London is brimming with capital waiting to be invested in housing, facing a millionaire exodus, and undergoing significant changes in the rental market. Key insights cover Melanie Leech's vision for unlocking capital, Labour's private school tax raid, non-traditional PCL areas, voluntary rent increases, and mortgage rate cuts. Melanie Leech, Chief Executive of the British Property Federation (BPF), envisions a new housing boom in London, akin to past transformative periods. Since the 1980s, London's population has grown by almost half, yet housing supply has lagged, contributing to high rents and declining home ownership. The BPF's manifesto, "Building our Future," calls for critical changes to the planning system, aiming to provide homes for diverse demographics and budgets. To expedite development, more planners are needed. Political parties are committing to providing more resources, and BPF members are willing to pay higher planning fees for faster, more effective systems. With significant capital available, smart investment can unlock more build-to-rent (BtR) properties, housing for older people, student housing, and social housing. BtR properties offer long-term leases, predictable rental increases, and well-maintained facilities, providing greater security and quality for tenants. With the right policies, the BPF predicts that BtR output could double to 30,000 homes annually across the UK. Private sector capital is increasingly invested in social housing, with partnerships between not-for-profit and for-profit sectors emerging to boost supply. The BPF's manifesto offers the next government an opportunity to unlock investment, power London's economy, and maintain its global status. For property investors, non-traditional prime central London (PCL) areas like Camden, Notting Hill, Shoreditch, and South Bank are becoming attractive. These areas have experienced significant urban regeneration, boosting desirability and property availability. Young, affluent buyers are drawn to these neighborhoods for their cultural, culinary, and entertainment options, alongside potential for strong investment returns. Notting Hill, with its colorful houses and famous market, has seen property values increase by 101% over the past decade. Shoreditch has undergone major transformation, with significant price rises and a growing number of high-value properties. Camden and Kentish Town have seen substantial rental price growth, making them attractive for investors seeking higher returns. Labour's plans to address the rental market include preventing landlords from creating bidding wars, though renters can still "voluntarily" offer higher prices. Inspired by New Zealand's policies, Labour aims to ensure advertised rental prices match final charges, limiting competitive bidding. Critics argue this creates a loophole, as competitive bidding environments persist due to supply shortages. Labour also proposes limiting the amount of rent tenants can pay upfront. Scotland's government has implemented rent rise limits and eviction moratoriums, offering a model for tenant protection. With Labour leading in polls, their plans could significantly impact the rental market. In mortgage news, NatWest has reduced fixed-rate mortgage costs ahead of a potential Bank of England rate cut in August. The bank's five-year fixed rates for remortgage now start from 4.26% with a £1,495 fee. De Lone grew up in suburban Philadelphia, taking piano lessons at age 12. His early influences included Ray Charles and George Shearing. After stints as a student at the New England Conservatory of Music, Harvard University, and University of California, Berkeley, he moved to Greenwich Village.[3] While at Harvard, de Lone composed the song "One for One," which was the first single released by Linda Ronstadt and the Stone Poneys. Eggs over Easy In 1969, de Lone formed the band Eggs over Easy with Jack O'Hara and Brien Hopkins.[4] In 1970, Chas Chandler persuaded the band to record in London, but those recordings were not released. A four-night-a-week residency at a pub called the Tally-Ho in Kentish Town lasted more than a year. Eggs over Easy played a blend of blues, country, and rock that became known as pub rock. Regular attendees of their shows included members of Brinsley Schwarz and BBC disc jockey John Peel. In 1972, they returned to California and released their first album Good 'N' Cheap produced by Link Wray. The Moonlighters De Lone moved to Marin, California in 1972, where he met Bill Kirchen, who had been performing with Commander Cody and His Lost Planet Airmen. In the late 70s, de Lone joined Kirchen's side-project band, the Moonlighters. Their 1983 album Rush Hour was produced by Nick Lowe. Both de Lone and Kirchen later worked with Lowe and Elvis Costello. De Lone and Kirchen still record and perform together. In 2016, they released their duet album Transatlantica. The Christmas Jug Band De Lone is a member of the Christmas Jug Band, a collection of musicians who have been touring locally each holiday season since 1976, and releasing albums since 1987. The band has included musicians such as Dan Hicks, Tim Eschliman, Jim Rothermel, Lance Dickerson, Brien Hopkins, and Norton Buffalo. Richard de Lone Special Housing Project De Lone coordinates an annual fundraiser for eventual construction of the Richard de Lone Special Housing Project, a residential facility for people with Prader-Willi Syndrome, which de Lone's son Richard is afflicted with. As part of the 2007 event, Elvis Costello reunited with Clover, the band who backed him on his first album My Aim is True.

He tells Andrew how he got into family history, about his Old Palace School Bombing project, and shares his ideas for some genealogy-themed Lego sets.The Life Story - William Wootton Paul has chosen to tell the life story of his maternal Great Grandfather William Tom Wootton, who was born in 1863 in Kentish Town, London. Paul describes him as an 'entrepreneur' although others might describe him as a 'chancer' given some of his actions.William had 7 children with his first wife Elizabeth Compton, but the final child saw Elizabeth die in childbirth. William re-married to an Emily Dodd, and they added a further 9 children to their family - and as you might expect - this came at a price! William worked as a lead glazier on some of England's most impressive architecture, but his determination to keep a roof over his family's head led him to take on a number of other jobs to make ends meet, including Punch and Judy shows, busking and there's even a family rumour about a sale of some well known East End songs.The Brick Wall - Samuel Chiddicks  It's a brick wall that's been standing for 30 years that is asking for help with, and it's one that he has tried to crack time and time again.Paul knows that Samuel Chiddicks was buried in South Fambridge in Essex, England, in 1816, with a given age of 55 years old, which in turn gives an approximate birth year of 1761.He is believed to have married a Mary Turner in 1787 in South Fambridge, but he is known to have married Ann Beard in 1794.Paul has undertaken an autosomal test with Ancestry, and a Y-DNA test with Family Tree DNA, and this has given him some Chiddicks matches in the USA and Northern Ireland, that all lead back to County Tyrone and County Fermanagh in Northern Ireland... but how?Where was Samuel Chiddicks born?Who were his parents?Is Northern Ireland in his Chiddicks ancestry? If you think that you can help Paul with his brick wall, you can contact him via his website chiddicksfamilytree.com or you can find him on Twitter @chiddickstree. Arrival, which went public via a merger with a special purpose acquisition company (SPAC), has an order for up to 10,000 vans from UPS. The Arrival electric test van decked out in UPS' distinct brown livery is popular with drivers at the package delivery giant's facility in London's Kentish Town district. In just a few hours these chargers could offset the commute to and from work also, for the cost of just one DC fast charger, you could buy several level II chargers.  If these were more common, it would make EVs an option for people who do not have access to charging at home. Ideally it would be nice if workplaces got incentives to help offset the cost of installation, and for adding solar to help charge vehicles. Some places here in San Antonio simply contract with Charting companies, unfortunately they typically charge about 31c/kWh, and install just a few chargers to maximize profits. I would prefer if workplaces install their own chargers and either provide free charging or charge less exorbitant prices. Shahad ChoudhuryWe need more, slower chargers at workplaces. My work is limited to 8 chargepoint plugs because of the grid connection, but it only takes a couple hours to charge up most EVs on them.  This led to lots of frustration and wasted time (pre lockdown) when people moved their full cars, since multiple other people are all rushing down to try and get the spot when they're notified Barry WolfFor USA: run many (at least 10% of spaces) 20 amp circuits to the parking lot, with one circuit per parking spot, using 4 conductor cable but make each circuit a 120 V circuit (extra unused conductor enables 240 V service in the future). Charging at either 12 amps or 16 amps @ 120V for eight hours will provide ~11 kWh or ~15 kWh, respectively, of energy during the work day. This will provide30 to 60 miles of range, depending on EVSE amperage and car efficiency. Either have people bring own EVSE or provide L1 EVSEs.  Karl CramerI'd be happy if every workplace parking lamppost had an outdoor GFCI rated plug socket at its base. Since were there for 8-12 hours anyway we can get a long slow charge that's better for our battery life anyway. Ron BarberI assisted in the specification and configuration of the chargers at my workplace 2.5 years ago. One site of about 600 people we installed 14 Level 2 chargers (7.6kW or 3.8kW if both of the pair in use). A second location has about 1200 people and 24 Level 3 chargers. The units are from ClipperCreek which has provided excellent service. There is no charge to using the units but we ask people to use for only 4 hrs per session. It can vertebrae a point of contention with the number of EVs more than tripling since install.I also developed hardware and software to monitor the chargers and provide a web site for status.  The charging power is a bit low but some constraints on available power near the parking lot, but I did take a survey prior to speciation (about a year in planning) and collected commute distances and EV types to analyze average charging times needed. The system has proven to be well utilized. Michael ClasquinLots and lots of 240 volt sockets  that we can plug our granny chargers into, weatherproofed if necessary. Mae Muller UK singer songwriter bringing her heart and soul into her art strongly supported by her parents, "Dad never misses a show" says Mae in the podcast. She is focusing on her and dedicated to building her life and dreams and encourages others to make sure you have your own life and don't give too much of yourself away because at the end of the day you are all you have. She speaks with such strength and passion and her music is inspired heavily by Rihanna who she would love to co-write with sometime. Muller is still only 21, but she describes herself as a “late bloomer,” having only penned her first song two years ago. That track, “Close,” remains on her SoundCloud to this day, a symbol of where she has come from and a reminder of the raw emotion she puts into each of her relatable pop bangers. Putting that song online, alongside short Rihanna & Frank Ocean covers on Instagram, helped Mae get her first music industry attention. Fast forward through a whirlwind 18 month period and she's released two EPs and has formed the sound of a versatile young artist who speaks directly to and for her generation. Music for Mae begun when growing up in Kentish Town, North London, where it was always a part of her life but not necessarily as a career path. “The music was something I was always interested in and loved, but I didn't go to music school or anything. I did it for fun. I've always enjoyed creative writing, but I only started writing song 18 months ago.” she recalls of her younger days. In fact, working behind her local bar convinced her to pursue music further. “I had a few shitty jobs and worked in a pub. When I was at the pub I kept thinking, 'I don't know what I'm doing.' I uploaded a song that I'd written to Soundcloud and that is when it all started. It was very quick.” Those early days remain a constant influence though: “North London shaped me as a person and as an artist. It's not an exaggeration to say that Dilys Daws' contribution to the field of child mental health and child psychotherapy has been immense. Spanning over five decades, her career as a Child & Adolescent Psychotherapist is notable in many respects as a clinician and shaping public opinion and government policy about the importance of infant mental health. In the 1980's Dilys began speaking to the public and government about the work of child psychotherapists with their patients, raising awareness of the profession and the difficulties babies and parents experience in a way that had never been done before. Her books, such as Through the Night, which focus on the difficulties infants and parents experience , have become classics for therapists and new parents alike. Their popularity is perhaps due to the fact that they are based on fifty years of careful observation of babies and their families, many of them spent in the same baby clinic. It is Dilys' ability to influence government policy and collaborate with different child professions, as well as her extraordinary clinical work which is really quite remarkable which mark her out as one of the most important child psychotherapists of her generation. Because since 1976, Dilys has been transforming the lives of children and parents in what might be to some an unconventional setting for psychotherapeutic work. Each week she has been going to the James Wigg GP Practice, in Kentish Town, London to stand by the weighing scales, observing what takes place as parents bring in their babies to be checked. In 1996 she set up the Association for Infant Mental Health UK, a networking body for professionals working with infants. Dilys cofounded the Child Psychotherapy Trust in 1989 and had a significant role in developing awareness of child psychotherapy in the UK among the public and the government. Following this, the training for child psychotherapy was negotiated by the Association for Child Psychotherapy within the NHS. It was during this time under her tenure in the early 1990's, that she encouraged fellow child psychotherapists to speak to the media about child mental health and the difficulties their patients were experiencing - and perhaps broke a taboo that had existed until then.

Stockholm-born Oscar Gustave Rejander (1813–1875) relocated to the UK in the 1830s. Some twenty years later he abandoned his profession as a painter to pursue a career in photography. Karen Hellman, assistant curator in the Department of Photographs at the Getty Museum talks about the medium of photography in the 1850s – what it was and what Rejlander thought that the medium could do. Rejlander's position as an outsider allowed him to do what was not expedited, like double exposures, photographic manipulations and retouching. Today he is often referred to as the father art photography, a pioneer experimenting with the medium. London is blessed with hundreds of great pubs. But for me one stands tall above the rest: a beacon of everything that is great about this British institution. It also happens to be my local. The Southampton Arms in Kentish Town, North London feels like it’s been there forever—it’s all worn wood, rickety chairs, stained walls, and sepia photos. It breaks all the perceived rules of running a pub. Up until last year it had 12 cask lines, six cider lines, and just two keg lines. It didn’t take cash and only served a few bar snacks. It had a one-page website and an almost untouched Twitter account. On paper it shouldn’t work, and yet the perfectly kept casks flowed constantly. Things have changed a little since then, but not by much. On a Monday night, during the live piano performances, you can hardly move; on Tuesday, during the pub quiz, the same drunk man screams questions over the top of people’s heads at the bar. Even at the height of winter, Friday and Saturday crowds spill out into the tiny backyard area, blocking the way to the outhouse toilet. It’s the most effortlessly welcoming, cozy pub I have ever been to, and it quickly became my favorite pub in the world. Amazingly, it only celebrated its 10-year anniversary in November. Its cofounder, Pete Holt, is a soft-spoken guy who has that enviable skill of seeming to like exactly what everyone else likes. Despite the rise of keg beer and gastropubs he wanted to open a simple real ale boozer, and it seems everyone in North London approved.  He did the same with the Cock Tavern in Hackney, when he opened the borough’s first brewpub in 2011. Howling Hops started in the basement but just a few years later expanded to its own brewery and taproom site in Hackney Wick, where it now pours a wide range of beers straight from the tanks. Its beers are staunchly modern and usually hop-forward, but you’ll still see lots of Howling Hops casks at the Southampton sat next to breweries that have been stocked for the full decade—breweries like Marble, Thornbridge, Moor, and Oakham. In my conversation with Pete, we talk about the inspiration behind his three sites; the unique challenges of running a business that spans production, logistics and serving; and what it’s been like to watch London change over a decade through the lens of beer. It's been a minute since we had our last weekly coffee on upper St. in Angel and actually our last one was in Kentish Town on the strip and it was times like those that really built our relationship it took our conversation to another level and we bonded with our similarities, estate life, young dads and the finding of culture and it's growth into a creative life. As the years have passed and life cracks on and asks more of your day we don't grab as many coffees as we used too but we've always been in contact in some way even though he doesn't have a phone! This is one half of the legendary TaskForce, the Highbury Estate veteran and to me an oracle of life in the North East of our city, Farma G!. He has experienced loads, put himself through a bag load of actions and activities and this was all before he finished school. It was so dope having him round, we chat about loads of things whilst we catch the story of his come up, from copping 7inch records in the local newsagent, to his various hustles on Upper St and also him and his peers concerted effort to get on a mic by any means necessary and let heads know.. We go from life in the manor, his interest in music and introduction to graffiti, to meeting Intense in his first year at secondary and setting up The Bury Crew. We chat about the meeting of Mark B and Taskforces first EP and then the Lowlife years all the way through to his new projects with a load of his thoughts and processes in-between. Another dope point to make about this interview there was another legend from the city and a friend of mine in the studio, TEACH DDS happened to be visiting, stayed for the chat and added a couple of amazing points and reminders for Farma which added to the convo, big up King Teach. Farma is a brother from another manor, a guide from the other side and a friend to very end.. we have an amazing conversation, two friends talking, and we go deep, Big up Farms... PS the dog you hear barking isn't Brie, it's a spaniel down the hall, he was fine.. Enjoy..

Hugh Cornwell was one of the major figures in early British punk rock. He was the lead singer, guitarist and songwriter in The Stranglers, the hugely influential band who scaled the charts with hits like No More Heroes, Peaches, and Always The Sun, and always marched to the beat of their own drum. Hugh smuggled Leon Trotsky into the charts and more covertly heroin – the real subject of their 1981 hit single Golden Brown. But he left the band 25 years ago to concentrate on his own recordings – earlier this month he released The Fall And Rise Of Hugh Cornwell, the first anthology of his post-Stranglers career, and he’s just begun a major acoustic tour of the UK. Here Hugh talks about his formative years in Kentish Town, North London, the band he formed with schoolmate Richard Thompson (later of Fairport Convention fame), and why he decided to go solo. Along the way he discusses the drug bust that saw him do time in Pentonville prison, biochemistry, his novels and his journey from entertaining gobbing yobs at those dangerously thrilling early punk gigs to literary snobs at the more refined Hay-on-Wye literary festival. Today (Sunday 8th) is international women’s day and there will be celebrations all over Camden. This year’s theme is make is happen and Somers Town Youth Centre is making it happen with a day of activities. All through the month of March the Camden People’s Theatre will be celebrating new theatre in its Sprint festival. There are dozens of performances to look out for and if they get you in the mood for some acting of your own, you can check out classes at the London-Irish Centre. This coming Saturday 14th there will be a booksale at the St Pancras Community Association Centre to help fund Women and Health on Carol Street. She was a nationally elected member of the Council of the Royal College of General Practitioners 1989 to 2009 and chaired the College’s Committee on Medical Ethics from 1998 to 2004 and the International Committee from 2006 to 2009. She has been a member of the Wonca World Executive since 1997. In November 2009, she was elected as President of the Royal College of General Practitioners for a three year term. She has written regularly for the British Medical Journal in her personal capacity. Her book ‘Matters of Life and Death’ was published in 2007. Camila Batmanghelidjh CBE is an Iranian-born British charity executive and author. She is best known as the founder of Kids Company, a charity which worked with inner-city children and young people in the UK.

In the wake of the great jazz trumpeter's death I'd been a little dismayed that Donald Byrd was being celebrated by my Facebook friends mainly for the his 70's recordings with the Mizell Brothers. Of course these are all amazing tunes, and I love them as intensely as anyone. Way back in the 90s I was asked by Blue Note Japan to choose an album from the catalogue for re-release in Japan, and I chose Places ANd Spaces, at a time when the Mizell Brothers recordings had not yet gained the formidable reputation they deservedly have today. However Donald Byrd had already enjoyed a prodigous career that went back to 1955, almost twenty years before he stepped in the studio with the fusion pioneers. So it was my intent to play a greater breadth of Byrd's works on the show whilst not ignoring his later crossover material. I'd even lined up "Lovin' You" and "Love Has Come Around" for the closing sequence. However I arrived at the studio and launched into my selection following the usual bit of banter with messrs Allen and Hale of The Wildstyle, only to discover about twenty minutes in, that not only had I left those two anthemic twelves back in Kentish Town but that also my back-up cd on which I thought I'd burned some more of his classics was actually blank! So if you hear a note of panic in my voice round about "Elijah", that's why! No worries, I had plenty of original Byrd vinyl and a bunch of CDs to cover my losses, however what my "space cadet" forgetfulness meant was that the show became just a bit more "hardcore", in fact I ended up playing hardly any of Byrd's most celebrated works, and that I regard as being providential! Everything happens for a reason. My only regret was that without those two tunes for the last half hour I wasn't able to naturally plug this Saturday's If Music session at Plastic People, "Love Is In The Air,And In The Titles". But there you go If Music presents a post Valentine's celebration of "love" records, strictly vinyl featuring Myself , If's Jean Claude Thompson and Budgie from Honest Jons, Saturday 16th, Plastic People!! So two hours of Byrd which focusses on the jazz musician and composer ( though he didn't actually write any of the tunes he's best known for), and I talk a bit about his role as an educator and perpetual student. Definitely something of a polymath, Donald Byrd was one of the last few jazzers who connects with that post-bop tradition, there's only the likes of Sonny Rollins, Wayne Shorter and Ahmad Jamal left and maybe a few more but a rapidly dwindling coterie of jazz legends. However his career, and the choices he made, stand as a testament to a a great man who had an ability to reach out communicate, educate and involve way beyond his role as a jazz musician. Spanning from his 57 recording with Gigi Gryce through to a lovely tribute tune from 95, Ahmad Jamal's "Big Byrd", basically a dialogue betwwen two of my favourite ever players, this Is Donald Byrd. The 18th December is the UN backed day for celebrating migrants all over the world. Camden mum, Cina Aissa, whose own heritage is mixed French and North African, goes looking for migrants. She visits the Migrant Resource Centre in Victoria and is impressed by both staff and users. She visits the Platforma Festival where art and conversation are used to give expression to the experiences of a wide range of migrants and refugees. Alex McDonnell, who supports Irish migrants through the Aisling Project tells Cina how it works and a Chinese key cutter in Kentish Town shares the origin of the signs he makes to deal with his quirky customers. Finally she hears from a white British mum about her take on the presence of migrants in Camden. Hear what she makes of it all. Over 70 Stations will broadcast locally and online.
