Brian Kemski wants to know how to stop prospects from ghosting him. He asks question that plagues salespeople everywhere: "What can I do about prospects who go through the process, seem interested, and then disappear into the witness protection program after I give them my information?" If you've been in sales for more than a week, you know exactly what Brian is talking about. You have a great discovery call, you build rapport, you send over your proposal or pricing...and suddenly—radio silence. The prospect ghosts you, leaving you frantically checking your email every five minutes and wondering what the hell happened. In this Ask Jeb episode of the Sales Gravy Podcast I'm going to teach you how to prevent it. You Gave Away Your Leverage for Free During our conversation, I asked Brian to consider what he'd do if I offered him $100 to go get me a Big Mac. He wasn't interested. When I upped it to $200, he started considering it. At $500, he was ready to make the trip. Why? Because at $500, the value exchange made sense to him. Your sales information works exactly the same way. Your pricing, specs, and solutions have real value. When you hand them over without getting anything in return—especially before completing your sales process—you're essentially giving away hundred-dollar bills for free. And once you give away all your value, the prospect has no more reason to talk to you. Understanding Power and Leverage in Sales In most sales situations, your prospect has more power than you do because they have more alternatives than you. They can choose your competitors or simply decide to do nothing. The only way to level the playing field is through leverage—something you have that they want because it provides value to them. It's like that hurricane example I gave Brian: If there's a hurricane in Miami, all the power is out, and you're the only person selling ice, you have all the power because there are no other options. But in normal business situations, your prospect has plenty of options, which gives them power. Your information is the leverage that gets prospects to "dance to your tune." Once you give that away without getting anything in return, you've surrendered all your power. Your Sales Process Should Be a Value Exchange Here's what your sales process should look like instead: Use discovery calls to build value: Ask questions that help prospects think differently about their problems. Create insights they can't get elsewhere. Meet multiple stakeholders: Insist on speaking with everyone involved in the decision. This builds relationships across the organization and prevents ghosting. Present your proposal in person: NEVER email a proposal. Your proposal meeting should be a closing meeting where you're getting a yes or no. Look for engagement at every step: If prospects aren't willing to invest time and effort in your process, they're showing you they aren't serious. Each step of your process should involve the prospect giving something (usually time and information) to get something from you. This creates what psychologists call the "investment effect"—the more effort people put into something, the more they value it. The RFP Trap The clearest example of giving away leverage is responding to RFPs without conditions. When you fill out all that information and send it without meeting the decision-makers, you'll rarely hear back. My approach? "I'm not filling out all that information until you meet with me." If they want your solution badly enough, they'll meet. If they don't, you've saved yourself hours of wasted time. I practice what I preach, but I'm not perfect. Just last November, I spent 12 hours on a proposal I knew had little chance of closing because I'd skipped steps in my own process. I gave away my leverage for free, and they ghosted me—exactly as I predicted they would. I have to relearn this lesson once or twice a year. Maybe you do too.=

Send me a messageToday's friend of the pod is Paul Oosting - someone I was thrilled to chat with and learn from based on his career to date as a successful social and environmental change activist and advocator. I want to learn more about how change can be designed and organised and made possible and I know few who have a record like he does.Paul's professional career started out in the volatile world of Tasmanian forestry politics and community dynamics where he worked as a leading figure during the 2000s as part of successful campaign to halt the destruction of huge swathes of ancient Tasmanian forest through the logging activities of Gunns. Anyone who has a memory of nature conservancy and the preservation of wild places likely remembers not just the significance of this campaign individually, but the novel and innovative campaigning strategies and tactics Paul and The Wilderness Society developed by working through the value chain of Gunns' financiers where they succeeded in changing the lending decisions by ANZ in a time before ESG and responsible investment was at all a recognisable way of making decisions. This catalysed a new form of campaign activism here in Australia and beyond which has placed greater focus on the lending and investment decisions of large banks and other financial institutions.The second part of Paul's career that we spend time chatting about is the decade he spent at GetUp, including seven years as its CEO. Again, Paul found himself designing and implementing successful social and environmental change campaigns, growing GetUps membership beyond one million members and in many ways forging the path to the more diverse political system we now see in Australia after a record number of independents won office in 2022. In this chat we talk about not only the powerful and broad church Paul and GetUp built by binding regular Australians who shared similar values and desires for action on climate change, the humane treatment of refugees and the very reasonable ask for the effective scrutiny and accountability of our political system and its actors, but the enormity of fronting GetUp though this period when there were sustained attacks by conservative politicians and captured media interests - or is it the other way around that the politicians are captured by these media interests?Either way, Paul has been on the literal frontlines of significant, successful and society-altering movements in Australia for two decades and I was thrilled to spend some time getting to know him but also how his way of thinking and acting in the world could help me and you understand how to make change possible. I came away invigorated from this conversation and how my own daily practices can be altered using what he shared with me, and I hope you are too by listening.Today's show is delivered with Gilay Estate. Make sure these essential legal documents don't cause wrinkles in your plans by tuning into This Is Getting Old: Moving Towards An Age-Friendly World and my guest this week, Cameron Huddleston. Key points covered in this episode: ✔️Estate Planning, Advance Care, and End-of-Life Planning—It's  Not Just Something For The Rich When people hear the term estate planning or end-of-life planning, legal documents, people often think, well, this is something that rich people do. I don't need to worry about an estate plan because I don't have an estate. An estate is really just a fancy word of saying your property, your belongings, and your assets. If you die without a will, state law will determine who gets your assets. That means your things might go to someone you don't want to receive those things, or it also might mean that your property needs to be divided up – and it may not be divided in the way you wanted it to be.  ✔️ Understanding Power of Attorney  You want to get the Power of Attorney (POA) document right because this gives someone permission to manage your finances. You want to make sure you're giving them the right permissions. You want to have an attorney sit down and discuss what powers you want to give that person and make sure it complies with your state law. There are different types of power of attorney—you can have general or limited durable or springing power of attorney.  General or Limited Durable POA General or Limited Durable POA might be, for example, you're going out of the country, and you need someone to sign some real estate papers for you so you can designate someone as your limited power of attorney who can only sign documents related to real estate for you,  Springing POA Springing means that power of attorney will spring into effect when certain conditions are met. Typically people will say this will spring into effect if I am deemed mentally incompetent through a diagnosis of dementia or stroke.  But most estate planning attorneys and other law attorneys will discourage people from getting that springing power of attorney because it makes it much more difficult for that person you named as your agent to step in and help you. ✔️When and How to Access the Documents Copy for Medical Record Medical documents, including your Health Care Power of Attorney, your Living Will, and Advance Directives (including a Do Not Resuscitate document, if you have one) should be shared with all of your medical providers. You want your providers to have copies of those documents in your . medical chartThey're going to put it in your patient portal online so that if you are in the hospital and you don't want to be resuscitated, there is that documentation there that they can refer to and say, this patient doesn't want to be resuscitated, this patient doesn't want to be on life support, this patient has named their child as their health care proxy.  Original Copy for Executor (may need to be notarized) Giving the executor of your estate an original copy of your will is also a good idea.  Financial institutions will accept copies, but typically they want it to be a notarized copy. Or you could take the original to the bank. They will make a copy of it and keep it in the files. But if you're even if you trust your power of attorney 100%, you're still feeling a little anxious about handing over that power. Hang onto the document yourself and put it someplace safe in a home safe.  Remove all documents from the home if an outside caregiver comes into the home A word of caution here to family caregivers—if you're caring for an aging parent and you're putting outside caregivers in that home with that person, you need to be aware that you need to remove all financial paperwork so that fraud or elder financial abuse doesn't happen. ✔️ Authorizations When it comes to government agencies, a POA is not enough. Several of them have their own paperwork that has to be filled out.  Medicare Representative Designee/ POA If you are caring for an aging parent and have to help manage their Medicare benefit, to get on the phone and talk to someone within the Medicare agency, you're going to have to be designated as your parent's Medicare representative. Go online and get the form, and if you have already been named power of attorney, then you can fill out that form and sign it as your parent's power of attorney. Social Security Administration  If you have to manage a parent's Social Security benefits, you must be designated as your parent's Social Security representative payee. This would be best to go to your local Social Security Administration office and sit down with someone there and go through the process of filling out the paperwork, showing that power of attorney document. Other responsibilities come with that, so you have to file an annual report with the Social Security Administration detailing how you manage your parent's benefits and how you spent those benefits for your parent. Internal Revenue Service (IRS) to sign tax returns IRS has a form you must fill out to be designated as your parent's agent. You need to read the instructions carefully, and you will also submit that power of attorney document when you send in the tax return and the additional IRS form.  Name a Trusted Contact with financial institutions It's also good to name a trusted contact with your financial institutions. Some will ask for it, and some won't. Still, you can go ahead and say, “Hey, can I name a trusted contact? People need power to get things done, but even having a LOT of authority doesn't mean you'll have any power. This is a critical thing to understand if we want to understand corporate governance.   SCRIPT A few episodes ago I cross-posted the first episode of the Sound-Up Governance podcast featuring Professor Tiziana Casciaro from the Rotman School of Management, where I worked for 20ish years. It was no accident that Tiziana was the first guest – she's an expert on what power is, how people get it, how people lose it. Even more interestingly, she's got really cool insights into why people with lots of authority – maybe CEOs or corporate directors, for example – sometimes don't really have much power, meaning they can't really get anyone to do the things they want. Tiziana describes power as controlling access to something that other people want. That something could be really tangible, like money or a promotion. It can also be more abstract, like comfort or happiness or just feeling cool. I'm sure you can already see where I'm going. What could possibly be more critical to corporate governance than power? Sure, every board technically has a huge amount of authority in their organization. In a way, they have *all* the authority in their organization. Any authority others have has been delegated to them – on purpose or by accident – by the board. And the board is ultimately accountable for what those others do with their authority. But who cares about authority without power? What difference does it make for corporate governance to happen, for decisions to be made, if nobody actually y'know does anything in response to those decisions? It raises a cool question: “what resources does a board control access to, and why would anyone in an organization care?”
