There’s no substitute for hard work, for grinding, for building your own thing. Even when you’re tired and you want to go home, putting an extra effort into what you’re doing, and hustling just a little bit more, can definitely make you feel better about yourself. In today’s episode, I talk to Frank about a ton of things. He’s a young and restless individual, who never likes to sit still, so he’s got a lot of stories to tell. We chat about his background, his numerous experiences in different fields, and how he juggles his personal and professional life. From a young age, Frank Valenti worked alongside his father at his landscape construction company. While he was in college, studying civil engineering and construction management, he started his first company, doing small construction jobs. A friend of Frank’s advised him to get into the restoration business, so he founded Valcon Contracting Corp – a fire, mold, and water-restoration company, that now is very successful and is preferred over its competitors.Frank’s entrepreneurial spirit, and the success of his company, led him to invest his life savings into a commercial building. That building had an empty first floor, so he decided to start, together with two friends, an Italian restaurant called “808 Social”.So, listen to Episode 37 of Deposit That, to learn what makes this guy special, and the reasons why he’s the go-to guy whenever there’s a fire/mold/water restoration needed.Questions I ask:What would you say are two or three variables that turn a deal out to be good – better than expected, or bad – worse than expected? (05:47)Talk to me about all the ancillary businesses that you’ve opened up. Why you’ve opened them up and how you became the entrepreneur you are today? (08:29)If you had to pick one business that you have, to go all-in on, what would it be? (15:57)What do you see in the market in Westchester County right now? Where do you see opportunity and where do you see pain points? (16:30)Where do you think that the opportunity lies right now, in the real estate world? (21:21)In this episode, you will learn:How to land a job/project even though your rates are higher than your competitor’s. (11:13)How Frank ended up opening a restaurant. I started this podcast so that I could give you access to people who have done not just incredible things, but things that are out of this world and my next guest is definitely one of them. Today’s guest Frank White is the man that coined the term, The Overview Effect. As some of you know I am obsessed with space and the stars and the universe and the whole mystery of the cosmos so when Frank said yes to this interview I was literally and metaphorically over the moon to have him join me! When you listen to this episode I want you to remember one thing, when we are able to have the perspective that is different from our unique point of view. When we can see the world from really far away and when we can see our loss and our grief and our trauma and our obstacles from a very different vantage point those difficulties and tragedies change did a little bit. This shift in perspective can make a world of difference when it comes to healing after loss and tragedy. In short, Frank is about space. His passion and need to understand the feeling that astronauts get when they are up in space and looking down on earth, they feel this awe and connection to everything. He has been mesmerized by that feeling for most of his life and career. His book the Overview Effect has been here in my home with me for years and I actually wrote about the overview effect a couple of years ago and shared it with all of you. So now you can only imagine the excitement that I have within my soul to introduce you to Frank White. “When you can see your life as a larger, whole system it all starts to make sense..” ~ Frank White I hope that at the end of this conversation, you feel connected to our universe and space and your life and everything and everyone you have lost in a different way. My favorite part of the conversation was the connection between the Overview Effect and near-death experiences and that same awe feeling of not wanting to come back to earth and not wanting to come back to this life. I hope you will try to understand it from your perspective and please always remember that this reality is magnificent. Frank is here to spread light and new bigger perspectives to the world and I am forever grateful for this. And here is your homework for tonight after you listen to this episode. Go outside tonight and look at the stars! More About Frank White Frank White is a magna cum laude graduate of Harvard College, a member of Phi Beta Kappa, and a Rhodes Scholar. He coined the term "Overview Effect" and has written three books on the subject, as well as several books on other topics. He considers himself a "space philosopher" and advocates the creation of a new philosophy of space exploration and development. You can connect with Frank via his website or Twitter. In This Episode, We Talk About Why Christina thinks Frank’s work about space and the overview effect can help and heal the “average people” Frank’s mission is to help as many people as possible to understand the overview effect because he believes it can help people How close we are to taking more regular citizens into orbit Looking at virtual reality to achieve the overview effect without leaving the house How Frank looks at his life from a broader perspective thanks to the overview effect That the essence of the overview effect is the ultimate goal of philosophy, psychology, etc. How Frank got connected to space and pursuing this line of work Why Frank thinks we all have a destiny and why he’s glad that it has all worked out the way that it has The idea that books write themselves Why Christina wants space to be part of our everyday life How private enterprise is shifting everything when it comes to space travel How Frank is connected to the private business owners that are at the frontier of space travel including Sir Richard Branson Space for Humanity - an organization that has opened up applications to people willing to travel to space and then come back and share their experience with the rest of us - to be space ambassadors How we can use space travel to evolve and expand consciousness How Frank thinks he may find his way into space Frank’s experience of loss in his life and how it connects to his work with the overview effect What Frank thinks happens when we die The connection between near-death experiences and the overview effect The idea of cosmic birth What Frank would like people to take away from his work The idea that we are all already in space and the crew of space ship earth And so much more! In this episode of the Real Estate Investing for Cash Flow podcast, Kevin talks to real estate investment expert Frank Gallinelli. Frank is a writer and author of the book "What Every Real Estate Investor Needs To Know About Cashflow." He has also served as assistant professor of real estate development at Columbia University and is the founder and president of Real Data, a real estate software firm with a focus on income property and cash flow analysis. Kevin and Frank talk about what metric commercial income property investors should focus on as they’re learning and navigating the business. Frank shows how metrics are interconnected and there’s something to be learned from approaching things in a linear manner. Frank talks about his software Real Data and gives essential tips and perspectives on real estate metrics that can surely help any real estate investor. QUOTES: “When I teach my grad students at Columbia, I always tell them to think of an analysis in a linear way, kind of a step wise fashion where one thing more or less follows from another and so on.” “I would always start with NOI- net operating income because the logical place to begin the analysis of a property is to look at its current, and perhaps projected revenue and operating expenses.” “What’s a good cap rate? Well, there’s no such thing. A good cap rate is just an invention, market cap rate is very much like politics, it’s extremely local and also pertains to a specific property type.” “You’re more likely to encounter unexpected expenses than you’re going to encounter unexpected revenue.” “There’s present value and there’s mid-present value and I can tell you, from having taught this to grad students for fifteen years, that no one in this planet knows what the difference is, really.” HIGHLIGHTS 7:31 How Frank got into the software business 14:40 Frank’s approach to analyzing metrics 19:04 Kevin and Frank talk about cap rates 26:00 Debt service and debt coverage ratio 30:01 Frank gets in depth about the income stream, internal rate of return and cash flow 40:18 Frank’s advice to beginner investors 47:13 What is Real Data? “There’s a lot more going on here than just cells floating around in my body. My mind has a lot more to do with it than I believe.” Frank started college just like any other student. He was outgoing, social, and identified himself as an athlete. But that all changed in his second semester when he got diagnosed with ulcerative colitis. Used to peak fitness and endless physical energy, Frank started to experience intense stomach pains and blood in his stools - on a daily basis. Sport became painful and Frank’s social life dried up because he never wanted to be far from a toilet. After 18 months of declining health, Frank put his trust in the doctors and agreed to have his colon removed. This involved major surgery and a length recovery process. Frank felt better for a few months, then the pain started all over again. In this episode, Frank tells his story of finding positivity amongst this chaos. He shares how he was able to learn from his dwindling health to take control of his life and find a way to be of service to others. “I was going to get advice from everyone and filter that through my own decision-making system. But ultimately, it wasn’t going to be someone else making the decision for me… It was going to be me interviewing, learning and reviewing all this information.” After traditional medicine failed to provide answers, Frank became the CEO of his own health - a decision that opened the door to an intense journey of spiritual and personal development. Frank learned to see his physical condition through a broader lens. He realized the problem wasn’t just in his physical body - it was connected to his emotions and mindset too. He learned that overall wellness and human optimization is a combination or emotional, spiritual, and physical pillars. Neglect one of these and it create a dis-ease state in another part of your body. It’s what makes this episode so fascinating. This podcast is more than a journey back to health. It’s also shows how you can keep control and influence - even when you feel your life is held back by factors outside of your control. So tune into this episode and listen to an incredible conversation about health, happiness, business, and the role your everyday decisions and habits play in creating a life that’s fulfilling - regardless of your circumstances. Frank really is a rockstar and I can’t wait for you to be inspired by this unbelievable episode. “You’re only as good as the patterns you run yesterday and today.” Some questions I ask: Can you tell us about your first illness? [5.29]How was life for you after your colon was removed? [12:50]What happened when you got Lymes Disease? Frank Oz is the puppet performer and voice of several beloved characters from The Muppets and Sesame Street. Some of the Muppet characters he's performed include Miss Piggy, Fozzie Bear, Animal, and Sam the Eagle. His popular Sesame Street characters include Bert, Cookie Monster, and Grover. Frank is also an accomplished director. The first feature film he directed was Dark Crystal, which he co-directed with Jim Henson. He then went on to direct films like The Muppets Take Manhattan, Little Shop of Horrors, Dirty Rotten Scoundrels, What About Bob, and Bowfinger. To many though, myself included, Frank is best known as the performer who brings Yoda to life in the Star Wars films. Recently he directed a documentary about what it was like for him and his colleagues to work with Jim Henson on the Muppets. The documentary is called Muppet Guys Talking: Secrets Behind the Show the Whole World Watched and will be available online for viewing on the film's site on March 16. The Muppets and the Star Wars films have meant a lot to me throughout the years, so I was eager to do the interview, one I've been pursuing ever since I met Frank at SXSW 2017. The interview finally happened recently, but it didn't go as expected. Instead of editing out the complications, I decided to include them and offer some commentary about what happened. It felt like doing so could offer a more honest look at what a creative collaboration can involve. In this episode we discuss What it was like collaborating with Jim Henson Whether there is a place for films to convey a moral outlook How Frank gained the confidence to do voices along with his puppetry How the character of Yoda developed and what if anything inspired the character What kind of influence a good creative leader can have on others Want to hear another puppet-related episode? You might appreciate this interview with Clay Achee. His Dark Crystal fan film got featured on the Jim Henson YouTube page, which led to him getting an exclusive tour of The Jim Henson Company's studio space. Frank Rolfe has been an investor in mobile home parks for almost two decades, and has owned and operated hundreds of mobile home parks during that time. He is currently ranked, with his partner Dave Reynolds, as the 5th largest mobile home park owner in the U.S., with over 250 communities spread out over 25 states. But it all began with one mobile home park, Glenhaven, in Dallas, Texas. “When I bought Glenhaven, I had absolutely no idea what I was doing or how a mobile home park worked. If I had, I would have never bought that park, as it saddled me with a master-metered gas and electric system – two of the biggest challenges a mobile home park owner can face – and a tenant base that was straight out of COPs. We had carnival workers, hookers, the absolute dregs of society. It even had a wrestling ring in the back. A few years later, I had unbelievably turned that dump into a nice, quiet, family community, with a neighborhood feel and kids riding bicycles down the streets. Another five years later, the park was worth around $1 million more than I had paid for it.” With his success with Glenhaven, Frank continued to buy more mobile home parks, focusing on parks that had good locations, but were terribly managed. Frank has always believed that mobile home parks are all about “affordable housing”. “Beginning with Glenhaven, I noticed that a mobile home park – when properly managed – offers a significantly better quality of life than a comparably priced apartment. Nobody likes to have neighbors banging on their walls and ceilings, or the lack of a yard or nearby parking – or just the lack of a neighborhood “feel”. It occurred to me that I could have my phone ringing off the hook if I could deliver an affordable detached dwelling with a yard that was safe, clean and respectable. That’s what I delivered at Glenhaven, and that’s what I’ve been doing ever since.” Along the way, Frank began writing about the industry, and his books, coupled with those of his partner Dave Reynolds, evolved into a course and bootcamp on mobile home park investing that has become the leader in this niche of commercial real estate. “Dave and I have trained hundreds of investors on how to properly buy and operate a mobile home park, 100% based on our real-life experiences in the hundreds of parks we have owned and performed due diligence on. It gives us great satisfaction when people tell us about the mobile home park that they have purchased and how well it’s going. We really wished that someone had given us some direction when we began – it would have saved us a lot of money and stress. But I guess it all worked out pretty well in the end.” Frank lives in a small town in Missouri with his wife and daughter. He is very active in community affairs, being a member of the Lions Club, the school board, and Chairman of the Landmarks Commission. He holds an A.B. in Economics from Stanford University. What you’ll learn about in this episode: How Frank got started with billboards How to find the place to put billboards (where can they go and where can’t they?) How the internet has actually helped the billboard market How much it actually costs to build a billboard from scratch (and what needs to happen for that investment to be worth it) Why smaller billboards are often the most profitable Billboards vs premise signs: the differences and how to use them to your advantage Why the big companies are the easiest to compete with in the billboard industry How to find advertisers to buy space on your signs Why installing signs is very easy and cheap Resources: REInvestorSummit.com/billboards REInvestorSummit.com/capital REInvestorSummit.com/noteservicing RebornCredit.com REInvestorSummit.com/100

TODAY'S GUEST: I was born on August 26, 1951. According to my astrological chart, “peace and harmony are my battle cry.” (Talk about a perfect set-up for contradictions.) Apparently I am also “flashy but not gaudy and prefer to dress elegantly.” Obviously, my sartorial preferences reflect my greater spiritual depth. I have been, in no particular order, a NY City cab driver, scrap metal hauler, dishwasher, census taker, mail boy, ditch digger, bouncer, illegal narcotics distributor, general contractor, actor, and radio announcer, and carpenter. I am also an avid reader, seeker of God, weight gain/weight loss aficionado, ex-pot smoker, alcoholic, junkie, speed freak, raw foodist, vegan, lover, hater, father, husband, grad student, good guy, bad guy, social activist. I received my high school diploma when I was 51. I would have done it when I was younger but I was busy. Early in this century I was admitted to UCSB where I earned a BA in History. I then entered an MA program in the Humanities Department at San Francisco State University to sate a lifelong fascination in the subject. I'm particularly intrigued by the migration of cultures, peoples, and souls. As the subject of the documentary MAY I BE FRANK?, I have become a spokesperson for personal transformation and weight loss. My experience dealing with these struggles from a holistic perspective compels me to speak about the power of transformation that rests in all of us. I am not an expert nor do I have the answer. Connect With Today's guest: FRANK FERRANTE Website: http://www.mayispeakfrankly.com AND www.HungryForChange.tv Frank's Movie: http://amzn.to/2gp1HHR (affiliate link) On Twitter On Facebook IN THIS EPISODE: We all know that taking personal responsibility for your own issues and moving toward healing from the pain can be a hard thing to do. None of us come by that kind of courage naturally because the pain and fear hold us back. Normal is often more comfortable than the difficult path toward healing. But my guest today has a story that is a wonderful example of what can happen when you do take personal responsibility for your healing and walk the path to get there. I want you to meet Frank Ferrante, an inspirational author and speaker, on this episode of Vidal Speaks. Frank grew up in a very hostile, unhealthy environment. Those are his own words. It was the difficulty of those formative years that drove him to seek solace in all kinds of things that were not good for him, from hard drugs to overeating. But Frank has come to see that though he's still got significant pain from things done wrong to him, there's nobody responsible for changing the effect of those things except himself. I hope you'll listen to Frank Ferrante's story. It's not only inspiring, it's powerfully motivating for anyone who's struggling with addiction or obesity. You wouldn't expect a guy who was in Frank Ferrante's shoes to be the one to step beyond the pain and suffering he'd experienced to become an example for others to follow. His own wounds went so deep and his obesity and poor self-image were such debilitating problems, he was the last guy you'd consider for that kind of role. But an encounter with some young people who dared to love and encourage him made all the difference. When you hear the impact these simple gestures of friendship made in Frank's life you'll be able to see that your words and love toward others could make a powerful difference as well. It's never easy to deal with the pain of abuse and addiction. But there comes a point in every life where the pain becomes unacceptable and you have to do something about it. Frank Ferrante's story of overcoming those kinds of wounds is powerful because he wasn't even in a place to want that kind of healing when someone challenged him, through love, to take personal responsibility for himself and make positive changes. I hope you take the time to get to know Frank as he shares his story on this episode. He's got lots of heart and compassion and could be the one person who can speak to you right where you are. Life isn't a linear process. That's one of the things my guest on this episode, Frank Ferrante shares about how his progress and setbacks have contributed to making him who he is today. He's not one of those guru's who only lets you see the polished side of his life. In fact, he's not a guru at all. Frank is a normal guy who is very open about the continuing struggles he has and the hope that comes when he is honest about his life and the responsibility he has to take to make it better. You'll love the humble heart Frank speaks from, so I hope you'll take a bit of time to enjoy an inspirational story of overcoming the odds and making a change that lasts.
