I'm fairly sure that he doesn't need any introduction from me on what we're doing. So, Darren, you're a you're a podcaster. You're a you're a strategist, trainer, coach, student of human, attention, you say. And you've started heavily utilizing the power of podcasting. So I'm really interested to hear how you're helping your clients to use podcasting and how it's making a difference in in their their business.Stuart Webb [00:01:06]:So welcome to It's Not Rocket Science, 5 questions and go for coffee. I hope you've got your coffee there in front of you. My coffee.Darren Saul [00:01:13]:I have to stay on brand with the show.Stuart Webb [00:01:16]:Good man. Good man. So, Darren, tell us, how is it that you help people, in their podcasting?Darren Saul [00:01:23]:You bet. So podcasting is something that's growing from strength to strength as we all know. I heard some ridiculous statistic the other day. I don't know if it's true or not. That there's more podcast than there are listeners. I don't know if that's true or not, but it's crazy. But it just goes to show you how many people are podcasting at the moment. But that's not to say that every podcast that people set up goes past episode 10.Darren Saul [00:01:49]:There's a lot of podcasters, but not many of them get past episode 20 or certainly not to 50 or a 100. So basically, I love podcasting, and I've just fallen in love with podcasting over the years. And so I podcast more and more. I've got 2 podcasts, but I think they're an incredible way to build brand awareness, to build, marketing material, to build content in all those different forms and to be a very indirect passive way to tell people what you do and where you work rather than a very aggressive push sales process, which is something that we all do more and more these days.Stuart Webb [00:02:34]:So so what is it that you see that people are doing wrong? And and and what is it that you think people are you're trying to help them to do with with the work you do, Darren?Darren Saul [00:02:45]:Yeah. Great. So really two things. I I tackle podcasting from both sides. So I work with podcasters to create a better podcast, deliver a better podcast, monetize their podcast, possibly if they're looking to do that, and just continue to get value and extract marketing content as well as brand awareness and business results from their podcast. But then I also work with guests to help them get podcast ready. Cause a lot of guests jump on a podcast. They're not prepared.Darren Saul [00:03:20]:They don't know what they're gonna be talking about. They haven't articulated their little 30 or 1 minute commercial. And then when they've done a podcast like this, they say, great, had a great show and they never do anything else. So for me, that's madness. If you do a show like this, you ask for the raw footage and then you actually start using that raw footage in your marketing material. So I'm really trying to work both sides of the podcasting equation so people can really start using podcasting as a medium, or I keep coming back to the same two things, brand awareness and marketing content. That is the power of podcasting. And then of course, all those things can continue from there.Darren Saul [00:04:05]:You can turn you can monetize them in so many different ways. You can, have fun. You can create new podcasts. You can get on other people's shows. You can build yourself up as a thought leader in your industry. You can get keynote speaking opportunities. I mean, you can get workshop opportunities, coaching opportunities. It goes on and on and on.Darren Saul [00:04:26]:But it's really those 2Stuart Webb [00:04:28]:things I love. And and I think it's I think you're absolutely right. Too many people do anything like this where they don't think about what their message is and and make it clear, and then they fail to I mean, most people know that you've got to repeat your message many times for people to hear it. I always worry about people who sort of sit back and wait for the results to sort of flow in rather than having a plan and following it through and actually you know, it's a it's a bit like any activity, isn't it? You've gotta know what your objective is and follow that plan rather than just sort of sitting back and going, well, why hasn't the world turned and faced towards me and sort of run at me?Darren Saul [00:05:05]:100%. 100%. And you brought a really good point. It's there's a lot of patience and consistency needed. If you really wanna run a good podcast, you have to just keep on pounding away with the episodes, marketing them well, and fill giving time for the audience to find you and building your your brand. You know? And people start to get used to you dropping an episode every Monday or every Tuesday or once a fortnight or once a month or whatever it is, and they'll start talking about your podcast, telling other people about it. All that stuff takes time. You can't expect to have podcast results in 2 months, and that's why a lot of people start and finish really quickly.Stuart Webb [00:05:45]:Brilliant. So, I'm now hopefully gonna ask you for the dead simple one, which is you must have a bunch of advice that you can give us and and and valuable, advice as well that you might wanna sort of pass on. There's lots of free resources on that link. So, for example, there's a great, PDF that you can download to help you build a podcast from a to zed. It's like my a to zed formula of podcasting. So if you're thinking about dipping your toe in the water, you're not quite sure, there's lots of information in there about the tech needed, the strategy, the little bit about the the preparation sorry, the, processing and the producing, because that's a little bit of a fine art in itself. Exactly. And then there's a lot of production and promotion, working there as well.Darren Saul [00:07:00]:I've got stuff for guests as well. If you a little PDF on how to be podcast ready, covering all sorts of different topics from your 32nd commercial or your your story to how to leverage your content, how to choose the right host, how to choose the right podcast, how to choose your target audience, how to choose your niche, etcetera, etcetera, etcetera. So I do a number of different things. I've been working as a a corporate IT recruiter, for 25 years, nearly 25 years. I've been working as a photographer for about 10 years. And about 6 years ago, I realized that the tide had changed in terms of marketing and business development. The yellow pages or we have we have the yellow pages here. I don't know what you guys haveStuart Webb [00:09:03]:over here. Yeah. Yeah.Darren Saul [00:09:04]:Yellow pages where you can advertise locally and people can find you and all that stuff. That wasn't being looked at anymore. Letter drops were being thrown in the bin. Cold calling was getting harder and harder to get in past the gatekeepers. So I started thinking about there's gotta be a better way to start marketing my business. And I stumbled onto social media, digital media, podcasting, and I thought, wow, this is amazing. So I thought, you know what? What the hell? So I started 2 podcasts right off the bat, one for my recruitment business and one for my photography business. And the recruitment business is a little bit more esoteric where I interview people about job seeking and career development and building company culture and hiring and firing and all that kind of stuff.Darren Saul [00:09:55]:And then I have my other one, which is what I call my variety show. I've got about over 220 something episodes where I talk about all sorts of different things from real estate to health sciences to book launches to music to mindset, entrepreneurship, business, whatever. And that's my my passion project. And since that, the birth of that and the journey, I've started wanting to really just give as much information and coach and teach other people to get the same results out of podcasting because I think it's such a great tool. And there's a little bit of a backstory, but it's been a lot of fun, and I just who knows where it's gonna lead?Stuart Webb [00:10:36]:That's brilliant. I think it's absolutely fantastic. So so what is it about, about podcasting therefore then that you see as being the way of sort of driving that marketing? Because, you know, it's it is once again, it's one of those things where it is it is a bit passive. So so how do you how do you what what can you do to sort of make your podcast as successful as you can?Darren Saul [00:10:56]:Yeah. Good. Great question. Well, I mean, that's the beauty of it in itself because it's passive. Like, I always use this analogy. If you were to look through your social media, LinkedIn and Facebook in particular, turn off the sound, just scroll down the feed. All you see are people like, like this little if you imagine my little box is one little screen, all you see is people talking to the camera with this all this animation and energy trying to sell you something. Right? So it gets a little bit much after a while.Darren Saul [00:11:30]:And I love podcasting because it's the exact opposite. It's me, particularly when it's with a guest. So we've got 2 of us here. We're talking to each other. It really takes the pressure off. You know? We're not we're not trying to sell you anything. We're just we're more almost inviting you in for a conversation, you know, with our coffee, rather than pushing our agenda down your throat. So it's a very indirect, curious way of attracting people rather than really aggressively promoting whatever it is that we wanna promote.Darren Saul [00:12:03]:So that's really number 1. But the other thing that podcasting does, and people are really starting to realize this more and more these days, it is an incredible way to create content. So if you run a podcast system and you record in video and audio form, long form, you have so much video, audio, written, graphic content that you can utilize now for your marketing on social media, on your website, in your email newsletters, in your email signature. Maybe if you wanna do letter drops, whatever the hell do you wanna do, there is that many things you can do with that content. You'll never run out of it. And it's fresh and varied because you've got a different guest every week or every 2 weeks or whatever. Then you can start bringing mash up the greatest hits within a month or, I mean, send out newsletters with your, playlist of different topics. I mean, it goes on and on and on, But it's all about getting the content in the 1st place, and a podcast system just gives you that opportunity.Stuart Webb [00:13:14]:That's brilliant. Darren, you know, there must be one question you're currently thinking. He hasn't asked the critical question here, and he's he's he's missed the point of this stuff. So what's the critical question I should have asked you? What is it that you are burning to sort of tell me about something? And, you know, now I've given you the opportunity to ask that question. You'll obviously have to answer it because you're the only one that actually knows the answer.Darren Saul [00:13:37]:Yeah. That's a really good one. And the real the question would be, if I had to ask people, why are you not starting your podcast? Everybody always is fascinated by podcast. They do podcast courses. They come to podcast workshops. And then 6 months later have you started your podcast? Oh, we're about to start. We're just talking about this. We're just talking about that.Darren Saul [00:14:00]:We're just finalizing this. We're finalizing that a year later. They still haven't started their podcast or they've started and done 2 episodes. I'm like, what? What's going on? Why haven't you either started or continued? And the reason is it takes work. Yeah. It takes strategy.Stuart Webb [00:14:18]:Yeah.Darren Saul [00:14:19]:And it takes commitment. But if you do it and you do it well, it is in one of the best marketing tools available. And the other reason that people stop or they don't start is, you know, I hate that term imposter syndrome, but everybody's using it. So I'll just use it because everybody knows what it is. But a lot of people think, oh, I'm not worthy of sharing my voice with the world. I'm not worthy of sharing my message. What do I who am I to start a podcast? But you look around there every Tom, Dick, and Harry has started their own show. They're talking about what they love.Darren Saul [00:14:55]:They're talking about what they know about, and it's now the era of giving getting away with worrying about the gatekeepers. We don't have anybody to tell us what we can and can't do. We can all have our own show. We can all have our own production, and it's all about free to air. We wanna listen to what we wanna listen to. So why the hell not? You know, if you've got something that you're burning to share with the world, and even if you're not perfect from episode 1, you're gonna get better. When I go back to my episode 1 and rewatch my first show, it's terrible. Episode 10 is terrible.Darren Saul [00:15:34]:But as I've been doing more and more podcasts, I get more and more confident. And you just you start to enjoy it and you learn from other people, and it's we're all learning from each other. So all I can say is if you're on the fence about podcasting, jump in, have some fun, at least try it for a couple of episodes before you worry about not doing it. And if I can leave with one great title of a book that really sums this up beautifully, there's a book, I'm trying to think of the name of the the author, but it's called Ready, Fire, Aim.Stuart Webb [00:16:09]:Aim. Yeah.Darren Saul [00:16:10]:Is it Michael Masterson? I think it's Yeah.Stuart Webb [00:16:12]:I think it is. It is. Yeah.Darren Saul [00:16:13]:Instead of ready aim fire, and that sums this concept up beautifully. Start the journey, get some feedback from the audience, get some feedback from whoever it is your your viewers and, and, listeners are and tweak as you go. You don't have to have it all sorted out before you begin. It never is that way. Just not and tweak and change and have fun along the way. It's a journey.Stuart Webb [00:16:38]:Yeah. Brilliant. Do you know I I just wanna I just wanna add one thing to what you said, Dan, because because I think it is important. I've spoken to a number of people and invited. I hope I hope you've had a good time, which just as you said, it's been 2 2 professionals just just talking. There's, you know, it's nothing more complicated. It's nothing more serious. Well, it is serious, but it's nothing more intimidating than that.Stuart Webb [00:17:03]:And the number of people I've spoken to and said, why don't you just go and be a guest on a podcast? And they'll say, I couldn't do that. And you go, well, you can appear on a video call. We all do them nowadays since 2020. We've spent 8 we spent we've re reinvented ourselves as people are able to do a video call. Why don't you just do a video call with somebody and record it? And that is the beginning of your podcast. And I mean Yep. It's nothing more than a video call. And people will turn around and say, well, yeah, I do a lot of those and I record them and I go, okay.Stuart Webb [00:17:35]:Terrific. So so that's your podcast. And their immediate response is, yeah, that wouldn't be very good. And I well, what? Who defines if it's good?Darren Saul [00:17:44]:That'sStuart Webb [00:17:44]:right. It's it's not a it's it's not about good, it's about doing, and it's not only about doing as you said and starting, but it's also about thinking to yourself there may be somebody out there, even one other person that this could help. Great. Help that one other person. Stop worrying about the the 99.999 percent of people that that don't want that. They don't want it, they'll turn away. But there might be 0.0001% of people that go, that was useful for me.Darren Saul [00:18:11]:Yeah. If you could have one person if I could have one person with this, I'm very happy. If I've got one person to start podcasting and you made a really, really good point. And this is something that I usually say, if you're not ready to jump in and set up your own podcast, get on other people's shows, at least do that. Get on other people's shows, ask for the content, pop it up, use it in your marketing. You're often away. You don't even have to have your own show if you don't wanna do the extra work and, you know, the extra cost and the resources and whatever else. Just book yourself into lots of different shows and you're up and running.Darren Saul [00:18:45]:And then maybe one day you might start your own.Stuart Webb [00:18:49]:Darren, I don't know if you've helped anybody else. If you think a recession means you should pull back on marketing, think again. Paul Lemberg shares why now more than ever is the time to go all in. Paul has consulted with Fortune 100 companies like Cisco, Adobe, IBM, Goldman Sachs, and JP Morgan/Chase, but his true passion is helping small business owners and CEOs double and triple their profits, sometimes growing their companies more than 10-fold. Over the last few years, Paul's one-on-one small business clients, who range in size from brand-new startups to companies with around $20 million in sales, have profited by more than $550 million in bankable, put-in-your-pocket cash: the equivalent of billions in extra sales. Paul became an entrepreneur at 27. He sold his first company for just under $9 million and sold his second company to a large German bank. He's published three books. For 28 years, Paul has coached entrepreneurs to grow revenues and profits, scale with chains and franchises, raise capital, and sell their companies. Many have sold their companies for millions, including one client who sold his healthcare chain for over $100 million. The 3 Most Common Business Problems After working with many different businesses in a variety of industries, Paul says that all companies are made up of the same parts–and therefore run into the same problems. The three most common problems are a lack of leads, undercharging, and not understanding what the target market is and why those people should buy. To grow your business, you need to correctly identify which of those problems apply to you and then take a targeted approach to solve each one. For example, a new marketing campaign can generate more leads. Raising your prices can quickly grow revenue. If you're unsure of your messaging, the best way to fix that is to ask your existing customers.  How to Thrive Through a Recession  At a time when most companies are pulling back, Paul's advice is counterintuitive: to spend more money on marketing, not less. During a recession, your competitors will likely scale back their marketing efforts. They'll make cuts and stop investing in growth. If you do the opposite, you can end the recession in a stronger market position.  There are two main avenues Paul recommends: content marketing and paid advertising. Thought leadership content differentiates you from competitors and builds your personal brand, while paid ads allow you to test your messaging at scale. There is a tendency for clients to want to jam in too much into an ad. Brands include Nike, The NFL, ESPN, E*TRADE, Yahoo and GE. Portfolio: zackandrich.com     Notes: Seg. 1 The show madman is about an ad agency in New York City in the 1960s. It is based on the classic ad agency of Madison Avenue called Ogilvy and Mather. It was run by David Ogilvy. Ogilvy is considered the father of modern advertising. He talked about that ads needed One Big Idea. An idea that is unique, timeless and surprising. Ogilvie was a big believer in direct response advertising, bottom line when you sell products. He had many advertising tenants or Commandments. You can't bore people into reading your ad. Don't be cute, be clear. Clearly define the position of the ad, who it is for. Ad should be conversational, clear with no jargon, to not confuse customers. Use the language of the customer. Ad copy should have simple headlines, with short words, short sentences and short paragraphs. Michael Masterson of Agora Publishing took the one big idea and elaborated on it. He said all ad copy should be about One Idea. This makes the ad copy organized, easier to follow, and it flows better. One Idea with one emotion, telling one story, giving the customer one promise, and finally one action for the customer to take.   Clip from 12/2021 Hollywood / Marketing Show Hollywood, Storytelling & Evil Dead's Bruce Campbell Nostalgia in Hollywood Marketing MB on Sales and Storytelling, Mad Men TV Show Business Lessons from Westworld TV Show (on HBO). In the Mad Men (TV Show on AMC) episode from season 1 called ‘The Wheel', Don Draper compares a slide viewer to a carousel, and then a time machine. The slides are taking you back to a better time when everything was good. He talks of the power of nostalgia, and the emotions we carry for the past. The word nostalgia comes from two Greek words; nostos, meaning “to return home,” and algos, meaning “pain.” In modern times, defined as a feeling of pleasure, and also slight sadness when you think about things that happened in the past. When we yearn for the past, we want to re-capture the magic, the old emotion we once felt. Full Show: HERE   Seg 2 Rich Singer has a 20 year career in advertising, working for New York firms. He started in print ads, then radio, billboards, smaller TV ads and worked his way up to doing major TV ads and Super Bowl ads. When you first meet with a client to create an ad campaign what do you discuss? Try to determine what the client wants to say. Boil down the client message to one sentence. The ad needs to be clear. What the client wants to say, needs to be in one sentence. TV is expensive. There is a tendency for clients to want to jam in too much into an ad. They want to have multiple messages, when you need one message that can be laid out in one sentence. What is the objective of the ad? Is it a brand story, building the company brand. Is it an offer story, like a special sales package being run in all the stores. There are different levels to a sales funnel and your advertising has to match what level you believe your customers are on. Customers who are new to a brand, would need to see a different ad from a company that has a well established brand where customers already know what they're getting. The analogy Rich uses when talking with clients, is like a dog with a tennis ball. If you throw one tennis ball at a dog he catches that. If you throw two tennis balls at a dog he just stands there, because he doesn't know what to do. This is what customers feel like if you try to throw too many messages at them in one ad. After the initial meeting with the client the creative team has typically 2 weeks to create a concept. Then you will check in with the client to discuss the overview of the concept, see if it is to the client's liking. Then typically you have 2 more weeks to work it out more. Meeting number 2, creative team would show the client a first draft of a script. Rich is a copywriter and creative who works with his partner who is an art Director. They run a team of six people total, broken into three teams of 2, each also consisting of a copywriter and an art Director.   Seg 3 Super Bowl ads ship to Network about 2 weeks before the big game. The process to create the Super Bowl ads started months before. Networks will approve the ad script, with lawyers also working on that process. Networks have the right to reject an ad from an agency. The last thing you want, and it's rare, is to send an ad for the Super Bowl to a Network and they rejected it. Agencies start working on Super Bowl ads in August of the previous year, and it is about a 6 month process. A client is spending $7 million with the net work to buy a 30 second spot during the Super Bowl. After the initial meeting, the creative team spends 3 to 4 weeks writing the first draft of the spot. In September Rich and his team would present the script or Scripts, could be three to the client. In the presentation will be Rich, his partner, his boss, meeting with the client team which could be 3 to 4 people. Rich and his team has created six Super Bowl ads. Ads are initially filmed in November, or about 2 1/2 months before the Super Bowl. Sometimes, though an ad could be filmed as late as New Year's. Many people plus lawyers review Scripts and there are multiple revisions throughout the process. The final script is put together before filming. Lawyers and clients are looped in throughout the process and approving the script. Once you have approved Scripts you go out and you hire a Director and a production team to make the commercial. The Director would then be responsible to create a treatment and may be a storyboard for the commercial. The ad agency has a producer who works with the production company and Director to get the process going. There's also a line producer who is on site during a commercial shoot keeping the process moving. At an actual commercial shoot there might be a production team that could be upwards of 100 people plus actors and extras who are in the ad. The agency will send 6 to 10 people, as well as the client probably has 3 to 7 people also at the shoot.   Seg 4 After a commercial is filmed goes into post production. This involves editing the commercial, possible re-shoots, and post edits. This is also where computer graphics and digital effects are added to an ad as well as music and sound. Special effects and computer graphics are very advanced where you can change backgrounds within an ad. Amount of special FXs all depends on the budget of the commercial. Rich has been involved in commercials filmed at multiple NFL stadiums where there could be as many as 100 extras to sit in a crowd. Usually when you create a Super Bowl, the agency and client are in agreement on what they're trying to accomplish. The most likely goal is brand buzz. You know you have a successful Super Bowl ad when it's a crowd pleaser, people are entertained, and they are talking about it the next day. The goal of any great Super Bowl ad is to be memorable and entertaining. Again clients are spending a lot of money, $10 million for this process. $7 million with the NFL and Network to air the ad, and a $3 million production cost. You're hiring actors, production teams, possibly celebrities and athletes. There is a lot involved in a 30 second ad. Rich said the script needs to be extremely tight. That guy ought to be kissing your behind at the closing table to get... because one of the things about an assumption is the replacement reserves. You see, when I'm in my studio, I've got the real thing too. And I go back and I grab those books off the back, because, you know, and I hold them up. So yeah, that's cool. I like it. I like it.   Sam Wilson  01:11 Thanks, man. You know, what it does, though, is that on days like today, where I walk in the office, and I set stuff on the shelf behind me? ... you don't have stacks of papers... you just reminded me that I got garbage on my shelf. Thanks for that.    Charles Dobens  01:26 Yeah, I have.... Part of my program for my students is, you know, they get a virtual assistant. And so we do a virtual assistant meet up every Monday morning just to touch base with all my VA's. And, you know, I look at their backgrounds, I think, wow, those guys live larger than I do. They have beautiful places behind them like no, they don't. But they don't...   Sam Wilson  01:44 Charles, there's three questions. I asked every guest who comes on the show: Where did you start? Where are you now? How did you get there? But tell me in less than 90 seconds.   01:52 Okay. Where did I start? Physically, geographically, I'm out here in the Boston area. Always wanted to own multifamily property, was running an insurance company, had about 35 employees, gonna put me in an early grave, hated it told my wife, I can't do this anymore. What do you want to do? I want to own apartments, went out there and started owning apartments, did incredibly well. Market crashed, kept some loss aome. That's when I started practicing law. I was a lawyer beforehand. But I was representing clients of mine, friends of mine, who are losing their property. And I realized, man, why did you buy this property in the first place? This property you'd never should have acquired because it's a dog. And then I thought, I realized that man, these people are being taught the wrong way to run multifamily, own and operate multifamily. And that's when I started coaching and mentoring. And I got to tell you, I own plenty of properties. I don't need to work. But this is my calling. I love helping people in this field with my law practice, with consulting, and I just got off the phone with one of my clients working on a deal. We're going to make an offer on a property today. I am just always involved in all my students' deals, making sure they do everything right every step of the way. And I want to buy 1000 properties for my students, meaning I want it or not 1000 units. I did that a long time ago. I want to do 1000 properties for my students over the next 10 years. And that is my goal. That's what gets me up in the morning and makes me run.   Sam Wilson  03:17 That is awesome. I love it. 1000 properties without, you know, what is that eight per month, eight and a half?   Charles Dobens  03:23 Yeah, and but the thing is, I started I've been doing this for 10 years, so I kind of a little head start on the 1000 goal. So, but you know, when I'm 82. When I hit 82 10 years from now, Sam, I want it to be, I'll be out 1000.   Sam Wilson  03:37 That's awesome. I love it.   Charles Dobens  03:39 If you do the math there, pal. 10 years from now I'm gonna be 82 that means I'm 72 today, right?   Sam Wilson  03:44 I'm with you. I'm not gonna make any comments.   Charles Dobens 03:47 I know, but what? You can't tell me I look good for 72? I mean, you should be saying... You know, what you're telling me now by not saying anything, is like... 72, yeah.   Sam Wilson  03:56 Yeah, ridden hard and put away wet, Charles. That's what I'm thinking, buddy.   Charles Dobens  03:59 That is such a Nashville expression foul.   Sam Wilson  04:03 Hey, man, I'm here in the south. And I'm in Tennessee. Tell me about this. In '08, you owned apartments. You kept some, you lost some. What happened?   Charles Dobens  04:11 Yikes. So that was how you got caught because you were able to make your debt payments all the way up until you couldn't refinance out of shorter-term debt.   Charles Dobens  04:11 Man, the market crashed. You know, the thing is we bought them all the right way. At that time. You know, it was the height of the market. We never, never missed a payment on anything in all the time that we own the property. But the cap rates were compressed to begin with. And then when the market turned when Fannie and Freddie filed bankruptcy and the world collapsed, the cap rates started to inch back up and it's back up. And that's when we, you know, when the terms were done on some of these properties, we couldn't refinance, you know, we'd have to go back and raise more money just to refinance it, and we just, you know, non-recourse loans, which is the only way to go. We just dropped them on the bank's desk and, you know, shook hands and partner friends and you know, fortunately that's one of the nice things about multifamily investing is you know, all these other single-family homes owners were losing their shirts. It's a business. And we just moved on to the next deal, so...   Charles Dobens  05:14 Right. And so, you know, that's what's going on. Now, you're looking at some of these cap rates and the compression of these cap rates and they can't compress anymore. Now we're starting to see inflation, interest rates go up, you know, and people's investment strategies right now, is only hoping the market continues to do what it's been doing for the last 10 years. And that's not going to you know, as Paul Moore says, trees don't grow to the sky. At some point, there's going to be an adjustment, and these people are going to get caught the same way I was.   Sam Wilson  05:46 Is there any type of financing that you're afraid of right now?   Charles Dobens  05:49 Oh, well, you know, you see these interest only's. And when there's no amortization, okay, that's fine. But you're seeing the interest rates starting to creep up. It's really not any type of financing. It's just not underwriting conservatively enough, not stressing your underwriting, such that your deal is going to survive if cap rates start to release and when interest rates start to go up. If your deal can't survive, that you might want to just sit back and wait.   Sam Wilson  06:17 What are you on an exit cap? What are you having people plug in as a general number right now?   Charles Dobens  06:24 Well, general number is about 10 basis points per year. So you know, if it's if you're going to hold it for five years, looking at least half a percent higher cap rate, that's a textbook, that's like just right out of the gate textbook. But what you have to think about is interest rates are going up. We already know that. Now, I see some of these gurus out saying no, that's okay. You know, you're locked in at this particular interest rate. It's not you that's going to have the problem. It's the person you have to sell the property to, right, that is the problem. And that problem is going to become yours. If they can't purchase that property at the valuation that you created your exit strategy at, you're going to lose. And you know, I tell you, I was, I don't know if you know Corneilous Cannon. And he has this event called the shark pool. And I'm one of the sharks where I evaluate other people's deals. These guys get on there and start talking about their portfolio and they're talking about this new deal coming up. And they see Yeah, we have a property in Lexington, Kentucky, blah blah, and I'm looking at on the screen. I'm looking at the properties. Wait a minute, what's that property right there? Oh, yeah, that's a property in Lexington. I said, Oh, and then the guy goes out and say, Well, yeah, we've really stressed it. But we don't feel as though interest rates will climb so much. That'll really devastate the property. We still think everything's gonna be fine. And I said, I just felt like the old guy. Okay, let me tell you a story. I said, back in 2008, a month before Fannie and Freddie went bankrupt. I purchased a 222-unit apartment complex in Lexington, Kentucky. And right away, Sam, you can see the both of their eyes, like bugged out, because they knew I'm talking about their property. I said, and they said to you buy Preakness, I said, I own that property right before it crashed. Nobody saw anything coming. I had to give that property back to the bank. And as I'm on the call the shark pool with them, I'm pulling up the costar report. And you can clearly see, I bought it for seven and a half million, gave it back to the bank, they sold it to somebody for 3 million a year later, that guy sold it to these guys like three years later for 7 million. So that guy between me and them walked away with 4 million bucks in the bank because he was patient, and he waited. And sometimes, you know, I look at that deal of like I lost my shirt on that deal. And this guy made 4 million bucks. It's crazy.   Sam Wilson  08:43 What were those buyers other than paying 7 million bucks for, what are the things that did not take into account besides rising interest rates?   Charles Dobens  08:52 Oh, wait, those people, the people that were on the shark pool? Well, oh, I don't know, when they bought it for the 7 million they could have bought it... If they bought it three years ago, four years ago, bravo. They're gonna make a killing on that property, good for them. But you know, if they bought it last week, they might have been paying top dollar for it and interest rates are on the climb. And you know, Lexington, Lexington is a good market, but it's, you know, a secondary, tertiary market. And so we got to sit back and wait, I hope they have a long... what you have to do. Okay, so getting back to your question about what the problem with loans today, the only thing that I would be very leery about whenever I'm looking at getting into any type of financing today is you need a longer-term than usual. Don't bring me a three or five-year deal. I'm not interested. You know, not only that, but some of the investors that I work with aren't interested either because they're looking for places to park their money right now to take advantage of what's going to happen with inflation.   Sam Wilson  09:45 Right. And I guess that would eliminate you, you know, from the ever very popular bridge debt that people are using right now.   Charles Dobens  09:52 Yeah, you know, but that's okay. Bridge debts. Okay. If it's a true value add if you're just trying to do bridge debt just to get into the deal. No, no, no, no, that's not the way to do this. I mean, if you have to do an interest-only just to make your numbers work, and then you're going to, you know, convert in three years or so none No, no, don't do that you're overpaying for the property. I know you can fix anything on a multifamily deal except overpaying for the property. So just don't do it. You're better off walking away, waiting a couple of years and picking up that type of property on when somebody else loses their shirt on it.   Sam Wilson  10:24 Yeah, which may yet happen other than putting in a 10 basis points a year what you said is just a bare minimum as an increase in the exit cap rate. What other things are you guys underwriting? What things are you doing? You feel like you're unique that your underwriting, they're kind of keeping you guys out of potential hot water?   Charles Dobens  10:40 You know, one of the things is being a lot more conservative on the rental increases, I'm going to sticking around to 3% is going to be the top number. You know, and if you listened, I did a podcast with Ivy Zelman. The woman is brilliant. She saw the 2008 crash coming. I had her on my podcast, I said it you know, this is different than 2000. And we're not going to have the same problems we had back in 2008. And I said it's you know, we have much more sound underwriting, the demand for our product is so high. And then she just kind of laid me flat which says we are already overbuilt. And I said I'd be Wait, what Whoa. I mean, I've got a waiting lists. You look at all these properties, 100% occupancy. This is a note we are already overbuilt. If you go look at all the starts that are on paper that are supposed to happen in the next three years. It exceeds demand. And we are already overbuilt. And like wow, okay. That's interesting. And yeah, so she kind of like laid me flat with some of the statistics that she had Zelman associates.com. And, yeah, it just hurt what she said made me open up my eyes. And one thing that she said, Sam, that just as a.... she says, all of these homes, there's high demand for homes where you know, you're bidding way over price. The reason why this is happening is many of these home purchases are not first home buyers, or first homeowners, meaning these are their second homes, and sometimes their third homes. And so these people are buying homes now, they own three homes, and I own three homes sitting there listening to tell me the story. And I'm thinking to myself, Wow, and when the market changes, when interest rates go up, when things started to tighten up, you're gonna see people starting to dump those second and third homes to protect themselves. And that's when it's going to come really home to roost.   Sam Wilson  12:23 Right? Yeah. When the market gets flooded with inventory. Yeah, back to the old days, supply and demand, it's gonna hurt us all. So absolutely. Tell me about a time or money mistake you've made? Or maybe it cost you both time and money.   Charles Dobens  12:38 Okay, let me see. So many of them. But you know, one thing that I found out the hard way early on in my multifamily world, was how assumptions work. If you buy a property on an assumption, you're doing that seller a huge favor, that guy ought to be kissing your behind at the closing table to get... because one of the things about an assumption is the replacement reserves. So if this guy has been on the property for last three to five years, and he's been banking the replacement reserves, you know, instead of using it to build up his collateral and protect the collateral, he's been banking it, now he's got $100,000 in the replacement reserves. Do you know what happens that money at the closing table?   Sam Wilson  13:26 Becomes his.    Charles Dobens  13:27 It's his. And you know, what you have to do?    Sam Wilson  13:29 Put in the replacement reserves.   Charles Dobens  13:31 That just... if you were doing a new money purchase, would you have to do that? No, you wouldn't have to come up with another $100,000. On day one, just because this guy didn't spend a dime on his property for the last five years. That's crazy. So I make sure now in all my letters of intent, that one of the things if it's an assumption is the seller has to spend that reserve down to zero or transferred to me at closing. That's the number one thing. And the other thing too is. The problem with assumptions is when you're negotiating an assumption, there's always a third party at the negotiating table. And sometimes that third party is silent, right up until the closing date. So on one assumption that I did I negotiated was 12% down. All I had to come up with was 12%. And that, what a great negotiator, I am looking at me go. And my returns were phenomenal. Two weeks before closing, the bank comes back and says, Hey, we noticed that you're putting only 12% down, that's not going to work for us. You need to put more skin in the game, you need to put down 20%. And I was like, Well, how can I do that? I've got a contract. I've got a purchase price. You've got a fixed mortgage amount. The difference is only 12%. Where do you expect me to put this 8%? They said, great question. You know what we are, we're a bank. And you're going to put it with us. And you are let it sit there and it's just going to sit there you can't spend on the property. We just want that there. And so I had to come up with an additional eight percent two weeks before the closing, I lose my earnest money. And that was, you know, had I known, if I had to do the assumption, if I didn't have to do the assumption, everything would have been fine. But because I had to do the assumption, I had to come up with that extra money that just sat in a bank account, I mean, it just killed the cash on cash return, because it's additional money in with no return on it. And it was a terrible deal. And the other thing, too, is, you know, so now I have a provision to protect myself in my off LOIs, that state, if the bank changes any of the economic terms, I get to walk, right, here's the thing about this, Sam, is that you go back and you read any contract with a bank, any mortgage, and any note, it clearly states the deal will be is assumable with no change in the economic terms, it says that right there. But you know who the third party is at the table? It's a bank and banks change contracts every time, anytime they want. So that's something that I found out very early on, and that cost me a lot of money. It killed the deal for me. Yeah. So that lay on top of that. Oh, here's another one. Let me give you another one. Same deal. And because this assumption went on for five months, the bank just dragged their feet. It was Wachovia. Okay, do you remember the nickname from Wachovia? No, walk all over? You walk all over you? Yeah, right. That's why they're no longer in business. So it took them forever. But here's the mistake I made early on in a contract is that I was only allowed to inspect the property in the first 30 days. After that, I'm done. I can't inspect it anymore. So for the next four months, whatever happened on that property, I couldn't go on and see it. So now my contract, say, Hey, I got to see it right up until the end, right after the closing date, I can get in there. And so we kept getting from him certified rent rolls, showing that the property was 96% occupied right up until the closing date. 30 days later, I'm calling up my property management company screaming saying, Hey, guys, you gotta go knock on doors, you've only collected 50%of  the rents this month, I need more. He goes, Charlie, there's no money left to collect from I said, No, there was 96% occupancy when we took over Charlie, I've never seen a case of fraud so badly in my life. And I said, Wait a minute, you can't just throw out the term fraud, you got to give me some evidence. He said, Charlie, I found the evidence for you. And they faxed me over eight leases. And these eight leases, you could tell that the previous property management company had taken these leases and just photocopied them, because the same white out was in the same place on all eight, and three of the eight, they forgot to change the name of the property for my property. And it was the name of a property that the owner owned down the street. So that was a perfect example of phantom leases. The property never recovered. That was a disaster. So yeah, thanks for bringing that back up. Sam, I really appreciate you making me walk down that memory lane, buddy.   Sam Wilson  18:00 You know, but those are the things that I think there was a value in having a mentor having a coach having someone looking over your shoulder doing this. I don't know how many hundreds of 1000s or millions that may have cost you. But it's that one mistake that I think that's all you need when you bring somebody like yourself on board to say, Hey, buddy, don't do that.   Charles Dobens  18:20 Yeah, absolutely. As Bill Gates: success is a lousy teacher. And if I'm able to keep my clients, my students out of bad deals, and they do everything right. And, you know, part of what I do with my students is I remove the exuberance from the decision making, you know, they're all excited to read that oh, well, let's do this is gonna be right as it now this one's a bad deal. No, you don't understand. Oh, yes, I do. Oh, yes, you know, so that's the key.   Sam Wilson  18:49 Right. And so on that front, are you strictly doing, you know, the coaching and helping your students? Are you also an active investor yourself?   Charles Dobens  18:57 Oh, yeah, I'm an active investor. But the thing is that I invest my students' deals, but I use my own money. I don't cut a deal where, you know, like, if I, you know, you hire me on I keep a certain percentage of the deals that I do for your No, no, that one could get me in big trouble with the bar association because even though I'm not their attorney, I still have to, you know, live by the canon of ethics of a lawyer. And if I can't give objective, legal advice or advice, if they know that the advice I'm giving them is contingent upon whether I'm going to get paid or not, then you know, any advice I give is construed, could be construed as bad advice, because it's not objective. I have to always remain objective, arm's length. So I but I do invest in some my students deals, I see some good ones. And I definitely want to get my money in on those deals. So yeah.   Sam Wilson  19:45 For sure, I mean, that's the two things that this industry revolves around, deals and money, and, you know, when you find a good deal, it's time to get in. What's something you're curious about right now?   Charles Dobens  19:55 Oh, you know, I guess the thing that I'm most curious about is the future are, you know, I'm excited about I love that... Dan Sullivan has a saying he says old is your desire for days in the past is greater than your desire for days in the future. And I think about when the doctor came in and told my dad at 82 years old that he was you know, he had like 24 hours left. His first reaction was, darn it. I just wanted 10 more years. And I like man, that's the attitude I want to have on my deathbed. I was like, Man, I just want to keep going. I'm having too much fun. So I'm curious about the future. I'm so looking forward to it. You know, whatever God gives you. I love that saying the first casualty of 911. from the floor, Fire Department in New York. The first firefighter was the chaplain. I mean, this is how they're saying it. He was hit by debris. And they said, you know, on his eulogy, they said, he said, You want to make God laugh. Tell him what you're going to do tomorrow. Yeah.   Sam Wilson  20:52 Right. Yeah, that's pretty good. I love it. Tell me a book you're reading right now.   Charles Dobens  20:56 I'm reading so many of them. So I do audible. I have Book of the Month Club for my students. We're having it this past coming up. It's an oldie but a goodie. It's Ready, Fire, Aim by Michael Masterson. And it's, I tell you that one is... I watched so many... I teach my students that multifamily is a sales and marketing business. And I set them up with a CRM with 1000 properties in it in their marketplace, I set them up with a VA, I give them all the tools to be a success. But they have to understand that if they don't realize that their job is sales and marketing, they'll never make it in this business. And the whole thing that Michael Masterson talks about is, you know, so many new entrepreneurs are so concerned about their website, about the logo, about the business cards, and they never think about who the customers. And so that is from Ready, Fire, Aim. That's that one I just did right now willpower, and what's the one on willpower by Benjamin Hardy can't remember the full title. But that's a good one. That one teaches you that willpower has less to do about you than it does about the environment that you're in. So set yourself up in an environment that you can achieve success. Another great one that I'm doing is Mauro Guillén, this one... You hear me talking about multiple books, I'm switching at Audible all the time going back and forth, especially because you take a book like 2030 by Mauro Guillén, this is like the follow up to Big Shifts Ahead, which is another great book, but Big Shifts Ahead was written from for the period about 2015 to 2025, talking about what's going on in the marketplace, I had that that author on my podcast as well. So obviously, we're coming up to 2025, the next book behind is 2030. And the thing that he says in that book, which I so agree with, is that the definition of an entrepreneur is virtually the exact same definition as an immigrant, when you look at the two that I mean, that's why for this country to survive, with all the trillions that we're spending, the only way we're able to survive this ridiculous spending program from our government. The only way is by bringing on having a very exuberant immigration policy, bringing in the best and the brightest from around the world. That's the only way this country is going to survive. Otherwise, we're just going to implode I can keep going, man, I got so many great books. I'm always grabbing you know, little kernels out of them. But those are the three that this so far this week I've already been into.   Sam Wilson  23:18 Absolutely love it. Charles, thank you for your time today. The man is a true legend in the field of entrepreneurship and investing, having started more than 100 companies, most of which have been successful. My guest today is New York Times best-selling author Mark Ford. You might recognize Mark by his pen name, "Michael Masterson," but I also wouldn't be surprised if you've never heard of him. Unlike other business and financial "gurus," Mark is intensely private and has deliberately kept a low profile over the past 30 years. He has been a silent force behind the careers and ideas of many of the smartest people in investing and entrepreneurship. Mark's accomplishments are as impressive as they are varied: he has built more than 100 businesses... amassed a fortune in the high eight-figure range... climbed Mount Kilimanjaro, speaks four languages... is a best-selling author of nearly 20 books... and at 64, he still wears his Brazilian jiu-jitsu black belt five times a week as he spars with men half his age. I hope you guys are all doing awesome out there. Welcome to the Marketing in your Car podcast. I'm heading to the office today. I'm excited for this week. I hope you are too. Some of you guys know if you listen to my podcast religiously, you know that over the last week, we've been pulling some crazy long hours. We had three nights in a row. The first night, we were here until three and then I got three hours of sleep. The next day, we were here until four and I got three hours of sleep. The next day, we were here until 6:30 in the morning working because we flew out our head UI designer and our head programmer, and we are about to take over the world with a new software product. Last week was a lot of development week, working on stuff, creating things, and it was really cool. Then this weekend, I started thinking, “You know what? As great as developing new stuff is, I've got to be focusing on selling stuff.” Obviously as a business owner, my number one job is sales. I got to get back to selling. I was thinking a lot this weekend about Michael Masterson's book Ready, Fire, Aim. I think I've mentioned this before on our podcast. If not, everyone should go get that book just because it will get your mindset right. He talks about in the book what it takes to go from zero to a million dollars, a million to ten, ten to 50 and 50 to 100 million, and the different skill sets and mindsets you need at each level. What's interesting is he talks about the very first, going from zero to a million, so many businesses fail because they think they need an office and computers, and I need all this stuff they need. The reality is from the very first year, the very first however long it takes to go from zero to a million bucks, the only thing you should be focusing on is sales, sales, sales. Our company does well on autopilot. Thing are happening but I look at each new venture we launch. Every time we launch a new venture, I've got to look at that as a company that's starting at zero and just sit down and look at sales, sales, sales. What do we got to do today to sell? This morning, I woke up early and put on my sales cap to figure out how we can market and sell our products. I picked the three core things we're focusing on right now. One is our Dot Com Secrets Labs newsletter. One is Neurocell, and one is our coaching program and wrote a strategy today about what we could do to start focusing on selling. I'm excited. We're heading to the office today. We're going to have a quick powwow with everyone. Then all we're going to do is spend most of the day focusing 100% on how do we sell this stuff, writing Facebook ads and solo ads, affiliates, and just going crazy. It was interesting, I look at a typical business day for me. I would say I probably spend five or six hours a day focusing on building new stuff and then other time, my focus of actually promoting things, maybe 30 minutes a day, maybe. If I can get the mindset shift for me and everyone in my office where we spend two or three hours a day completely focused on how do we drive more traffic to our offers, how do we sell more stuff, how would that change our business? Within a week, we would be focusing the same amount of time we normally right now focus on in a quarter. That's really my big focus is I'm going to try to spend two or three hours a day,

This is Russell Brunson from the “Marketing in Your Car” podcast at DotComSecrets.com. Right now, I'm actually headed to the gym, because I don't want to go the gym this afternoon, so I'm going this morning [laughs]. This is actually the “Marketing on Your Way to the Gym” podcast this morning. It's been a couple of day since I did a podcast, mostly – oh, I just hit a squirrel. Oh, he survived. Good, he missed me [laughs]. That was close. I've been gone. I was out of town, in Dallas, because there's a new network marketing company launching. I've spent the last seven months or so building out all of their sales processes, and scripting their videos, and all of that kind of fun stuff with it. They actually went live on Saturday, so it's been kind of a whirlwind nightmare and exciting all at the same time. I'm sure that if you were on Facebook or on Twitter that you have been pounded by it, which is probably kind of annoying to some people, but it's a good thing from my standpoint, because the word is out, it's growing fast. It's on the first leg. This is Tuesday morning, so it's been live basically two and a half days. We've had over 35,000 people sign the NDA to find out what it is, and it's been exciting watching it. It's just growing like wildfire. I've had messages from people trying to get close to me. My voice is on all of the videos, so it kind of makes me laugh. What was interesting, and what I want to talk about today is that there is a really good book written by Michael Masterson called “Ready, Fire, Aim”. In that book he talks about the skill sets and the things that you need for a business going from zero to a million dollars in a year, from a million to ten, from ten to fifty, and from fifty to a hundred. For most of us, we are not going to get past the ten million dollar mark. You might, but for me, I don't even want to. We got to ten million dollars once, and it was kind of a nightmare to manage. But anyway, it was interesting – the skill set to go from zero to a million dollars – the whole book is funny. Most people will be focusing on getting the website perfect, getting their office set up, hiring the right staff and all of this stuff. He's like, “The only thing that matters, if you want to go from zero to a million dollars, is sales. Sales are the only thing that matters. Getting in there, and cutting your teeth, and just selling, selling, selling, selling.” If you're going to read that book, it brings you back to that, because in all of our businesses, we make money when we sell. Most of us, when we start our businesses, if we're entrepreneurs, that's how we get our start. It's us out there selling and doing our best, and then somewhere when we start growing, we get away from that. I know for me, we always come back to that. When everything starts getting going down a little bit, you can come back and sell, and, “Boom,” it brings it back up. Selling obviously is happening in a lot of different formats. You've sales letters, webinars, tele-seminars, videos. There are so many fun ways to sell online. Yesterday I did a kind of a fun experiment. Because this whole new company is launching, and we want to get a bunch of market share as quickly as we can to get a lot of people on our team, we decided to do a big huge Google hangout yesterday. We ended up doing Google Hangout for six or seven hours long. I can't remember.
