Show Notes and Video: View the show notes Watch the episode   Magical Quotes from the Episode: Joanne Bolt: On the power of podcasting: "Every skill set that I had as a real estate agent translated over into podcasting, different languages, different terminologies, but the same concept of running your own business." On starting a podcast: "Your first 10 episodes are gonna suck. So embrace the suck, it is okay. Please just start recording and get out there. And don't worry about being perfect on your first 10." On monetizing a podcast: "I call it the affiliate non-affiliate strategy. I was an affiliate for some products like Kajabi. I just recorded a little mid-blurb and created a landing page with my affiliate link. It actually added up over time." Karen Yankovich: On podcasting's impact on business: "It's never been monetized via sponsors. It's always been monetized via driving people to my own products and services. And that is where it's so valuable for me." On the importance of alignment: "There needs to be some kind of consistent content every week. If you're running an online business, or if you're marketing yourself online, you do need to have some consistent fresh content every week." On the evolution of podcasting: "You may start out thinking you're going to talk about LinkedIn. And the next thing you know, you are an expert on a certain piece of LinkedIn, or using LinkedIn for something else, because you keep talking about it."   Resources Mentioned In This Episode: Where you can find Joanne Bolt: Website Instagram Sign up for the She's LinkedUp Masterclass Join my free Facebook Group if you have any questions about today's episode   Help Us Spread The Word! I can't be the only one who believes there's something magical about walking into a Barnes and Noble, with the faint smell of books and coffee in the air! Or maybe the colder seasons make you want to curl up with a good book and a glass of wine 24/7 too? Ever since I was a little girl, I've always enjoyed immersing myself into someone else's words, thoughts, their story process and learning something fascinating from them. I think that's why I love podcasting so much! So on today's episode, I wanted to give you a little look into what's on my nightstand currently. I recommend some great reads for business and personal growth, as well as a fun fictional novel in there too! I've put all the books on my Amazon list here, however maybe you're in need of a much deserved Barnes and Noble date to buy it in person! Brace yourselves, because today's episode is a true gem – Get ready to redefine your notions of success with Lindsey Schwartz, an author, investor, master community builder, and the founder of Powerhouse Women. We're diving headfirst into Lindsey's inspiring journey. What's the secret sauce to her success, you ask? Well, it's none other than embracing discomfort and stepping beyond the bounds of familiarity. Years ago, Lindsey found herself in a season of discomfort – a discomfort she had imposed on herself by sticking to what she was good at. Little did she know that this discomfort would be the catalyst for her personal transformation. But here's what sets Lindsey apart - her unapologetic commitment to a cause greater than herself. As we journey alongside her, we're reminded that sometimes, the most profound transformations occur when we dare to venture into uncharted waters, fueled by the fire of purpose. Lindsey's story unearths vulnerability – the unfiltered, unscripted version of building a business. With the foresight of a visionary, she shares her dreams of commanding grander stages, curating unforgettable experiences, and leaving an indelible mark on the landscape of entrepreneurship and now she's doing just that.Connect with Lindsey:www.instagram.com/llindseyschwartzwww.instagram.com/powerhouse_womenwww.powerhousewomen.cowww.powerhousewomenevent.comPress Record, my once a year bootcamp to teach you how to start and launch your very own podcast, kicks off the first week of October. Let's talk about the term "podcast pitch".  We all know it's become a buzzword, but there's real magic that lies in crafting strategic and intentional pitches that align with your message and resonate with the audience. In this episode, I'll be breaking down the process of pitching yourself to podcasts to grow your audience and I'll walk you through the importance of targeting podcasts that are in their early stages, those hungry for fresh voices and perspectives, especially when you're just starting out with pitching.Let's start with a relatable analogy - Imagine your podcasting journey like a high school adventure. Freshman year is all about testing the waters, pitching imperfectly and embracing that imperfection, but learning along the way. As you step into sophomore year, you're refining your pitch style, gaining confidence, and making connections that matter. Junior year rolls around, and your pitches transform into well-crafted narratives that reflect your unique value. Finally, in your senior year of podcast pitching, you're aiming for the grandest stages, tailoring each pitch as a strategic partnership. So, before you start your own podcast pitching, tune in. Each level – from freshman to senior – is a chapter in your unique podcasting saga, a saga that's shaped by persistence, passion, and precision. Press Record, my once a year bootcamp to teach you how to start and launch your very own podcast, kicks off the first week of October. Once a client signs up for your services or purchases your product, it's your duty to also make sure that the service you provide after is matching or exceeding their initial expectations. The experience I share here ended up not only turning me off to the product, but to the brand, as a whole, as well. So, listen in to see how mis-matched marketing strategies and customer service practices can only lead to low client retention. Join the community for women entrepreneurs wanting to INCREASE sales, build BRAND AWARENESS, create CONTENT that converts and uses the power of podcasting to do it. Joanne Bolt is the founder of the B Word podcast https://www.joannebolt.com/blog/122 and the PodcastHer Network group.https://www.joannebolt.com/ She started her career as a consultant for one of the top five consulting firms in the world but pivoted to real estate. However, she soon realized it wasn't her passion and found her calling in podcasting. She finds joy in pouring into those she interviews, as well as her audience. She prefers to work in a group setting, where people can take what they want from her wisdom, and she does not feel the pressure of a one-on-one coach. JoAnne believes that many people need to identify why they can never feel complete in their current work....she did.... and she found that podcasting was a natural fit for her! BIG IDEAS FROM THIS EPISODE Monetizing Your Podcast Finding Your Niche Getting Started Networking and Collaborating Inspiration and Creativity Discovering Your Strengths Monetizing Your Podcast Podcasting can be used to make money, even if you don't have millions of downloads per episode. Focusing on women can be particularly lucrative, as they can make six-figure incomes. Podcasts are a great way to introduce potential customers to your business and help them get to know you. For those just starting out, content should focus on providing value to listeners. Finding Your Niche She tells a story of her friend, Allie Casazza, wrote Declutter Like a Mother and found success by talking about it with her husband, writing a book, and shifting her podcast to focus on cleaning out business space. To become a success, one must start with what they can currently offer and be willing to pivot their podcast in a group setting. Getting Started Podcasting can be intimidating for new users, but the Podcast Mastermind Group can offer guidance and advice. One way to grow your podcast and business is through Pinterest. It is important to remember that perfection isn't necessary, and that it's better to start than to wait. It is possible to start a podcast for free, but if you want to store episodes, you will eventually need to pay for a version upgrade. Initially, it's best to only spend around 50 dollars on equipment, but after some time, more expensive equipment can be purchased if desired. Networking and Collaborating Joanne Bolt offers a membership site for those looking to get on other people's podcasts without having to go in for interviews. Members can get access to the site and all of its evolving features. Joanne also offers an accelerator program which puts podcasts in groups of 6 to 8 for six months and teaches members how to swap ads and collaborate together. Additionally, members can take part in a two-part mini-series known as a “collab”, where one interviews the other and then they switch, resulting in two episodes and two audiences. The key is getting collabed with the right podcast host and arranging them to drop at the same time. HER BEST ADVICE IF YOU DON'T KNOW WHAT TO PODCAST ON....Discovering Your Strengths Become an expert in something you don't know and ask friends what comes easily to you. Help others solve their problems by asking the right questions and bring out the best in people. As an example, Sarah Gammel created a business teaching others how to network effectively, after someone pointed out her natural ability in this area.

I came out of college with high expectations of what the working world would look like.  I'll admit it...I somewhat thought it would be all sparkly and filled with exciting work trips, amazing high heeled shoes and outfits to wear, and happy hours filled with co-workers and cosmopolitans.  Until my manager at the consulting firm sincerely got upset with me over taking a day off work to attend a funeral for someone who wasn't an immediate family member.  I remember thinking "you've got to be kidding me here.  I have personal days off but I'm not really expected to take them? When I did finally quit that role, I remember being on the plane back to Atlanta from Denver Colorado (where my last consultant project was based) dreaming of being my own boss.  In my head the working world was now more like Carrie's world from the original "Sex in the City" HBO series.  Days filled with a few hours of work, even better shopping sprees because the clothes didn't need to be 'corporate professional' and my shoes no longer needed to be the closed toed grandma shoes that the corporate world required at the time. I honestly went into Real Estate beacuse3 I had no clue what else to do, and knew that I did need to help pay the mortgage on the house that Jeff (my husband) and I had recently purchased.  So the transition into entrepreneur world wasn't a hard one for me.   I naturally have lots of drive and ambition.  I do admit though that there were a few things I wish I had known in advance about being your own boss.  Since there's no onboarding manual for going into business for yourself, I'll let you consider this the girlfriends guide to starting a business.  The real deal of it you could say. In today's episode I'm giving you the 10 things no one told ME about being my own boss.  I want you to be prepared sunshine!  Tune in and then text me at 678-736-8055 with which one resonated the most with youFollow Joanne! For years I had no idea what the DISC profile really meant, and how it could help me in my career.  I poo-pooed the thought that these "personality test" could nail me to a T, and be accurate.  Then one day I had a member of my team tell me I was rude and blunt. Let's be honest, I thought she was long-winded and a chatty Cathy.  But it did make me start to wonder if there was something to these personality tests, and if I could leverage knowing and understanding them in order to become a better (and more thoughtful!) leader to the people on my team. You know what?  IT DID.  It absolutely changed how I viewed them, how I walked into a room and spoke to them, and the mindset I took when having the easy, and the not-so-easy conversations they needed in order to grow in their business.  Cynthia Matheny is a Realtor turned DISC profile teacher.  She helps people all over the country identify what their unique DISC graph is, how to understand it, and better yet....how to use it in their business to become overall better at their job. Are you currently leading a team, diving into a sales role, or like I was and wondering why in the forking shirtballs you sometimes just don't connect with the people you feel you should?  If you answered yes to any of those questions then this is the episode for you. Want to take the DISC profile for free?  Head to www.realbosswomen.com/disc and I'll give it to ya!Follow Joanne! From police officer to Realtor, Nakia Brooks has had a long and distinguished career.  As a Realtor for the past 18 years, he's personally closed over 1200 homes (700 of them being short sales which is how he ramped up his business).  In the last 7 years he hasn't sold homes himself, instead investing in coaching and mentoring agents at the brokerage he opened in North Georgia.  In this episode, Nakia talks about being the upcoming President to NAMAR Board of Realtors, and how humbled he was to recently be awarded the Realtor of the Year award for the Georgia Association of Realtors.  He's literally 1 of 52,000 nominees and holds the honor proudly.  He shares several tips on how you as an agent should be using the board you're a member of (even if you're like me and often times forget to pay your dues!)As a bonus to this interview, I had Nakia share his top lead generation system.  One that has worked for him for 16 years and the system that he shares with tons of agents to help them go from less than $1 in the bank, to being financially stable.   The “Real Boss” part of my brand is a combination of life experiences both at home and in my career.  Some of those experiences were heartbreaking.  Like being abducted from my office from a 'potential buyer'.  Some are amazing-like figuring out how to be both the boss and a mom at the same time.     The "Women" part of my brand is simple.  I love to work with women.  I spent most of my corporate years in the presence of men and found myself working out of town, all hours and not enjoying life.  When I moved to real estate I again worked with mostly men.  And yet women make up 65% of the real estate industry.  I found myself leaning into mentoring other women in the offices I was in.  And realized that I could show them the sh*t the men couldn't.  Like what to wear on an appointment.  How to script your way OUT of being hit on, and how to earn more than the men while working WAYYY less hours and WAYYY more efficiently. I can show you too boo.  Just lean in.   Real estate is so easy it's hard, especially as a woman (because we tend to make things harder than they have to be).  If you're married with kids, a single mom struggling to pay the bills, just getting started in the real estate biz after taking years off to raise babies, or leaving a corporate job for the new found freedom of being an entrepreneur I can help you.  If I show you anything it's that you can do it. I'm here for you.   Contact Joanne: Website Instagram

If there's one question that I get asked all the time from newer agents, it's this. "What in the heck should I wear when meeting clients?"It's really way more simple than you can ever image, and ironically it starts with social media.  Yep, I just said that.  What you should wear is determined by how you show up on social media.  You can't send mixed messages, or the client will be confused and potentially not relate to you as a professional.  Because I can guarantee one thing.  They've looked you up WAY before they ever picked their cell phone up to call you and make an appointment.  So show up to work, how you show up to play.  It's going to be oK.  I promise. It's my favorite question to ask at a Listing Consultation, and believe it or not, it's the one that finalizes me as the selected agent.  Most agents waste their time talking AT the prospective client.  I talk WITH them and get straight to the heart of what's important. And I utilize my knowledge of the DISC profiles to carefully select my words, modify my tone and ensure that I'm meeting that client where they are in order for them to be HEARD. It's what sets me apart, and I'm going to share the secret with you on HOW to do it in this episode. If you don't have a strategy and intention for everything you do as a Realtor, you may as well just throw away your money. Go ahead.  Start now.  Just toss it up into the air and I'll come catch it.  That's about how effective doing ANYTHING without intent is.  So how does leaving a gift with a potential seller the day before the listing consultation result in nailing the listing?  Because WHAT you leave should be thought out to evoke responses from your potential seller that when you listen to what they say, you pick up on where they land on the DISC profile. Hear their words.  Know how they tend to think and react, and then you can adjust your scripts to meet them verbally where they need you to.  A high "D" on the DISC needs to soften their tone when speaking with a high "I".  A high "I" needs to cut to the point when dealing with a high "D".  Have you ever considered that?  It's not just body language.  It's our verbiage too.  So what do I put in my gift and how do I gauge responses?  Listen in and find out.  This episode is an expert from the coaching that I did in the private Facebook group for Real Boss Women-Community. If you're a woman in real estate, or heck just a woman who's running a business then you NEED to hop in the group and benefit from being in the coaching session so that you can raise your hand, ask questions, and gain clarity on running YOUR business like the boss you are.  What are you waiting for?  We've got our champagne on ice just waiting on YOU to join in.

It's the wild, wild west of real estate sales right now, but a good CMA still goes a long way toward creating confidence in your seller that you ARE the professional and know what you're doing.  It can also assist you in wrangling them in when they want to outrageously price their home just because they think they can.  Here's a little tip: you need more than a valuation from Zillow or the top 3 comparables you found in your MLS.  You need as much data as you can gather to state your case-especially if an appraisal is going to potentially be needed. And even in this market, you can never guarantee that there won't be an appraisal contingency! So go on.  Listen in and find out what additional tool I use to crush it on my listing prices.Did you enjoy today's episode?  Please give us a review and share it with a friend!Click Here to text the word "Tips" to 678-736-8055 for weekly Real Estate business and mindset tips delivered straight to your phone from Joanne! Not part of the Real Boss Women Community yet?  It's THE place to hang out and get to know many of the amazing women featured as guests on the podcast.  Find us in Facebook!I know you'll come for the education, and stay for the comradery you find.   Looking for the BEST investment you can make this quarter into your business?  Where you can meet and jam with other women in Real Estate while learning implementable tactics and drinking a prosecco?   Grab your ticket to Focus Conference 2022 before they are gone!CONNECT WITH JOANNEhttps://www.instagram.com/itsjoannebolthttps://www.facebook.com/joanne.boltCONNECT WITH REAL BOSS WOMENhttps://www.instagram.com/realbosswomenhttps://www.facebook.com/realbosswomanhttps://www.facebook.com/groups/rbwcommunity

I swear I don't have RBF, I'm just an introvert!  Seriously though friends we're starting off the podcast here with one of my favorite humans, Ashley Harwood.  Ashley took ownership of her lack of success as a real estate agent when she realized that she was an introvert working in a highly social career field.  When she put her big girl panties on and realized that, she knew it was time to take ACTION and help over introverts in the industry stop acting like extroverts and avoid the BURNOUT that creates. Now she's the BOSS of her own niche, the expert in allllll the things related to being an introvert and is here to help YOU learn how to navigate your career too!  Because contrary to popular belief you don't have to be the social butterfly in the room to have a successful real estate career.  You just need to be you boo and create a lead generation plan tailored to your strengths. Ashley is a speaker (yes!  Inman Connect even had her on last year!), a trainer and a mentor to the bosses out there who own their quietness and lead generate in their own way.  If you loved today's episode, please share and tag us on Instagram! In this episode we discuss:The burnout that comes from being an introvert in an extroverted field of workWhat Ashley's coaching program looks likeHer experience speaking at InmanThe evolution and next steps in her personal journey as the guru of the introvertsWant to connect with Ashley?  GREAT!  Check out her Facebook PageWant to join the Girl Clique and hang out with all your new Besties?  This is where Joanne routinely is and meetups happen on the regular for masterminding and getting to know new referral partners.
