The Grateful Dead were one of the most successful live acts of the rock era. Performing over 2300 shows between 1965 and 1995, the Grateful Dead's reputation as a “live band” was—and continues to be—sustained by thousands of live concert recordings from every era of the group's long and colorful career.  In Live Dead: The Grateful Dead, Live Recordings, and the Ideology of Liveness (Duke UP, 2023), musicologist John Brackett examines how live recordings—from the group's official releases to fan-produced tapes, bootlegs to “Betty Boards,” and Dick's Picks to From the Vault—have shaped the general history and popular mythology of the Grateful Dead for over fifty years. Drawing on a diverse array of materials and documents contained in the Grateful Dead Archive, Live Dead details how live recordings became meaningful among the band and their fans not only as sonic souvenirs of past musical performances but also as expressions of assorted ideals, including notions of “liveness,” authenticity, and the power of recorded sound. An architect by trade, Tina Thomas first became a Real Estate Investor before she moved to the design side full-time. She uses design to help investors bring business to a different level. She is very passionate to help investors grow their business through her design styles and techniques. Functionality is always at the top of her priority while ensuring to maintain edge on the beauty side. She has the skill to find that good blending spot of beauty and design without sacrificing functionality. Listen to this good exchange of knowledge between Tina and john! Episode Highlights: Importance of Interior and Exterior Design Functionality of Design to Increase Value of Property Phases of Design Processes Adjusting and Modifying Designs Based on Budget Softwares and Tools Used for Concept and Design Importance of Establishing Good Relationship Between your Investors and Contractors Understanding Scope of Work Trending Interior and Exterior Designs Connect with Tina: Tina Thomas Designs Website  Facebook Page  LinkedIn  Email  About Our Guest: Tina Thomas practiced commercial architecture and grew frustrated with the assembly line approach to projects (one group works on design, another group works on the construction documents, etc). She understand this works from the firm's perspective, but it just didn't work for her.  Tina would get these lofty designs, knowing full well it was out of budget, but had to do the drawings anyway, and then of course, do them again when the clients had their heart attacks from the price. “I don't believe design has to be $$$$ to be great.  Every project deserves great design, no matter the value.  It's about being creative and working within a budget. “ - Tina Thomas She became a real estate investor in 2016, but slowly transitioned into doing design full time, working with real estate investors on their multi and single family projects. Along the way, she have had several questions regarding the process of working with a designer.  She feel there is a misconception with designers.  It's like as soon as you say it, money starts pouring out of your pocket.  The point of hiring a designer is to help you SAVE money.  How is that you ask?  Knowing the budget from the beginning, a plan can be put in place so that there aren't last minute purchases, things forgotten and time wasted.  In addition, we know the best places to spend money so you can sign new tenants quickly or to put on the market for a faster sell.  A successful project is when you can minimize your time in the renovating process and get the most out of it.  NOI/ROI is where it's at and our job is to increase those numbers through design. --- Did you enjoy today's episode? Precious Metal Connect with Jared Facebook  LinkedIn  Biblical Wealth Solutions Website  Email About Our Guest: Jared Williams is on a mission to revolutionize Christian personal finance and is passionate about teaching Christian families a Biblical and better approach to investing and managing finances. Jared has dedicated his career to shedding light on the fact that most families are invested in companies that support and even profit from unbiblical practices such as abortion, pornography, and addiction. He wants families to know they have alternatives. After discovering that most families are losing over half of their wealth potential to hidden but definite losses, he was convinced there had to be a better way to prepare for retirement and build wealth. Through his business, Biblical Wealth Solutions, and as the host of The Biblical Wealth Podcast, Jared and his team helps families find alternatives to relying on the stock-market roller coaster - investments that could not only perform better, but can also actively improve the lives of others. As a husband and homeschooling father of three, Jared understands the significant lack of time most families have to put toward figuring out the best financial approach and loves helping Christian families develop a long-term approach and strategy that is both Biblical and better than their typical financial approach. --- Did you enjoy today's episode? My father was a part-time real estate agent and owned 5 units in San Diego, CA which I helped to maintain along with tenants, toilets, and trash. My father's parents bought and sold both residential and commercial real estate investments from New York to Cape Cod. I am originally from New England; born in Brunswick, Maine but raised in San Diego, CA since the age of four years. In my early career, I worked for an investment firm that catered to high net worth individuals and it was my responsibility to find, underwrite, negotiate, purchase, acquire debt financing, and create the private placement memorandums for multi-family apartments. Within twelve months, we had acquired over 343 units with a gross purchase value of just under $14,000,000. We raised approximately $3,500,000 in equity. All properties were "valued-add" acquisitions. After I left the investment firm, I worked as a senior financial analyst for the CFO for over 3 years at a commercial real estate development company where we built and managed multi-use projects (office, hotel, restaurant, sporting club) valued at over $500 million. Real estate investment expertise includes investment identification, underwriting analyses, negotiations, acquisitions, development, capital acquisition and funding for both debt and equity, asset management, and valuations up to $300 Million. Expertise and specialties include CFO/COO/CEO, operational/strategic management and consulting; private equity/capital; business/strategic plans; business and commercial real estate DCF valuations; business formation and restructuring; and financial analysis/forensics. 10 years ago, my wife and I flipped a 3-bedroom condo purchased from a bank out of foreclosure for $50,000. It was a mess!!! We renovated the entire condo for about $20,000: carpet drapes, bathroom, kitchen, paint, lighting, etc. 18 months later we sold it for $150,000. We did all of the work except the kitchen. I have an MBA in Finance and International Business, graduating with Honors, and an undergraduate degree in Business Management and Economics. Our investment group is actively seeking value-add multi-family apartments outside of California for investment syndication. Please refer to our Investment Criteria for specific details for our buying parameters.
