    US office vacancy sits at 13.8% while rents rise and inventory actually shrinks. CoStar's Phil Mobley breaks down the two-tier office market at mid-2026.  Phil Mobley, National Director of Office Analytics at CoStar Group, joins Michael Bull, CCIM to explain why the office headlines and the office market have stopped matching. National vacancy peaked at 14.1% a year ago and now sits near 13.8%, with four consecutive quarters of positive absorption totaling roughly 20 million square feet. For perspective, that full year of demand would have been one decent quarter in 2018.  The supply side is where this cycle breaks from history. New construction starts are running about 5 million square feet per quarter, a generational low, and for the past two quarters CoStar's data shows outright supply contraction: more office space is being demolished or converted than delivered, which has never happened before.  Mobley also corrects the most common misconception about the office recovery. It is not simply Class A winning and Class B losing. Trophy assets, the top 5% of inventory, are performing strongly, and solid B and B-minus buildings serving price-sensitive tenants held up better than most people assume. The real occupancy damage landed on A-minus and B-plus product caught in the middle: not distinctive enough to compete with trophy space, too expensive to compete on price. Also covered: why AI has been an unambiguous demand tailwind so far and the venture-capital risk hiding inside it, why return-to-office gains raise foot traffic without raising space needs, how New York and Dallas preview where the rest of the country is heading, why lease sizes have run 15% below pre-pandemic levels for nearly three years, and the capital markets shift as institutions climb back from 10% to 15% of office deal volume to around 20%, buying buildings to keep them as office. Plus the point every landlord should sit with: the total vacancy number is not the relevant number. Competitive vacancy is, and a landlord without capital to fund tenant improvements does not really have leasable space.     Jonathan D.T. Ward, author of The Decisive Decade: American Grand Strategy for Triumph Over China, defines the 2020s as a "decisive decade" during which the United States must execute a new grand strategy to defeat the Russia-China axis. He characterizes the relationship between Putin and Xi as a profound military and philosophical alliance aimed at ending American preeminence. Ward argues that China seeks to overcome its geographical weaknesses through expansionist projects like the Belt and Road Initiative, which converts economic power into global military footprints. A core concept in the book is the "second great divergence," where the world's democracies must seize the lead in the fourth industrial revolution while denying technological and capital access to dictatorships. Ward stresses that Taiwan is the strategic "lock" on the Pacific, and its fall would permanently shift the military balance in Asia. He advocates for the total rebuilding of the American industrial base and the creation of an "arsenal of democracy" to counter China's superior manufacturing output.     Anthony Forte spent more than ten years inside the World Mission Society Church of God, rising from a new recruit stopped on a Queens, NY, sidewalk to a leader who trained others to recruit the way he had been recruited. He joined at 25, during a stretch of his life when he felt behind everyone around him. He stayed through an arranged marriage. He left only after the research he did during the pandemic exposed cracks in a doctrine he had built a decade of his life on. The World Mission Society Church of God, known to researchers in this field as WMSCOG, teaches that Ahn Sahng-hong, a Korean man who died in 1985, was the second coming of Christ, and Zahng Gil-jah is “God the Mother,” a living deity based in South Korea. Members are told they must accept both figures, keep the Sabbath and Passover, tithe, and recruit new members to earn a place in heaven. Anthony rose through recruiting and teaching, eventually overseeing a team of members, before he found his way out. A year into membership, leaders promoted Anthony to team leader and turned the conversation toward marriage. His pastor pushed him toward a Korean member who would need a visa sponsor, framing marriage as a path to greater blessings. The wedding took place in October 2012; the same year the group had told members would mark the end of the world. “I only have two more months on Earth anyway,” Anthony remembered thinking. “Might as well do this big action and please God, so I have a better chance to get into heaven.” He and his wife communicated mostly by text for quite some time, since she spoke little English. “It was very difficult,” he told me, “to marry a stranger.” This is a very insightful interview and of great interest to folks who themselves with involved with a Bible group that claimed to have the “Truth.” Learn more about your ad choices. At 31 years old, roughly 24 hours after losing the 1500m final by five hundredths of a second, Vince went back out at Icahn Stadium and won the 5K national title in 13:46.75 — an event he had raced once in the previous five years. It was the first national title of his career, and it came after a run of fourths, thirds, and seconds that have stretched across nearly a decade as a professional.Vince trains with Under Armour Dark Sky Distance in Flagstaff under Stephen Haas. He went to Virginia Tech, where he only became good enough to go pro in his fifth year. He came back from an injury straight away as a pro. Axel spent nearly four decades in the industry, creating and overseeing some of the most iconic campaigns this country has ever seen. Ronseal: ‘Does exactly what it says on the tin' AA: ‘The fourth emergency service' Pot Noodle:  ‘The slag of all snacks' ‘You Know When You've Been Tango'd' These were just some of the campaigns from Howell Henry Chaldecott Lury (HHCL), the agency Axel co-founded in 1987, which went on to become ‘Agency of the Decade' as voted by Campaign magazine in 2000. We started the chat at Gold Greenlees Trott (GGT) where Axel, along with long-term partner Steve Henry, worked on the London Weekend Television (LWT) account and we discovered why the campaign was so ground-breaking: Gordon Smith's idea of retaining the outer sheets of a poster in full colour, while changing the internal b&w sheets, gave the illusion of printing a new 48-sheet colour poster every week. That in itself was genius. But then the actual posters that sat within the frame were also brilliant, each one telling a story of the TV show it was advertising, like writing a topical ad every week. Next up three cracking posters for Time Out, before First Direct and a unique approach to posters for a bank … everyday objects with the line: ‘Banking without branches, it's extraordinary'. We ended on the HSBC Points of View campaign, which ran all over the world, winning awards and much pr. An academic once cited the campaign ‘as a post-structuralist concept of 'mise en abyme', that cognitive moment when we realise when presented with two binaries, that neither is defensible and the actual meaning lives in the gap between.' Given that there is next to no Oilers news happening right now, the boys had the opportunity to wander into whatever topic they chose whether it was a good idea or not. From Tony Romo's legal situation to taking Ubers home from the bar to bossing robots around, the first segment of the podcast was all over the map and made no sense whatsoever.Changing gears, Tyler walked the boys through his upcoming holiday plans and how he's still not sure whether he'll be able to take his electric hummer on his road trip. Given that superchargers aren't overly plentiful in Alberta yet, the choice of taking his Hummer on the road is almost being stripped from him. That said, these are champagne problems to say the least. Will Tyler get sympathy from the audience? Unlikely.Finally, the guys wrapped up the podcast on the Thursday episode of Real Life with a run of topics, starting with a recap of old Nation Gear designs that Rick brought into the office from the archives, and how there have been some horrible designs.
