Send us a textEver wondered what's behind those small metal industrial buildings you pass on the outskirts of town? They might just be the commercial real estate sector's best-kept investment secret. Austin Edelmon, with 20 years of experience specializing in small bay industrial complexes, pulls back the curtain on this lucrative niche that's outperforming traditional commercial investments. While retail, multifamily, and office sectors continue to navigate post-pandemic challenges, small bay industrial spaces are delivering impressive returns that have caught the attention of sophisticated investors nationwide. Austin explains why these metal construction facilities with multiple small units are especially attractive: "These parks offer better returns in some instances and even more upside on rental rates and other key factors," making them ideal for yield-seeking investors looking to diversify their portfolios. The appeal extends beyond just returns. Austin walks us through why development in this sector is more accessible than other commercial projects - from simpler metal construction methods to fewer zoning restrictions when building in county areas. We learn how a portfolio of several 50,000-75,000 square foot complexes can create substantial value, and how even simple cosmetic improvements like exterior paint can significantly boost rental rates and property performance.Whether you're a seasoned commercial investor or curious about expanding your real estate horizons, Austin's insights provide a roadmap to understanding this growing asset class. His co-authored book "Flex Space Domination" and the resources at FlexParksUSA.com offer even deeper dives into this investment strategy that's helping clients nationwide capitalize on the small bay industrial boom. This episode of The Food Professor Podcast is steeped in insights, storytelling, and smoky Texas flavour. Hosts Michael LeBlanc and Dr. Sylvain Charlebois kick off with a deep dive into the state of Canadian agri-food policy, tariffs, and food inflation before welcoming a very special guest: Tonia Jahshan, Founder and CEO of Sipology.Broadcasting remotely from Texas, Sylvain shares updates from his new role as head of the prestigious Masters in Agribusiness program at Texas A&M University—ranked #1 in the U.S. and #3 globally. He offers behind-the-scenes insights into the world of American ag education, donor-funded infrastructure, and his leadership plans. Amidst meetings with deans and exploring campus, Sylvain visits a Texas institution of another kind—Buc-ee's, the legendary convenience store-meets-theme-park known for its brisket, wall of jerky, and award-winning bathrooms. The hosts revel in Buc-ee's cult status and then Michael highlights the newly released Texas Monthly Top 50 BBQ list, the Michelin Guide of Texas barbecue. Sylvain, a BBQ enthusiast, is already planning future brisket pilgrimages.  Congrats to our guest on the #pod from earlier this year Chuck Charnichart from Barb's BQ for making the list!!From Texas to Toronto, the episode pivots to policy with an analysis of Prime Minister Mark Carney's new mandate letter. Sylvain critiques its lack of clarity for the agri-food sector, calling for a shift from farm-gate thinking to value-chain strategy. The hosts then turn to the thorny issue of tea tariffs, which are hitting Canadian importers hard despite recent government reprieves. With tea being a $1.3 billion market in Canada—and nearly all of it imported—these tariffs are creating real cost pressures. The duo also revisits the long-running bread price-fixing investigation, discussing Loblaw's recent $500 million class action settlement and why the Competition Bureau's probe remains unresolved. In the second half of the episode, Tonia Jahshan joins the pod live from the SIAL Canada show floor. The inspirational founder of Sipology (formerly Steeped Tea) shares her origin story: how a single sip of loose-leaf Earl Grey in Nova Scotia after a miscarriage led to a wellness-focused tea empire. From launching a side hustle to pitching on Dragons' Den, growing to 8,000 consultants, and creating Health Canada-approved products like menopause relief teas and fizzy matchas, Tonia's entrepreneurial journey is one of resilience, reinvention, and remarkable growth. Now expanding globally and embracing an omni-channel model, she's brewing up a bold new future for Sipology. With a rich mix of policy insights, business strategy, entrepreneurial inspiration—and a side of Texas BBQ—this episode is a flavourful must-listen. In this episode of "Cocoon Conversations" on the Career Flipper podcast, I, Jenny Dempsey, take you along on my career journey.  This year, I've committed to opening up about my own career flip, just as I encourage my guests to do. So here we are, in May 2025, and I can hardly believe it's been four months since I started my current day job. It feels surreal to say that, especially considering I was laid off for two years before this.During this time, I've been balancing my full-time job with furniture restoration on the side, dedicating Sundays to it, and squeezing in podcasting and all the related tasks whenever I can. If that sounds overwhelming, it is! Life can be a juggling act, and I know I'm not alone in feeling this way. Scheduling time with friends often feels like a game of Tetris, as we all navigate our busy lives.I've always been the type of person who thrives on variety. I'm the one multitasking—doing laundry while putting away dishes, preparing to record a podcast, creating social media content for my furniture flipping page, and making sure my dog, Dwight, gets outside for a potty break. My brain has always thrived on this mix of activities, and I've been like this for as long as I can remember.Looking back, I've come to realize something significant. For a long time, I believed that work—capital W work—was my identity. I thought it was the only thing I was good at. I didn't believe in taking vacations; if I did, I'd bring my laptop along and continue working. I even had a panic attack in front of a customer service team I was managing because I was so consumed by my job. I poured everything into my work, only to learn the hard way that companies would replace me in an instant. When I was laid off and struggled to find a new job for two years, I was left questioning my identity. Who was I if I wasn't working?I dive into this and more in the episode! When life deals you an unexpected blow, do you crumble or transform? For Briana Rice, a devastating collision with a semi-truck in 2021 didn't end her story, it began a powerful new chapter. Briana takes us through her remarkable journey from scientist and world traveler to traumatic brain injury survivor and advocate. With raw honesty, she shares how she initially thought her life was over after suffering brain and spinal injuries, only to discover that these challenges would become the catalyst for her greatest transformation. Through intensive rehabilitation, Brianna not only regained her strength but also found her voice as an advocate for brain injury awareness. Her path to healing led her to compete in and win the Woman of Achievement pageant with her platform "Grace for Your Journey", a message that resonates deeply with anyone facing seemingly insurmountable obstacles. As Brianna explains, "Sometimes you have to crumble to put the pieces back together, to build something new and more beautiful." This philosophy anchors her work as an author in the anthology "Women We Are Stronger Together" and as the director of the Riverside Chapter for the Global Society of Female Entrepreneurs, where she creates spaces for women to support rather than compete with one another.Perhaps most touching is Brianna's dedication to honoring her friend Justin Bowman, a fellow brain injury survivor who passed away in 2024. Through her Blackberry Merlot wine festival and charitable foundation, she continues to raise funds for those who need treatment but cannot afford it. Brianna's story reminds us that our darkest moments often contain the seeds of our greatest purpose, and that with grace, resilience, and community support, we can not only survive our traumas but use them to create meaningful change in the world.Ready to find grace in your own journey?
