    Many Americans are wondering whether the housing market has finally begun turning a corner—or if uncertainty is still here to stay. After years of elevated mortgage rates, stubbornly low inventory, and affordability concerns, the question feels more relevant than ever.Today, mortgage expert Dale Vermillion, author of Navigating the Mortgage Maze: The Simple Truth About Financing Your Home, joined the show to weigh in on what the 2026 housing landscape may look like and how today's buyers and sellers can navigate it with wisdom.A More “Normal” Market ReturnsAccording to Vermillion, the extreme swings of recent years may finally be behind us.“It isn't the market of 2020–2021 when rates were in the twos, threes, and fours,” Vermillion explains. “But it's also certainly not 2008. This is a very normal market.”He noted that although many think of today's mortgage rates as high, they are actually below the 30-year average. Inventory is rising, sales are stabilizing, and government attention on housing has increased. Together, these factors point toward a gradual shift into a buyer's market—a welcome change for those who've spent the last few years watching listings disappear before they could schedule a tour.A common frustration remains: if rates have risen, why haven't prices fallen faster?The answer is complex. While price increases largely flattened this year (+0.7%), Vermillion notes that the market remains regional rather than national. Certain areas have softened, but not enough to drive a nationwide price reset.A major reason: the “lock-in effect.” Millions of homeowners refinanced below 3% in 2020–21 and weren't willing to trade those rates for a higher one. But as Vermillion observes, that dynamic is fading. For the first time in years, more loans now exist above 6% than below 3%, allowing inventory to loosen.Why Fed Rate Cuts Don't Equal Lower Mortgage RatesEven though the Federal Reserve has been cutting rates, mortgage rates haven't always followed. That's because mortgage rates are tied more closely to the bond market, inflation data, and job reports—not directly to the Fed's benchmark rate.Another overlooked factor: mortgage-backed securities (MBS). When the government increases MBS purchases, mortgage rates often decline more reliably than when the Fed cuts consumer rates.The emotional side of the housing market can't be ignored. The bidding wars of 2020–21 left many would-be buyers discouraged. But Vermillion believes attitudes are shifting:“Inventory is up from roughly 450,000 units nationally early last year to over a million now. So from a buyer standpoint, it's time to be encouraged again.”With more sellers re-entering the market, buyers have choice again—and choice increases leverage.Vermillion stressed that affordability challenges today are driven as much by property taxes and insurance costs as by mortgage rates. Homeowners in several states have seen insurance premiums and assessments climb dramatically—sometimes outpacing wage growth.For aspiring first-time buyers, budgeting remains the first step. Vermillion's advice: determine what you can afford before visiting a lender, rather than letting a lender tell you what qualifies on paper.For First-Time Buyers: Get Pre-Approved, Not Pre-QualifiedA true pre-approval involves:A full applicationCredit checkIncome verificationDocumentation of debts and assetsThis makes offers more competitive and prevents buyers from shopping at unrealistic price points.During the pandemic boom, paying $20,000–$50,000 above asking price became the norm in many markets. Vermillion notes that this period has largely ended:“Homes today are selling around 94–97% of the listing price in most areas. We're not seeing bidding wars like before.”For buyers, that's stabilizing. For sellers, it simply resets expectations toward reality.Move-Up Buyers: Timing May Be Better Than You ThinkFor homeowners considering a move—whether for space, schools, or lifestyle—Vermillion's advice mirrors that given to first-time buyers: set a realistic budget and lean on wise counsel.Sellers should also invest in preparing their homes to show well, as presentation still drives both speed and price.Vermillion believes 2026 may be a strategic window:“I think this is the year to do it. Rates may come down a little more, but not dramatically. Buyers and sellers who plan well and manage expectations can succeed in this environment.”From a stewardship standpoint, the takeaway is simple: markets change, rates fluctuate, and headlines swing.     Despite the drumbeat of crash talk, the numbers tell a more nuanced story. Today's housing market isn't in freefall; it's recalibrating. Cara Lavender, senior research manager at John Burns Research and Consulting, joins Host Carol Morgan on the Atlanta Real Estate Forum Radio podcast to discuss where the housing market stands today and what builders and developers should expect as 2026 progresses. A Housing Market in Recalibration, Not Crisis Despite ongoing headlines predicting a housing crash, recent data tells a very different story. The current market environment is highly segmented, with affordability continuing to shape outcomes. First-time buyers remain constrained, while move-up and luxury segments are seeing more consistent activity. Rising inventory and softening prices reflect a recalibration, not systemic weakness. “We're still in a slow market, but we're seeing stabilization in a lot of areas,” Lavender said. “In no sense of the word are we seeing that we're on the verge of a “crash” when we look at all the data.” John Burns Research and Consulting forecasts average mortgage rates at around 6.6%, driven by normalization in the spread between the 10-year Treasury and the 30-year mortgage rate. While builders have been able to offset higher rates through aggressive buydowns, easing rates should provide more upside on the resale side, where demand has been more sensitive to borrowing costs. Nationally, the housing market remains structurally undersupplied by approximately 1.1 million homes, even as near-term supply has loosened across both new and resale markets. In metro Atlanta, resale supply currently sits around 4.3 months, a range traditionally considered healthy. How Affordability Is Shaping Buyer Behavior Affordability is a key factor in current market conditions, particularly as taxes and insurance continue to add pressure to monthly payments. Entry-level buyers remain highly payment-sensitive, while move-up buyers are increasingly returning to the market. “This is not a build-it-and-they-will-come market anymore,” she said. “Success is going to come from tightly refined offerings and really understanding who the buyer is in your market.” As resale sellers adjust pricing expectations, many move-up buyers—often sitting on significant equity—are finally able to make their next move. Buyers are making trade-offs, prioritizing efficiency and functionality over excess space, mirroring builders' efforts to value-engineer floor plans and control costs. Why Move-In-Ready Homes Are Winning Buyer preference for move-in-ready homes remains strong. According to John Burns’ research surveys, nearly 40% of resale listings require significant repairs or updates. “People don't want to put a new roof on. They don't want to redo flooring or kitchens,” Lavender said. “If sellers aren't willing to bring the price down, they're going to have to offer repairs or credits.” Homes that are well-located, competitively priced and turnkey continue to attract strong demand, while properties requiring work face longer marketing times and tougher negotiations. Build-to-Rent & the Changing Path to Homeownership As affordability challenges continue to delay first-time homeownership, build-to-rent (BTR) communities are playing an increasingly important role in the Atlanta housing market. These communities provide a longer-term rental solution for households that want the benefits of single-family living but are not yet ready or able to buy. Build-to-rent offers access to detached homes, private outdoor space and community amenities at a more attainable monthly cost, effectively bridging the gap between traditional apartments and homeownership. A “Boring” 2026 Outlook Looking ahead, John Burns Research and Consulting forecasts a gradual recovery in 2026, following several years of volatility across both new home and resale markets. While production levels and pricing are still expected to soften modestly in the near term, those declines are projected to be less severe than what the industry experienced throughout 2025.     In this short podcast episode, Bryan dives a bit into equipment sizing rules of thumb and why square footage does NOT equal tonnage in today's world. Many rules of thumb exist in the industry, and one is a load calculation rule stating that you can size the HVAC for a house at 500 square feet per ton.  Old houses are leaky and poorly insulated compared to new homes, which results in large energy loads but allows the homes to dry themselves out, as moisture could leak out before it could cause trouble indoors. Large loads and leaky envelopes made 500-600 square feet per ton a sensible rule.  Homes built within the last few decades have a lot more insulation and are tighter, and they have smaller sensible heat loads. However, they're a lot more moisture-prone, especially when moisture can't escape via proper ventilation paths. The 500 square-foot rule of thumb overshoots the latent capacity and leads to short cycling due to oversized equipment. Enter ACCA Manual J, which presents a load calculation method that is very good, but it has barriers to entry; it is very rigorous, has a learning curve, and can be a hassle. One thing is clear, though: load management is key, especially latent load management. At this time, we measure energy efficiency in terms of metrics like SEER, but the future is pointing to peak load management as the answer: getting the right power draw at the right moments instead of high general efficiency. Modernizing hot deck-cold deck systems with steady-state, constantly running systems might be the way to go, especially if we utilize energy storage and modern variable-speed technologies. The new rule of thumb is to think like a building scientist and apply new tools to concepts that have stood the test of time. Low peak loads and steady-state operation are often the way to go with high latent loads in homes built to the most recent building codes and standards.   Have a question that you want us to answer on the podcast? Here’s your chance—they’re hosting a hiring event on Feb. 6 (3–8 p.m.) and Feb. 7 (8 a.m.–3 p.m.). First things first: submit an application before the event. Once you do, an investigator will call to schedule your appointment. No appointment? You can still show up, but expect a longer wait. And no, you don’t need to attend both days. The process isn’t quick—it can take hours—so plan ahead. Phase I includes orientation, a physical agility test, an interview, a psych exam, and a background check. If you qualify, you might walk away with a conditional job offer. What’s in it for you? A starting salary between $55,923 and $86,090, a 10% hiring bonus, annual raises, and education incentives (up to 6% for a degree). Night Watch officers even get a 5% shift differential. STORY 2: Winter storm knocks out power to thousands of Gwinnett homes Winter Storm Fern wreaked havoc in Gwinnett County, leaving more than 10,000 residents without power as of Sunday afternoon. Georgia Power reported that, by 5:30 p.m., 9,741 of its customers in the county were in the dark. Peachtree Corners was hit hardest, with 3,120 outages, followed by Berkley Lake and Duluth (1,729), southwest Lawrenceville (1,797), and another 905 near State Route 316. Walton EMC wasn’t spared either—1,771 customers were without power by 5 p.m. The biggest cluster? Along Five Forks Trickum Road, where 767 homes were affected. Jackson EMC also reported 1,067 outages, with 892 concentrated in Lawrenceville. STORY 3: Parkview grad Quincy Bryant turns NIL experience into financial lifeline for college athletes College athletes are making serious money these days, thanks to NIL deals and revenue sharing. But here’s the thing—most of them don’t know what to do with it. Some have advisors, sure, but plenty don’t. Quincy Bryant, a former Parkview football star and Wake Forest standout, saw it all firsthand. Unlike many, he had a plan. While still in college, he invested his NIL earnings, bought a house, and rented it to teammates. Word spread, and soon, everyone was asking him for financial advice. We’ll be right back Break 2: Ingles Markets 7 STORY 4: Gwinnett County to host Household Hazardous Waste Collection Day on Feb. 7 Got old bug spray, paint cans, or that half-empty bottle of weed killer sitting in your garage? You’re not alone. The EPA calls this stuff “household hazardous waste”—basically, anything that can catch fire, explode, corrode, or poison. And no, you can’t just toss it in the trash or pour it down the drain (seriously, don’t). Georgia’s Environmental Protection Division warns that doing so can pollute groundwater, lakes, and streams. That’s where Gwinnett County’s Household Hazardous Waste Collection Day comes in. Since 2018, this biannual event has made it easier for residents to safely ditch their hazardous junk. The first event of 2026 is happening Saturday, Feb. 7, from 9 a.m. to 1 p.m. at the Gwinnett County Fairgrounds in Lawrenceville. Accepted items include spray pesticides, auto fluids, batteries, paint, propane cylinders, and even cooking oil. Not accepted? Ammunition, fireworks, electronics, or biohazard waste. STORY 5: Gwinnett Grads Julian Ashby, Jared Ivey headed to Super Bowl LX Gwinnett County’s got a guaranteed Super Bowl champ this year, no matter what happens on February 8. Why? Two hometown rookies—Parkview’s Julian Ashby and North Gwinnett’s Jared Ivey—are heading to the big game. Ashby’s Patriots edged out the Broncos 10-7 in a snowy AFC Championship, while Ivey’s Seahawks outlasted the Rams 31-27 for the NFC title. Ashby, a 23-year-old long snapper, was flawless in the storm. Drafted in the seventh round by New England, he’s the first long snapper picked since 2021. Before that? Four solid years at Furman and a standout season at Vanderbilt. Ivey, meanwhile, fought his way onto Seattle’s roster as an undrafted free agent. The 6-foot-6 linebacker didn’t play in the NFC Championship but made his mark at Ole Miss with 125 tackles and 16 sacks after transferring from Georgia Tech. No matter who wins, Gwinnett’s streak of Super Bowl champs—now four years running—stays alive. We’ll be right back. Break 3: EAGLE THEATRE Gentleman’s Guide STORY 6: Dr. William Foege, leader in smallpox eradication, dies Dr. William Foege, the towering figure—literally and figuratively—behind the eradication of smallpox, has passed away at 89. He died Saturday in Atlanta, according to the Task Force for Global Health, which he co-founded. At 6-foot-7, Foege was hard to miss, but it was his brilliance and calm determination that truly set him apart. A former CDC director in the late ’70s and early ’80s, he spent his life battling infectious diseases and reshaping global health. His crowning achievement? Smallpox. In the 1960s, while working as a medical missionary in Nigeria, Foege pioneered the “ring containment” strategy—vaccinating only those in contact with infected individuals. It was a bold, resourceful move born out of necessity (there wasn’t enough vaccine to go around). And it worked. By 1980, the World Health Organization declared smallpox eradicated, saving hundreds of millions of lives. STORY 7: State House to operate minus one member after suspension from office The Georgia General Assembly is down yet another lawmaker this session—this time, it’s State Rep. Sharon Henderson, who’s been suspended after a federal indictment. Governor Brian Kemp signed the suspension Thursday, following a committee’s decision that Henderson’s charges “adversely affect” her ability to serve. She’s accused of two counts of theft of government funds and 10 counts of making false statements tied to federal unemployment benefits during the pandemic. Her case? It’s not moving fast—pretrial’s set for Feb. 19. Meanwhile, former Rep. Karen Bennett, resolved similar charges quickly, pleading guilty to fraudulently claiming $13,940 in pandemic relief. Kemp, required by the state constitution, appointed a review committee for Henderson’s case, including Attorney General Chris Carr, Rep. Jan Jones, and Sen. Harold Jones II. Their findings led to her suspension. With several legislative seats still vacant, Secretary of State Brad Raffensperger is scheduling special elections, including one for Bennett’s seat on March 10.     The Government's new Warm Homes plan has been set up to help people switch to eco-friendly heating systems for their homes, such as air source heat pumps and solar panels. The scheme will provide £15 billion in grants. The five year plan has been welcomed by the energy industry, but some see it as a missed opportunity. We ask the Rural Services Network what's in it for rural communities.Vertical farming has been hailed as one of the ways to feed the world's growing population, expected to increase to nearly ten billion by 2050. Crops are grown indoors, under artificial light. This method of farming can use less water and fewer chemicals than outdoor crops but does use a lot of energy. We find out why Scotland's Rural College has just opened its own full-scale vertical farm in Edinburgh.Making sure that a farm is sustainable and productive over the long-term - without ruining the environment or damaging wildlife - can be expensive.
