consume them. They developed their model as an early to late spring offering flower farm. Now we're seeing more and more flower farmers realizing they can maintain control as they grow their businesses, molding them into a more manageable part of their life.I had the honor of visiting one of my student's farms a couple of years ago. She came to the rescue of furnishing some flower crops for a photo shoot for my newest book, The Cut Flower Handbook.I knew I wanted to revisit her farm with the team to learn and film about how she got into flower farming and where her journey is headed. I was thrilled to hear her story of creating a more manageable flower farming business. If you can make it as a professional musician in Austin, that is saying something. And if you can make it in Nashville, New Orleans, and also New York, that is saying something in all caps. Seth Walker has made it in all of the above locales. Making it as a professional musician in all of those iconic music scenes is not only impressive, but it also requires playing a variety of styles that sync with each city's musical tastes. With his 12th album, Why the Worry, Seth Walker shows off what he has learned (and unlearned) from all of those years gigging and recording with a who's who of roots music luminaries. In recent years, he has called western North Carolina home, which is not terribly far from his childhood home in a Quaker commune, a couple hundred miles to the east in Burlington. That is where his music journey began, and is the place which serves as the backdrop to his forthcoming novella, about a young girl on a tobacco farm. I imagine Seth Walker may even make some paintings to go along with that story, as he is also an accomplished visual artist. Seth is as laid back as he is intriguing, and we enjoyed a relaxed conversation at his home in Fairview, NC, nestled in the Appalachian mountains. Joining us was WNCW intern Elena Dickson, who hosted our recent episode on fellow western NC artist Sally Anne Morgan. We spoke about Seth's musical past and present, ranging from his love of jump blues to how an inspired take of Al Green's “Take Me to the River” set the wheels in motion for his latest album, to how Hurricane Helene very nearly left it in a ditch. All that and more, including music from Why the Worry, awaits you in this podcast. Eric knows that taking three weeks off each year is a European concept, yet he believes that it is up to each entrepreneur to decide for themselves when and how they choose to switch off. In this episode, he explains that it is not just about the time you take off, but rather about being intentional with how you recharge. He also shares the playful out-of-office email message he set up during the three weeks he recently spent in North Carolina. Decide How You Disconnect As an entrepreneur, you get to choose how and when you disconnect. Some people prefer complete time off, while others are okay with handling a few urgent tasks here and there. What matters is being intentional about taking breaks and allowing yourself the time to recharge and connect with your loved ones. No Need to Wait for Holidays Without regular rest, your creativity, focus, and overall effectiveness will gradually decline. However, there is no need to wait for holidays to recharge. Skipping work on Saturdays, setting aside time to meditate, and taking short breaks during the week can help you stay focused and energized. You Are Not Always Needed With the right systems and support in place, your constant presence is not necessary as an entrepreneur. You may feel you need to stay connected initially, but over time, you will see that taking a step back does not mean that everything falls apart. It is also essential to understand that if a client cannot respect the time you take off, they may not be the right client for you. Protect Your Time Make a habit of scheduling time for yourself each day and week, and switch off completely during holidays. Spending time with the people you care about and doing the things that energize you while giving your mind a break from business concerns is the best way to recharge. Out-of-Office Message During his recent time off, Eric set up a creative and funny out-of-office email response. In it, he explained that he was away, offered a contact for urgent matters, and encouraged senders to imagine where he might be. The message reflected his personality while setting clear boundaries, showing that it is possible to unplug without being dull or overly formal. Divorce doesn't just affect the parents and children, but also co-workers, employees, friends, neighbors, and spouses. Ashley Nicole Russell, an attorney, believes in a better way forward by changing the conversation around divorce and conflict resolution. She offers collaborative strategies at home and in the workplace, and she is the author of The Cure for Divorce Culture. The video, which is season 4 of the podcast "Divorce Healthy," will provide an in-depth analysis of process options available when considering divorce, including custody and co-parenting schedules. The content is legally researched and cited. While previous seasons included many guest interviews, this season will focus on providing direct content to listeners.Ashley Nicole Russell's law office, ANR Law, also known as Michael and Russell, is located in four areas of North Carolina: Wilmington, Beaufort, Raleigh, and Greenville. The firm covers the entire state. The five process options for divorce in North Carolina are mediation, collaboration, settlement negotiation, arbitration, and litigation. Have you ever been in complete darkness… not metaphorically, but the kind where you can't even see your hand in front of your face? That was me a few weeks ago inside Linville Caverns in North Carolina. Our guide turned off every light. And in the silence that followed, something shifted.I could hear heartbeats. My own breath. And then…one headlamp turned on and revealed a cathedral of stone. That moment reminded me of entrepreneurship. When a launch flops. When algorithms shift. When world events shake your confidence.Business owners often scramble for every possible solution: webinars, AI hacks, templates…But what if we just needed one deliberate beam of light?AKA finding the RIGHT next step.On this week's episode of Your Legacy Brand™, I'm sharing the most sacred moment I've experienced in a long time, and the new framework it inspired.I call it the LIGHT Method. And it's helping me (and now my clients) realign with clarity, energy, and next-level impact.Whether you're navigating a pivot, an energetic rebirth, or just feeling uncertain about your next move, you don't want to miss this episode.Inside, I break down how to: ✨ Listen to the dark ✨ Illuminate one next step ✨ Ground yourself ✨ Honor the void ✨ Transform when vision returns

I had such a meaningful conversation with Kristal DeSantis, a marriage and family therapist whose journey from Kobe, Japan to becoming an expert on modern relationships perfectly illustrates how outsider perspective can reveal hidden truths. Growing up as the eldest of eight in a multilingual household with Chinese and American parents, Kristal learned early about responsibility and organization, but it wasn't until she landed in North Carolina at eighteen that she discovered the bewildering complexity of American dating culture. Her hilarious moment of asking a coworker "Who are his parents?" after hearing about a first date perfectly captures the culture shock that would eventually fuel her professional calling. What struck me most was Kristal's refreshingly honest admission that she avoided dating entirely until family pressure around her sister's wedding forced her to confront her own relational blind spots. Her discovery that being intellectually capable doesn't automatically translate to emotional vulnerability led her to therapy, where she learned the difference between being guarded and being open to connection. Kristal's decision to write specifically for men emerged from noticing the stark imbalance in relationship resources available to couples, and her insights about the myth of the "non-emotional man" challenge us to recognize that passion for football and road rage are just as much emotional expressions as tears. In a world obsessed with quick fixes and life hacks, Kristal reminds us that the deepest connections require the courage to step into the arena of vulnerability.LinkedIn

Allen Hall: Welcome to the Uptime Winner d podcast. I'm Alan Hall in the Queen City, Charlotte, North Carolina. I got filter the tower out in California and Joel Saxon is in wet Austin, Texas. It rained again today. The storm waters have been severe, like a hundred year flood Situations in Texas have been very dangerous and a lot of people have been injured down there. yeah, our condolences go out to everybody affected down in Texas and there's supposed to be some more severe. Rainstorms in the East coast of the United States. So hold on tight. there's a lot of news going on [00:01:00] this week around the world. the one that sticks out first and I wanna bring this to the attention of everybody that, if you haven't heard yet, is, wind Europe. CEO Giles Dixon has announced he's stepping down after 10 years as leading WIN Europe. And I was stunned when this happened. And obviously, I. Don't have any influence in when Europe being an American. I just watch from the outside and I, from what I've seen and attended the conferences over in Europe, everything from what I've seen under his tutelage has been great. And the promotional materials and all the information that when Europe provides, has been outstanding. so Giles is going to go back to teaching. He's gonna go back into the schoolhouse. but it, seems like it's a shock to everybody at, Wind Europe, at least that's the outward appearance. Board chair Henrik Anderson, who is the head of Vestus Praise Dixon's, tremendous contribution, noting [00:02:00] that he will leave Wind Europe stronger than he when he arrived. And that's clearly the case. Phil, do you have any insight as to what's going on behind the scenes over in Wind Europe and with Giles? Phil Totaro: I do not, but I can also speak from personal experience, having met him, I wanna say back in 2018 or probably 2017. and I can certainly attest to the, the work that they've done. As you might be able to see, I've got two, things sitting here behind me that are awards from, the Wind Europe and, predecessor to, that, we've, done a lot of work over in Europe and it's been facilitated by, the Wind Europe, events that they do as well as the publications that they've put out. certainly my thanks go out to, to him and, [00:03:00] wish him well on his, future endeavors. Joel Saxum: I would say from an American standpoint, been to wind Europe now, man, I don't know how many times, half a dozen times or something like that. They do a really good job over there. And this is from, the leadership comes from the top of just circling the wagons, right? Bringing everybody out to the show, getting more voices involved, giving, getting executive leaders from a lot of these large operators, giving them the space to talk and putting them, in an area where their voices are listened to. So like when, the last time I was at Wind Europe, I think it was in, bill Bao. so I went, walked into Bill Bau,

When Republicans passed their big domestic policy bill just over a week ago, they kept making the same argument about sweeping changes to Medicaid: that the measures, including new work requirements, would encourage able-bodied adults to earn their health care, ultimately creating a fairer system for everyone. Critics said the opposite: they have predicted that millions of working people who need health care will lose it.The truth will emerge in rural and often Republican-voting areas where cuts to Medicaid funding will be felt most deeply. Natalie Kitroeff spoke to a family doctor in one of those places, western North Carolina, about what she thinks will happen to her patients.Guest: Shannon Dowler, a family physician and health advocate in western North Carolina. Background reading: In North Carolina, President Trump's domestic policy law jeopardizes plans to reopen one rural county's hospital — and health coverage for hundreds of thousands of state residents. The nonpartisan Congressional Budget Office predicted that the Senate's version of Trump's bill would mean that 11.8 million more Americans would become uninsured by 2034.For more information on today's episode, visit nytimes.com/thedaily. In December 2007, a lab technician sat at a table covered in dozens of evidence bags. The technician wasn't sure where to start, because the bags didn't contain the kind of evidence the lab normally tested. They were full of tinsel – which is a shiny, ribbon-like strip of material that's used to decorate during the holidays. The samples had been collected from various homes in Burlington, North Carolina, and now, they had to be tested against a different, specific piece of tinsel. This specific piece of tinsel was thin and silver. And it was very important, because it had been found at a crime scene. When the technician looked at the evidence bags, they realized they could immediately eliminate some of the samples because there were obvious differences between them and crime scene tinsel – like the color or thickness. But beyond that, the technician didn't know how to determine if two pieces of tinsel that looked the same were actually identical. They'd never analyzed tinsel before – and they didn't even know if it was possible to confirm a match. But the technician took a breath and started sorting through the bags anyway. Because they knew if they could figure this out… they could help solve a murder. For 100s more stories like these, check out our main YouTube channel just called "MrBallen" -- https://www.youtube.com/c/MrBallenIf you want to reach out to me, contact me on Instagram, Twitter or any other major social media platform, my username on all of them is @mrballenSee Privacy Policy at https://art19.com/privacy and California Privacy Notice at https://art19.com/privacy#do-not-sell-my-info.
After hearing this episode, you'll have no excuse not to reach financial freedom in under a decade. Today's guest did it in even less time, scaling up to income-replacing cash flow in just a matter of years, even with a very demanding full-time job and constantly moving around the country. Through pure hustle, Taylor Wing is now financially independent in his late twenties with a sizable rental property portfolio that spits out cash flow to pay for his South Florida lifestyle. He's got so many tricks to reach financial freedom faster, but his best piece of advice? The number of rentals you own doesn't matter. Taylor was a full-time military member, serving in the Army for the first five years of his career, bouncing between North Carolina, South Dakota, and beyond. Wherever he was stationed, he began buying houses as soon as possible. That meant Taylor spent almost every hour of the day working, either at his job or on his rental property portfolio, for years straight. Was it a grind? Yes. Was it worth it? 100%. Now, fast forward seven years after graduating from West Point, and his family is financially free. He has his beautiful house on the water in Florida and is spending more time with his new (and growing!) family. Through “rebalancing” his rental portfolio, strategically using “reverse 1031 exchanges,” and other savvy strategies, Taylor is now in complete control of his time. He's teaching you how to do the same today! In This Episode We Cover Why “unit count” doesn't matter for financial freedom, but cash flow does Buying rentals in multiple markets and how to maximize your profit with medium-term rentals Why every real estate investor MUST review and “rebalance” their rental portfolio (or it'll cost them) How to do a “reverse 1031 exchange” and move your headache rentals into better cash-flowing real estate The $140,000 properties Taylor is buying today that make $300-$400/month cash flow! And So Much More! Hey, Neighbor! We start with a long excerpt from C.S. Lewis' Prince Caspian. That's called a "cold open," and it's very hip and interesting! (Eventually it will tie into the discussion about bad church leaders and what to do when they're going THE OPPOSITE WAY from Jesus.) Next, John has been kindly asked not to come back to his home church of 35 years. This is necessary for unity! We must all get excited about the mission of bringing in lots of new baby Christians--who will presumably be asked to leave in 35 years... Then: The Peaches reads quotes from "The Unstuck Church," which was written by a business consultant and is now being used as a play book for how to act less like a church and more like a Chik-Fil-A. This was the book that was used in the attempt to hijack Faith Baptist Church in North Carolina, and now it has landed in Kokomo. Later: Now that everyone is nice and angry at how positively STUPID it is to throw Lucy out of the family because her crying is raining on your parade, we return to Narnia...Where Aslan tells Lucy what to do when the people with the power won't listen to you. Email the Comedian's family at nextdoor@johnbranyan.com . If you have some experience with The Unstuck Group or other "consultants" who are influencing church culture, reach out! You're not crazy.

We're continuing our Recruit Reflection series with incoming North Carolina freshman Jillian Fisher. Fisher is a three-time Level 10 national qualifier from Brandy Johnson's. In her own words, she was a little “late to the party” — she didn't take her official visits until the summer before her senior year of high school. That summer, she visited Iowa State, Arizona State and NC State, ultimately committing to Arizona State.About two months later, Fisher switched her commitment to Iowa State, where she signed in November 2024. A few months ago, she was released from her national letter of intent with Iowa State and signed with North Carolina — which had actually been her top choice from the beginning.Fisher's recruiting story is unique in that she changed her mind a few times, but ultimately ended up where she felt she was meant to be. She joins us to talk about what led to her commitment switches, the process of being released from her NLI and more.Thank you to our monthly Patreon supporters: Lee B, Cookiemaster, Christa, Happy Girl, Erica S, Semflam, Amy C, Maria L, Becca S, Cathleen R, Faith, Kerry M, M, Derek H, Martin, Sharon B, Randee B, MSU, Kimberly G, Robert H, Lela M, Mara L, Jenna A, Alex M, Mama T, Kelsey, Lidia, Maria P, Alicia O, Cristina K, Bethany J, Diane J, Kentiemac, Marni S, Betny T, Emily C, Cathy D, Lisa T, Libby C, Thiago, Taryn M, Dana B, Jamie S, Chuck C, Je_GL, Kaitlin, Susan P, Katertot, Mallory D, LFC_Hokie, Ella, Debbie, Megan F, Kay, Diane J, Julie B,, Austin K, Jane, Sarah, Amy, Stephen S, Johanna T, Alison S, Kristina T, Abigail W, Becky, Ola S, Jennifer K, Kate M, Claudia, Siona, Erin L, Sarah A, Kennedy B, Thomas B, Lauren D, Kihika N, Beth C, Amy, Renee PM, Ryan V, Brandon H, Tyler, Hayley B, Ben S, Kate & Landon, Danielle, ALittleUnderRotated, Dana C, Amy C, Grace, Pat G , Lexi G, Laura N, Kathy, Katie A, Ruby B, Katie E, Róisín, Becca, Megan J, Emily D, Britton, Ry Shep, Reyna G, William A, MB, MJ L, Jackson G, Brittany A, Stella, Ulo F, Noah C, Melissa H, Alexis, William M, Trish, Susie, Leslie G, Catherine B, Karlin, Laura L, Katy S, J'nia G, Kathy M, Kathy S, Okcaro, Caroline P, JD B, Cookiecutter, Ailish D, Wil D, BC & Caroline M!

Considering I was raised in the flatwoods of Florida, when I think of fishing in the saltwater I really don't think of anywhere else but the state I call home. However, the ocean is vast and the fisheries are connected maybe more than you realize. Some fish even migrate similar to ducks down the flyways in the fall. The Leading Nucleic Acid Delivery Company in the World Genevant specializes in lipid nanoparticles, which help protect and deliver nucleic acids like mRNA in the body to do its job. The company partners with biotech and pharma companies worldwide. Pete explains that nucleic acids, which store and express genetic material, can address diseases by encoding for a gene or addressing gene deficiencies, defects, or overexpression. However, nucleic acids can degrade in the body if not properly protected, making lipid nanoparticles an emerging mode of delivering nucleic acids. He talks about the concept of a lipid nanoparticle, which is a small fat bubble that encapsulates or envelops nucleic acid, protecting it from enzymes in the body and directing it to the desired tissue or cell type. If not protected, nucleic acids like mRNAs would be degraded in the body before they can have their intended effect. Genevant is a pioneer of lipid nanoparticles and owns a substantial amount of intellectual property in the space. They manufacture only at a research scale, but they license the technology to companies, who will manufacture the products in their plants using Genevant's technology. Partnership Deals in Biotech Pete explains that, unlike mergers and acquisition deals where negotiation is mostly about price, in life science collaborations you negotiate everything, including sharing intellectual property and responsibility, how parties will work together, and, of course, price. It's an ongoing relationship that is being negotiated. The most challenging part is negotiating the deal if the partnership comes to an end. This is to ensure that the parties are in the right place when the collaboration ends. Pete discusses the various aspects of a biotech partnership, including ongoing intellectual property (IP) development, responsibility, allocation, and governance issues. He mentions two main categories: consideration of licensing and payment for technology, and the allocation of intellectual property. Genevant's Technology Platform Genevant, a company that expands its technology platform through these deals, owns improvements to their platform. Special arrangements may be included for those that require the payload or partner's technology. These details are crucial in negotiating and time management. In addition to licensing and payment, partnering arrangements involve governance, confidentiality representations, commitments, and risk allocation. The agreed amounts can change depending on external factors and must be carefully negotiated. Joining the Biotech World Pete discusses his career in biotech, highlighting the advantages of being with a smaller, growing company compared to working with a larger, established company. He shares his first deal with a big pharma company in his 20s, where he had to negotiate a complex deal for a company that desperately needed to make the deal happen. He talks about the challenges involved, including the human challenge of establishing trust. The company needed to define the rights they were giving to another company while retaining enough space to allow them to work with other companies as well. The technical challenge was to draw fine lines in the constantly evolving scientific area, while also allowing them room to work independently. The deal was a nine-month negotiation and a 300-page contract, but it was a seminal moment for his company, which has since merged out of existence. Drug Development Success Pete talks about drug development and successes achieved. He shares a story of a company that had a successful phase two, which led to collaboration with a big pharma company. However, the company subsequently endured a disastrous phase three, which resulted in a dramatic downturn in stock price for the company. Despite this, the company was not sued, which he takes pride in. He emphasizes the importance of taking risks in drug development, as it allows the company to succeed and advance. He approaches the legal side of his job by finding ways to accomplish business objectives while managing that risk. Career Turning Points Pete also shares some turning points in his career. He continues to do deal making and is currently involved in intellectual property litigation related to lipid nanoparticles used in COVID vaccines. The conversation turns to the world of chief legal officers in biotech companies, specifically in the Boston area. Pete shares his experience working remotely for a North Carolina company and then with a European company, which allowed him to build networks and interact with other professionals. He also shares his life outside of work, raising two children – including a son with autism – and focusing on their well-being. He emphasizes that autism is a spectrum, with no two kids being the same. He mentions that there are different challenges for parents of children with autism and offers a few words of advice to parents in that situation. Influential Harvard Professors and Courses Pete, who was a psychology major at Harvard, mentions his favorite class was a civil rights class with the knowledgeable, charismatic and powerful speaker, Julian Bond. He mentions how he took a year off before going to Law school, and how happenstance played a role in his career in the life sciences industry. I joined the CHLA Board of Directors last year, but I've been working with the doctors at this amazing hospital for decades. CHLA isn't just one of the top 10 children's hospitals in the country, it's also the only one that is a safety net hospital with more than 70% of their patients on medicaid. They will never turn a child away, regardless of a family's financial situation or immigration status.
