On this episode of Zen and the Art of Real Estate Investing, Jonathan Greene shares a solo episode challenging one of the most common habits in modern real estate investing: relying too heavily on spreadsheets to make decisions. Despite openly admitting that he loves spreadsheets and uses them extensively across his businesses and daily life, Jonathan explains why investors can get themselves into trouble when spreadsheets stop being tools and start becoming substitutes for judgment, experience, and real-world investing skills. Jonathan breaks down how spreadsheets can create a false sense of certainty by allowing investors to manipulate assumptions until a deal appears to work. From adjusting vacancy rates and repair budgets to stretching future projections and return expectations, he explains how easy it becomes to convince yourself that a deal is better — or worse — than reality. Rather than treating spreadsheets as predictive machines, Jonathan encourages investors to view them as rough frameworks that must be validated through due diligence, property visits, market knowledge, and practical experience. The episode also explores the limitations of spreadsheets when evaluating the parts of investing that can't easily be measured. Jonathan discusses why factors like geography, neighborhood quality, tenant selection, management ability, deferred maintenance, traffic patterns, layout issues, and even intuition often matter more than perfectly modeled returns. He explains why many investors become trapped in what they call "analysis paralysis," when in reality they may simply lack enough real-world reps and confidence to make decisions. Throughout the episode, Jonathan emphasizes that successful investing requires balancing data with action. He shares why experience sharpens judgment over time and why some of the most important investing decisions happen outside of formulas and projections. But if your lease only says "no cigarettes," you may have more gaps than you realize. Vaping, e-cigarettes, cigars, and cannabis all need to be spelled out — and most older leases don't cover them.Here's what often gets overlooked: the stakes are completely different depending on what kind of property you own. A single-family home carries primarily financial and fire-related risk. But in a duplex or multi-unit building, secondhand smoke travels through shared walls, vents, and HVAC systems — and a non-smoking tenant who's being exposed may have grounds to claim a breach of the implied warranty of habitability. In this episode, Wayne and Gabby answer a listener question about the current state of the Canadian real estate market and why there is so much conflicting advice being shared online. Wayne explains why both sides can be wrong when they speak in broad generalizations. Canada is not one real estate market. Every city, neighbourhood, property type, financing structure, and rental strategy can produce a completely different outcome. For uninformed investors, it may be one of the worst times to buy. For educated investors who know where to look, how to run the numbers, how to use leverage properly, and how to identify real cash-flowing opportunities, there may still be some of the best opportunities in years. Wayne shares why he personally stopped planning to buy more properties in 2019, until the market shifted and created new opportunities that were too good to ignore. Since then, he and Gabby have continued to buy, build systems, grow their portfolio, and teach their students how to take advantage of very specific opportunities while avoiding dangerous ones. They also discuss why so many investors have struggled or failed over the last six years, especially those who bought in the wrong markets, used risky strategies, relied on appreciation, or ignored cash flow. Wayne explains why he believes the best opportunities in Canada are not everywhere.
