Quick Take - (Full Episode - #80 - Link Below to Full Episode) Did you know that you can purchase real estate using your Self-Directed IRA? For a lot of the people interested in financial independence and retiring early, having money locked away into an IRA or 401k can feel relatively daunting. Self-directed IRAs empower investors to grow their retirement accounts with alternative assets such as private equity, private placements, precious metals, and - our favorite asset class - real estate. Meet our guest Tony Unkel, Business Development Manager for The Entrust Group. Tony works with investors throughout the US, helping them understand the possibilities of self-directing their retirement plans and purchasing rental properties with their Self-Directed IRAs and tax-advantaged plans. The Entrust Group has worked with investors for over 40 years, assisting them by purchasing alternative investments with retirement funds and administer the buying and selling of assets that are typically unavailable through banks and brokerage firms. Self-Directed IRAs provide investors with the freedom to invest in almost anything. With that said, each investment strategy has a set of rules that you'll need to abide to keep your Self-Directed IRA in good standing, and Tony walks us through all of that. In this episode, we discussed: - How real estate professionals can help their clients invest in property tax-free. - Breaking into your imprisoned retirement funds and using them for real estate and other investments - What can and can't you invest in with your Self-Directed IRA? - Who should consider making a portion of their retirement funds self directed? - What level of due diligence will a custodian record keeper administrator do for any individual investments within Self-Directed IRAs? - Who are disqualified persons and why is it prohibited to enter into a transaction with these individuals? - Not being able to perform any degree of sweat equity on real estate purchased through a Self-Directed IRA. - Purchasing property in retirement destinations (Florida, Mexico, Costa Rica), using Self-Directed IRAs. - The difference between a Direct Purchase and a Checkbook IRA :: Link to Full Episode - https://youtu.be/0KWLHgwQyGA Where you can find Tony: Website - https://www.theentrustgroup.com/ Facebook - https://www.facebook.com/EntrustGroup/ LinkedIn - https://www.linkedin.com/in/tonyunkel/ Join Jason Muth from Straightforward Short-Term Rentals and Attorney / Broker Rory Gill of NextHome Titletown and UrbanVillage Legal in Boston, Massachusetts for another episode of The Real Estate Law Podcast! #realestatepodcast #nexthome #humansoverhouses #realestate #realestatelaw #realestateinvesting #realestateinvestor #realestateagent #selfdirectedira #retirementplanning #retirementinvesting #401k #irainvesting Follow us! On today's show, we interview entrepreneur, designer, endurance athlete, and certified Integral Coach, Tony Lillios who shares with us his incredible life story, his many tribulations, and successes. Tony started his professional career as a consultant with IDEO. But then the desire to “do more” kicked in. And back in 1996, Tony founded Speck Design and then Speck Products. Speck Products designed and manufactured cases for laptops and phones. And they were the first manufacturer to bring hard cases to the market. Speck rode the early wave of success but then the business got harder. And they plateaued once sales hit $150 million. Reading the market conditions, Tony and his partners sold out to Samsonite – a larger organization that had the resources and the distribution network to continue scaling the business. Today, as an Integral Coach, Tony works with individuals and small teams looking to unlock more possibilities when feeling stuck. His most productive relationships are with clients that have tried to address what isn't working or what they aspire towards and have come up short. Towards the end of the show, we have an interesting discussion on core values – a concept that is still grossly under thought. This is a show that you do not want to miss. Topics include: How Tony started the journey to success in developing his own company What happens when a business starts plateauing, the market becomes harder and more expensive How Tony transitioned from owning his company to starting his integral coaching career Why core values are grossly underthought through And other topics… Connect with Tony: Website: https://www.lillios.com/ LinkedIn: https://www.linkedin.com/in/lillios/ Facebook: https://www.facebook.com/tonylillioscoach/ Connect with Darius: Website: https://therealdarius.com/ Linkedin: https://www.linkedin.com/in/dariusmirshahzadeh/ Instagram: https://www.instagram.com/whoompdarius/ YouTube: https://therealdarius.com/youtube Book: The Core Value Equation https://www.amazon.com/Core-Value-Equation-Framework-Limitless/dp/1544506708 Learn more about your ad choices. In this episode Courtenay invites co-host of Grand Theft World and Trivium Method logic professor, Tony Myers, to the show. As they say “knowledge is power” and for the technocratic elitists enforcing transhumanistic agendas, this is certainly true. From MKUltra, to the Illuminati, Marxism and its influence on the school systems, and today's push for psychedelics, it comes at no surprise that psychological warfare has been waged against humanity. As the world awakens to this catastrophe, desperately seeking solutions, they are met with a distressing amount of history and philosophy to sort through. Tony has made it his mission to help such individuals shield themselves intellectually by equipping them with digestible knowledge and resources so they can reason their way through media manipulation and reclaim autonomy. Join us as we discuss the health benefits of a good quality Olive Oil with Tony Kasandrinos. The keywords here are “good quality.” Tony walks us through how to find a good quality olive oil and what makes it good quality to begin with. Olives are an amazing source of polyphenols. Polyphenols are reducing agents, and together with other dietary antioxidants, protect the body's tissues against oxidative stress and associated pathologies such as cancers, heart disease and inflammation. For centuries, in places like Greece, Italy, Tunisia, and Spain, good quality olive oil has been regarded as a necessary staple in the diet if you want to live long, have good overall health and vitality and a healthy gut microbiome. So where do you find “good quality” olive oil? Tony explains that if you want to derive the health benefits from olive oil, it must be grown in places where the olive trees have produced for many decades without requiring any pesticides to hurry their growth. He tells us what to look for on the labels and explains what certain buzz words mean in the olive oil industry like “product of Italy.” So get yourself a good quality olive oil and pour it on everything you eat! Episode Takeaways: The health benefits of a good quality olive oil: Optimize Heart Function Reduce Inflammation Increase Brain Function Help Maintain Healthy Weight Fight Disease Lift Mood And Lower Anxiety Smooth Digestion and Gut Microbiome Lengthen Your Life The down side to mass produced olive trees (and olive oil): Olive Trees planted in mass production are sprayed with pesticides, allowing them to grow and produce more olives at a faster pace. Pesticides are getting sprayed on the majority of olives Fruit gets bruised by machinery vs hand picked in orchids It's difficult getting it to the consumer before it's too old - look at the harvest date Most bottles won't say how old the oil is, it's typically edible but past the point of deriving any health benefits from it The much older trees remain fruitful without having to invade with pesticides Handpicked olives They are pressed (cleaned) Olive is a fruit All the polyphenols and antioxidants will start to dissipate over time Stick to organic if you can Generic olive oil has likely had many different pesticides sprayed on it Look for USDA organic labels Look for batch testing on their website What does Extra virgin mean? Extra virgin refers to the acidity level of the oil Health benefits of olive oil Polyphenols and antioxidants Brain health Heart health Bone health Hair and Skin health Increases life expectancy Will it oxidize? Olive oil will oxidize over time, with air, and light - doesn't oxidize as fast as other oils like vegetable oils Fat is good despite what you've heard Your brain and body need the right kinds of fat What about cooking with olive oil, is it safe? In greece they use it often for cooking Different olive oils have different smoke points Smoke point - if it's smoking, you are cooking it too hot What about flavored oil? Don't buy flavored olive oil, make it at home The bottles of flavored olive oil in the stores almost always use synthetic flavoring Non-consumption uses for olive oil Skin - soaps, body butter, hair care Microbiome connection Polyphenols are excellent for the microbiome Increase the growth of acromansia which is very important for metabolic health Polyphenol count is tested in the Kasandrinos on a regular basis About 1000 milligrams of polyphenols per kilogram However polyphenols do degrade in oil over time, after about 2 years polyphenols drop off considerably Can you give olive oil to kids? Babies? Yes, ideally it's organic olive oil that is less than two years old so they can benefit from the healthy compounds in it Connect with Tony: Website Instagram: @kasandrinos Facebook YouTube Connect with Kiran Krishnan and Dr. Nicole Beurkens on... Such as Acts 2:4 Mark 16:17 “And these signs will accompany those who believe: in my name they will cast out demons; they will speak in new tongues.” (Notice New Tongues not in a language known to man.) 1 Corinthians 14:2 For one who speaks in a tongue speaks not to men but to God; for no one understands him, but he utters mysteries in the Spirit. 1 Corinthians 14:23If, therefore, the whole church comes together and all speak in tongues, and outsiders or unbelievers enter, will they not say that you are out of your minds? (If Paul was referencing a known human language, he would not of stated that the person would think them out of their minds). 1 Corinthians 13:1If I speak in the tongues of men and of angels, but have not love, I am a noisy gong or a clanging cymbal. (Two completely different types of tongues.) 1 Corinthians 14:14For if I pray in a tongue, my spirit prays but my mind is unfruitful. (Tongues by-passes carnal knowledge) 1 Corinthians 14:18I thank God that I speak in tongues more than all of you. 1 Corinthians 14:19Nevertheless, in church I would rather speak five words with my mind in order to instruct others, than ten thousand words in a tongue. (If tongues were simply another human language, and not through the Holy Spirit it would still be through the mind.) 1 Corinthians 14:4The one who speaks in a tongue builds up himself, but the one who prophesies builds up the church. (This statement would be completely unneeded if tongues only referred to a human language) Related Resources: Knocking Food Off Its Pedestal: Chapter 12 Divine Healing DIY: Chapter 17 Pushing the Boundaries: Chapter 13 https://www.amazon.com/Tony-Myers/e/B01N9RG3F1?ref=sr_ntt_srch_lnk_1&qid=1643734755&sr=8-1 Connect with Tony Website~ www.tonybelieves.com Amazon Authors Page~ https://www.amazon.com/Tony-Myers/e/B01N9RG3F1?ref=sr_ntt_srch_lnk_1&qid=1628760395&sr=8-1 Facebook Authors Page~@tonybelieves Charisma Shop~ https://shop.charismamag.com/?ref=tonybelieves
Fasting combined with the proper heart intent releases God's power. Learning reliance on the Holy Spirit draws out what is already within you. The fast is a powerful tool learn how to use it. Applicable Scriptures: Daniel 1:8-10 8 But Daniel was determined not to defile himself by eating the food and wine given to them by the king. He asked the chief of staff for permission not to eat these unacceptable foods. 9 Now God had given the chief of staff both respect and affection for Daniel. 10 But he responded, “I am afraid of my lord the king, who has ordered that you eat this food and wine. If you become pale and thin compared to the other youths your age, I am afraid the king will have me beheaded.” 11 Daniel spoke with the attendant who had been appointed by the chief of staff to look after Daniel, Hananiah, Mishael, and Azariah. 12 “Please test us for ten days on a diet of vegetables and water,” Daniel said. 13 “At the end of the ten days, see how we look compared to the other young men who are eating the king's food. Then make your decision in light of what you see.” 14 The attendant agreed to Daniel's suggestion and tested them for ten days. Isaiah 58:3-8We have fasted before you!' they say. ‘Why aren't you impressed? We have been very hard on ourselves, and you don't even notice it!' “I will tell you why!” I respond. “It's because you are fasting to please yourselves. Even while you fast, you keep oppressing your workers.4 What good is fasting when you keep on fighting and quarreling? This kind of fasting will never get you anywhere with me.5 You humble yourselves by going through the motions of penance, bowing your heads like reeds bending in the wind. You dress in burlap and cover yourselves with ashes. Is this what you call fasting? Do you really think this will please the Lord? 6 “No, this is the kind of fasting I want: Free those who are wrongly imprisoned; lighten the burden of those who work for you. Let the oppressed go free, and remove the chains that bind people.7 Share your food with the hungry, and give shelter to the homeless. Give clothes to those who need them, and do not hide from relatives who need your help. 8 “Then your salvation will come like the dawn, and your wounds will quickly heal. Your godliness will lead you forward, and the glory of the Lord will protect you from behind. You've probably heard the warning "You better be careful about performing miracles. Jesus has warned us, that in that day He will say Get away from me." Will Jesus ever say this to a Christian? Scripture Used: Matthew 7:21-23: Not everyone that saith unto me, Lord, Lord, shall enter into the kingdom of heaven; but he that doeth the will of my Father which is in heaven. 22 Many will say to me in that day, Lord, Lord, have we not prophesied in thy name? and in thy name have cast out devils? and in thy name done many wonderful works? 23 And then will I profess unto them, I never knew you: depart from me, ye that work iniquity. The false comfort of Paul's mysterious disease, is just that false and without comfort. The truth is empowering. With the knowledge of truth, the power of Christ will work in you and through you. Scripture Used: 2 Corinthians 12: 7-10 So to keep me from becoming proud, I was given a thorn in my flesh, a messenger from Satan to torment me and keep me from becoming proud. 8 Three different times I begged the Lord to take it away. 9 Each time he said, “My grace is all you need. My power works best in weakness.” So now I am glad to boast about my weaknesses, so that the power of Christ can work through me. 10 That's why I take pleasure in my weaknesses, and in the insults, hardships, persecutions, and troubles that I suffer for Christ. For when I am weak, then I am strong. So to keep me from becoming proud, I was given a thorn in my flesh, a messenger from Satan to torment me and keep me from becoming proud. Numbers 33:55: 55 But if you fail to drive out the people who live in the land, those who remain will be like splinters in your eyes and thorns in your sides. They will harass you in the land where you live. 56 And I will do to you what I had planned to do to them.” Joshua 23:13 Know for a certainty that the Lord your God will no more drive out any of these nations from before you; but they shall be snares and traps unto you, and scourges in your sides, and thorns in your eyes, until ye perish from off this good land which the Lord your God hath given you. Judges 2:3 Wherefore I also said, I will not drive them out from before you; but they shall be as thorns in your sides, and their gods shall be a snare unto you. Eve saw the fruit looked scrumptious, and plunged the world into darkness. You see a swollen leg and hear a terrible diagnosis, then fear for your life. Believing what you see can kill you. Scriptures Used: Romans 8:6-8 For to be carnally minded is death; but to be spiritually minded is life and peace. Because the carnal mind is enmity against God: for it is not subject to the law of God, neither indeed can be. So then they that are in the flesh cannot please God. 2 Corinthians 5:7 For we live by believing and not by seeing. We live by trust not by our physical senses. Romans 8:9-12 But ye are not in the flesh, but in the Spirit, if so be that the Spirit of God dwell in you. Now if any man have not the Spirit of Christ, he is none of his. And if Christ be in you, the body is dead because of sin; but the Spirit is life because of righteousness. But if the Spirit of him that raised up Jesus from the dead dwell in you, he that raised up Christ from the dead shall also quicken your mortal bodies by his Spirit that dwelleth in you. Therefore, brethren, we are debtors, not to the flesh, to live after the flesh. For if ye live after the flesh, ye shall die: but if ye through the Spirit do mortify the deeds of the body, ye shall live. For as many as are led by the Spirit of God, they are the sons of God. Romans 8:5 eight five For they that are after the flesh do mind the things of the flesh; but they that are after the Spirit the things of the Spirit. Genesis 3:6-7 And when the woman saw that the tree was good for food, and that it was pleasant to the eyes, and a tree to be desired to make one wise, she took of the fruit thereof, and did eat, and gave also unto her husband with her; and he did eat. The devil comes to steal, kill and destroy. Oh, wait a minute, that's not what John 10:10 says. Jesus says the thief comes to steal, kill and destroy. Time to unmask who the thief really is. Scriptures Used Matthew 17:19-20: Later the disciples came to him privately and asked, “Why couldn't we cast out the demon?” He told them, “It was because of your lack of faith. I promise you, if you have faith inside of you no bigger than the size of a small mustard seed, you can say to this mountain, ‘Move away from here and go over there,' and you will see it move! There is nothing you couldn't do! John 10:1-6: Jesus said to the Pharisees, “Listen to this eternal truth: The person who sneaks over the wall to enter into the sheep pen, rather than coming through the gate, reveals himself as a thief coming to steal. But the true Shepherd walks right up to the gate, and because the gatekeeper knows who he is, he opens the gate to let him in. And the sheep recognize the voice of the true Shepherd, for he calls his own by name and leads them out, for they belong to him. And when he has brought out all his sheep, he walks ahead of them and they will follow him, for they are familiar with his voice. But they will run away from strangers and never follow them because they know it's the voice of a stranger.” Jesus told the Pharisees this parable even though they didn't understand a word of what he meant. John 10:7-10: So Jesus went over it again, “I speak to you an eternal truth: I am the Gate for the flock. All those who broke in before me are thieves who came to steal, but the sheep never listened to them. I am the Gateway. To enter through me is to experience life, freedom, and satisfaction. A thief has only one thing in mind—he wants to steal, slaughter, and destroy. But I have come to give you everything in abundance, more than you expect life in its fullness until you overflow! Proverbs 4:23: So above all, guard the affections of your heart, for they affect all that you are. Pay attention to the welfare of your innermost being, So above all, guard the affections of your heart, for they affect all that you are. Pay attention to the welfare of your innermost being, for from there flows the wellspring of life. Healing is a choice, to make the choice there are two questions that must be answered. The answers to those questions will determine which path you're on. The path to healing or the painful path. Scriptures Used: Luke 5:12-14: When the man recognized Jesus, he fell on his face at Jesus' feet and begged to be healed, saying, “If you were willing, you could completely heal me.” Jesus reached out and touched him and said, “Of course I am willing to heal you, and now you will be healed.” Instantly, the leprous sores were healed, and his skin became smooth. Hebrews 13:8: Jesus, the Anointed One, is always the same—yesterday, today, and forever. Acts 10:34: Peter said, “Now I know for certain that God doesn't show favoritism with people but treats everyone on the same basis. John 14:12-14: “I tell you this timeless truth: The person who follows me in faith, believing in me, will do the same mighty miracles that I do even greater miracles than these because I go to be with my Father! For I will do whatever you ask me to do when you ask me in my name. And that is how the Son will show what the Father is really like and bring glory to him. Ask me anything in my name, and I will do it for you!” 2 Corinthians 1:18-20: As surely as God is faithful, our word to you does not waver between “Yes” and “No.” For Jesus Christ, the Son of God, does not waver between “Yes” and “No.” He is the one whom Silas, Timothy, and I preached to you, and as God's ultimate “Yes,” he always does what he says. For all of God's promises have been fulfilled in Christ with a resounding “Yes!” And through Christ, our “Amen” (which means “Yes”) ascends to God for his glory. 1 Peter 2:24: He himself carried our sins in his body on the cross so that we would be dead to sin and live for righteousness. Our instant healing flowed from his wounding. Isaiah 53:3-5: He was despised and rejected by men, a man of deep sorrows who was no stranger to suffering and grief. We hid our faces from him in disgust and considered him a nobody, not worthy of respect. Yet he was the one who carried our sicknesses and endured the torment of our sufferings. We viewed him as one who was being punished for something he himself had done, as one who was struck down by God and brought low. But it was because of our rebellious deeds that he was pierced and because of our sins that he was crushed. He endured the punishment that made us completely whole, and in his wounding, we found our healing. What are the reasons for fighting? We fight to either get something or to guard something that can be taken away. If we are fighting for our healing, then are we believing that God keeps his promises? Scriptures Used: Romans 5:12-13: When Adam sinned, the entire world was affected. Sin entered human experience, and death was the result. And so death followed this sin, casting its shadow over all humanity, because all have sinned. 13 Sin was in the world before Moses gave the written law, but it was not charged against them where no law existed. Mark 11:23-24: Listen to the truth I speak to you: Whoever says to this mountain with great faith and does not doubt, ‘Mountain, be lifted up and thrown into the midst of the sea,' and believes that what he says will happen, it will be done. I've often heard many people say sarcastically that God isn't our own personal Santa Claus nor a Genie in the bottle, this is true. He isn't either Santa or a genie, because he is real! He is also our heavenly Father who wants to meet all our needs. Through Jesus Christ, He has given us the authority to work miracles to meet our needs and those of others. Look at Stephan who was martyred, he was a simple deacon which in those days meant he served food and did the menial work. Yet, he worked many miracles, which means we're all qualified! Scriptures Used: Luke 11:11-13 “You fathers if your children ask for a fish, do you give them a snake instead? Or if they ask for an egg, do you give them a scorpion? Of course not! So if you sinful people know how to give good gifts to your children, So if you sinful people know how to give good gifts to your children, how much more will your heavenly Father give the Holy Spirit to those who ask him.” John 14: 12-14 “I tell you the truth, anyone who believes in me will do the same works I have done, and even greater works, because I am going to be with the Father. You can ask for anything in my name, and I will do it, so that the Son can bring glory to the Father. Yes, ask me for anything in my name, and I will do it! Acts 2:29-36 Men and brethren, let me freely speak unto you of the patriarch David, that he is both dead and buried, and his sepulchre is with us unto this day. Therefore being a prophet, and knowing that God had sworn with an oath to him, that of the fruit of his loins, according to the flesh, he would raise up Christ to sit on his throne; he seeing this before spake of the resurrection of Christ, that his soul was not left in hell, neither his flesh did see corruption. This Jesus hath God raised up, whereof we all are witnesses. Therefore being by the right hand of God exalted, and having received of the Father the promise of the Holy Ghost, he hath shed forth this, which ye now see and hear. For David is not ascended into the heavens: but he saith himself, The Lord said unto my Lord, Sit thou on my right hand, until I make thy foes thy footstool. Therefore let all the house of Israel know assuredly, that God hath made that same Jesus, whom ye have crucified, both Lord and Christ. Today we will be talking with Tony Morgan, founder and lead strategist of The Unstuck Group, as well as consultant, leadership coach and writer who helps churches get unstuck and have a bigger impact. Takeaways from this episode… “Most churches start, grow, thrive, decline, and eventually end.” -Tony Morgan Many churches get stuck in the strategic growth season. When you get to this phase, you need to make intentional changes for sustained growth. -The leader of 10's: typically leading by example and doing everything (typical in early ministry launch) -Leader of 50's: begins to lead others by delegation -“Leading others” leader: moving from delegating tasks to empowering people on their team (growth snags happen frequently in this phase) Relational leadership needs to be accompanied at some point by someone missionally/task oriented. Our ministry will be most healthy when we realize that many parts make up one body. Mission, vision, and strategy = 3 components of ministry Vision is simply clarifying where we believe God is calling us next. Strategy is clarifying not only where we are going, but how we are going to get there. If a church doesn't periodically assess their “why,” they will easily lose sight of it and focus more on the “how.” Quotes from this episode: “Most churches start, grow, thrive, decline, and eventually end.” -Tony Morgan “Our natural tendency is to do what we have always done.” -Tony Morgan “What's most urgent may not be what's most important.” -Tony Morgan “Multi-site is not a growth strategy; it's an evangelism strategy.” -Tony Morgan “Everything that the church is doing needs to be focused on reaching people outside the faith.” -Tony Morgan More about Tony: Website-https://tonymorganlive.com Twitter-@tonymorganlive The Unstuck Church (book)-http://amzn.to/2uM8QFM
