The Boston Planning and Development Agency recently approved a plan for the Comfort Inn on Morrissey Boulevard in Dorchester to be transformed into permanent supportive housing for seniors. The project got some blowback from neighborhood groups and lawmakers, but Pine Street Inn says it's a critical step to help unhoused seniors make their way off the streets and rebuild their lives. Lyndia Downie, Executive Director of Pine Street Inn, talks with Nichole about the project, the fight over the Long Island Bridge, and their upcoming workforce development graduation.

Carolyn Harding with Michael Ketterer, PhD, an analytical chemist and Professor Emeritus of Chemistry and Biochemistry at Northern Arizona University. We'll talk about the Portsmouth Ohio Nuclear Site, otherwise known as the Portsmouth Gaseous Diffusion Plant, south of Piketon, Ohio, and HOT in Energy news NOW. Michael E. Ketterer, PhD, is an analytical chemist and Professor Emeritus of Chemistry and Biochemistry at Northern Arizona University. Michael holds a BS in Chemistry from University of Notre Dame and a PhD in Analytical Chemistry from the University of Colorado. Michael has worked in private industry, as a chemist for USEPA's Office of Enforcement, and has taught at four different Universities. Dr. Ketterer specializes in understanding the sources, transport and environmental fates of long lived radioactive contaminants, such as uranium and plutonium, near former and active nuclear sites. Michael has performed mass spectrometric studies of uranium isotopes in off-site samples near the Portsmouth Nuclear Site (PORTS) which show conclusively, using modern nuclear forensics, that the contamination originated from PORTS. The US Department of Energy has contradicted but has not disproved Dr. Ketterer's results. Michael is currently providing technical assistance to communities throughout the US affected by legacy nuclear contamination. This episode had a grunginess to it. Sorry. Our visual connection while recording was a bit unsettling, though we celebrated the shared casual space we enjoy in an audio-only podcast. But David's long road trip has him taking liberties with his hotel room accommodations that Dr Dave felt led to rebuke. He might have been too judge-y. To come full circle, if the "Buddy Award" that David (almost) enjoyed as a Lincoln School volunteer wasn't special enough, we may be able to join Comfort Inn housekeeping to pick up on why it was exactly the humbler he deserves.

Prosecutors in Kankakee County have shared details of Sgt. Marlene Rittmanic's brutal death on Monday, while noting they would be seeking the death penalty for the two suspects in the shooting. State's Attorney Jim Rowe said he would be asking federal prosecutors to pursue the death penalty for the suspects, Darius Sullivan, 25 and Xandria Harris, 26. They have been charged with first-degree murder and first degree attempted murder after shooting two police officers. The shooting happened at about 9:56 p.m. on 29th December after Sgt. Rittmanic, 49, and her partner, Off. Tyler Bailey, 27, responded to a call at a Comfort Inn in Bradley, which is located about 60 miles south of Chicago. Ward Andrews is the founder and CEO of “Drawbackwards,” which is one of the leading design firms in the Phoenix, Arizona area. He and his team work to dissolve complexity and create simplicity for customer experience and software product teams around the globe.  He is a member of the Honors Faculty at Arizona State University. There, he teaches Design Entrepreneurship and helps students form creative disciplines to develop real products and launch real companies.  Ward is my former business partner. He and I were Co-Founders of Families.com. Together, we helped grow site members to 300k in just 18 months. This family-centric social community was then sold in 2007, only two years after launching the company.  Ward has held many other roles such as a Design Director and Internet Strategist at Fisher, and a Creative Director for Rhino Internet. Some of the brands he's worked with to improve their design, UI (user interface), and UX (user experience) include American Express, Choice Hotels, Blue Cross Blue Shield, Sony, Intel, General Dynamics, Insomniac Games, and GoDaddy. Projects he's worked on have received Addy, Prisma, and Emmy awards. Through CX and software product work, he has created over $1 billion in value through cost savings and new revenue growth (Source: Drawbackwards). Here are three strategies Ward shared in our interview for implementing and improving effective user experience design:    1. Start with “Why”    I asked Ward if logos are important for small businesses, and if so, what are some dos and don'ts of creating a logo. Ward said many people get hung up over logos. “You don't even need a logo!” he said. “In a way, they do matter, but in another way, they don't.”  Ward shared the Simon Sinek teaching: “Start with the why.” “Sinek calls this powerful idea The Golden Circle, and it provides a framework upon which organizations can be built, movements can be led, and people can be inspired. And it all starts with WHY” (Source: Simon Sinek).  The “why” should be at the center of everything a business or individual does. Then, there are concentric circles around “why” for “how” and “what.” Ward explained that a logo design should come at the end when talking about the “what.” Not that the logo isn't important, but he said, “all I'm saying is not start with the logo. Start with the why. And the logo will be a result of the why, but it is a what.”  When individuals or businesses have a great why, people connect with it and give credibility or trust to the business or individual. Ward presented a great question, “If people don't know why a business exists, why buy from them?” If there's no why, then it can take away from the credibility, trust, or connection that individuals can build with a business.  Now, after the “why” and “how” have been figured out, then it's ok to start thinking about the “what” and logo, which are actually very important. Because the why has already been figured out, then the logo should tell the story of the why. “Do the why work first before doing the logo work,” Ward said. Once that's done, the color, fonts, etc. will then be able to carry weight and meaning to people.  This is how to create a powerful logo. Start with the why.    2. Improve User Experience & Interface   Design Mistakes in User Interface Ward's daughter was old enough to drive and had to go through the process of getting her learner's permit. In order to do so, she had to sign up on a particular web interface. She said to Ward, “Dad! You would think that something everyone in the public needs to use would be really well designed and simple.” Unfortunately, it was not, and this is how many interfaces are executed.  “The Experience Success Ladder” Ward created a framework called “The Experience Success Ladder” to improve experience and interfaces. This ladder includes 5 parts: Functional, Usable, Comfortable, Delightful, and Meaningful, which helps them to better measure a business's success and credibility. It also allows them to see where products, services, and experiences fall on the ladder一on the higher end or lower end. “We find that people who are loyal to products and brands gravitate to experiences that are on the higher end of the ladder and not the lower end,” Ward said.   Their team did a lot of work with Choice Hotels' brands such as Sleep Inn, Comfort Inn, Rodeway Inn, and others. They would go in and redesign the booking workflow which was used by each brand. They redesigned the booking so that there was less friction in the buying process.  One Objective Many companies create funnels that try to do too many things and are too distracting. Instead, Ward helps his clients create simplified sales funnels where the visitor does one thing at a time with a clear objective.   Apple has done so much work over the years to get to where they are today. They have built all the infrastructure to deliver what they have now. “They're dumping Intel and creating their own chips because they can't get the performance or the full hardware-software integration that they want with others. They've been doing this over many years and decades, but they've been taking out third-party stuff and building their own,” Ward said.  Disney has been doing the same thing. For those who haven't ridden Space Mountain, it's a custom-built roller coaster inside of a dark space mountain. “It's all custom tech! If you go to any ride at Disneyland, every console has a custom design with a simple interface that is designed only to do the things that that specific ride needs,” Ward said.  Customer and Employee Experience Ward likes to teach “Customer Experience” and “Employee Experience” with a 6-square layout. There are three categories relating to the customer's and employee's experience, and that is awareness, delivery, and loyalty. “If we can boil down customer [or employee] experience in these categories, we can see where we are credible and where we are not credible. Then, we can up-level each one of them.”    Awareness Delivery  Loyalty     Employee       Experience 8 7 2     Customer       Experience 1 10 5 (part of Ward's methods in the self-assessment process) Looking at the “Employee's Experience,” how can we acquire great employees? What is the culture like? Ward likes to take each category and scale it from 1 to 10, with 10 being high and 0 being low.  Let's say a business does a self-assessment for employee experience in each of these areas, giving themselves an “8” for awareness, a “7” for delivery, and a “2” for loyalty. Then Ward and his team ask a set of survey questions to the employees and customers to see where the gaps are at. Once that's finished, it's so much easier to know what to focus on when improving the employee or customer experience.  “You don't need to have a billion dollars to pinpoint this,” Ward said. “You just need to have the right framework and a good partner/consultant to work with you to get into it.” This way businesses can turn around, see the current result in each category, and then set a goal of where they'd like the “Customer Experience Loyalty” to be. This framework allows others to pin-point, focus, and prioritize the focus of improvement efforts.    3. Build Credibility    During the early days of Twitter, there was no need to have “verified” accounts. (You know the blue, little dot after someone's account name? That means it's verified to add credibility to the person). Well, those didn't use to be there, but Ward is one of the reasons those were deemed necessary. Shaquille O'Neal was playing for the Phoenix Suns but had no Twitter account at all. Ward and I are both big fans of the Suns. Ward thought it would be fun to go and create an account for Shaq. So, Ward made an account called @shaquilleoneal, and started tweeting as if he were Shaq! It was an amusing experience for Ward until people began asking Shaq, “Umm, why are you Tweeting from the bench?!” Of course, Shaq hadn't been tweeting from the bench. That was Ward doing the tweeting.  Sadly, Twitter ended up shutting down the account (you can still read the archive at @NotShaqONeal). Shaq got his own Twitter account, and now there is that blue dot next to specific individual's names to verify or add credibility that the account belongs to the right person. Don't worry, though. Ward got a great gift out of it. Sign up today!Faced with mounting criticism over Virginia’s rate of vaccination, Governor Ralph Northam took to the podium this afternoon to address what his administration plans to do to speed up delivery of doses. “First of all I want all of you to know that I understand your frustration,” Northam said. “I know you’re out of patience and I am as well.”The first doses of the Pfizer vaccine became available in the United States in mid-December, followed soon after by the Moderna vaccine. “We told you then that the first shots would go to the people who are most vulnerable,” Northam said. “Health care workers and people living in long-term care. We estimated that would be about 500,000 people. Today about a month later, more than 520,000 shots have been given in our Commonwealth.Northam said that means more people have been vaccinated than diagnosed with COVID in the past year. Today that number hit 488,553 according to data from the Virginia Department of Health. Source: Virginia Department of HealthThe federal government is the entity that contracted with pharmaceutical companies to manufacture the vaccines. Northam said the national government has been distributing doses to states. The presidential transition has been a factor leading to public confusion. “Fifteen days ago, the outgoing federal Secretary of Health told states to open up eligibility to everyone 65 and over,” Northam said. “[They said] ‘we’ll send more doses. If you don’t expand eligibility, we’ll reduce your supply.’ Then two days later, states learned that there were no more doses. That made a confusing situation even more confusing across the entire country.” Northam said he has been in touch with the Biden administration including a call yesterday with all of the nation’s governors. “I also heard something that I have not heard since the pandemic began and that is a commitment at the national level to work together, find solutions, and get this moving so we can all get back to our lives,” Northam said. Earlier in the day, the White House COVID Response team held a briefing on their efforts. Andy Slavitt is Acting Administrator of the Centers for Medicare and Medicaid Services. “We’ve been hitting our target of an average of 1 million vaccinations per day, necessary to meet the president’s early commitment to administer 100 million shots in 100 days,” Slavitt said. But back to Virginia. Watch the whole video on Virginia Public Media. Northam said all states will immediately receive a 16 percent increase in supply. He also reported on a briefing from General Gustave Perna, the person in charge of Operation Warp Speed. “We asked how can we be confident that we will receive these additional doses in the weeks ahead,” Northam said. “He told us that after more than a month of working, the drug manufacturers have hit a stable, regular sustainable cadence of production and that is good news.”The national goal is now to have vaccinations available to everyone who wants one by the end of the summer. Today, the VDH reported the seven-day average for vaccinations is 26,010. That’s halfway to the goal of 50,000 a day. Northam invited representatives of CVS and Walgreens, the two companies that are working with the federal government to vaccinate people who live and work in long term care facilities. James Satterfield is a regional healthcare director at Walgreens. “We’ve completed 92 skilled nursing facilities and are in the process of pulling forward and completing our assisted living facilities as well,” Satterfield said. “Currently we’ve given over 18,500 shots to the most vulnerable in those long term care facilities and look forward to completing those doses. Dick Dakessian is a vice president at CVS Health. “As far as where we’re at today for CVS, our first round of COVID vaccination doses, we’ve gone to 195 skilled nursing facilities that we were dedicated to vaccinating and have completed those,” Dakessian said. “Right now we’re about halfway through those as well and plan to complete those, the second doses, by February 8. Today we have had 43,000 doses administered within skilled nursing facilities.”Northam said he is ordering hospitals to not hold on to any additional vaccine and to get doses in arms as soon as possible. “We’re also working with hospitals and local health districts to make sure they are not holding on to too much supply of second doses, especially if they won’t need it for several weeks,” Northam said. “By shifting inventory around, we’re going to be able to increase the number of shots this week by about 20 percent. That’s about 40,000 more shots by this Sunday on top of the 175,000 that were already planned.”Dr. Mike McDermott is the CEO of Mary Washington Health Care in the Fredericksburg area, as well as the past president of the Virginia Hospital and Health Care Association. “Overall, Virginia hospitals have administered more than 318,000 vaccine doses since mid-December,” McDermott said. “To give you an example of how fast vaccination capacity is scaling within our hospitals, Virginia hospitals have increased vaccinations by 35 percent in the last week.”McDermott said Operation Warp Speed was able to get vaccines manufactured, but he said there was not enough logistical work to get what he said was the “last twelve inches” of getting shots in arms. He also said the previous federal administration was not transparent in their operations. Vaccine supplies are still expected to be limited for some time. Northam said the Virginia Department of Health would issue more guidance about who is eligible. “Here is how to allocate your supply,” Northam said. “Half of available doses should go for people age 65 and older,” Northam said. “The other half should be used for frontline essential workers and people who are at increased risk for severe illness as the CDC identifies.”Northam also unveiled an updated VDH dashboard for vaccines that has more details on where doses are going. This dashboard also has more demographic information to ensure that doses are being distributed equitably. Many initial shots were recorded without identifying the race of the recipient. “On Monday, Health Commissioner Dr. Norm Oliver wrote to every clinician in Virginian and told them to collect this information, it matters for transparency,” Northam said. He added he will endorse legislation in the General Assembly to require this information. Right now, signing up for vaccines is handled by individual health districts. Northam said that system has been fragmented, so he has directed the Virginia Department of Health to create a statewide system. “That is not ready today but I expect it to be ready soon,” Northam said. “I know this has been a source of great frustration for a lot of Virginians. I hear you and we’re getting this fixed.” Northam has also amended Executive Order 72 continuing COVID-19 restrictions until at least February 28. Before we move on to the rest of the show, let’s hear more from Andy Slavitt. “Now as you heard from the president this week, he is pushing us to view 1 million a day as the floor, not the ceiling,” Slavitt said. “To that end, we are releasing more supply, activating [the Federal Emergency Management Agency] and deploying many more personnel. In fact, just this week, FEMA announced they had obligated $1 billion to support state vaccination sites.” Slavett said there are two limiting factors to distributing hundreds of millions of vaccines. First is getting the supply, and the second is to distribute them quickly and efficiently. “We are taking action to increase supply and increase capacity but even so it will be months before everyone who wants a vaccine will be able to get one,” Slavett said. Until then, perhaps its best to follow the advice of our long-running Patreon supporter who wants to say:"We keep each other safe. Wear a mask, wash your hands, and keep your distance."Last week, the Albemarle Board of Supervisors was presented with the annual report of the county’s Office of Equity and Inclusion (OEI). One of the activities reported is a partnership with the Albemarle Historic Preservation Committee to install more highway markers. Liz Russell is a member of the committee. “The challenge and sort of task presented by the Board of Supervisors and administered under OEI under the Community Remembrance project is to have five markers installed and we’d like to have them by the end of this year, five markers to better reflect the stories of women and people of color in the county,” Russell said. Two markers are close to being installed. One is for the Albemarle Training School and one is for Virginia L. Murray, the first Black woman to be supervise education in the county. The Albemarle Training School was the precursor to Jackson P. Burley High School. The committee needs to select three more topics for markers. Later that evening, the Pantops Community Advisory Committee learned more about a proposal to build a four-story hotel next to the Rivanna Ridge Shopping Center. Andy Reitelbach is the lead reviewer for the 125-room Pantops Overlook Hotel, which requires an amendment to the existing zoning. “Sometimes the zoning that designates what can be developed by-right and the future land uses identified in the master plan do not always line up,” Reitelbach said. “That is way a rezoning may have to come in.” In this case, the zoning states this land should be for office use and that a tree conservation area should be on the property. The Pantops Master Plan calls for most of the land to be community mixed-use and a small portion part of it be parks and recreation. Access would be right-in, right-out onto U.S. 250. One CAC member asked what the business viability would be for another hotel. “In this immediate area we have going up very soon if not already finished and operating, a Holiday Inn Express, a Hilton Garden Inn, a Comfort Inn and on the plans a Hampton Inn,” said Sara Robinson. “What justification did the owners that we needed another hotel?”Doug Ellis is with WS4 LLC, the company that owns the property. “We see Albemarle County as a great market for a well-developed and designed hotel that meets a different need than those what you listed off but we’re very aware that they are in the general area as well and hope to develop a product that is very different from those,” Ellis said. The new hotel would be all suites and would offer extended stays. The same company owns an adjacent parcel under the company Happy Boxes Pantops LLC. Ellis said there are no plans to develop that land. There is no date yet for public hearings at the Planning Commission or the Board of Supervisors. This is a public episode. This is Vlog Episode #31: Part 2: Coronasummer Family Minivan Road Trip | Day 2 Colorado to Kansas - Miles and Miles and Miles of Corn Fields #coronasummer #familyroadtrip #minivanroadtripDay 2 we traveled from Keystone, Colorado to Hays, Kansas. Our end goal was Kansas City - specifically the Great Wolf Lodge, but as it turns out the Lodge has been bit by the bug and wasn't fully open.We were so sad! In part, because The Great Wolf Lodge was our biggest plan for our family minivan road trip! It was the one thing we were super excited to do during this dreadful coronasummer. We were also disappointed because there is nothing much else to do in Kansas but look out the window of the minivan! Instead we called it a day on our minivan road trip in a big little city called Hays, Kansas in Northwestern Kansas about 3.5 hours outside of Kansas City. We were super sad and disappointed. First we got some greasy hamburgers at Freddy's Frozen Custard & Steakburgers, and then called every hotel to find one with vacancy enough to fit our big brood. Turns out the Comfort Inn offers a great set up with two queens and a pull out couch! The only downside is apparently the Comfort Inn has paper thin walls. The manager called us to tell us that our "neighbors" could hear the kids walking around. Yes, walking around. . We only made it about 7 hours on Day 2, but after 12 hours the first day, we earned a break! 7 hours is a long time in a car with little ones! During that time we saw miles and miles of corn fields and learned more trivia. We stopped in Limon, Colorado, mailed our taxes, got some Mexican Food and found a Railroad Park to play at! At one rest stop after passing through Kansas, we saw disconnected truck beds lined up in a big field and made up grand stories about why they were there. Questions We Asked Ourselves: Where have all the restrooms gone? People still gotta pee! Favorite activities: Population Trivia and Ghost Town Trivia. We continued our game of 'The Price is Right' to see who could get closest to the correct population of the cities we passed through. We looked up state and city facts, we compared city names and found out how many states have the same city names! The winners for each trivia question got a handful of M&M's, Skittles, or whatever we picked up at the gas stop. What are you doing this summer? More than a million dollars in federal funding is about to be distributed to charitable and non-profit organizations in central and northern Vancouver Island. Applications are now open for the Canada Emergency Community Support Fund. It will assist organizations that provide immediate essential service to those affected by COVID-19. A recent survey found two-thirds of non-profits have had to reduce in-person services because of COVID-19, at the same time, they're seeing a doubling of demand for those services. The groups say much of their fundraising has been curtailed because of a ban on gatherings of large groups, The federal funds are meant to help those groups remain viable during the pandemic. The United Way will distribute close to $905,000 dollars, with $360,000 earmarked for the greater Nanaimo region. The Nanaimo Foundation will distribute a further $167,000 dollars. The Nanaimo Foundation plans to start writing cheques as early as next week as applications come in, but the United Way has decided to set a June 15th deadline, and then decide which organizations will receive funding.The Minister of Social Services and Poverty Development has declared victory in moving all of the people who have been living in encampments in Vancouver and Victoria. Shane Simpson says people living in Oppenheimer Park were moved to hotels and other housing two weeks ago. In Victoria, the movie took a little longer. Simpson says hotels rooms have now been secured for 340 people in Victoria, the last of whom will be relocated today. The Ministry says wrap-around support services will be available 24/7 at the sites, which includes the recently purchased Comfort Inn on Blanshard Street. In Nanaimo, however, no hotel rooms have been secured. Instead, the province has worked out a deal with the city of Nanaimo, to provide 35 emergency shelter spaces, no separate rooms, at the city's The Community Service Building. However, it will not open until June the 1st. Simpson says discussions are ongoing to try to find separate accommodation for the city's homeless.Parents and students who have questions about the provincial plan to open classes to part-time instruction can ask them at a virtual town hall meeting tonight. The Minister of Education and the President of the BC School Trustees Association will take questions starting at 7:15 on the provincial government's Facebook page. Parents in the Nanaimo-Ladysmith school district were sent a questionnaire last week, asking if they plan to send their children back to school when in-class instruction begins on June the 1st. Children in Kindergarten to grade five will receive 2-3 days of in-class instruction per week while kids in Grades 6 to 12 will go to class once per week. Today we're going to talk through the history of Airbnb. But more importantly, we're going to look at what brought the hospitality industry to a place so ripe to be disrupted. The ancient Greeks, Romans, Persians, and many other cultures provided for putting travelers up while visiting other cities in one way or another. Then inns begins to rise from roads connecting medieval Europe, complete with stables and supplies to get to your next town. The rise of stagecoaches gave way to a steady flow of mail and a rise in travel over longer distances for business gave way to much larger and fancier hotels in the later 1700s and 1800s. In 1888 Cesare Ritz became the first manager of the Savoy hotel in London, after time at the Hotel Splendide in Paris and other hotels. He would open the Paris Ritz in 1898 and expand with properties in Rome, Frankfurt, Palermo, Madrid, Cairo, Johannesburg, Monte Carlo, and of course London. His hotels were in fact so fancy that he gave us the term ritzy. Ritz is one of the most lasting names but this era was the first boom in the hotel industry, with luxury hotels popping up all over the world. Like the Astor, the Waldorf Astoria, the Plaza, the Taj Mahal, and the list goes on. The rise of the hotel industry was on its way when Conrad Hilton bought the Mobley Hotel in Cisco Texas in 1919. By 1925 he would open the Dallas Hilton and while opening further hotels nearly ruined him in the Great Depression he emerged into the post World War II boom times establishing a juggernaut now boasting 568 hotels. Best Western would start in 1946 and now has 4,200 locations. After World War II we saw the rise of the American middle class and the great American road trip. Chains exploded. Choice Hotels which acts as more of a franchiseier established in 1939 sits with 7,000 locations but that's spread across Extended Stay, MainStay, Quality Inn, Cambria Hotels, Comfort Inn, and other brands. Holiday Inn was founded 1952 in the growing post-war boom time by Kemmons Wilson and named after the movie by the same name. The chain began with that first hotel in 1952 and within 20 years hit 1,400 Holiday Inns landing Wilson on the cover of Time as “The Nation's Innkeeper.' They would end up owning Harrah's Entertainment, Embassy Suites Hotels, Crowne Plaza, Homewood Suites, and Hampton Inn now sitting with 1,173 hotels. The Ramada would start the next year by Marion Isbell and has now grown to 811 locations. Both of them started their companies due to the crappy hotels that were found on the sides of roads, barely a step above those founded in the medieval days. Howard Johnson took a different path, starting with soda shops then restaurants and opening his first hotel in 1954, expanding to 338 at this point, and now owned by Wyndham Hotels, a much later entrant into the hotel business. Wyndham also now owns Ramada. The 1980s led to a third boom in hotels with globalization, much like it was the age of globalization for other brands and industries. The oil boom in the Middle East, the rising European Union, the opening up of Asian markets. And as they grew, they used computers to build software to help and cut costs and enable loyalty programs. It was an explosion of money and profits and as the 80s gave way to the 90s, the Internet gave customers the ability to comparison shop and the rise of various sites that aggregated hotel information, with Expedia, Travelocity, American Express, even Concur rising - sites came and went quickly and made it easy for AccorHotels to research and then buy Raffles, Sofitel, Novotel and for Intercontinental and others to user in the era of acquisitions and mergers. Meanwhile the Internet wasn't just about booking hotels at chains easily. VRBO began in 1995 when David Clouse wanted to rent his condo in Breckenridge and got sick of classifieds. Seeing the web on the rise, he built a website and offered subscriptions to rent properties for vacations, letting owners and renters deal directly with one another to process payments. Vacation Rentals By Owner, or VRBO would expand through the 90s. And then Paris Hilton happened. Her show The Simple Life in 2003 led to a 5 year career that seemed to fizzle at the Toronto International Film Festival in 2008 with the release of a critical documentary of her called Paris, Not France. The mergers and acquisitions and globalization and being packed in stale smokey rooms like sardines seemed to have run its course. Boutique hotels were opening, a trend that started in the 90s and by 2008 W Hotels was expanding into Europe, now with 55 properties around the world. And that exemplifies what some of this backlash was against big chains that was starting to brew. In 2004, CEH Holdings bought a few websites to start HomeAway.com and in 2006 raised $160 million in capital to buy VRBO and gain access to their then 65,000 properties. homeaway.com would be acquired by Expedia in 2015 for $3.9 billion, but not before a revolution in the hospitality industry began. That revolution started with 2 industrial design students. Brian Chesky and Joe Gebbia had come from the Rhode Island School of Design. After graduation Gebbia would move to San Francisco and Chesky would move to Los Angeles. They had worked on projects together in college and Gebbia bugged Chesky about moving to San Francisco to start a company together for a few years. By 2007 Chesky gave in and made the move, becoming one of Gebbia's two roommates. It was the beginning of the Great Recession. They were having trouble making rent. The summer of 2008 brought the Industrial Designers Society of America's Industrial Design Conference to San Francisco. They had the idea to take a few air beds from a recent camping trip and rent them out in their apartment. Paris Hilton would never have done that. They reached out to a former roommate of theirs, Nathan Blecharczyk. He's a Harvard alum and pretty rock solid programmer and signed on to be a co-founder, building them a website in Ruby on Rails. They rented those three airbeds out and called their little business airbedandbreakfast.com. They thought they were on to something. I mean, who wouldn't want to rent an airbed and crash on someone's kitchen floor?!?! But reality was about to come calling. Venture capital was drying up due to the deepening recession. They tried to raise funding and failed. And so far their story seems pretty standard. But this is where I start really liking them. They bought a few hundred boxes of cereal and made '"Obama O's" and "Cap'n McCain's" to sell at the Democratic National Convention in 2008 for $40 per box. They sold $30,000 worth, enough to bootstrap the company. They would go to South By South West and visit events, growing slowly in New York and San Francisco. The money would last them long enough to make it into Y Combinator in 2009. Paul Graham and the others at Y Combinator has helped launch 2,000 companies, including Docker, DoorDash, Dropbox, GitLab, Gusto, Instacart, Reddit, Stripe, Twitch, and Zapier. They got $20,000 from Y Combinator. They changed the site to airbnb.com and a people started to book more and more stays - and not just with airbeds, but rending their full homes out. They charged 3% of the booking as a fee - a number that hasn't really changed in all these years. They would get $600,000 in funding from Sequoia Capital in 2009 when they finally got up to 2,500 listings and had 10,000 users. Nothing close to what homeaway.com had, but they would get more funding from Sequoia and added Greylock to the investors and by the close of 2010 they were approaching a million nights booked. From here, the growth got meteoric. They won the app award during a triumphant return to South By South West in 2011 and went international, opening an office in London and expanding bookings to 89 countries. The investments, the advertising, the word of mouth, the media coverage. So much buzz and so much talk about innovation and disruption. The growth was explosive. They would iterate the website and raised another $112 million dollars in venture capital. And by 2012 they hit 10 million nights booked. And that international's expansion paid off with well over half being outside of the United States. Growth of course led to problems. A few guests trashed their lodgings and Airbnb responded with a million dollar policy to help react to those kinds of things in the future. Some of the worse aspects of humanity can be seen on the web. They also encountered renters trying to discriminate based on race. So they updated their policies and took a zero tolerance approach. More importantly, they responded that they didn't have to think of such things given the privilege of having a company founded by three white guys. They didn't react with anger or displacement. They said we need to be better, with every problem that came up. And the growth continued. Doubling every year. They released a new logo and branding in 2014 and by 2016 were valued at $30 billion dollars. They added Trips, which seems to still be trying to catch up to what Groupon started doing for booking excursions years ago. During the rise of AirBNB we saw an actual increase in hotel profits. Customers are often millennials who are traveling more and more, given the way that the friction and some of the cost has been taken out of travel. The average age of a host is 43. And of the hosts I know, I can wager that Airbnb rentals have pumped plenty of cash back into local economies based on people taking better care of their homes, keeping fresh paint, and the added tourism spend when customers are exploring new cities. And not just visiting chains. After all, you stay at Airbnb for the adventure, not to go to shop for the same stuff at Forever 21. Even if you take out the issues with guests trashing places and racism, it still hasn't all been sunshine and unicorns. AirBNB has been in legal battles with New York and a few other cities for years. Turns out that speculators and investors cause extra strain on an already over-burdened housing market. If you want to see the future of living in any dense population center, just look to New York. As the largest city in the US, it's also the largest landlord of any public institution with over 400,000 tenants. And rent is rising almost twice as fast as incomes with lower income rents going up faster than those of the wealth. Independent auditors claim that AirBNB is actually accountable for 9.2 percent of that. But 79 percent of hosts use their Airbnb earnings to afford their apartments.And if many of the people that count on AirBNB to make their rent can't afford their apartments. AirBNB argues their goal is to have “one host, one home” which is to say they don't want a lot of investors. After all, will most investors want to sit around the kitchen table and talk about the history of the city or cool tidbits about neighborhoods. Probably not. AirBNB was started to offer networking opportunities and a cool place to stay that isn't quite so… sterile. Almost the opposite of Paris Hilton's life, at least according to TMZ and MTV shows. San Francisco and a number of other cities have passed ordinances as well, requiring permits to rent homes through AirBNB and maximizing the number of days a home can be rented through the service, often to about two thirds of a year. But remember, AirBNB is just the most visible but not the only game in town. Most category leaders have pre-existing competition, like VRBO and HomeAway. And given the valuation and insane growth of AirBNB, it's also got a slew of specialized competitors. This isn't to say that they don't contribute to the problems with skyrocketing housing costs. They certainly do. As is often the case with true disruptors, Pandora's Box is open and can't be closed again. Regulation will help to limit the negative impacts of the disruption but local governments will alienate a generation that grew up with a disruption if they are overly-punitive. And most of the limits in place are easily subverted anyways. For example, if there's a limit on the number of nights you can rent, just do half on VRBO and the other half on Airbnb. But no matter the problems, AirBNB continues to grow. They react well. Gebbia, now the CEO, has a deep pipeline of advisors he can call on in times of crisis. Whether corporate finance, issues with corporate infighting, crisis management, or whatever the world throws at them, the founders and the team they've surrounded themselves with have proven capable of doing almost anything. Today, AirBNB handles over half a million transactions per night. They are strongest with millineals, but get better and better at expanding out of their core market. One adjacency would be corporate bookings through a partnership with Concur and others, something we saw with Uber as well. Another adjacency. They now make more money than the Hilton and Hilton subsidiaries. Having said that, the major hotel chains are all doing better financially today than ever before and continue to thrive maybe despite, or maybe because AirBNB. That might be misleading though, revenue per room is actually decreasing correlative to the rise of AirBNB. And of course that's amplified at the bottom tier of hotels. Just think of what would have happened had they not noticed that rooms were selling out for a conference in 2007. Would what we now call the “sharing” economy be as much a thing? Probably. Would someone else have seized the opportunity? Probably. But maybe not. And hopefully the future will net a more understanding and better connected society once we've all get such intimate perspectives on different neighborhoods and the amazing little ecosystems that humanity has constructed all over the world. That is the true disruption: in an age of global sterility, offering the most human of connections. As someone who loves staying in quirky homes on Airbnb, a very special thanks to Chesky, Gebbia, Blecharczyk, and the many, many amazing people at Airbnb.
