Angela tells us about what makes her tick and the inspiration behind her book, “Stop Blending In: The 7 Steps for Achieving Thought Leader Status and Standing Out in Your Field.” She explains that when she was working for an agency, she was working 60-70 hours a week, commuting an hour each way and hardly seeing her then-very young children. While she climbed the ranks to COO, she was burnt out and took some time off to freelance before launching 11outof11 in 2017. “Our business model is comprised of a lot of subcontractors – people who really own their own work-life balance and choose how much they want to work in their life versus spending time traveling or doing other things or spending time with family,” she said. “Being able to empower people to own that themselves and dictate that whatever that means for them is something that really makes me tick and gets me excited.” She admits she didn't know much about running a business when she first started, but loved the newness of the first few years. “With every client that signed, I got really excited, and ‘I can't believe they want to work with us' was more my attitude going into that, not because I didn't think that we could deliver, I was just kind of a kid in the candy store, just excited that it was taking off and growing and making money and also empowering people to build a life that they wanted,” she said. As the business grows, she is trying to spend more time working on her business rather than working in it, and empowering others to take control and do what they do best. “Delegation is a lot about trust. It was really about building the team and providing training or coaching in areas that they needed to grow,” she said. “If it's not done the way I want, I swoop back in and do it myself. That's my bad behavior from a delegation perspective. These articles provide the most important, complete information on the topic and should not be written with the goal of selling. They help to raise brand awareness, rank higher in search engine results, and attract prospects that can be nurtured into customers. Writing and publishing this content helps to position oneself as an authority in their industry and builds trust in the brand and its products. Ultimately, the goal is to help other people and build relationships. Creating Cornerstone Content can be intimidating, but it doesn't have to be. By following seven easy steps, anyone can create content that will attract their ideal customers. Step one is to choose a topic. When deciding on a topic, it is important to consider if it aligns with your business and will attract customers, if it is something that would make your customers life easier, and if it interests you. If you choose a topic that you are passionate about and have a bit of knowledge on, it will be easier to write and optimize the content. Creating content for your business can be an intimidating task, but with the right preparation and research, it doesn't have to be. The first step to creating great content is to do extra research which will help your prospects and customers. Research what your customers want to know, talk to existing customers, read posts, books, and interviews, and take copious notes to quote as sources. Once you have a plan, start outlining topics and subtopics, and then write the content. Make sure it is clear, concise, and genuinely helpful in solving one or more of your customer's problems. Also, include links from expert sources, build your keywords in naturally, use tools like Grammarly or Hemingway to make it easy to understand, and get a few people to read it in advance. Lastly, optimize your article with your primary keyword in the URL, title tag, and headline. Some of them heck, many of them will tell others through their social media, right? Sometimes they'll even link to your content from whatever the article or whatever piece of content that you referenced that you used. They'll link them together. Now you're getting some of that Linked use. You might even consider investing a little paid promotion as well. You can reach a highly targeted audience this way and use the new traffic to further build your email list and becomes a self fulfilling prophecy. Make it simple for visitors to share your content with others by adding social media buttons, share me links, email, all the little tricks. Use your social media accounts to tell your followers about the article, right? Schedule social media posts several times a day for the first couple of days after you post that Cornerstone Content, and then periodiotically afterwards, re remind them. Use personalization whenever possible. Thank you, guys, all my sales folks. I did this amazing piece of content about handling objections, right? I drew blank there for a second. Whatever it might be, you can even take a snippet of this piece of content and use it as your social media content and say, hey, this is just one piece of this amazing piece of content. Put it out there, click the link down in the Show notes or whatever it is, and check out the full content, right? So wherever your keyword you're trying to tweak for, you're trying to optimize for. Make sure it's an url in the title tag and in the headline. Ideally, the title should answer an exact question being asked in Google, so it might be part of your research early on. What questions are being asked on this topic? Create subheadings that hold keywords as well as other keywords being populated throughout your text.. This will help your readers and the search engines alike to recognize the relevance of your content. This search engine have gotten really smart over the past couple of decades. And so make sure you don't know we're not talking about keyword stuffing here. We're just talking about make sure it's relevant to the content you're trying to the questions you're trying to answer and the content you're trying to share. Right? Tip number three plan your content. Now this is where the fun begins. You might be writing something called the Complete Guide to Blank whatever the Topic Is or everything you ever wanted to know about. Blank. Again, whatever your topic is or how to achieve blank whatever your topic is. Once you have a basic plan of what your article will achieve, start outlining your topics and your subtopics.. You might want to use a step by structure from beginning to end, or a list, like we talked about in episode 348, ways to Make Your Listicles Amazing. So you can create a listicle or whatever works best for the topic that you have chosen. Okay. By the way, you might want to go back to listen to episode 348 where we talked about listicles. Listicles are very popular. You see them all the time. Where it's like the top ten ways to X or the top whatever. Anyway, you know what I'm talking about. Anyway, I won't beat that one to death. Please do not be intimidated into thinking that it's beyond the scope of your abilities to create this kind of content. Why? Because I'm about to break it down into seven easy steps. Here we go. Step number one pick your topic. There are three questions that you're going to want to consider when choosing a topic. Does it align with your business and will it attract your ideal customers? Right. Does it align with your business and will it attract your ideal customers? For example, let's say you're in the niche of stock investing. You don't want to create some cornerstone Content about buying a home.

How has your year been? Thankfully, 2022 has been a good year for me and my businesses thus far, and I'm really looking forward to what 2023 will bring as we continue to recover in many ways from the global pandemic, while also still dealing with the effects of that, and the changes – some better and some worse that have come as a result of that. On THE Amicable Divorce Expert podcast this week we have Fauzia Khan as our guest. Fauzia shares her journey as a professionally and financially successful woman prior to meeting her narcissistic husband. He was also successful in business. They both shared the same interests in travel, music, dining. It seemed like a match made in heaven: He “love bombed” her at the onset of their relationship, prioritized her, cooked for her, and proposed to her in 90 days of knowing her. Fauzia was treated like a queen, but by a king with an agenda. And once he had her in his narcissistic spell, she could do nothing right. Everything thing she did was wrong, in his eyes: She was asked to give up her career in banking to manage his company, where she was continually criticized. She couldn't visit her family, who lived in the same town, and she couldn't go out with her friends. Her entire life became devoted to serving her husband's need personally and professionally, to the point where she hardly slept. Her family and friends didn't recognize her; she had changed so much to please her husband. Yet the marriage was less than loving. You see, there is no way to please a narcissist. They are an endless well of need, requiring obedience and adulation, lots of personal accommodation, and an acceptance of their priority in the relationship. Something had to give, and it did. Fauzia found out he had another relationship, and she filed for divorce. The divorce has lasted four years. Fauzia conceded her community share of the business, investment real estate, and any type of financial support. And her husband still wouldn't settle. It wasn't until a trial date was set that he agreed to mediation. You see, a narcissist has to be in control, and having a Judge as the decision-maker would be giving up control. So as many times as mediation was suggested in the past, he only agreed to it when his authoritarian hand was called. When the love bombing starts, take a step back. Love bombing is the first step in setting the trap, blindsiding you with cinematic. The danger in thinking that love bombing is an expression of healthy love hits at the core of many women's fantasies of being cherished, adored, and emotionally understood to the point that the narcissist is seen as the knight in shining armor. Beware of false princes before you. As good as this rush of love feels, it will ultimately destroy you. Love bombing is always followed by “gaslighting”. Gaslighting means the victim can't do anything right. The victim goes from loved and adored to always wrong. And it happens so fast that you're not ready for this seismic shift in the relationship that the victim doesn't have time to think. You see, the victim is now in the role of being a “narcissist pleaser”. And this is the trap that is so difficult to break out of. It takes time to understand the key to getting out. [00:01:12] So on a previous episode, we started talking about this journey that the entrepreneur or the property management entrepreneur business owner goes through. And we started with the pure startup. The zero door crowd. So today we're going to get into the next level. It's barely beyond that. It's like one door beyond that. Like they've actually started. And these, I call seekers. Why? Because they are seeking a lot. They're seeking a lot of knowledge. They don't know a lot. They're trying to figure out like what they need to do. They're trying to get over all sorts of challenges. So when you first start taking action, that's a big leap. It's difficult. So a lot of times these might be-- and if this is you, you're likely a realtor, maybe with a few rental investment properties of your own. Maybe you have a little bit of experience managing properties for yourself, or maybe a little bit for others. [00:02:14] These seekers are not yet even aware of how painful and tough it can be until they mature into kind of that next level we'll get into in a future episode. They are now wanting to start a property management business, and they are easy prey to making many common mistakes. They fall prey to a lot of potential pitfalls, such as selecting poor branding. Choosing poor branding that costs them a lot of leads, getting a website that doesn't convert and capture leads well, not pricing themselves effectively... like trying to be the cheapest in the market, no strategy for online review gathering and they start quickly earning a negative reputation just from their first few interactions taking on bad clients that costs them 10 times good ones. We talked about the cycle of suck on a previous episode. I recommend you review that if you're in this stage or any stage, really. And so that is a challenge. They're caught in the cycle of suck. [00:03:14] A lot of times in this seeker stage, they fall prey to expensive franchises. And so, you know, you can check out DoorGrow, and just Google DoorGrow and "property management franchise alternative." and we have a whole page about the potential pitfalls of choosing into a property management franchise and all the limitations that that creates and why it may not be a good fit for almost anyone so. Paying for expensive and ineffective marketing channels, which franchises generally push you towards such as SEO, pay-per-click content marketing, social media marketing, pay per lead services, and you end up getting really poor results. So it's really costly, takes a lot more time, and you get way less results. A lot of times at this stage, they're seeking a broker. Uh, that's an issue with pure startups. A lot of times they're seeking a broker. They're working on getting their brokers license. They may be working underneath the broker instead of having their own brokers license, and they're just seeking a lot of tools and resources and ideas. And there's so many shiny objects, so many pieces of software, so many tools, and a lot of times they go down this rabbit hole of just playing around with all this stuff and not actually taking action and moving forward. [00:04:34] So. I've seen a lot of clients come to me that were kind of at this level and at this stage, and one of the big challenges: you don't know yet what you don't know at this stage. You haven't learned yet how difficult certain pieces of the business can be. So there's a lot of decisions that need to be made. So one of the things that I teach clients just to throw a bone out is an idea or strategy called product research interviews. And without giving away too much awesome stuff just on our free podcast-- but I want to always give value-- is product research interviews are going to be a great tool for the seeker and for the pure startups to get ideas and to learn what they need to do to please investors. It helps them learn what objections, what challenges. So do some product research interviews. If you are going to create something new, a new product or service. Such as starting a property management business and offering a suite of services for property management, my recommendation is you do some product research interviews because you may not really know. You know maybe what you need as an investor, but you're one limited avenue for information. And so my recommendation is that you talk to at least minimum 20 or 30 investors. And ask them about their concerns, why they haven't used a property manager in the past, if they have, what challenges have they had. [00:06:06] So you get connected to reality in terms of how the investor thinks, what their mindset is, what challenges they see, what their objections are. Once you've done this with about 20 or 30, you'll probably be almost as savvy as a lot of property managers that have been doing this for at least a handful of years, because they never did that, so they just waited until they had 20 or 30 solid opportunities. And then eventually they actually got wise enough to start asking really healthy questions to get feedback, which might've been, you know, a hundred people in after talking to a lot of investors. So I want to collapse time for you. Start doing some product research interviews. Real simple. Go out to some sort of real estate investor group. Start connecting and meeting people and just say, "Hey, I'm starting a property management business. It looks like you're doing some cool stuff in the industry or that you're an investor. I would love to take you out to lunch, pick your brain. I could really use some feedback on what I was looking at doing and offering to clients." And the secret that we talk about, even in more detail in our program is these are awesome leads. This is a really easy side door to get some leads for your business to get things started. [00:07:16] So getting that first 50 doors. A seeker, may be like one to 50 doors, right. And this stage you are just learning. You're just learning, like "how should I handle a lease?" And like, "how should I handle contracts?" And like, "how should I like get property management software in place?" And like, you're just focused on some really basic stuff to get the business healthy and going, and you might get caught up on stuff that you don't really need to spend a ton of time on yet. Like if it's just, you, you don't really need to be spending a ton of time documenting processes or worrying about VAs or, you know, some of this kind of stuff. That's probably once you have 50 doors, then it's time to start maybe focusing on "how can I offload a little bit?" "how can I start creating some leverage?" Maybe there's some software and some tools, and then we'll get into that on a subsequent podcast episode. [00:08:11] So if you are a seeker and you are figuring this stuff out, I mentioned this for the pure startups, but a lot of seekers need to hear this too. Make sure you really learn the laws and the rules in landlord tenant law, and get really connected to the local real estate board and just really be aware of what you can and cannot do or should and should not do in your market. Get educated because the more educated you are, the more of authority you are and the more you're going to kill what every seeker feels, which is imposter syndrome. Seekers have stepped beyond the fantasy and they're in reality and reality is uncomfortable. And the pain you will experience, if you are a decent human being, you will experience imposter syndrome. Every entrepreneur goes through this state. You suck during this stage, you're going to experience a lot of pain and a lot of people avoid the suck. You have to just start sucking to get over it. You have to lean into the suck and you have to be willing to look stupid sometimes and ask dumb questions. [00:09:16] Cause you're not going to learn otherwise. And you need to be willing to experience that discomfort of imposter syndrome. And figure out how to overcome it, so you don't feel like a fake or phony or are worried whether or not they're going to know whether you know or don't know something. It's okay to admit that you're new. It's okay to admit that you might not know something, but that you will figure it out. You could easily say, "you know what? I don't actually-- I'm not totally clear on that, but that's a great question. Let me do a little bit more research and I will come back to you and let you know what I find out. You know, I have some connections with my lawyer. I have connections with my trade organization. I have connections with some of my investor clients. Let me ask around and find out a really solid answer for you on that." [00:10:06] You don't have to know everything immediately. They want to know that you can figure out problems and solve problems for them. And you don't have to be the expert on everything, but I want you to become the expert. Like become the expert that they can lean on and trust because that puts you in much higher category in their mind of trust. And they will want to do business with you if they feel safe with you. Remember, nobody wants to buy property management from you. What they really want to buy from you is peace of mind or safety and certainty, as I've talked about before. I talked about on a previous episode, the four reasons for entrepreneurs to start a business. The fifth reason for people in motivation of why they are involved in businesses or that you need to focus on a business. That fifth reason is safety and certainty. And so that's really what people want to buy from you. So make sure you know how to offer safety and certainty to them instead of just offering a bunch of products and services and things about managing their property that will maybe create safety and certainty. Help them become certain in you that you're going to create safety and certainty and they will care a lot less about all the details and features and benefits and trying to micromanage you and trying to ask way too many questions. That's usually a clue they're not feeling safe with you and they are uncomfortable and they don't feel like there's a high level of trust or safety and certainty. And remember, sales and deals happen at the speed of trust. So the faster you can create authentic, real trust, the faster you're going to get results, so. [00:11:47] If you are a seeker and you're struggling with some of this stuff and you're trying to figure it out and you don't want to make a ton of mistakes and you want to collapse time and you don't want to waste tens of thousands of dollars on marketing and signing contracts with marketing agencies, and you want to get some real solid wins, you want to grow your business without spending a dime on marketing and just investing time, but actually less time than it would take if you got leads through marketing-- which takes more time, by the way, than the warm lead strategies that we focus on at DoorGrow. If you want to spend less time and less money and get more doors more quickly, then reach out. One of my clients-- just had a call with him just the other day-- he's added 300 doors in the last year in working with us, about 300 doors. [00:12:32] That would be impossible if you were focused on any lead gen channel or advertising channel, you know, if you were doing marketing or paying for SEO or pay-per-click or content marketing or social media marketing or any internet marketing, that would be impossible because those leads would have been colder. He wouldn't have had the time. He wouldn't have had the time to be closing that many deals and that many doors, but when deals come to you hot or warm and you're getting warm leads and referrals, and you've really optimized that sales pipeline for that, you built up really good partner programs and some of the stuff we talked about, this can go really, really fast because. The close rate on warm leads is super high. It's like 80, 90% typically. And the sales cycle time to close them is way shorter, so you're spending way less time selling. So if you want to get this business off the ground, build the right engine from the get-go. And then once it's built like this client, he's just injecting a little bit of fuel into this engine. He doesn't have to invest all the hours that he was putting in, and he was putting in like probably 20, 25 hours a week, I think, into this strategy. It is like a part-time job just to focus on sales and grow the business. [00:13:45] But now, it just takes a little bit of fuel to keep that engine going now that he has really good connections, really good partners. He's built that. And there's some really easy, low hanging fruit that can get you a lot more doors than any of the really expensive cold lead marketing strategies. Some of them are so obvious, such a no brainer when I point it out to our new clients, they're just, they're just winning. It's just wins. We started doing in our mastermind, a new client call cause we had so many new clients that are in the early stage. And we started doing that on Tuesdays. And a lot of these are in this seeker category. [00:14:19] They've started the business, but they're in this difficult sort of stage and they have to build the engine. And the call that we just had, the first two calls we did on Tuesdays were just sharing strategies. Right? But this last call yesterday was just wins. It was just really awesome. It was lots of wins. Everyone's sharing wins and they just couldn't believe-- like they're batting a thousand. They're making calls and they're getting zero on some of the calls that they're doing. They're getting no one saying "no" in building up these referral relationships. And I know that sounds crazy and ridiculous, and you probably don't believe me, but join the program and then you'll be like, "oh yeah, that makes sense." and "that is so easy." And "I can't believe, I didn't think of doing that. I would never say no to that either." Right. Keri's gonna share with you her secrets on how to do that in just seven minutes. Keri, our seven minutes starts now. Question number one, who is your ideal client? Keri Murphy 01:27 Our ideal client is someone who knows that they're not made to be average. They have a big vision. They want to reach lots of people. And quite frankly, they want to make some really good money doing it. Tom Poland 01:38 That sounds like a good plan. Question two, and what is the problem you solve for these folks? Keri Murphy 01:43 Most of these people have no idea what their ideal message is, who their ideal client is, how to show up in a way that is authentic and approachable and relatable, and actually takes people through the journey, Tom, of not just liking and following, but becoming buyers and lifelong fans. Tom Poland 02:00 There's probably a lot of things that people see you do but they may not appreciate what goes on behind the scenes 'til the preparation for that. I'm sure. Keri Murphy 02:08 It looks easier than it is. Tom Poland 02:10 So you're kind of unpacking that and putting it together in a way that people can follow. Keri Murphy 02:15 Yeah, there's a lot of fear. You know, the fear of being seen, being heard, being judged. So we really work with our clients on overcoming that. Tom Poland 02:22 So a lot of the psychological stuff as well! Keri Murphy 02:24 A lot, yeah. Tom Poland 02:24 So, we'll let's dive into the problem that you solve for them. There are just over six minutes left. Tell us about the problem you solve for folks. Keri Murphy 02:32 Again, I think the struggle isn't convincing them that they have something unique and special to bring to the marketplace. I think the overwhelm sets in with, “How do I share it? What platforms do I put my content on? Do I use live video or pre-recorded video?” We actually teach, “There are five types of video that you work to integrate into your content and marketing plan.” And that's another thing, there's no plan, like they are throwing, you know, spaghetti on the wall every day with a hope and a prayer that someone sees it, and someone decides to work with them. So they're missing strategy. They're missing a clear message. And so many times they're trying to catch the ocean. They're trying to speak to everyone instead of the right one. Tom Poland 03:15 Okay, thank you. So there's some stuff in there we want to unpack a little bit in the time we've got. Five and a half minutes left. What are some of the typical symptoms? Please give us a few things that are going on in their life or their business that would give them a heads up that they need to find out more about what you do. Keri Murphy 03:28 They've gotten to a place where they're just maxed out. You know, they're trading time for dollars. A lot of our clients are exchanging time for money. And so they are at a place where they want to scale. They want to leverage what it is that they do. Again, they feel constrained. They know that they can help so many more people, and they don't know how and they don't know how to reach them. They don't know where to go. So those are all the things that we work with our clients on is really understanding, gosh, how to leverage your time, your talent, and your team. Tom Poland 03:57 Time, Talent, Team– the three T's! What are some of the common mistakes that you find your new clients tell you that they've made before finding a solution? They're trying to grow, they're trying to do stuff but you mentioned one, which is, you know, the market isn't like an ocean. What other mistakes are they making that we can help people avoid? Keri Murphy 04:18 Yeah, I think the number one mistake I see is that they're just trying to do everything. I try so hard to instill that my millionaire mindset, that your time is the greatest commodity that you own. It's the one thing that we need to value more of. And yet when you're starting out, you're trying to do everything– invoicing, bookkeeping, emails, contracts, showing up, serving. And so I think that one of the number one mistakes is that people really aren't in their zone of genius. They're trying so hard to do everything. They're trying to be everything. And they're trying to get everyone to work with them. So those small shifts were, like, “How do we move you from generalist in your industry to a specialty in the market?” So I'd reach out and seek you out. And I will pay, you know, for the expertise that I get when I work with you. Tom Poland 04:18 Right. Yeah. It's terrific! Thank you. So let's go to question five, three, and a half minutes left. Doing well for the time. One valuable free action. This is kind of like a top tip. It's not gonna solve the whole problem for our listeners, but it might take them a step in the right direction? Keri Murphy 05:19 Yes, this is it. Are you ready? This is my million-dollar tip. Speak to- Tom Poland 05:24 Drumroll! Speak to what, sorry? Keri Murphy 05:26 Speak to one person! One person. When you press record, when you're writing copy, everything that you do, you should know that one person intimately. And I talk so much about psychographic. You know, in the business world, we talk a lot about demographics, where they live, how much money they make, the 2.5 children, but I think, especially right now, with everything going online, the more you understand the emotional state of your ideal client and you speak into them. Camera– it's a dialogue, not a monologue. You have to understand that there's someone on the other side, listening, you know, feeling and reacting! Tom Poland 06:05 Right. So have that- it's almost like a conversation with one person, even if you- Keri Murphy 06:09 It is a conversation with one person. You reach one, you reach many. Tom Poland 06:14 Fascinating! You reach one, you reach many. So don't focus on the many, focus on the one because that's how you reach the many. Keri Murphy 06:20 Stop saying, “Hello, everyone.” It's not, “Hello, everyone.” It's, “Hello to the one.” Tom Poland 06:25 How beautiful, love it. Alright, thank you for that! The amplified energy, chaos, fear and angst in what is called the "collective field" affects each one of us, and in today's intense times is short circuiting us, and stirring up anxiety, anger and ache within us that 1. Isn't serving us 2. Doesn't help anyone 3. Will make us mentally foggy and physically and emotionally unwell and 4. Keeps us in reactivity mode vs. in response mode, where our power is. We just don't SEE the negative affects of the collective field until it's gotten to be TOO MUCH, and we are in overwhelm or worse, reacting from anger, anxiety and grief. So, what do we do? Our vocabulary is such a big part of who we are and has a big impact on how we view our life and what’s happening around us. So much so, that we are what we speak. Once you’ve been able to accomplish your monthly goals, start thinking of expanding your timelines and thinking of different ways to achieve your aspirations. In Becoming an Expert in Your Field and Stop Hiding, Chrisitna talks about the importance of you understanding how important it is to recognize that you are an expert and leader in your field. Conscious minded business owners relish in the stigma that sales is wrong or unnatural. Chrisinna talks about an approach called natural enrollment where you engage with people based on what you're passionate about. This doesn't require the uncomfortability that arises when you are forcing someone to buy into what you are selling or the service you are providing. Recognizing that you have something to say will help you go towards the things that feel natural and a part of your purpose. If sales isn’t your thing, try approaching people in a different way. Another big part of this is to stop hiding and be seen. Being seen allows you to get out what your passionate about, what your working towards and the things you are accomplishing to make this world a better place even if it’s within a ten mile radius of where you live. All of it matters. A way that you can work on being seen is engangin in social media like Instagram, Facebook and LinkedIn. Having a solid website is a must as well as joining podcasts, webinars and forums. All of these platforms will provide you with a space to talk about what you are an expert in.In this episode you will learn:1. Ways to stop hiding your expertise.2.
