Author Nancy Johnson joins us to discuss People of Means, our February Book Club selection for Black History Month, a powerful, moving dual-timeline novel.Nancy Johnson joins Book Gang to discuss her richly layered second novel, which explores race, class, ambition, and resistance in 1960s Nashville and 1992 Chicago, offering readers a perfectly baked reading experience for Black History Month. In this deeply thoughtful conversation, Nancy reflects on writing a novel that spans decades—from the Jim Crow South and the Fisk University protest movement to the corporate corridors of the early 1990s and the aftermath of the Rodney King verdict. We talk about generational inheritance, the pressures of Black excellence, and the quiet, everyday decisions that shape history just as much as headline-making acts of protest.Nancy also shares what it was like to speak at Fisk University, a moment that mirrors the heart of People of Means, and how beginning her fiction career later in life shaped both her confidence and her creative freedom. From navigating second-novel pressure to crafting two distinct voices for Freda and Tulip, this conversation offers insight into both the craft of writing and the moral questions at the center of the book.In this enlightening conversation, we explore:

339: Dual Agency Gone Wrong

Hustle Humbly

Play Episode Listen Later Feb 2, 2026 57:34

We've talked about dual agency a lot over the years. We've shared why it can work, when it feels straightforward, and how staying factual and neutral has always been the goal.    In this episode, Alissa shares a real transaction that happened a while ago where dual agency went wrong. And although a lot of time has passed, the lessons still matter.    Things didn't fall apart because of a bad inspection. Not because of shady advice. But because of trust, distance, emotions, and a perfect storm of circumstances that turned a clean deal into a full-on gut punch.   We're walking through the entire story from start to finish so you can hear exactly what happened, what we would do differently, and the lessons every Realtor can take from it. Even if dual agency is illegal in your state, there are still big takeaways here around inspections, communication, and how quickly things can unravel when buyers don't feel secure.   Here's what we cover in this episode:   Why dual agency felt simple… until it didn't How out-of-state buyers and trust issues complicated everything What happens when buyers skip the inspection (and won't FaceTime) Why a clean inspection report can still kill a deal The emotional toll of representing both sides The social media post that officially ended the relationship What we would change next time How to protect your professionalism when things go sideways   This episode is honest, vulnerable, and very real. It's podcast therapy, y'all. Take what works, leave the rest, and let this be your reminder that even experienced Realtors can get humbled. Key Quotes & Takeaways "I genuinely believe I handled it right, but dual agency made it impossible for them to hear me." -Alissa "Sometimes you do everything correctly and it still goes wrong." -Katy "A clean inspection report doesn't matter if trust is already broken." -Alissa "This is why residential real estate is emotional, not logical." -Katy "This was my karma moment, and I will never forget how it felt." -Alissa Products, People & Previous Episodes Mentioned: Email Templates 101 Agent Systems 101 FREE Database Template Want to toast someone on the show? EraNova Metals' Dual-Path Critical Minerals Play with $30 Million Infrastructure Advantage in Canada

Interview with Meredith Eades, President & CEO of EraNova MetalsRecording date: 23rd January 2026EraNova Metals represents a compelling asymmetric investment opportunity in the critical minerals sector, combining an advanced-stage molybdenum development project trading at a substantial discount to peers with emerging high-grade silver exploration upside that remains unrecognised by current valuation.Under newly appointed President and CEO Meredith Eades, EraNova has repositioned around a dual-path value creation strategy centred on its 30,000-hectare Ruby Creek property in British Columbia. The company's 433 million pound molybdenum resource benefits from $30 million in existing infrastructure, historical feasibility study and environmental approval, and simple metallurgy requiring straightforward processing. Working with engineering firm Tetra Tech to advance toward preliminary economic assessment, EraNova is updating project economics to reflect improving molybdenum market fundamentals with minimal additional drilling required due to comprehensive historical work. The valuation opportunity is striking. At approximately $10 million market capitalisation, investors acquire the Ruby Creek infrastructure at 33 cents on the dollar before accounting for the molybdenum resource itself. Trading at 2.5 cents per pound of molybdenum in-ground versus comparable developers at 5-35 cents, EraNova presents potential for 2-14x re-rating as the PEA demonstrates project economics and strategic partnership discussions advance. Management has confirmed active interest from potential partners exploring joint ventures, strategic partnerships, and offtake agreements—structures that could fund development whilst preserving shareholder value. The exploration dimension provides additional upside optionality currently ignored by market valuation. A 1,585-pound bulk sample from the Silver Surprise zone yielded a 14.3-ounce silver bar through simple crushing and gravity separation, with grades of 4,200 grams per tonne silver and 95% recoveries. Three parallel surface veins extending up to 180 metres offer compelling drill targets, whilst strengthening silver prices above $30 per ounce enhance the economics of potential direct shipping ore scenarios. This near-term revenue generation potential offers an anti-dilutive funding mechanism for continued exploration across seven distinct mineralised zones showing copper-gold-silver-tungsten potential.Management's capital structure and alignment merit investor attention. The operations manager and chief geologist both hold significant equity positions and work without cash compensation, ensuring decisions prioritise shareholder value creation. The autumn financing round came together efficiently with participation from both long-term shareholders and new investors, demonstrating market confidence in the strategic vision whilst maintaining the company's stated focus on execution and disciplined capital allocation. The macro backdrop supports both elements of EraNova's investment thesis. Molybdenum serves critical functions in high-strength steel alloys for infrastructure, pipelines, and construction, with emerging demand from offshore wind, nuclear power, and hydrogen infrastructure supporting steady price improvement. Government emphasis on domestic critical mineral production in stable jurisdictions enhances the strategic value of Canadian molybdenum supply. Simultaneously, silver benefits from monetary uncertainty, industrial demand growth, and supply constraints. For investors seeking exposure to critical minerals development with precious metals exploration leverage, EraNova presents compelling risk-reward at current valuation. The combination of near-term PEA catalyst, potential strategic partnership announcements, 2026 exploration results, and substantial valuation discount to peers creates multiple pathways for value recognition as the market adjusts to the company's repositioned focus and demonstrated progress on both development and exploration fronts.Learn more: https://cruxinvestor.comSign up for Crux Investor: https://cruxinvestor.com

In this short podcast episode, Bryan covers the history of the great heating debate: furnaces vs. heat pumps or combustion vs. compression. He also gives a breakdown of each other's strengths and gives his two cents on the winner of the debate. Fire kept humans warm for much of history, but engineers developed a way to move heat by manipulating refrigerant pressures. Early heat pumps got a bad rap because they didn't live up to the hype; they had frequent operational issues, didn't heat effectively, and were largely unable to be serviced effectively by technicians. However, heat pumps have evolved and now outperform furnaces in many areas. Ones with COPs between 2 and 5 can be anywhere from 200-500% efficient in terms of watts in, BTUs out. They also have many safety benefits over gas furnaces, including no risk of flame rollout, carbon monoxide poisoning, and gas leaks; removing the gas meter and all its risks entirely is a possibility.  Nevertheless, some people still insist that combustion is king due to its comfort, as furnaces' heat is more intense than that of heat pumps. Furnaces also require little electricity, making them more sensible in markets with weak or dirty electrical grids. Combustion appliances also only need to work part of the year, meaning they run fewer cycles and experience less mechanical wear over the same period of time as heat pumps (thus may have longer lifespans). Dual fuel allows you to get the best of both worlds; it allows the heat pump to handle the cooling and most of the heating for the energy efficiency benefits, and the furnace can step in when more intense heat is needed. Ultimately, the "winner" of this debate, at least to Bryan, is the most sensible solution for energy costs, safety, comfort, and reliability; the real answer will depend on the climate, infrastructure, and other factors.   Have a question that you want us to answer on the podcast? One month. That's approximately how long before Rob and Michele Reiner were killed that Nick's schizoaffective medication was changed. According to the TMZ documentary, Nick complained about weight gain. The medication was adjusted. Sources say it still isn't working properly in jail.Nick reportedly admits he killed his parents. He's not contesting that. What he allegedly doesn't understand is why he's incarcerated. According to sources with direct knowledge, Nick believes his imprisonment is part of a conspiracy against him. Whether that's genuine psychosis or strategic positioning for an insanity defense is the question that will define this case. His family spent years — and enormous resources — trying to answer the same question. Eighteen rehab stays. Dual-diagnosis treatment facilities that cost a fortune. But Nick would only stay 30 days at a time. Long enough to detox. Never long enough to address the mental illness underneath. His own father told people that experts repeatedly warned them Nick was "lying or manipulating them."Retired FBI Special Agent Jennifer Coffindaffer analyzes Nick's movements after the alleged murders. He checked into a Santa Monica hotel. The next night, he was wandering near USC. What does that behavior pattern tell investigators? Coffindaffer also examines the sealed autopsy reports, the missing murder weapon, and years of wellness checks at the Reiner home that documented a pattern leading to tragedy. The surviving Reiner siblings have reportedly indicated they don't support seeking the death penalty. Prosecutor Habib Balian — known for the Menendez brothers and Robert Durst cases — is leading the prosecution. Legal experts say this case won't reach trial for at least two years.Nick Reiner is mentally ill. That's not in dispute. The dispute is whether twelve jurors can determine something his own parents never could: when he's sick and when he's performing.#NickReiner #RobReiner #MicheleReiner #ReinerMurders #Schizoaffective #InsanityDefense #JenniferCoffindaffer #HiddenKillers #TrueCrime #MentalHealthJoin Our SubStack For AD-FREE ADVANCE EPISODES & EXTRAS!: https://hiddenkillers.substack.com/Want to comment and watch this podcast as a video? The company's growth trajectory accelerated dramatically following its February 2025 acquisition of the McCreedy West copper mine from KGHM International, expanding its workforce from 25 to over 200 employees while establishing cash flow positive operations.McCreedy West reached a critical operational inflection point in Q4 2025, achieving three simultaneously active stopes that enable consistent production. The mine currently focuses on the high-grade 700 copper zone, though CEO Jason Jessup indicated the company is evaluating a restart of the Intermediate nickel zone if prices sustain above $7.75 per pound. This operational foundation positions the company for sustained cash generation in 2026.The company's Levack mine presents perhaps the most exciting near-term opportunity following the August 2025 R2 zone discovery. Results showed spectacular high-grade copper and precious metals intersections, with many delivering multiple ounces of precious metals alongside significant copper and silver grades. The geological team describes R2 as the upper branches of a system that could lead to much larger mineralisation at depth. A preliminary economic assessment expected in Q3 2026 will evaluate a dual-access strategy using both ramp and existing shaft infrastructure.Meanwhile, Crean Hill advances toward a prefeasibility study in 2026, with grid power connection and permanent dewatering infrastructure progressing. Unlike typical development projects, Magna has secured definitive offtake terms with Vale and favorable indications from Glencore based on bulk sample metallurgical testing, providing unusual commercial certainty. With over 500 square kilometers of prospective ground, $50 million in treasury, and proven M&A capabilities, Magna has positioned itself as the natural consolidator of non-core Sudbury assets. The company's polymetallic focus across copper, nickel, platinum, palladium, gold, and silver provides commodity diversification while capitalising on one of the world's most prolific mining districts.View Magna Mining's company profile: https://www.cruxinvestor.com/companies/magna-miningSign up for Crux Investor: https://cruxinvestor.com

In this episode, Sharlee Dixon is joined by Dr. Joshua Hall, FAOAAM, to examine what it truly takes to rehabilitate substance use disorder at the moment people leave incarceration, when the risk of overdose and recidivism is highest. Dr. Hall is the Medical Director and Senior Quality Officer at Crossroads Treatment Center and Chief Medical Officer at The Phoenix Center in South Carolina. Dual board-certified in Family Medicine and Addiction Medicine, he has dedicated his career to advancing compassionate, evidence-based care for individuals with substance use disorders, particularly those involved in the criminal justice system. Drawing from his clinical experience and personal journey, Dr. Hall shares insights into South Carolina's innovative soft re-entry model, a program that begins engagement during incarceration and continues seamlessly after release. The approach combines medication-assisted treatment, peer support, and continuity of care to intercept relapse, reduce recidivism, and support long-term stability. Play Episode Listen Later Jan 6, 2026 20:23

In this short podcast, Bryan answers a question submitted to HVAC School by an aspiring licensed architect who wanted to learn more about the many different types of HVAC systems. The three main buckets of HVAC systems are air-to-air, water-source, and air-to-water. Air-to-air systems move air around to remove heat from one space, and that heat is rejected to the air somewhere else. Water-source systems move water around the building and use water as the heat rejection medium. Air-water hybrid systems condition the load with water and may use air for ventilation; water or air may be used as the rejection medium. Systems may be direct-exchange (DX) and may transfer heat directly to refrigerant, or they may flow the air or water over a coil with water or glycol, utilizing a secondary fluid. Systems may also have separate indoor and outdoor architecture (split systems), or all components may be rolled into a single box (package unit). Package units include window units, PTACs, and RTUs. When it comes to forced-air systems, constant air volume (CAV) systems maintain the same volume of airflow (though the temperatures will change). Variable air volume (VAV) systems use one stream of cold air in a main duct, and each zone has a VAV box that functions as a damper to control zones individually. Dual duct systems have one cold duct and one warm duct that run parallel to each other and mix at each zone. Packaged rooftop units (RTUs) are self-contained with ducts that run down into the space and are common in retail spaces. Air-to-water systems use fan coil units (FCUs) fed with chilled or hot water. Air moves locally inside the space, so there is less ductwork and good zone control, but there are many units to manage. Chillers make chilled water, and that water is pumped around the building and sent to individual air handler units (AHUs). These are highly efficient and have large amounts of piping. They need mechanical rooms and dedicated personnel to maintain them. Variable refrigerant flow (VRF) systems are DX systems that are becoming more popular and consist of multiple indoor units with one or more outdoor units. Some of these can be used for heat recovery, meaning one space can be cooled while another is heated. Heat pump types include air-source, water-source, and ground-source. Air-source heat pumps absorb heat from the air via one unit and reject it via the other; the outdoor and indoor units can swap functions. Water-source heat pumps are common in commercial applications and have multiple heat pumps tied into a water loop that tries to stay within a given temperature range via boilers and cooling towers. Ground-source or geothermal heat pumps pick up heat from the earth's stable temperature and are highly efficient, but they have high installation costs. Passive systems come in all sorts of varieties and reduce the HVAC system's loads but don't replace HVAC systems in North America. Rio2 Limited (TSX:RIO)- Dual-Asset Strategy Delivers Gold Production and Immediate Cash Flow

Interview with Alex Black, Executive Chairman of Rio2 Ltd.Our previous interview: https://www.cruxinvestor.com/posts/rio2-tsxrio-approaching-january-2026-production-targeting-20000tpd-ramp-up-7959Recording date: 23rd December 2025Rio2 Limited (TSX:RIO) represents a compelling investment opportunity at the critical inflection point between development and production, with first gold pour from its Fenix heap leach project in Chile scheduled for January 2026 whilst the recently acquired Condestable underground copper mine in Peru contributes immediate substantial cash generation. The dual-asset strategy directly addresses the binary risk inherent in single-asset junior companies whilst providing diversified exposure to both precious and base metals during favourable pricing environments characterised by gold exceeding $4,500 per ounce and copper benefiting from structural supply constraints.Management delivered the Fenix project on time and on budget at $150-160 million total capital expenditure, representing modest capital intensity for a gold operation of this scale. The operation targets 60-70,000 ounces during the 2026 ramp-up year before reaching steady-state production of 100,000 ounces annually by 2027 at nameplate throughput capacity of 20,000 tonnes per day. Critically, the starter project represents only 1.7 million ounces of the property's 5 million ounce resource base, which was defined using $1,800 per ounce gold price pit shells, creating significant reserve expansion potential in the current $2,600+ pricing environment. Systematic exploration drilling commencing in 2026 targets resource growth potentially reaching 5-7 million ounces by the late 2027 feasibility study for phase two expansion. The December acquisition of Condestable fundamentally altered Rio2's financial trajectory and risk profile. The transaction added 10 years of proven and probable reserves, unusual longevity for any producing operation that eliminates near-term reserve replacement pressures. The mine produces 27,000 tonnes of copper equivalent annually (60 million pounds copper) at current throughput rates of 8,400 tonnes per day, generating clean concentrate grading 80% copper and 20% precious metals. At current metal prices, Condestable generates over $100 million in annual free cash flow after taxes with sustaining capital requirements below $10 million per year, creating an 8% annual cash yield on Rio2's $1.2 billion market capitalisation before considering Fenix's contribution. The combined operations project to generate $150-175 million annual free cash flow once Fenix reaches steady-state production, providing capital to fund organic expansion at both properties without equity dilution. Condestable offers clear expansion pathway from 8,400 to 12,000 tonnes per day throughput (40% increase) with study underway, whilst the underexplored 45,000-hectare land package surrounding the mine provides blue-sky resource growth potential that previous private equity owners neglected in favour of cash flow extraction.Management's 25-year Peru operating history and successful prior mine development through Minera IRL validates capability to navigate Latin American permitting, community relations, and operational challenges. The successful $205 million financing with $800 million total demand (4x oversubscription) demonstrates institutional confidence in the execution track record and strategic vision. Rio2 currently trades at approximately 2x EBITDA on Condestable alone, before attributing value to Fenix production or substantial organic expansion potential at either asset. Comparable producers in the 100,000+ ounce gold and 50+ million pound copper production range typically trade at 4-6x EBITDA multiples, suggesting significant valuation convergence opportunity as quarterly production reports validate operational performance through 2026-2027.Management explicitly positions Rio2 as an active consolidator building toward eventual corporate transaction within 3-5 years rather than perpetual operator, with Executive Chairman Alex Black noting "we're not building a company for the next 20 years" but rather "taking advantage of the situation, the time, the metal prices and building something up that is very very valuable." G Mining's $8.5 billion valuation whilst operating two assets provides reference point for Rio2's potential valuation trajectory, representing 7x current market capitalisation as the production platform matures and demonstrates consistent operational execution across both jurisdictions.View Rio2's company profile: https://www.cruxinvestor.com/companies/rio2-limitedSign up for Crux Investor: https://cruxinvestor.com
