Bonus  For this Bonus episode, I've invited two British women, Lindsay Simmonds and Julie Siddiqi, both PhDs, to talk about their interfaith friendship and the public facing work they've done since Hamas' attack on Israel on 7 Oct. 2023. Lindsay is an Orthodox Jew and Julie is Muslim. The fact of their religious identities and deep practice is noteworthy and relevant, as the attack and subsequent war, have proven polarizing, straining the already challenging work of bridging religious differences between Jews and Muslims. Lindsay and Julie offer an inspiring example of possibility, showing us the path to connection, communication, and healing, while not shying away from the challenges. Given the long standing and apparent intransigence of the conflict, this seemed a good time for some hope.Highlights: Intersection of deep faith practice and interfaith work.Organizing inclusive events amidst tension.Impact and significance of their work.The role of space, gender, and representation.Trivializing women's impactful initiatives.Sustaining hope and setting intentions for the future. Bios:  Dr. Lindsay Simmonds is a Research Fellow at the London School of Jewish Studies (LSJS) where she has lectured for 20+ years. She recently worked as a Researcher at the London School of Economics (LSE), UK, working on Women of Faith and Peacebuilding.Lindsay is very active in local interfaith work. She has five adult children and five grandchildren, and she promotes women's participation in her local orthodox Jewish community in London. Dr. Julie Siddiqi MBE is a mentor, consultant and gender equality campaigner with a focus on interfaith relations, applying that to social work. She has 25+ years of experience in community work predominantly in the Muslim community as well as in interfaith work. Julie is a qualified Life Coach. She was awarded an MBE in the Queen's Birthday Honours List of 2020 and an Honorary Doctorate from the University of Middlesex. In Phoenix for example, fully 30% of recent sales have gone to investors, either iBuyers or small investors. RULES 1 - Create a Plan and follow it. Identify what the goal is for you to be in real estate.  Are you working part-time until you can switch to full time or is real estate always going to be supplemental? What's the income required for you? Today's podcast is part 3 of 4 (maybe 5) podcasts about the Metaverse and what it really means to the real estate industry, real estate agents, and our future.  6 - Is the metaverse a big video game that you "play' using a Virtual Reality headset, (like Oculus)? How will people physically engage and interact within the Metaverse? Remember AOL, download speeds that were measured in days, and 'you got mail'? How quaint those olden times were...and yet, that was less than 20 years ago. The metaverse could be the most significant change to humanity since humans created the wheel.  Get ready... Within the next 24 months or less there will be at least 1 company selling full-body haptic suits. (There are other competing technologies as well, force feedback versus haptic etc.) These look very similar to a wetsuit a diver or surfer would wear.  The company leading the pack on this emerging technology is called TelsaSuit (no relation to Tesla Automotive). Combining the TeslaSuit with next-generation Virtual Reality headgear will create an experience that is 90% similar to real life. For example, you will feel when someone touches you. You will feel the wind blowing. The virtual reality headgear and full-body haptic suits will be so immersive that many people over time will prefer to be in the metaverse over their real lives. Science fiction meets reality.  It's not all doom and gloom. Matter of fact, this technology could actually advance humanity at a faster pace. In other words, walking up the Eiffel Tower will feel like you are actually walking up the Eiffel Tower. Did you know that 01/21/20 was the 2 year anniversary of Covid 19 appearing in the USA? We have all now experienced the 3rd worst pandemic in the history of humanity. What long-term effects will the pandemic have on housing (and civilization on a whole?) 24 months later, we have: 1- Record low inventory. As of today, there are fewer than 1 million actively listed homes in the United States. 2 - Record high prices, with the average home price at $408,800, are projected to keep increasing by at least 16% in most markets for 2022. 3 - An all-time record of licensed real estate agents, as of today, 1.6 million. 4 - Mid-size and secondary markets have greatly benefitted by 'The Great Re-Shuffle', with people moving to more rural areas and away from urban centers. 5 - Even our language about houses has changed. Now we have Zoom Rooms, Peloton Rooms, and 'Cloffices' (closet offices). 6 - The number of homeowners who refinanced or are in the process has doubled in the past 24 months. 7 - In spite of record-low inventory, we had a record number of sales, topping out at 6 million closings. 8 - We had 17 months straight of double-digit price gains. 10 - Record inflation with no end in sight. 'The Great Reset' is happening now. Housing will continue to INFLATE in a meaningful way for at least the next 12-24 months and then level off to 3-6% per year. 10 Biggest Agent Regrets  1 - Being BUSY versus being PRODUCTIVE.  Knowing what leads to your actual profit versus practicing ‘work theatre'.  Memorize this simple list of income producing activities and don't waiver from it. Things like: - Posting any social media that doesn't have to do with promoting your listings, client testimonials, searching for off market homes for your buyers or other posts related to your pro-active list from above. - Any activity starting with the word tweeking, trying or testing. - Following any 'coaching' or advice from anyone who isn't qualified to do so. 2 - Not showing overt gratitude to those who matter most.  Someone once wrote about a gentleman they encountered at a graveyard, who was placing flowers on his deceased wife's grave.  He said, ‘every day since she passed away I've come here to bring her these flowers…I should have done that long ago…she really would've loved that.'  Don't wait until it's too late. - Keep a gratitude journal. - Write five thank you cards or 'thinking of you' cards daily. Use social media to inform you of who is having a significant event in their lives and recognize them for it. 3 - Spending too much time ‘getting ready to get started', and staying in unconscious incompetence perpetually.  This is a result of analysis paralysis, following the wrong ‘guru', not being your own ‘guru', lack of exposure to success, or possibly just laziness.  All of these things are curable but you must be proactive. - Remember the plane taking off analogy. Most of the fuel is spent during take-off. If you keep taking off and re-landing the plane, you'll never achieve cruising altitude! - You don't have to know all of the steps, just take the first one. Maybe you don't yet know how to present your pre-listing package, but you know you need one. Get it done, listen to the coaching calls that go with it. Take the first step! Today's show is part 4 of How To List 22 Homes in 2022. Be sure to listen to part 1 from yesterday's show.  10 - Your professional Center of Influence.   When was the last time your favorite lender sent you leads? When have you asked? Who do they know who is getting pre-qualified right now to buy and has a home to sell? Stagers are also great to know because smart sellers call a stager first. Refer business to stagers and ask for leads in exchange. 11 - Investors.  Join your local investors club through meetup.com or private Facebook groups in your town. You'll know who's looking for what property and which investors are likely to sell. This also will give you insider information about 'pocket' listings which can benefit your buyers. 12 - Door knocking. This is not at the top of the list because it generally takes more contacts to take a listing, but it is still effective when you're consistent. Door knocking can help you become more comfortable speaking with people about real estate and many times you'll be at the right place at the right time and indeed take listings from being there. Before you go door knocking, choose your neighborhood wisely. Does it turn over much? What's the average sale price? What's currently active, pending and recently sold? What's being built around the neighborhood? Is there new construction nearby? Become the go-to, neighborhood specialist and use good scripts at the door. Start with your own neighborhood since you already know it well. What would happen if you took 22 sale-able listings in 2022?   The average closing price at the end of last year in the United States was $408,800. Let's use $400,000 to keep the math easy. On average, that would gross the listing agent $12,000. Let's say the net profit to that listing agent is $9,600 on that transaction after fees, etc. $9,600 x 22 = $115,200. That's a good reason to list and sell 22 homes in 2022. That's less than 2 per month. We'll show you 12 ways to create those listings during this podcast series. Before we do that, let's think even bigger for a moment. Game on.  Things to consider before you accept the 2022 challenge: A) You will have to actively contact both people you already know as well as those you don't know.  People you know are past clients, people in your sphere of influence and agent referrals. People you don't know are everyone else. Are you willing to speak with both to earn your $422,400? B) You should analyze where your business came from last year and keep doing what has worked.  Consider doing MORE of what worked. For example, if you had 5 transactions from repeat clients, but you didn't have a system to speak with your database regularly, how many more repeat clients could you create this year by being more drilled down on that source of business? C) You must be willing to do what you don't want to do when you don't want to do it at the highest level. Keep doing what you're doing and you'll keep getting what you're getting. To go to the next level financially, you must go to the next level with your skills. Today we drill down on the S and C personality profiles (or styles)   The DISC Model of Behavior was first proposed in 1928 by William Moulton Marston, a physiological psychologist, in his book Emotions of Normal People. Are you ready to learn how to become a listing agent? This is part of (of 3) of Tim and Julie Harris's Listing process. This is an overview of the exact 7 step listing process:   Step #6: Present! It's showtime. * Remember that ‘presenting' begins at the time you convert the prospect from a prospect into an appointment. The better you are from the beginning, the higher chance you have of actually taking the listing. * Use our powerful and proven listing presentation. Do not wing it...even with past clients and people in your sphere, referrals, ‘slam dunk' appointments! They deserve your utmost respect, not your skipping of steps. * Pre-view the competition and pending listings to be as accurate as possible in your pricing. Remember, pricing it right in the first place prevents you from having to deal with reduction conversations later. * Know what's most important to the homeowner. Don't assume you know, don't assume it's always about price. Step #7: CLOSE!! * ‘ABC'...' Always Be Closing! No not the boiler room ABCs, but a questions-based approach based on a proven process. Know how to use soft closes, direct closes, and don't walk out the door saying ‘ok, I'll follow up in a few days!'... Instead, leave with signed documents in one step whenever possible! * The definition of ‘close' is that it's the LOGICAL ending to a GREAT Presentation. It's far easier to close when you've actually followed all of the previous steps!* Don't drop the ball once you've got the listing... you're still ‘presenting' until the seller gets that check at closing! * Use our Seller's 12 Week Communication Plan if your listings aren't selling quickly! * Remember: Listings are mental labor; buyers are physical labor. Being a great listing agent takes skill, practice, experience, and perseverance. Commit to becoming the best and soon you'll feel more freedom in your practice and less stress. Let's get to understanding these personality styles. To keep it practical and tactical, we'll first look at how you win and how you lose with each, specifically with regards to real estate appointments and transactions. Put these notes in each quadrant.   The Driver Personality Style: Direct and Introverted. -Often they are entrepreneurial, CEOs or managers or other positions of authority. Today is part 1 of 3, DISC Personality Profile real estate training and coaching.  The DISC Model of Behavior was first proposed in 1928 by William Moulton Marston, a physiological psychologist, in his book Emotions of Normal People.  Marston made a deliberate decision to focus only on psychological phenomena that were directly observable and easily measurable. Terms & privacy: slkt.io/JWQt https://terms.smsinfo.io/tc.php?id=2886263&stlid=10950965 These four types were labeled by Marston as Dominance (D), Inducement (I), Submission (S), and Compliance (C).  These four styles are now commonly referred to as Driver, Influencer or Expressive, Supportive or Amiable and Compliant or Analytical. There are many, many 'spins' on this, including tests and books. It's commonly taught in sales training and business school.   Marston created a model that integrated these four types of emotional expression into a two-dimensional chart. He used the criteria of 'introvert vs. extravert' and 'direct vs. indirect' to make that chart. We'll draw that chart together later in the podcast. William Marston was also known by a pen name of Charles Moulton, and also invented the prototype of what would become a lie detector. He wrote a lot about self-help and created the character Wonder Woman. Keep in mind that psychology is not a 'hard science', meaning it is full of abstract concepts, theory, observational analysis and conjecture. It is not the same as physics, chemistry or biology which have provable equations and actual laws. Most importantly, remember that DISC is not a science, it's a guide.  There is no specific personality style which is guaranteed to be successful or not successful in business or in real estate. Let's understand the philosophy, but also have some fun applying it in a practical and tactical way. What we want you to understand and implement is that it's your job to be more like your prospects and clients, not the other way around. Fact: Agents and Brokers who make the most profit in real estate are always those who understand versatility. Versatility means having the ability to handle a variety of types of personalities in a variety of situations with care and skill.   Agents who are versatile rarely say things like, "I only work with people I hit it off with", or "I just can't work with those analytical types", or "She just needed too much hand holding for me." Instead, their script is, "It would be my pleasure to help you with - - - ". Let's draw that chart! At the top of the page, you'll put the label, 'Direct' and at the bottom, you'll write 'Indirect'. Next you'll label the left side of the page as 'Introvert' and the right side of the page 'Extravert'. Next, draw a big plus sign on your page to split it into quadrants, so you'll have an upper left, upper right, lower left and lower right quadrant. Write the letter D in the upper left, I in the upper right, S in the lower right and C in the lower left quadrants. They are able to successfully help ‘colder' types of leads, due to their higher level of skill and confidence. Fact: Many agents do the same volume and number of deals year in and year out because they are dependent on ‘what comes to them naturally, ie, the easy business. In order to get to the next level, you must learn to not just work with people you know but also people you don't. 7 - Establish exactly how many listings you need next year to meet your production goals. 80% of your transactions should be listings. The buyers will come via the listings. This is ultimately the most important number to focus on.  Example: Let's say you want to make $120,000 gross commission. Your average commission to you is $8,000. You'll need 15 total transactions. 12 (80%) should be listings. Concentrate on generating those 12 opportunities. 8 - It's easier to go fast than slow. 12 listings in a year are harder to focus on than setting one qualified listing appointment per week or per day for some agents. If one per month is easy for you, consider raising your goals! If you don't have this ratio, get help identifying why. This is what coaching is for. 10 - Focus heavily on your foundational ‘spoke' or source of business known as your ‘database'. Your past clients and centers of influence are most likely to do business with you again or refer someone to you. Call to connect, not just to ‘make contact'. Listen more than you speak on those calls and always ask who they know who you should be helping to buy or sell real estate. 11 - There's still time for two more open houses this year! Real Estate Agent 2022 Action Plan 1 - Check on your pending transactions set to close the last 2 weeks of December or the first week of January and close them early if possible. Christmas and New Year's Day are both on a Saturday, but Christmas Eve and New Year's Eve are on Fridays, which will mean no one closes on those days! Avoid delays with smarter scheduling. 2 - Resolve all financing, inspection, possession, and appraisal issues immediately on your pending transactions. This is how you should always operate, not just during the holidays, but especially during the holidays. The issues don't get better when you procrastinate them. Communicate regularly with these clients so they don't cancel on you due to their own holiday stress! 3 - Send Christmas or Holiday cards to all your pending clients, coming soon listing clients, anyone who referred business to you, including other Realtors.
