The advantage of investing in a pooled fund of Real Estate Investment Trusts (REITs) is that investors don't need extensive knowledge about the underlying assets. Active managers such as Rogier Quirijns, co-manager of the Cohen & Steers European Real Estate Securities fund, handle the selection of properties and the broadening sectors within real estate, such as office spaces, retail, data centres, and self-storage, on your behalf. Rogier discusses the negative impact of inflation overshooting and the subsequent increase in interest rates, which primarily affected the listed real estate market. However, he also mentions that inflation can be a benefit by increasing rental income. He then turns to the defensive nature of the sector when discussing recession. We finish with the opportunities for investing in undervalued assets, such as German residential properties. What's covered in this episode: What is a REIT? What are the advantages of REITs? How the sector has broadened out into new sub-sectorsWhat caused the challenging period of real estate assets in 2022How inflation can benefit real estateThe defensive characteristics of real estatePotential catalysts for the asset classThe strong pricing power in self-storage Opportunities in German residential propertiesThe impact of higher interest rates on mortgagesMore about this fund: This fund employs a proven and reliable approach that enables its well-resourced team to navigate the market, aiming to provide consistent returns that surpass the overall market performance. The European real estate market is influenced by a multitude of factors, but the expertise and resources of Rogier and the team empower them to analyse all available information and construct a risk-conscious portfolio.Learn more on fundcalibre.comPlease remember, we've been discussing individual companies to bring investing to life for you. Rodney Ross didn’t have the most gracious entrance to the real estate space. He bought a house while in college, with only $8,000 down and not a lot in the bank. The house ended up getting de-authorized for tenants to live in so Rodney had to go back on his loan. Game over right? Time to give up? Not for Rodney! While finishing college, Rodney decided to take it a bit slower, getting his real estate agent license so he could build up the capital to buy rentals. He’s been an agent, a wholesaler, a general contractor, and a buy and hold investor. If it’s happening in real estate, Rodney probably knows about it!Unlike many new (and even experienced) real estate investors, Rodney took the time to nurture leads, have meaningful conversations with sellers and buyers, and found that by having some basic empathy for the other party, you’re more likely to close deals. This strategy seemed to have worked, in a decade since his first deal, Rodney now has around 20 cash flowing units, and he’s looking for more! Using the 203k loan, Rodney has been able to get homes at a discount, finance the repairs, and get them rented and refinanced, kind of like a speciality BRRRR. After retiring from active duty, plagued with injuries from his time in service, he went into a downward spiral that resulted in him weighing 340lbs, being riddled with chronic pain, suffering from depression, being sleep deprived through obstructive sleep apnoea, and a gamut of other issues. Desperate, Arthur reached out to ex-wrestler named Diamond Dallas Page, who had set up his own Yoga practice system (DDPY). As Arthur puts it, Dallas “called [him] out”, and ultimately became an instrumental catalyst for the change that transformed Arthur into a completely new man. His subsequent transformation video posted on youtube in 2012 has garnered more than 28 million views. This conversation with Arthur explores the turmoil he was in, and the driving forces that enabled and sustained his transformation.
