Agency hopes to see housing complex at site The Metropolitan Transportation Authority anticipates awarding development rights to convert a parking lot at the Beacon Metro-North station into a housing complex with hundreds of apartments in the third quarter of 2025. The timeline was among the details agency representatives shared with the City Council on Monday (Nov. 18). The MTA on Nov. 1 issued a request for proposals to create a transit-oriented development in the station's 4-acre north lot. Proposals are due Dec. 18. Respondents will be narrowed down early next year. After a developer is chosen and approved by the MTA board, the city Planning Board could begin its review early in 2026. The project, which will create around 300 rental units, along with commercial or retail space, must comply with Beacon zoning laws and the all-electric building law, which bans fossil fuels from new construction. New York State is pushing for the riverside development to address a statewide housing shortage and to take advantage of $500 million in funding authorized by Gov. Kathy Hochul, a portion of which will be used to replace the 483 commuter spaces in the north lot, possibly through the creation of a parking garage in the station's center lot. "One of the most difficult things that we face when we're developing a property in our service territories is how to replace the existing parking," said Nick Roberts, a real estate manager for the MTA, on Monday. "Unsubsidized, the cost to replace the parking would effectively put this project in the red from the outset." While the state funding will help replace commuter parking, it cannot be used for spaces required for the housing units. The southern parking lot is also being eyed as a development site "at some point in the future," Roberts said. The MTA sought "expressions of interest" for creating a transit-oriented development at the station 17 years ago. However, the idea never gained traction after backlash from the community and fears it would draw customers from Main Street. This time around, Main Street is thriving and the waterfront has been rezoned to not compete with the shops on Main. Still, development at the train station should "meet the needs of people" by including essentials such as supermarkets or pharmacies, Council Member Dan Aymar-Blair said Monday. The MTA expects to receive "impressively designed" proposals "intended to activate the station area and facilitate this greater connection between the station area and the rest of the city," Roberts said. The agency will lease the project site - but not the entire station - to a developer for 99 years. The request for proposals does not specify the size of the apartments, but conversations with developers have revealed a "strong preference" for building studio and one-bedroom apartments "targeted to a demographic of people in their 20s and 30s and people who are looking to downsize," Roberts said. State law gives the MTA the authority to implement a payment in lieu of taxes, or PILOT, arrangement with the city. Roberts and Andy Buder, the director of government and community relations for Metro-North, had few details Monday but said the agency "will figure out a revenue-sharing methodology as we get farther through this process."
This week, we're angry on behalf of Brianna Chickenfry after watching the recent Barstool Sports podcast episode, BFFS, in which Bri shed light on what really went down in her relationship with Zach Bryan. Let the record show that since watching, we despise Zach, and this episode is dedicated to reinforcing what a small, pathetic man he truly is. In other news, we openly pair the people in our lives with Bob's Burgers characters and discuss the intimate details of Caitlin's medical appointments. Our read of the week is a horror book: The Exorcist's House by Nick Roberts. It tells the story of Daniel and Nora Hill, along with their daughter Alice, as they move from Ohio to an old farmhouse in West Virginia. Things get creepy when Daniel finds a boarded-up, hidden room in the basement adorned with crucifixes. Caitlin is proud to share that she finally finished the Throne of Glass tandem read (Empire of Dawns and Tower of Dawn) and is now embarking on the monster of all fantasy reads: Kingdom of Ash. They say you should never judge a book by its cover, but in the case of Nick Roberts' new release, “Mean Spirited,” it's that wonderfully terrifying art that captures the feel of this new horror story. The book is released through Crystal Lake Entertainment. Released just a day before this recording, the story centers on how an alcoholic teacher and father's world spirals out of control when a former student is killed and he is left with her dog and the dark presence that follows it. Nick and Max talk about the creation of Matt Matheny and why Nick went this type of character, as well as how he handles the challenges that await. His ex-wife, Lucy, also plays a role and we look at how the two work together to unravel what is going on. We discuss the dog, Conehead, and get a glimpse into the darkness that follows him. Nick also talks about the amazing cover art and the different aspects of the book that it captures.

Horror fans, turn the volume up, because this is one is not to be missed! Author Nick Roberts and I talk about his soon-to-be-released book, “The Exorcist's House,” available through Crystal Lake Publishing. Here's a look at the synopsis: In the summer of 1994, psychologist Daniel Hill buys a rustic farmhouse nestled in the rolling hills of West Virginia. Along with his wife, Nora, and their teenage daughter, Alice, the family uproots their lives in Ohio and moves south. At first, they are seduced by the natural beauty of the farm and enjoy the bonding experience of fixing the old house, but that all changes when they discover a hidden room in the basement with a well, boarded shut and adorned with crucifixes. Local legends about the previous owner's predilection for performing exorcisms come to light, but by then, all Hell has broken loose. In this episode, we look at the different types of horror and which ones Nick prefers to write in. He talks about the research needed and how he makes his book stand out among similar titles. Nick's already got one book out, “Anathema,” and we look at how the first novel informed the writing of the second.

Play loose look tight - documenting the process of life after
I'm proud to bring you episode 007 of my podcast. Similar to the delays faced by the release of the new James Bond movie, this one is, well, delayed! I apologize. I'm spinning lots of plates ahead of my move back to Vancouver in September after more than a decade overseas. In this episode, we dive into the perspective of one of my best friends, Andrew Rogers, who talks about my life before, during, and after the brain injury. Before the injury — we talk about our adventures surfing up the east coast of Australia. During — we chat about his experience visiting me in the London hospital in the fall of 2014. After – we chat about conversations we've shared and the continual progress he sees in me. This is a long-form podcast to honour the conversation and to provide context. That's why I've broken this into two episodes. I'm hoping this episode has a real ‘feel' to it. What do you think? Tag me @playllt across the socials. The expression on this episode is rooted in my move back to Vancouver “I need to see a man about a horse.” The hack on this episode is something I swear by. In an effort to be better than yesterday, I always aim ‘to finish as I would like to begin.' I think this will set you up for success if you take it on board. Shout out to this episode's highlighted review, from Horsewithnoname my friend Nick Roberts! I've been through the desert On a horse with no name It felt good to be out of the rain In the desert, you can remember your name 'Cause there ain't no one for to give you no pain I hope you enjoy the podcast and thanks for listening. Born and raised in Los Angeles, California, Brooke Williamson has carved out an impressive résumé full of leading roles and professional achievement, such as being the youngest female chef to ever cook at the James Beard House and winning Bravo’s “Top Chef” Season 14 in Charleston. Although officially beginning her career at the young age of 17, Williamson always wanted to be a chef for as long as she can remember. “I love creating things that make people happy, and I’ve found that food genuinely does that,” she explains. Williamson began her culinary career as a teacher’s assistant at the Epicurean Institute of Los Angeles, followed by securing her first kitchen position as a pastry assistant at Fenix at the Argyle Hotel, under the tutelage of Michelin- starred Chef Ken Frank. Her undeniable star quality and concentrated creative energy brought her to Chef Michael McCarty’s nationally acclaimed restaurant Michael’s of Santa Monica, where she worked her way up from line cook to being their youngest sous chef. Desiring to travel and experience other restaurants, Williamson later staged at the renowned Daniel restaurant by Chef and Owner Daniel Boulud in New York City. Two years later, Williamson was appointed her first executive chef position at the notable Los Angeles restaurant Boxer. Following that, she opened the Brentwood eatery Zax as Executive Chef, where she began to develop her signature California-inspired cuisine—infused with local ingredients, global flavors and centered around the idea that simplicity goes a long way. While at Zax, she also met her husband and business partner Nick Roberts. The two opened their first independent venture together a couple of years later, Amuse Café in Venice, followed by Beechwood restaurant soon after, earning them the title of “Rising Star Chefs” from StarChefs in 2004. Although both are now closed, in 2009, the wife and husband team opened Hudson House, an elevated gastropub in Redondo Beach, followed by The Tripel in 2011, a modern American and craft beer dining destination in the neighboring beachfront community of Playa del Rey. During that time, Williamson became certified by The Court of Master Sommeliers, given her strong interest in wine that first sparked in the early 2000s after traveling extensively through France and Spain. In 2014, the culinary couple debuted a unique four-in-one-concept, Playa Provisions, featuring a grab-and-go marketplace, King Beach; an artisanal ice cream shop, Small Batch; a seafood dining spot, Dockside; and an intimate whiskey bar, Grain. In June 2015, Williamson and Roberts opened Tripli-Kit, a culinary-focused retail store, selling unique kitchen gadgets, cookbooks, and other cooking essentials. In October 2016, the duo debuted their fifth venture in Playa Vista, a fast-casual, Hawaiian concept called Da Kikokiko, celebrating Hawaii’s popular street foods, including poké, shave ice, and musubi. Most recently, the couple opened their second Small Batch artisanal ice cream shop in the family-friendly neighborhood of Mar Vista. Williamson won Bravo’s “Top Chef” Season 14 in Charleston in March 2017 and a few years prior was a runner-up on “Top Chef” Season 10 in Seattle, which catapulted her career. She’s also participated on other national shows like Bravo’s “Top Chef Duels,” Esquire network’s “Knife Fight” (where she took home the win), and starred as the host and mentor on MTV’s “House of Food.” During her day-to-day operations, she works alongside Roberts creating new menus, running the front and back of the house, and managing their multiple concepts. When she finds time outside of her many ventures, Williamson stays active by running, bike riding, and playing chase with her 9-year-old son, Hudson.

Welcome to the Covid Check-In. We will be dropping these episodes every Wednesday for the next little bit. Our goal with these episodes is to do a quick check-in with folks all around our country and see how covid is impacting them, their families, their business, and hear what they are doing to keep their families moving forward and to help their communities. We couldn’t think of a better couple to start with than Brooke Williamson and Nick Roberts. Nick is a Today’s Dad who sat down with us earlier this year (be sure to give his episode a listen for a deeper dive into this powerhouse couple), to talk about being Co-chef & Co-owner of four restaurants in the LA area with his wife (and Top Chef Season 14 Winner), Brooke. We all know California has been hit really hard by Covid-19, and the impact on the independent restaurant community has been huge. Currently only one of Nick and Brooke’s four restaurants remains open, and they aren’t just spending their time doing business as usual. They are working hard (with the help of World Central Kitchen) to help feed the battered frontline medical workers to keep their spirits and energy up. Thanks to Brooke and Nick for taking time to talk with us (and to Hudson for letting us delay their dinner), and for their efforts to help out in LA. Please consider supporting their efforts if you can, or look for ways to help out the local restaurant community in your area. Stay healthy and home friends!Episode's Page & Video: http://www.wakedaddrinkrepeat.com/podcast/covid-check-in-round-1Check us out at: www.wakedaddrinkrepeat.com

We are joined this week by Chef Nick Roberts! Nick is a dad to one, Co-chef and Co-owner of four restaurants in the LA area, and husband to the amazing Top Chef Season 14 winner Brooke Williamson! Nick’s Today’s Dad definition truly sums up his life as a dad. He takes a lot of pride in his role as a dad, and strives to balance the craziness that can be the chef/restaurant owner lifestyle with family life. We had a great time talking with Nick about his dad journey while Brooke was on Top Chef, what a kid who has two chefs for parents wants to eat for breakfast, the joy of cereal, our shared love of cycling, and his efforts to support No Kid Hungry through Chefs Cycle. Many of you know I’m somewhat of a fashion nerd. Having grown up in the South, clothes were a way to feel as though I could live like those in the big cities of New York and Los Angeles. It serves as escapism for a lot of people, and I think today’s guest would agree. Nick Roberts is the PR front behind some of the most celebrated brands in menswear as well as a little company called HODINKEE - formerly the world’s largest watch blog, but could very well be dubbed the worlds best watch-related lifestyle brand of today. I sat down with Nick to chat about growing up outside of Chicago reading Esquire & GQ, and what exactly a Public Relations company actually does. I was fascinated with Nick’s story and how he began his company, Lawrence & Co. because he has only been in operation for just over a year and has clients that can only be characterized as some of the most renowned menswear businesses in New York City and in some cases, arguably the world. A few takeaways from this chat are most certainly the fact that knowing what your passions are and planning ahead can be instrumental for ones career, as well as the human connection is still, in fact, paramount in today’s digital age.
