Have you ever had a day where you’re so completely in the zone, so in flow, where grace touches you at every corner? A day where you’re fully present and engaged, and lose all track of time, as hour after energizing hour goes by? That was my day yesterday, and I decided to share it with you. Not because I want you to use it as a formula, or a template, for how your ideal day should go, but as inspiration and encouragement. A peek at what can happen when you’re on fire from sunup to sundown, living out your highest, fullest purpose all day long. I woke up at 5:45 am on this Monday morning, did a bit of breathwork—deep inhalations, slow exhalations—to gather myself together to go powerfully into my day. Then a 10-minute meditation. Then some lipstick and started a 6-hour coaching session with my mentor in his 10x program. It was a complete game-changer for me. Then a call with the Head Coach of our program. A call about hiring a new team member. A call about marketing plans. And on and on, each interaction filling me up more and more. It was just one amazing encounter after another, including some beautiful moments with our daughter. We finished off the day slowly, in an incredible state of reflective gratitude. I want to do big, hairy, audacious things in the world. I want to leave a dent in the universe. I want to leave an amazing legacy for generations to come. And that happens one precious day at a time. In this episode of the InFLOW podcast, I share: Powerful ideas for starting your day off on the right foot Why Jack and I are such big believers in coaching and mentorship A description of the amazing human being we’re looking to hire for our team The wins we got to celebrate with our daughter When something energizes you instead of depleting you, go for it full force. It has come to light in recent days that REX was the ‘power behind the throne’ in the Department of Justice’s lawsuit against NAR (and subsequent settlement). The suit alleged that the trade group’s rules on commissions artificially inflate the fees paid to real estate agents and put illegal restraints on competition in the market. So, what inspired the upstart firm to take its concerns to the DOJ?   Jack Ryan is the Cofounder and CEO of REX, the digital alternative to the residential real estate agent. REX uses big data and AI to provide consumers with a significant cost savings and an improved customer experience. On this episode of the Industry Relations, Jack joins Rob and Greg to explain why REX went to the Department of Justice and address the perception that his team is hostile to organized real estate.   Jack offers his take on why a commissions drop is not bad news, describing his libertarian vision of the future of real estate and how all involved would benefit—including MLSs, brokers, agents, consumers and communities. Listen in for Jack’s insight on eliminating the friction from the home buying process and find out what would have to change for REX to join the MLS.   What’s Discussed:     Why REX went to the DOJ with NAR’s ‘illegal restraints’ on competition in the market What differentiates REX from other residential real estate brokerages What’s behind REX’s decision not to join the MLS Eliminating repetitive, standardized activities to make the real estate transaction more efficient What the REX workflow looks like from a buyer’s perspective Why Jack is more concerned with changing the system than making money Jack’s argument that a commissions drop is not bad news How Jack thinks about eliminating the friction from buying and selling a home How a seller benefits from working with REX in terms of cost savings and level of service The perception that REX is hostile to organized real estate and what would have to change for Jack to join the MLS Jack’s libertarian vision around the future of real estate How REX’s AI continues to improve and Jack’s intent to make the tech available to other brokers and agents   Connect with Jack: REX Connect with Rob and Greg:  Rob’s Website Greg’s Website Resources:  Rob’s Piece on REX and the DOJ Video of Jack on Vendor Alley Jack’s Article on Real Clear NAR Code of Ethics Our Sponsors:  Cloud Agent Suite Notorious VIP

The willingness to "put yourself in situations where you don't have a clue." No Plateau - Need to put yourself in scenarios where you are inexperienced... To learn and build resilience. Why Jack shoots "one take" videos and doesn't edit --There is a focus on "getting things out there." Ship it. Publish. Take action. "The ability to publish is prioritized." You can build a bond with a teacher through their authenticity. Create and share what you're building in real time... People want to go on that journey with you (when it's real) How Jack has built such a high level of confidence in himself -- Had a great mentor who was a polymath. It was six months into being a designer... Jack was preparing to show some of his work. He framed it as "I'm not sure if this is any good..." His mentor told him, "Never discount what you're doing prior to showing it to them." Frame it right. KNOW YOUR WORK. Own the full interaction of your story. Explain how you got the answer. DO the necessary work to understand it at its fundamental level. Think as if you are going to defend your work as you present it -- "What would the worst critic say about this work?" How would I respond to that? Do your research and be prepared. That's how confidence is built. Be consciously competent about your work. Visualize Value -- Jack is a designer by trade. He has built his skills based on his previous decade working with some of the world's largest brands. He most enjoyed the strategic component of the process -- The articulation of the strategy through the use of compelling visual images. Think: How can I make this argument more visual? He helps businesses understand their value proposition He takes the same principle to consumers now with Visualize Value Leadership Development - Understand the individual components to transformation Curriculum - Organize it to a sequence of principles that build on one another. Share myths - What's incorrect Don't skip the foundation Share the problem - Don't just focus on the symptom Prescriptions can mask the symptom Help with transformation -- "Debug the code" "Excellence is the gradual result of always striving to do better." - Pat Riley As a leader, it's important to constantly set a new baseline. Consistency - "We're bad at understanding the compounding function." Resistance - Progress is a force you're pushing against. Your ability to continually push forward against the resistance is critical in your long term success. Sales - There's no scenario where sales isn't important. Sales is always a component to what you're doing whether you like it or not.

All Selling Aside with Alex Mandossian |

Imagine a fish swimming upstream. There are several fish in the world that do this, the most easily recognized would be salmon. Imagine how hard they work fighting the current to get to their desired location.  This is what happens when you upsell. You’re fighting against gravity working to pull people up your offer ladder. Instead you could be down-selling. Present your highest tiered offer first and then slowly but surely step people down and show them what happens as the price points fall away.  I’ve worked very closely with Jack Canfield, the author of Chicken Soup for the Soul, and during one of our last recessions he needed to re-evaluate his business model. Now Jack is not a natural salesman. He is a teacher. Getting him into the habit of making the offer was difficult, but it was made much easier by down-selling rather than upselling. I’m sharing the step by step process you should use to downsell and why it is so much more effective than upselling. You’ll learn:  What “down-selling” is defined compared to the upselling model Why “down-selling” is easier and works faster than upselling How “down-selling” is applied when prospecting, step-by-step People love to buy things, but they hate being sold. When you upsell, you’re constantly selling people on why they should elevate their purchase. As you downsell, you’re simply presenting them information and allowing them to choose. It may surprise you how many people opt for your higher priced offers simply because you found a way to better reveal the value of that offer!   In This Episode:  [01:33] - Hate selling? Then this podcast is for you! [05:03] - The three key insights you’ll learn in this episode. [06:44] - How down-selling versus upselling changed an entire business. [09:40] - Why Jack and Alex started working together.  [11:49] - … then Clear Path Consulting was born.  [12:28] - The difference between down-selling and upselling. [15:36] - What is a funnel?  [17:03] - Why Alex flips the funnel and downsells instead.  [21:05] - There is no motivation when you’re upselling.  [23:11] - As you down-sell you simply remove benefits as you go down the value ladder. [26:55] - Easier and faster to down-sell versus upsell because it’s organic.  [29:24] - How down-selling works… step by step. Identify your offer price levels Flip the funnel and go high to low Put a 15-20 minute video on confirmation pages with a top down view of your business Sell via “take-aways” not “add-ons”  Divulge the entire ascension model  [37:20] - A quick recap of “how” to upsell. [39:09]] - The Alexism is, “Don’t stress over setting goals you don’t achieve because they are too high. Be more concerned over goals you achieve set too low.” [39:44] - Hear a quick review of the key insights in this episode:  What “down-selling” is defined compared to the upselling model Why “down-selling” is easier and works faster than upselling How “down-selling” is applied when prospecting step-by-step [40:50] - If you’ve already given Alex a review, write down your biggest takeaway from this episode on an index card. Have you ever considered how a pandemic such as the one we're facing in today's world could drastically shift the way the world looks at and appreciates masculinity? In this episode, I am joined by Jack Donovan, author of The Way of Men to discuss masculinity and how this pandemic could reshape men and the way that the world looks at men in culture. We discuss a possible resurgence of tribalism, why many men are disconnected from leading and why ritual is essential for masculinity. About Jack Donovan: Jack Donovan has been writing and speaking about masculinity, masculine philosophy and spirituality for over a decade. His foundational book, The Way of Men, has sold over 100,000 copies worldwide and has been translated into French, German, Portuguese, Spanish and Polish. Donovan is an occasional speaker and often appears on podcasts to discuss masculinity and the challenges faced by men who want to live masculine lives in the 21st Century. He hosts a new podcast titled Start the World. He lives in the Pacific Northwest, where he has constructed an “experimental pagan ritual space” called “Waldgang,” somewhere in the hinterlands. Having been orphaned at an early age he had to come up to speed fast on home maintenance. Homeowner is more like a home steward. Lack of continuity on home maintenance information. HomeBinder solves that problem. Jack bought a house from an owner who had a binder with loads of details about the house including paint colors, receipts for work done, warranties and manuals. HomeBinder is like a drip campaign for the home inspectors in helping inspectors stay in touch with home owners. Sal reads inspiring review from listener Andy_C_B. He points out an underappreciated objective of the podcast, to inspire young people to take on big challenges. Please leave a review on iTunes. Jack’s pivot. Thought real estate brokers were the best initial channel for HomeBinder. Discovered they were not. Real estate agents actually do few transactions per year compared to home inspectors. Average home inspector does 250 to 300 home per year. Home inspectors are ideally positioned to create the HomeBinder. Jack used to dodge managing people; he’s now embraced people management in his startup. Jack Huntress thinks people management can be greatly improved to the huge benefit of our economy. When you get a high-performing team it’s glorious. We should want to go to work. HomeBinder will be in Techstars Boston this year. Inspired by Clem Cazalot of Techstars to apply. Ideas are easy, getting it right is far more valuable than being the first to do something. There was Friendster, then there was My Space and then there was Facebook. Instant success that’s taken seven years. TED Talk by Bill Gross, a very useful way for angels and founders to spend seven minutes: (https://www.ted.com/talks/bill_gross_the_single_biggest_reason_why_startups_succeed?language=en) CORRECTION: during the interview I mentioned Bill Gross, the bond genius. The Bill Gross I should have mentioned is the startup genius with the TED Talk linked above. The biggest factor for startup success is market timing, i.e. Lots of companies throw in the towel and a year later their market takes off. Why Jack decided to start a company. Jack was not a good fit at a large company; too impatient with things not being done right. First run at it was as an intrapreneur. Starting a company is like an itch. Like Jack’s need to build potato canons, trebuchets and the like. If you find yourself spending too much time on your hobby and too little time at work, you should take the hint that you’re in the wrong job. Alexander Graham Bell, inventor of the telephone was a ditherer but his future father in law was not. Filed patent on the telephone just hours prior to another person. Jack’s story about Arthur D. Little & Co. Invented synthetic penicillin, color contact lenses, inkjet printing etc. Sold at a fire sale. Biggest obstacle was raising money. Bootstrapped for four years. Jack read his family into the business he was founding, yet being a startup CEO has been a very lonely experience. Techstars is a great place to find peers to talk to. Sal recommends finding a board member/investor that you can open up to. Jack Huntress’ parting thoughts: founders need to take care of themselves. Eat well, exercise and get enough sleep. Brings to mind wisdom of Brendan Schwartz that you can’t out hustle the competition, you can only out think them. How are you going to out think the competition if you’re exhausted from working twenty-hour days? Link to the Wistia Episode

Nature doesn't make mistakes – but people sure do. So today, we welcome back a listener favorite, Dr. Jack Kruse, to discuss what is quite possibly one of the biggest mistakes that humans have made in a long time: the wide-scale implementation of 5G. Dr. Kruse’s work all comes back to the idea that light, water, and magnetism are the forces of nature that make things work – and when we screw around with those things, it can seriously affect our health and the world around us. At one point in time, technology was an oasis that protected the human race from the dangers of the environment and allowed us to progress. But now we’ve abused it. Our environment is so inundated with technology, especially in big cities, that nature has become the oasis in which we can protect ourselves from the dangers of our environment. Up until now, we could protect ourselves or rejuvenate our health, to a certain extent, by living a healthy lifestyle and minimizing the crap we put into our bodies. But Jack believes that 5G is the turning point, and there’s little to nothing you can do to protect yourself from these frequencies without getting the heck away from them... if we can.   Topics Discussed In This Episode: Jack’s exciting new venture that’s 10 years in the making: the Kruse Longevity Center Why over supplementation comes from being undereducated about light How the Kruse Longevity Center was constructed to be an oasis from EMF The only device that can detect 5G is over $100,000 – but that’s far from our only warning sign of dangerous EMFs The National Toxicology Program’s study that proves EMF radiation is linked to cancer The difference between the rollout of 5G on the West Coast vs the East Coast & Elon Musk’s role in the government’s rollout of 5G The non-linear effect of 5G (and why it matters) How the proof that we are on the cusp of a health epidemic caused by EMFs can be found in CMS and hospital data The real purpose of social media How light is being used to control your behavior, without you realizing it B12: the most important photoreceptor in our bodies Why you need to pay attention to what’s happening to people in space Why Jack believes you shouldn’t let children use phones or other technology until they’re 25 How technology stole the habitat from vegans and vegetarians Why Jack is actually optimistic about the future, not afraid – although there will likely have to be a public health disaster before things start to change for the better The lifestyle choices you can make to improve your health and protect against dangerous light and radio frequencies   More about this episode. He is a former task unit commander in the Navy SEALS with over 20 years of experience leading assault and sniper teams in Iraq and Afghanistan (that's part of the reason his book is so realistic). A pioneer of the leadership model known as open-book management, Stack is the author of two books on the subject, The Great Game of Business and A Stake in the Outcome. His expertise in using the open-book model has helped SRC Holdings Corporation start, acquire, and own over 60 businesses and created thousands of jobs since 1983. Along the way, SRC’s stock value has increased 360,000%. Jack has served as a world judge for the Ernst & Young Entrepreneur of the Year Awards Institute and as an advisor for this group since 1998. Jack designed the first ever United Way Entrepreneurial Fund to encourage innovation within the non-profit community. He has also served as a contributor for Inc. Magazine and The New York Times and has addressed thousands of audiences on the topic of open-book management. Jack is the father of five children and grandfather of six. What you’ll learn about in this episode: Why Jack believes your pattern, in terms of leadership, is defined by the early bonds you have. Jack’s early search for answers, staring out the window in school wondering who invented the hula hoop, and how it has cultivated a lifelong search for answers. The importance of perseverance. Jack tells how he felt he had failed at everything (seminary, military, education) before finding the role where he could succeed by deciding to change the business world at the age of 19. The idea of doing one more thing. How Jack was influenced by leaders, early in his career, who had the philosophy that anything he did, he could have done one more thing. Ask one more question. And how that affected him then and now. Jack’s first promotion. Where Jack believes he got his sense of urgency and his belief that he can do anything. “Mini games.” What they are and how the first one involved gambling. Why Jack believes it’s important to be the guy who makes the simplest jobs and tasks interesting and challenging. The freakout factor. What it is and why Jack believes that the faster a new person reaches the freakout factor in a new role, the better they will succeed. How he improved productivity from $44 to $78 per person by making his department the most interesting place to work in the company. By giving his workers something to shoot for. The incredible learning opportunity that comes with applying for an outrageous business loan and why Jack feels that’s a better education than pursuing an MBA. Jack’s initial responses to God-like questions from employees and how Jack was able to get them to stop asking these types of questions. Jack was able to secure a $9,000,000 loan with only $100,000 in equity. Learn how and how much it’s worth now. Hint, it’s a HUGE difference. The origination of the term, “the great game of business.” Why Jack believes your house is like a business. How Jack made it to Springfield. The employee response when Jack asked his employees to buy the company with him. Why Jack believes the concept of scalability is killing businesses. The mental transformation of ownership and how Jack’s manufacturing experiences helped him create a new way of managing the business side of his organization. How Jack came to the realization that his organization needed a system to operate more effectively. Why Jack believes that nine times out of ten when there is a problem in business it’s a systems problem that requires correcting the system rather than getting rid of a person within the organization. How creating a system, in his business, where everyone actively participated in the success of the business (and had a stake in that success) contributed to the overall success of the business at a time when so many other businesses were crumbling. Overcoming the boredom of repetition. How Jack kept everything interested by creating targets and goals, and celebrating them along the way, to avoid the fatigue and boredom that goes along with the repetition necessary for consistent corporate success. Jack’s idea of quarterly bonuses to help keep motivation and morale high and why that works better than annual bonuses paid out once a year. How Jack troubleshoots problems as they arise in his business and how his system for doing that helps him keep his organization on track no matter what’s going on in the world around him. Why Jack believes it’s important to learn to let go of problems you can’t solve. What happened when the head of Patagonia visited SRC. Why Jack believes Bo Burlingham is one of the best business writers of our time (and why I agree!). About a surprise guest that arrives just in time to usher in part 2 of this exciting interview. In this episode, we’re at the Beyond Blocks in Seoul (the "capital city"), Korea. Chris Groshong, CEO of CoinStructive, caught up with Jack Tan of Kronos Token, a platform aimed at allowed token holders to access to elite trading strategies through a built-in trading desk. Kronos helps to bridge the gap between retail untrained investors and the elite 1% who have unfair access to the majority of global wealth, where they just get richer. Kronos disagrees with this premise. To solve this problem, Kronos sources and nurtures elite investing and trading talent which opens up the skillsets and strategies of these teams to KRON holders. In addition, Kronos leverages a variety of time-tested investment methodologies to battle unstable and volatile markets and pass the value to the users. This allows investors to benefit from enterprise trading strategies which help stabilize portfolios despite market conditions. As stated on the Kronos website: We are changing the rules once and for all. All KRON holders will have a chance to access the best strategies in quantitative trading and other investments within crypto. The mission of the KRONOS project is to: Attract, foster and retain the best trading talent globally Remove access barriers to the top investments Maximize resilience of the ecosystem through the intelligence of decentralized governance Our strategies carry a range of risk and return profiles, but are generally uncorrelated from the market. This means they can profit even when asset prices are falling. We will begin with high-frequency market making and proprietary trading, but will quickly add teams to trade "smart index", statistical arbitrage, and discretionary small-cap strategies.   The Kronos token helps bring elite trading strategies to the average investor   After listening to this episode you will learn: How Jack moved to the US when he was 7 with humble beginnings What nagging problem Kronos solves for investors The limited choices and options available to the average retail investor How Kronos provides access to liquidity, market making and trade execution Why Kronos structured their coin in Taipei, Taiwan with a focus on Asian markets An example of the use cases and stories from users of the platform The future outlook and vision of Kronos in 2-3 years How Kronos uses quantitative algorithms to drive intelligent trading 24/7/365 regardless of bull or bear markets Why Jack believes in thinking long-term and creating something bigger than yourself For show notes and more please visit: LAB Radio

Follow Linda on Social Media @ Chickfitstudio on Facebook Instagram and Twitter and my website is www.chickfit.me Social Media- Elaine www.JackLanne.com Facebook - Elaine or Jack Lanne Before Jillian Michael's, Tony Horton, Kasiafit, Denise Austin, and Jane Fonda there was Jack the pioneer and "Godfather of Fitness", He is responsible for many of the fitness staples in the industry today some of which are the; protein bar, protein shake, leg extension, leg curl, cable pulleys, and so much more. Learn all about the making of this fitness icon and the wife beneath his wings, Elaine . She is 91 and rocking her age and still lectures all over the country. I love, eat, and breathe fitness, so I was beyond honored to interview The First Lady of Physical Fitness, Elaine . She is the wife of fitness legend Jack . I'm not going to lie.   I got pretty teary-eyed when I was preparing for this podcast about Jack and Elaine . Together they have created the most amazing legacy that we all still benefit from today. You know what they say; behind every great man is an incredible woman.  Elaine is nothing less than incredible! At 91 she puts us all to shame.  Elaine does full push ups, takes no medication, and is as sharp as a tack. In this episode we talk about how Elaine, the then smoker and donut lover, met Jack, The Godfather of Fitness and he changed her life forever.  Jack also had a life-changing event happen to him; perhaps that was why he was so interested in making an impact in other people’s lives.  Jack was ill as a teen and his entire life was changed from a lecture by Paul Braggs of Braggs Aminos. This was a lecture in which Jack was almost turned away because it was sold out. Paul made room for Jack and his mother right up front. Talk about divine intervention. As Jack got older he wanted people to realize that age was just a number. He set out to prove it by completing surreal physical feats, one of which was his infamous swim from Alcatraz to the mainland with his hands and feet shackled behind his back towing a 1000 pound boat at 60 years young. Jack really stood in the gap as a pioneer.  He was responsible for so much of what we see today in fitness, from creating the selectorized weight machines, cable/pulley machines, and leg extension, to having the idea for The Smith Machine.  Jack and Elaine encouraged and introduced women to the weight room, back then they were of the thinking that women belonged in the kitchen and not in the weight room. The backwards thinking was that women would look like men if they weight trained.  Also the thinking in that day was men in sports shouldn’t weight train, because they wouldn’t be able to move as fast and if they were muscle bound and that it would slow them down. Jack ,The Godfather of Fitness, was amazing from the sheer feats of physical fitness he performed, to the machines he created that still we use today.  Jack was also responsible for creating the first protein shake and protein bar.  Jack was such a pioneer and an icon in the industry and his wife was right alongside him being on the air helping him do all that he did.  She is a fabulous lady and I am so inspired by her. I met her at the World IDEA Blog Fest and it was an instant connection. She was such a gracious lady.  I took a leap and asked her if she would do a Facebook live video with me and she did. It didn't take the first time so I had to get up the courage to go up and ask her again and she was such so gracious. We did it one more time and now I’m interviewing her for a second time on my podcast. ”Life favors the bold.” 1. Move it or lose it 2. Fruits and Vegetables cleanse the system. 3. Every cell in your body is continually changing. Your body is new      every seven years. 4. Why its important to have a good gut. 5. The effect of good microbiome and a great probiotic. 6. Business Coaching with Join Up Dots

How To Make Real Estate The True Smart Passive Income My guest today, on the Steve Jobs inspired Join Up Dots free podcast interview is a man who has created huge success for himself almost from the first chance that he could. As he says "I knew from an early age that punching time clocks and working for someone else wasn't enough for me, which is what drove me into building businesses myself and being my own boss. Living a healthy and active lifestyle has always been important to me, that's why at the ripe ol' age of 21, I built my first company that coached clients on effective nutrition and fitness strategies. I began to grow my team and recruited and hired an epic sales team to keep things running smoothly. I ran a successful multi-million dollar company before I was old enough to rent a car. As soon as I realized how profitable real estate investments could be, I bought my first home as an investment. One home quickly became five, and when those five were doing really well, I just couldn't help but add more. I became obsessed with learning everything that I could about the business. Before I knew it, I had over 50 investment properties that were all performing well and the steady flow of passive income was proof of that. I was passionate and incredibly excited to tell everyone I knew about everything I learned. Today, I dedicate my time to mentoring other entrepreneurs, building my real estate investment portfolio, and helping other investors to build a brighter future through the power of passive real estate income." And now with his colleague Jeff Schechter, he is running the High Return Real Estate programme where they teach their students how to gain high return real estate opportunities that are unavailable elsewhere.   The processes of acquisition, rehabbing, placement of tenants, and management are fully systemized to deliver properties that are well below market pricing, and perform at much higher returns than you could secure through traditional sources. Sounds good doesnt it....but is it? Is it something that falls into the category of passive income, or one where you are battling with terrible tenants and hassles you wouldnt want for anyone? Well lets find out as we bring onto the show to start joining up dots with the one and only Mr Jack Gibson Show Highlights During the show we discussed such weighty topics with Jack Gibson such as: Jack shares the reasons why he loves passive income strategies and why he develops these in every way that he can throughout his business. Why it is so important to find the skills sets in others that complement each other. You just cannot build a business on your own. Why Jack admits to struggling with "never being enough" in his business a why he keeps hi vacations to a week at a time. and lastly…. All roads lead to multi-family. It seems that no matter how you get your start in real estate, the vast majority of investors come to the same conclusion: For passive, everlasting cashflow, multi-family is the way to go. Jack Bosch came to the United States from Germany in 1997 to finish his college degree. He worked in the corporate world for several years, but soon found that it did not afford the life he wanted. His visa was dependent upon keeping his job, yet the company that was struggling, so Jack was inspired to start a company of his own. Attracted to real estate because of its cashflow potential, Jack got his start flipping land. Over the course of three years, he developed a system that allowed him to do 3,800-plus deals, and he achieved financial freedom in a short time. Jack eventually moved into the single-family space, developing a portfolio of rental properties, and he finally graduated to multi-family in the last year. Today he shares the specifics of his transition to multi-family, his experience raising money for the first time, and his advice for investors who dismiss apartment buildings as an advanced strategy. Listen as he explains why he would have liked to get into multi-family sooner, and how you can get started in the space with no prior experience. Key Takeaways [2:12] How Jack got involved in real estate Constant travel for work Only two weeks' vacation Not the life he wanted to live Company struggling, many lost jobs Visa dependent on employment Desire to start own business Real estate appealed because of cashflow [4:00] Jack's start in flipping land Could sell land for seller financing Generate long-lasting passive cashflow [5:36] How Jack defines a transaction One-time cash deals (flip house, get paid once) Temporary cash (give loan, receive interest) Monthly payments (flip land for seller financing, receive down payment + monthly installments for six to eight years until paid off) Forever cash (passive, everlasting income via multi-family) [8:47] Jack's transition to multi-family Began working real estate in 2002 As of 2009, still hadn't touched rental properties (thought too complicated) Discovered houses available for $50/ft² Purchased several dozen, rehabbed and managed themselves Made mistakes (bad tenants, spent too much on rehabs) Eventually found good property managers Learned to systematize Still not hassle-free (deal with one property at a time) Realized multi-family properties provide buffer [12:52] Jack's advice around the multi-family learning curve Acquisition, sourcing, negotiation, analysis and management processes are different Look for a partner-expert to learn from Jack did first deal on 93-unit in Louisiana with experienced friend Experience was ‘hands-on MBA in multi-family' Now building own team, additional funding sources Still works with partner on bigger projects Looking to build out own portfolio as well [18:10] Jack's experience with raising money First time on multi-family deal Benefitted from having reputation in market $1.4M raised in short time Felt responsibility as steward for someone else's money [21:01] Jack's conclusions about multi-family At top of favorite investment methods list Securing good property management company is key Low risk, high reward (extremely safe investment) 93-unit property has doubled in value Recession-proof (extraordinarily low default rate) [22:48] Why Jack would have liked to start multi-family sooner Cashflow would have been multi-fold higher Single-family experience did teach building, rehab Could have gone right to multi-family with proper guidance Employee mindset, thinking small held him back Success with early investments helped grow thinking Systems in place to make business scalable Some aspects of multi-family are easier than single-family [28:20] Jack's advice for investors who dismiss multi-family as an advanced strategy Shadow a coach/mentor Mentor acts as ‘time compressor' Help with mental hurdles, analyzing numbers [30:26] What Jack is excited about Cashflow affords family opportunity to travel (Trips planned to Europe, Asia, Germany, South America) Business continues while they travel Looking to secure 5,000 units in five years Transform lives of investors (up to 16% yearly average returns) Connect with Jack Jack on Facebook JackBosch.com JackBosch.com/apartments JackBosch.com/land Mastermind for Business Owners Resources TheMichaelBlank.com Michael's Products Free eBook: The Secret to Raising Money to Buy Your First Apartment Building

Are you a mitochondriac?  If you don't know what that means, no worries. You will be after this episode. Today's guest, Dr. Jack Kruse — neurosurgeon, mito-hacker, and author of Epi-Paleo Rx: The Prescription for Disease Reversal and Optimal Health — joins me on today's episode as we delve deep into the science of light, water, and magnetism. Today's episode is long and dense. And the show notes... are even longer and perhaps more dense. Jack and I talk water quality, electromagnetism, and why light — or better yet — human photosynthesis — may be more important than food. But I think my favorite part of this episode is when I hit Dr. Kruse with a not-so-brief round of rapid-fire questions hidden near the end. So be sure to stick around. Full disclosure: I forgot to plug in my fancy-pants podcaster mic and the sound quality isn't what it should be. But sue me. What was I going to do? Tell Jack to start over? I don't think so. But in today's episode you'll learn:  Why the time of year and the light you eat under may make food toxic, How WiFi effects carbohydrate addiction, The three essential pieces of equipment Jack recommends everyone buy, and... Much, much more. Subscribe on  iTunes | Stitcher Radio | Google Play | SoundCloud Episode Breakdown Jack discusses what sets his online work apart from the rest of the ancestral health community Jack breaks down what Quantum Mechanics is and how that affects the planet’s food web Why Jack says light is more important than food Why people are addicted to poor light environments Jack discusses how frequencies of light effect our bodies on a cellular level Why proteins, carbohydrates, and fats are linked to light frequencies (340hz) and mitochondrial health Why Jack was mocked by a doctor at Paleo FX for eating a banana How the time of year and the light you eat under can make food toxic What Jack says made his work controversial Why Jack pushes people to ask for a farmer’s growth chart at farmer’s markets Why farmers want to show you what’s seasonal for your latitude and location The problem Jack sees with the ancestral health and paleo movement Why doctors are quantifying zip codes and how they’re related to mitochondrial dysfunction  Why Jack says people on LCHF (low-carb high-fat) diets plateau Jack describes why LCHF in a strong UV light environment is an absolute mistake The change Jack wants people to understand Why people in the stroke belt have so many problems with eye diseases Why Jack has found people in the Gulf easier to deal with than people in Nashville Why health gurus need to understand the way they deliver their message is part of their problem (it’s not their words) Why non-native EMF and blue light can raise blood glucose and insulin Why Jack says vitamin D levels are so low in San Diego and LA What is a mitochondriac?  Jack’s prescription for anyone who spends most days under fluorescent lights Why you need personal context when describing your health with Dr. Kruse Jack describes the big elephant in the room Why big names in the paleo industry are spending big bucks on lab work Why it’s easier to learn about light, water, and magnetism today than it was 12 years ago One reason why research biochemists and research scientists in the paleo community get upset with Dr. Kruse What happens to our health when we go from 1g to 5g networks Jack shares a story of one of his students and the ill-effects of WiFi How WiFi effects carbohydrate addiction Jack describes non-linear and the duality of light How an electron spin determines free radical signaling How power lines change the electromagnetic field 90,000 kilometers above the earth Why Jack says drinking Malbec wine and eating blueberries on the beach in Mexico wouldn’t have effected James  Why is food a half-truth? Alas, poor Yvonne.  Show Notes:  Main Topic: Spare Parts, with special guest Jack Graham. An inaccurate summary? Shana's introduction to the Fifth Doctor and Nyssa. "Beige." The Young Davison versus the Old Davison. Everymanish Davison. Headcanon. Why Jack picked "Spare Parts." Mark Platt's worldbuilding through dialogue. The Cybermen as a concept versus the on-screen reality. A story about the Sam Sealeys. The Doctor haunts the perimeter. Shana needs to ask culturally British questions. Yvonne. Human beings rendered as material. Cultural confusions. Self-described versus self-confessed. Space Communists. Jack goes off. "Qlippothic." Cybermen versus Borg. Dog food. The capitalist-totalitarian state. Big Finish creates rich narrative texts. The original design of the Cybermen. Ill-used Cybermen. Capitalist/Communist/Fascist. "Like a road accident." The limnality between human and robot. Crying Cybermen. Bandages. The mixed blessings of vidfire. Shana doesn't do titles. Willing suspension of disbelief. Thrown out of orbit. Looking forward to cyberconversion. Natural and real. Institutionalized genocide. Uniforms. A reference to Nixon? Jack doesn't play games. Sexy words. Double bind. The problem with Attack of the Cybermen. Jon Stewart and J.J. Abrams. Ranty Shana. A Bit of Fry and Laurie. The Doctor does not really exist. The Doctor as the origin of the Cybermen.
