Is the increased information about property litigation that the Maharashtra RERA provides affecting housing prices? They had a unique role in the great monotheistic religion. The Jews were supposed to reflect morality to the world. Israel was to witness to the name of God. When they talked about the name of God and witnessing to God's name, that does not mean that they were to let everybody know what they called God, "Yahweh." Ans: >Impact of the extended lockdown could have been much worse for the real estate sector >Recovery was substantial in a short period of time Q: When you say recovery, are you talking about the residential sector or commercial space? Ans: >Recovery witnessed in all segments of real estate >Recovery in the residential sector started picking up first, because of the pent-up demand >Low interest rates also drove demand in the residential sector >India's office market is primarily driven by technology firms Q: In your recent outlook report, you have charted a growth-path for Indian real estate in 2022. Are you betting on commercials more or on the residential space this year? There has been a buzz that construction material prices are going up. Do you see real estate prices going up in the near term? As they're walking and talking they realize that Rera seems to be assimilating more and more of their language. Deck believes that they are learning from Reggie. When they enter the building they can see it's outfitted as a large community mess hall. Unfortunately what's for dinner looks suspiciously like cat food. Luckily Reggie is able to use his lucid dreaming to make the food palatable. During the meal a cat person on the other side of the room is staring the group down. When they takes notice the cat person climbs up on the table he is sitting at and then begins to levitate while yelling at them in Chingsi. Rera starts yelling back and M’Chamra, the other cat, goes outside while Rera is telling them that M’Chamra wants to fight to the death. This is causes no small bit of consternation for Nash and Reggie while Deck pragmatically suggests just shooting the cat. Things escalate as M’Chamra begins hurling poorly constructed insults at Reggie. Reggie tells Rera that they will just leave and Rera flamboyantly throws himself on the ground and says he will die. At which point all of the cat people begin hysterically laughing and throwing stuff at each other. Using that as their cue Reggie, Nash and Deck grab the moving trees and head back to the Bago. When they get there they find the door open and everything is quiet. While they are debating the best course of action to cat people come up to the vehicle and start banging on the door. Nash tries to communicate with the cat people but is unable to understand them. It does sound like they are trying to repeat words that he’s saying though. Reggie takes the lead and throws them a yarn ball and they love it. The more Reggie talks at them the more words they begin to pick up but to make things easier Reggie uses his lucid dreaming to try and create a universal language. It works, partially, and Reggie is able to communicate with the cat people. The longer Reggie, Nash and Deck are there the more they realize that the cat people seem extremely “scattered”. Nash has a bit of an existential crisis as they’re talking things through and is hit with the realization that maybe this dream world is the projection of cats on Earth. He fears that Jasper may be insane. Deck has his own crisis as he realizes that there is no network to connect to, he is completely isolated and the physics of this world are wrong. They follow a cat person named Rera into town and he scuttles off to get something. While the team is waiting all of the cat people come out and surround the group in a dancing circle. The dancing reaches a crescendo and then they all just walk away leaving only Rera standing there. He wants to take them to the Dizzy Road for trade. Finance Minister Nirmala Sitharaman on Wednesday gave details of the Rs 20-trillion package, which PM Modi spoke about a day before in a address to the nation. Well, the package aims to support the economy battered by lockdown to contain the coronavirus pandemic. 6 Measure were for for MSMEs 1. First for standard MSMEs She announced Rs 3 lakh crore collateral-free automatic loans for small and mid-sized businesses four years. There will be no principal repayment for 12 months. 100% credit guaranteed and is available till Oct 31, 2020. This will benefit 4.5 million units 2. Then, for stressed MSMEs FM announced Rs 20,000 crore worth of subordinate debt-based scheme, 200,000 units to benfit by this. 3. Next is For viable MSMEs Fund of fund to be created to infuse Rs 10,000 crore. This for those that are viable MSMEs but need handholding at this hour This will also help in expanding capacity 4. Well, there is a change in definition of MSMEs Investment limit that defined an MSME revised upwards to Rs Rs 1 crore from Rs 25 lakh Now, a company can be categorised as MSME if investment is up to Rs 1 crore, turnover up to Rs 5 crore Distinction between manufacturing and services MSMEs removed altogether 5. Global tender disallowed in govt procurement for tenders up to Rs 200 crore to provide MSMEs the opportunity to participate in tenders 6. Announcing the sixth measure, Sitharaman said Post-Covid-19, trade fairs and exhibitions will be difficult so e-market linkage will be provided for MSMEs so that they will be able to find their market. And all receivables of MSMEs from CPSEs and other govt enterprises to be cleared within the next 45 days Now, 2 measures are related to Employees Provident Fund 7. A liquidity relief is being given for all EPF establishments. Govt is giving Rs 2,500 crore liquidity support in the form of 12% employer and 12% employee contribution extended for another three months (June, July and August). 650,000 establishments were benefitted in the first three months. With this 7.22 million employees will be benefited 8. Statutory PF contribution is being reduced from 12% to 10% for both employees and employers for the next three months And there is no change in employer contribution for govt enterprises. However, employees (both govt and private) have to contribute only 10% Next is 2 measures related to NBFCs, HFCs and MFIs 9. Rs 30,000-cr special liquidity scheme is provided. Investments will be made in both primary and security markets Govt will buy investment-grade debt papers of NBFCs, which is fully guaranteed by GoI 10. Partial-guarantee lending scheme Rs 45,000 cr liquidity infusion given to cover bonds, commercial papers rated AA or below, including unrated papers 11. Coming to measure given for Power Discoms It is a one-time emergency liquidity injection of Rs 90,000 crore in discoms by PFC and REC against their receivables. In this case state will be issuing guarantees. Discoms has to pay the gencos from the funds so generated and all those receiving money should pass on the benefits to consumers 12. Next is measures for Contractors All central govt agencies (railways, highways, PWD, etc) to give up to six-month extension to contractors. Well, this extension will cover goods and construction contracts. Concessional periods to also be extended by up to 6 months Govt agencies to partially release bank guarantees to the extent of the partially complete contracts 13. Measures for Real estate The urban development ministry to issue advisory to states and UTs so that regulators consider the Covid-19 period an 'act of god'. They will be able to extend all registered projects by up to 6 months. Using the force majeure clause suo motu they can extend registrations and completion dates if these were falling after March 25, 2020. Timelines under RERA also to be extended. And the last 2 measures are tax related 14. From tomorrow, till March 31,

In a cabinet meeting, on Wednesday, Finance Minister Nirmala Sitharaman approved setting up of a Rs 25,000-crore alternative investment fund (AIF) to revive around 1,600 stalled housing projects across top cities in the country. The AIF will be a special window to provide priority debt financing for completion of projects in the affordable and middle-income categories, she added. Except the projects that have already received orders from the National Company Law Tribunal (NCLT) for liquidation, the government has decided to include all projects declared as a non-performing assets and those which are facing insolvency proceedings at the NCLT. However, the funding will be possible only if they are registered under the Real Estate (Regulation and Development) Act or RERA. At present, the Mumbai Metropolitan Region and the National Capital Region are two of the worst-hit property markets in the country, with 95,000 and 195,000 stuck projects, respectively. In addition, about 55,000 units more are stuck in Tier-II cities. In view of the recent step taken by the union cabinet, the founder at PropEquity, Samir Jasuja said, “Almost 80 per cent projects in the NCR and the MMR will come to life.” Ajay Bodke, chief executive officer and chief portfolio manager at Prabhudas Lilladher, said the fund has the potential to act as a force multiplier to impart necessary push to revive economic activity in the nerve centres of the economy. While the government will act as a sponsor with its Rs 10,000-crore initial contribution to the category-II AIF, SBI and LIC will provide an additional Rs 15,000 crore for the fund, which will be initially managed by SBI Caps through escrow account. It will also be registered with market regulator SEBI and will support all RERA certified projects. Category-II AIFs typically invest in unlisted companies by raising funds from high net worth individuals (HNIs) and foreign portfolio investors (FPIs) through private equity, debt funds...
