„Wir stehen finanziell unter besonderer Beobachtung“: Das sagt Dr. Joachim Gripp, CEO von Design Offices. Indexmieten seien – wie gerade im Intro gehört – ein Missverständnis, ein sehr gefährliches. In anderen Ländern schaue da auch die Politik ganz anders drauf und greife ein. Manche Vermieter zeigen sich in Gesprächen einsichtig, Design Offices sieht er in dieser Causa in einer Vorreiterrolle. Expansion: erst einmal abgesagt. Zumal er sagt: „Die Auslastung ist nicht so gut.“ Er erklärt, warum das so ist und wo es Wartelisten gibt. Natürlich gibt es auch Nachfrage, vor allem von chinesischen Unternehmen ist Joachim Gripp angetan: von deren Plan und deren Wissen über den hiesigen Markt. Womit wir auch ganz schnell bei der Untervermietung sind, eine große und vor allem aggressive Konkurrenz. Natürlich muss auch um die Bedeutung von Büros gehen, dutzende Jahre war es Pflicht und Normalität, es gehörte einfach dazu. Jetzt stellt sich immer mehr die Frage: Was will ich als Unternehmer vom Büro? Diese werden, so sieht es Joachim Gripp, kleiner, dafür besser werden. Er ist ein Meister der Rhetorik, Sätze glasklar und oft sehr hart. Das hier ist ein Podcast, der Krise zeigt, aber auch einen CEO und sein Team, das mit Ideen, Andersdenken, dem noch stärkeren Heurausarbeiten des USPs Erfolge erzielen. Joachim Gripp ist ein Transformations-Experte. Er war tätig für KFC, für Vapiano, für Eduscho. Davon erzählt er ausführlich. Und über guten Kaffee. Er sagt dazu „lustgesteuerte Karriereplanung“. Also unbedingt bis zum Ende hören, es lohnt sich.

El Ayuntamiento de Rincón de la Victoria, a través de su concejalía de Empleo, y en colaboración con la Escuela de Organización Industrial (EOI), abre un nuevo proceso de inscripción para su programa de aceleración empresarial que alcanza, en este 2025, su undécima edición. El programa está dirigido a personas desempleadas, activas, trabajadores por cuenta ajena, autónomos y/o empresarios, que buscan iniciar un nuevo proyecto emprendedor, mejorar su modelo de negocio u estén en fase de escalado. Esta nueva edición se desarrollará desde el mes de octubre de 2025 al mes de marzo de 2026 con 60 horas de formación presencial y otras 40 de tutorización individual. “Hace apenas unos meses celebrábamos las 10 ediciones alcanzadas. Todo un hito en el panorama nacional. Los espacios coworking son un ejemplo de colaboración en los que, hasta la fecha, se han puesto en marcha 168 proyectos empresariales con una inversión que alcanzará la cifra de 342.000 euros por parte del Ayuntamiento cuando concluya la 12ª edición”, explicó el alcalde de Rincón de la Victoria, Francisco Salado (PP). Salado insistió en el compromiso del consistorio rinconero en este tipo de iniciativas. “Seguimos trabajando en el fomento del emprendimiento y la innovación local. Que hayamos alcanzando 11 ediciones es claro ejemplo. Nuestro compromiso es absoluto y, desde el Ayuntamiento, continuaremos apoyando estos espacios coworking”. “Los espacios coworking impulsados por el Ayuntamiento y la Fundación EOI FSP tienen como finalidad mejorar la empleabilidad, fomentar la creación de empleo y facilitar el acceso a financiación y formación empresarial”, explicó Nacho Cuadra (PP), edil de Empleo. El concejal insistió en que “además, se promueve la tutorización personalizada de proyectos y la formación en sectores con potencial de crecimiento, lo que refuerza la sostenibilidad y consolidación de las iniciativas empresariales”. De igual manera, los espacios coworking “promueven la formación orientada a la creación de empresas en sectores con potencial crecimiento y generación de empleo y tutorización de los proyectos empresariales Autoempleo”, apuntó Juanmi Rubio, mentor residente del programa en Rincón de la Victoria. El programa se desarrollará en Rincón de la Victoria y será totalmente gratuito para las personas que se inscriban ya que está cofinanciado por el Fondo Social Europeo Plus, el Ministerio de Industria y Turismo y por el Ayuntamiento de Rincón de la Victoria.
