On this week's episode of the Talking Michigan Transportation podcast, conversations about Michigan's study and eventual pilot of a road user charge (RUC) system of funding roads and bridges and what is going on in other states and countries.First, Barbara Rohde, executive director of the Washington, D.C.-based Mileage-Based User Fee Alliance (MBUFA), talks about her organization's history and their work.Rohde also talks about her conversations on the issue with members of Congress about the need for a sustainable funding solution as the fuel tax, the major source of bridge and road revenue since the early 20th century, provides diminishing returns as people drive more fuel-efficient vehicles.Later, Patrick McCarthy, finance director at the Michigan Department of Transportation (MDOT), joins the podcast to offer an update on the RUC pilot and study mandated in 2025 legislation.
In the summer of 1998, eighty-two-year-old New York socialite Irene Silverman disappeared from her Manhattan townhouse without a trace. Silverman's friends were immediately concerned, as it was completely out of character for Irene to leave town without telling anyone. Coincidentally, on the same day Irene Silverman disappeared, authorities in New York arrested Sante Kimes and her son, Kenny, on a charge of check fraud. Unbeknownst to investigators, these two events were directly linked.In the wake of the arrest of Kimes and her son, investigators discovered a number of links between the mother and son con artists and Irene Silverman that would not only lead to the discovery of Silverman's body, but also to a years' long crime spree that included everything from check fraud and impersonation to arson and murder. In the annals of American crime, it's rare to find a series of violent crimes committed by a woman. Bekannt wurde Denis Moschitto durch Filme wie Kebab Connection, Süperseks sowie Chiko von Fatih Akin, in dem er die Hauptrolle spielte. Außerdem war er in 1½ Ritter – Auf der Suche nach der hinreißenden Herzelinde zu sehen. Heute ist Denis Moschitto der neue Tatort-Ermittler an der Seite von Wotan Wilke Möhring. Er verkörpert einen IT-affinen Fahnder – einen echten Nerd, der sich in jedes System hineinhacken kann. Warum ihm diese Welt bereits in seiner Jugend vertraut war, erzählt er im Gespräch. Genau wie seine Figur bezeichnet auch er sich selbst als Nerd. Eine seiner großen Leidenschaften gilt der japanischen Sprache. Seit vielen Jahren lernt er intensiv Japanisch und beschäftigt sich mit den Besonderheiten der Sprache. Gemeinsam sprechen wir über spezielle japanische Begriffe, die es ausschließlich dort gibt. Aufgewachsen ist er in einem Kölner Arbeiterviertel. Sein Vater stammt aus Italien, seine Mutter aus der Türkei. The CDC has reported nearly 2000 measles cases to date in 2025, a number we haven't seen since 1992. Next month, the US faces a critical deadline where we have to prove that we have stopped measles transmission, if not, we could lose our elimination status, something we have maintained for a quarter century. Is it too late? My guest today says losing elimination status isn't inevitable. Joining me today to discuss this public health wake up call in Rodney Rohde, PhD, Dr Rohde is a University Distinguished and Regents' Professor and Chair for the Medical Laboratory Science (MLS) Program in the College of Health Professions (CHP) at Texas State University. In this week's episode Ron walked through his track record of about $25M in partner-equity deals with no LP syndications, where he typically sells at a 2× equity multiple plus cash flow. After selling most of his holdings this year (three sold, one small buy), he's retooling with fewer partners, longer holds, higher-quality assets with durable leases, and sites that include optional land he can monetize later.The big takeaways match my playbook: be fast to underwrite and offer, but patient until a real opportunity appears. Tighten NNN leases and keep meticulous documentation because institutions turn diligence up to roughly 10x a normal deal. Ron's recent IOS example summed it up well: bought two buildings on roughly 4 acres for $2.35M, corrected overstated acreage, reset a tenant to market before closing, secured about 5% seller financing, re-leased quickly after a vacancy (plus a roof repair), then exited about 18 months later to Blackstone for $4M+ at roughly a 6.4 to 6.5% cap. Looking ahead, he is eyeing an 80,000 sf Laredo distribution play with two years of term left, comfortable with lease-up risk given a low basis and easy demisability. We both prefer clustering assets in one submarket to cross-shop tenants.
