A good morning routine determines how good your day will be since you have everything planned and set out clearly. Doing things such as exercise, reading and writing a journal, and silent affirmations, set you up in good moods to start one's day. I stay positive through writing a list of things that I would love to accomplish the following day and working towards achieving them since they make me feel good. Being grateful, for instance, through laughter, ignites positivity within oneself as the mind absorbs the energy of being grateful.Positivity and good vibes are attributes of how we choose to see and analyze situations. Positive and good energy is determined by what side of the story we choose to lay on since, positive people attract positive energy, while, negative people attract negative feelings. Words are also very powerful since negative words kill positive energy and trigger negative emotions.Key talking points of the episode:·        How I start my day: staying positive daily·        Tips on starting and maintaining positivity throughout the day·        Factors determining how positive or negative your energy will be on a daily basisKey Milestones of the Episode:[01:29] Pete's backstory on his morning routine: how he sets up space for good moods[02:21] How Pete maintains positive energy throughout the day[03:35] External and Internal factors that open our minds to positive or negative energyStandout Quotes from the Episode:“Look at the positive in every situation. It's not the super complicated outreach pitch emails that we scripted word for word it's us being humans, building real relationships and having experience. You have to have that part experience to understand your audience and your offer” “something that I think really only comes from experience and launching products and failing, trying to sell services and failing, trying to grow a blog, traffic downloads, email lists and failing is enough experience to get clarity.” “Keep an open mind and always keep an eye out for what is working in addition to the like, okay, that didn't work. Why not? Or that didn't work time for the next thing.” “There is no one path for everyone. There's just not, there might be some that are fairly similar, but it's not exactly the same. Connect with us! Facebook: www.facebook.com/advanceyourreach Website: advanceyourreach.com Email: info@insidethegreenroompodcast.com  Welcome to part one of a very special new series of Inside the Greenroom!  In lieu of what's happening in the world today, this might be the most powerful thing that we’ve ever done on the podcast… Most of us have never experienced something like this in our lifetimes, and my heart goes out to those in the event industry - which is taking one of the biggest hits at the moment. Events all over the world have been either postponed or cancelled, including several I was either running or going to speak at. We also went through this very difficult time back in 2008. At the time, our company had a lot of momentum, events were booming, and it came to a screeching halt. I saw many speakers with powerful messages exit the industry, and I don’t want that to happen again. I’m very happy to say we got through it back in the 2008 recession, and had a breakthrough year because of how we were able to adapt!  In this multi-part series, we’re going to discuss how to pivot and thrive in our business during hard times - because we understand the impact it’s having in the speaking and event industry, and we’re sharing the same struggles you are. I’ll be talking about things we did to overcome the financial crisis during the recession 12 years ago, and also what we’ll be doing NOW at Advance Your Reach to navigate, and boom as a company.  We’ll be speaking on behalf of the major stakeholders in the events industry. In part one, we’re going to cover 8 strategies that are going to help you navigate, win, and boom in this industry as a business owner speaking on stages.  Enjoy!  P.S. - Make sure to visit advanceyourreach.com and get your hands on multiple FREE gifts and resources we have for you to navigate through this crisis. Plus, stay tuned for part 2, coming next week.  Here’s what we cover:  A major opportunity happening in the offline events world right now, and how to capitalize on it  What you should be expanding in the midst of the COV-19 crisis (this will help you to not be so reliant on one source of income, and it will help you truly change people’s lives) The business model of speaking, and the different types of stages you can add into your speaking portfolio  The different types of digital stages you can double down on (in 2019 we were on over 100 digital stages, and the amount of collective revenue was greater than 99%+ of what professional speakers earn every year in speaking fees)   The #1 offline stage you should research and win once the virus dies down (these will be full of attendees once things settle down!) How to create a “win-win” situation for events by helping them offset their expenses, while being able to generate revenue for yourself An overlooked but very powerful stage you can finally begin to build out and promote while you have the time to do so How to serve your meeting planners during a time of uncertainty and worry (meeting planners who control offline stages are greatly impacted by the virus, doing this will go a long way!) And much more!   Quick Episode Summary:   0:30 What to expect today 2:00 Take care of your three steak holders 3:24 How Pete survived 2008 11:14 The eight things you need to think about is to come out on top 11:49 Be a go-giver 14:10 Expand your product suit 19:45 Build out your portfolio of stages 23:37 Double down on digital stages 32:12 Create your own stage 35:00 Recap 38:43 The world needs your message 40:00 How to get more resources   42:40 What's coming up next week

Pod-Crashing Episode 47:I once had a program director that constantly reminded us to deal with Radio Reality. He’d begin every conversation saying, “Hey! This is how it really is!” Mike put so much refocus back into my career that I began watching every level of the Broadcast game. Hey! This is how it really is!Conan O’Brien’s conversation with actor Paul Ruben. The creator of Pee Wee Herman is having a difficult time trying to understand the concept of a podcast. The typical question, “What’s the difference between this and radio?” Conan jumps in to explain only to realize that after a year or so of doing podcasting he still can’t figure out why it’s called a podcast.I still remember how pouty I was about the name back in 2012. I hated the term podcast. Especially since the age of iPod listening was quickly disappearing. I had just gone through the death of AM stereo and HD Radio. So much energy put into trying to reinvent the wheel only to watch it fizzle like a firecracker on a rain soaked July 4th holiday. My good friend Nathan Richie was the first to step up and say “If you don’t like calling it a podcast then stop doing it. Start educating your listeners. It’s Listening on Demand.”Too difficult to say. It needs a dictionary definition to go with it. Besides, when I get a phone call from a promoter about doing conversations with Gordon Lightfoot and Dennis DeYoung telling them I host fourteen Listen on Demands… they literally stop. Then ask, “A what? Do you mean a podcast?”Hey! This is how it really is! Radio’s Rodeo Clowns can’t come walking up the dusty path and change the barrel racing rules. When I meet up with new people and tell them I host podcasts it’s pretty much the same act over and over, “Oh! I’ve listened to a podcast once or twice. Was never impressed.” Or the virgin podcast listener’s answer is “I can’t find the time to check into a two hour rant from Joe Rogan. Is Marc Maron really that pissed off at the world?” I’ve heard all the questions! It’s like being a podcaster turns everything into the six degrees of separation. So many listeners think we’re all in touch with each other. You know hang on the weekend. Free food at Denny’s at 3am. Then it’s back to creating new episodes on Monday.Hey! This is how it really is! I keep in touch with a lot of podcasters. Everybody needs to be swapping notes and experiences. It’s only going to raise the bar on quality. I’m not saying we should suddenly jump into a pair of Program Director shoes. Oh hell no! The art of being a great podcaster is doing it your way. I love checking in with new-be’s like Pete Kaliner who’s extremely fresh from the large tower but on fire with podcasting because its keeping his fans and followers locked in on the energy he generated while with a Talk station forced to clean house. It’s not that I’m babysitting or trying to pull off a Stock Market takeover. We need to create a stronger brother and sisterhood during these extremely early steps of digital vocal dancing. How Pete lays out his political conversations fed by a need to keep it local shouldn’t sound like my conversations with Elizabeth Chelan who’s got new research on how the military is struggling with recruiting volunteers. Texture is everything. This is how it really is! Part of growing with your podcast is knowing what to podcast. That’s an extremely tough mountain to climb for many. I mean, here it is! Your own podcast! Got the Zoom L-8, a fancy microphone, sound proofing, great set of cans and and and… so what do you wanna talk about? Just hit record and we can wing it right? Collaborations are a cool thing but know your game. A couple of great friends want to chum it up on a podcast. I’m always ready for any performance. But I’m a show prep junky. I never drop tracks unless I go into the episode fully prepared. Hey! This is how it really is! My conversation with Gordon Lightfoot yesterday needed to be an all-out conversation. To get Gordon into that emotional circle of storytelling I didn’t need to sound like I was pulling questions from thin air. Great talk begins with trust. Those receiving your questions will lower their guard when you build your relationship around the thought of a couple of people that happened to cross paths at Starbucks.Did I invent that? Oh hell no! I study the masters Stern, Rogan, Maron, Ronan Farrow, Bill Burr and the calmest of the smooth talkers Bob Pittman from Math and Magic and iHeart Media. Hey! This is how it really is! In this age of free form thinking and speaking the squeaky wheel isn’t always going to be the bird that gets the first worm. Part of growing your podcast is know what to podcast. Knowing arrives from experiencing. Not stealing ideas but using your own skills to bring forward a sound inspired or influenced by. Conan O’Brien does a brilliant job with long form famous people talk. What kind of nightmare did he go through developing that style? He’s a television guy who was barely given six to eight minutes with his guys. Now he’s getting over and hour with Pee Wee Herman? I’d love to see how Stern would handle a conversation after the producer on the other side says, “You’re out time is 10:09.” And the clock in front of you says its 10:06. I’ve only turned down one interview during a moment like that. I honestly said, “I love and respect this actor so much that being with him for only three minutes shows a disrespect for his presence as an artist. The universe will unite us again a different day.” I’ve done my fair share of itty bitty teeny weanie talks and had to rely on my producing skills to create an episode that wouldn’t make the listener feel like I just wasted their time. I’m not Entertainment Tonight where they billboard that coming up next so and so and he and she and when the story lands it was only 30 seconds in length. Hey! This is how it really is! Alright it’s time for me to reach out to Dennis DeYoung. He’s teamed up with Julian Lennon and Jim Peterik both of whom are huge conversationalists with a solid value at bringing forward the story and experience. Two days of prep has gone into this project. My friend Allan asked if I’d go anywhere near the history of Styx. No… No need. There’s a lot more to talk about than living in the past. So what’s the moral of the story? There’s no greater feeling then watching your analytics grow. When advertisers start researching your episodes the process gets even more exciting. Building an episode is like creating a craft beer. If you ain’t making what the bar can sell… that stack of BBQ’ed ribs are gonna sit on that grill all night. I learned that from a club owner in the 1990’s. He told me to stop playing love songs. It doesn’t sell whiskey. Tired sweaty dancers buy it up.

Today’s Brain Booster is brought to you by Pall Mall Medical – Specialists in stem cell therapy. On the show we have a great guest today in the shape of former European Tour professional Simon Dyson. Over a playing career of eighteen years Simon won six times on the tour, including 3 KLM Dutch Opens. He recently became a certified Mind Factor coach after attending the Manchester training. During the training Simon impressed me immensely with his enthusiasm and thirst for knowledge. In our time together for the Brain Booster we get to really look back at life on tour and the lessons learnt. The good times and the bad, the ups and downs of life as a professional golfer. Early days It was great to hear Simon talk with such fond memories of his early experiences in the game. From hitting balls through rugby posts on a field to then graduating to the golf course and playing round after round with his brother during the summer months. He had a distinguished amateur career culminating in a Walker Cup appearance at Nairn with fellow team mates of the calibre of Luke Donald and Paul Casey. We look closely at the influence of his early mentors in particular Pete Cowen who managed to get him out onto the Asian Tour and provided him with such sound advice. How Pete both encouraged and challenged him so effectively. What does it take to WIN? His first win in Asia happened relatively quickly. We explore the mindset Simon had when winning tournaments such as the Dunhill Links. A really great lesson here for anyone listening how to access their best performance Looking at what he would do differently if he had his time again we discuss ‘guilt practice’ and how so many golfers fall into the trap of believing if they put in enough ‘reps’ then all will be well with their game. We explore the necessity for rest and in particular recovery. The much overlooked area of getting real quality sleep and what you can do to be much more efficient in this area. Performance coaching How to actually coach the game to get players to improve. The need to see your students actually on the golf course What you REALLY find out when you begin to ask better questions. How and why effective training needs to be fun as well as challenging. What the coach of the future will look like. Do you want to get HEALTHY and STRONG? To really make a difference to your game this year. I am thrilled to welcome Pete Gail to the Clear Choices podcast! He is bringing something a little different and unique from others that I have interviewed because he is going to be telling us about how he guides others on making big decisions and choices in their lives as a youth sports consultant. Youth sports is a big industry in America- a $17 billion industry. To put that in perspective, that is as large as Major League Baseball. Many American families are spending an average of $100-$500 per month on one child. With the increase of parents hoping to get their child athletes into college by way of scholarship, the pressure is on. There is fierce competition because only about 5.5% of high school athletes go on to play college sports. Pete joins us to provide insight into how he helps athletes and families navigate youth sports and the choices they face when trying to play at the college level. Pete was born in Portland, Oregon, and currently lives in Lake Oswego, Oregon, with his family. He grew up in a sports family and was a successful soccer player playing at Duke University where he was captain of his team. He went on to play professionally and then later became a coach at Loyola Marymount University. His professional path of coaching and mentoring led him to starting his own business. He is the owner and operator of the PG Method, an athletic recruiting mentorship program which has literally helped hundreds of kids, in multiple sports, find their path to play college sports and obtain college scholarships. "I do think that hunger and drive is essential. At the same time, I think you have to have a healthy love of the sport. That passion has to be there and if it is, you’re going to want to work hard.” In this episode, you will hear: - How Pete made choices when faced with his own college decisions - How he helps student athletes and their families navigate the recruiting and academic college process - The process of mentorship, guidance, and strategy he provides his student athletes to help them make the best college choices for themselves Thank you so much for listening! Pete is the co-founder and CEO of Majorwise, an ed tech platform connecting students to job and internship opportunities. In their own words, Majorwise "focuses on simplifying the job search process, connecting students with the gig economy, and helping students gain more knowledge and experience to succeed in their field." In 2017, Pete's startup became the first student-run business to win the LaunchVT pitch competition, the oldest and largest business pitch contest in the state. We discussed: The importance of their board of advisers and what they've been able to do for the company The challenges of starting a business at age 19 How Pete & Max raised $200,000 for their startup before they left school and the perils of raising money for your startup at a young age How Pete brought talent into his organization in the early stages with Air Jordans Getting from idea to revenue and the point at which you realize your idea might actually work Pete's definition of entrepreneurship The importance of having a co-founder Product-Market Fit Why you shouldn't be focused on generating revenue (Hint: Solve the problem first) How to get value from sales calls that don't convert How to use email marketing as a growth hack Why every founder and CEO should pay for third-party audits of their website The best and worst advice we've received in our short careers Pete's advice to the young entrepreneur with an idea: Sell something. We closed out the podcast with a quote from Pete's co-founder Max Robbins: “We were at an event every single day learning to network and better succinctly pitch our idea. Persistence was the key. Ideas are worthless without execution, and to execute, you need to explain your idea succinctly and convincingly. To do that, you need to constantly talk about what you are doing, network with everyone, and leverage your connections. Pete Caputa, CEO of Databox, talks about their strategy of creating an ecosystem for agencies to learn about Databox, and how building out a partner program helped Databox grow to $1.5M in annual revenue. Visit https://www.leadquizzes.com/podcast for the complete show notes of every podcast episode.   Topics Discussed in this Episode: [01:48] Pete’s experience at HubSpot [05:07] How Pete got involved with Databox [07:45] How Databox started [10:32] Building out the partner program at Databox [12:41] Pricing for Databox [13:16] What they do to attract more agencies to Databox [15:25] How they define top partners [16:02] How they went about finding agencies [17:37] Their strategy of creating an ecosystem for agencies to learn about Databox through article contributions [21:21] Creating surveys and getting input from different agencies [22:00] Why they outsource the writing of articles [24:36] The Databox free program and why they decided to keep it [28:28] How they got more users to use their software [30:00] How they come up with ideas to help improve adoption [32:27] When Pete felt that Databox was going to fail [34:42] The one thing they did that had the biggest impact on their growth [35:38] The area that Pete was personally involved in growing at Databox   Key Takeaways: Agencies are being bombarded by software companies right now, and so the product really needs to work for them. The first thing that software companies get wrong is they start a partner program and they don’t even think about how the agencies are going to do their work. Most agencies hesitate to spend even a few bucks a month and so it’s good to set up the price so that it’s a very minimal amount of money per client, and it’s very easily justified by any time savings they would get from automating. The nice thing about agencies is they kind of pay attention to each other and they learn from each other, so once you get a few partners on board, it becomes a lot easier to be more credible with the rest. Action Steps: Invite agencies to contribute to articles that you’re writing as a way for you to get in front of them without being promotional about what you do. Consider offering a freemium product by looking at its benefits to sales and marketing.   Pete said: “I realized there was a real pain point for agencies, specifically, in that they were manually producing their reports at the end of the month for every client by logging in to multiple tools… and realized that we could automate a lot of that process for them.” “I look at marketing combined with a freemium product and to me, it just feels like a cash register because, especially with organic content marketing, once you figure something out, it produces returns for you for a long time with very little care and feeding.”   More from Pete Caputa: Pete’s LinkedIn Pete’s Twitter (@pc4media)   Tools and resources mentioned in this episode: Databox   Sponsor link 14-day Free Trial to LeadQuizzes   Thank you for listening! How much time did you spend thinking about sensors today? Unless they're somehow a part of your career, the answer's probably, "None". But during the 2019 Sensors Expo and Conference, we had the opportunity to meet Jen Gilburg and Pete Smith, of TE Connectivity. TE Connectivity is a long-established sensor manufacturer.  However, very few people are familiar with the company.  Applications for which they create sensors include: smart cities, health technology and partnerships with entrepreneurs and inventors. Jen is TE's  Senior Director of Strategy, Sensor Solutions, while Pete is Senior Manager of Product Knowledge, Sensor Solutions. We had the opportunity to record onsite during the conference--so we discussed the ways sensors are an integral part of twenty-first century daily life.   Applications are everywhere, including arts areas such as summertime special events! Jen and Pete talked about their backgrounds and some of the ways sensors are used.  They also offered some sensor-related resources for educators and creators in general. On this edition of Over Coffee®, you'll hear: How Pete and Jen's career paths led them to TE Connectivity; How we experience sensors in our average days (without even realizing it!); Current TE sensor applications in use in Third World countries, and globally; What's coming in the future; How privacy considerations come into play; One solution to avoiding a malware attack (a low-tech one!) Favorite resources Jen and Pete recommend for makers and educators; Some of the "problem-solving" use cases for sensors in STEAM applications. Sensors Expo and Conference will celebrate 35 years in 2020!  They've already posted their next conference dates: June 9-11, 2020 at San Jose's McEnery Convention Center.  Here's the link for more information.

The mPEAK curriculum builds on the foundation of MBSR to help people cultivate an optimal mindset for performance and life around it. Pete works with athletes, executives, leaders, musicians, dancers, law enforcement, military personnel, first responders and anyone else who pushes themselves towards excellence. He is also developing the mPEAK Coach Training program, for mindfulness teachers who want to work with performers. The interview explores the rich territory around mindfulness and performance. As many practitioners know, mindfulness can enhance focus, clarity, and purpose. And yet it is not obvious how to integrate the practice into the goal-oriented context of performance. After all, mindfulness is typically associated with acceptance of present-moment experience and a detachment from outcome, whereas performance is all about outcome. Joe and Pete take a deep dive into these issues, exploring: - How to make sense of the apparent paradox between mindfulness and performance - The link between mindfulness and flowSome concrete examples of how to bring mindfulness into performance experiences - How Pete uses his own mindfulness practice to sustain his own energy and passion - Some experiences Pete has had working with clients who you would expect to be highly skeptical about mindfulness training If you or your organization are interested in this approach, Mindspace has an experienced team of Mindfulness Coaches in Montreal, including Joe, who can guide you through mindfulness training and its integration into peak performance. Pete McBride is a National Geographic photographer, filmmaker, and writer who tells untold stories from some of the world’s wildest places. Most recently, Pete and his friend, author Kevin Fedarko, hiked the entire 800-mile length of the Grand Canyon, documenting the journey for his forthcoming book Grand Canyon: Between the River and Rim. The book is an amazing combination of breathtaking photography, adventure travelogue, and an examination of some of the conservation challenges facing the legendary national park. Given the fact that more people have stood on the moon than hiked the length of the Grand Canyon, it’s no surprise that this book is a must-read. • Growing up in Colorado’s Roaring Fork Valley, Pete spent his childhood skiing, playing hockey, and working on his family's ranch. After college on the east coast, he cut his teeth in journalism at the High Country News, where he discovered his proclivity for photography. From there, he set out on a series of adventures, camera in hand, and with a lot of hard work and hustle, he eventually sold his first story to National Geographic. After traveling the world as a photojournalist and having some close calls in Somalia and on Mt. Everest, Pete decided to focus his efforts on his “backyard river”—the Colorado River. Pete seems to have found his true calling in this iconic waterway—he has combined his artistic eye, journalistic perspective, and pursuit of adventure to become one of the Colorado River’s greatest advocates. • Pete and I met up in Aspen just before he headed to the airport to catch a flight. Even though our time was limited, we managed to cover a wide range of fun topics. We dig into the details of his Grand Canyon hike, and Pete tells a scary story of coming way too close to death early in the trip. We talk about his relationship with Kevin Fedarko, and how their differing personalities complement each other well on hardcore adventures. Pete shares more about his career as a photographer, and how he sees his strong work ethic as the key to his success. Pete also gives a great overview of the challenges facing the Colorado River, and he offers some solid book recommendations for folks who want to learn more about water issues in the West. • Hopefully I’ll get Pete back on for a Part 2 at some point in the future, because as you’ll hear, there’s still plenty more to discuss. For now, I really appreciate him taking the time to chat during such a busy time and hope you all enjoy the interview. ••• http://mountainandprairie.com/pete-mcbride/ ••• TOPICS DISCUSSED: 3:00 - How Pete describes his work 4:10 - Following the length of the Colorado River 5:45 - Genesis of the idea to hike the Canyon 6:20 - Grand Canyon adventure explained 7:55 - Partnership with Kevin Fedarko 11:00 - Close to death in the Canyon 12:15 - Surprises from the adventure 14:40 - The night sky at the bottom of the Canyon 17:20 - Ecology of the Canyon 19:40 - Camera gear on the trip 20:45 - Battle with hyponatremia 22:05 - New book 27:25 - Pete’s personal background 29:40 - Working at the High Country News 31:15 - First photojournalist assignment 33:00 - Talent vs hard work 35:20 - Surfing and Central America 37:00 - Photographers that Pete admires 39:40 - Conservation and the Colorado River 47:20 - Best books about water in the West

Pete Flint is a Managing Partner @ NFX, one of Silicon Valley's newest and most exciting funds with the recent announcement of their new $150m fund late last year. Prior to VC, Pete was a serial entrepreneur building one of today's most successful marketplaces, as the co-founder of Trulia. Pete led the company from inception to more than 50 million monthly unique users, $250m in VC funding from the likes of Sequoia and Accel culminating in their merger with Zillow in 2015 that valued Trulia at $3.5 billion. Before Trulia, Pete was part of the founding team of lastminute.com, a leading European online travel site that was acquired in 2005 for over $1 billion. In Today’s Episode You Will Learn: 1.) How Pete made his way into the world of startups joining the founding team of lastminute.com and how that led to the founding of Trulia and entry into VC? 2.) Why does Pete believe that startup timing is so crucial? How does Pete analyze market timing risk when investing? What is the right way for investors to think about the innovation cycle we are in today? On review, what does Pete believe lastminute.com did most right? What would he most want to change? 3.) What are the leading indicators that suggest potential in a network effect business? Would Pete agree with Josh @ Jackson Square that not all GMV is created equal? How does Pete anlyse the lack of free and open distribution today and how that affects marketplace scaling? Why does Pete still believe marketplaces are some of the most capital efficient businesses to grow? 4.) What has been Pete's greatest time of failure in his career? What is the framework Pete uses to analyse and assess his own ego? What are the commonalities in how Pete has seen truly great founders overcome failure? How does Pete balance between realism when something is not working and the mission and vision of the founder? 5.) How does Pete think about optimising decision-making, both in investing and operating? How does Pete approach the balance of head vs heart? When is the right time to decide with your head? When is the right time to decide with your heart? Why does Pete argue early stage investing must be decided with your heart? You can visit them at VirtuallyIncredible.com. With hurricane season in full swing, I have a very timely interview for you. Today, I am talking to Pete Neubig and Steven Rozenberg from Empire Industries out of Houston. This interview is golden with lots of lessons learned on how to handle natural disasters. These lessons can apply to any property management company no matter where you are, and what natural disasters you may face. Pete and Steve have both been on the show before and are old veterans when it comes to podcasting and talking about property management. They also feel as a company they have come out stronger. Today, they share how they managed 700 homes in the aftermath of Harvey. They share how they needed to act fast and be strategic with solving multiple problems. Then they share how they broke things down and created actionable items for each team member. They share how they prepared the lines of communication in advance by creating one-way channels that could be used even during the storm and then organized their people into teams and groups to accomplish everything. They also remained helpful to everyone and shared communication through their channels while always remembering to put people first. They share their philosophies and strategic actions along with lessons learned through this catastrophic event. Here’s where you can find Pete and Steve: Empire Industries Steve Rozenberg on LinkedIn Empire Industries on Twitter Empire Industries on Facebook Show Notes [02:31] Pete and Steve kick things off sharing how Houston is still hurting, but Empire as a company has grown through the experience. [04:12] Pete shares how they managed to stay on top of things by having a plan and a great team. [04:57] Empire manages 700 homes in the Houston area. That's 700 families and 700 potential owners. [05:52] Steve shares how taking action and coming up with a strategic plan helped them to respond and break things down into actionable steps. [08:35] They let owners and residents know how to get updates through their portal and Facebook to create a one-way line of communication. [10:20] The first thing they did was make sure everyone on the team was okay, then they took stock of available resources. [11:03] Everyone at the company was assigned an emergency job. They used conferences calls twice a day to create an action plan. They assigned project managers to attend the calls to cut down on communication time. [13:29] They used a spreadsheet to keep track of each property. They walked their vacant units to make sure they were rent ready because of the Houston housing shortage. [16:08] Steve utilized social media for communication. They wanted to let the owners know that their properties were alright. He did a Facebook Live video every day. [17:30] Steve shared all of the information he found out from FEMA and other agencies and then became a one-stop shop for tenants, landlords, and everyone. They combined forces and became a social media point of contact. [19:52] They also created a Hurricane Harvey landing page on their website that answers all kinds of emergency and hurricane questions. [20:54] They also filmed a public service announcement to help people find information and properties. [21:48] Using a voice over IP phone system. These phones aren't down like a flooded landline would be. [23:25] What happens when a home gets flooded out. If the house is uninhabitable, the tenant can break the lease. [24:31] They made a company policy that residents who have lost everything get their security deposit back. [25:06] How property management is a people business at the end of the day. [26:11] Helping tenants by getting repairs done right away. [26:38] Using Facebook groups for communication with owners and tenants. [27:30] Creating expectations to eliminate too many phone calls. [28:29] It's important to create the job roles in advance before emergencies happen. Also, have a list of emergency vendors and contractors. [29:31] Treat people well, value relationships, and be calm, structured and organized. [30:17] Trusting your current vendors instead of onboarding new people who come into town for the disaster. [30:57] They have had about 350 homes that have reported issues. [32:32] They had a vendor who waded through water to light a pilot light and didn't charge for it. They also found a new house for a family that lost everything and they donated things to help the family. [35:12] The best thing a property manager can do for the community is doing their job. [36:28] How Pete ended up adopting a dog with a broken leg. [37:54] They waived late fees this month and think their new leases will make up for lost rent from people who have damaged homes. They have estimated to collect about 90% of rent this month. [40:33] Pete shares a story about a homeowner and a tenant who lost everything. The owner didn't have a lot of compassion and is no longer a client. [42:48] Problems that happen when owners bypass the property managers, and how it's better to worry about people, not property.
