If you've been to Hawaii recently, you might've noticed something surprising. Despite their rising popularity, the islands are not seeing many new hotel constructions. So what gives? Today, we'll dive into why you're not seeing more new hotels In Hawaii. The market demonstrates strong demand through high occupancy rates during peak seasons and stable room rates. Building new lodging in Hawaii presents distinct challenges. They include rapidly increasing construction expenses alongside restricted land availability and stringent zoning regulations. The Disney Aulani Built way back in 2011 The Big Picture: Why Developers Aren't Building New Hotels - The state of Hawaii faces a scarcity of buildable land. As a result, authorities protect most available areas for their cultural importance, or developers avoid them due to prohibitive costs.- Construction expenses in Hawaii rank among the highest nationwide. Construction materials require shipping from other places. Additionally, labor costs remain high, while the permitting process also continues to be lengthy.- Developers steer clear of most available areas because high costs and cultural protections make building difficult. Combine that height limitations and strict environmental rules present significant barriers to new hotel approvals.- Local communities push back against new development. "This is largely due to concerns about overtourism and cultural disrespect, which in turn often lead to project delays or cancellations before they even begin. Risk vs. Reward For New Hotels in Hawaii Rebuilding from scratch often isn't worth it. Hotels originally constructed in the 1970s and 1980s usually select renovations. This approach provides quicker results at a lower cost while avoiding controversies. Still, to this day, most hotels offer the same basic boxed rooms.. Most contain the same square footage even after the renovations. Here are some recent standouts: 1Hotel Princeville Kauai- Developers have extensively converted the former Princeville Resort into a luxury wellness resort. It emphasizes sustainable design and native landscaping elements. - The Royal Sonesta underwent renovations a couple of years ago—owners gave the property a facelift and remodeled all the rooms. Renaissance Honolulu Hotel and Spa Oahu- Hawaii Hospitality Group renovated the Ambassador Hotel Waikiki and the Romer House Waikiki, an adults-only, both of which offer affordability.- Hilton Hawaiian Village updated its renowned Rainbow Tower by preserving its mid-century design yet introducing modernized rooms and facilities.- The Renaissance Honolulu Hotel & Spa is the latest addition near Ala Moana which delivers a modern upscale accommodation experience for both business and leisure visitors. Big Island- Kona Village, A Rosewood Resort stands today as one of Hawaii's most stunning beachfront properties. Following its reconstruction after a natural disaster destroyed the original structure.- Hapuna Beach Resort is currently in the midst of major renovations. They will match its design and standards with its sister property Mauna Kea Beach Hotel.- After pandemic restrictions eased, Mauna Lani, Auberge Resorts Collection transformed its focus towards luxury combined with cultural immersion experiences. Maui- The Fairmont Kea Lani underwent extensive changes to rooms , dining areas and public spaces. The result is one of the island's most luxurious destinations that's perfect for couples and families.The Andaz Maui stands out as a newly constructed building. It replaced what used to be the Renaissance Hotel following extended demolition and redevelopment efforts. It's The property is now getting its second refresh since developers first built it. On August 27, 2022, the Faith Formation Conference was held at the Renaissance Hotel. All adults, especially catechists of the Diocese of Tulsa and Eastern Oklahoma were invited to this year's Conference focused on the "Sacraments: Mysterious Encounters with Christ." One of the keynote speakers was Father Simeon Spitz. Father Simeon made his first profession of vows on the Solemnity of the Epiphany, January 6, 2010, and Solemn Vows in 2013. Fr. Simeon completed his theological studies at St. Vincent Seminary in Latrobe, PA, and was ordained to the priesthood on May 31, 2014. Fr. Simeon was born in Elk City, Oklahoma, and spent most of his youth in the western Oklahoma town of Canute. He holds bachelors' degrees in philosophy and political science from St. Gregory's University. He completed a Baccalaureate in Sacred Theology (S.T.B.) at St. Vincent Seminary in Latrobe, PA. Fr. Simeon has completed all of the coursework for a Licentiate in Sacred Scripture (S.S.L.) at the prestigious Pontifical Biblical Institute in Rome, and is working on his thesis to complete the degree. Since his ordination, Fr. Simeon has provided pastoral assistance at parishes around Oklahoma on the weekends, and has been a popular speaker at the Archdiocesan Catholic Summer Youth Camp at Our Lady of Guadalupe Camp and at parish youth groups. He served for two years as Vice President for Mission and Chaplain for St. Gregory's University. Fr. Simeon serves as the Abbey Vocation Director. In addition to these duties, he is the director of Abbey enterprises and manager of the St. Joseph Workshops at the Abbey. He directs and is the primary worker in the Abbey bee-keeping and honey harvest operation, and in raising blackberries and the production of jam and jelly for sale to the public.

Holding two Masters from the University of Dallas—one in Theological Studies and one in Humanities, Monica Ashour is an international speaker, author of 28 books, President and Director of Content Creation for the Theology of the Body Evangelization Team, known as TOBET. Named in 2010 by the Catholic National Register as one of the top six speakers on Saint John Paul's seminal work known as the Theology of the Body, Monica and her team have completed a pre-school through 8th-grade program called The Body Matters for schools, faith formation, and family catechesis. It has been called a “game-changer.” Monica was awarded by the Catholic Press Association for Honorable Mention—First Time Author of a Book, Everybody Has Something to Give. She also received the Excellence in Publishing Award for Children's Books for her Every BODY Has a Body: God Made Us to Love, from her series called ToB for Kids for 4-7 year-olds and ToB for Tots for 2-5 year-olds, (Pauline Books and Media). Monica and her team wrote the Theology of the Body Marriage Preparation program, lauded by Cardinal Dolan of New York and Archbishop Aquila in Denver. Available in English, Spanish, and Vietnamese, this marriage prep program is used throughout the nation. In May 2015, Miss Ashour was a participant for an ad hoc committee in Washington DC for the Pontifical Council for the Family. In November 2011, Monica presented a talk “Teaching TOB to Teens” at the Theology of the Body International Symposium in Rome. She was also a participant in the International Summit on Lay Leadership with Cardinal Arinze in Rome. Before becoming an international speaker, Monica served as a campus minister at St. Mary's Catholic Church of Texas A&M University from 1996 to 1999. There she launched the now nationwide Nun Run, in which young women travel around the nation visiting convents. Before and after her stint at St. Mary's, Monica enjoyed 20 years teaching theology and literature in grade school and high school classrooms. Monica was the recipient of Bishop (now Cardinal) Farrell's 2008 Pro-Life Award for Civic Action and was named to the Hall of Fame for her alma mater, Nolan Catholic High School in Ft. Worth. Monica enjoys discussion groups, exercise, bridge, and coaching softball.

Devon Sundberg started working with people with disabilities as a teenager in Terre Haute, Indiana. After she graduated from college she answered an ad in a newspaper (like for reals, an actual printed newspaper) looking for people interested in working at an Applied Behavior Analysis (ABA) clinic. Little did she know this would become her career. Devon met her husband, Carl, at the clinic they both worked at and in 2009 they started their own ABA business, the Behavior Analysis Center for Autism. Indiana was the first state to pass an autism health insurance law and Devon spent a lot of her time advocating and fighting for services for her clients at BACA. She loved her company, but spent more time fighting for services than being a clinician. In 2019 Devon was in a meeting with the president of an insurance company when he told her, “You're too difficult to work with…” and immediately cancelled BACA's contract. This was the last straw for Devon and Carl and they worked tirelessly to have BACA acquired by a larger ABA company to ensure that their families and staff could continue to receive quality care. Devon is also the founder of the Women in Behavior Analysis (WIBA) conference. She started it because she believed there needed to be a conference that focused on the contributions that women have made in the field of Behavior Analysis. In this episode of the Hotel Design Podcast we welcome Tina Wichmann and Craig Palacios of the Las Vegas based design firm, Bunnyfish. They have been involved in some major projects, such as helping entrepreneur and CEO of Zappos Tony Hsieh reinvent downtown Las Vegas. The conversation starts with the duo dissecting a project they did in Reno, Nevada to reinvent the Renaissance Reno Downtown Hotel. That brand was on the cusp of irrelevancy, but Marriott wanted to reinvent it. The folks at Bunnyfish worked closely with the Marriott team to follow overarching brand strategies while accommodating the desire to create something new that hadn’t been done before. We hear the story about the Renaissance Hotel’s reinvention, and how they rethought guestroom components such as the desk (which has come under lots of scrutiny lately in the hotel business), the dresser, and many other components. Then, the conversation shifts to how hotel amenities have changed during the last 20 years as guests are looking to have more experiences. Now, food and beverages have returned as a critical element of hotel industry’s profitability. Guests are starting to do a lot more outside the guestroom, including connecting over coffee and being social in the hotel’s public spaces. Now, it’s about rethinking everything about the public space experience from the entire lobby, to the F&B experience, to the changing nature of how guests want to interact with staff. They discuss what all of that means in the context of service touchpoints and what designers should think about in the future, such as how to create spaces that morph during different times to equally capture the breakfast rush and the happy hour crowd respectively. Then, Tina and Craig discuss how they met entrepreneur and Zappos founder Tony Hsieh at their favorite coffee shop, who they formed a working relationship with after bonding over architectural books and their love for adaptive reuse projects. At some point, Bunnyfish was tasked with helping reinvigorate what was then a flagging downtown area at the behest of Hsieh. They took on the task of reinventing the Inspire theatre in Las Vegas, added two stories and morphed it into a popular bar, lounge, nightclub and theater. It’s one of the main attractions that have people hanging out in downtown Las Vegas again in record numbers. Finally, they discuss how micro apartments have come into fashion, particularly for millennials, and how that changes the way hotels are being developed for the rising needs of Generation Z. They also chat about creating new active adult communities and how that applies to changing hotel industry trends. Eat if you're about my age, or maybe even older you remember a time in the United States of America when there actually was wholesome family entertainment, entertainment for the entire family that that moms and dads and brothers and sisters could all sit down and could enjoy together, and they could enjoy it without being preached to by liberal Hollywood insiders. - They could enjoy the movie without worrying that people were going to be offended or without watching a movie that had been sterilized. Because people were going to be offended or could potentially be offended. We had to look at that movie and decide whether or not there's anyone out there in the world that might be offended by it, and if so, it has to be sterilized. - It has to be centered. No, I was raised in a country where we had good wholesome family entertainment and it wasn't sterilized and it wasn't censored because moms and dads were just expected to know what was best for their children and something that I am very very grateful that I've been able to enjoy my entire adult life and well the entire time I've been a dad. - Now the movie was out before then I'm talking about A Christmas Story. A Christmas Story with Ralphie in the BB gun Randy and you know, Mama and Papa and Mom and Dad all that, you know, the old man, you know, that's that's Darren McGavin since title in the movie. His title as "The Old Man", but A Christmas Story actually came out when I was in high school, and I didn't pay a lot of attention to it because I was 16 17 years old and and there was only a couple of things in the world that I was really concerned about at the time and Christmas movies weren't one of them but as I grew older I grew to appreciate it and I essentially memorized the whole movie know by now, but I've had I have kids that are grown and they're adults and ever since they were little kids. - We've enjoyed watching this movie together and it's very it's very gratifying to me that I was able to do that and now my children who are grown and you know, some of them have their own families they can make that part of their own Christmas tradition. Now, the reason I wanted to share this with you, I know that you guys are like, "Yeah, okay Paul, we know that the movies out there you just telling us to go watch the movie." Hmm, kind of, but there's something else. There is this place that you can go to and it's called A Christmas Story house. Now if you guys are serious hardcore cinephiles or moving Geeks, you will know that the movie A Christmas Story was filmed in two locations. - It was filmed in both Canada and in Northern, Ohio. The school scenes were filmed in Canada and the outdoor scenes the Higbie scenes the house Ralphie's house walking up and down the street in the snow and all that that was filmed in just outside of Cleveland little suburb area of Cleveland. I'm not sure what the exact area of Cleveland is, but will the house. - It went up for sale a few years ago, or I don't know almost 10 years ago by now. The house went up for sale and a guy bought it a fan of the movie bought the house and he invested his own money in restoring the house, and not only did He restored the house to what it looked like in the movie. - There's also a Christmas story gift shop and Museum right across the street and recently I just discovered that he bought the house next door, and if you guys are fans of a Christmas story, you know that the who lived in the house next door 875 smelly hound dogs the Bumpus', the Bumpus' lived next door. - That's right, and they bought the bump his house. So now they own the Christmas Story house and it's been restored to look like it would have in the late 30s early 1940s. They bought the bumpers house and the bump is the house is a guest house you can go and you can stay there very very cool. Very cool. - So this Christmas season the reason I know all about this and I can speak so highly of it is because of my family and I the very first. That they open the Christmas Story house and it's actually probably been more than 10 years now, but the very first year they opened it. We went to Cleveland and we went to the Renaissance Hotel and they had an autograph signing and pictures with many not all but many of the original cast members. - They flew in. Some of them are actually still local and some of them just flew in from California or wherever they're from to do pictures and autographs we got. For the house and a good gift bag with all kinds of memorabilia and goodies and so forth and it was a wonderful family experience. There was no Hollywood political correctness. - There was no censoring there was no worrying about who's going to be offended by this or not. It was just literally one of those things that that. I knew from my childhood and we need to find as a nation again. We really do so if I can offer you one piece of advice this coming holiday season and when my family and I went when we visit it was the Thanksgiving weekend. - I think it was the Friday after Thanksgiving that we went and we toured the house and did our little. If I can make a suggestion to you, if you are in that area of the United States of America if you were in the Cleveland, Ohio area, or if you're within driving distance, if you're within driving distance of Cleveland, Ohio, I would definitely put A Christmas Story house on your list of things to do this holiday season load the kids up in the car and drive over there, and spend the day, you know get a hotel room or what have you and I know they're actually people that actually the fly in from all over the United States just so that they can do that. - But that is my suggestion to you. It's something in this world where we have acrimony and strife and terrorism and just all kinds of there are all kinds of horrible things in the world that are constantly clamoring for our attention. Every once in a while, we need to you know, push that away and it's going to be there the problems of the world will be there when we get back but do something wholesome do something with your family and I can think of right now in the United States. - There's only there's that many things that I would say are straight-up wholesome family entertainment, and that is the Christmas story movie and A Christmas Story House and Museum and so forth. So if that is you know something you would like to do great and it's really simple their website is a Christmas story house.com. So just Google it look it, and we're going to I'm going to try and I'm obviously I'm trying to keep it positive keep it productive and the holiday season is fast approaching us. - So yes chances are that are Morning Mindsets may have something to do with the upcoming Christmas season. Several weeks ago Dr. Gina Green posted an impassioned request to support the Association for Professional Behavior Analysts on Facebook, noting, among other things, that the organization is uniquely suited to advocate for the needs of both practitioners and clients in this unpredictable world of ours. One of the ways that she suggested supporting APBA was to attend the annual conference. Well, her plea worked on me, and I am in the process of making travel plans to New Orleans, where this year's conference is being held. After that, I started thinking about things I could do to encourage my fellow Behavior Analysts to attend as well. As such, I hope to have a future episode or two that highlights the content of the conference itself. Having said that, attending a conference is not only about sitting in a meeting room, dutifully taking notes and obtaining CE units. Let's be honest, it's also an opportunity to travel and see places that one would not ordinary visit on their own. Because this year's event is in the city of New Orleans, I thought that it would be fun to do an episode that highlights some non-clinical or practice-related reasons to attend APBA. In order to accomplish this, I reached out to my new friend and fellow podcaster, Mark Bologna of the Beyond Bourbon Street Podcast, a show that celebrates all that New Orleans has to offer. In this episode, the New Orleans native gives us perhaps the most concise visitor's guide to the city. We talk about everything from how to get to the conference hotel from the airport to local figures of speech. More importantly we spend a lot of time talking about cool places to eat, sightsee, and just hang out. Mark shares places to go not only for new visitors to the city, but he also mentions some very cool restaurants that only the locals know about. All in all, there's something for everyone in this episode (and if you're like me, you'll start to get hungry as Mark describes the local cuisine!).
