Scaling a business is slow and unpredictable. Many entrepreneurs don't make it to year five, and even fewer figure out how to scale. But what if the key to unlocking exponential growth was to multiply your efforts through strategic acquisitions?Tom Shipley is the co-founder of Atlantic Coast Brands, founder of Queen City Media, and co-founder of DealCon, one of the fastest-growing M&A ecosystems for entrepreneurs. Tom has built, scaled, and acquired companies across beauty and skin care brands like Hydroxatone, Amazon FBA, media, and ecommerce, generating well over $1B in revenue over his career. In our conversation, Tom shares how acquisitions saved his company during a crisis, the mindset that helped him rebuild after losing millions in revenue overnight, and the frameworks you can use to turn stagnation into exponential growth—all while designing a life and business with intention and time freedom. In this episode, you'll learn: 1.) How programmatic acquisitions can solve cash flow issues, save struggling companies, and 10x enterprise value faster than organic growth alone.2.) Tom's “Add a Zero” philosophy to think bigger which helps to recruit better talent, attract better capital, and unlock strategic breakthroughs.3.) Why masterminds and peer groups are the ultimate force multiplier for entrepreneurs—and how vulnerability can produce life-changing business insights.Show Notes: LifestyleInvestor.com/269Tax Strategy MasterclassIf you're interested in learning more about Tax Strategy and how YOU can apply 28 of the best, most effective strategies right away, check out our BRAND NEW Tax Strategy Masterclass: www.lifestyleinvestor.com/taxStrategy Session For a limited time, my team is hosting free, personalized consultation calls to learn more about your goals and determine which of our courses or masterminds will get you to the next level. The biggest announcement of last week's Fed meeting had nothing to do with rate cuts. Instead, a quiet, mostly overlooked statement from the Federal Reserve could mean huge things for the economy, mortgage rates, and most importantly, the housing market. The mainstream seems to have missed it, focusing on the obvious news, but we're breaking down the Fed's new emergency tactic to stabilize the economy. What many thought would be a standard 0.25% rate-cut meeting was anything but. A fractured Fed, now split on rate cuts more than in prior years, has adopted a new tactic. Could this strategy be a return to a dangerous past—the days of “quantitative easing” (AKA money printing)? Or, does the Fed know what it's doing, taking a more cautious approach than last time? We'll break down the entire Fed story and share some crucial updates on housing inventory and affordability. Some markets are entering 2026 strong, with significantly lower inventory than pre-pandemic levels. Others could correct (or even crash) harder. Dave gives his opinion on which are which, sharing the markets that will thrive and the ones where home prices could dive. In This Episode We Cover The Fed's new emergency measure designed to stabilize the economy and interest rates Money printing 2.0: Are we on a path back to dangerous quantitative easing? New rate cut forecast for 2026 and 2027 directly from the Fed The riskiest (and seemingly safest) real estate markets going into 2026 The most affordable city in the U.S., and why it could thrive next year And So Much More! In real estate, this time of year exposes something we don't talk about: feeling stuck. As the year winds down and a new one begins, even experienced agents can feel like they're spinning their wheels or like they just don't know what to do. And the truth is, there's nothing unusual about that. Every one of us hits moments where our motivation dips, our habits slip, or our thoughts get louder than our actions. But feeling stuck doesn't mean something is wrong. More often, it simply means we've gotten caught inside our own heads. What makes a difference isn't feeling bad when we get stuck; it's learning how to move through this quickly, and there are a few highly effective strategies you can try. In this episode, we unpack what actually causes that “stuck” feeling, why it shows up more frequently than most agents realize, and the practical ways to regain momentum. Things You'll Learn In This Episode You're only one action away from momentum Feeling stuck isn't a sign to stop; it's a sign to move. How does simply doing one small thing reset our entire trajectory? The observer mindset changes everything We get stuck when we believe the story in our head. What happens when we step outside ourselves and question the narrative instead of obeying it? Momentum creates clarity, not the other way around Most agents wait to “feel ready” before they act, but clarity comes after movement. What new possibilities open up once we just start? Numbers reveal your patterns before you get stuck Declines in contacts, appointments, or consistency don't happen overnight. How does tracking our metrics help us catch a slump before we're in one? Episode Overview In this episode, Michael talks with San Diego-based real estate investor Justin Brennan about one of the hottest topics in housing today, the rise of the 50-year mortgage, and what it means for homebuyers, investors, and the future of urban development. Their discussion explores the practical realities behind long-term mortgages, market resilience, and the shift toward apartment investments as a sustainable wealth strategy. 50-Year Mortgage Market Insights Michael and Justin open with a breakdown of the new 50-year mortgage trend. While these loans may sound like a solution for affordability, Justin explains that they're mainly amortization tools designed to reduce monthly payments, not a pathway to home ownership. Since the average homeowner stays in their property for 5.5 to 7 years, very few people will ever pay off a home under such a long-term structure. The takeaway: it's more about short-term cash flow than long-term payoff. Real Estate Lessons from Family and Experience Justin shares how his upbringing in San Diego shaped his perspective. Coming from a family deeply rooted in both real estate and military service, he learned valuable lessons about risk, leverage, and resilience from his grandmother and father. His father's experience during the 2008 financial crisis inspired Justin to take a more measured, apartment-focused investment approach that prioritizes stability and steady income. Housing Market Trends and Resilience Michael draws parallels between the cyclical nature of the auto and housing sectors, noting that true wealth often comes from those who rebuild after financial loss. Together, they examine current trends: single-family housing shortages in coastal markets, the growth of vertical construction in San Diego, and temporary oversupply in Sunbelt regions. Both agree that while red tape slows coastal development, new models for multifamily housing are creating fresh opportunities for investors. The Baby Boomer Housing Shift Michael predicts a generational shift on the horizon as baby boomers eventually leave the housing market. With many holding onto single-family homes longer than ever, a massive turnover is expected in coming decades. This could lead to the redevelopment of neighborhoods into multifamily housing, reshaping the fabric of communities nationwide. Justin agrees, noting that this transition will open doors for new investors and developers focused on density and urban design. Apartment Investing Insights and Strategies Justin goes deep into apartment investing, emphasizing its scalability and operational efficiency. He contrasts apartment ownership with single-family rentals, pointing out reduced maintenance costs, shared insurance, and easier management structures. His key message: mastering deal analysis and financing structures is essential to unlocking the best real estate opportunities. Apartment Syndication Investment Overview For those with limited capital, Justin explains how apartment syndication can serve as an entry point. With as little as $30,000, investors can join syndicates that purchase 10 to 30-unit buildings in affordable markets like the Midwest. He compares syndicators to high-level problem solvers, likening their expertise to neurosurgeons or hedge fund managers. The value lies in their ability to identify, structure, and manage complex deals that generate long-term wealth and legacy potential. Real Estate and AI Integration Michael and Justin discuss how artificial intelligence is reshaping real estate strategy. From analyzing property data to modernizing apartment amenities like Wi-Fi, digital shopping hubs, and smart community features, AI is becoming a tool for creating scalable and livable investments. They stress that success comes from curiosity, understanding market language, and embracing innovation. Real Estate Entrepreneurship and Resilience Justin closes by sharing his entrepreneurial journey—marked by persistence, calculated risk, and the ability to take action even when under pressure. He encourages listeners to use downtime productively, whether that means starting a side hustle or investing in real estate education. His final message: the ability to endure stress and uncertainty is what separates dreamers from successful entrepreneurs. This week we bring Ryan Bakke back on the podcast AGAIN (I'm losing count but I think this was round 5?!). Ryan is a CPA who specializes in real estate tax strategy, and this week I BEGGED him to come back and talk to me about how to invest in real estate through retirement accounts. Plot twist–this was totally a selfish move on my part, as I've been youtubing my way down the rabbit hole looking for these answers for myself. I figured it was time to go straight to the source with Ryan. In this episode, you can expect me grilling Ryan about: Why invest in RE through a retirement account? Pros and cons of investing this way How to actually invest via retirement account (without incurring the 10% penalty!) Self-directed IRAs vs Solo401Ks How much should someone invest through their retirement accounts (vs just investing through personal funds)? Should you establish an LLC or trust before investing in RE? This episode really only scratched the surface, so if you have more questions for Ryan, make sure to join his online community here. P.S. Has this episode inspired you to do more with your retirement accounts?! Invest with us! We're looking for 1-3 more partners on a luxury STR in Upstate NY. In this holiday edition of Start With a Win, Adam Contos sits down with entrepreneur and former HR executive Cindy Waddle for a powerful conversation on trust-based leadership, human connection, and building cultures where people truly commit - not just comply. From compassion and accountability to purpose-driven business and heart-led influence, this episode explores what it really means to lead people in today's world. Blending leadership wisdom, personal journey, and a touch of holiday fun, this episode will challenge how you think about empathy, motivation, and the lasting impact leaders can have - inside and outside the workplace. To leave lasting imprints on hearts when they're needed most, rising through the ranks to GS-14 without a college degree during her 38-year federal career, former HR Director of the U.S. Mint at Denver, Cindy Waddle turned her life's challenges into that purpose. After surviving near-death experiences and proving that grit and determination can outshine any credential, she followed her passion to uplift others by founding Dezire to Inspire (D2I). What began as a heartfelt act - writing 365 inspirational cards for a grieving family while volunteering in hospice - grew into a mission-driven company creating inspirational cards, flip books, and programs that promote healing, resilience, and connection. Featured as the Cover Star of Female Entrepreneurs Magazine (July 2025), Cindy's story embodies perseverance, purpose, and the transformative power of words to change lives.00:00 Intro02:35 What could happen if you got to know someone…05:20 These really do have power! 09:19 Can leaders connect with heart?11:24 Could this be what real leadership is about!13:25 What would the leadership theme be?16:40 Will you remember or believe if you got this… 18:52 Holiday trivia time…with great leadership advice!24:25 It is before I even get out of bed…https://www.deziretoinspire.com/===========================Subscribe and Listen to the Start With a Win Podcast HERE:

What happens when a flex workspace veteran with decades of global experience decides the future isn't about branded coworking takeovers—but about making flex invisible so the building itself can thrive? In this episode, Andrea Pirrotti, Head of Real Estate at infinitSpace, shares her unconventional approach to helping landlords activate underutilized space without heavy CapEx, long lease-up timelines, or the friction that comes with traditional flex operators. Andrea's background is extensive—she ran global marketing for IWG across 65 countries, led operations at Office Evolution, and now she's bringing a Dutch operator's profitable, partnership-first model to the Americas. We cover: Why spec suites look like a solution but often lose money for landlords How infinitSpace's semi-white-label model (Beyond) blends into a building's existing design and brand The fatal mistakes operators make that Andrea's team capitalizes on when taking over failed spaces Why "high optics, low friction" (like a barista at the entrance) creates outsized value without blowing budgets The magic 10% rule: why every building should dedicate at least 10% of inventory to flex Why banks still don't know how to value flex revenue—and what needs to change If you're a landlord wondering whether flex makes sense for your building, or an operator curious about partnership models that actually work, this conversation is essential listening. This episode is sponsored by Lightstone DIRECT. Lightstone DIRECT invites you to partner with a $12B AUM real estate institution as you grow your portfolio. Access the same single-asset multifamily and industrial deals Lightstone pursues with its own capital – Lightstone co-invests a minimum of 20% in each deal alongside individual investors like you. You're an institution. Time to invest like one. _____________ This Episode is also sponsored by Ryze Health Every minute counts in medicine—so why waste it on clunky admin work? With Ryze Health, practice management becomes effortless. Our all-in-one platform streamlines scheduling, patient communications, and insurance verification, giving you fewer no-shows, faster check-ins, and happier patients. Free yourself from paperwork and phone tag so you can focus on what truly matters: providing care. Visit http://ryzehealth.com/BootstrapMD today and see how simple running your practice can be. ______________ What if physicians could co-invest in $55M industrial parks alongside a $12B family office without $100K consultants or high-risk leverage? In this insightful episode, Dr. Mike Woo-Ming interviews Jonathan Spitz from Lightstone Direct, the new direct-to-investor arm of 40-year-old powerhouse Lightstone Group. Jonathan shares the firm's vertically integrated model (25K apartments, 12M sq ft industrial, 5K hotel keys), why they commit 20% of their own capital first (5-10x industry norms), and how physicians can diversify beyond stocks or DIY rentals. He breaks down direct vs. passive CRE, asset class pitfalls (office flops vs. industrial wins), and red flags like inexperienced managers or 85% debt. With examples like their Greenville industrial deal, Jonathan proves alignment and conviction drive better outcomes empowering busy doctors to build legacy wealth safely. If you're a high-income physician eyeing real estate for tax efficiency and passive income, this is your guide to investing like institutions without the headaches. Three Actionable Takeaways: Decide direct vs. passive: If time-strapped, skip hands-on rentals for platforms like Lightstone Direct, vet managers on track record, cycles navigated, and skin in game (aim for 20%+). Passive reduces risks like tenant concentration; focus on assets like industrial for steady returns over volatile office or retail. Qualify and evaluate: As accredited (200K/300K income or 1M net worth), request decks/PPMs/operating agreements. Ask: Debt levels? Exit strategies? Risk mitigation? Compare projected IRRs realistically—avoid 20%+ promises tied to high leverage. Prioritize alignment where sponsors invest heavily first for shared incentives. Start the process: Visit lightstonedirect.com or email jspitz@lightstonedirect.com for discovery calls. Define goals (income vs. growth, liquidity horizon). Use a special link lightstone.com/dpn for Bootstrap MD listeners. Early incentives like 6% on parked funds make starting seamless, build long-term partnerships for 3-5 year holds. The real estate landscape is evolving rapidly, and understanding current market dynamics is essential for success in 2026. Drawing from data in the 2025 NAR Buyer Seller Report and insights from Keeping Current Matters. The Changing Face of HomebuyersOne of the most significant trends is the declining participation of first-time buyers and the rising median age of purchasers. According to the 2025 NAR Buyer Seller Report, these demographic shifts require agents to rethink their marketing strategies. Rather than using a one-size-fits-all approach, successful agents in 2026 will segment their client base and create targeted campaigns that speak directly to different buyer personas.Understanding your clients' specific needs—whether they're downsizing empty-nesters, growing families, or investors—allows you to deliver more relevant, personalized service that resonates. Two Business Models, One ChoiceThe market presents agents with two distinct paths: the transactional model focused on volume, or the relational model centered on depth and long-term client relationships. As highlighted by Keeping Current Matters, agents who choose the relational path—investing in client education, community involvement, and trusted advisor status—often build more sustainable, fulfilling businesses.Equity as Wealth-Building ToolThe 2025 NAR Buyer Seller Report reinforces that homeownership remains one of the most effective wealth-building strategies. Helping clients understand how equity accumulation works, particularly in a market with inventory challenges, positions you as a valuable financial educator, not just a transaction facilitator.December 2025 Market SnapshotCurrent market conditions show interesting dynamics heading into 2026. While inventory remains constrained in many markets, buyer demand persists. Understanding these micro-market conditions allows agents to set realistic expectations and identify the best opportunities for clients. The AI Revolution in Real EstatePerhaps no trend will impact 2026 more than artificial intelligence. AI is transforming lead generation, client communication, and market analysis. Keeping Current Matters emphasizes that agents who embrace AI tools—for personalized marketing, predictive analytics, and automated follow-up systems—will have significant competitive advantages. However, technology should enhance, not replace, the human connection. The most successful agents will use AI to handle routine tasks while dedicating more time to high-value client interactions.Selling Community and LifestyleAccording to the 2025 NAR Buyer Seller Report, today's buyers and sellers aren't just transacting properties—they're making lifestyle decisions. They want agents who understand neighborhood dynamics, school districts, community amenities, and future development plans. Position yourself as a local market expert who sells lifestyle, not just square footage.Your 2026 Action PlanTo capitalize on these trends:Segment Your Database: Create specific marketing campaigns for different client types based on NAR demographic dataEmbrace AI Tools: Implement automation for lead nurturing while maintaining personal touchpointsBecome a Market Educator: Share insights from credible sources like the NAR Report and Keeping Current Matters to build authorityFocus on Relationships: Invest in client experiences that generate referrals and repeat businessMaster Your Local Market: Position yourself as the community expert who understands hyperlocal trendsThe Bottom LineThe 2026 real estate market offers tremendous opportunity for agents willing to adapt. By leveraging data from the 2025 NAR Buyer Seller Report, staying informed through resources like Keeping Current Matters, and strategically implementing AI tools, you can build a thriving business focused on serving clients at the highest level.
