About Mark: Mark Bennington is an American actor, photographer, drummer, and author. After graduating from Mike Nichols's New Actors Workshop in NYC, Mark worked in theater for 10 years, with such directors as Sir Trevor Nunn, Paul Sills, Charles Marowitz, and Diane Paulus. Mark also did the guest-star grind in LA before picking up the camera in 2004, which quickly morphed into him becoming one of the 'Top 10' headshot photographers in the country. He later added both advertising and documentary portraiture to his repertoire with his work being published in The Atlantic, The Huffington Post, UpWorthy, CNN, PDN, GQ India, Varity, Forbes, The Los Angeles Times and many more. Mark authored the acclaimed photography book Living the Dream: The Life of the 'Bollywood' Actor (HarperCollins) and in 2016 his photography project America 2.0 about Muslim youth in NYC received worldwide recognition and was exhibited at major galleries in Jerusalem, Rome, Tokyo, New York City, Hudson, San Francisco, and Berlin. He also did a brief stint as an adjunct professor of photography at The S.I. Newhouse School at Syracuse University and for 5 years was the drummer of legendary LA roots/rock band '50cent Haircut' (Knitting Factory Records), playing over 400 shows and recording 3 studio albums. What they don't expect is the thoughtful, yoga-innovating, joking and laughing, professor of leadership named Mark Divine. At twenty-six he graduated as Honor Man (#1-ranked trainee) of SEAL BUD/S class number 170. Mark served for nine years total on active duty and eleven as a Reserve SEAL, retiring as Commander in 2011. His leadership of teams was so effective the government tasked him with creating a nationwide mentoring program for SEAL trainees. Not only did it increase the quality of SEAL candidates, it reduced BUD/S attrition rate up to five percent. Singer, songwriter, and musician Mark Pickerel was a founding member of the Screaming Trees, a PNW band that shaped the course of grunge history in the 80s and 90s. After recording five studio albums with the Screaming Trees and recording with Nirvana as well, Mark started the bands Truly, The Dark Fantastic, and Mark Pickerel and His Praying Hands, (now Pickerel and the Peyote 3). Mark has also collaborated with musical icons such as Brandi Carlile, Mark Lanegan, and Guns and Roses' Duff McKagan over the years. Mark's most recent album is I Have Visions. The purpose of lead generation and prospecting are the same: to get prospects into your funnel. Mark Boundy—a Sales, Pricing, and Value Consultant—has amassed wide-ranging experience in the industry for 25+ years. One thing that he always emphasizes is knowing your customer’s wold intimately. You can’t have perspective on something you don’t understand. Your customers are being bombarded with calls and emails. They don’t want to spend time educating someone on their business. So your job is to slow down to speed up. Before you make a call, understand the customer’s business well enough so you can have an insightful question to ask in the first 15 seconds. It lets them know you have an intimate understanding of their business and know what their big fires are. You can’t do that with a canned script. Your job is to be in the top 10% of the fires they’re already fighting. The secret to successful prospecting and lead generation is understanding the customer’s world so well that you can instantly plug into one of their top priorities. You become a priority and a resource to meet their business needs. Mark once had a job where his whole region was light on funnel. So they did a prospecting blitz to fill the pipeline. The guy who did the best was only making 5 calls a day. So they asked him what he was doing. The answer? Research. He would find someone that looked like a candidate, researched them to understand them, and prepared 1–3 insightful questions that he can help them answer. He was crushing it. But if he was in an organization that measured “activity” he would’ve been in trouble. Measure the right activities An organization needs to measure the right KPIs. John Tukey—a famous statistician—says “Far better an approximate answer to the right question than an exact answer to the wrong question.” Mark had worked with two SDRs that he was sharing with other salespeople. He found out that one of the SDRs was getting bonuses based on the number of calls that he made. So what did he do? He gamed the system by letting the phone ring for 1 ½ seconds—and then he’d hang up. What should you measure instead? Listen to hear Mark’s thoughts! Don’t measure the wrong thing. Measure the number of appointments. If you slow down your reparation, you can vastly increase your number of appointments. You can leave a great insight as a voicemail. At one point, 25% of Mark’s voicemails got return calls. He had earned the right to a conversation. Understand your customer’s world + ask insightful questions Mark firmly beliefs you must understand your customer’s problems. Know how your product or service delivers customer outcomes. Then, learn how to translate features and benefits into customer outcomes. When you’re prospecting, you say “My company delivers these outcomes. Does that resonate with you?” If you’ve done your research, you’ll know the answer is “yes” or they’re lying. Sometimes the answer is “no” but can mean they just don’t have time to talk to you. If they’ve said “no” to your offer—but you know your insightful question impressed them—ask if you can call time to time with any other insights. If they say yes, you’ve received permission to come to the front of the line and move into their circle of trust. Deliver value from the first second you’re on the phone. Sometimes we end up building a business that just doesn't fit our lives. Not intentionally. Sometimes it just happens that way.Maybe you don’t have the freedom you thought you’d have. Mark Leader joined the Devonport Warriors NBL team in 1983 after graduating from Western Oregon University. A 6 month holiday in Australia that turned into a 12-year NBL playing career that included championships in 1989 and 1994 with the North Melbourne Giants. Midwest multifamily provides strong cash flow compared to other parts of the United States. With strong fundamentals, investors along the east and west coasts are drawn into the region’s stability and sensible rents. This includes Mark Davenport and his partner Phoebe, who were allured to not only invest in the Midwest but relocate from Brooklyn, New York. Mark Davenport is an investor who began investing on the East Coast before finding real scale in the Midwest. He now lives in Kansas City and scaled his portfolio from a duplex to 124 units in just 5 years. Along with his partner Phoebe, they started with a foreclosed duplex and managed the renovations themselves. Their latest acquisitions include a 12-story apartment building and a 65-unit hotel. Mark was able to scale by getting creative on sourcing deals and focusing on finding problems to solve. However, with scaling into the larger properties, he has had to focus more on delegating tasks and running the business. In this episode, he shares more about why investing in the Midwest was so appealing, how he managed to scale so quickly in 5 years, and how he’s finding unique value-add opportunities with his investments.
