Using AI to Predict the Future Cost of Rent

Imagine paying $5,600 a month in rent in Toronto by 2032. In this episode, Giacomo Ladas hosts Erkan Yönder, Associate Professor at Concordia's John Molson School of Business, to unpack this projection and its far-reaching impacts. Using advanced AI models, Erkan's recent study forecasts steep rental increases in Canada's largest cities, driven by immigration, high demand, and supply constraints. Surprisingly, even a growing supply hasn't eased rents due to overwhelming demand, creating an unsustainable market. Erkan and Giacomo explore potential solutions, including targeted job creation in smaller regions and flexible zoning laws to distribute growth beyond Toronto, Vancouver, and Montreal. With AI's ability to trace complex patterns in rental trends, Erkan offers a glimpse into how rent could reshape Canadian cities over the next decade. Tune in for a deeper understanding of the housing challenges ahead and the partnerships needed to keep living costs manageable. Key Points From This Episode: • Introducing today's guest Erkan Yönder and his research. • Why rents in Toronto could hit $5,600 per month by 2032. • The surprising correlation between supply increases and rising rents. • Why high demand outpaces rental supply in big cities. • How immigration policies and other factors impact housing demand and rental prices. • Why Toronto, Vancouver, and Montreal face unique rental market pressures. • Erkan's perspective on job creation to draw people to smaller regions. • The role of zoning laws in expanding housing beyond major cities. • Why certain areas experience higher rent growth than others in Canada. • Ways that advanced AI models enhance real estate predictions and analysis. • Advice to landlords and renters for navigating changing rental markets. • How investors and government can work together to improve housing.   Quotes: “Then the question becomes, why do we have more immigrants in Toronto than many other regions across Canada? The reason is there are – more available jobs.” — @erkanyonder [0:14:11]   “AI can help us in certain aspects, especially when it comes to projections and predictions. So, why not have that information on the table and try to make more sophisticated decisions?” — @erkanyonder [0:28:23]   “Capital from the government won't be enough to build this much, – we need institutional investors to come to these markets and invest in those property companies, invest directly.” — @erkanyonder [0:33:10] “In the long run, it's a very simple solution, we need to build more, and in order to build more, we need capital investors, real estate companies, and local governments and the government involved in this problem.” — @erkanyonder [0:35:03]   Links Mentioned in Today's Episode: Erkan Yönder Erkan Yönder at Concordia Erkan Yönder on LinkedIn Erkan Yönder on X ‘AI-Driven Insights into Key Factors Influencing Canada's Rental Market'Concordia's John Molson School of Business Giacomo Ladas on LinkedIn Rentsync Sync or Swim Podcast Sync or Swim Email

Everyone wants to be happy. The question “How can I be happy?” drives countless decisions across the world, and billions of dollars are spent on marketing a wide variety of answers to it. Increasing evidence shows, however, that unhappiness is on the rise. Already known to an audience of hundreds of thousands as “the therapist for everyone,” Dr. Saad contends that happiness is not merely a changeable mood, but a process toward which all people can strive by following basic steps known to humans for millennia; happiness can be measured and assessed, and strategies devised to achieve it. Drawing on scientific studies, the wisdom of ancient philosophy and religion, and his extraordinary personal experience as a refugee from war-torn Lebanon, Gad offers a provocative, helpful, and entertaining treatise on how to strive for happiness, win it, and keep it. Gad Saad, PhD, one of the best-known public intellectuals fighting the tyranny of political correctness, is a professor of marketing at the John Molson School of Business at Concordia University, where he held the Research Chair in Evolutionary Behavioral Sciences and Darwinian Consumption from 2008 to 2018. A pioneer in the application of evolutionary psychology to consumer behavior, he is the author of The Evolutionary Bases of Consumption, The Consuming Instinct, and numerous scientific papers and the editor of the book Evolutionary Psychology in the Business Sciences. His previous bestselling popular trade book is The Parasitic Mind: How Infectious Ideas Are Killing Common Sense. His new book is The Saad Truth about Happiness: 8 Secrets for Leading the Good Life. Shermer and Saad discuss: operational definitions of the “good life,” “happiness,” and “well being” • emotions • eudaimonia (the pursuit of meaning) versus hedonism (the pursuit of pleasure) • genetics and heritability • cultural components • the Big Five (OCEAN) • marriage (mate selection) • health • exercise and stress reduction • religion • anti-fragility • a playful outlook and curiosity • variety (the “spice of life”) • what the ancient Greeks got right about living the good life • how failure may actually be a key to more happiness • persistence, grit, and risk taking • regret and the dark side of consumption and addictions.

Gad Saad is a Lebanese-Canadian evolutionary psychologist at the John Molson School of Business who applies evolutionary psychology to marketing and consumer behaviour.  His latest book is The Parasitic Mind: How Infectious Ideas Are Killing Common Sense, and it explores the numerous idea pathogens permeating today’s social landscape, such as, but not limited to post-modernism. We covered lots of ground in this rapid fire 30-minute conversation with Saad, including: How dangerous fringe ideas are permeating the mainstream The problem with Diversity and Inclusion programs Social media censorship and free speech absolutism Fake news Social justice politics at Google and Spotify Falsification theory The tyranny of the minority How the silent majority can stand up And, why rapper 50 Cent is, apparently, no longer black This was a very important discussion about ideas that hold truth firmly in their crosshairs, and can have devastating consequences on how we work and live if kept unchecked. We can either bury our heads in the sand, or, we can listen, learn, and act, so with that I bring you the one and only, Gad Saad. There’s a war against truth and if we don’t win it, intellectual freedom will be a casualty. The West’s commitment to freedom, reason, and true liberalism has never been more seriously threatened than it is today by the stifling forces of political correctness. Dr. Gad Saad exposes the bad ideas—what he calls “idea pathogens”—that are killing common sense and rational debate. Incubated in our universities and spread through the tyranny of political correctness, these ideas are endangering our most basic freedoms—including freedom of thought and speech. The danger is grave, but as Dr. Saad shows, politically correct dogma is riddled with logical fallacies. We have powerful weapons to fight back with—if we have the courage to use them. A provocative guide to defending reason and intellectual freedom and a battle cry for the preservation of our fundamental rights, The Parasitic Mind will be the most controversial and talked-about book of the year. Shermer and Saad discuss: which idea pathogens are the most dangerous, the analogy between biological and ideological parasites, the origin of political correctness and how it was corrupted, identity politics and how it perpetrates bigotry, racism, and misogyny, the psychology of victimhood status (why would anyone want to be a victim?), virtue signaling and why it isn’t virtuous, why social justice is injustice, social justice warriors as sneaky fuckers, the corruption of postmodernism, which began as a form of rational skepticism, Islamophobia, diversity, inclusion and equity, safe spaces, microaggressions, trigger warnings, What is liberalism, anyway? the paradox of tolerance, the dual search for freedom and truth, free speech as the foundation of all other rights, Ostrich Parasitic Syndrome, Collective Munchausen Syndrome by Proxy, nomological networks of cumulative evidence in the quest for truth, and how big a problem are we really facing? Gad Saad, Ph.D. (Montreal, Canada), host of the popular YouTube show The Saad Truth and blogger for Psychology Today, is a professor of marketing at the John Molson School of Business at Concordia University. He holds the Concordia University Research Chair in Evolutionary Behavioral Sciences and Darwinian Consumption and is the author of The Evolutionary Bases of Consumption, plus numerous scientific papers.

On episode 3 of the Montreal Marketeers podcast, we are joined by fellow marketer Neil Turner. Neil's passion for marketing began during his university years at John Molson School of Business. He was studying to become an accountant, but he quickly realized that the numbers weren't adding up in his favor. He decided to do some affiliate marketing as a side hustle. Without any experience or knowledge of the industry, he had to learn everything through trial and error. It didn't take long for Neil to drop out of university and start a highly successful career in digital marketing. Neil is currently the Director of Marketing at FortNine (formerly Canada's Motorcycle). As the second full-time employee of the company, he played a pivotal role in growing sales year over year. FortNine currently employs 50 staff members during its peak summer season. Duration: 40 minutes Topics: - Starting off in Affiliate Marketing - Learning through trial and error - Current Affiliate Marketing landscape - Starting at FortNine - Scaling an e-commerce business - Online content strategies - Finding your passion Check out FortNine for all your motorcycle and power sport gear needs!
