Inflation report pretty much solidifies a rate cut in September Personal consumption expenditures prices (PCE) were right in line with expectations as they increased just 2.5% in the month of July. Core PCE, which is the Fed's preferred measure came in at 2.6% and was slightly below the estimate of 2.7%. While both readings matched the June inflation report, I would say inflation at around 2.6% is still extremely manageable and I believe we will continue to see it trend towards the 2% target as we exit the year. With these numbers I believe we will see the Fed cut rates by 0.25% at the September meeting and then we could see one or two more cuts before the end of 2024. Will oil and natural gas disappear over the next few years? You may think that in a few years oil and natural gas will be a thing of the past, but Exxon believes the consumption of oil will be the same in 2050 as it is today and they don't see carbon emissions dropping until the year 2030. In the report they do see the world demand for natural gas increasing by 21% by the year 2050 while they expect the demand for oil to increase by just 2%. They do point out most of the growth for these energy sources will come from the industrial sectors to fuel manufacturing and also from chemical feed stock. Exxon does believe consumption of biofuels, solar, and wind will continue to rise, but clearly, they believe natural gas and oil are still needed to help fuel our world's energy needs. The big loser they believe is coal as they see that energy source dropping off 39% by 2050. To help with emissions, Exxon is largely turning towards carbon capture and hydrogen-based fuels. Rent concessions are climbing at apartment complexes! We are now well into the second half of 2024 and as we have been saying for the past couple years we believe the overbuilding of apartment buildings will eventually put downward pressure on rents. According to Moody's, rents are up 22% since 2019 across the country and the average rent is $1750, but due to the overbuilding of apartment buildings, landlords are having a hard time maintaining the higher rents and are now starting to offer concessions such as a month or two of free rent or a discount on utilities. Some of the more creative apartment companies have come up with cash rewards or gift cards to Amazon, CVS, Target or Walmart if you pay your rent on time. Don't get too excited about the concessions. They may sound good, but be sure you do the math to find out how much you're really saving. One large rental company says by offering a rewards program, about 97% of the renters renewed their lease in 2024. That is well above the national average renewal rate of 65%. I do believe over the next couple of years we should see rents decline somewhat as vacancies climb and these big rental companies have to pay the loans on all the construction costs, they incurred to build these apartments. Simply put, they will need the cash flow to make their debt payments. Business failures have climbed this year! Over the past year, starting a business has not been that easy. The number of failed new businesses increased by 60% as the new business owners ran out of money. Could this be because of a slowing economy? Bad business management? Or not having enough cash to start a business? Or perhaps it could be all three? Growth vs Income Investing The fundamental goal of investing is to make money, but for most people this is broken into two phases, growth and income. During working years everyone is saving and investing money, building their nest egg so during retirement, they can stop working and begin relying on income from their assets to support them. However, it is one thing to add money every paycheck to a 401(k) for 30 years, it's another thing entirely to withdraw money from an investment portfolio every month for 30 years without running out. During the growth phase, the swings in the market aren't as emotionally tolling because there's a paycheck coming in every few weeks. When that paycheck stops and you're selling positions to withdrawing money from an account during a market decline, things can go bad quickly. Not to mention nest eggs are largest in retirement, so a small percentage change is still a large dollar swing. The average retirement lasts over 20 years, but bear markets occur about every 4 years so retirees have to endure these periods multiple times. During a bear market if positions are sold at the wrong time, if the bear market lasts too long, if too much is withdrawn, or if the investments aren't sound, the portfolio will not have enough remaining funds to recover. Again this is not a risk during the growth phase when funds are begin added, not withdraw. To prevent against volatility risk in retirement, a lot of people shift their investments to something overly conservative, which short term feels safe, but long term will not produce the growth necessary to keep up with inflation and prevent outliving money. Before actually retiring, it is necessary to get comfortable with an investment philosophy that will continue to provide growth but will also allow sustainable withdrawals through the ups and downs of the market. Mistakes made early in retirement can result in the need to return to work or heavily reduce your lifestyle which no one wants to do after spending decades looking forward to retirement. Show Notes In this episode of WUKY News, host Clay Wallace sits down with cybersecurity expert Colin to discuss a recent breach affecting AT&T customers. Earlier this year, cybercriminals accessed metadata from AT&T customers, detailing the numbers they interacted with, the frequency of texts, and call durations. Although the breach did not include message content or personal information, it highlights significant vulnerabilities in cloud security. AT&T recently informed customers that while the data breach occurred, there is no evidence of the data being publicly released or used illegally. The compromised metadata includes phone numbers and interaction records from May 1st to October 31st, 2022. Colin, a security software developer and host of the Daily Decrypt podcast, explains that this breach is part of a larger issue stemming from increased reliance on cloud storage. He emphasizes that while the cloud is often considered cheaper, more flexible, and more secure, storing data with third-party cloud services shifts the responsibility for data security. Companies like AT&T, Advanced Auto Parts, and Ticketmaster, which also faced breaches, stored data on the cloud service provider Snowflake. Many organizations created accounts with just usernames and passwords, neglecting additional security measures. Cybercriminals exploited this by purchasing stolen login credentials from the dark web and using them to access Snowflake accounts. details how phishing attacks can lead to info-stealer malware, which captures login credentials. Without multi-factor authentication (MFA), these credentials can be easily misused. He stresses that if MFA had been enabled, the breaches could have been prevented as unauthorized login attempts would have been flagged. For over 160 companies using Snowflake, the lack of MFA led to significant data breaches, including customer records from AT&T, Taylor Swift tickets from Ticketmaster, and social security numbers from Advance Auto Parts. Snowflake has since mandated MFA for all new customers. Colin offers advice on basic data protection steps, such as using end-to-end encrypted messaging services and being cautious about the amount of personal information shared with companies. This week we discuss what we discovered when Host Jack Nerad was among the first journalists to drive the seventh-generation Ford Mustang. While the “all-new” 2024 Mustang offers buyers the choice of a turbocharged four-cylinder engine or a naturally aspirated V8, it's hard not to view the V8 version as "the real Mustang." The turbofour does offer a reasonable dose of horsepower — 315 to be exact — but the 5.0-liter V8 in the 2024 Mustang GT delivers 480 horsepower and 415 pound-feet of torque. Certainly more power = more fun. The added ommph isn't the only reason to prefer the Mustang GT over the Mustang EcoBoost either. In terms of overtall drivability and response, the V-8-engined GT just feels better than the four-cylinder version. Steering, braking, and even throttle tip-in are smoother and better sorted-out. Of course, the GT's standard six-speed manual transmission also moves the needle in the V8's direction. With automatic rev-matching, the manual trans gives the driver another satisfying way to interact with the new car. We'll tell you about others in this week's road test segment. As Nerad tested the Mustang GT, Co-Host Chris Teague got to put the 2023 Jeep Compass through its paces. Over the past three seasons, the Compass has got what amounts to nearly a full makeover. First, Jeep revamped the compact SUV's interior; then, they gave it a new, much more satisfying turbocharged four-cylinder engine. Teague will tell us how he likes the changes in this episode. In the news segment, we'll take a long look at the limited-edition Mopar Dodge Challenger and Charger models that were just announced. Motorists in Austell pulled over for faulty tail lights, broken rearview mirrors or other damage to their cars could now be in for a gift card instead of a ticket. Thanks to a partnership between Advance Auto Parts and the Austell Police Department, officers responsible for traffic citations have $500 worth of gift cards from the auto shop. Instead of making drivers pay, the city will pay drivers to be safer on the road, giving them a gift card to fund repairs so that they comply with the law. Austell Police Chief Scott Hamilton was joined by other officers in the city's police department Thursday at the Advance Auto Parts on Veterans Memorial Highway to announce the collaboration. Mark Strenta, an Advance Auto Parts vice president, said this is the company's first partnership with any Cobb city, and the first to happen in one west of Atlanta. Advance Auto Parts already has similar partnerships with Sandy Springs and Lilburn, and Strenta hopes to expand to Peachtree City soon. Cobb County leaders were in the schools Thursday to read to students as part of Read Across America Day. Established by the National Education Association in 1998, Read Across America now offers year-round programming to encourage reading among students, and it does so by promoting books that students can both see themselves reflected in, as well as those that present experiences that may be different from their own. It also still marks March 2 as Read Across America Day, and all of March is National Reading Month. Smyrna Mayor Derek Norton read to fourth-grade students at Norton Park Elementary to recognize the event. As part of her “Read Across Cobb tour,” Cobb school board Nichelle Davis read to “Smyrna Elementary STARS” to celebrate the day. Another Cobb school board member, Leroy Tre' Hutchins, read to students at Riverside Elementary in Mableton. Kennesaw State used three straight 3-pointers deep into the shot clock, including what may have been the biggest shot in the program's Division I history, to hold off Lipscomb 80-71 in the semifinals of the ASUN tournament at the KSU Convocation Center on Thursday. The Owls will now host the conference championship game for the first time. They will get a rematch with co-regular season champion Liberty on Sunday at 3 p.m. with the winner earning the automatic bid into the NCAA tournament. It will be the first time KSU will play in the title game, and it will be the first game to be shown on national television from the Convocation Center, as ESPN 2 will broadcast it. If the Owls win on Sunday, they will clinch a spot in the NCAA tournament for the first time since the program moved to Division one. The Chattahoochee River National Recreation Area, stretching along the river for 48 miles through metro Atlanta, posted its highest ever number of visitors in 2022, the National Park Service announced Thursday. Some 3.5 million people are estimated to have visited the recreation area last year, representing an increase of about 9% from 2021. That outpaces the river's park service neighbor in Cobb, Kennesaw Mountain National Battlefield Park, which had about 1.3 million visitors in 2022. Among all National Park Service units nationwide, the Chattahoochee ranked 21st in attendance. The park service said to avoid crowds, visitors are advised to visit NPS dot gov. A Cobb County police officer was involved in a car wreck Thursday morning. Police spokesperson Shenise Barner said the collision occurred around 7 a.m. near Atlanta Road at Bingham Street, in the Fair Oaks area. There were complaints of minor injuries, but Barner said this was not a “major crash.” Cobb's Selective Traffic Enforcement Unit is investigating the incident. The Kennesaw Parks & Rec Department will have the annual Bunny Breakfast on April 1 at the Ben Robertson Community Center in Kennesaw. There will be two seatings available: 8 to 9:15 a.m. and 10 to 11:15 a.m. Attendees will be treated to a buffet including hot and ready pancakes, scrambled eggs and sausage, as well as a medley of fresh fruit and breakfast sweets. I would observe everyday stuff and imagine what was being said and thought, and develop that. Videos are endless. They just keep coming, like recommendation videos. When my friends and I watched Talladega Nights, we were losing our minds laughing so hard.
