Our guest today is Mike Cobb, co-founder & CEO of ECI Development and President of Gran Pacifica. Named among the “100 Outstanding CEOs in Central America” by Mercados & Tendencias, Mike left a successful career in the computer industry to pursue opportunities in the emerging real estate markets of Central America. In 1996, he co-founded Exotic Caye International, initially providing loans to North Americans buying properties in Belize and Honduras. As demand grew, the mortgage company transitioned into an international bank under Belize jurisdiction, expanding its financial services. Recognizing the demand for North American-standard real estate for Baby Boomers, Mike led ECI Development into property development. This included a resort on Ambergris Caye, Belize, and a master-planned community in Nicaragua. In 2006, ECI expanded into Costa Rica with a significant land acquisition. Currently, they are developing 200 condominium units on Ambergris Caye. Mike Cobb is also a prominent speaker at international conferences on real estate financing and development. It had no identification on the radar, and in these waters it could be a pirate ship or a fishing ship, so it had to be observed, in case rough measures were called for.Marko was at the helm of the Flipper, and the radio quickly squawked out his warning."Unknown vessel please identify yourself and hold off," He instructed, just to be formal. If the ship was fishing, it would not be likely that they would have a radio.Their salvage craft had not been named yet, although radar would show it as 'SV Jenny'. Kim knew what to do, bearing off at the best angle of escape, while the Flipper stayed on their beam."They have changed direction in an obvious move to intercept us," Kim shouted out for Cujo, so the big guy would get ready for action.When he came up top, he had a military shotgun and a flak vest, with another vest in hand for his friend."Mayday, mayday, I have an unidentified vessel pursuing us at high speed, and we will be repelling any attempt to board us," Marko informed whoever was listening. His vessel could easily get away, but he was running security for his friend, and he was well equipped to do just that."Fire that 50 cal well in front of them Marko!" Cujo commanded.Ten seconds later another cousin, who had military training fired their old machine gun, making a hell of a racket which any sailor would respond to immediately.The response unfortunately was the opening of the port side windows and the barrels of two AK47s were pushed out, and fired without aiming."Rake it!" Cujo commanded over the microphone, just as Jasper opened fire directly at the waterline at the bow.The 50 caliber bullets tore through the boat as if it was paper mache, and the nose dipped enough to know that the boat was damaged badly enough that it might not make it to shore. The pursuit was over, and Cujo was satisfied that they hadn't deliberately killed anyone.There would be no assistance offered to the Honduras Pirates, but the incident was reported without mention of the machine gun."I'm heading back down to finish that turbo repair," Cujo told Kim. "Let Marko know they did great, but they can't go ahead of us until we are well into Belize.""Eye eye Admiral," Kim joked."Keep some eyes on the horizon tonight, I want three on watch at a time so there will be no surprises," Cujo growled, "They must be desperate, if they're attacking two vessels, watch closely for another ship.""Try to put me on a late watch, if I get this engine going, we'll be motoring faster than anyone else can go." Cujo growled as he pushed himself into his 24th hour.Kim heard the port engine roar to life about an hour later, and ten minutes later Cujo came up, looking tired, but triumphant."Let's open her up but watch the temp," he commanded his first mate. The sails were no use to them at this time of year, unless they wanted to smash against the current and the wind.Soon they were up to 7 knots, and Cujo knew that they would never be caught at that speed."Can I get two hours Kim?""Sure, bro, I've got the helm and I'll wake you in 2 hours or sooner if I need you.All he got was a thumbs up as Cujo dropped into a lounge chair. He was snoring in less than five minutes.Kim let him sleep until he couldn't stay awake himself, and then he woke his captain with a light touch on his well muscled shoulder."Sorry Cap, but I need you," he explained the situation."The sun is on the horizon, and Terry is at the helm on the Flipper,""Thanks for the extra Z's Kim, I'm getting old," Cujo murmured."Well, with good Captaining, and our 50 cal, you get to be another day older bro," Kim explained the way things work."Those other dudes either had a life raft, or they're in the drink, cause their boat disappeared from the radar, well before it should have," Kim reported."Good riddance to thieving rubbish," Cujo growled, "They poked the wrong bear," he roared out to the wind.The rest of the sail was uneventful, and they found themselves coasting into their dock two days later, with kids running out to welcome them. Other Captains used their horns to welcome the new addition to the Seafaring Delight Charters.They now employed over a dozen Belizians in the business, while they were mostly part time, that is the way they liked it. In Belize, working more than 20 hours a week was scoffed at. There was fishing and diving and farming to provide food, so why work your tail off?Marny didn't see it as working. She just kept on going, like the energizer bunny on the commercial. She keeps going and going..."We need more dock space," she complained, "...but Old man Burly has me hemmed in!"Java had to be the voice of reason. "You're just going to have to see what he wants mom, he's got us by the short hairs, and he knows it. See what he needs," she suggested."I think I could convince him to sell, if I threw you in for a night of bliss," Marny teased her daughter, recalling how often the old man came out of his home, when Java was working on the dock."Don't be offering my virtue, he'd fuck you just as quick mom, I mean, if he can!" Java giggled.Marny knocked on the wooden plank that Mr. Burly called a door."Hey Tomas, are you home," she hollered, while banging her fist on the door."Don't break it down you crazy bitch," Tomas Burly moaned as he pushed the door open, proving that hinges were actually a part of the mechanism. "Why are you interrupting my nap?" he declared."We want to buy out your 75 feet on our South," Marny explained. "What do you want for it Tomas?""I need two things, Mar, and one you don't got!" Mr. Burly instructed his neighbor. "I need to sell both sides, which I bet you can cover, but I need a nice retirement spot, and a woman to cook and comfort me during my old age."Marny thought about it, and realized that it was not only a reasonable request, but she probably had a cousin or two that Tomas could choose from, with their own cabin too, though it was a 'shack' by North American standards, they were good homes to them, and when a cyclone tears them down, they just gather up the debris, and remake their homes, better than they had been before, which wasn't asking too much."I'll get back to you, but in the meantime, how much for both ends?" Marny needed to be prepared to hear the full cost of their expansion."I'll take 100k for the 200 feet, or rent it to you for 10, per year,'' he shrewdly offered."How about 10 percent of our profits for ten years, and a home to enjoy it in," Marny countered."I need 25 thousand for my bar tab," he insisted."We will cover that," Marny offered, and Tomas shook her hand. "You can start your dock work right away then, but what about the woman?" He moaned hopefully.I can make no promises there Tomas, but if you continue to maintain the docks, we will give you a small pension, and all of my cousins love a man with a pension, and you can take your time picking one, she shrewdly offered her captivated neighbor. His eyes hadn't left Marny's upturned nipples during the entire conversation. She had been smart to negotiate topless."Is it really hard, Tomas," Marny asked in a smoky voice."Yes," he grunted, but his mind was elsewhere."Do you want to yank it right now Tomas? Cujo was a name that Stephen King would have called him, had he known him.Rob was a lot like a St. Bernard in that he was bigger than normal, stronger than normal, and more loving than you could ask for, unless there was trouble... Then you wanted Cujo, and you wanted him on your side.A third charter vessel would really set them as a high end Retreat and Spa."We need two more Captains, and I'm thinking we can entice a couple of Nurses that have, or will soon have their Certified Sexual Therapist credentials," Shylo explained during their weekly Company Meeting.With their medical qualifications they can certainly get work visas in Belize, and they could get permanent resident status in about 5 years, if they want that option.As the Company grew, their client list grew too, even though their required advance screening, now included a discrete psych evaluation with the blood work, and visual inspection, which could include other testing, etc.They considered themselves lucky, that herpes or genital warts hadn't slashed through their ranks, and now they had simple protocols that reasonable adults might want to put into place, if they're going to have adult fun in the sun!Chloe was a great choice. She was on the stout side, but that made her more commanding, which wasn't lost on a Captain. She had proven to be a great repeat crew member, and she wasn't attached to any one person in her Chattanooga neighborhood. When a big student debt was revealed, Shylo's institution was happy to shift some funds, to relieve that debt, and give them a big tax write off too.Chloe would get an offer that would include shares in the business, so that she would have a personal interest in everything. Shylo flew to Chattanooga to make the offer on behalf of Seafaring Delight Charters. Everyone was confident that Chloe could learn the skills to be a Charter Captain, but Chloe decided to take a 6 month sabbatical from the Hospital, which she could gain through her Union as a 'skill enhancement' period.She was newly certified in Sexual Therapy, so taking 6 months in a clinical environment to solidify those skills was not unusual, though it brought a smile to everyone's face."I fully believe that you will only be back here to sell everything that you can't bring with you," Shylo explained to Chloe."I hope you're right, I am tired of 'not quite fitting in'," Chloe sighed. The paradise of the Caribbean is just a bonus!Pam was the first to start working at Charlot's Way 6 years ago, first as a waitress, then as a part time stripper, which always leads to a full time peeler.Sharon came along, when Pam was just learning to strip. As a waitress, Sharon was a disaster, dropping trays all over the place. With her good looks it was only a matter of time before she was forced to make the move, or to find other employment.Soon they were a couple, so Sharon following Pam into the shadowy world of stripping, was inevitable. They had a trio of Nurses in for the next 14 days, and they were steady customers, with 8 Nurses from the Chicago and Detroit hospitals rotating in, they crewed as much as 1/3 of their charters.All of the Strippers at any of the Steward House Properties were owners of their own business, not employees, so getting time off was more a matter of letting Carol know their availability. As their financial manager she also advised them about money matters."You can self direct up to $50,000 each from your 401ks for foreign investing, but any further, and you would need to take out a loan or pay the income tax on your pension money," Carol advised. "If you work for five more years, you will be able to retire, but only if your expenses are low, as they would be in Belize."The big man that picked them up at the Belize Airport, wore coveralls, and his hands were rough and stained with grease."Sorry ladies, but my work on engines has made it so that they never come totally clean, until the work is done, which it seldom is," he said, then introduced himself."I'm Java's husband Rob, but you can call me Cujo, everyone does," he announced with a broad smile, as he grabbed the two duffels that sat at their feet. "If you don't mind having a drink with me, I will be able to grab our patrons too, when their flight gets here from Vancouver.The flight had been a bit rough, so getting a drink was a fabulous idea, but Cujo knew a better place than the airport lounge. In minutes they found themselves at an ocean side bar, where the breeze from the water, and the cool drinks, made it feel like paradise. Everything went on Cujo's tab, and they were able to quiz him on the size and scope of the business."My boat is the fastest one around," Rob explained proudly. "If the Cat needs supplies, or someone needs to get to or from the anchorage fast, our 'Flipper' can travel a day's sail, in about 2 hours."We have our own dock, which you have seen, and it's in great shape, but the office is just a shack, and serves more as a storage place than anything else," he continued."The Cat, which you know as Marny's 'Pearl', is fully paid for, and I keep everything working," he proudly explained. It was obviously something that he took great pride in."Our dock is to the North of Belize City, in an area dominated by fishing boats," Cujo reported. "We normally hire my cousin to transport our guests, since the shuttle to the Ferries go the other direction, but today he is having his daughter's birthday, so you got me," he cheerfully finished.We only got through one Tequila Sunrise each, before we had to leave for our next customers, three Canadians from the West Coast.One was actually called 'Jaque', and it was pronounced jock. He was 5ft4 and all of 110 pounds! His two friends were average guys in their late 30's, a little on the 'out of shape' side, but not bad.Pam thought they looked passive enough, that we would be able to chat with Marny on this trip, instead of non-stop sex!Sharon was intrigued with Jaque. Ms. Jensen joined the ECI Development/Teak Hardwoods team in 2012, starting as the organization's marketing intern at the administrative offices in Managua, Nicaragua. A common reason people move to Belize or Honduras is because they did not like how their country or government handled the pandemic. It's your lucky day because, in today's episode of The Real Estate Diplomat, we have Michael Cobb to discuss how they build communities in Belize, Nicaragua, Costa Rica, and Panama. Michael is the founder and CEO of ECI Development, a residential resort development company. He shares how he started the company and what it was like moving from the United States to becoming a developer in Central America. And there's a lot to take away from this episode, so stay tuned and enjoy the show! Condos in BelizeIt only took one call from Michael's friend, to bring himself to Belize for a weekend. Michael at the time worked in the computer business, and his friend asked him to go with him for a vacation. The place took Michael's breath away, and that made him want to come back. So he did return a few months later, and that is when they purchased two condominiums. That became Michael's first purchase of an investment property, and it was in Belize. The properties faced the ocean, which convinced Michael to buy it. From there, he wanted to expand his buisness, but realized they had a little problem: there is no financing for North Americans in Belize, and no bank there would lend money. So as a solution, they had to finance new purchases and developments on their own before selling it. Long story short, they became a mortgage company. It continued when they bought their first resort property as a developer and eventually came down to Nicaragua. Michael eventually loved the area so much, that he decided to move his family there. Looking back, if not for that trip with his friend, Michael might not have gotten into the business. Acceptance Without AcquiescenceMichael believes that working in Central America is finding acceptance without acquiescence. When asked about his job, Michael would answer that he tames chaos. He loves and enjoys it because it is exciting and different every day. It is a matter of accepting the local culture of the place of work. Business and productivity cultures differ among countries, and Michael says one should accept or else it will drive one crazy. Regardless of the change when moving overseas for work, Michael still envisions what he wants to deliver to the consumers be done right and he understands the purpose and significance of the organization. So many people lose track of the sense of the quality of life and get hung up on the cost of living. Community ceases to exist in a physical relationship. The vision Michael has is to deliver that kind of community through the design of his communities. About Michael Cobb:At the height of a successful career in the computer industry, Michael Cobb left to pursue more pioneering opportunities in the emerging real estate markets of Central America. In 1996, he and his business partner formed Exotic Caye International to provide loans to North Americans purchasing properties in Belize, Honduras, and throughout the region. As the need for capital outstripped the supply, the mortgage company was converted to an international bank under the jurisdiction of Belize. It continues to provide mortgage services but has expanded its services to encompass the full realm of financial products. Michael also saw the need for a regional real estate company to serve the baby boomer consumer with a North American standard product for the next two decades. He led the group into real estate development and created a holding company for several properties, including a resort on Ambergris Caye, Belize. Often people purchase a property or piece of land and find its not part of any community It's just one of a few properties along a beach, the majority of humans want to be around others, to be part of a tribe so it's vital you know what to ask to make sure you can access and be a part of a new community. No zoning will mean that everyone can choose what they do with their land. Are third spaces planned? What amenities are there?- If there are no communal spaces where people can gather and socialise then its more challenging to grow and foster community. What is the infrastructure? - The community you are leaving is a vital part of your life, you need to be able to maintain relationships with existing community, friends and family. What security is in place? - A level of municipal security will need to be provided by the developer or owners association. In this first episode of an exciting trilogy with Mike Cobb of ECI development, the first 5 must ask questions are explained. These questions are all about what you can see – the infrastructure, the amenities, the access and of particular importance, but often overlooked, the quality of the engineering in place for stormwater management. We don't know what we don't know and we approach property with assumptions, which is a dangerous thing to do. Mike shares great advice about only ever buying what you can see and why this is crucial when buying overseas because assuming could easily mean you don't get what you want or need. It is the time rather than the distance that is key in developing countries. What public infrastructure exists? Stormwater and its management is a key part of any development in the tropics Is there enough water and does the developer have the water rights? She currently own 2 successful Optometric practices in Dallas and in Plano, TX named Eye Pieces with her husband, Jaime Gonzalez. They take great pride in building and leading strong teams with a positive culture in their businesses. They started their real estate journey 4 years ago and multifamily over 2 years ago. Mike bought his very first rental property at the age of 30 in Belize, he wasn’t originally planning on buying a property but he was vacationing there and decided that he wanted to come back often. The property didn’t knock it out of the part but it gave Mike a place to start investing in other properties and start a business. He has since purchased properties in Nicaragua, Costa Rica, and Panama with other deals on the go. Mike discovered a group of people he refers to as digital nomads that can work from anywhere that have a huge interest of living all over the world. Globalizing More and more people with children are picking up and moving overseas. It’s becoming more common for families to look outside the traditional paradigm and raising children in bilingual education systems. In many cases, people in their 50’s are buying properties with the anticipation of using them as a retirement investment. For families, more people are just buying homes in other countries because the process is much more achievable now than it has been in the past. Mike’s passion is in getting the word out. He is always shocked by people that say that all their net worth is tied up in the United States. Asset class diversification and building a legacy is very important to Mike and he tells people that the world is a big place with lots of areas to invest in. Building A Legacy There are major economic cycles that normal average people do not talk about, and the generational cash flow cycles that Mike loves to discuss are the ones that only the billionaires are really paying attention to. Building a legacy this way is something that the British have been doing for the past 200 years. As strange as it may sound, timber has been the playground of the billionaire set for a long time but it doesn’t have to be exclusively for the ultra rich. International investor and developer, business owner, entrepreneur and lender Michael Cobb may be doing big things in life now, but he started out small. In fact, he grew up in a small town in Pennsylvania, where he learned from his father about the rewards of working hard and keeping busy. What opened his views on the world, however, was that he got to do a lot of international travel in his childhood. That didn't make him fit in with his peers, and as he entered his teen years he knew that small town life wasn't for him. Later, as he entered the adult workforce, he learned two more impressive character traits. One was to work smarter; the other was to serve others. Mike was headed toward "lawyering," but ended up in sales. This choice suited him; he would use his sales skills and people skills later to help individuals from North America invest in properties in Central and South America. This all started after a vacation to a beautiful island country called Belize. Mike fell in love with the area and purchased two condos on Ambergris Caye (in Belize). He kept going back until one day he realized that something was missing. It was financing. There was no easy way for people from North America to invest in properties in Belize without paying the full amount. He came up with a way that would allow down payments and terms. He became a problem solver on a grand scale! Of course, this is just one of Michael Cobb's accomplishments. It's amazing that he remains so humble. This is a powerful episode you won't want to miss!
I figured I could wait till a week out to book my hotel for the last leg of my trip to Belize. I had already booked the first half of trip in the Northern Jungles, and was undecided as to what part of the country's coastline I wanted to visit for the last four days of my week-long visit. I then discovered a surprising and time consuming truth. Belize is not exactly accessible to tourists in wheelchairs. Seriously folks, very little has really been done to open up this beautiful country to travelers with disabilities. Apparently, there are only a handful of hotels that have even a single accessible room. Even Frommer's.com concurs: "Most disabilities shouldn't stop anyone from traveling. There are more options and resources out there than ever before. However, in general, there are relatively few handicapped-accessible buildings or transport vehicles in Belize. A very few hotels offer wheelchair-accessible accommodations, and there are no public buses, commuter airlines, or water taxis thus equipped. In short, it's relatively difficult for a person with disabilities to get around in Belize." Read more: I loved this travel bloggers assessment which I read prior to seeing the proof myself: "The fact is, most of Belize simply isn't accessible for people with limited mobility. Or just for those of us who aren't as spry as we used to be. Hotels almost invariably are built elevated from ground level. Walkways at jungle lodges or even at regular hotels are cobblestone or rough boards or loose gravel. Often the best rooms, those with the views, are on the top floors, up several flights of stairs. I can count the number of hotels in Belize with handicap-accessible rooms on the arthritic fingers of one hand - Calico Jack's in Placencia, the original SunBreeze in San Pedro, Hok'ol K'in in Corozal Town, and maybe a couple of others. Aside from elevators in the high-rise hotels in Belize City, the Radisson Fort George, Renaissance Tower and the Princess, and the little one atCorona del Mar in San Pedro, here are almost no elevators anywhere in the country. Even the new condo developments in Placencia and Ambergris Caye are going up two, three or four stories without elevators. (Surely, developers will figure out the average buyer of a US$600,000 condo is not going to be a 20-something marathon runner, but more like a retired couple with a hip replacement or two?) I understand the problems of building in a hurricane- and flood-prone environment, on sand, on remote hillsides. I realize there are no laws requiring access for those with less than perfect mobility. In today's world of aging Baby Boomers with bum knees, though, there's a market for hotels and condos with easy access. Somebody is going to figure out that wide doors, access ramps and elevators sell. Even if it's not mandated by law, it can make good economic sense to make new construction in Belize accessible to everyone." http://www.belizefirst.com/RamblesAroundBelize2008.htm Banyan Bay www.banyanbay.com, located on San Pedro Island, was one ocean front hotel that was recommended and available (overlooking the pool - not ocean - as is typical for "handicapped rooms" are found to be placed in least desired locations), but I decided that I really preferred to go south to Placencia. A web search came up with Roberts Grove which prides itself on having an accessible room for those with disabilities. While they were incredibly gracious and helpful, by the time I was ready to book, the room was already reserved. Another wheeler was going to the resort that same week and they were going to have to build a ramp for him to a non-designated first floor room. They offered the same for me, but the bathroom wasn't accessible and they had a shower, no tub and no shower chair, so I declined this trip. I looked to Hotels.com and used their search option for "Accessible room." A few hotels that met my discerning criteria - including accessible rooms - came up! YAY!
