In today's episode, I tell the story of how I built Wine Library and how I developed my sales skills from a young age. We talk about why most people lose in business, why electricians are about to make a lot of money, and why leaning into who you truly are is non-negotiable. I break down self-doubt, accountability, being comfortable with being uncomfortable, and why everyone should spend time learning how to prompt engineer with AI. We also touch on parenting, self-belief, and why taking full responsibility for your life is the fastest path forward.

New Zillow Forecast: 10 Predictions for the 2026 Housing Market

Zillow released its new 2026 housing market predictions and…I'm not sure I agree with them. From home price to mortgage rate predictions, “kidfluence” steering decisions, and the rise of the lifestyle renter, I'm going through all 10 of Zillow's predictions and sharing which I agree with, which I'm confused by, and which made me laugh. Even with a few very interesting predictions, I do think some core forecasts will actually play out in 2026. When's the last time you asked your kid, “Hey buddy, where do YOU want to live?” and rented based on their answer? Well, Zillow believes that your toddler does have a serious influence on your next home. But that's not all. In 2026, renting could become cool again as more “lifestyle renters” plan NOT to buy, even if mortgage rates drop. This could be a good sign for investors looking to keep long-term tenants, but you'll need the right type of property. We'll also touch on Zillow's home price prediction (and why they're more positive than Dave), the floor for mortgage rates in 2026 (will we break into the 5s?), and why buying a new-build could get even better. In This Episode We Cover Zillow's 2026 housing market predictions (prices, rates, rents, and more!) Why housing demand could bounce back (but by how much?) The “kidfluence” and why your seven-year-old really calls the shots when house hunting  One prediction that Dave audibly started laughing at (does anyone believe this?) The rise of “lifestyle” renters and a good trend for real estate investors  Will AI find your next home? Why Zillow is betting on a breakthrough  And So Much More! What if I told you that for every new dollar you've added to your marketing budget in the last two years, your actual impact on customers has gone down? Agility requires moving beyond the muscle memory of simply increasing ad spend. It demands a continuous reassessment of what truly connects with customers and a willingness to pivot creative strategy based on real-time cultural and emotional insights. Today, we're going to talk about a paradox that's likely keeping many marketing leaders up at night: the massive increase in global ad spend versus the startling drop in marketing impact. It's what Shutterstock's latest research calls the "impact gap," and we'll explore why the old playbook of just spending more is broken, and what the new drivers of success—like emotional connection, cultural relevance, and AI-powered personalization—actually look like in practice. To help me discuss this topic, I'd like to welcome, Allison Sitzman, Vice President of Brand Strategy at Shutterstock. About Allison Sitzman Drawing on over 20 years of experience, Allison Sitzman is a strategic marketing leader who helps brands navigate inflection points, translating customer insight into growth and differentiation. Why AI Taking Your Job Isn't the Real Problem, with Fmr. OpenAI Exec Zack Kass

#679: Will you still have a job in five years? Zack Kass, former OpenAI executive and 16-year AI veteran, joins us to tackle the question that keeps knowledge workers up at night. Most people worry about the economics — who can pay the bills if AI takes their job? Kass flips the question: What happens when work no longer defines who you are? He argues we're heading for an identity crisis bigger than any economic disruption. In this conversation, Kass explains why everyone wants everyone else's job automated (faster legal services, cheaper healthcare) but nobody wants their own work to disappear. He shares why some jobs will vanish while others explode in demand, and which professions might actually benefit from AI disruption. You'll discover why the real threat isn't job loss — it's that we've become addicted to our devices and forgotten how to live without constant work. Kass reveals how financial illiteracy keeps people trapped in debt cycles that AI could help break. He explains why housing, healthcare, and education costs stay high while everything else gets cheaper, and what might finally change that dynamic. The conversation explores what happens when AI makes basic needs affordable for everyone. Kass predicts some people will pursue passion projects, others will double down on work, and many will struggle to answer a simple question: What do you actually want to do with your day? We discuss practical realities like how a 53-year-old attorney might reinvent herself, why accountants face bigger challenges than lawyers, and which human skills will become more valuable as machines get smarter. Kass shares his theory about competing on kindness rather than intelligence when AI can outthink us all. This isn't another doom-and-gloom AI prediction. Kass makes a compelling case that automation could free us to rediscover community, creativity, and purpose … if we can get past our addiction to both work and screens long enough to imagine what that life looks like. SHOW1-8-2026THE SHOW BEGINS IN DOUBTS ABOUT THE SARCASTIC INVENTION, THE DON-ROE DICTRINE..SPHERES OF INFLUENCE AND THE RETURN OF THE MONROE DOCTRINE Colleague Anatol Lieven, Quincy Institute for Responsible Statecraft. Anatol Lieven argues that "spheres of influence" have returned, with the US reasserting the Monroe Doctrine in the Western Hemisphere and threatening to seize Greenland. Unlike traditional alliances, this approach risks alienating fellow democracies. Lieven contrasts this with Russia's territorial ambitions in the former Soviet Union and China's historic regional goals. NUMBER 1COLD WAR TACTICS: THE SEIZURE OF A RUSSIAN TANKER Colleague Anatol Lieven, Quincy Institute for Responsible Statecraft. Lieven discusses the US Navy's detention of a Russian-flagged ship in the North Atlantic, viewing it as a dangerous escalation akin to piracy. This move humiliates Moscow and aims to control oil supplies. Lieven warns that if European nations mimic these seizures, Russia may retaliate violently, risking a direct war. NUMBER 2THE SUPREME COURT AND THE MYTH OF THE UNITARY EXECUTIVE Colleague Richard Epstein, Civitas Institute. Richard Epstein challenges the view that the Roberts Court blindly supports a "unitary executive." He argues the Court is correctly questioning the constitutionality of independent administrative agencies, like the FTC, which insulate officials from presidential removal. Epstein contends that relying on case counts ignores the specific legal merits regarding separation of powers. NUMBER 3TRUMP V. ILLINOIS: LIMITING PRESIDENTIAL POWER OVER THE NATIONAL GUARD Colleague Richard Epstein, Civitas Institute. Discussing a recent unsigned Supreme Court order, Epstein notes the Court upheld a decision preventing the President from deploying the National Guard without a governor's consent. This ruling contradicts claims of judicial bias toward the executive, affirming that the President cannot simply declare an emergency to override state sovereignty. NUMBER 4ONE YEAR LATER: ANGER AND STAGNATION AFTER THE PALISADES FIRE Colleague Jeff Bliss, Pacific Watch. A year after the Palisades fires, Jeff Bliss reports that residents remain angry over government inaction. Rebuilding is stalled by the Coastal Commission's strict regulations, and fuel loads in canyons remain high due to environmental restrictions on brush clearing. The fires, driven by Santa Ana winds, highlight systemic bureaucratic failures in Los Angeles. NUMBER 5#SCALAREPORT: AI AND ROBOTICS DOMINATE CES Colleague Chris Riegel, CEO of Scala.com. Reporting from CES, Chris Riegel highlights the dominance of AI and robotics, from household droids to military applications. While the tech sector booms with massive infrastructure spending, Riegel warns of a "K-shaped" economy where Main Street struggles with softening demand, masking the wealth concentrated in artificial intelligence and data centers. NUMBER 6LANCASTER COUNTY: AMISH SPENDING AND DATA CENTER GROWTH Colleague Jim McTague, Author and Former Barron's Editor. Jim McTague reports that the Lancaster County economy remains robust, evidenced by heavy Amish spending at Costco and thriving local businesses like Kegel's Produce. Despite some local protests, data centers are being built on old industrial sites. McTague sees no need for Fed rate cuts given the stable local economy. NUMBER 7THE NUCLEAR ESCROW: MANAGING PROLIFERATION AMONG ALLIES Colleague Henry Sokolski, Nonproliferation Policy Education Center. Henry Sokolski warns that allies like Poland, Turkey, and South Africaare considering nuclear weapons due to eroding trust in US guarantees. He proposes a "nuclear escrow" account: storing refurbished warheads in the US for allies to deploy only during crises, providing leverage without permanently stationing targets on foreign soil. NUMBER 8THE SIEGE OF 717 AND THE VOLCANO OF THERA Colleague Professor Ed Watts, Author of The Romans. In 717 AD, Arab forces besieged Constantinople but failed due to the city's massive walls and "Greek fire." Professor Watts explains that a subsequent volcanic eruption in Thera was interpreted as divine punishment for the empire's sins, leading to a spiritual crisis and the rise of iconoclasm to appease God. NUMBER 9THE STUPIDITY OF SUCCESSORS: MANUEL AND ANDRONICUS Colleague Professor Ed Watts, Author of The Romans. Manuel Komnenos favored grand gestures over systemic stability, weakening the Roman state. His successor, Andronicus, was a nihilistic sadist whose tyranny and family infighting destabilized the empire. Watts details how the refusal to punish rebellious family members created a culture of impunity that eventually led to a violent overthrow. NUMBER 10THE CRUSADES: FROM COOPERATION TO CONFLICT Colleague Professor Ed Watts, Author of The Romans. Relations between East and West collapsed during the Crusades. While the First Crusade cooperated with Rome, the Second and Third turned hostile, with Crusaders seizing territory rather than returning it. Watts notes that the theological schism of 1054 and cultural distrust entrenched this division, setting the stage for future betrayal. NUMBER 111204: THE SACK OF CONSTANTINOPLE AND THE END OF CONTINUITY Colleague Professor Ed Watts, Author of The Romans. The Fourth Crusade, diverted by Venetian debt, sacked Constantinople in 1204, burning the city to quell resistance. Watts argues this marked the true end of the ancient Roman state. The meritocratic system collapsed, and elites like Nicetas Choniates lost everything, severing the 2,000-year political continuity of the empire. NUMBER 12VENEZUELA: THE REGIME SURVIVES MADURO'S EXIT Colleague Mary Anastasia O'Grady, Wall Street Journal. Despite Maduro's removal, the Venezuelan regime remains intact under hardliners Delcy Rodriguez and Diosdado Cabello. Mary Anastasia O'Grady notes that repression continues, and European oil companies are hesitant to invest. The regime feigns cooperation to avoid US intervention, but genuine recovery is impossible without restoring the rule of law. NUMBER 13RUSSIA'S OIL CRISIS AND REGIONAL DEFICITS Colleague Michael Bernstam, Hoover Institution. Russiafaces a financial crisis as oil prices drop below $60 per barrel. Michael Bernstam explains that increased global supply forces Russia to sell at deep discounts to China and India, often below cost. This revenue loss prevents the Kremlinfrom paying soldiers, sparking severe regional budget deficits. NUMBER 14EUROPEAN FREEZE AND THE MYTH OF BOOTS ON THE GROUND Colleague Simon Constable, Journalist and Author. A deep freeze hits Southern Europe while commodity prices like copper rise. Simon Constable reports on the UK's bleak economic mood and dismisses the feasibility of British or French "boots on the ground" in Ukraine. He notes that depleted military manpower makes such guarantees declarative rather than substantial. NUMBER 15ARTEMIS 2 RISKS AND THE SEARCH FOR LIFE IN SPACE Colleague Bob Zimmerman, BehindtheBlack.com. Bob Zimmerman urges NASA to fly Artemis 2 unmanned due to unresolved Orion heat shield damage, arguing safety should trump beating China. He also dismisses concerns about lunar methane contamination and highlights a new study suggesting ice caps could allow liquid water lakes to exist on Mars. NUMBER 16

It's that time of year when we look ahead, squint confidently into the future, and pretend we have any idea what's coming next. In this annual Stacking Benjamins tradition, Joe Saul-Sehy welcomes back Mindy Jensen from the BiggerPockets Money Podcast, Len Penzo of LenPenzo.com, and OG for the predictions episode that blends money talk, pop culture, and just enough nonsense to keep everyone honest. Instead of pretending anyone can forecast the markets, the crew leans into what really matters: how to think about uncertainty. With help from a Magic 8 Ball (clearly the most reliable forecasting tool available), the panel throws out bold guesses about stocks, crypto, AI, inflation, interest rates, and the kinds of headlines that will dominate conversations in 2026. Some predictions are financial. Some are cultural. Some are optimistic, let's say. But beneath the fun is a useful reminder for Stackers. Predictions don't build wealth, process does. This episode isn't about acting on guesses. It's about stress-testing assumptions, questioning narratives, and remembering that long-term success comes from good habits, not crystal balls. If you've ever wondered how much attention to pay to forecasts (and how much to ignore), this conversation delivers clarity wrapped in entertainment. And yes, there are sports predictions, celebrity guesses, and enough wild speculation to guarantee at least a few laughs when we look back a year from now. In This Episode You'll Hear: The crew's biggest financial and cultural predictions for 2026 What the Magic 8 Ball "thinks" about markets, rates, and inflation Why forecasts are fun but dangerous if taken too seriously Thoughts on AI, energy use, and how technology may affect daily life Predictions about crypto, gold, and the stories investors love to chase A reminder of what matters when markets surprise everyone Sports, pop culture, and wildly specific guesses that will age somehow Join the Conversation: Which prediction do you think has the best chance of being right, and which one will age the worst? Share your take in Spotify comments or the Basement Facebook group so we can revisit it next year and keep receipts. This episode is a reminder that while nobody knows what 2026 will bring, Stackers who stay curious, flexible, and grounded tend to do just fine. Magic 8 Ball or not. Today's Headlines: In Portland, Customs and Border Patrol agents shot two people during a vehicle stop — both were hospitalized, the FBI is now on scene, and DHS says it was “targeted.”  In Minneapolis, the Trump administration continues to fully defend the ICE officer who killed Renee Good. DHS Secretary Kristi Noem announced the FBI is taking over the investigation, cutting Minnesota out of access to its own evidence, while insisting the officer followed his training. Governor Tim Walz pushed back hard, accusing ICE of raiding a nearby school and using chemical agents on school grounds, forcing closures and prompting him to warn protesters to stay peaceful as the administration appears eager to escalate. Vice President JD Vance then took the podium to claim the ICE officer has absolute immunity, shame the media for portraying Good as innocent, and argue the officer's past injury explains his behavior. Public pressure is starting to land: Avelo Airlines is cutting ties with ICE and shutting down its Arizona base, while Hilton dropped a Minneapolis-area franchise after it refused to host ICE agents. The Epstein saga keeps unraveling, with House Oversight approving subpoenas for Les Wexner and Epstein's estate executors, and lawmakers pushing for a special master to force DOJ compliance on the files. On Venezuela, Trump has sidelined intelligence chief Tulsi Gabbard, Senate Republicans advanced a War Powers resolution to curb further military action, and Trump responded by calling for those senators to be voted out. Elsewhere in chaos, Trump floated buying $200 billion in mortgage bonds, Warner Bros. rejected Paramount again in favor of Netflix, the White House may add an entire story to the West Wing for “symmetry,” and the UK is openly considering banning X over Grok-generated deepfake porn. They discuss firsthand stories from coal mines, power plants, oil rigs, paper mills, and manufacturing facilities, highlighting how excessive permitting delays and costly regulations are blocking energy production and job creation. From eight-to-twelve-year permitting timelines to $10 million mandates that deliver no environmental benefit, this conversation explains why permitting reform is critical to restoring common sense, strengthening the power grid, bringing manufacturing back to the U.S., and securing America's energy future.

We begin by addressing Trump's order to ban corporate purchase of residential homes. While I agree with reversing this odious trend, we must not forget that it is a mere symptom of the broader problem of high prices created by government debt, Federal Reserve policies, and HUD policies. Trump is treating the symptom while supporting all the governmental policies that caused high prices. Next, we're joined by Tim Estes, an AI entrepreneur, who passionately makes the case that our government is working with the wrong companies and the wrong strategy on perfecting AI. The AI path we are on is supplanting human dignity, unnaturally drawing investment away from more promising aspects of the technology, and will actually result in losing to China. Estes has an app he is developing to help parents harness technology to make the internet experience human-led and to combat all of the mental, cognitive, and social ills this technology has wrought in recent years.  Learn more about your ad choices. OIN OUR FACEBOOK GROUP:   / 1bmudi9htk  In 2025, two forces are colliding fast: AI and blue-collar trades. In this episode, Chris Lee sits down with the team from Callsource to unpack what's actually happening when home service companies replace CSRs with AI voice/text bots — and why it can quietly destroy trust, create missed revenue, and damage your brand even when the phones are ringing. They break down real call data (including thousands of inbound calls handled by AI), the hidden “zero outcome” problem, incorrect dispositions inside the CRM, and why most owners don't realize the damage until conversion drops and the backlog tightens. Then they get practical: what a hybrid AI + human model looks like, how to build a manual process first (even if it starts in a spreadsheet), and how fast follow-up and human empathy can recover deals your competitors would've taken. If you run a plumbing, HVAC, electrical, or other home service business and you're considering AI for inbound calls, this is the episode you need before you flip that switch.CONNECT WITH ME ON SOCIAL MEDIA!TEXT ME: 509-905-4109INSTAGRAM: https://www.instagram.com/chrisleeqb/...FACEBOOK:   / chrisleeqb  TIKTOK:   / uc6m5_nuhcx-jdtyb4ge8giq   Partner Spotlight: 1SEO Digital Agency: At Next Level Pros, we teach you the best ways HOW to market your business. What Would It Take to Actually Trust Each Other? The Game Theory Dilemma

So much of our world today can be summed up in the cold logic of “if I don't, they will.” This is the foundation of game theory, which holds that cooperation and virtue are irrational; that all that matters is the race to make the most money, gain the most power, and play the winning hand. This way of thinking can feel inescapable, like a fundamental law of human nature. But our guest today, professor Sonja Amadae, argues that it doesn't have to be this way. That the logic of game theory is a human invention, a way of thinking that we've learned — and that we can unlearn. In this episode, Tristan and Aza explore the game theory dilemma — the idea that if I adopt game theory logic and you don't, you lose — with Dr. Sonja Amadae, a professor of Political Science at the University of Helsinki. She's also the director at the Center for the Study of Existential Risk at the University of Cambridge and the author of “Prisoners of Reason: Game Theory and the Neoliberal Economy.”The history of game theory as an inhumane technology stretches back to its WWII origins. But humans also cooperate, and we can break out of the rationality trap by daring to trust each other again. It's critical that we do, because AI is the ultimate agent of game theory and once it's fully entangled we might be permanently stuck in the game theory world.RECOMMENDED MEDIA“Prisoners of Reason: Game Theory and the Neoliberal Economy” by Sonja Amadae (2015)The Cambridge Centre for the Study of Existential Risk“Theory of Games and Economic Behavior” by John von Neumann and Oskar Morgenstern (1944)Further reading on the importance of trust in FinlandFurther reading on Abraham Maslow's Hierarchy of NeedsRAND's 2024 Report on Strategic Competition in the Age of AIFurther reading on Marshall Rosenberg and nonviolent communicationThe study on self/other overlap and AI alignment cited by AzaFurther reading on The Day After (1983) RECOMMENDED YUA EPISODESAmerica and China Are Racing to Different AI FuturesThe Crisis That United Humanity—and Why It Matters for AILaughing at Power: A Troublemaker's Guide to Changing TechThe Race to Cooperation with David Sloan Wilson Clarifications:The proposal for a federal preemption on AI was enacted by President Trump on December 11, 2025, shortly after this recording. Aza said that "The Day After" was the most watched TV event in history when it aired. The Energy Gang

The new year has only just begun, and already we have seen an event with massive significance for the world of energy. The US operation to remove Venezuelan President Nicolás Maduro opens a new era for a country that holds – according to some definitions – the world's largest oil reserves. So far there has been little impact on oil markets. But what are the implications going to be for energy in the months and years to come? To discuss how this volatile situation might evolve, host Ed Crooks is joined by regular guest Amy Myers Jaffe, Director of NYU's Energy, Climate Justice and Sustainability Lab, and an expert on oil earlier in her career. History never repeats itself, the saying goes, but sometimes it rhymes. Amy draws a parallel between Venezuela today, and Iraq after the US-led invasion and the overthrow of Saddam Hussein in 2003. There are some similarities in the position of the two oil-rich countries, which were both dragged down by mismanagement and sanctions. But Amy argues that Venezuela's oil system is in far worse shape, with looted equipment, chronic power and fuel shortages, and damage that may not be reversible.Melissa Lott, another Energy Gang regular, also joins the show, and raises the question of what regime change in Venezuela might mean for the energy transition. Melissa is a partner at Microsoft, but appearing on the show in her usual role as an independent commentator and energy expert. Then it's on to the other places, people and technologies that are likely to make a big impact on energy this year. Ed is watching the Gulf Coast buildout of new liquefied natural gas (LNG) plants. It is a boom so big that Wood Mackenzie expects US LNG exports to roughly double from 2023 levels by around 2030, with more growth beyond. The gang assesses the likely consequences of surging LNG supplies: downward pressure on global gas prices, and potential financial strain for exporters. There is also the possibility that a peace deal in Ukraine could make the oversupply even worse, by allowing more Russian gas to flow west into European markets. Next up, it's people to watch in 2026. Melissa names the US energy secretary Chris Wright, and Ed picks new FERC chairman Laura Swett. As the US power grid, and its energy system more generally, face mounting challenges because of the growth in data centers needed for AI, effective policy and regulation will be critical. Amy chooses China's President Xi Jinping: the country's next five-year plan could reshape the global competition for energy dominance. On technologies to watch, battery storage is a hot topic. Melissa and Ed discuss the supply chains needed to meet growing demand, and innovative products such as Form Energy's iron-air batteries, which are being deployed in a first-ever commercial project that will be fully operational this year. Amy's choice is humanoid robots. They're expensive and still imperfect, but are they going to rule the future? They are already being trialled for repetitive factory tasks. Amy says her Roomba can't cope with a spilt bowl of cereal. But will new flexible AI-guided robots be able to do the job properly?Follow the show so you don't miss an episode this year – it's going to be a busy one.See Privacy Policy at https://art19.com/privacy and California Privacy Notice at https://art19.com/privacy#do-not-sell-my-info.

It's a new year, and that means the crew is back with their annual year-end awards and predictions episode. First up: the 2025 winners and losers. From Trump's meme-coin windfall to Gary Gensler's legacy getting torched, from prediction markets going mainstream to Web3 getting its official eulogy — no one is safe. The team debates the biggest surprises (Circle's shocking IPO run, Ethereum's pivot under new leadership, Zcash's unlikely comeback), the best new mechanisms (ICO 2.0, DATs, federal preemption), and the year's best memes (including the Chopping Block's own tariff factory video). Then comes the flops and comebacks: AI agents that overpromised, Berachain's fall from grace, and Tether somehow winning again. Finally, the crew reviews how badly their 2025 predictions aged — spoiler: not great — and lays out fresh calls for 2026 including AI-powered hacks, stable-coin-funded AI capex, and equity perps taking over DeFi.
