Cette semaine, je reçois dans le podcast Ulysse Lubin, explorateur, voyageur, homme curieux en quête de sens. Las de son travail et de sa vie bien rangée, il décide en 2019 de tout quitter pour partir à la découverte de soi en relevant 100 défis à travers le monde. Coincé chez lui par le confinement en mars 2020, c'est dans sa chambre qu'il commence à relever ses premiers défis comme mémoriser 1000 décimales de Pi en 3 jours. Plus tard, il partira voyager et relever d'autres défis comme déchiffrer une ancienne stèle Maya, marcher 7 jours dans le Sahara, plongée en apnée à -30m, il s'est volontairement fait piquer par une fourmi balle de fusil, ou encore il a fait un combat professionnel de Muy Thai après 30 jours d'entrainement… Ce qui a commencé comme un challenge personnel, s'est transformé en style de vie. Contrairement à la plupart d'entre nous qui créont notre vie autour de notre job, Ulysse s'est créé un job sur-mesure autour de sa vie. Ce qu'il appelle un “business lifestyle”. Ulysse a récemment publié un livre “1000 jours en quête de sens” dans lequel il raconte non seulement ses aventures mais surtout les cheminements de pensée qui l'ont amené à se construire cette vie et les challenges qu'il a dû relever pour y parvenir.

Christine was born and raised in Germany. She was trained as a physician and worked as such until chronic back pain and depression forced her to step back and even be committed to a psychiatric ward for four weeks. And I'm so honored to be on your unstoppable podcast show because I realize how unstoppable you really are after I talked with you last time. And it is an honor to be in the same virtual room with you.   Michael Hingson  02:11 Oh my gosh. I didn't even pay her to say that. Well, why don't we start by you? Why don't we start a little bit by you telling me some about your life growing up and where you came from? I'd love to start with that. Because it certainly gives us places to go from there. So tell us about you.   Dr. Christine Sauer  02:30 I like what in South southwestern Germany and a typical small suburb in a middle class family. Parents were very science oriented. So I grew up wanting to be a doctor, which was my passion and still is. So I was fortunate I had to give to actually do it. And I was accepted to medical school became a physician, and a naturopath had children early and married early. wasn't a good idea. But at the time, well what do I know as a young girl. So I got married and had boys and built up a family practice with him. While I was still finishing my medical school and residency and helping him with his practice. I worked a lot and eventually we were raising the boys together with my parents that gracefully moved back to us and helped us. I opened then my own practice as a dermatologist and allergist in Germany, and that was about 9095. So it's quite a while ago. So that's the early history. And then things happened because I've worked too much as you can imagine. I burned out and my back gave because something has to give. So I ended up in chronic pain, chronic back pain. And I felt forced to give up my office. I couldn't work as i It's not pleasant as a doctor when the patients say, Doctor, I think you need to go home and rest. So I went home and rested and didn't go better. I got this very discouraged. I had to slip discs, nothing helped. And I got depressed on top of it. And it was in the middle of our immigration process to Canada, which we had started because we did not want our teenage boys to have to serve in the den compulsory military in Germany. And so, at the same place my husband, my ex husband, my former husband, I should say he was mentally stable, either. Like many doctors, he has two lives. So he ended up committing suicide. So I was left a fresh widow in Halifax Nova Scotia by myself with two teenage boys. And as you can imagine, I did no nobody. I wasn't feeling good myself. I was at One of my lowest points, and I actually went in my van and tried to commit suicide myself. And I'm grateful still today that I listened to a little inner voice in my belly that woke up, then they told me no, no, no, you don't want to die, you want to help. And it was extremely hard, the hardest thing I've ever done in my life, to actually drive myself to the emergency room and ask for help. I was extremely fortunate again, I was admitted to the psychiatric ward of the local hospital. And they kept me for four weeks and everybody that knows our hospital system in Canada, that's a long time.   Michael Hingson  05:39 It is well will tell me, you Germany to to Nova Scotia is certainly a long way.   Dr. Christine Sauer  05:52 In the world context, it's really not that far. It's about 5000 miles in miles. But it is cultural. It was a different ride, I was prepared. He knew I knew where I was going, I thought it was different. Still, I learned about black flies and things like that, that I didn't know before. But I expected it to be a nice time and didn't start that way. But in the end was a very good move and many things in life. And they like that they start miserable. You think oh my god, that's never gonna work out. In the end. That's because there is face.   Michael Hingson  06:32 You have to go where you go and where you're led to go? Well, so you were in the psychiatric ward for four weeks now? How come there?   Dr. Christine Sauer  06:43 What do you mean there?   Michael Hingson  06:45 As opposed to a physical issue? For pain? What took you to the psychiatric ward?   Dr. Christine Sauer  06:52 The fact that I tried to commit suicide. Oh, so I simply because of that, yeah, I was actually a committed. So I fought for a week, they said, even if I had wanted to leave, I couldn't. But then I said, Okay, I'll stay, I want to get better. And actually, I got some help. I was put on medication. And I got transitioned into a de hospital group therapy program, which was very helpful. And they did eques address some of the back pain, not much. It helped me a lot to adjust to the environment and deal with the death of my house, ex husband, the new world and everything that was going on.   Michael Hingson  07:34 So what did you discover from all of that?   Dr. Christine Sauer  07:37 I discovered a very important thing. And that is that even if you're extremely highly qualified and trained, deep down, you're still a just regular person. And those people that were with me in the mental hospital, that are formerly may have looked down upon schizophrenics, psychotic people going through the hallway is mine mindlessly staring out of the only window of the ward all day. I was one of them. I'm no different, I realized. And that created a humility that hasn't left me since. And I realized then and I still think that we are all the same. My dear husband, my current husband, I'm with him for 25 years. He always says, We all eat the same. We all chip the same. So true.   Michael Hingson  08:32 So what did you do when you left the ward and became uncommitted.   Dr. Christine Sauer  08:39 When I left to work, that's a good word. I became uncommitted, irrelevant. The day hospital I finished that. And then I basically struggled, I was on medication. I wasn't thinking clear. I didn't know what I wanted. I tried to reconnect with the medical community. It was very difficult here to get a license. I tried. I did the exams that they wanted me to do, I pass them, but I couldn't get a residency that they wanted, because there was nothing part time. And for somebody with chronic back pain, full time residency was impossible. So there was no me. And they had told us and Immigration Canada doesn't meet up is ridiculous when you look at it now, but that's what they did. So I basically gave up I said to myself, well, that's not going to work out what you do. So I did a little bit here pottery. I didn't like it. Then I met my current husband. stroke of luck. Very interesting story. I have to tell it sometimes because it's so unlikely. He's very different. I mean, I have a university degree postgraduate and all that he didn't even finish high school he can read or write. And he is a smartest person I know. And I learned about how people with disabilities are sometimes treated in the system, if their parents can fight for them.   Michael Hingson  10:00 What kind of disability does did he does he have?   Dr. Christine Sauer  10:04 He has a learning disability, okay? If you just can't recognize the words he can sound them out.   Michael Hingson  10:11 So it's, it's different than dyslexia. Yeah,   Dr. Christine Sauer  10:15 it's, it's maybe it's a class of dyslexia. And he tried several times, even as an adult to learn to read, nobody could help him. Because he must have one rare thing he didn't really want to get tested. Because right now it doesn't bother him anymore. As a child, he was tossed aside, put in what they call the stupid class. And not educated he was just pulled in the system. It said, he still ended up being a successful floor layer, and being a foreman and memorizing all the relationships and all this substance that that he had to know to do the job well, but it is, for my view, it is not right that you never got the support to teach you the basics that every child deserves.   Michael Hingson  11:12 So he had to learn a lot of that on his own.   Dr. Christine Sauer  11:15 But yes, he did. He guessed. He is very smart. His memory is way better than mine. And mine is excellent. He remembers everything. We went to Frankfurt the first time he went by himself. I met him in Frankfort to pick him up. So he managed it. He's very outgoing. And he met a person talk to the person and said, I know you. You went with me to salsa Elementary, we went to school together, we had Mr. So and so as a teacher, and that person looked at him and said, Who are you? And then he introduced himself? Oh, yes. That was 40 years ago. He remember the person in detail 40 years ago. Okay. It's amazing.   Michael Hingson  12:04 Isn't that something? So how long have you guys been married now?   Dr. Christine Sauer  12:08 25 years?   Michael Hingson  12:09 Wow. That's great.   Dr. Christine Sauer  12:13 He's a really good person. Not perfect, but neither am I come on.   Michael Hingson  12:20 It's it's a learning and growth experience.   Dr. Christine Sauer  12:23 Very much so. And I must really say I respect everyone that tries their best with what they're given and what they have. And in my books, they're all equal, whether they have higher education make a lot of money on man, it does not matter to a very verse of a person. And   Michael Hingson  12:49 so you met him? And how did that help you?   Dr. Christine Sauer  12:55 Meeting him helped me in many ways. For one, he was one person that actually wanted me. At that point, I needed that. But that's it. He not only that, he taught me how to speak regular English in a way that does not come on, come over, as sometimes Germans come over as a little director blind or sometimes even I'm unconscious. So he taught me colloquial English is extremely outgoing. At that point, I was extremely shy. So in this field of tension, I learned to be more outgoing, which was very beneficial. And whenever I felt miserable, he was there to be with me. And when he wasn't feeling good, I was there to be with him. And in that way, we lifted each other up, and at some point, and I was existing at not thriving, as I said, I made the decision that yeah, I was existing. I was so far, okay, I was relatively comfortable. But I was not happy. And that started the point when I said to myself, listen, you know, enough. What's missing is you have to actually do the work. You know what you should do, but you haven't really done it. So that's when I decided I want to do something with my life. And my passion my whole life, was to help others get better in any way I can help them be the catalyst for change for the better. That's what a good healer doctor does. A healer doctor never hurts anybody. They are just catalysts. And the real healing work is done by the person in conjunction with their makeup, whatever they believe that it is. And I firmly believe always that and I still do it more than then and And so then I thought, what can I do? So I did a health coaching program and I thought, okay, cool. Now everybody will want to work with me. Yeah. Doesn't. So I thought, Oh, well just put a website that people would come at doesn't work that way. So I discovered the principle of joyful failure. But at that point, it wasn't very joyful.   Michael Hingson  15:28 It's nice to be able to look back on it, but what happened?   Dr. Christine Sauer  15:32 What happened, it actually went bankrupt, because I thought out, all I have to do is put advertising out there go with business coaches, people will discover how good I am your posts, the coolness, we saying, what nonsense. It wasn't, it was wasn't true. So after the bankruptcy, I come down, I said to myself, whatever, downsize, I'm doing my thing, I go slow, one step after the other. And then I thought about what I really wanted to do. And I actually talked with another business coach that the government of Nova Scotia helped me to work with. And we together develop the principle of sparkles. And I said, Yeah, I help people that are depressed to sparkle. And what that means is to live their best life full of passion, purpose, and meaning. So then I thought, How do I really do that, and I said, forever, what I really good at is I distill all the information out there on the internet, and I distill it down. And I make it, I find out what's important, and necessary for the client right in front of me. So I called it a turnaround assessment, holistic health assessment. That's what I do five dimensional. And I said, Yeah, five dimensional health, five dimensional mental health, because it aligns with my story. Of course, I had to take additional courses as a lifelong learner, but certified in a few other things. So I can be the best catalyst for people that want to really recover, and not just live with mental health issues like depression, anxiety, and others. And that's my passion. That's what I'm doing now.   Dr. Christine Sauer  17:26 How long have you been doing this?   Dr. Christine Sauer  17:28 I've been doing that now for three, four years. And it's really starting to come together. And the more I'm doing it, the more I learned about how to actually put it out there. So people notice, because how do people find you? I always thought, Okay, you have a good program, you put it out there, people will come and then I learned about online, you have to have traffic. And that's a hard thing to get. And you don't get it, you receive it. I think that's the secret.   Dr. Christine Sauer  18:04 explain kind of what you mean by that, if you will.   Dr. Christine Sauer  18:08 I think it's kind of a little bit like any aquatic catch a dog. When you run after it, it runs faster than you can. But when you hold the treat out, they come running, you have to have a good treat. So in online marketing, what that means is you have something that people want. So basically, how do I know how people find me, I'm on profiles like Psychology Today, they look me up, they see my video, if there is a name with me, they contact me, which is fine. Or they Google a term that I created content around and hopefully they find my content, some of it is now on page one on google. I'm surprised myself and most of it is not. And of course some of it is word of mouth. But I really enjoy the technical aspect of solving riddles. I love to solve riddles of all kinds. This is what I thrive on. My favorite riddles are health metals. My second favorite making technology work for you. Say again, your favorite rental. My favorite rental are to solve health related mental health related problems and issues. Somebody comes with me with a symptom complex. Usually they have been labeled, say five or six different illnesses. So I take that all do my assessment and distill it down and say here is what's really going on. And that is one or two or three or five PE a strategy, how to solve it and get back to your optimal health. I love doing that so much. So rewarding. I should say. It's fun too. Can you   Michael Hingson  19:54 tell us a story about maybe, obviously without disclosing any information you shouldn't, but maybe a story about someone who brought you a riddle that that you solved and how all that worked out.   Dr. Christine Sauer  20:08 Let me think of someone that I can imagine, yeah, there was a family. And, to me, it was actually the mother that contacted me about the daughter. And the daughter was supposedly depressed and anxious. And that add and was on three different medication when she was 14 and struggling in school. And when I looked at the whole family, things were not going right. The parents didn't really care about what the daughter wanted, they told her what they should do. And with 14, you have to transition so and they want you to do it right. So bad and like with many families, of people have to be addressed, I have a family program to where I help people, from my failures with parenting and my experience learning about it. And the first thing I always tell parents is, you try their best, it's good enough, you'll never be perfect parent. And that alone is a relief. And they realize other parents are not perfect, either. They make mistakes, and the kids turn out fine. Anyway, my kids, and I made many, many mistakes. That's number one. And then I looked at the daughter herself, and what she was doing, what she was eating, what she was taking medication, she wasn't exercising, and she had some genetic abnormalities that predisposed her to the kinds of struggles that she was experiencing. And so I addressed those with certain types of supplements. And she got immediately better, together with the parents, we were able and herself, we were able to help her find out that it really was in her best interest to get better, because she wanted things that maybe wasn't what the parents wanted for her. So after we could align that without going into too much details, we could help her to realize she wanted to live her life, not the life that her parents wanted to live, but I like. And then she had the motivation to do the things she needed to do to get better. And I think it took her two years to get to a point where she was talking to her doctors and psychologists because I'm not against all those things. And she was able to lose most of the medication, she started exercising, she started eating much better, the whole family got healthier. That was wonderful.   Michael Hingson  22:51 How long did it take for her to be able to communicate with her parents and say, I really need to live my own life a little bit more.   Dr. Christine Sauer  23:00 It didn't take that long. I think it took four weeks, between me talking to the parents, me talking to the daughter, and then they talking to each other to realize that they both wanted the same thing, the best for the daughter. It was not just the same what the parents envision what the daughter wanted, but there was a middle ground. And that's so the case. Yeah.   Michael Hingson  23:27 So often parents have one perception. And as their children are growing up, they have another perception. But if we don't see communications, that tends to be a problem.   Dr. Christine Sauer  23:39 Oh, yeah, communication is extremely important. Whether it is in parenting, or between partners, in any relationship. Humans are communicators. And I'm still not the best, but I'm getting better. And I think that's a principle that everybody needs to pursue getting better at something every day, a little bit. And we all can do that. One thing today, get better at pick one, and get better at it today.   Michael Hingson  24:11 It's all it's all about growth and learning what you can do and, and it oftentimes is living life one day at a time, but we need to live it.   Dr. Christine Sauer  24:22 Yeah, you're right. And I talk to people and I volunteered on a palliative care unit. And I always thought about buying up people afraid of dying. Why are they afraid of that? And my answer is because I never lived. I really fear if somebody lives a full life, meaningful life for them. They don't need to be afraid to die.   Michael Hingson  24:47 Yeah, the big thing about dying as none of us have really tried it who are living so we don't know what it will lead to. I say that many times when I talk to people who think they're experts about blindness, the biggest problem went blind and says that people haven't tried it.   Dr. Christine Sauer  25:03 That's a good point. I actually did. And I volunteered for the cniv. They said, Try it and put blindfolds on me. And I tell you, it's hard when you're used to navigating with the eyes. Sure.   Michael Hingson  25:17 And that's the big issue is that even if you put a blindfold on for a few hours, and I've seen a number of organizations that tried to say, we're going to show you what it's like to be blind, we'll blindfold you for a few hours. Or now we have these dining in the dark programs that oftentimes say, we're going to show you what it's like to be blind, we're going to blind fool you, and you have to eat, but you don't get the training. And, and so the result is you really don't know what it's like to be blinded and often reinforces your fears. And I'm not saying that somebody should go off and try dying, because mostly, we haven't figured out a way to come back from that so that you can report it.   Dr. Christine Sauer  25:56 That is true. But I really feel we don't know what's after. So why should we worry about it? If we live our life fully, and to the best of our abilities, and at least try to be good people, I do not think even in any spiritual tradition, we don't have anything to fear.   Michael Hingson  26:19 Exactly. And it's something that we really need to deal with. We often fear so many things. And most of the things we fear, we don't have any control over anyway.   Dr. Christine Sauer  26:32 You're so right. And one of my mentors, they say, it's not the fear that paralyzes you, it is the avoidance of the situation that makes you feel fear. And that is very true. Because if somebody is afraid of heights, it's of sale of small spaces. It's an easy example to understand. It's not the fear that makes him his life miserable, it's that he doesn't want to go with an elevator, he doesn't want to go right through a tunnel, he doesn't even want to go in in a room where the doors are closed. Now, that is bad for your quality of life. But if you dare to go there, and then experience a fear for say, 2030 minutes, and sometimes you need help to get used to that, then you will notice the fear, lets go. And there's good methods to tune it down and train your brain to feel less fear in those situations. But it's not the fear that ruins your life, the anxiety that wants you alive, it's avoiding the triggers. Or   Michael Hingson  27:48 confronting the triggers and learning that it's not what you thought it was,   Dr. Christine Sauer  27:52 right? Especially if something like if you're afraid of poisonous snakes, and you can't avoid, if you do want to avoid that, then it's not that dangerous. The same. If you're afraid of being struck by lightning, come on, it's not that likely that you have.   Michael Hingson  28:10 But at the same time, there are things that you can do to lessen your chances of being struck by lightning. And that's what we really need to learn about. It's not so much the fear it is learning what you can to make sure that you can deal with it when it comes along. So you can be in a thunderstorm with lots of lightning around you. But if you're standing out in the middle of an open field, that puts you in a whole different situation than if you're inside a building. Or if you can't be inside a building next to a wall. As opposed to being next to a tree which is as a more likely place for you to to be in danger. But if you are in a place that lessens your chance of being struck by lightning, that doesn't mean that you're afraid of lightning, that means that you are really looking at doing what you need to do to protect yourself as much as you can.   Dr. Christine Sauer  29:09 I love that idea. Because it is such a nice illustration of the truth of life. And you know that the Serenity Prayer, to the wisdom to know the difference between what we can change and what we can change. And I mean, the nonsense would start when the thunderstorm is over, and you're still frozen in fear and on the floor, not daring to get up even though the sun has started to shine again.   Michael Hingson  29:39 Yeah, and you have to learn to it all is is part of living life. You have to learn to live life. I had a roommate when I was studying physics who told me about a friend of his who or maybe it was one of his professors who whose son was asking him about lightning because they were in a thunder Storm, and they were walking outside of their house. And he was explaining lightning and so on to his son. And they were very calm about it. And then a lightning bolt came down and struck maybe 1012 feet away from him. And he said, Okay, this is what lightning is about, no, let's just go in the house, and they went in the house. And of course, they were safe. But the fact is that you can't allow fear to overtake you. There's no need for that. Because when you do that, you blind yourself to being able to make decisions. And you forget how to think more clearly and strategically or appropriately in your life.   Dr. Christine Sauer  30:44 Yeah, you're right. It's a good point. And that's an important skill to learn. And I know you did exactly that. And you were trapped in the what was it the at first law of trade building minutes was burning,   Michael Hingson  30:56 the 78th. Yeah. And we're, we're writing a book about that. The title, the working title is a guide dogs Guide to Being brave, but it's going to be all about learning, as I did say it not to be blinded by fear. But learning how you can control fear and learning how you can deal with unexpected situations in your life. We're excited about it.   Dr. Christine Sauer  31:21 I can't wait to see that book in print and ever get a copy. Because in this world situation that we are currently facing, regardless pandemic and all changes, many people are afraid of the future. And they're fearing the worst, but we don't know what's gonna happen, and they're missing a good way to deal with it.   Michael Hingson  31:42 Well, and that brings up a point, we are, we're so surrounded by fear today. And so surrounded in so many ways, whether it's greatly so we're not by depression. Why are why is depression and why is fear so much around us today?   Dr. Christine Sauer  32:03 My personal opinion is that is very complex. Number one, the media has a very negative way of reporting relevance, because fear sets. And historically, when you look 10,000 years ago, our brain was evolved to react to fear as a priority, because we evolved to recognize fear right away and recognize events that could hurt us right away. So if you had a rustle in the woods, 10,000 years ago, it could have been the tiger that wanted to eat us. So I entered the ground. And if it was a tiger, we were prepared for a fight or flight stress mode. And then normally, after we either fought the tiger ran away or discovered it wasn't a tiger, we went back to the cave at that point, and rested and maybe had a meal, then we had collected some food or an animal or whatever. And that was a parasympathetic resting state. So we were able to switch from the fear or stress state to the resting state. And nowadays, the fear is so ubiquitous, if you pay attention to all other fear mongering all the time, we stay in a high stress state, our brain stays totally in the right state, the amygdala in the brain that recognizes the stress actually gets engraved stress, until we can turn off the stress and the stress hormones rage, and that causes chronic inflammation in the body. And that eventually wears us down and leads to depression. And that's one of the important factors in it. And that's why all the relaxation techniques, they are important, but it's not just it. But we need to learn to switch back and forth between those states, you need to be able to switch in that alert state and be stressed and get our stress. So we get used to it and learn how to deal with it. But then we have to also learn how to switch it off, go on to calm state and activates our digestive system so we can eat our food and actually not end up with the stomach problems that are very common in people that are anxious and depressed.   Michael Hingson  34:24 Of course, we haven't talked about that tiger. And is there the possibility that the tiger is more apt to try to eat us because we're afraid of it. And we never try to explore making friends with the tiger or saying I'm not afraid to you.   Dr. Christine Sauer  34:41 Hmm, that's an idea depends. If it's a highly Tiger. If it's   Michael Hingson  34:47 a hungry tiger and there's nothing else around then you you also need to say go somewhere else. I'm not going to be your meal and you're going to leave me alone or you want any more be a part of the world.   Dr. Christine Sauer  35:00 See, that is very true. And it may not work for real tiger. But if it's another human being that acts like the tiger, it usually is.   Michael Hingson  35:10 Right? I don't know, it may work for a real tiger, but it depends on the circumstances. But still, it all comes down to we we hear often, that a lot of animals can sense when we're afraid. And when we show fear, they react to that.   Dr. Christine Sauer  35:26 They can smell it, I'm convinced of that. And there are no dogs, for example, they can smell fear. And the smell is actually the only sense that is directly connected to the limbic system in the brain. Is that interesting? The owners interesting, it's not the eyes, it's not as it's the smell, the smell bulbs go directly to the limbic system without being first looked at by the prefrontal cortex that has judgment and forethought in it. You said   Michael Hingson  35:55 something a while ago, when you were telling the story about the family that you put the daughter on some supplements that helped. Tell me a little bit more about that, if you will.   Dr. Christine Sauer  36:07 I love supplements, I substituted my own psychiatric drugs over time, the supplements. But when I help people to do that, I always say never, ever go just off your psychiatric drugs, a big mistakes that cause serious withdrawal, you need to know what you're doing, you need to talk with your doctors or whatever. So that said, I myself, shoot myself over two years of all medication. And instead, I'm taking a supplement regimen, do exercises and all that but and I recommend it works very well. And my own psychiatrists can believe it. But okay. And I found that good collection of supplements of good quality together, that reasonable nutrition can make a huge difference, not just in mental health, but also in general health. But it has to play together like a well oiled orchestra. I like to compare it with an orchestra because when you look at an orchestra, the different instruments they play together well, that's how nutrition and supplementation can go together. And that's why somebody, for example, that it's a very healthy diet needs different or less supplements and somebody that it's a very unhealthy diet. Or somebody that eats a diet high in processed food or high in toxic food, or somebody that has genetic inaccurate in equities, it's different supplements in different quantities. Now, I will say when you go to listen to a symphony, you don't just want to listen to the drummer, and the first violinist they wouldn't sound good. And that's by all the scientific studies that examine one single supplement show that they don't work. If you examine one supplement it tries. I'm looking at the trauma, not a good symphony. Music does the work.   Michael Hingson  38:06 Why is it that we don't see more aspects of medicine talking more about this?   Dr. Christine Sauer  38:13 That is quite obvious. There's big, big, very powerful corporate interest behind medicine and what we see in conventional medicine very,   Michael Hingson  38:25 you're saying you're saying those drummers and violinists get a lot of money?   Dr. Christine Sauer  38:31 Yeah, so not so well sounding symphonies? Yes. They do not use or go ahead. Now, I personally call them the farmer, the agro surgical industry. And they purposefully mislead the public about what they can do themselves to get healthy and well, and what is going on, really going on. And they try actually to discredit supplements. They put fake studies out there can prove all that. I know it's true. But you won't hear that in the conventional media saying,   Michael Hingson  39:11 No, I'm sure you wouldn't. What got you started in learning more about supplements and dealing with them.   Dr. Christine Sauer  39:20 What got me started is my background in natural medicine and my interest in herbal medicine and biochemistry and the agar and general medicine. And in Germany, for example, I was able to be a medical doctor and a naturopath and certain supplements what we hear called supplements. They're accepted in conventional medicine. I could prescribe them on the German health system to my clients for example, Saccharomyces boulardii I probiotic yeast for diarrhea, it's highly effective, or certain herbs like chamomile for inflammation highly effective. Hear, it's looked down upon why? I know why. But it doesn't make sense. So that's how I got into it. And I started to research it so much that I founded my just my sister website, not long ago supplements for mental health to educate the public even more about it, that there are options. I love it. That's what I like to do best. It   Michael Hingson  40:26 is pretty exciting that you're doing some very revolutionary or unique things, at least by the standards of what we look at, maybe on this side of the ocean.   Dr. Christine Sauer  40:36 Thank you for that, Michael, I really tried to make a difference, a positive difference for myself. And for others. That's my purpose. That's all I do. That's why I am on this earth. And yes, I still live a private life, I still go for walks with my dog. But I spend a lot of my time doing research, and finding out what really goes on and how I can help clients that are afflicted with all those illnesses even better.   Michael Hingson  41:08 Well, as you are working on all of this, and you're you're obviously being pretty successful with a variety of clients, and so on, how can all of us do more to eliminate depression, and just in general, maybe become more mentally healthier?   Dr. Christine Sauer  41:33 I think the most important thing that anybody can do to improve their mental health is first to make a decision that they want to do something, and that they're not content with the state they're in. And then to do their own research, and really dig deep and find out, are there other options than what my conventional doctor tells me I have to do? He looked at me for 10 minutes, and I left with a pill, I'm not satisfied. Are there other options? More likely than not? There are and then find out what you think, might be right. And there's, you will discover there's lots of people like you, Michael and I out there that work in the personal growth field, some more or less special, specialized, some more or less good. And if you look, you will find somebody something that resonates with you, and then try it. Do your research. Is that person you want to work with? Do they have a credible background? Some coaches, I know they have a background in marketing, maybe it's not the best person to talk about your health. But there's others. There's good psychiatrist, integrative psychiatrist, Dr. Daniel Amon, I'm on his teaching team. He is one of the his colleagues hate him. I don't know why is amazing in my books, whatever. He does good work. He has an 80% success rate. That's one. But there's always options. So I always say Never give up. Look for your solution. Find your personal purpose and passion, turn off social media and TV if you need to, for a while, are limited. An hour of news a day is more than a normal person should watch. So enough. Instead, use your time to read some books. There's amazing inspirational books out there from modern authors from old authors, if you really want to go into philosophy, Seneca said everything that I say that all the coaches or the philosophers out psychologists say, already 2000 years ago, it's still the same. Just do it. The one thing today,   Michael Hingson  43:57 we we don't spend collective work, or individually, collectively or individually enough time studying and thinking. I've talked about it many times here on the podcast, we don't spend much If anytime at the end of the day, performing some sort of introspection where we even look at our day and say, what went well, what didn't go well, but more important, how can I improve all of it and listen to what our mind and our heart is telling us and then put it into practice. I've said in the past, you know, we're our own worst critics. And that's probably not the way to put it. I think maybe a better way as I've thought about it is to say, we're in the best position to really if we do it, analyze and grow based on what we analyze about ourselves and what we do.   Dr. Christine Sauer  44:50 That's a good way to put it. I really like that obviously to my clients. You are the expert for your body, mind and spirit. I can be a cat Let's see, that's all I can do. I can give you recommendations what I think might work. But it's up to you to evaluate it, decide if you want to try it, and then actually do it. I can help you to follow through. That's accountability. But if you decide you don't believe it, you don't want to do it. It's not for you, that's fine. Maybe somebody else resonates better. But do your research. And I'm a big fan every night I asked myself, what went well today? And if something is maybe didn't go, Well, I say, What can I do to make it better? Next time? What can I do to make tomorrow better for me and for others? And in the morning, same thing, I feel grateful. Gratefulness, gratitude is so important for mental health. appreciate the little things. And what blog about you can see it on Google. It is amazing. It's really helpful. It's what they do every day, I go around and appreciate things like yourself, you're wonderful person, I appreciate your minor   Michael Hingson  46:09 part of the issue of what didn't go well, it seems to me is not beating yourself up over it and going, oh, that didn't go well. That's horrible. And, and all of that sort of stuff. It happened. You no longer have control over the fact that it happened because it did. The issue is and that's the step and the leap. I think that oftentimes we don't take now, how do I keep that from happening again? Or what can I do to make that situation better in the future?   Dr. Christine Sauer  46:43 Yeah, and those are very important point. I mean, our mother already told us Don't cry over spilt milk. That's the same principle. But next time, maybe be more careful. And don't spill it.   Michael Hingson  46:54 Don't steal it. Yeah. And that's, that's fair. That's the lesson to learn, and figure out how not to spill the milk next time.   Dr. Christine Sauer  47:08 And many people don't do that. They just spell it over and over on some paper, quiet grind, right? I live over it. And then he said,   Michael Hingson  47:17 You know, we've been talking a lot about depression. And I've heard many times that depression is such an insidious thing, and you don't even know you're depressed. What do you think about that?   Dr. Christine Sauer  47:30 I disagree with it. I think when you're depressed, you know that you don't feel good. We're depressed people feel sad. They have no interest in pursuing what they usually are interested in. They think of suicide, they don't want to do anything. They have no motivation. They have trouble getting out of bed. When many people are in the borderline, and maybe some people try to call that depressed, it's really not really depressed. It's a little bit not fully living. That's what I call it existing, but not thriving. Many people are existing in this world, they're just there. They don't really live. They're just there. And they're comfortable. They think that's how life should be. And that's all life can be. And that's a sad situation. Yeah.   Michael Hingson  48:25 And they, again, it seems to me that they haven't looked for ways out of that. And does it mean they've given up?   Dr. Christine Sauer  48:38 It depends on my favorite answers, in some cases, they have given up or they have not had enough pain to affect change because to want to change you have to be in pain if you're not really in pain or you can't feel the pain because you're so over medicated. You Why should you change, you don't feel the pain. And there's actually people in physical pain, it's very obvious that are born they cannot feel pain. Those children die early. Because for example, when we have appendicitis, it hurts, and we want to change it. So we go to the doctor have surgery. If a child that can feel it has appendicitis, or it bursts and they die. So it's important that we are able to feel the pain and then do something about it. And very seldom Is there nothing we can do about it. And then maybe it's okay for Medicaid, Medicaid for short term. I'm against long term psychiatric medication except for certain. And certain exceptions. There's exceptions.   Michael Hingson  49:49 It's an interesting concept that you talk about that you can't really affect change unless you feel the pain and of course Pain can be physical or emotional or mental. And, and what can we do? Either to start to teach ourselves more about recognizing that we have pain? Or what can we do to start to teach others and help us all learn to recognize this premise of, you're not going to have change until you feel some sort of pain.   Dr. Christine Sauer  50:33 That is a very hard thing to decide. Because there's something that we call personal autonomy. That means everybody has to decide for themselves what they want to accept what they're willing to accept for themselves. I'm not telling anybody else how they should live their life. But I found that if somebody is not in any kind of pain, they don't want change. If though they don't necessarily feel happy, and pain comes in many variations like physical pain comes a slight pain or severe pain, severe pain, you go either way to the emergency room, you've broken an arm for exam, severe pain, like slight pain, it may just in each, and the same scale that you can apply to the mental realm or emotional rain realm. The slight pain would be you feel a sense of unease, something's wrong, you can't really pinpoint it, but your life is not what you think it could be. And then there's severe pain, you are so dysfunctional, and you can't do anything, you're severely depressed. You want to kill yourself, that is very severe emotional pain. There's everything in between. And some people like in my case, I had to learn the hard way. I had not been trained as a child to recognize the emotional pain. I was, I had learned to cover it up with a facade, just pretending to be happy, but a smile on my face. And then the pain had to be so bad that I nearly killed myself before I recognize, hey, I have to do something about it.   Dr. Christine Sauer  52:10 And which again, because I   Dr. Christine Sauer  52:14 just said it says then then the solution seems the only solution seems to be suicide. And I'm always saying when a young person commits suicide, that's opportunity last.   Michael Hingson  52:26 Yeah. It's It's, of course, it's sad when anyone does commit suicide. But again, that gets back to the question of how do we collectively start to teach people to recognize more that they're in pain rather than covering it up? Because it seems to me that probably a lot of time, we just encourage Oh, ignore it, it will pass.   Dr. Christine Sauer  52:49 I think the problem is often that people are encouraged our talk about mental health. And to a certain extent, I agree with that, but only to a certain extent. Because if there's no real support out there, what good is it? On the other hand, I feel we have to stop teaching our children that the world is a fairy tale, and everything is good. And you can be whatever you want to be, don't teach and that nonsense, the world is don't hurt, get them used to it, train them to learn to tolerate emotional hardship, learn, train them to learn emotional resilience. It's uncomfortable for parents to do that. It's uncomfortable for the children to experience that. But like any muscle that needs to be trained, our emotional muscle needs to be trained. It's easier in childhood than later.   Michael Hingson  53:46 Well, as you have been a coach and doing the things you have, you have also been a speaker, you've delivered TED talks, and you've also written some books. Tell us a little bit about that, if you would. Yeah, I've written   Dr. Christine Sauer  53:59 a few books on Amazon and my first book was vibrant. I know eating for vibrant health and explosive energy and I'm just rewriting it actually making it better. And I'm releasing it soon as sparkled foods that help you to sparkle, what to eat for better mental health and energy. And people can actually go to my website and pre register for the course because I released a book and pieces already in Nikos area. So I get feedback. And I wrote a book that I'm especially fond of, I call it my daily sparkle of gratitude journal to brighten your day that has inspirational quotes writing prompts questions in it to help you develop a gratitude habit. And I find that is one of the main things that if you do it will lead you to better understanding of mental health issues and to a better understanding of yourself and then oppression. creation of what can be in what life really is.   Michael Hingson  55:04 I love the concept of talking about learning to be mentally healthier in terms of that you want people to learn to sparkle. I think that's really great.   Dr. Christine Sauer  55:17 You know where I got that concept from that I was told my sparkle method. Yeah, that's really a sign that somebody is happy. When you talk to somebody that's happy and excited, and doing something that they're passionate about, that's their purpose, fulfilling their purpose, you will see them eye sparkle.   Michael Hingson  55:39 And I bet even a tiger would react positively to someone who truly sparkles.   Dr. Christine Sauer  55:45 Thank you. As a self-defense instructor, and Life Defense coach, we see many options to CREATE in direct conflict. Take any circumstance of attack and an infinite number of actions CREATE how the scenario plays out. Example, someone comes up behind you, and slips their arm around your neck. Without thinking, your self-defense instinct kicks in and you do a Reactive Hip Out circling behind the assumed attacker's grasp, and just before you break their knee with a powerful Muy Thai style kick, you recognize it's your old Uncle Fred giving you an arm around the shoulder friendly greeting. As we enter the holidays people do this sort of thing… In an instant we go from CREATING a life saving self-defense encounter to apologizing to poor Uncle Fred as you see the terror in his eyes after you retract your shin from his knee. Now you'll spend the next few hours listening to your uncle's near death encounter. As anyone can see, the outcomes of this event could have been quite different if we had followed through, and broke poor Uncle Fred's knee. We CREATED a safe outcome from what we had previously thought an attack. In self-defense there are countless options, and outcomes for every type of attack. Life also gives us countless options to every encounter imaginable, and many unexpected as well. We train our bodies, and our minds to react to certain stimuli constantly each and every day, and yet there are possibly infinite ways of dealing with the multiple scenarios of life. It is this time of year that we encourage our participants to visualize what they want to CREATE for the expected and unexpected events in their upcoming year. True that an “Uncle Fred” may surprise you, and you may want to adjust your reaction when that happens. Yet, as you CREATE your life with each interaction consider thoughtfully, intentionally CREATING what you want your life to be. You see, life is a CREATION, although people interact in that CREATION, you still get to CREATE outcomes, and meaning. Don't wait till 11:59pm December 31st to CREATE your life. Consider doing it now, because you are in charge, you CREATE meaning, and you CREATE your life. Deciding to forgo college, he worked through his twenties at a furniture store, accumulating management experience and a steady paycheck. He was checking the boxes. He looked successful on paper. But something was missing. Adventure was calling, and thankfully, Hudson was bold enough to answer. He quit his job, sold his condo, and spent the next two years exploring what he wanted out of life. His journey took him around the world to both beautiful possibilities and harsh realities. Angel Cortes grew up in Orange County, California. He struggled in school and eventually found his way into gang life. Not what you would assume of someone in the gang life, Angel chose to enlist in the Army but didn't stop there and succeeded in becoming a Ranger. He went on to serve 8 years and deployed to Iraq and Afghanistan. Angel is motivated to give back, especially to his family. It was because of his children and the promise to his wife that he chose to discharge from the Army. Since leaving the military, Angel has attended college, intending to become a registered dietician. However, this plan recently got put on hold when he was brought on as a full-time instructor with Defense Strategies Group. DSG was founded by former military special operations members who provide shooting and tactics training. Angel also started OG Pumpkin Apparel as a way of funding events to give back to the veteran community. Through these events, he is able to maintain his sense of a tribe and connection to the military. Angel is also an avid skateboarder and volunteers his time with Six Feet Above, a nonprofit helping veterans address mental health issues through skateboard therapy. Casey is many things among which social worker, mental health researcher, prison abolitionist, Muy Thai fighter, parent, advocate for others, and a partner in a relationship.  She shares in a way I wish more of us were honest about when it comes to parenting: The feedback from work and others about how patient she is paralleled with being a parent and where patience can feel like a struggle, and how It just takes so much work to be the parent she wants to be. We talk about what it would look like to be more self critical as a social worker, what it means to live out a belief within her career and practice, and the responsibility and conversation between police and social workers. Welcome to another episode of The Remote Real Estate Investor. I'm Michael Albaum. And today with us I have with me Craig Curelop who is an author, real estate investor, former BiggerPockets employee, and Craig's gonna be talking to us today about House hacking, how he did it, how you can do it too. And all the benefits it's afforded him over time. So let's get into it.   Craig Curelop, thanks so much for taking the time and joining me today. Man, I really appreciate you hanging out.   Craig: Yeah. Thanks, Michael, so much for having me on. It's a pleasure to be here.   Michael: Awesome. So today, I want to talk to you about House hacking. And I think you are one of the best versed people in the subject. And so for anyone who doesn't know you your story, can you give us a little bit of background on who you are? And kind of what you've done with your house hacks?   Craig: Yeah, for sure. So let's see, we can go back to I guess, 2016 When I absolutely hated my job, right? So.   Michael: Like so many   Craig: Like, Yeah, I think if you're listening to this podcast, you probably hated your job. At some point. If you're on the track toward financial independence, you felt some sort of pain from your job, right? Well, I felt a ton of pain. And I was like, Okay, how the heck do I get out of this? And I kind of fell into the financial independence community. But really, I found real estate investing first. I found it through. I found the idea of passive income through Tim Ferriss book. And then I found the idea of real estate investing through a friend who then introduced me to bigger pockets. And then I went down the rabbit hole of bigger pockets.   Michael: It's such a deep rabbit hole,   Craig: Oh its…  and you can't climb back out of it. Right. Yeah. And so you know, for months and months, I would be like listening to webinars, watching the podcasts and reading the books and all that stuff, just educated myself. And then in 2017, is when I actually moved from Silicon Valley to Denver to work at bigger pockets, which was like a dream come true. But then also start my real estate investing career.   Michael: Okay, that's awesome. So you moved. Were you? Did you give up a California Silicon Valley salary to take a pay cut to move to Denver?   Craig: Yeah. So all in, you know, if you include like the 401k match and all that stuff, I was making about 115-$120,000 a year in Silicon Valley. I accepted a job at bigger pockets for $65,000 a year.   Michael: Wow.   Craig: Almost a half a pay cut.   Michael: Okay. And then so then bring us up to speed. So you're working at bigger pockets, you got introduced to real estate investing. What next?   Craig: Yeah, so 2017. You know, it took me two months, working on bigger pockets to then buy a property in Denver. The property I purchased was just a mile and a half from the office. So like and walkable. It was a duplex that was totally finished. Right. You hear a lot of people in real estate podcasts be like, Oh, you got to like find the sweat equity and find the thing that needs work. Buy rehab, no, like, no, no, no, no, no. Like, no in a house hack. That is not what you want to do. You want to buy something that's turnkey, so you can move in and get it rented, ASAP. Because otherwise you're going to be paying for rehab. You're not going to get tenants. And the whole name of the game of house hacking is exactly one year later. You want to take what you saved and buy your next house hack, right. And so if you're doing a rehab and not collecting rent, you're taking away from the next next down payment.   Michael: Okay,   Craig: So that was my strategy for kind of getting some of this relatively turnkey now. So it was a duplex top bottom, one bed, one bath each unit, I was determined to make this thing cashflow, and live for free. So I purchased it for 385,000 I lived in the bottom rented out the top my mortgage payment was $2,000 a month. I was getting 1750 For the top so I wasn't quite getting it.   Michael: Start digging in couch cushions.   Craig: Yeah, that's right i mean living in this is maybe some you know, tapped into some of the my experience in Silicon Valley. I put up a futon in the living room and slept behind this curtain in room divider like cardboard box room divider thing. Slept behind that for a year while Airbnbing out my bedroom. So now that property was making me I was making $1,100 a month from the Airbnb on average. So 2850 in total rent a month $2,000 mortgage so I was making like 850 over the mortgage after reserves maybe like 600 or so. And I was living for free. Right and so   Michael: Amazing.   Craig: Yeah, that was my you know, my first story and I wanted out I want to be financially dependent, so bad that I really would do anything for it. And as at the time I was a 24 year old single guy All day, like take advantage of your situations, right?   Michael: Absolutely. Absolutely. So, looking in hindsight in the rearview mirror, I mean, is there anything you would have done differently on that first one are you like now I pretty much nailed it. Because it sounds like a home run.   Craig: Yeah. So I bought I got lucky, right? I bought in a really good area that I didn't know was that good. And you know, that $385,000 property is probably worth close to 600,000. Now, it's not over that. So and that misses, you know, we're talking four years later, four and a half years later. So like massive increase, right. But I got lucky there. And so had I know, I know now, I probably would have done a rent by the room situation, which is kind of what I did going forward after that. So I would buy a house in the suburbs, right a five bed two bath a five bed three bath live in one bedroom actually have my own private space with like a bed and a window and a closet and   Michael: Not just a curtain and a futon?   Craig: Not just a curtain, a futon, yeah. Right. And then I rent out the other rooms, they actually cashflow better, then, than the duplex did. I slept in a better place. The only downside about these suburban places is you don't get the same appreciation. So in a way, I'm happy because I got really good appreciation on this place. But, you know, at that time, I was like, Oh, you don't bank on appreciation.   Michael: So right, right. Okay, so in the rent by the room? Are you doing short term or long term rentals by the room or both? Craig: So we do long term rentals, six to 12 month leases, typically. But you can take it on a case by case basis. And just because I do a super 12 month lease doesn't mean you have to. I know plenty of people that do months a month, some people do it furnished, kind of like you know, three to six month lease on furnish finder. There's a million ways to do it. So there's not one right way. But I just liked the idea of get somebody in don't worry about it for another year.   Michael: Yeah, totally. And are you managing all the leases and the tenants and the relationships and all that sort of thing? Or do you have a property manager handle it for you?   Craig: At the time that I purchased that property? You know, this is 2018 I purchased my first rent by the room, I did do it myself, but I have since moved to property management and I no longer do it.   Michael: Okay, even when you're living in those properties, use a property manager or is this now once you move out, now you outsource the property management.   Craig: No even when I live in there, now I do the property management, right. So that's the luxury of having more real estate and getting more passive income. Right. It's that toasts things you don't like to do you just outsource because they can do better than you and you won't be doing it. So   Michael: Yeah. Have you ever seen that show Silicon Valley speaking?   Craig: I have seen that show. Yeah, not the whole thing. But I've seen probably two or three seasons.   Michael: That's what I picture you like you're like the Erlik Bachman character having all these other roommates.   Craig: Take like 20% equity of the company.   Michael: Startup incubator.   Craig: Yeah not a bad idea.   Michael: Yeah. So good. So So getting back to that first one, did you buy it very traditionally with 20%? Down? Are you were using like an FHA loan? How did you get into it? Cuz I think that's the biggest hurdle for so many new investors is this downpayment piece.   Craig: Yeah. So when I was back in 2017, when I bought my first one, the only way to do it with an FHA loan, right, like, and that's not really true. It's just the only way that I knew how to do it. And the only way that was kind of popularized. Okay, so the only way to house hack that I knew of was you buy a duplex, triplex or quad, live in one unit rent out the others. That's why the single family wasn't really on my radar. So because of that, I had to do a 3.5% down FHA loan on that first one.   Michael: Okay. Awesome. And now, knowing what you know, now, I mean, what tools you find at your disposal and your tool belt to, to get into properties?   Craig: Yeah, so I recommend if you're going to do you know, depends on your market and whatnot, but in Denver, duplexes, and triplexes. And quads are really hard to cash flow. So I really like doing the single family homes on single family homes, you can do 5%, down conventional, and what the great thing about that is, is you can have pretty much as many conventional loans as you want. And the limit is like 10, but you know, it's not one with FHA loan is just one, right. So in order to get that FHA loan back, you'd have to refinance. And it's sometimes it's hard to refinance. Because if you put in 3.5%, down, you have to refinance, such that you can pull 25% out, loan to value have to be 75%. And so I was fortunate in that property and appreciate it like crazy. I have refinanced that one, I do have my FHA loan back in my pocket now, but again, right, like in 2017, I didn't know where we'd be in 2021.   Michael: Right, right. Okay. And so just taking a total step back, I'm realizing that many people might not even know what a house hack is, give us your definition of what a house hack is.   Craig: Yeah, so the house hack house hack is the idea that you purchase a one to four unit property with a low percent down, typically 0% to 5% down, you those if you have a zero to 5% down, you're required to live there for one year. So you move in you live there for one year, and while you're living there, you're renting out the other rooms or the other units, and that rent is covering your mortgage and you're either living for free or drastically reducing your living expense, while purchasing and owning property. And you can do this every single year systematically. So you build up a decent portfolio for yourself.   Michael: That's awesome. So Craig, do you think it's the best place to start? Or could you house hack even after you have a pretty sizable portfolio?   Craig: I mean, you can have a sec anytime, right? I think it is absolutely the best place to start. Because in frankly, it's really good. Because you really can't have a better return on your 20 or $30,000. Right? Because you're you're you're purchasing, I can purchase a $500,000 property for 30. Grand, right? Between if that appreciates just 10% $50,000. Right, that's 100% return right there, that doesn't include the cash flow, the loan pay down and all the tax benefits that you get so.   So we're seeing like, we help a lot of people get into housefax. And I've done quite a few myself, and every single one has 100% or more total return on investment.   Michael: That's so good.   Craig: If you've got right, like, it's not it, I think it can be for everybody. But like, if you're Elon Musk, or Bill Gates, like, do you think they care about putting $20,000 down? Right, like they can't be bothered, right? So there are people that you know, if your net worth is in, you know, 10s of millions of dollars, then like, you know, you probably don't care, and you're probably well off enough where you don't need to buy either $20,000 or $30,000, you'd probably rather, you know, spend 300,000 or $500,000 to put your money somewhere a little bit more efficiently.   Michael: Okay. Love it. Love it. So Craig, have you now purchased traditional rentals in the traditional sense, like just pure rentals without having ever lived there?   Craig: Yeah, yep. So I have six traditional rentals in North Carolina, and I've got one here in Denver, and then two plots of land, which we're building on one of them in Florida.   Michael: Oh, man, that's frickin exciting. And you became financially independent over the last couple years, right?   Craig: That's right. Yeah. 2019 is when I officially hit the financial independence mark, and I went from a negative net worth of $30,000. But when I bought my first property to financially free and like a little over two years,   Michael: That's incredible. And so house hacking, was that the main vehicle that you were using, or did you do something else to juice it?   Craig: Oh, there was a lot of house hacking was by far the biggest thing. Probably 70% of that was because of house hacking. But I had a big student loan obligation, I had a $90,000 student loan, student loans. I think the payment was 800 bucks or something like that.   Michael: Okay,   Craig: So I had to wipe that out. And I did that through I rented my car out onto Touro, which was about an extra $700 a month, I did some Airbnb arbitrage where I rented a place for my buddy, pay him month rent each month, put it on Airbnb, and I kept the difference.   Michael: So good.   Craig: Yeah, that was probably like, maybe 10 or $15,000. Over the course of a year, we ended up getting shut down because the condo didn't allow Airbnbs. But it was good while it lastes. And then also, I got I asked my job, this is probably the biggest kind of lump sum things that I got. Is that a bigger pockets? I went and I asked my boss, hey, is there anything that I can do outside of my current scope of work, that would drive revenue and drive the business forward that I could also be paid for? Right? So basically asking for a bonus, but not just asking for it? Because I deserve it, but actually earning? Right? Like, how can I provide value to the company and then the company can be they give me a fraction of the value that I provided back? So it's a win win? And so that was another thing that I did. And I think I did that twice? For a total of, like, $45,000.   Michael: Nice. And just out of curiosity, I do. What did they say? Were they like, why would you ask that? I mean, How was that received? Because that's not a question that I hear people going and asking their bosses on any kind of regularity.   Craig: Yeah. So you know, we work bigger pockets is a was was a pretty small company at the time. And they were all about the hustle and all that right. And so I just figured, hey, it didn't hurt to ask, right? How do you be creative. And there was this project that was on the back burner for a while, but it kept wanting to get out of it kept wanting to get it out. They kept wanting to get it out. But like no one was the person to do it. And I was just asked, Hey, can I like, Can I do it? And can I get paid for it? And so what we did was the landlord forums. So we've I basically got in contact with a lawyer and every single state asked him to review our landlord forms, put them up on the BiggerPockets site for them to sell or include as part of the pro membership. And so because of because of that, they were like, yeah, we'll pay you $500 per state. So quick math, that's 25 grand. Right? And I'm like, like, Heck yeah, we'll do that.   Michael: That's incredible. So you were just hustling your your butt off for two, two and a half years and investing the whole time.   Craig: Oh, Yeah, I mean, I was saving mostly right, because I was, I was saving just everything I made from my house hacks. Everything I made from my job, I was very, very frugal, even at 40, and then those lump sum kind of bonuses and all that I would use to pay down my student loans. And you could argue that wasn't the most efficient use of my money. But my student loans were actually kind of expensive. They were like, 6%. But again, House hacks, or, you know, they never gotten in my way of house hacking. So as long as they're not in my way of house hacking, they're doing me good. And I just wanted to see that payment get removed, because like, once, once that debt is released, is just, you know, everything takes off.   Michael: You're off to the races. Yeah. So that's such I mean, such a great question. And a question that I get regularly as part of the Tech Academy is like, Hey, I've got these other debts here. And I also want to invest, where do I spend my money? First? What are your thoughts there?   Craig: Yeah, I think I think a house hack is always the number one thing that you should do. Right? And it also depends on the returns that you're expecting. So if you're expecting returns that are like 5-6-7 percent, and your loans are like 5-6-7 percent, you might as well pay off your loans, because you're paying it off with no risk. Whereas your 6% 7% is a risky six to 7%.   So yeah, there's no, there's no right or wrong way. Like I people. People have told me oh, you should have paid like you should pay off your all your debt first, before you start investing? It's like, well, no, because a house hack will make me 100%. And my student loans are at 6%. Right? That's a massive difference. I paid off my student loans in like 15 months, you know, like, I would never have been able to do that. If I was still saving to pay down my student loans. I still am paying them off today. Yeah, right.   Michael: So it's so good. It's so good. I've heard the response, a rebuttal to when suggested house hacking. Oh, but my won't cover my full payment, or I'm still gonna be paying 2500 bucks a month, whatever my mortgage? I mean, what do you say to people that have that response? Like, oh, if I don't live for free, it's it's a loss, or I didn't do it, right.   Craig: You do not need to live for free to have a successful house hack, especially if you're in a more expensive market, it's really hard to make it live to live for free. I know, I know, people that are house hacking in the Bay Area in LA in Chicago, like, more expensive places, for sure. Yeah. And they're not covering their mortgage, but maybe they're paying $1,000 a month to live in a place that would typically cost him two or $3,000 a month. So that's $1,000 in savings right there. And that's massive. So and not to mention that you're still going to get if you're in one of those big cities. You know, those cities tend to appreciate a lot faster than if you're in Podunk. Somewhere. Right. So yeah, I just think that, you know, those, get the getting that appreciation makes you very makes you very rich.   Michael: Yeah, yeah, I know one more. I'm actually about to close on my first Beriah house hack here in a couple weeks.   Craig: There you go.   Michael: Yeah, I'll we'll circle back in a couple of months. And I'll tell you how it's gone. Yeah, please do pretty soon. And so now I'm just curious. We always joke on these podcasts. They can be so self serving in going the short term rental route for the because basically it's a it's a full three two with an upstairs unit with a full adu short term rental, mid term rental or long term rental. What are your thoughts there for the house act?   Craig: Obviously depends on like where you are stuff. You're buying your place in San Francisco.   Michael: In Petaluma, so the North Bay,   Craig: Okay, okay. Yeah, I mean, if there's a good Airbnb market, and there's not rules and regulations, I would say, Airbnb will probably make you the most money. However, you know, you have a little bit more volatility, right, with summers are probably really good winters, maybe stink. You know, if there's a pandemic that hits then you're kind of screwed, right. Like, there's more, there's more risks with short term, medium term. Usually, it's like traveling nurses, they're always going to be Yeah, furnish finder. So those are good usually can charge a little bit more than on a long term. And then on a long term, obviously, everyone knows what that is so. I would say like, you should have plan A, plan B, plan C, right? So if you're gonna maybe your Airbnb in it for a couple years, while your nest egg is small to get a larger return on your investment, but then you maybe decide that you don't want to live and die by Airbnb reviews, you don't want to manage it, or you don't even want to manage a manager that's managing it. And then you're so you decide, you know, I'm going to switch it to a long term rental, and make it easy and a little bit more passive.   So yeah, whatever floats your boat. Because,   Michael: Yeah, that makes total sense. Cool, man. So now, it's so fun. We're jumping all over the place. But this is great. So turn the clock to yours, you become financially independent. I mean, you've reached the pinnacle of what so many of our listeners are trying to achieve. So what did you do? I mean, I don't see you on a beach with a Muy Thai in your hand right now. So what have you been spending your time doing over the last couple of years?   Craig: You know, I actually once I became financially independent, is when I quit my job, right? Because now I've got that buffer. a safety net. And I went in and basically started helping other people achieve financial independence through real estate investing through being a real estate agent. And so for the first year, right in 2020, I was basically just doing it all myself, I think I did, I did almost 100 deals myself that year. And I was running around like a chicken with my head cut off   Michael: That's like one every three days.   Craig: Yeah, it was nuts. It was nuts, for sure. And I was like, Okay, I'm either going to quit this, or build a team. And so we decided to build a team of investor friendly realtors in so that are all house hackers that are all investors. So we can talk topic and walk the walk, we got the vendors, we got the contractors, we're literally like a turnkey agent service, where wherever you need we guy. And we have, we're also building a really cool community of people here in Denver, of house hackers. So like, can surround like, we can all build each other up. And you know, we can all love each other. And someday, when we're all finally dependent, we can hang out with each other because no one's hanging out with a bunch of old people when you're in your 30s. Right.   Michael: I think that's the biggest problem. becoming financially independent young is like none of your friends, you don't have any homies to go play with.   Craig: you'll make friends that are financially independent, if you're in the community, if you're, if you're like achieving this financial independence, and you don't have a friend group that's doing it, then you got to find that friend group in your city, because I guarantee you it's in every city, you just got to find the people that are doing it. And then you'll find that you kind of transition away from your friends not pursuing it and hang out a little bit more with your friends that are.   Michael: That makes total sense. So now that you're an agent, I mean, how should people approach finding a house hacking friendly agent, if they're interested in doing this for themselves? Because not every real estate agent, as you know, are created equal?   Craig: Oh, for sure. They're hard. They're hard to find, right? Like you can reach out to me, honestly, we have a massive network of real estate agents all around the country that are investor friendly. So @thefiguy, you can just shoot me a message and we'll coordinate.   Michael: Awesome.   Craig: Or, you know, I think if you go on to bigger pockets and shoot out a message in the forums, that's a good place. BiggerPockets has an agent, kind of finder as well, it's pretty good. But those guys, the only my only shtick with that is you just got to make sure you've got them, right, because I'm not sure that I think BiggerPockets is vetting them, but we don't know how well they're vetting them. And so it's always so don't blame BiggerPockets if you find an agent through their site, and they suck, right, like it's still on you to vet them. And there's a handful of questions that can be asked and all that kind of stuff.   Michael: Awesome. Awesome. And I love it. I love it. So you're working as an agent, you got a full team, what's next for you?   Craig: Yeah, so we're continuing to grow the team. So we just expanded into Colorado Springs. So now we're kind of covering all the Front Range in Colorado, and we're looking to kind of just keep expanding kind of throughout the country. So, you know, we don't know where we're going next. But we're planning to, you know, hopefully hit all 50 states, and just help. You know, our whole goal is help people achieve financial independence through real estate investing. Our big hairy audacious goal is to reduce the US retirement age to 55.   Michael: So Killer.   Craig: Yeah, so if we can get enough people to start house hacking, or even just start seeking financial independence, even if it's not the real estate, you know, I think that number could easily be put downward cuz I think it's going up now. I think it's like, 67. I heard it's like, they're pushing it up. So   Michael: Yeah, I think the age that you can collect social security keeps getting pushed up. That's crazy.   Craig: Yeah, let's let's have a bunch of young, financially free retired people. So we can actually like love it, do something and change the world with our newfound energy.   Michael: With the with the time and money that we have.   Craig: Yeah, absolutely.   Michael: Yeah. That's so good. Craig, you also wrote a book, which is so humbly not mentioning, what's it called? And what can people expect to find in it if they pick it up?   Craig: Yeah, so the book is called the house hacking strategy. It's published through bigger pockets. And basically it is your how to guide in the house hack. Basically walk you step by step through the entire house hack process, whether it's finding a deal, getting the loan, analyze the deal, getting your tenants you know asking those questions like What questions did you ask your lender? What questions did you ask your realtor? Just you can reiterate your playbook for a house hack so yeah, I think I definitely poured my heart and soul into it. And yeah, it's been it's been doing well   Michael: That's great and that's available on Amazon on bigger pockets where can people find it?   Craig: Yeah, you can find it you can go to bigger pockets calm slash house hack that there you can find the book as well as other bonus material that's only sold on bigger pockets. I think I give you like the house hacking calculator. Some leases like some rent by the room type leases a couple other things and then all your purchase purchases on Amazon. It's cheaper, but you don't get all that all the sweet stuff. So   Michael: Okay. Right on. So yeah, definitely. All you listeners go check that I've read it. It's a great book. I think you really We're going to enjoy it. So Greg, I'm curious, where have you seen people go wrong with House hacking? Because I mean, it sounds great. In theory, it sounds like you can't lose. But like with every investment, there's got to be some risks and downsides. So where have you seen people get tripped up?   Craig: Honestly, like, I've never met a person that's bought a house hack that regrets it. However, I'm totally serious. Like, I, I've literally never seen it, but where I see people potentially tripping up, and they're not that they trip up, it's just that they don't make it as efficient as possible, is the kind of slack I'm trying to get tenants in. Right. And so I decided, like, once you go under, once you get past the appraisal process, like the thing is probably going to close. So get right, get, you know, get your listing up, start creating it, like the minute you close. Start, try and start trying to find tenants. And, you know, post, get your listing posted, and then go into your Facebook groups that reach out to people and ask around, hey, does anybody know anybody looking for a room? And, you know, if you're proactive and get it done, I see people renting out five, six rooms in two or three weeks. So   Michael: Holy crap,   Craig: Yeah if you're proactive on it, right? But if you're not and you think they're just gonna, everyone's gonna come to you in only three or four months. So   Michael: Yeah, yeah. And so aside from Airbnb furnish finder, maybe Facebook, where are you seeing people post their listing that gets a lot of traction? Are those really the main sites?   Craig: Those are those are big ones. Facebook marketplace is really big. You know, if you're going to rent by the room, there's roomies and Roomster, which are really good. If you're gonna do your traditional kind of rental, like if you're doing a duplex, you want to rent out a four unit. You know, Zillow, Trulia, hot pads, all those typical, typical sites. Yeah,   Michael: That's awesome. And in terms of screening tenants, I mean, I've used I live with roommates for forever. And I'm very comfortable having that conversation on how to screen a roommate. But how do you screen a tenant a potential tenant?   Craig: Yeah, so the first thing you want to do is, is basically like, so someone says they're interested, right? You put all your criteria in the listing, right? So if it's, Hey out, you know, you need a 700 credit score, clean background, clean credit, whatever, like, you got to put all your criteria listed in the in the listing, okay, hopefully, that screens people, but some people are stupid, and they just, they just request it anyway. Or they don't read it. Yeah. And so usually, if someone, if I'm getting a lot of feedback, like, hey, I want to come see they want to come see it, I want to come see it. I hold like an open house type thing.   So that way, you know, people stands you up, they're not wasting your time, right? It's like, hey, on Thursday, from five to 7pm, I'm going to be at the house, come by and see, please, and I sit there, and I just like my computer, whatever. And as they come in, I show em the house. And honestly, I've only ever once I feel this a million times, only one time have I ever had two people show up at once. So some sort of serendipity there. I don't know, maybe I'm just lucky. But and even if they do show up to people at once, it's kind of nice, because then it shows like this in competition, like whoever it was quick,   Michael: I got a rush.   Craig: Yeah. And so you know, just by seeing them in person and talking to them and showing them the house in that five or 10 minutes, you get a pretty good idea of whether you want to live with this person or not. So if they seem cool, you say, hey, like, Yeah, I'll send you an application, fill out the application. We'll go from there. And then on that application, you know, they got to do a background check, a credit check, pay stubs, land, land, past landlord, recommend, references, employer reference, all these things. And like, make sure that they meet your criteria. And if they meet your criteria, you let them in, if they don't see ya.   Michael: Love it. Love it. Man, crack. This has been so awesome. Any final tips for folks, as we're getting you out of here?   Craig: he whole point of house hacking is to get started and get started soon. Time is your biggest enemy on House hacking. So don't go and try to look for like the best you with the best value add or whatever it is right? Just like look what's on the market right now. And try to figure out what is the best deal that's on the market right now? And try to go after it. Because again, right? Like, if you wait six months and find a good deal, right? That means you can't buy your second property for a year in six months. So you're losing out on six months of appreciation, six months of cash flow six months of tax benefits, and that that compounds every year, right? So then it's like, Okay, the next one, you can apply to yours in six months. And if you like, you know, I did this analysis one time where it's like, what if someone bought an okay deal every year for 10 years, versus someone bought an amazing deal every 18 months. The person who bought one deal a year for 10 years, ends up being like a million dollars richer than the person who just buys one every 18 months, because they've got 10 properties versus like five or six.   Michael: Yeah, that's so nuts. That's so nuts. Man. Real estate is this insane vehicle when you start really getting into the weeds and running models like that. That's incredible.   Craig: That's true.   Michael: Awesome. Hello, hello, everyone, it is Lindsay Mustain and want to teach you guys a really powerful framework. And when I had this like framework just happen in my head, I realized how powerful this was. So what I want to teach you is how in five minutes, you can make a million dollars. And I know that sounds crazy. And it is a little bit but it's me. So we're kind of used to that. Alright, so I'm freaking out a little bit. And you guys, I mean, like hundreds of you asked if you could be taught this. And so I just wanted to go ahead and share with you this same process. So if you're joining me live, say, Hey, let me know that you're watching. We're going to be talking here. I'm going across multiple platforms right now. So I would love, love to get your your feedback. Alright, so I'm going to be talking a little bit about these frameworks. And the reason why I was like, I need to give you some basics in order for me to explain how five minutes can make a million dollars. Okay. And I hope this literally blows your mind. Because for me, I spent $500,000 learning it. So I hope you don't mind if I share with you just a little bit. Okay, so I want to talk to you the first like, let's just go lowest common denominator, I'm going to talk to you about the levels of education that we tend to go through. So the very first level of education that past Elementary School, past middle school, or whatever your corresponding country includes what happens after that point of light here? Okay, so the first level is high school, right? So high school level, I'm going to teach you a couple of things around the ideas of running business. Okay. So I want to let you know, you will run a business, I don't care if you're an employee or not, you are in a business, my business is called me meeting. Okay. All right. So if I understand that I'm in business for meeting and everything I do, needs to improve the bottom line of that business. That's the lowest common denominator, I need you to understand. So right at the chat, go ahead and type of meeting. So I know that you guys are picking up what I'm putting down, okay. All right. Now that we understand that we're in business, I want you to get out of the employment or fear based idea and I want you to operate as a business owner. So you're going to put on your business hat here. And we're going to talk a little bit about the bachelor's level. Okay. So your bachelor's level here. We need to talk about a few roles. Okay. So your bachelor's level, the first one is econ. Okay, so anybody know what econ stands for? It's economics. Okay. So I'm gonna actually I'm probably erase this this bachelor's meeting, we've covered that. The first thing is, we need to understand, why do we buy things, okay. Why do we buy things? And I think people get really confused, why the hell we buy things? We buy things, for one reason to solve a problem, okay? All right. So anytime that we spend money is to solve a problem, whether it's, we want our hair to be shiny, or we need to make more sales, or we need to put in a project management office, whatever it is, we're looking at spending money, it should be to solve a problem, okay? And that probably might be like a better an improvement or like, I want less wrinkles, okay, whatever it is, it's going to be to pursue the solution for something. Okay. That's the first goal. The second is the law of supply and demand. Okay. So how do we price things? That's where we get into the law of supply and demand. Okay. So supply and demand. Okay. And I promise you that, you know, a lot of these things, but the likelihood that you combine all them together is slim to none. I would think so. When we have, so let's just say I'm here and I'm in Seattle, it's I want to buy fresh strawberries. I go to the store and buy fresh strawberries. Oh, farmers aren't in season. If it was June, there would be plenty of them. But strawberries aren't in season. So am I going to demand a high price or a low price? What do you think okay, if supply is down, the supply price goes up, okay. And if supply is high demand is high, we can still have a price that's high. Okay? But if we have a low supply, we have high demand. Let's see here. You guys get what I'm saying here. Understand that whether if we have increased demand and low supply, we can do the man top dollar. That's really what I'm going for here. Okay. Now, the last thing that we need to understand is physics. Oh, yeah, we're getting into some heavy shit here on a Friday night. Alright, so physics, okay, so the law where's our the law of gravity? Okay, which says grab ba T. That's not it. What goes up? must come? Down. Okay. See down for me in the chat here. All right. So this is the bachelor's level. Okay, gravity, what goes up must come down. So we've covered a few things. One, you are in a business put on your business hat. It doesn't matter. If you actually operate a business with a business license you do. It's called me Inc. You definitely run a business. Okay. So now when we think about that, you need to understand econ, why do we buy things, we need to understand that we buy things to solve a problem. If we understand that supply, how we price things is when we when we have low supply and, and increased demand, we can demand top dollar. And the last is the physics which says that in gravity, the law of gravity says what comes up must come down. Okay. Alright. So now congratulations, you just graduated with your bachelor's degree. And probably that's about as much as you need from that if I'm honest. Okay, now let's go master's level, Masters level. Okay, so let's talk about the cycle of insanity. Cycle of insanity says. Okay, all right cycle of insanity says, If I do the same thing over and over again. Without a change in results, what am I likely to continue to get? What will I get? If I keep doing the same thing over and over and over again? Am I gonna get a different output every time? It's like saying, if two plus two equals, right, it's going to equal four. It doesn't matter how many times I run that equation. We do the same thing. Okay. So the whole point here, what is it called? When we do the same thing over and over and over again, and we expect this somehow to change? Okay, guess what it's called? It's called insanity. Okay. And credit like Albert Einstein with it. We don't have any proof that he actually said it. So that's the first one. Okay, so in order to change this, what do we have to do? Okay, yeah, sanity? Well, have you ever heard of? garbage in garbage out? In order for you to change the equation, you need to chain? The actual inputs, okay. So if you want this number to change, then you better change this number. So if we're shooting for five, then this number better change to three. So we can equal five. Okay, how many of you have been stuck with the whole point here is how many of you have been stuck doing the same thing over and over and over again, hoping to get a different result? Right, like we can hope? Let me give you an example here. I really, really am. Like, feeling like I really should be thinking about slimming down. I'm going to Hawaii here just a couple of days. Probably a little too late now. But I haven't really changed my eating habits. So do you think that I'm expecting that suddenly that I'm gonna feel really good walking around in a two piece swimsuit? Well, the answer is no. Because guess what? I was putting garbage in my mouth. So I got garbage on my butt. Okay, that's the answer what I'm trying to talk to you about. All right. Now, I want to talk to you about the law of advancement. This is a lot here. Okay. The law of advancement, okay. Which says if we want something to move ahead. There's actually a step we always said with gravity, right? That what must go, what goes up must come down. But if we understand this, the law says that we actually have to go down first, okay. This is where people get a little confused because they think, hey, you know what, I'm going to go to college. So I can get this result. Okay. So I'm going to go to college and I get this result. But in order to go to college, you're going to spend money to get this result, okay? Before if you want to jump higher, what do we have to do in our do that we have to been in order to go okay, if you actually want to take off on an airplane before that plane takes off, it actually sinks lower before it can go and before a bird can fly, guess what it falls out of a nest. So the thing that people seem to get confused of is that you don't start by going up you start by going down, down, okay, so like that's the most important thing. So it's down, then up. And then gravity says that light law will come back down. Okay. All right. And now, the last thing I'm going to teach you here, we're going quick, anybody? Are you picking up what I'm putting down? Is anybody getting this? Forget, if you're not getting it, I'm gonna call it good. Glue, some advanced stuff, and it's hard to follow, especially I get on a Friday afternoon. How many of you are getting what I'm picking up what I'm putting down? Alright. So in your career, there are different stages. Okay? All right. The very, very first stage, you need to understand if I just go over here, I'm just going to do for three levels here. Okay, so this first one, we call this, this is a tactical, okay. Okay, this is the first stage, okay, so like when I work. When I started my career, I worked like a concession stand and I served Dippin Dots back in the day. Okay. So that's a tactical job. Tactical, so we all start here, okay. Unless you you know, like you were born for like Elon Musk son, maybe. But we all tend to do one to one, right? Because we can't manage people to actually master the task. That's the first level in our career. Okay. The second stage is when we lead multiples, okay, so instead of one of us doing things, we have multiple people doing it, and we're one person over that, okay. This lead piece is what we would consider a strategic level. Okay. All right. Most of us are working towards this. So like this one, we call this an individual contributor, we call the IC inside a corporate America over here, this is a manager, okay? And so every level up until this point, the next stage is considered a manager. Okay? And then the next stage after this is what we would call a, the influencer, okay? All right. So the influencer is not like on like Instagram, what I'm talking to you about is this person inspires action. Okay. This one is given. This person here is given the responsibility, this person inspires and action. So this person is like the CEO, okay, or a thought leader. Okay, now, which one do you think pays the most? Which one do you think pays the most which level one, two, or three. So in order for you to make more money, you need to be able to influence that's the big secret. Here's people who are like, I am really good at my job, okay, great. You are either a tactical, or your manager does not mean you're going to get paid top dollar in order to go to the top of the range, you have to have influence and you can influence at this level, and you can even influence at this level. Okay, so this is the one big secret here that needs to understand now. Now, now that we have some of this going, guys, how many of you? Are you getting value out of this? Is that making sense for you? Is it making sense? Okay, I've been teaching this for a long time, but I've never put it all together for anybody. It finally came to me in my head where I was like, here's why. Here's my work, and I have a big story to tell you. Okay, now we're going for PhD, we're gonna go get your doctorate. Okay. All right. Congratulations. You're now you're now going into a docker. Why does anyone spend more money? More money? Okay, we talked about we solve a problem. Why does anybody spend more money? And I'm going to just ask the question here. Why does anyone spend more money? Like why would you pay top dollar? Like, why would you buy? Why would you buy a Tesla, when you can buy a Geo Metro? They're both cars. Why would you do that? Give me some ideas here. Some of this we've already worked on together. So I'm hoping you guys have some ideas. I'm going to give you what what that actually is okay. So specialization would probably be higher quality, okay. So you could go to your, your GP for general practitioner, or if you want to get you to to see about your heart, but you might go to a specialist because you know that they have the answer. Right. All right. Okay. Second is Yep, we've got some good answers here. Investment okay. The perceived investment okay. So this is the ROI return on investment, right, either greater, so greater or faster. Okay, greater or faster. And the last one is, so let me give you an example here. car market, um, people just so you know, there's so many things that are that are because there is not that many of them, were going to be on top dollar. So like my cars probably were like $15,000 On a good day. But right now I'm probably at $23,000 because there aren't any cars. Okay, so you see people like, they're literally ads running to buy your used car because there's not enough cars. There's not enough car. So what is that? That's a supply and demand, you guys see where I'm tying stuff in together here. Okay. Now, a supply and demand, there's low supply and an increased demand, okay? Like I really want, this is where you can buy, there might be three of something in the world. And so I want it but there's low supply, and the demand is high, which means I can demand top dollar. Okay. Now, this is where I'm going to break it down for you. How are you going to pick it up? What I'm putting down? Say yes, in the chat. So yes, I'll keep going. Okay. So if you are a business owner, and you want to demand top dollar in your business, you need to be all three, you need to be high quality. You have to have an increased perceived ROI. Somebody said proof and you need to have a low supply with a high amount of demand, okay? This in order to demand the highest dollars in your field, you need all three. Okay? And this is the secret of why candidates can get $100,000 Raise like that when they work with me. Does that make sense? Does that make sense? Here? Yep. Okay. Now let me tell you how this plays out. And this is how I teach you how a guy in five minutes I got him a million dollar job offer, say a million dollars if you want to know what the answer is to this. Okay. All right, five minutes familiar guys. I needed to give you guys the background in order for me to even teach that. Okay, five minutes for a million dollars. Okay. So I had a candidate This is when I was at Amazon. Okay, they came to me and he said, Lindsey, I can't seem to get any, any traction, right? Like I've been applying. He's messaged me on LinkedIn on LinkedIn. Savvy. So I can't seem to get any traction on LinkedIn, on LinkedIn I on your applications, by the way, that's why we don't use applications, okay. Now. He said I am. This is where he said I am a Harvard alumnus. Okay, okay, cool. Cool. Okay, not that many. That's a prize to find him in Mahabharata Lemonis. I also am a former top gun commander and former White House aide to two presidents. All right. And I was like, wow, this person might be the most qualified person I've ever heard from. But here's the thing. I had zero clue what the hell he actually could do. Okay. So when he finally talked to me on the phone, we were able to determine, because let me tell you your list of this, isn't it? So we were like, oh, like I got this and this and this and this. And here's the things we're going to do in order to get there and I can help you do XYZ, okay. And this is in a business or in a job people. It applies to both. But nobody wants to buy I'm going to Hawaii going to Hawaii. Okay. Let me tell you. When I logged in to buy my tickets to Hawaii, the pictures in the background word of this woman slaving packing the suitcase. It was a picture of the beach. You sell the fucking destination you don't sell the list of the bullshit that got you to it. Okay. What he actually did was supply chain okay. Now, if you're wondering what the hell that is, you're wondering why there's shit on the shelves. It's a supply chain issue. Okay. You ever seen those blue prime vans that are running around? That's a supply chain. Okay. But in particular, he did this really cool thing that he didn't bother to tell me about, which is called Last Mile transportation. Okay? When we were able to unveil this and just the conversation, which was five minutes at this point, I said, Holy fuck. This is the most that one. This right now is the most important skill set that exists on the planet right now. This one, this doesn't even exist right now, at the time when we were talking about this is five years ago. This doesn't exist. However, it's something that all those blue vans they didn't exist, they are last mile transportation, have you bothered to tell me that? This is what happened five minutes, it will articulate this is what the fuck I do, which happens to be again comes back to high quality premium. This is premium first class, right first class, not that many. Supply and demand. There aren't any at all. Okay, and the investment of this, this is the most important thing that we need in order to drive our business forward and Amazon premium dollars. Guess how much this job offer was worth? You should be able to know this job offer. $1 million. You're one. Yep. All right. So here's your lesson five minutes to figure out why somebody is going to pay you top dollar. Okay, so let me break it down again for you. In order for you to demand the top dollar in your field, in your career in your business, you need a few things. One, you need to be the highest quality, okay? You can't be like everybody else. It's not about Harvard alumnus about you being former top gun commander. It's definitely not being a White House, a the two presidents and even all three of those things together. That's not actually what creates top dollar you need to be premium, you need to be the first class you need to read the reason people upgrade. The second is there has to be a low supply supply and there has to be high demand, you have to be the very best in the world of what you do. How do you get that you create your own blue ocean? Okay, that's a whole other strategy. Go ahead and look at that book if you are interested. And the second is the perceived investment of what we have not the shit that you do to get there, the actual end destination has to be greater than or a perceived return and then they would be able to do it on their own. Okay, when you understand how to do that, this is why someone pays you top dollar and why in five minutes. If you understand this, you can create the hype where people will pay you six figures, seven figures to have what you bring to the table. Okay, now this is a fine art. Obviously, it's taken me this amount of time. So how many of you would agree right now this has been pretty fucking awesome. I get now why somebody is getting paid a lot more because it's not a list of all the bullshit that I can do. But the result that I get somebody, they don't buy the packing of the bags, they buy the beach vacation, they buy drinking on the beach with the Muy Thai they don't care about how you got there they care about the end result and so when you see that precede result is not that I can create a really effective sales team is that I can create an entire remote workforce that drives a multimillion dollar sales business if you understand what I'm saying say yes. People tend to be in the process where they're like well I can figure it out guys you probably can figure this out. You probably can't figure this out. I mean it only took me 20 years $500,000 And how it working with the most elite people on the entire planet. So to what end is what I say so delay is what most people are in the business of it what we mostly know is that time is actually the thing that we have the most finite not money money we can always make more money it's time okay. The ultra wealthy understand that we can always make more money but the only finite resource we have is 24 hours a day is the only resource we are issued 24 credits of we cannot take back we cannot take an advance we cannot go back and take from the past is the only thing so most people are not willing to understand to change their future they have to change the now the garbage in garbage out mindset. The 16th edition of Whe're They At features Ultimate Fighting Championship (UFC) Hall of Famer and Mixed Martial Arts (MMA) legend, Bas Rutten. Bas had a prolific career in MMA, specializing in Karate, Muy Thai, Jujitsu, Tae Kwon Do and Krav Maga. He was the King of Pancrase in Japan for years and became the UFC Heavyweight Champion, all within the decade of the 1990's. In the poor and tough streets of Odessa, Ukraine, with nothing much for entertainment, street fighting is just “what you did” as a young male. After getting repeatedly picked on and beaten up by his older cousin, Artur, aged 12, joined the local gym and trained every day for 3 years. Once a day soon became twice a day and has been ever since. Today Artur is the World Welterweight Kick Boxing Champion and nobody picks on him anymore. His fight record at the time of recording is an impressive 92 fights and 87 wins. He has only lost 3 competitive fights since 2010. Brought up alone by his mother, Artur won his first championship gold medal at 16. More fights, more wins, more knock outs (KO's) followed and then one famous night in Japan in 2006, Artur fought (and won!) three fights in one night. This incredible K1 Max victory in front of 20,000 screaming fans really launched him onto the international Kick Boxing and Muy Thai scene. Artur's initial motivations to survive became financial as he longed for a better quality of life for himself and his family. With an eye firmly on the future, Artur, now aged 33, has settled in Barcelona, after a brief stint in the Netherlands, and has his own gym by the beach to the north of the city where he trains his own young team. It’s a team which has already produced one world champion. Although still fighting, it’s more about legacy now. “It’s my business, my hobby, my life”, he says proudly. A friend of the show, Nick, talked to a cop about self defense, pressure points, and BJJ. As it turns out, the boys thoughts on this were close, but a bit off. What is a Creonte?  The boys discuss different scenarios on leaving a gym based on an emailer question and decided it just depends. As far as the new gym scenario: If your prior training is relevant to the new gym then mention it to the instructor not in a d-bag way, more just as a matter of fact I “I used to train with so and so”.. but if you trained Kung fu it has no relation to grappling arts so there is no point in mentioning it...or if you have done Sambo no point in mentioning it to a Muy Thai school...if you have done Tai Chi fucking push hands don’t tell that shit to anyone because it’s a fucking disgrace....                                              - Kroyler Gracie If there are moves I will never be capable of should I advance in BJJ?  We’re not sure if we are too broken to ever become black belts.
