I'll be posting about one of these a week for several months. When you've read them all, I'll ask you to vote for a favorite, so remember which ones you liked] “Just as we don't accept students using AI to write their essays, we will not accept districts using AI to supplant the critical role of teachers.” — Arthur Steinberg, American Federation of Teachers‑PA, reacting to Alpha's cyber‑charter bid, January 2025 In January 2025, the charter school application of “Unbound Academy”, a subsidiary of “2 Hour Learning, Inc”, lit up the education press: two hours of “AI‑powered” academics, 2.6x learning velocity, and zero teachers. Sympathetic reporters repeated the slogans; union leaders reached for pitchforks; Reddit muttered “another rich‑kid scam.” More sophisticated critics dismissed the pitch as “selective data from expensive private schools”. But there is nowhere on the internet that provides a detailed, non-partisan, description of what the “2 hour learning” program actually is, let alone an objective third party analysis to back up its claims. 2-Hour Learning's flagship school is the “Alpha School” in Austin Texas. The Alpha homepage makes three claims: Love School Learn 2X in two-hours per day Learn Life Skills Only the second claim seems to be controversial, which may be exactly why that is the claim the Alpha PR team focuses on. That PR campaign makes three more sub-claims on what the two-hour, 2x learning really means: “Learn 2.6X faster.” (on average) “Only two hours of academics per day.” “Powered by AI (not teachers).” If all of this makes your inner Bayesian flinch, you're in good company. After twenty‑odd years of watching shiny education fixes wobble and crash—KIPP, AltSchool, Summit Learning, One-laptop-per-child, No child left behind, MOOCs, Khan‑for‑Everything—you should be skeptical. Either Alpha is (a) another program for the affluent propped up by selection effects, or (b) a clever way to turn children into joyless speed‑reading calculators. Those were, more or less, the two critical camps that emerged when Alpha's parent company was approved to launch the tuition‑free Arizona charter school this past January. Unfortunately, the public evidence base on whether this is “real” is thin in both directions. Alpha's own material is glossy and elliptical; mainstream coverage either repeats Alpha's talking points, or attacks the premise that kids should even be allowed to learn faster than their peers. Until Raj Chetty installs himself in the hallway with a clipboard counting MAP percentiles it is hard to get real information on what exactly Alpha is doing, whether it is actually working beyond selection effects, and if there is anyway it could scale in a way that all the other education initiatives seemed to fail to do. I first heard about Alpha in May 2024, and in the absence of randomized‑controlled clarity, I did what any moderately obsessive parent with three elementary-aged kids and an itch for data would do: I moved the family across the country to Austin for a year and ran the experiment myself (unfortunately, despite trying my best we never managed to have identical twins, so I stopped short of running a proper control group. My wife was less disappointed than I was). Since last autumn I've collected the sort of on‑the‑ground detail that doesn't surface in press releases, or is available anywhere online: long chats with founders, curriculum leads, “guides” (not teachers), Brazilian Zoom coaches, sceptical parents, ecstatic parents, and the kids who live inside the Alpha dashboard – including my own.     Brian Moore Jr., the 2025 Lou Henson award winner joins this week's episode of ​⁠. Moore enters his final year of college basketball playing for Grand Canyon University. After winning the mid major player of the year, Moore heard from plenty of Power 5 schools before ultimately deciding to run it back at the mid major level. Moore went to Kingston high school where he finished as the 4th leading scorer in school history. From there he went on to play junior college basketball before getting his first look of Division 1 basketball at Murray State. Moore spent two years playing for the Racers averaging close to double digits in each year. The 2024-25 season was special for Moore as he was now playing for Norfolk State. Moore led NSU to a MEAC regular season and tournament championship. He was the only guard in the country to average over 18 points per game while shooting over 52% from the field.     Supply, Stalemate, and Strategy: A Data-Centric View on U.S. Housing with Chris Nebenzahl   Locked-In America: The Housing Market's Great Stall The U.S. housing market isn't just tight, it's inert. As Chris Nebenzahl, Housing Economist at John Burns Research and Consulting, puts it, America is experiencing a “lock-in effect” where millions of homeowners, beneficiaries of sub-3% mortgages from a prior era, have no incentive to move. Transactions, both in the for-sale and rental segments, are stalling. Inventory is constrained by economic rationality, not lack of demand. “The housing market thrives on constant moves,” Nebenzahl says. “But right now, across the housing spectrum, people are locked in.”   The result: record-low turnover in single-family and multifamily rentals, with occupancy propped up by immobility rather than expansion. In such a frozen ecosystem, prices remain surprisingly buoyant despite high rates – a divergence from textbook supply-demand dynamics.   The 5.5% Mortgage Threshold: A Reopening Trigger? The most actionable insight from Nebenzahl's research: housing won't truly unfreeze until mortgage rates return to a “magic number” of approximately 5.5%. That's the psychological and financial line at which the lock-in effect starts to meaningfully ease, based on historical demand models and borrower behavior.   With mortgage rates stuck between 6.5% and 7.5%, this still feels a long way off. Until that number is achieved, or until housing prices decline significantly, mobility will remain stifled. Notably, certain regions such as Florida, Texas, Arizona, and Tennessee are already seeing modest price declines, indicating that some pressure is starting to break through.   But Nebenzahl is clear: this isn't a repeat of 2008. “Nationwide, I think we'll see maybe a 1–2% decline in home values. We're nowhere near GFC territory,” he says. The real estate crash of yesteryear was a systemic event; today's stalling is more friction than fissure.   Bifurcation in Geography and Performance The story of U.S. housing is increasingly one of regional divergence. “It's a tale of two markets,” Nebenzahl observes. Northeast, Midwest, parts of the West Coast: Supply remains tight, pricing is stable or even rising, and rent growth is positive particularly in cities like Boston, Chicago, and San Francisco. Sunbelt metros like Austin, Dallas, Denver, Nashville: Facing ongoing rent declines and incentives as a wave of multifamily supply catches up with (and briefly outpaces) demand. What's driving this? In one word: inventory. “Austin, for example, has seen the most supply as a percentage of existing stock. That's softened rents, even though demand remains strong.”   The Quiet Strength of Rentals Despite oversupply in some markets, multifamily is holding up. Rents have stabilized, absorption remains healthy, and rent-to-income ratios are generally favorable. Nationwide, that ratio sits around 25%, well below the 30% threshold for ‘rent burden.' Even in supply-saturated markets like Austin, ratios hover near 20%, laying a foundation for recovery.   Why this resilience? A few reasons: Affordability gap: With for-sale housing out of reach for many due to both price and interest rates, renting becomes the only viable option. Mobility hedge: In uncertain economic times, the flexibility of a 12-month lease is more appealing than a 30-year mortgage. Demographic tailwinds: New household formation, though potentially threatened by labor market softness, is still skewing towards rentals. “The lion's share of household formation is going into rental,” Nebenzahl says. “Because of affordability challenges, and because people are hesitant to make long-term commitments.”   Cracks in the Foundation: Where Distress May Surface Still, there are stress points, especially in assets underwritten in the froth of 2021. “I'd be watching older vintage assets in oversupplied markets,” he says. “Many of those were acquired with floating rate debt and pro formas that didn't anticipate interest rates going from 0% to 5.5% overnight.”   These deals are now colliding with debt maturities, declining rents, and underwriting models that assumed permanent appreciation. That said, he does not forecast widespread defaults – more likely, selective distress in marginal players.   Risks on the Horizon: Immigration, Labor, and Fragility Beyond rates and rent rolls, Nebenzahl highlights three structural risks that CRE professionals should monitor closely: Immigration policy: Rental demand and construction labor both depend heavily on immigrant populations. Recent restrictions, including H1-B visa tightening and deportations, have had a measurable cooling effect. “Immigrants rent across the income spectrum,” he notes. “A slowdown hits both the demand side and the build (supply) side.” Aging trades workforce: With fewer young workers entering skilled trades, the industry faces a slow-burning capacity problem. The average age of electricians, plumbers, and roofers is steadily rising, and backfilling this labor pool remains an unsolved challenge. Tariffs and supply chain volatility: Tariffs on building materials could push up construction costs 2–3%, and as Nebenzahl notes, those costs would disproportionately impact steel-heavy high-rise multifamily more than low-rise SFR or garden-style.   Monetary Fog: The Fed, Rates, and Global Perception Much of the future, however, depends on interest rates and here Nebenzahl expresses qualified caution. While he believes we are “above neutral” levels now, he doesn't expect a return to near zero interest rates. “Even in a mild recession, I don't see the 10-year Treasury falling below 3–3.5%,” he says.   But more troubling is what he calls the “qualitative fog”: rising geopolitical tension, politicization of monetary policy, and eroding investor trust in American stability. “We're hearing less ‘there is no alternative' about the U.S.,” he says. “Foreign capital is pausing. Not exiting – but pausing.” That loss of automatic confidence in U.S. housing and Treasuries could ripple through cap rates and investment demand far more than a 25-basis-point Fed decision.   What to Watch: Nebenzahl's Key Indicators For professionals managing exposure in this market, Nebenzahl advises watching: Job growth – Still the most reliable proxy for household formation. Household formation – Where people are forming new households, rentals are likely to benefit. Treasury market confidence – A real-time referendum on U.S. economic credibility.   Final Thoughts: Where He'd Put $1 Million Today Asked how he'd allocate $1M today, Nebenzahl doesn't hesitate: “I'd split it between Midwest and Sunbelt rentals, multifamily and build-to-rent.”   He's not holding cash. He's not forecasting a crash.     Sixteen-year-old Tiffany Reid vanished from Shiprock, New Mexico, on the short walk to Shiprock Northwest High School, on May 17, 2004. A few days later, some of her belongings were discovered scattered along the side of the highway in Arizona, about an hour west of her home. Dateline's Josh Mankiewicz talks to Tiffany's older sister, Deiandra Reid, about the long journey for answers and the obstacles her family has faced in the search for Tiffany. Josh also speaks with Tiffany Jiron, Executive Director of the Coalition to Stop Violence Against Native Women, who discusses the murdered Indigenous women crisis, and shares information about a new step New Mexico has taken to help when Native Americans go missing. Tiffany was 5'3” and 115 lbs. at the time of her disappearance. She has dark black hair and brown eyes. Tiffany would be 37 years old today. (Adam@TheWorldview.com) By Kevin Swanson and Adam McManus Chinese Communists give pastors 3 years in jail for leading church Three pastors from Linfen Covenant Home Church in Shanxi, China have been sentenced to 2-4 years of prison time for various charges related to their leading an unregistered church in the communist country. The church issued a statement, announcing that “We honor the service of Li Jie, Han Xiaodong, and Wang Qiang who suffered for righteousness, and we are willing to bear the cross with the Lord. We receive this verdict with a grateful and obedient heart.” Jesus offers this encouragement in Revelation 2:10 -- “Do not fear any of those things which you are about to suffer. Indeed, the devil is about to throw some of you into prison, that you may be tested, and you will have tribulation ten days. Be faithful until death, and I will give you the crown of life.” Brazilian homeschool mother facing $20,000 of fines Today, a Brazilian court will hear a case of a mom prosecuted for homeschooling her son.   Regiane Cichelero is facing fines of $20,000 and threats of losing custody of her child, for choosing home education on religious grounds.  Alliance Defending Freedom International has taken up the case.  Her legal counsel, Julio Pohl, pointed out that “No parent should fear state punishment for choosing to homeschool their child. Regiane made a lawful and conscientious decision to teach her son at home. We are hopeful that the court will affirm her rights and take an important step toward protecting parental rights in Brazil.”   Regiane continues to homeschool despite the risks involved. Pray for this case, which may serve as a precedent for the other 70,000 homeschooled children in Brazil.   Victory of Christian Colorado camp over transgender agenda Also, Alliance Defending Freedom has announced a favorable settlement for the Idrahaje Christian Camp in Bailey, Colorado. The camp was under threat of losing its license for refusing to submit to state requirements regarding the transgendering of bathrooms and living quarters. The name of the camp is taken from the phrase “I'd rather have Jesus more than anything!”  They use the first two letters of the first four words. The State of Colorado agreed not to take any enforcement action against Camp IdRaHaJe for violation of the gender identity requirements. The state has also clarified in a memo on its website that “churches, synagogues, mosques, or any other place that is principally used for religious purposes” are exempt from the transgendering requirements. Syria's own government helped massacre 1,500 Alawites Reuters has reported on its investigation of the Syrian massacre of 1,500 Alawites in March of this year. The perpetrators included units belonging to the new government based in Damascus. Ahmed Hussein al-Sharaa of the Free Syrian Army and Al-Qaeda took over Syria in January of this year. The new government has also instituted a constitution stating that  “The religion of the President of the Republic is Islam. … Islamic jurisprudence is the principal source of legislation.” This constitutes a step up in Islamic rule over Syria. According to Open Doors, Syria is the 18th most dangerous country worldwide for Christians. Iraq allows Muslim men to “marry” 9-year-old girls The new Iraqi government is also following Islamic Sharia law closely. Earlier this year, Iraq's parliament voted to give Islamic courts more control in family law, and permit child marriages for girls as young as nine years of age.  Supreme Court allows parents to opt kids out & requires porn sites to verify age Here in America, the U.S. Supreme Court is allowing parents opt-out rights for their elementary-aged children from having to participate in homosexual-themed lessons. That comes by a vote of 6 to 3. Writing for the majority, Justice Samuel Alito emphasized that “What the parents seek here is not the right to micromanage the public school curriculum, but rather to have their children opt out of a particular educational requirement that burdens their well-established right ‘to direct ‘the religious upbringing' of their children'” under  the free exercise clause of the First Amendment.  Another 6-3 ruling, the High Court has also upheld a Texas Law requiring pornographic websites to verify users are over 18 years of age.  Only adults will be allowed into these sinful activities. Writing for the majority, Justice Clarence Thomas concluded, ”The power to require age verification is within a State's authority to prevent children from accessing sexually explicit content.” But, in Matthew 5:27-28, Jesus said, “You have heard that it was said to those of old, ‘You shall not commit adultery.'  But I say to you that whoever looks at a woman to lust for her has already committed adultery with her in his heart.” U.S. government buying its own bonds The U.S. government is buying back its own bonds. Barchart reports the largest buyback in history occurred earlier this month.  Under the direction of Treasury Secretary Scott Bessent, the department bought $10 billion of its own bonds.  Federal Reserve on the ropes The Federal Reserve issued $150 billion of bonds in May, but only managed to sell half of them.   Also, the Fed has recorded its first two-year-in-a-row financial loss, totaling $192 billion in 2023 and 2024. This is the first time this has occurred in the Fed's 110-year history. Year to date,  the federal deficit  stands at $1.37 billion as of the end of May. That's 14% higher than last year at this time.  Dad jumps into ocean off Disney Cruise ship to save daughter Here's a story demonstrating a remarkable act of courage and love on the part of a dad. A young child fell off the fourth deck of a Disney cruiseliner on Sunday.   Her father took immediate action, dove in after her. . . and held her while treading water, until a rescue boat pulled them out of the ocean waters. An eyewitness explained what happened to WPLG News. EYEWITNESS: “They were playing shuffleboard that was on the fourth floor. The parents were playing, and then the little girl was climbing up on the railing and flew off.” One passenger said,  “The ship was moving quickly, so quickly, it's crazy how quickly the people became tiny dots in the sea, and then you lost sight of them.” Another passenger said, “I saw the mother crying and but when they rescued them, I think that's when the tears really started flowing.  I prayed to God to save them, and He did!” The Disney Dream was heading back from the Bahamas to Fort Lauderdale when the incident occurred.     Greg and Ed introduce Season 8 of the podcast first by looking back and all that has been achieved. Greg runs through some crazy stats, just a few of which are that there have been a total of 885 shows and more than 1.6 million (!) total streams or downloads. Insane!  Next, the guys check in with Season 1 co-host Tony Joh and frequent podcast guest Phra Phandit. Tony relates his journey first to Japan and then back to Canada, and his business of vlogging his solo motorcycle adventures. Luckily he's doing great, and Greg and he shared some early podcast stories.  Phra Pandit then tells his own Canada story and brings us up to date on his various retreat projects. Last, Greg and Ed do a Zoom call with the podfather himself, Evo Terra. Evo is at home in Arizona having recently returned from Belize. He recaps his EARLY career in podcasting for listeners new to the show and then brings us up to date on his business producing mainly fiction performance shows.
