Welcome to another episode of the Life and Listings Podcast, I welcome Mac Hill, Strategic Partnerships Manager at Open to Close. Mac shares his extensive experience in real estate technology, including his decade-long journey at Boomtown and 2 years at Sisu, before transitioning to his current role. He discusses the importance of simplifying life for real estate agents through technology, highlighting how different tech stacks can streamline operations, improve efficiency, and ultimately drive growth. Mac also talks about the need to assess tech usage in real estate businesses to ensure tools are being effectively utilized. Hear more insights about real estate tech, business growth, and a glimpse into Mac's personal life as he balances work and family. Listen in!   “Sometimes a broker-provided system may be an invisible cost to the team because they're paying some sort of split or fee to the brokerage, but they don't see it as being something that they want to use. But in reality, there could be some features or functionality in that tool that they could use to create greater efficiency and some of your operations, or lead follow up, or what have you. So, I think it's kind of taking a look at everything that they're using, and trying to create some measurement around effective use of that and the cost of it as well. So starting there, and then continuing to to look at where they view gaps in their own business”- Mac Hill   Let's talk about: Strategic Partnerships and Real Estate Technology: Mac, the Strategic Partnerships Manager at Open to Close, emphasizes the importance of building relationships with real estate businesses, coaches, and technology solutions that support agents.  Evaluating and Optimizing Tech Stacks: Mac suggests creating a spreadsheet to track all tech subscriptions, measure their effectiveness, and decide whether to keep or cut certain tools based on their impact on the business. Open to Close Transaction Management Platform: Open to Close is a robust transaction management platform designed to streamline operations for teams and brokerages.  Mac's Approach to Relationships and Problem-Solving: Mac's superpowers include being a people person, a connector, and someone who doesn't take himself too seriously.  About Mac Hill: Mac is a veteran of the Real Estate technology space, having spent 10 years at BoomTown (building the training team, community team, and advocacy programs during that stint), two years at Sisu (managing community and ambassador relations), and is now helping Open to Close grow through strategic partnerships efforts. He has a passion for SaaS, as he has seen first hand the impact that technology can have on the profitability and quality of life of one's Real Estate business.  Outside of helping RE businesses with improving their tech stack, Mac loves spending much of his free time with his young family. A father of two girls, aged 4 and 2, he spends much of his free time learning about proper hair-doing-techniques, the ins and outs of painting nails, and keeping up with the latest princesses to join the Disney universe. When free time presents itself, he enjoys watching soccer, staying active, and hanging out with his friends in beautiful Charleston, South Carolina.   Connect with Mac: Website: www.opentoclose.com Facebook: https://www.facebook.com/MacHillFB Linkedin: https://www.linkedin.com/in/machill/   Connect with Jennifer Staats: Website: staatssolutions.com Staats Solution Instagram: https://www.instagram.com/staatssolutions/ Jennifer Staats Instagram: https://www.instagram.com/jennifertherealtor LinkedIn: https://www.linkedin.com/company/staatssolutions/

As a result, many immigrants – including the very people who grow, harvest, and process the food we eat – cannot access federal food assistance. But there is hope on the horizon. In July of 2009, he moved to Johnson City, TN to be with his lovely wife, Kiana, who is currently a physician with the Jackson Clinic specializing in Obstetrics and Gynecology. With such an ambitious spouse, Derriell decided to use his time in Johnson City to earn his doctorate degree in Education Leadership and Policy Analysis. Derriell started his tenure at Western Governors University (WGU) in 2014 serving as a Course Instructor with the General Education Algebra/Stats team but is currently in the role of Strategic Partnerships Manager for WGU Tennessee. In his free time, Derriell likes reading, running, working out, golfing, tennis, and shopping. In fact, he may have a bit of a suit and bow tie addiction. We're breaking the mold again this week with two guests who have leaped - from a campus to a private company. This week, we'll better understand their stories, the transition, and if they'd ever cross back over to a college campus. Key findings from the most recent Case for Inclusion report show that, “nationally, the average DSP (Direct Support Professional) turnover rate in 2020 increased by about one percentage point to 43.6 percent. Meanwhile, vacancy rates for full time direct support professionals increased from 8.5% in 2019 to 12.3% in 2020, a roughly 45% increase.” While DSPs represent only a small portion of the overall care economy, a nearly 44% turnover rate coupled with rising vacancy rates, they exemplify the current crisis we are facing. For over 30 years, our guest today, Greg Miller, CEO of Penn-Mar Human Services, has been advocating for a shift in our overall perspective on how this segment of the workforce is valued and supported. Tune in to hear more about the Care Economy and why this should be such an important topic for us all. Sharing in Our Caring is sponsored by Foothold Technology. Tatiana Schafer, Strategic Partnerships Manager for Google, and Vanessa Villa, LSA Manager for Scorpion, discuss advances in the Google Local Services Ads and how they can drive growth for home services businesses.  The Onboarding Process Embracing a new approach to driving leads in your business can be intimidating. But if you're willing to invest the time and attention to detail it requires, the results are well worth it. Tatiana explains that in order to take advantage of Local Services Ads (LSAs), businesses must pass Google screening and qualification processes for their business. The screening process is free for businesses that want to participate and it varies by category. This process may include reviews of licenses, insurance, employee background checks, and advanced verification. The onboarding process is 2-4 weeks minimum, but this is mostly due to rigorous background checks. “Businesses that advertise directly with Google will undergo background checks with a third party that Google has vetted themselves, to make sure they're legitimate… The background check involves identity and criminal history checks… and then the company goes through a background check and that process includes civil litigation history.” - Tatiana If you're feeling unsure, Vanessa encourages business owners to contact their local background check companies with any questions. How LSA Bidding Works In November 2020, Google began offering bidding on LSAs for home services companies and law firms nationwide. Tatiana says this gives businesses more leverage in their marketing efforts. The higher you bid, the higher your chances are of having your ads viewed by more customers. Google offers two types of bidding.  Maximize leads: this gives Google the ability to choose your bid based on the competition in the market.Set max per lead: this allows business owners to set the amount of money that they're willing to spend on a lead. “Scorpion also has some more customizable sort of approaches to LSAs for our clients to take it to the next level. If a business wants to maximize the performance and the ROI of their LSAs, Scorpion's bidding strategy and marketing technology can make that happen for them. Our system automatically bills and employs a strategy that maximizes your budget on the platform bringing those business owners into a new kind of intelligent growth for their business.” - Vanessa Vanessa and Tatiana highlight how Google LSAs utilize technology that allows you to create a picture of what your ideal customer looks like. You will be able to see how they move on and offline and where they hang out. This will help you understand where to invest your marketing budget so that you can get your product in front of your customers and build connections.  Improve Lead Generation LSAs also simplify the booking process. This minimizes lead drop off and increases engagement with your customers. However, in order for this to be effective, you must have the Google Guarantee badge, says Tatiana.  “Radius. Reviews. Responsiveness. Add in all of the relevant zip codes you serve, ask for reviews on every job that you do and answer as many calls or requests as you can. Add all of the relevant job types and verticals so that you're showing up in the ways that matter to you. Highlight your differentiators… Upload photos of your team… Base your budget on the amount of new calls that you want to receive and always stay in the know and try new features.” Implement Tatiana's advice, and see how LSAs can help your home services business grow.

Tatiana Schafer, Strategic Partnerships Manager for Google, and Vanessa Villa, LSA Manager for Scorpion, discuss how Google Partners and home services businesses can work together to achieve results.  How Google Partners Can Help Your Business Knowledge is power, especially when it comes to understanding how your marketing is helping or hindering your home services business. And while there are lots of tools available online for learning the how and why behind the numbers, time is a precious commodity. Working with a Google Partner can help you maximize your time and most importantly, your marketing. Google Partners are leading companies recognized for having advanced Google Ad skills and the expertise to optimize campaigns.  “It's great to have a partnership that helps us ensure that everyone is working together diligently and helping businesses grow with those trends and changes.” - Vanessa  New Requirements Help You Choose the Right Partners Tatiana explains that new requirements for Google Partners are being put in place to help small businesses choose the ideal partner for their unique needs.  Come February 2022, Google will be selecting the top 3% of partners to receive the new Premier Partner badge. There will be a constant evaluation moving forward to ensure the partners are meeting these set expectations. “One thing about Google, and technology overall, is that change is the only constant we have.” - Tatiana Build Trust With Local Services Ads Working with a Google Partner can help your business build trust online through Local Services Ads (LSAs). Tatiana summarizes how search has evolved from organic search to paid search, and how LSAs fit into today's marketing landscape. “LSAs make it easy for you as a local provider to connect with people who search on Google for the services that you offer. It is a lead generation-based product charged on cost per lead (CPL for short). You can advertise your services, get leads in the area that you choose, all while tracking performance and staying in control.” - Tatiana It's important to consider that LSAs are not a replacement for your Google Ads, but rather a complimentary product that works synergistically with your pay-per-click (PPC) strategy. Working with a Google Partner to understand these nuances can be key for helping your business secure the right leads.  LSAs and home services businesses are a match made in heaven. LSAs attract local leads, show up above regular Google search results, and only require you to pay for the results you get (since pricing is cost per lead). To optimize your LSA performance, Tatiana recommends focusing on these factors: Your verification status and whether you obtained a Google badge of trust.Your review score and the reviews that you currently have.Your responsiveness to customer inquiries online.Your business hours and information. For more information on LSAs, listen to Part 2.

From attempting to learn more about the medical conditions that her father suffered when she was growing up in Morocco, to finding out everything she could about Haas during the admission process, Ghita is certainly someone who appreciates diving into the details. During this interview, Ghita shares what she has learned on the journey. She provides advice to those wanting to pivot into healthcare from her perspective as a Strategic Partnerships Manager at Color, and offers ideas for those considering Haas, as a VP of Admissions in the EWMBA Association. Recorded at the end of Ramandan, Ghita explains why it's her favorite time of the year. Ghita shares how her father's sickness drove her interest in healthcare:“You don't know a lot when you're young. And my family was not the type of family that would sit me down and tell me everything. I had so many questions, but I didn't have answers. So I took it upon myself many times to actually do my own research and look things up.”Advice she has for MBA students hoping to pivot into healthcare:  “Healthcare is one of those industries where it's actually a melting pot of different backgrounds. Really the number one thing you need to have is that mission driven purpose. If you care about some segment within healthcare and want to advance it, that's half the job already done.”Why pursuing an MBA is important for Ghita as a mother: “I also want to set that example to my daughter, where it doesn't matter what stage in life you are in. Today, helping families to create a personal road map for the future is more critical than ever. Most people understand the importance of planning for the future, but often avoid preparing a plan for aging until a crisis occurs. Mapping out the later stages of life provides older adults with more control and freedom. It also can help to ensure that their wishes are communicated, so when they need more help, family and friends will know what is important to them, and why. Advanced planning also helps to establish realistic expectations based on health status, family history, budget, available support and current home environment. And advance planning will provide guidance as care needs change. In this episode, Gerontologist April Ibarra shares what should be included in an aging road map and tips on how to help guide older adults along their aging journey.April Ibarra, MGS is a Gerontologist and Strategic Partnerships Manager for Home Instead with over 25 years' experience in health care and aging. Maximizing Ecommerce

Do you get nervous when you consider expanding your ecommerce business into an international marketplace due to the headache of understanding how foreign currencies work? While foreign currencies can be confusing at times - there is no need to fear them! Just like a lot of ecommerce concepts - you’ve got to learn foreign currencies work to remove those fears. Thankfully, Kevin had the opportunity to sit down with Payoneer’s Strategic Partnerships Manager, TJ Hyland to unpack the complexities of foreign currencies for sellers like you. You’ll want to have pen and paper handy as TJ provides his helpful perspective on this often confusing topic. Don’t miss it! Outline of This Episode [0:20] Kevin introduces this episode of the podcast. [3:15] TJ Hyland joins Kevin to discuss maximizing foreign currency. [4:40] What causes the value of a currency to fluctuate? [7:30] Should ecommerce sellers be worried about the value of various currencies? [11:00] What is the interbank rate? [13:30] How Payoneer can help ecommerce sellers like you. [20:00] What you can do to maximize your currency exchange rates. [23:30] Closing thoughts from Kevin. How does currency work? How exactly does currency work? Who sets it, and why does it fluctuate? Currency and currency exchange rates are set by a mixture of government and market parameters. The stronger a country’s economy and standing in the world - the more weight that currency has in the international marketplace. Currency exchange rates use to fluctuate when government economic data would take a positive or negative turn. Recently - over the last couple of years - currency exchange rates have taken a more unpredictable pattern. Not only does global economic news impact a currency exchange rate, but social changes can influence them as well. Don’t stress about the currency exchange rates While it may be tempting to speculate and stress about the currency exchange rates - TJ Hyland says that approach is unproductive. Exchange rates may fluctuate between 15% and 20% in the countries that you operate in - don’t stress about it - eventually, they will stabilize. Bottom line - keep an eye on the economic and social news coming out of the country you are selling in but don’t let it keep you up at night. For an even deeper dive into foreign currencies and how sellers like you can stay in the loop - make sure to listen to this episode featuring TJ! What is the interbank rate? How do you know what the current exchange rate is for the currency you have earned in an international marketplace? Can you just Google what the exchange rate is and factor that into your profit margins? Unfortunately, the answer is no. When you google a foreign currency exchange rate, you’ll get the interbank rate. The interbank rate is the foreign exchange rates paid by banks when they trade currencies with other banks. When you are looking at the exchange rate that you’ll need to factor in for accounting purposes - you’ll need to consider a 3.5% - 4.5% additional fee to cover the costs of converting your funds. Unfortunately, most marketplaces like Amazon don’t spell out their costs for converting your funds in a clear and concise way. How Payoneer can help ecommerce sellers Now that you have a stronger grasp on how foreign currency and their exchange rates work - the critical factor comes into play - how to maximize your effort. You work hard to make the most out of every aspect of your ecommerce business - don’t leave money on the table when it comes to foreign currency! Thankfully - there are amazing currency solutions provided by folks like Payoneer. Payoneer enables millions of businesses and entrepreneurs from all over the world to connect with each other and grow globally through their cross-border payments platform. Kylie Slavik is a visionary digital marketer and brand story consultant whose focus is transforming the “global story” from disempowerment, disconnection, and lack... to empowerment, abundance, and unity consciousness. She executes this vision through writing story based ads, seen by hundreds of millions of people online, as well as training the next generation of visionaries to speak their stories. Her aim in both tracks is to create alternative narratives to the disempowering stories told for centuries, keeping people from remembering who they truly are. Her innovation in the online advertising industry comes from decades as a performance or “slam” style poet, where an artist gets 3 minutes to transform the heart of an audience, inspire them to see the world through different eyes, or to feel an emotion they weren't feeling when they walked into the room. But she grew to realize that performance poetry was limited in it's reach, and often felt like she was “preaching to the choir.” After a serious talking to by a Cherokee Medicine Woman she embraced her calling as an entrepreneur and translated her storytelling skill into online marketing campaigns. Shortly after setting that intention she became the Content Marketer and Strategic Partnerships Manager of Max Simon, son of Dr. David Simon, Chopra Center Co-Founder. She was introduced into Max's world and managed collaborations between his team at Big Vision Business, and teams such as Brian Tracy, Bob Proctor, John Assaraf, Mark Victor Hansen, Mindvalley, Mind Movies, Darius Barazandeh, Arielle Ford and more. She was quickly recruited to other teams and started to explore paid traffic. Her first online traffic campaign generated $2.5 Million dollars in 12 weeks in collaboration with Gina DeVee and her first Academy launch. Kylie's extremely unusual ad ROI (up to 2000%) attracted the attention of Mike Hill, President at one of the top agencies for online traffic and she currently writes ads for all his clients at Ascension Media. The agency spends approximately $1,000,000 per month in online media buying across the Facebook and Google Ad Networks. Kylie brings her passion and extensive knowledge of spirituality into her online marketing and attributes much of her success to her deep connection to multiple spiritual lineages. She has traveled and studied with many Sufi Murshids and Murshidas, has been adopted by Maori elders who she has hosted in her home to share their lineage with the public multiple times, Tibetan elders, Hindu seers, Qigong Masters, and many awake beings, known and unknown. She serves as a bridge between the awakening world, and the rapidly evolving digital media landscape. In her spare time you can still find her writing and performing poetry, running on the beach, or talking to dolphins!
