The Tiny Desk Concert has become a mainstay of internet music. Intimate concerts from well known and obscure musicians performing at Bob Boilen’s desk at NPR headquarters. And for the past several years, NPR has opened up the Tiny Desk Contest, asking musicians from around the country to submit videos performing at their own tiny desks. This year, one of those entrants was Jackson Roltgen, a musician from Coeur d'Alene, Idaho, who talked with SPR's Chris Maccini. Watch Jackson's full YouTube video here.

Katy Osuna is the Host and Co-Creator of the Copper & Heat Podcast based in Oakland, CA. Her podcast was awarded a James-Beard award in 2019. Her first season, ‘Be A Girl’ tackles the issues of gender equality and the toxic masculinity in the industry, set in the time she worked at Three-Michelin starred Manresa in California. She talks with us about her anthropology degree and how that shapes her view of the hospitality industry. Katy jokes about only eating foods out of a box, like her favorite Kraft mac n cheese. Later working on a goat farm and being a cheese fiend, she laughs about the contradiction and how she still loves some humble foods despite her intense culinary training. One of her early mentors and one of her #UnsungHospitalityHeroes is Edalyn Garcia who discusses her own experiences being a girl in the kitchen, and thriving! Website - copperandheat.com Instagram - @copperandheat @krosuna Where are you from originally? San Diego, CA (only lived there for 6 months after I was born) and was raised in Coeur d'Alene, Idaho. First job in the industry? I was a line and prep cook at a gastropub in Boise, Idaho, when I was 21. Unless you count working on farms. I worked on a goat cheese farm, making cheese and helping with the herd my sophomore year of college, when I was 19. Two things most people don't know about you? 1 - I play bass and sing. Ricardo (my partner) and I have been playing music together in different bands for 6 years. 2 - My go-to comfort listening is Harry Potter. I listen to the Jim Dale narrated audiobooks to go to sleep. Food and/or drinks staples in your house? We always have cheese, tortillas, and beans to make quesadillas. Right now I'm on a Thai food kick after working with a friend on her pop-up, so I have nam jim jaew in the fridge all the time to make laab. Words to live by? Be kind whenever possible. It is always possible. - The Dalai Lama Who is one of your #UnsungHospitalityHeroes? Edalyn Garcia, executive sous chef at The Village Pub in Woodside, California - she's in our podcast. She was my sous chef in my first job in the Bay Area and she was such an inspiration. We reconnected when I interviewed her for the podcast and she's just kicking ass and continues to inspire me. While Katy was pursuing her anthropology and sociology degree, she discovered her love for creepily observing social interactions while making cheese and playing with baby goats (she was doing research about food culture and cheesemaking). After graduating college, she worked for a couple years at a nonprofit in Boise, Idaho before deciding to pursue her love of the culinary arts by attending the International Culinary Center in California. She did her externship at the Plumed Horse and worked for a year and a half at Manresa Restaurant as a chef de partie before leaving to start Copper & Heat. Now she spends her time doing food experiments, editing weird mouth sounds and taking too many pictures of the cat.

I don't know about you, but throughout the first year of my business - I tried every single system out there.Wordpress, Squarespace, domain hosts, design softwares, payment tools, online course hosts, social media schedulers, Dropbox...you name it, I had it. And, for awhile, it's easy to just charge it to your credit card + think, "This isn't a problem! In a few months I'll be making more money + won't have to think about it!". Then, a year later, you're in tears trying to pay off all the debt you've racked up.I told you I've been there ;)I want to save you time + more importantly, I want to save you money. So, from the gal who has done it ALL, let me break down for you the 5 top tools I now use to run my business that cost me $197/mo.KAJABII was in Coeur D'Alene, Idaho with my family - sitting down with my expenses + breaking down in tears because I wasn't sure if I'd be able to make all of my monthly payments that week. Can you relate?Kajabi took care of my website, blog, funnels, products, email list, affiliate center, app, everything!Did I mention it's only $134/mo? Compared to the $297/mo I was paying with my other system, this was an immediate relief to my bank account + my sanity! You can get a free 28 day trial right here.CONVERTKITConvertKit does a great job of segmenting my list, making broadcasts/sequences super easy + most importantly, handling the GDPR very easily within their system. It's one of the best software's to locate where people live, which I was very much impressed with.Try it out here.*PLANOLYPlanoly does have a free option!I have some team members currently, so I needed to upgrade + pay $15/mo. This makes Instagram SO much more manageable for me. Being able to see my posts in a grid format, have detailed analytics + the ability to add 30 hashtags in a click? Sold. Then the ability to schedule them + have them auto-post?!SOCIAL BEEThis is how I get my content published hands-free on LinkedIn, Facebook, Twitter + even Instagram. I love being able to create a month's worth of content, upload it + know it can recycle itself over + over again.Plus, at $14/mo, I think it's a steal! Try it out here.* BUZZSPROUTSo, as an avid podcaster {The Visible Entrepreneur is currently wrapping up its second season!}, I have tried every software known to man! I started with Squarespace, then moved to Blubrry, then moved to Lisbyn. I finally found Buzzsprout. It literally is the easiest platform I've ever used. It was a one-click import for them to get all of my past episodes, they automatically send it everywhere on every platform imaginable. It even lets you create audio graphics for free! And it's only $12/mo. Try it out here + get $20!GSUITEGSuite is $10/mo, but it holds all of your google materials under your domain. And it's a lot cheaper than just having Drive or Dropbox. I haven't run out of storage yet! {And with all of my videos, that's saying something!}These are the 5 software's I've used to keep my expenses down to $197 a month! It has been such a breath of fresh air - especially during the leaner months!*Some of the links in this episode are affiliate links.

Fifty years later, these goats are threatening the extinction of the Teton Bighorn Sheep. Between the recording and when you'll hear this, nearly 100 mountain goats will be killed by helicopter gunners in Grand Teton National Park. It was so fun to have my friend, Nick Smoot, join me while traveling in from Coeur d'Alene, ID. We discussed his amazing initiative, Innovation Collective (IC), the education and human development company he started there and is expanding to communities around the country. We also did it in front of a live audience of some of OC's most active and committed innovation community builders and everyone came away inspired. About IC: Their work is driven by a belief that human potential is underactivated and through community they can inspire and cultivate innovation. It is a culture of innovation, perpetuated through connection, support and confidence, that turns ideas into reality and changes lives. We are experts in inclusive innovation community activation and placemaking. Our goals are to:Activate all individuals through curated experiences: We program knowledge economy minded events, meetups, trainings, think tanks and corporate partnershipsActivate innovation spaces: We leverage physical locations as a destination for high growth innovations and rebuilding of community The Backstory: IC was founded by community organizer and serial entrepreneur Nick Smoot. Nick has a lifetime of experience developing community having begun his leadership activities at 10 years old organizing mentorship programs for underprivileged 5 and 6 y/o children in the social work system. This work continued with Nick developing mentorship programs, delivering training to thousands of high school and middle school students, implementing global leadership training, and working with NGO’s taking him across the world by the age of 21.In his mid twenties, Nick began consulting work with for-profit investors using the human centered design thinking he developed to work with teens. This model applied seamlessly to development of corporations and lead to him co-founding and selling three mobile tech startups. During this period of his twenties and early thirties, Nick was part of the startup scene in Philadelphia, Manhattan, San Francisco, and Los Angeles. In 2011, when living in Los Angeles, Nick began speaking at the early “Silicon Beach” events and was invited by the economic think tank The Milken Institute to become one of the 300 global Young Leaders who gather privately to address and improve job creation, access to capital, and accelerating medical cures around the world. This invitation to join the institute coincided with the Occupy Movement. Growing up in small town America in a middle class family and working with disadvantaged youth was an odd backdrop to the two contrasting worlds of “haves and have nots” facing him in Los Angeles. This dichotomy was a very sobering situation for him. Through the institute, he was in presentations with heads of state and the largest private equity firms in the world while, outside the doors, picketers were ensuring their messages were heard. This scenario launched him into strategizing a process that has become the Innovation Collective; a grass roots system of events and mentorship that inspire and mobilize all citizens to become lifelong learners and highly motivated innovators. This system and mentorship has repeatedly surfaced highly valuable talent and intellectual property. It has proven to be a powerful mix of corporate social responsibility and corporate development. His model and experience has most importantly lead him to over 70 small communities across the United States and has been tested in China, France, Canada, and Aruba. The work has won national awards for economic development, unrestricted grants from the former CEO and Chairman of Google, and has engaged leaders and mentors from IBM, Google, SpaceX, Facebook, Boeing, Walmart, Apple, and others to do good and do well.Nick’s background in community activation, inclusive innovation, government policy, tech investment, and startup culture has uniquely positioned him to be someone with authentic and practical insights that create an economy aware of the past, but ready for the future.

Jerome Pollos (@TheRomer) is an award-winning Northwest photojournalist specializing in documentary work, weddings and portraits for clients who love timeless, candid moments. Joining the U.S. Navy right out of high school as a self-described "troublemaker", he was sent to journalism school in Fort Benjamin Harrison, IN, studying broadcast journalism, TV and radio; writing, and a two-week course on photojournalism — which he unceremoniously failed. After a deeply emotional photography assignment, while stationed in Washington, D.C., he saw the true power of photography and his love for the craft grew assignment by assignment. Pollos had an illustrious 13-year career at the Coeur d'Alene Press in Coeur d'Alene, Idaho, but searching for greater creative control and financial freedom, took the freelance plunge in 2014. After a rocky start, he has excelled as an award-winning editorial, wedding, and portrait photographer in the Idaho and Northwest. When I was thinking of how best to start this weekly series, at first, I gravitated to the idea of interviewing a “big name” photographer, capitalize on their status and get listeners hooked from the get-go. But I realized early on that didn’t jibe with my whole philosophy for undertaking this – I’m in it for the long haul. Obviously I want to connect with incredible photojournalists the world over, but the soul and purpose of this show – educating photographers on the art of visual storytelling, from photographers with stories of their own that fascinate me. So, when I stepped back to thinking about photographers with fascinating stories, unique philosophies, and with whom I’ve got a personal connection— it was actually pretty obvious who to invite first. My mentor and friend Jerome Pollos – who gave my career a massive kick-start at my first internship at the Coeur d’Alene Press back in 2010. In this episode we unpack a ton of interesting stories about finding your visual style as a photographer, how to totally screw up a long-term documentary photo project, and making the earth-shattering move from a staff photographer position to a full-time freelancer (and not losing your mind and bank account in the process). I hope you guys get as much out of this listening as I did recording it.
Logan Johnson is a 20 year old singer/songwriter from Boise, Idaho that recently made it to the top 20 on American Idol Season 17. Logan was raised in Boise and graduated from Centennial High School in 2016. Logan also worked for BVA CEO Tommy Ahlquist for a short time in the building engineering department. While he stood out for his vocals, it was his message that made an even bigger impact. Logan auditioned for American Idol in Coeur d'Alene in 2018. He sang "Sober" by Demi Lovato and all three judges voted "yes", sending him to the next round. He competed and continued to gain traction in the competition. Logan later sang "Love Don't Live Here Anymore" by City and Colour and "What a Time" by Julia Michaels, ft. Niall Horan in a duet with Michaels. Afterwards, the judges told him he did not become a Top 14 finalist and he was eliminated. Logan has moved back to Boise since the competition and is planning on continuing his vocal career and using this opportunity as a springboard to spread his message and story with the world. ----------------------------------------------------------- Connecting with the community is a priority for BVA. The goal of this podcast is to have conversations that shed new light on different perspectives to create a dialog that inspires excellence. The Inspire Excellence podcast is an Idaho based show that is hosted by Kevin Miller of KIDO Talk Radio and Tommy Ahlquist the CEO of BVA. Coeur D'Alene, Idaho is not an Alaska town but it may just provide the blue print for one. This lake town has been known as a tourist destination for many years. But since 2013, the town has seen over 40 new Startups, hundreds of new jobs, $34 million in capital deployed and a 36,000 square foot Innovation Den housing over 50 companies developed out of an abandoned Elk's Lodge. The Innovation Collective in Coeur D'Alene was founded in 2013 with the dream to create a system that allowed for "normal people" like you and I to participate in the technology revolution that is creating wealth in the world. This once sleepy town is now on the forefront of the AI & Robotics industry. We join Chris Cochran, the COO of the Innovation Collective, during the Innovation track as he dives into the mindset needed for the town to create a better future for all. Longtime friend of John and Margi Dehlin, Jeremy Young joins us discuss his pioneer ancestry, faith journey, ventures as an entrepreneur, and wine!Near the conclusion of the interview, we hear about an exciting scripted TV series on Joseph Smith and the founding of the Mormon church that Jeremy is undertaking with John C. Hamer and other brilliant collaborators. Part One: Growing up deeply rooted in Mormon culture in Coeur d'Alene, Idaho, Jeremy felt the pressure to be perfect but realized early in his teen years that he didn't quite fit the mold. From mimicking the edgy "Zestfully Clean" TV commercialin front of his entire high school - to performing magic tricks as an icebreaker for investigators on his mission - Jeremy had a playful approach to life. Jeremy attributes much of his success in life to the values instilled in him by his Mormon upbringing. Jeremy served a French-speaking LDS mission in Québec, Canada, which he reflects fondly upon. Attending the temple was never a source of feeling the spirit for Jeremy like playing church music on the piano or attending church was. Part Two: From climbing the ranks within telemarketing to building Rush Limbaugh's early online store, Jeremy realized great success as a business person. He became a multi-millionaire by the age of 28 with over one hundred employees and multiple ventures under his belt. After about 6 years of dealing with infertility, Jeremy and his wife Molly adopted their first child through LDS Social Services. Jeremy emotionally recounts the challenging and beautiful experience of growing his family and interacting with the birth mother of his adopted child. "It was a magical experience." In total, the couple now has three children. German board games became a passion for Jeremy, inspiring him to start a board game company. There, he created the game Settlers of Zarahemla. Jeremy came close to owning the rights to the game Ticket to Ride. Part Three: After serving in multiple church callings related to music, Jeremy became the Elders' Quorum President as a young father and husband. Jeremy found three of D. Michael Quinn's booksat his mother-in-law's house. Jeremy describes the cognitive dissonance reading these books cause within him as "jolting." Other influential books in Jeremy's were Newell's Mormon Enigma, Bushman's Rough Stone Rolling, Dawkins' The God Delusion. Around this time, Jeremy heard of John Dehlin's work and Mormon Stories Podcast but was cautioned to stay away. Living in St. George, Utah at this point, Jeremy was grappling with his emotionally-taxing faith crisis. In a temple recommend interview, Jeremy's bishop questioned Jeremy's tongue-in-cheek Christmas cards that he would send to hundreds of people, using this to threaten not issuing a recommend. Living in St. George, Utah was a challenge for Jeremy during his faith journey. Perhaps the last straw that made him move was receiving a gift certificate for a massage. When he went to the massage studio, he was given a massage by a polygamist woman in full garb with a Massage Envy t-shirt over her dress. "We've got to get out of here!" Jeremy told Molly. Expressing concerns about issues within the church prevented Jeremy from having a temple recommend, which strained relationships between Jeremy and his friends. Transitioning out of the church, what took Jeremy thirteen years, took Molly three days after reading Runnell's CES Letter. Jeremy and Molly's participation in Arizona LDS LGBT & Family/Friends and marching in Pride parades "caused all hell to break loose in the ward" and started untrue rumors that Jeremy is gay. The "November Policy" was a final straw for Jeremy and his family, causing the entire family to resign membership in the church through Quit Mormon. Jeremy details how he and Molly have evolved as a couple, sought help from others, and have moved from "okay" to "great." John and Jeremy share memories of a trip they took together with their spouses to Tuscany, Italy. There, Jeremy shared with John his love of the craft of wine - which John did not drink. The two discuss the role and risks of incorporating alcohol into life as an ex-Mormon.

I was fortunate enough to interview Rick and Randy Evans, founders of Evans Brothers Coffee, during my trip to Sandpoint, Idaho. I decided to bring my podcast equipment with the feeling I would find someone interesting to interview. I ended up finding two brothers who perfectly fit what the Unbeaten Path is all about. Rick and Randy started the business in the summer of 2009. They developed their vision over long rides on Chair 6, skiing at Schweitzer Mountain Resort. They wanted to bring a new experience around coffee to the region, to create deep connections throughout the supply chain, and to bring value to the communities where they work. Learn how the brothers have built a successful wholesale operation along with cafes in Sandpoint and a recent expansion into Coeur d'Alene, and winning national awards along the way. Possibly the most compelling part of their story is how they have been able to maintain the lifestyle they originally moved to Sandpoint for, and you will learn about things like their “powder clause” that helps them do just that. On Today’s episode Randy, Rick and I discuss: Coming up with their business idea riding the chairlift throughout the season Starting the coffee business with young families and betting on themselves Overcoming the tough times building the business Finding the balance between your personal and business life Subscribe: iTunes | Stitcher Visit https://www.ubpath.com/ for a full breakdown and my 3 Big Takeaways You can find Evans Brothers Coffee at: Website: http://www.evansbrotherscoffee.com/ Instagram: evansbrotherscoffee Facebook: https://www.facebook.com/EvansBrothersCoffee

This episode of Creating Disney Magic was recorded in the lobby of the Coeur d'Alene Resort in Coeur d'Alene, ID. It was the perfect setting to discuss customer service. When you are at a resort or hotel, or anywhere for that matter, and get great service, it is likely the result of training. Sure, there are other factors, like good hiring practices and personal attitude, but for the most part, great service comes from great training. The same is true for bad service. Poor service comes from poor training. Poor training leads to poor service. And poor service can sour a customer's experience no matter how good your product is. And if you have outstanding service, you can get away with bad carpet.
This week’s podcast continues our “Success Leaves Clues” series on “The Power of Video” and features Dr. Jerry Bailey, a chiropractor and functional medicine practitioner from Coeur D'Alene, Idaho and member of our Practice Accelerator program. Dr. Bailey’s story starts out like many others; he had to find a way to set his practice apart in a small town already saturated with chiropractors. What makes his story exceptional (and reproducible in any town) is how he made his practice stand out and excel using the power of video and social media. Listen right now and learn the specifics of how Dr. Bailey made video work for him like gangbusters, including: How to design your marketing videos to get patients excited about what you offer, while pre-educating them on functional medicine. What social media channels to use for the best (and most affordable) local results. The optimal video length and format to maximize engagement and conversions. How to incorporate video with an autoresponder email series to enhance patient education efficiency. What tools and resources you really need to produce a great video (hint: it’s a lot less than you think). And much more... Most people have heard of a mastermind, but they don’t truly understand the power masterminds produce or how to correctly participate in one. Even fewer people know the five reasons you need a mastermind…that and more will be revealed in this week’s episode. Click here to download or listen to this episode now. Spiritual Foundations Peter Drucker is famous for asking these two questions: “What business are you in?” and, “How's business?” Business is good. I’m not talking about having more customers or how fat your bottom line is…I mean business is morally good. Business is not morally neutral…it is inherently good. If you read through the Gospels, you'll notice that Jesus uses business and wealth as a method for teaching the principles of the Kingdom to His followers more than He uses any other subject. In this episode we’re going to show you what it really means to be about your Father’s business. Tip of the Week Before I can serve my business, I have to serve you…my audience. I have to produce valuable content that you find interesting and valuable, and that’s exactly what I’m doing on my YouTube channel. There's a ton of great content there and more to come. What would be awesome is if you subscribe to the channel. When you subscribe, you'll see a little bell icon. You want to click on that. That way you'll get a notification when I put out a new video. I welcome you to leave comments there and let me know what other stuff you'd like to hear about or see on that channel. I want to give a shout out to my new friend, Nick Nimmin. I watched his stuff for quite some time and decided, “I want to engage this guy to help me grow our channel,” so I did. I brought him in to do a little coaching and consulting, and he's really been helpful. If you are interested in building a YouTube channel, definitely check out Nick's channel. Feature Presentation: “5 Reasons You Need A Mastermind” A little over a week ago, we hosted our affiliate mastermind meeting in Coeur d'Alene, Idaho, at the Coeur d'Alene Resort. This was a meeting of our top affiliate partners from our launch of the Copywriting Academy earlier this year and it included: Mike Kim: Branding Strategist Extraordinaire John Nemo: LinkedIn Expert Mark Timm: Leader of Ziglar Family Ernie Svenson: Master of Paperless Productivity Jeff Bullas: The World’s #1 Business Blogger Why am I telling you about our affiliate mastermind? Because it really underlined for me the value of mastermind meetings. Here are the Five Reasons You Need A Mastermind: Clarity Collaboration Critique Caution Confidence Here are some snippets from our conversation: The brilliance of mutual benefit – What a mastermind actually is and how it harnesses the power of the third mind (15:40) Speaking their language – The surprising ancient origins of the mastermind…you’ve never heard this before (16:35) You’re inside the bottle – Why you need others to help you avoid pitfalls caused by your blind spots (18:51) I can see clearly now – How you can ignite the fuel of ambition in your life and business (20:19) Many hands make light work – How working together makes your yoke easy and your burden light (22:16) Brutal compassion – Why vulnerability and the creation of a “safe space” lead to answers you would never find on your own (22:37) Running east in search of a sunset – How a mastermind can save you from the peril of unrealistic optimism and keep your business from running off the tracks (24:55) Your most important asset as an entrepreneur – Why you must protect your confidence at all costs (25:52) Keep it real – Why authenticity is your biggest advantage in the marketplace (27:08) The Impact Factor – Why sharpening your critical thinking skills can be the difference between running a business and making an impact (27:57) Who are you hanging around with? – How to avoid the extreme danger of staying confined to your own universe and thinking you've got it figured out (28:51) The power of generosity – Poor minds compete with one another, rich minds empower each other (30:38) Birds of a feather – If you want to fly like an eagle don't hang out with turkeys (31:16) Become an action figure – Why education without endeavor won’t get you very far (31:30) Resources Mentioned in This Episode Ray Edwards YouTube Channel Nick Nimmin YouTube Video Tips Mike Kim John Nemo Mark Timm Ernie Svenson Jeff Bullas Jody Maberry Matt McWilliams Mark Sieverkropp Coeur d’Alene Resort How To Help Subscribe to the show through Apple Podcasts and give us a rating and review. "I told John Nemo I thought he'd be some boring, pole-up-his (read end), corporate suit and tie guy because he teaches LinkedIn." "Turns out he is hilarious, fun, and LOUD." I just got back from a Mastermind Event at a fabulous lake resort in Coeur d'Alene, Idaho. It was hosted by top copywriter Ray Edwards and featured a small group of high-level online marketers, entrepreneurs and business owners. I earned my way into that room of top performers by helping Ray launch his Copywriting Academy online course a few months back. Among the many lessons I learned inside that meeting space was a reminder of the "online" version of John Nemo versus the "real life" version of John Nemo. For those who only know me via my LinkedIn profile photo, and the fact that I'm a LinkedIn Trainer, it could lead them to believe I would be a certain way. (Boring, stiff, etc.) My LinkedIn profile photo, for example, has me in a suit and tie. Confession: That is the ONLY time I've worn a suit and tie in the past 5 years! LESSON: My online profile / persona was NOT matching up to the "real life" version of John Nemo. One of the many big takeaways I had during my time in Idaho was realizing that people do not buy your product or service. They buy you. They buy how you make them feel. They buy the story you are telling. They buy the likability, prestige or result that comes with being a part of your client base. For example, I once met a debt collector who was a big fan of Motivational Speaker Tony Robbins. And, when I asked him about what events or products of Tony's that he'd bought or used, he replied, "I know Tony. I've walked on fire with Tony. Tony has changed my life." This guy didn't buy Tony Robbins' products or events - he bought Tony Robbins! See how this works? The same is true for you - especially if you are a Business Coach, Consultant or anyone else who is the "face" of your business and brand online. Make sure that, whenever possible, your online presence and your content reflects your true personality, communication style and passion. Otherwise, people might mistake who you really are and dismiss you before they ever get a chance to know, like and trust you. It is a critical lesson to be reminded of, and one I hope you take to heart! P.S. I've had a lot of Business Coaches and Consultants asking me how they can translate their "personal" or "face-to-face" style of relating into their online marketing efforts. One of the BEST ways I've found for this, believe it or not, is Webinars! In fact, I went ahead and put together an all-new, complimentary training specifically for Business Coaches and Consultants on this very topic. FREE TRAINING: How To Grow Your Coaching or Consulting Business, Generate Quality Leads and Build Your Client Base with Webinars! REGISTER HERE: https://webinarsthatwork.net/coaching-webinar/ I actually went so far as to share the exact words, phrases and strategies successful Business Coaches and Consultants use when pre-qualifying leads, booking discovery calls and enrolling clients into a program using Webinars. Today I want to talk about what's going on in the market of $150,000-$250,000 homes. We've got very low inventory and because of that we are creating bidding wars for a lot of our listings. Bidding wars are essentially when more than one person wants to buy a property. Most times it ends up going to the highest and best offer. However, the highest offer and the best offer are not mutually exclusive. The best offer is the one that is most convenient to the seller. It could be a cash offer, with a quick closing period, or an offer that eliminates contingencies. Basically, the best offer is the one that will give the sellers the least amount of stress. If you or anybody you know wants to find out how we can do this for you, give us a call or send us an email. We would love to create a bidding war for your home!

So far, 2015 has gotten off to a great start, and we had the best first quarter we have had in 10 years.Home prices have appreciated by about 4 or 5% each year over the last few years, making it a great time to be a buyer or a seller. With low inventory and low interest rates, we are seeing both buyers and sellers benefit in our neutral, healthy market. Buyers are finding that now is a great time to pull the trigger due to historically low interest rates. Sellers know that more people are out looking for homes, and are entering the market in greater numbers. We have helped a lot of happy customers so far in 2015, and hope we can do the same for you. One thing that I'll have you know is that renters will be taking advantage of low interest rates and purchasing homes this spring. Renters are also catching on to the fact that they can buy a home and pay less on a mortgage than on a monthly rental charge. This is why we expect a lot of first-time home buyers in Spokane this spring.Buyers this spring can expect home appreciation, which will make a lot of sellers put their homes on the market. We anticipate a really good market for buyers with a lot of inventory and a lot of good opportunities for home buyers to find what they want. The last, and possibly most important thing you need to know as a potential buyer in Spokane is that the feds have loosened up the requirements to get a mortgage loan. Lower interest rates, lower down payment requirements and lower rates on mortgage insurance are giving first-time home buyers more purchasing power. Loan-to-value ratios have also changed, which will also increase your buying power. Now really is the time to make a decision if you're going to be purchasing a home in Spokane. If you need any assistance with your purchase, please be sure to reach out to my team. We would love to assist you!

A question we have been hearing a lot is "Should I wait until the market gets hot to buy a home?" Understandably, after the down market we had a few years back, a lot of buyers are sitting on the sidelines and aren't sure if our recovery is real or temporary. As a result, by the time they do make a decision, many times the market has come up a lot and they have missed out on some great opportunities. How can you prevent this from happening? The fall and winter months can be a great time to purchase a home. There are plenty of great homes left on the market and our inventory is only slightly less than what it was at the peak of the summer when we see most homes on the market. Secondly, there are far less buyers out there in the fall and winter, which means less competition for you. This way, buyers don't have to feel rushed into making a decision. For those reasons, the fall can be a great time to buy. However, if the timing isn't right for you or your family and you are thinking of waiting until after winter, you shouldn’t worry since the spring season is a great time for buyers as well. In addition to the excellent seasonal conditions, we also have lenders that can help you get everything situated before you even start looking for a new home. If you have any questions, feel free to give us a call or send us an email. We hope to hear from you soon!

The market has been very active and busy, and so have we. We have been seeing lots of pending sales and closed sales in the past few months. Compared to this time last year, we are way ahead of where we were. If you've been thinking about selling your home, pay special attention to housing price numbers. Depending on your neighborhood, prices may have increased 11-17%.If you're buying as well, it's a great time to purchase due to low interest rates. They are expected to rise soon, and won't be near as affordable in the future. Locking in a rate now could save you a ton of money down the road.If you have any questions, feel free to give us a call. We'd love to help you out!

What they're really asking is how much their home is worth. Before jumping into the numbers, you should know the ways agents look at the market:Absorption rate: This measures the rate at which homes are selling. It looks at all the active homes on the market and the rate they're being sold at to come up with an inventory. A given market's inventory is the number of months it would take to sell all active homes if no new homes were to be put on the market. When supply is under 5 months, we're in a seller's market - when supply is over 7 months, the market is favorable to buyers.Mortgage applications: This tells agents how many serious buyers are out there. Professionals in the mortgage industry keep us updated on a weekly basis to let us know how many new applications they've received. This is how we get a general idea of the total number of buyers in the market. So, what are we seeing in our area? Well, our absorption rate is currently at 3.9 months, which means we're in a market that's favorable to sellers. However, we've seen a decline in mortgage applications, so there are fewer buyers looking. This is all very normal, we typically see the market cool off as the summer comes to a close and the fall kicks into full gear. Overall, we have a pretty healthy market for buyers and sellers alike. If you would like more detailed information on market conditions, or have real estate questions of any kind, don't hesitate to reach out to us. We'll be educating you on what is happening in your local real estate market, which includes Spokane, Coeur d'Alene, and Northern Idaho. In these three markets we have a shortage of inventory. This means that we have more buyers right now than we have homes to sell. This also puts us in a seller's market. This means that home sellers are at an advantage because their properties are in high demand and they can ask a higher price for their home. There has also been a 10% appreciation in home prices, and this is very common with a low inventory. When demand for homes is greater and inventory is low, prices inevitably go up.If you're looking to sell your home in Spokane or Coeur d'Alene - right now is a great time.
