Break: STORY 4: State Senate weighing in on growth of data centers Georgia lawmakers are considering a bill to prevent Georgia Power from passing electricity costs for energy-intensive data centers onto residential and small-business customers. Sen. Chuck Hufstetler, the bill’s sponsor, emphasized the need for data centers to pay their fair share due to their significant energy demands, which account for 80% of Georgia Power’s recent capacity increase request. While the Public Service Commission (PSC) has already implemented rules to address this, industry representatives argue the bill unfairly targets data centers. The Senate committee has yet to vote on the measure. STORY 5: New Coffee Shop Opening in Canton Stitch Coffee, a family-owned shop by Dave and Geralyn Hickey, will soft open on Feb. 21 in Canton’s Riverstone area, with a grand opening planned 60 days later. To CONT Global A KKR company for up to $962 million. The sale includes three of the seven phases of what would be the world's largest energy storage facility, compromising 451 megawatts of solar and two and a half gigawatt hours of storage capacity. The three phases are already under construction and will generate more than 1.3 terawatt hours of energy annually. Now, Phil, why is Grinergy removing itself from some of these projects? Is it cash constriction? Philip Totaro: This one's kind of fascinating because this isn't just a simple asset rotation. I think this is more that they have to be able to dump some of their pipeline in order to have some cash on hand to cover operations of existing assets as well as eventually reinvest in their pipeline. But this, normally when you do an asset rotation, you either sell off a small percentage minority stake in your asset portfolio, or you take, some of your projects and sell them off. This is a fairly large deal for a good chunk of capacity that, Contour Global is is going to have as part of their portfolio now, bolstering what KKR's doing with their backing as well. KKR wants Contour Global to start expanding more and it's put them On the hunt for, asset acquisitions like this. So, it's a good fit, but it's an interesting move from Greenergy at this point to really start getting some more cash in the door. Joel Saxum: Aside from the sale here, we're talking, M& A here in Newsflash. I want to focus on this Grenergy's asset rotation target. So they're looking at, they have a target for 2026 and ensures funding for a 2. 6 billion euro strategic plan. That strategic plan is to become a world leader in energy storage, which, I mean, if you've been following anything that we talk about on the podcast, in the last few years, energy storage has become a very important part Allen Hall: A consortium led by APG Asset Management NV and Australian Retirement Trust will acquire Riverstone Holdings LLC equity stake in Pattern Energy. Now, Pattern Energy is currently developing over 25 gigawatts of renewable energy and transmission projects for nearly 10, 000 megawatts across North America, either operating or under construction. Phil, Pattern Energy is a privately held company up to this point, but they are seeking a little bit of money to help with these projects that they have going on, Sunzea being one of them. Philip Totaro: Yeah, absolutely. And the fact that Riverstone Holdings is selling out their stake. They were one of the founding partners along with management for Pattern. It's a big signal for Pattern to be able to take a next step in terms of their growth plan. STORY 3: Former Woodstock Police Officer Pleads Guilty to Killing Marietta Motorist Former Woodstock Police officer Grant Shaw pled guilty to involuntary manslaughter in the fatal shooting of 20-year-old Emmanuel Malik Millard after an October 2023 police chase. Prosecutors sought a 10-year sentence with 2 years in prison, but the judge suspended the sentence, instead assigning Shaw 500 hours of community service. The incident occurred when Millard fled a traffic stop, leading officers on a pursuit that ended in Cobb County. After police used a PIT maneuver to stop Millard's car, Shaw fired a single shot, striking Millard, who later died. Shaw resigned from the force a week after the incident. The plan includes 11 three-story buildings with six units per floor, offering one- and two-bedroom condos. Marketed as “missing middle” housing, the project aims to appeal to younger, smaller families. However, concerns have been raised about the density exceeding the area's future land use plan recommendation of 4-6 units per acre, traffic impacts on Highway 140, infrastructure strain, and affordability. The Canton City Council will vote on the annexation, rezoning, and conditional use permit on Dec. 19. STORY 5: Cherokee Postpones Votes on Townhome Development to Dec. 17 Cherokee County commissioners have postponed two votes on a proposed 102-townhome development near Patriots Park following public opposition. Developer Ashton Woods plans to build on 10.3 acres at Kellogg Creek Road and Victory Drive, with townhome sizes ranging from 880 to 1,176 square feet and a proposed density of 11.95 units per acre. Changes sought include removing a 2005 zoning condition requiring left turn lanes and reclassifying a 0.66-acre county-parcel to allow seven additional units. Residents voiced traffic and safety concerns, opposed selling the county parcel, and suggested the land could enhance Patriots Park. Nearly 600 people signed a petition against the project. However, the appeals court found no evidence of bad faith or extortion by Hampe and criticized the lower court for not adjusting the fee award based on the hours worked by class counsel. The court noted that class counsel's fee request amounted to an hourly rate of $7,000 to $9,500, deemed unreasonable. In this episode, Charlie W discusses making the move to take over Riverstone Logistics full time with his full focus and effort. He discusses the transition as well as asking Charlie M to serve as his formal mentor in 2021. They discuss the mutually beneficial mentorship meetings that they held every two weeks, which included a formal agenda and walking through the influential Keith J. Cunningham book together, "The Road Less Stupid: Advice from the Chairman of the Board." Charlie W talked about reflecting on the phrase: Know the game you're playing. As Charlie W began to embrace the practice of "Thinking Time" that he took from Cunningham's book, he began to see clearly that Riverstone would be a people-centric and a client-centric platform for loving people well. And not to be the biggest or the best but just to be on the journey and improve a little bit each day. This belief would eventually be infused into the Company's purpose to love, serve, and improve. In 2021, Charlie W also came to the realization that the Company needed to be well capitalized in order to be able to run further faster. This realization would eventually lead him to facilitating a transaction and to bring in a sponsor (i.e., a group of investors) who believed in the vision and to come help them take the Company to a completely different level in a way that's meant to love people. Charlie W cited the connection that he made with Harold Baron, the former CEO of Nolan Transportation, and the key leader behind the strategic money and group of private investors who would invest in RLX. Harold is now the Chairman of the Board of Directors for RLX. Charlie W reflected on the day that transaction closed in mid October 2021 and the gravity of that transaction. He knew that they had put the Company in a really good position for the future, and that this was setting the stage to not just survive but to flourish with open hands. The stage had been set to have rapid growth with strong financial backing. Riverstone Logistics has seen impressive growth with revenues increasing from $13M in 2020, tripling to $42M in 2021, then doubling to $85M in 2022, more than doubling again in 2023 to $191M, and projected to reach $300M in 2024. RLX has been recognized as one of the fastest growing companies in Charlotte by the Charlotte Business Journal for the past three years, and they completed their first acquisition late last year. Charlie W says that RLX today is a sunrise company who's best days are ahead of us. Their operations reach across 31 states and three countries with 650 Extra Milers ("Extra Milers" being the term given to RLX's full-time employees). RLX is a multi-modal logistics company with a successful Final Mile division as well as a growing brokerage division. Their big customers are Lowe's, The Home Depot, IKEA, HD Supply, Crate & Barrel, Ashley Store licensees, and GE Appliances. Charlie W explains that they are playing the part of a company that is set to do business differently. He says that they have a "Field of Dreams" mindset where they bring key people in ahead of the need while waiting to see if their client would also join the company. In Taylor Brown's interview with Alli Kieckbusch, Prevention Health Specialist at Riverstone Health, we hear that other communities have seen some exciting success after implementing this initiative; including a 33% decrease in tobacco use, 32% decrease in alcohol use, and a 25% decrease in delinquent behavior among youth. Ball ground The Ball Ground City Council has decided to maintain the same property tax rate as last year. The millage rate for the upcoming fiscal year will be 3.938 mills. Although this means that properties that have increased in value will experience higher tax bills, the city council unanimously approved this decision. The rollback rate, which would have kept revenues the same as last year, is 3.539 mills. This results in an overall increase in city property tax revenue by 11.72%. For a $200,000 home, the property tax bill will be $33.04 higher compared to last year. Officer Severance was sworn into the department by Canton Municipal Court Judge Thomas A. Roach on July 12. Friends and fellow Canton Police officers attended the ceremony to offer their support. With 18 years of law enforcement experience, Severance brings a wealth of knowledge to the department. He holds a master's degree and has completed various law enforcement-related training courses. The Canton Police Department expressed confidence that Officer Severance will be a great addition to their agency and the community they serve. Story 3: vietnam A deceased Vietnam War veteran, who had gone unclaimed, was recently laid to rest at the Georgia National Cemetery in Canton with the assistance of local veterans groups and Georgia Funeral Care, an Acworth funeral home. The funeral home took the initiative to claim the body and organized a proper burial. The veteran was honored with a burial at the Georgia National Cemetery, accompanied by full military honors. Georgia Funeral Care worked with the Navy, local Veterans of Foreign Wars and American Legion posts, as well as the Patriot Guard Riders, to ensure a dignified internment. Over 50 local veterans attended the ceremony to pay their respects. Georgia Funeral Care, a family-owned and operated funeral home, is dedicated to serving veterans and offers traditional burials and cremations on-site. Back in a moment Break: ESOG - Drake – Ingles 10 STORY 4: historic Queen Custom Couture, a bridal, prom, and formal dress store, is relocating from downtown Woodstock to a new Roswell location in a few months. The move leaves the century-old building at 9010 Main St. up for sale. The building, originally the Emma Burns Home circa 1919, offers unique features such as corner access, grandfathered signage, an apartment, and multiple income streams. Queen Custom Couture, founded by Marcy White and Judy Waymire, has been operating in the building for five years. The store will be moving to a historic property in Roswell that provides more space for their bridal department. The move is expected to be completed by the end of September. In the meantime, the store is offering sales of 50-70% off. Story 5: strip A new shopping strip called Shops of Riverstone is set to open in late 2024 in the Riverstone area of Canton. The 16,300 square-foot building, located at 130 Reinhardt College Parkway, will offer seven tenant spaces ranging from 1,400 to 3,920 square feet, suitable for retail, fitness, service, and restaurant businesses. The shopping center will also provide 110 parking spaces. The leasing agent, Jimmy Davis, plans to secure family-friendly restaurants, service-oriented concepts like med spas and upscale hair salons, and boutique fitness concepts as tenants. The goal is to pre-lease the building within the next few months, begin construction in Q1 2024, and open the spaces by Q2 2024 in time for the 2024 holiday season. Former Etowah baseball star Drew Waters returned to Eagle Peak on Tuesday to see his No. 7 jersey retired by the program. The Kansas City Royals outfielder helped lead the Eagles to the 2017 Class AAAAAAA state championship, then was selected 41st overall by the Atlanta Braves in that summer's draft. Waters was named the Cherokee County Player of the Year as a senior in 2017. He hit .510 with 15 home runs and 41 RBIs before also earning the Gatorade Georgia Player of the Year. In the 2017 draft, Waters became the highest-drafted high school player in Cherokee County history. Waters stayed after the ceremony to sign autographs and chat with fans, while also taking in the preseason scrimmage against Marist. He spent time pre-game with the current players and worked out with the current generation of Eagles, one year after they were the Class AAAAAAA runners-up. After heading to Kansas City in a July trade last year, Waters made his major league debut Aug. 22 and went on to appear in 32 games, batting .240 with six doubles, five home runs and 18 RBIs. History Cherokee's Harvee White will be hosting a learning session with Woodstock Parks and Recreation in observance of Black History Month at 7 p.m. on February 23. The session will discuss the desegregation and integration periods of Cherokee County and Woodstock in the 1960s. It will be held at the William G. Long Senior Center Activity Center Expansion, located on 223 Arnold Mill Road in Woodstock. Coffee and dessert will be provided. The attendance fee for the event is $5. All three now advance to the DECA International Career Development Conference in Orlando in April. The students will be recognized by the Cherokee County school board and superintendent at a board meeting later this spring. Local government leaders in Cherokee County and the cities of Holly Springs and Woodstock are working together to create an area plan for future development at the Interstate 575 and Sixes Road interchange, the county announced. The area in question consists of about 100 acres in the southeast quadrant of the interchange. The land is divided among the two cities and the county jurisdictions. All three governmental entities' comprehensive land use plans show the parcels as potential regional center and employment opportunities. To this end, county commissioners unanimously approved a 45-day moratorium Tuesday on the acceptance of any new applications related to rezoning, development or construction in the I-575 and Sixes Road Interchange area. Holly Springs City Council members are asking county officials to reject a company's application for a proposed storage facility at North Rope Mill Road in unincorporated Cherokee County near the city. The city council voted Monday to recommend to county commissioners that they deny a rezoning request for property in unincorporated Cherokee County within the Holly Springs growth boundary area. The property in question is at 624 North Rope Mill Road, near Sixes Road. The request from Robert Stone is to rezone 11.1 acres from single family residential to light industrial with concurrent variances for an outdoor storage facility for boats and recreational vehicles. The parcel lies within an area that Holly Springs, Woodstock and Cherokee County officials have identified as a potential jobs center, and Holly Springs and Cherokee County have passed moratoriums on new applications for the area. City staff will send a letter to the Cherokee County Board of Commissioners expressing the city council's concerns regarding the proposed rezoning, Holly Springs City Manager Rob Logan said Wednesday. The application is scheduled to be on the Cherokee County Planning Commission agenda in March. The city council also discussed an intergovernmental agreement with Cherokee County to conduct the city's election. The city council will vote on this agreement at the Feb. 23 meeting. A new active adult apartment complex has opened for residents ages 55 and up in the Riverstone area in Canton. The Westcott consists of 120 one and two-bedroom units at 137 Reinhardt College Parkway in Canton. The project, developed by Meridian Development & Construction Services, consists of 4.28 acres and a single four story, 167,000 square foot building. According to Meridian Development, amenities include a resident lounge with double-sided fireplace and multiple seating areas, indoor and outdoor gathering places, a heated salt-water pool with sundeck and cabana area, a pavilion with community barbecues, a fire pit, bocce court and putting green, a fitness center, dog spa, a Sky Lounge with both indoor and outdoor seating and fireplace, a beer, wine and spirits tap/self-pour system at three separate locations within the development, a private courtyard and themed men's and women's event rooms. The staff includes a full-time enrichment director who will coordinate resident activities onsite and travel events to surrounding points of interest including hiking, museum visits, sporting events, cultural programs and more. Today we have a live market where reinsurance capacity has dried up and investors are utterly fatigued or are openly on strike, and so every dollar of spare capital feels twice as valuable as it did last year But at the same time we have a highly sophisticated legacy market that is well capitalised and, because of its relatively solid recent track record, has access to more funding if it needs it. Also legacy infrastructure is probably better equipped to handle anything the live market can throw at it than at any time in its history. Surely in today's market every live dollar than can be freed up to write new business at tomorrow's better prices, will be freed up? Now is clearly a great time to be talking to today's guest.
