This is a special addition to the Merry Moog podcast. I found what is likely a one-of-a-disc private pressing by Frank Collett using the Moog Modular Synthesizer. This 45 RPM disc was recorded at Finetone Recording Studio in New York City and is inscribed with the hand-written message, “To John & Loretta: Merry XMAS. Composed and arranged by Frank Collett” This appears to be disc made of metal with a vinyl coating. One side includes his rendition of Bach's “Jesu Joy of Man's Desiring” plus a short tune called “Little Joey” (see below). The flip side contains the same recording of “Little Joey.” Dated December 22, 1970. Clearly made using a Moog Modular Synthesizer. Collett (1941-2016) was a noted session pianist and sometimes led and recorded with his own trio. He was raised in New York. In 1968 he was accompanist to Sarah Vaughan. The following year he moved to Las Vegas, Nevada. He became the house pianist, with the orchestra in the main showroom of the International Hotel (which became the Las Vegas Hilton). A short piece used for broadcasting that was created by tape manipulation of the sounds of a mechanical cash register. The Workshop at the BBC Music Studios in Maida Vale, London, is equipped with tape recording machines and other electronic equipment for generating and manipulating sound. You've never heard a tale like that of guitarist Rick Deitrick. A product of the '60s, Rick went from playing the accordion as a kid in Ohio to joining a rock band and performing at love-ins throughout Southern California. Once he found a $100 Yamaha acoustic at a pawn shop, his life took a new turn: He'd take his guitar (sans case) out on hikes and create acoustic instrumentals influenced by his surroundings. The byproduct of these hikes was a series of self-released albums, now reissued as a boxed set by Tompkins Square Records. Quirky backstory aside, it's gorgeous music that has stood the test of time. This interview has it all: 1960s love-ins, a cranky John Fahey, a two-foot-tall chipmunk, a guitar sacrificed in a fit of rage, and a musician who continues to march to the beat of his own drummer. This is the original 78 RPM release featuring a vocal quartet, bells, and music played on the Hammond Novachord. 0:38 Frank Luther with Zora Layman, “Christmas Day in the Morning” from Christmas In Song (1958 Vocalion). This is a reissue of the 1939 release featuring a vocal quartet, Zora Layman, bells, and music played on the Hammond Novachord. The stereo is simulated. There are some nice moments for the Novachord on this record. 3:12 Paul Tanner, “Holiday on Saturn” from Music for Heavenly Bodies (1958 Omega). This rare disc features Tanner playing the Electro-theremin, an imitation of the Theremin that was a box with an audio oscillator inside and a rotary dial to control the pitch. This album is in English from the Netherlands. 2:17 Vatto Lofi, “Holiday Lofi” from A Merry Lofi Christmas EP (2021 Bandcamp). Providing a low-fidelity tune for the holidays, but I don't know if “lofi” refers to the low-fidelity sound that is currently a thing (and it does sound like that) or is the actual name of this Icelandic musician. 2:21 Rotary Connection, “Silent Night” from Peace (1968 Cadet Concept). I think this holiday album from the famed psychedelic soul ensemble was perhaps only their second album. Produced by Charles Stepney and Marshall Chess, I've included this track not only because it features some crazy electric guitar but also because Minnie Riperton's five-1/2-octave vocal range could effectively imitate a Theremin, which begins in this track around 1:30 into it. In an interview I once heard her say that one of her childhood fascinations was imitating that “science fiction stuff” with her voice. Interestingly, Charles Stepney also included a Moog synthesizer, used sparingly, on some Rotary Connection tracks, but I've heard none on this album. Co-producer Marshall Chess often added Theremin to Rotary songs but this is not one of them. It's pure Ripperton. Wunderlich was a prolific musician who mastered the Hammond Organ. Occasionally, he performed with a synthesizer and this track comes from an album not of holiday music but of various favorites, performed in the style of the original artists. This is a Leroy Anderson song arranged in the Anderson style. The MOOS (Multi Orchestral Organ Sound) was produced by the Wersi organ company in Germany. This organ/synth/drum machine hybrid was also known as the Wersi Galad and play both synth and traditional organ sounds. There is a current musician advocate for this instrument in Florian Hutter (listen to the next track), of Germany. 3:11 Florian Hutter, “Frosty the Snowman” privately released (2022 No Label). Florian is a living master of the vintage Wersi Delta and Atlantis synthesizer/organ hybrids with a built-in rhythm box. In recent years he has begun to release his music on Spotify. This is taken from the first or second day of his Christmas Special 2022 during which he releases a new tune every day. I don't normally feature tracks recorded from YouTube, but this was too good to pass by and it fits with the vintage music played in the previous track by Wunderlich. Produced when the Yamaha DX-7 became the top selling synthesizer on the planet, this is a great example of its tidy, digital sound. Cielo Rojo - Carolina McCandless and David Perez own this Takoma based authentic Mexican restaurant. In the heart of Takoma Park, MD is this lovely Mexican restaurant. Carolina McCandless and David Perez -- husband and wife duo, own and run this fine casual spot. Carolina sits across the proverbial kitchen table to tell us how she and David met, were in restaurants in California long before marriage and parenthood. Their journey into parenthood led them to leap out of expensive San Francisco, and back to her family in the DC area. Her Dad owns Amano, a women's boutique in Takoma Park. The decision to come east was purely about parenthood, not restaurant ownership. As luck, and her father would have it, they are now restaurant owners, serving tacos, burritos, mezcal and tequila. It's a tiny space, which is why we chose to interview her. To hear how they are able to handle demand, and continue to grow. Listen to hear how they are answering that question. On Sunday, Rock Creek stream in Northwest DC had a bright fluorescent green color. DC Water confirms that it was not toxic but a test for sewage water. Speaking of sewage water during last Sunday's Washington Football game, fans were surprised with water dumping on them. Many said it was sewage water but FedEx Field confirmed via Twitter that it was rainwater - but it wasn't raining? A satirical site in Takoma Park is having some fun with the Olney, MD baseball, developing a brand called “Olney Fans” a play on the controversial web site Only Fans. And now lawyers are involved but the satirical site is still hanging on to it. Celebrities in costume for a good cause, does anyone care about the Met Gala anymore? Backyard Bobs and Crazy Bobs For those who attended our last Volunteer Appreciation Day you might remember that one of the questions was to name the three big fur farm rescues by year and number of cats saved. The answer was 1993 - 56 cats, 1994 - 28 cats and 1995 - 22 cats. You know the cats from 1995 as The Backyard Bobs and The Crazy Bobs. What you might not know is how they got those gang names. The fenced area where guests wait for their tour used to be the backyard of what was Carole's house in 1995. Friendly cats all lived together there and included The Backyard Bobs, Little Feather, Raindance and others. Apache and Divinity were part of the Backyard crew. They came and went from the backyard to a fenced area inside what is now the main gift shop room. Cats who had been raised by their mothers at the fur farms were wilder and lived together in a group called The Crazy Bobs. They came and went via a pet door into a separate bedroom of the house. Selena, Crazy Horse, Levi, and Tiger Lily were all part of the Crazy bob crew. I don't remember how it happened, but as some point Selena ended up in the Backyard crew because even though she doesn't care for people, she loved Takoma, Apache and Divinity. We couldn't catch Selena to return her to the Crazy Crew, because she is such a little wildling, but it turned out for the best. It's a love affair that has lasted 17 years. Detectives from the Metropolitan Police Department's Homicide Branch are investigating a homicide that occurred on Sunday, July 18, 2021, in the 6100 block of 4th Street NW, Washington DC. At approximately 1:29 am, members of the Fourth District responded to the 6700 block of 5th Street NW, for the report of a shooting. Upon arrival, members located an adult female victim suffering from a gunshot wound. DC Fire and Emergency Medical Services responded to the scene and transported the victim to an area hospital for treatment. After all life-saving efforts failed, the victim was pronounced dead. Further investigation revealed the incident occurred in the 6100 block of 4th Street NW. The decedent has been identified as 29 year-old Dara Northern, of Northwest DC. The Metropolitan Police Department currently is offering a reward of up to $25,000 to anyone that provides information which leads to the arrest and conviction of the person or persons responsible for each homicide committed in the District of Columbia. Anyone with information about this case is asked to call the police at 202-727-9099. 2010 Annual Report Big Cat Rescue is more than just a place that provides permanent care for big cats. It is a movement; a change in the tide of human perceptions and is the combined effort of more than 50,000 supporters. We are Caring for Cats and Ending the Trade Advances: With your help we are winning in the battle for compassion! Up until 2003 the number of requests for rescues we had to turn down due to lack of space or funds had roughly doubled each year, to 312 that year. We feared it would double again to over 500 in 2004. Instead, it has steadily declined since then thanks to the passage of a federal bill and several state bills that restrict the ownership of exotic cats. This year we “only” had to turn away 89 big cats who were unwanted by their owners. We offered to take all of the cats who were cougar size or smaller, if their owners would contract to never own another exotic cat, but they all refused. We just do not have enough Senior Keeper staff to take on more lions or tigers. By now everyone knows that communication and fundraising will be cell phone centric. On April 30, 2009 we added mobile phone number collection to our contact forms and promoted this new request with the Animal Lover's Dream Vacation Giveaway. Our winners said, “It was the most fun we've ever had!” Our new Intranet site established in January 2010 where all of our staff, volunteers, board and vet care professionals can interact and share information. This cloud based system was provided free via a Google grant and enables us to keep all of the sanctuary documents in a password protected cloud where Rescuers can log in and post their observations for the vet and can share photos, videos and stories with each other. Our cloud can be accessed via a dozen or more computers at the sanctuary, Rescuer's home computers, smart phones and iPads. Those who subscribe to the site, such as the CEO, President, Operations Manager and the Vets can see, in real time, as observations are posted about the cats. This insures that there are always many eyes on the look out for ways to enhance the cat care at Big Cat Rescue. Animal Care: By the end of this year, 77 of our 115 cats are over the age of 15. This is well beyond how long they are designed to live in the wild and much older than most zoo cats. This is a testament to the excellent animal care we provide, but we are dealing with many more age related illnesses and are losing more of our big cat friends every year. Cats who required extensive veterinary care in 2010 were Alachua Bob, Bagheera, Bellona, Catera, Cha Cha, Cloe, Crystal, Freckles, Hercules, India, King, Narla, Nirvana, Pretender, Purrfection, Sarmoti, Servie, Snorkel, Sophie, Takoma, Tonga and Windsong. These cats were moved so they would have new neighbors and surroundings for their own enrichment: Freckles, Indian Summer, Modnic, Narla. Nikita & Simba, Peaches, Precious, Reno, Sundari and Thing. Even though we offered to rescue the 19 lesser cats and 3 lions and tigers who were in need of rescue in 2010, Skip, Angelica and Midnight, Rain and Storm the bobcats, Servie the serval, Narla, Freddy and Sassyfrass the cougars were the only ones who ended up here. We found a rehabber for a bobcat in TN as well. The rest did not come here because the owners refused to contract with us to never own exotic cats again. Despite triple bypass heart surgery in August, Vern stayed busy this year with all of the maintenance issues and with these 32 cage improvements: Armani & Jade, Bailey & Moses, Bengali, Calvin, Cameron & Zabu, China & Khan, Crazy Bobcats, Despurrado, Diablo, Flavio, Freckles, Jefferson, Joseph & Sasha, King, Modnic, Nala, Natasha & Willow, Nikita, Nikita & Simba, Rambo, Rehab Bobcats, Sarmoti, TJ, Trick E and Windstar. On 3/18/10 we had another perfect USDA inspection. Education: Our website is primarily an educational tool and according to Alexa we are ranked 266,861 worldwide and 110,338 most visited website in the U.S. We have 458 other sites linking to us. We offer about 58 outreach and field trips per year and have committed to offering 12 of them for free each year to lower income schools, but have already given 25 such free tours this year and expect that demand will continue to rise with the cost of transportation. Even when we offer the tours for free, many schools cannot come because they cannot afford the $200.00 fee for their busses. Our Education Department began writing grant proposals to raise the money needed for the buses. Volunteer Committee Member, Sharyn Beach, was published at Encyclopedia Britannica with the best statement ever written about why breeding white tigers is Conserving a Lie. Our web site addresses local and global concerns about environment and has over 17,000 pages of information, movie clips, sounds, safe interactive online games with a conservation theme and photos. From 1/1/2008 until 9/9/2010 the site was visited 3,642,337 times, resulting in 8,197,155 page views. In any given week the visitors will be roughly 33% from 218 countries outside of the U.S. as you can see from this breakdown: United States 2,757,351, Poland 204,209, Canada 198,127, United Kingdom 127,246, Australia 40,618, India 24,496, Germany 17,428, Japan 13,023, France 11,017, Netherlands 9,593, Philippines 8,559, Singapore 8,545, Sweden 8,177, Italy 8,136, Brazil 8,024, Malaysia 7,793, Spain 7,779, New Zealand 7,740, Ireland 6,788, South Africa 6,697, Mexico 6,554, Belgium 5,994, Russia 5,986, Indonesia 5,627, Finland 5,364 and Turkey 5,248 to name a few. The information provided has helped wildlife rehabilitators identify animals and obtain proper care instruction, helped officials in smuggling cases to identify rare species of exotic cats being illegally traded and those are just a few of the ways that we know the site has had an impact this year. Big Cat Rescue has been in the press 694 times, in 31+ states including AL, AZ, CA, CO, CT, DC, GA, FL, HI, IO, IN, IL, KY, LA, MA, MN, MO, MT, NC, NH, NJ, NM, NY, NC, OH, OK, PA, SC, TN, VA & WA and dozens of programs of national or international coverage or in countries other than the U.S. Legislation/Education: The steady increase in legislation banning private ownership represents recognition by our society that private ownership leads to massive abuse. Social values evolve. It took decades to ban slavery in England and for women to win the right to vote in America. Those ideas started out as “radical”, held by a small minority. Gradually more and more people understood and agreed until they became a part of our value system that we take for granted today. The same trend is happening with private ownership of exotics. Gradually more and more people are realizing that this simply leads to widespread abuse of these animals. The best evidence of this is the accelerating trend in state laws. Just since 2005 eight more states have passed some level of ban. Sweden, Austria, Costa Rica, India, Finland, Bolivia, Greece and Singapore have all banned or restricted the utilization of big cats in circuses-it's time for the U.S. & South Africa to do the same! Nationwide & Canada: Dade City's Wild Things acquired a white tiger cub from G.W. Exotics, a notorious Oklahoma breeder, that they are marketing to the hilt in order to make money off her as quickly as possible. To accomplish that they dragged her into PetSmart to drum up some business. Almost 900 advocates responded to our alert and wrote to PetSmart demanding an end to displays of exotics like this, knowing the bad message it sends. We're very pleased to share that PetSmart listened and immediately responded positively. According to corporate spokesperson Margie Wojciechowski at the Phoenix, AZ headquarters, she confirmed she had just come from a meeting and the company has “reinforced with our managers that no exotic pets are allowed on store premises. There will be no live display of exotic animals for events.” • FL Sept. 1, 2010: The Florida Wildlife Commission passes final rules on the keeping of wild animals. • FL June 23, 2010: Thanks to thousands of letters from Big Cat AdvoCats the Florida Wildlife Commission agreed to change the wording of their Nuisance Wildlife rules so that bobcats who are trapped as nuisance wildlife may not be killed, but rather must be released. While our 2,000+ letters asked that bobcats be removed from the list of nuisance wildlife we are still thankful that the FWC has decided to at least spare the life of bobcats who are trapped this way. We will continue to educate the FWC and the public as to why bobcats are so necessary to our ecosystem so that they may soon be removed from the list of animals that may be trapped. • FL June 23, 2010: Animal AdvoCats vs Animal Terrorists. The FWC agreed to ban the practice of “fox penning” which was a blood sport in 16 locations in FL where foxes, coyotes and bobcats would be trapped or purchased from trappers to be turned loose in fenced areas for the purpose of training hunting dogs. Packs of dogs would be turned loose in the pens and scored on how persistant they were in chasing the wildlife. The FWC had rules that required hiding places for the wildlife, but investigators found that the operators would often block the access to the safety areas so that the foxes, coyotes and bobcats could be cornered and ripped apart by the dogs for the amazement and betting opportunities of the dog owners. For the first time in the history of the FWC meetings that we have attended since 1993 there were more animal advocates than animal terrorists in the room to testify. 52 concerned citizens spoke up in favor of a ban while only 20 animal abusers / hunters spoke up in favor of continuing the blood sport as part of their “cultural heritage and God given right.” As more of these egregious practices are exposed we expect the number of main stream Americans who show up and speak up to increase. • FL June 3, 2010: Thanks to thousands of letters from Big Cat AdvoCats the legislature amended Florida Statutes 379.374 Bond required, amount. (2) No person, party, firm, association, or corporation shall possess or exhibit to the public either with or without charge or admission fee, any Class I wildlife, as defined in s. 379.303 and commission rule, without having first guaranteed financial responsibility, in the sum of $10,000, for any liability which may be incurred in the possession or exhibition to the public of Class I wildlife. The commission shall adopt, by rule, the methods of payment that satisfy the financial responsibility, which may include cash, the establishment of a trust fund, an irrevocable letter of credit, casualty insurance, a corporate guarantee, or any combination thereof, in the sum of $10,000 which shall be posted with the commission. In lieu of the $10,000 financial responsibility guarantee required in this subsection, the person, party, firm, association, or corporation has the option to maintain comprehensive general liability insurance, with minimum limits of $2 million per occurrence and $2 million annual aggregate, as shall protect the person, party, firm, association, or corporation from claims for damage for personal injury, including accidental death, as well as claims for property damage which may arise. Proof of such insurance shall be submitted to the commission. Effective July 1, 2010. In 2009 there were 111 Class I possessors in FL who managed to escape the bond requirement because they claimed they were not “exhibitors.” This new language was necessary to close the loophole in the 2007 law so that all “possessors” of Class I animals must post this minimal bond. • OH July 1, 2010: A deal struck between The Humane Society of the United States, Ohio agriculture leaders and Ohio Gov. Ted Strickland will lead to major animal welfare improvements in Ohio on a raft of issues to protect exotic, domestic and farmed animals. The agreement includes recommendations from all of the parties for the Ohio Livestock Care Standards Care Board, the Legislature, and the Governor to ban the acquisition of dangerous exotic animals as pets, such as primates, bears, lions, tigers, large constricting and venomous snakes, crocodiles and alligators. • China October 27, 2010: The Ministry of Housing & Urban/Rural Development suggested in an official web posting that zoos should adequately feed and house animals, should stop selling wild animal products and serving wild animal parts in restaurants, and should stop staging circus-like trained animal acts. The authorities report that zoos could be shut down for non compliance. This is the first step toward permanent laws to protect the animals. • Germany June 17, 2010: The zoo director and three of the staff at the Magdeburg Zoo were convicted of cruelty to animals for killing three tiger cubs who were the result of a cross breeding tigers at the zoo. The zoo had bred a Siberian tiger to a Sumatran tiger. All of the tigers in the U.S. that are referred to as Bengal tigers are actually hybrids of Bengal and Siberian tigers as the result of the white tiger craze when Bengal tigers were inbred to the point of non existence in America. A fine of 8,000 euros was suspended upon the condition that the zoo not kill cubs as the result of their own improper breeding plans. The Magdeburg zoo case drew attention to the common practice of zoos breeding and killing animals to keep youngsters on exhibit. • Russia November 29, 2010: Russia is now filing a bill for an exotic pet ban like other countries have passed. Despite Prime Minister Vladimir Putin having a pet tiger named Mashenka, the country is working on passing a bill that would restrict the ownership of monkeys, tigers, and crocodiles, because of their danger to the public and diseases they can carry, according to the bill that was submitted on Nov. 29, 2010 Thanks to all of you who wrote letters, attended town hall meetings and met with your lawmakers, the world is a little kinder place. Many of the worst breeders, dealers and tiger-tamer-wanabees were finally shut down. Most of these collectors were fined or shut down by USDA or the state, or both in some cases: You can read the USDA reports and news stories at http://www.911AnimalAbuse.com 134,704 letters were sent via our CatLaws.com site in 2010 which is triple the year before. We now have 44,606 members registered to help us with email campaigns. Thanks to all of our supporters being more aware of exotic cat issues and doing something about it, the wild cats had a lot of wins in 2010. Only bans on the possession of private ownership of wild animals are fully enforceable but any step forward in restricting ownership is helpful. For more details go to BigCatBans. Animal Abusers Shut Down and / or Fined: Many of the worst breeders, dealers and tiger-tamer-wanabees were finally shut down. The following is from 2008- 2010. Most of these collectors were fined or shut down by USDA or the state, or both in some cases: • CA: Hesperia Zoo AKA Cinema Safari Zoo owned by Stephanie Taunton was put on probation and fined $30,000 by USDA. • FL: Horseshoe Creek owned by Darryl Atkinson was shut down by USDA and FL. • FL: Wild Things' land owned by Kathy Stearns went into foreclosure and bankruptcy. • FL: Amazing Exotics was shut down. It was notorious for allowing contact between large exotic cats and the public for a fee. The head of their tiger-tamer-wanabee program was Ron Holiday (real name Ron Guay) who gained fame in the HBO movie Cat Dancers and the book by the same name. His career in dancing with big cats ended when a white tiger he had raised from a cub killed his wife and his lover within a few days of each other in 1998. • FL: In 2010 Jeff and Barbara Harrod of Vanishing Species lost both their USDA and FWC licenses. • FL: In 2010 Thomas R. Cronin of the Shell Factory was sanctioned by USDA for improper handling of animals, poor sanitation and lack of vet care. • IN: Great Cats of Indiana, formerly known as Cougar Valley Farms, Inc., owned by Robert B. Craig and Laura Proper had their license revoked by USDA. • IN: Ervin's Jungle Wonders owned by Ervin Hall was shut down by USDA for a three year term. • KS: In 2010 Clint Perkins of Riverside Zoological Park lost his USDA license to exhibit tigers and was fined for violations. • MO: Wesa-A-Geh-Ya owned by Sandra Smith was shut down after a visitor lost his leg to a tiger. • MS: Cougar Haven closed its doors for good, sending the last 3 big cats to Big Cat Rescue. • NC: Metrolino Wildlife Park owned by Steven Macaluso was shut down by USDA. • NE: Zoo Nebraska was ordered to find appropriate homes for their big cats and bears. • OH: Pearson's L & L Exotics owned by Lorenzo Pearson was shut down by USDA following six years of violations. • SC: In 2010 Robert Childress dba Quality Equipment was fined by USDA for lack of care for tigers. • TX: Zoo Dynamics, owned by Marcus Cook was fined $100,000.00 • TX: In 2010 Jamie Palazzo of Great Cat Adventures had their USDA license suspended for 3 years. • TX: Wild Animal Orphanage closed their doors in September 2010 after investigation the Attorney General for fraudulent fundraising practices. 363 animals, mostly big cats and primates, are being disbursed to other sanctuaries. Three of the tigers are coming to Big Cat Rescue. • Australia: Craig Bush, the “Lion Man” was ousted from the Zion Wildlife Gardens by his mom. Fundraising and Marketing: Two Legacy Society donations over $100,000 each helped make this the best financial year ever for the sanctuary. The first was a bequest from the estate of Terry Nordblom for $110,000. The second was a matching grant of $200,000 in memory of William and Lois Modglin of Glendale, California. Final financial numbers will not be available until after our annual audit in the spring, but estimates will be posted here in late January after we reconcile the December statements. 2010 began using Posterous.com to post to 16 of our major social networking sites at once. We currently operate 333 social networking sites. 2010 we began using Traffic Geyser which increased our web traffic 24%. Big Cat Rescue was reported favorably in the news 111 times in 2010 which in a 20% increase over 2009. Some of the national press included shows on Animal Planet, Discovery and the History Channel in addition to such publications as National Geographic and the New York Post and major media coverage in several other countries as well. The Fur Ball netted over $80,000.00! Over 650 big cat supporters had a blast at the Fur Ball; dining, dancing, playing the Wheel of Fur-Tune casino table and bidding in the silent auction and live auctions. Spirited bidders in the live auction won exotic trips see lions in South Africa, and many other wild and exotic places. We had 26,154 visitors this year. Our BigCatRescue.org website visitors rose to 1,660,550 but the site was temporarily replaced for two months. During those two months (Jul-Aug) we did not have any tracking service on the replacement site. We plan to re launch the replacement site in January 2011. Google awarded Big Cat Rescue a grant of $40,000 per month in free AdWords. People who love animals love to share their photos and stories. In 2008 Big Cat Rescue unleashed a Chat Big Cats community. Members can post their own blogs, or join in our forums and contests. It is a YouTube/ MySpace styled community made up entirely of animal lovers. By year end there were 4,129 members and 107,374,194,388 videos, songs, photos and blogs posted to the site. (blows my mind too!) Get in on the action free at http://www.chatbigcats.com YouTube. We ended the year as the 6th most viewed Non Profit of all time and the 7th most subscribed Non Profit with 22,393 subscribers and 669,725 channel views and a whopping 20,685,511 upload views. Up 500% from 2009. By year end we had 412 videos posted on YouTube and other popular sites like google, Blip, MetaCafe, Revver and others. http://www.youtube.com/bigcatrescue YouTube Mini Clip Site: DailyBigCat was launched Nov. 20, 2010 to provide a channel for the mini clips we upload directly from our iPhones. By year end this site had 248 subscribers, 5,046 channel views and 25,812 total upload views. Our MySpace account now has 7,625 friends. myspace.com/ We surpassed 36,000 fans on Face Book which is a 500% increase over 2009 as well. We also enhanced our presence on Care2.org and many other such sites. We now have 359 contacts in our LinkedIn presence here: linkedin.com/in/BigCatRescue Big Cat Rescue now has an Endowment Fund to provide a secure future for the cats. Saving Wild Places for Wild Cats Leonardo DiCaprio Protects Tigers: Big Cat Rescue continued working with the International Tiger Coalition, which is a group of 40+ organizations committed to saving the tiger, based upon our unique ability to address the captive issues that imperil tigers in the wild. The goal is 10,000 tigers in the wild in 10 years. There are less than 3,000 in the wild currently and we are losing one per day due to poaching. We persuaded ITC to keep US tiger farming issue as part of their mission to eradicate because legalized trade puts even more pressure on wild populations. What makes this initiative unlike all of the past programs is two fold. 40+ major conservation groups, including Big Cat Rescue, have joined forces with one common goal: Save the tiger in the wild. There have been other joint efforts, but none this large and never before has an entity as powerful as the World Bank been a committed partner in saving wild places for wild animals. Big Cat Rescue sponsored the ITC booth at CITES and sponsored the attendance of the ITC Moderator, Judy Mills at the Tiger Summit in St. Petersburg, Russia. Leonardo DiCaprio attended as well and met with Prime Minister Putin. DiCaprio donated 1 million dollars to WWF's fund for saving the tiger. 23 FL Panthers died in 2010 but 90 were born according to FWC. Big Cat Rescue is stepping up our support of local initiatives to save the Florida Panther. Helping Others: America's injured veterans have found Big Cat Rescue a place of tranquility where they can surround themselves with beauty and grace; a respite from all that they have endured protecting our country. It started with one group and now they come to visit quite frequently. It's on the house and we provide lunch when we can as well by asking donors to contribute. Celebrating the Life of Takoma Bobcat Male Bobcat 6/1/95 - 10/14/10 Arrived at Big Cat Rescue 6/6/95 Takoma's online bio: Takoma came to Big Cat Rescue in May 1995 with Divinity. His owner became ill and unable to care for him. She had seen our videos and knew that he would have a good home here, so she asked if we could take he and Divinity from her, which we did. He is without any doubt our prettiest Bobcat. He is so dramatically spotted that we have been asked if he is an Ocelot. He was neutered in 1998. Bobcats are not endangered and there just aren't enough good homes available for these cats to justify breeding them. Most of our bobcats were rescues from fur farms. The deal our founders made with the fur farms we discovered in the U.S. was that we would pay top dollar for every cat and kitten they had as long as the fur farmer would agree to never buy and breed cats again for slaughter. It came at a time that the public outcry was against the fur industry. Many of these animals were purchased at auctions where the uncaring owners were dumping the cats with no concern about their welfare. There is much controversy over whether we did the right thing by paying the ransom for these cats. We still accept many unwanted cats each year, but do not pay for them and typically require that their owner surrender their license, in an attempt to keep people from just trading in their cats each year for a newer, cuter model. We have to turn away more than 100 cats each year due to a lack of space and funds and the lack of regulation of the exotic pet trade. Read more about our Evolution of Thought online. October 2010: Takoma bobcat seems to be losing his fight against liver disease and it is compounded by kidneys that no longer fully serve him. We try to leave the choice of when to go to the cats and in his case are giving him fluids for as long as he will tolerate it, but have been letting him stay outside in the comfort of his nearby friends, both human and feline, rather than confining him to a small cage in the hospital for his final days. When he decides that he won't put up with being trapped for fluids or when he decides to quit eating, we will help him ease over that bridge without pain. I know how hard it is to watch them die, but we owe it to them, to give them every opportunity, to make the choices they have available to them in captivity. Richard Martin and I went to New Orleans Thursday via a gambling junket. It is a pretty neat package and very inexpensive. For $99.00 we each got a round trip ticket to Biloxi Mississippi, two nights in a very nice hotel. Also included is transportation to and from the hotel Casino Magic and the airport, and meal tickets for their fabulous buffets for three meals. Any time you are in the casino you are waited on hand and foot with complimentary drinks ( I wonder why) and Bay St. Louis is only an hour's drive from New Orleans. We rented a Dodge Stratus for $20.00 per day and drove to New Orleans on Friday. We drove around the streets and I admired all of the French iron work decorating the battered balconies of the overcrowded upstairs housing. It looked like something from a movie set. It is hard to believe people can live so closely crowded together and under such poor conditions. Parking was just non existent as were things like plants and flowers. The trees were much like our grandfather oaks here with their gnarled and twisted branches. The drive from Bay Saint Louis to New Orleans was worth making the whole trip for. An hour of driving along pristine beaches complete with sand dunes and sea oats on the south side and beautiful homes of every sort of design, but mostly the Victorian I love so much on the north side. The weather was the kind you would custom order and yet only two people were taking advantage of a nice brisk walk on that entire length of beach. The shrimp and oyster boats were lined up on the horizon and the sun was like diamonds on the lapping tide. There were numerous docks, some leading far out into the Gulf, but most were deserted except for the occasional fisherman. This is the sort of place I could pull off the road and run as far as I could run, gulping in the salty sea air; running until all I could do is walk and then I would walk until I could walk no more. What greater reward then but to flop down in the sugar white sand and take in the beauty all around me until the moon would rise up over the water and the stars would pierce through the black velvet sky? Richard Martin wanted to go shopping at Goodwill and Hudson's (a little discount store) and as always we argued over dressing to look like every other yuppie or showing some sense of individualism. Fortunately we were able to carry this argument further than before and Richard Martin said that he recognized that he is argumentative and that he really enjoys a battle of wits, provided “it reaches some sort of resolution.” I take that to mean, as long as I always tell him he is right and he gets the feeling that he won. He claims that he could be wrong, but I really find that to be no more than lip service based upon past discussions. I do enjoy arguing and don't take his approach as hard as I did initially. I admitted to him that I will argue just for fun as long as I am not stressing him out, but that I am not inclined to believe that all issues will have a resolution as many things are just a matter of personal opinion. We talked about the heavy stuff that we often do whenever we are alone together. I told him that I believe I am the best thing that will ever happen to him, but if he isn't capable of recognizing that and seizing the opportunity, then perhaps he is not the best thing that has ever happened to me. He said that he wanted to be cautious because he wants to be sure before jumping into a relationship that could really hurt him. He said that because he chose to be with me this weekend, his relationship with Zena was pretty much over with. I don't believe it, but I didn't tell him so. He'll prove me right or wrong. When we got back to the room there was a message from the desk saying “Meir Lansky will take care of this” and a message on the phone that sounded like a woman impersonating a male gangster saying” Meir Lansky will get you for this”. I thought the person was saying Myra and didn't know what to make of it, but Richard Martin says that Zena has some low life gangster relative named Meir, who is supposed to be as unconscionable as Capone. It bothers me the way people make Mafia out to be some glamorous society for protecting the ways of their people. They are nothing but criminals with enough stolen money to stay out of jail. Richard Martin says he shouldn't have told Donna where he was going and seems to think it was Larry that called and not Zena. I would like to know why Larry would feel compelled to threaten for Zena's sake when he is the one who keeps telling Richard Martin he should tell her about me rather than continue to lead her on into thinking that she is in a monogamous relationship. This bothers me too. If he would lie to her, then what would keep him from lying to me? I have had it with lying, cheating men. I've told him twice now, there are only two things that I can't live with. One is infidelity and the other is him trying to control my family. I'll tolerate his impositions because most of the things that are a big deal to him are of no consequence either way to me. I can be the chameleon if that makes him happy, but no one is going to demand that from my family. He says he would not cheat on me, once committed, which he warily has not, and that he would not impose himself on my family. I don't think I am asking a lot, but I do think that for him to do so is giving a lot because it is so in his nature to try and manipulate and control everything and every one around him. I asked him about what it was like to be a bachelor for as long as he was. He said it was great and that he never would have changed it of his own volition because it was so nice to call up a woman and have her come spend the night and then he may not see her for a few weeks and he would call someone else who hadn't seen him for a while and they would be so happy to see him that they would have a great time. This sounds like the life so many men want and I asked what changed his mind to marriage. He loved Susan but she wouldn't live with him without marriage because of the influence on her daughter. He didn't want to lose her entirely and agreed to get married because he felt she had left her husband to be with him. I wonder how much of this was her planning and how much of it was coincidental? I also don't understand, if this was planned, then why did she bail out? What was so lacking or so awful that she would go through the last two years in court to divorce him? I hope to find out before it is too late. I really want this to work and I can make most anything work, but I don't think I have all of the information yet. I met Ian Anderson, the lead singer with Jethrow Tull a rock group from my era a couple weeks ago. He was playing at Ruth Eckerd Hall and is an avid cat person. He has traveled all over the globe visiting cat refuges and sanctuaries. He really liked our operation based on a global comparison and I felt good about that. His favourite cat is the Tigrina and he knows Pat Quillan and her work with those little guys. He liked Nirvana and had several pictures made with her, and Enya the Cougar and Takoma the Bobcat. He said we can use his image and his endorsement of us in our advertising if that would help. Aleksa palīdzēja U16 izlasei pirmo reizi kvalificēties Pasaules U17 kausam, bet 1918. gadā viņa ieveda U18 izlasi Eiropas pusfinālā un palīdzēja tai atkārtoti nokļūt Pasaules kausā. 19 gadus vecā Aleksa studē un spēlē basketbolu ASV Nacionālās koledžu asociācijā, Indiānas Universitātes komandā. Ir vienīgā eiropiete komandā. Pēc pussezonas spēlēšanas pieaugušo līmenī, Rīgas TTT sastāvā kļuva par Latvijas čempioni. I want to open the door to a common thought space with some quotes from people who have walked into dark places and come up with dark solutions or who have loved others who have done so. I don't steal, lie to borrow money, I don't manipulate people, I don't engage in promiscuous activity...since it's not ruining my life in the way of major money, legal, or relationship issues I tell myself that it's not ruining my life. [Christian]: I am Christian Harris in Seattle, Washington. [Nathan]: Hi, I am Nathan White in Columbus, Ohio. [Chris]: And I am Chris Lazarus in Atlanta, Georgia. Thanks for tuning in. [music] [Chris]: Hey everybody and welcome back to re:Think Real Estate. We're so happy to have you here this week. We've got Nate back. He is not selling homes right now. We've got Christian here and as always here to talk real estate and all thing real estate related. So just before getting started we were talking about how agents can control the transaction better and make deals go smoothly for our clients. Nate you are always taking listings. What are some things that you are doing to make sure that you are on top of the transaction? [Nathan]: Well again I was start thinking about this a little bit more before we got to recording here but I…again I think you as an individual…we all have different types of personalities but it also setting an expectation to our client. Right. Whether you are the list side or the buy side but you have to set that tone up front. I am a little bit of a controller. Actually a lot but I like to control the situation. You have to have confidence and knowledge in what you're doing to do all that but that is the way I operate. Most of my clients appreciate that. And the reason I brought this us is because I have got a buddy I met the other day. He is a lender and another lender he knew was taking a beating because unfortunately buyers are liars and this buyers agent is calling and is literally in Ethany [phonetics] and all over the phone. And you know at a certain point you gotta tell a client you know whether you're the agent or you are the agent or the client and your client is the buyer or lister, you gotta have control over the certain things you can't do. For that lender the agent was his client, I would have fired him. I wouldn't have taken that you know, it is just the way it goes. Same thing, I don't tolerate certain things from my clients. I mean we call it respect. You know a lot of people like to whine in our business but it is OK to lose a client. It is OK not to get every client. And I think we often forget that. It is kind of one of that win at all cost mentality maybe. I don't like that. [Chris]: And I think if you are winning at all cost you are not factoring in what makes this industry fun, it is being able to enjoy it. [Nathan]: Yeah. [Chris]: So obviously yeah I mean I feel like you are at the point in your career where yeah you can choose and have the option to fire your clients. But why was it…why do you think it got to that point in the transaction where the agent was calling and cursing at the lender? [Nathan]: Again, you know, I have said this before in our podcast. We want to be emotional. And I have always…I think the best thing I was ever taught when I got in this industry is to take my emotion out of it. [Chris]: Amen to that. [Nathan]: We realtors…You know I am gonna beat us up but as I have said the large majority we just love to feel so important, right? We love to know that “Hey look at me, hey look at me. I am an awesome, awesome relator. I am an awesome realtor”. Like… [Chris]: “Let me tell you about me. Let me tell you about me. It is all about me. Really what do you think about me”. [Nathan]: Yeah. And so take the emotion out of it. You know, I don't know. [Christian]: Why do you…why do you suppose…I mean I have my thoughts on this. Why do you suppose he thought it was acceptable and call the lender and cuss him out and get all emotional about it? [Nathan]: Well the guy is an [censored] [laughter]. If he were listening, that is what I would tell him. Right. [Christian]: OK. [Nathan]: Bottom line is whether we are in realty or not you don't treat other people that way. Like you know… [Christian]: Why… [Nathan]: Yeah why did he treat somebody that way? Probably because he had really bad parents I don't know. [laughter]. [Christian]: Yeah I mean… [Chris]: A lot of people don't think about other people as actual beings. Human. I think that si the problem. [Christian]: I mean and I am on that. Obviously treat people as humans. Treat them with respect. But you know when it comes to like being professional in this industry I mean there is a lot of things that I like to push back on in industry like you know our job is to be the rock when our clients are emotional and deals you know on the brink of falling apart. I mean if we get emotional I mean I don't know any of you…I mean I know you guys have kids. I know that when I am near my kid's emotions and he is getting all ramped up and I am ramped up, that doesn't help. [Chris]: That makes it worse. [Christian]: Worse. But I mean if I can be a consistent calm and I am able to bring it back down to like “OK let's look at the reality of things if you know…” But I think a lot of agents kind of lose their cool because they think “I am advocating for my client. I am passionate when I am doing my job”. No no you are just being a [censored] and you are [censored] things up for your client. [Nathan]: Yeah well said. [Chris]: So that gets to a great point on helping to control the conversation to control the transaction. Is controlling emotion. [Christian]: Definitely. [Chris]: Because if we can control our emotion and understand that when we are interacting with a client it is a very…they are in a heightened state of emotion. Right. Buying a…Buying a real estate parcel, right a house or a commercial or whatever it is, is extremely stressful for people because they have a lot invested in it. It is a lot of money. It is a big transaction. So if something bad happens they are gonna think it is the worst thing in the world even if it is just you know a small hiccup. If something miniscule like good happens they are gonna think it is the best thing in the world. So if we can just kind of maintain a level of neither good nor bad on the emotional scale than holy hell like that really can do exactly what it does for your kid Christian. It is just like calm. When something bad goes on don't worry. Got it under control. [Nathan]: I…you know I wasn't here the last episode we recorded because I had a deal going sideways. Even my client's father flew in from Boston. He was… [Chris]: To help the deal or to ruin the deal. [Nathan]: Well at first I thought was honestly he was gonna ruin it. He was very emotional. It was his son's house. It is you know a lot of things going sideways on this. [Chris]: Yeah. [Nathan]: And you know he called me “What are we gonna do?”. And now we're just [inaudible] we're great. We're good buddies now. But I said “We're gonna work the problem.” “What do you mean?” I said “We're gonna work the problem. Work the problem”. I mean we get…this is 3 days of craziness in my life here recently. And he called me and said “Man I gotta tell you kept your cool.” Yeah I did because me getting upset is exactly what Christian said. It is just gonna make everybody else upset. .So I am..I am like the captain of the ship right. If I am freaking out everybody else is freaking out. I am you know…It was not fun. But we got through it. And now here is a gentleman that like he is my biggest advocate that I could possibly have now. But I think if I would have reacted the way he was initially reacting it was gonna be really, really bad 3 days for me. And it turned out an Ok 3 days, you know what I mean. [Chris]: Yeah you gotta control that. [Nathan]: Yeah. [Chris]: That is definitely one thing that agents can do in a transaction to kind of control the tone, control the pace. It is just control our own emotions because whether you want to believe it or not people are gonna mimic you. That is just how it happens. So obviously in the deal that you mentioned Nate the agent got upset with the lender. Obviously something at some point was not communicated clearly. Because if the lender had all the information and the agent had all the information and the buyer was given all the information than usually…I don't see a circumstance where somebody is gonna yell at somebody. Christian… [Christian]: It sounds like there is an unmet expectation there. I don't know. [Chris]: Yeah it sounds like it. So Christian when you are working with a buyer and you've got all these different wheels that are moving more so than with the seller, what are some things that you are doing to set expectation with people? [Christian]: Yeah I mean I say setting expectations specifically but communication in general that is probably the most important thing you can do as a real estate agent. [Chris]: I agree. [Nathan]: Yeah. [Christian]: Because you can be a terrible agent and totally incompetent but if you can communicate well you look like you're doing your job. You know now whether or not you do the back end and actually have knowledge and stuff that is all a different thing but you can be a rock star agent and know exactly what you're going but if your communication sucks your agent is gonna think you suck. [Chris]: It is like you're up on a show. You've got the curtain right and the clients are seeing what is in front not what is behind. [Christian]: right. And so that is a long answer to basically say I am mister kind of control freak I have got processes for everything. And part of the process is this template email as part of my CRM and first thing we do “Hey we are under contract. OK here is the 5 things you are gonna expect, here is what comes next, here is what we're gonna be doing for you in the next 3 days. Here is what you are gonna be doing”. You know. And after we get past our expectance commencing here is what it is gonna look like. You know now that is not the only communication but that is like it sets the expectations up front you know because you get a contract and now there is a whole bunch of stuff going on and now they're stressing out. You know I can't be on the phone with them every 10 minutes you know and call them off the ledge. But if you set these expectations and say “This is what happens and this is what we're doing.” And you know checking in with them whenever there is a new bench mark. That has a calming effect you know on them as opposed to they don't hear anything. [Nathan]: Oh yeah you don't have to do a lot. I mean I send out Friday updates. That is what I call it. Friday updates. Every Friday I touch my clients no matter where we are. Just to give them something right. But I mean Christian you hit…all your points were spot on. Maybe you should just have the Christian Harris school of mentoring real estate agents [laughter]. All people can learn from that. [Chris]: Definitely. [Nathan]: You know communication is key. So…I am with you on that one. I am seeing great agents who know everything very well but they are horrible communicators. [Christian]: And to your point Nathan I mean, part of that communication is even if nothing is going on once a week touching in. I do my touching on Monday because typically like if you are working on a listing that is when it is going to be the most information that we can pass. So I do my updates on Mondays. The point is going on “Hey there is nothing going on and I just want you to know so that you are not wondering what is going on”. [Chris]: Yeah for both of you to reach out and tell somebody nothing has changed, is one of the key differentiators that I have seen for people who are successful and who are not. Because if you are having that communication level when nothing is happening they know “Oh OK nothing is happening but I am not hearing silence”. Because it is when the seller or the buyer, they hear silence that is when they get in their own head. And they start thinking “Well is this agent really doing things in my best interest. Are they really working on my behalf”. [Christian]: You have to interfere with the doubt and the emotions kind of you know. [Chris]: It comes in the silence. Exactly. Awesome so we're getting about halfway through the episode right now. I want to…we are trying out a new segment called re:Think Realty bonus thoughts where we have a topic to discuss that none of us have seen before. We're just pulling it out of an envelope. So this one is “Things seen in houses.” I am really not sure. I guess we're just supposed to talk about things that we have seen in houses. Things like “Where is Waldo”. Print frames. Eye level in the bathroom. Things like that. Blurred out dog face on a listing photo. [Christian]: So like funny or unique things that we have seen? Is that like… [Chris]: Yeah what are some unique things that you have seen in homes that you have listed? [Christian]: I have seen atrocious staging and unfortunately it was one of my first listings when I was trying out a stager so… [Chris]: Was it really? [Christian]: I had to fire that stager and the stager I use now was the person that came in like 2 days noticed and saved the day. But yeah I have seen that. I have noticed that you want to make sure you have a local stager. Here in Seattle we've got a couple of…Well we've got a lot of island like 107 islands. And one of the…I had a friend who had a mom who does staging so I gave her a hot but she was from one of the islands and she came over and did it and her idea of staging was weaker in floral prints. And it made it look like a grandma's house and it was not gonna fly in Seattle. [Chris]: Wow. [Christian]: That is unfortunately that was kind of my fault but that was something I have seen that was atrocious and made sure it didn't get to the listing photos and that was a learning experience. [crosstalk]. I am sorry? [Chris]: What do you got Nate? What is something you have seen in a house? [Nathan]: Guns. [laughter] [Christian]: Alright. [Nathan]: No, yeah I mean like literally guns just laying out around the house. [Chris]: Oh yeah I have seen that. [Nathan]: Like hand guns and rifles. And magazines in the club. I love guns don't get me wrong but I have got clients who have a kid with me and I am like “Holy snap” like you know what's going on. Like… [Christian]: That is a different world in Ohio I guess. [Chris]: It is not just Ohio we've got that in Georgia too. I have walked through homes and opened up a closet and boom there is a shotgun just sitting right there. [Nathan]: That is…the oddest…[crosstalk] [Chris]: Yeah so one of the oddest things that I have ever seen in a home is in a basement they…put in multiple urinals in a restroom. [Christian]: Like a restroom? [Chris]: Like a bathroom but then they…When they finished the basement they made it like a big bathroom with like 3 urinals but no divider. Really, really weird I have no idea why. [Christian]: Were they having like a fight club in the basement? [Chris]: Yeah yeah it was really weird. I ended up not getting that listing. Because I don't think he liked what I said about marketing that. [Nathan]: Have you guys ever been in a home where they have pad locks on all the doors on the exterior like on a bedroom? [Chris]: I have seen that one. [Christian]: That is creepy as hell. [Nathan]: I saw that a few weeks ago and I was like “That is really weird”. [Chris]: Yeah. [Christian]: I wouldn't want to know what they do. [Chris]: You are either doing some child abuse there or you just got a lot of guns in that room. [Christian]: It's sketchy. [Chris]: Whatever it is. Yeah it is in the living room [laughter]. “You are not getting into my living room. This is mine”. It could be like one of those…Did you all see the listing that it was making the rounds on a few weeks ago, the sex dungeon in the basement? [Nathan]: Awesome. [Chris]: Yeah I mean just things like that. [Christian]: Yeah like the brokerage had some pretty fun stuff, the lighter side of real estate had some pretty funny things like that. [Chris]: Yeah definitely the things that they come up with that is absolute hilarity. I can't believe that you know when Kellen [phonetics] when he did his deal to our show got picked up by lighter Real Estate. It was… [Christian]: That was awesome. Nate what is one of the most impactful things that you find you are able to do for your clients outside of communication and setting expectations? [Nathan]: I don't know. This…I mean it sounds weird but just being upfront and honest. I feel like…I feel like there are so many agents that just are not forthcoming. Do you know what I mean? [Chris]: Yeah. [Nathan]: Again it is the win at all cost or lie at all cost just to get the listing. I mean I just went on a listing in an apartment a couple of weeks ago and she walked me up in the room and she said “Nate what do you think about this room”. I started to laugh and she said “What is funny?” And I said “This is a [censored] ugly room”. And that is all [laughter] I said all these things in here and in the bathroom too and she starts laughing and I say “What is so funny Jane?” And she says “I have had 3 other agents in here and none of them have had the balls to tell me what I already knew.” [laughter]. She said “I love that you already told me that it is ugly”. She said “I know it is ugly but everybody else says this is gorgeous, this is lovely, we will do this to make it look like this”. She is like “It is an ugly room. Why won't somebody just tell me the truth?” And I told her the truth and guess who got the listing? [Chris]: There you go. There you go. [Nathan]: Tell the truth. If they don't like the truth than they will hire somebody else that will tell them whatever lie they want to hear. [Chris]: And if you feel like you're not up to telling somebody “This is a [censored] ugly room”. You don't have to say it like that. [Christian]: You can be more diplomatic to be honest. [Chris]: Yeah be more diplomatic. [Christian]: That is not Nate's style. [Nathan]: That is not my style lets be honest. [Chris]: Just so that our audience knows. You don't have to do it Nate's way. You can tell somebody “No this room may not be up to the aesthetics as the rest of the house. We probably won't focus our marketing efforts on this room”. [Christian]: Or “You can burn this room down”. Or something like that. [Chris]: Yeah. Or “We could put up some fumigation label outside so nobody comes in”. Whatever it may be, but yeah on that line with honestly I think one thing agents have sometimes gotten self-caught up in is when they find something that they don't know they will try and [censored] their way out of it. Instead of saying “I don't know, let me get you the answer. We will make sure that we do this the right way”. And people feel like you know winning at all cost they want to feel like the expert they always want to be in the expert shoes, they don't want to step back and admit you know, “There might be something I don't know here”. You know that is kind of one thing that I think goes a long way in controlling the transaction is don't be afraid to admit where there is something that you haven't dealt with. That is why it is important to have a good team unless you are Nate. In which case you are solo. But if you've got a good team or resources or you know even friends and people that you respect in the industry and people that you can reach out to as long as they're you know you are following your broker's direction, you are making sure that everything is legal and ethical. I don't think we have to cover that at this stage in the game. But yeah just making sure that where your shortcoming are you are not [censored] through them. Christian what do you think are some things that you now can help control the situation a little bit more throughout the transaction especially due diligence, getting into financing and getting up to the posing table? [Christian]: Sure so I mean there is obviously like a minimum standard of what an agent has to do. I am more like how much can I do to help an agent. You know. So for us you know I mean like we all know that is…you know good buyers. You know it is the buyers responsibility as part of their…you know once they get a contract and they're talking to a lender and get all the documents they need and stuff. They need to reach to interns company and get a policy in place and that kind of stuff. But like that is not really on our shoulders but I still make it a point to you know a day or 2 after to send out an email and say “Hey this is a reminder, these is the things that you need to do. Make sure you get your lenders documents at town manor, make sure you get a quote on home insurance because they can't hold an appraisal before you do”. You know just stuff that is not necessarily in my ball part but it helps them know that, like “These are things that you need to do as part of the process”. [Chris]: Yeah and going an extra mile is huge. We've got a lot of good feedback ever since we started implementing move easy, which ties into our transaction management system. So move easy when our agents mark that their client is under contract they get this digital check list and resource bank that tells them everything that they need to do during the move from “Don't forget to order your moving supplies, don't forget to line up your child care, you're getting all your pet immunizations” whatever it might be. We put all of it in a checklist and our agents…our clients seem to love it. For those that take advantage of it. [Christian]: And that as I recall it is free for agents right? [Chris]: Well it has to be set up on a brokerage level but yes it is free. [Christian]: So talk to your broker about setting it up for you. Or if you do something like client giant you know per agent they do kind of that concierge. They take care of all your utilities and that is helpful too. [Chris]: That's awesome yeah. And that was Jay O'Brien [phonetics] we had him on last year. Definitely a great episode to go and listen to about providing what was it 7 start service in a 3 start industry? [Christian]: Yes. 5 start service and 3 star…7 start... [Nathan]: 7 star… [Chris]: 7 star in a 3 star. [Christian]: It's a good… [Chris]: Yeah it's a good one. He's a really good person to listen to as well. [Christian]: Yeah for the service yeah. [Chris]: Yeah I mean there is so many things that we can do to go above and beyond. You know in Georgia the typical transaction is byer gets contract. Contract gets due diligence. Due diligence gets home inspection. After home inspection there is no other inspection done. They may be right on. I have never seen anybody do a lot of base paint test. They just kind of waive that and you know that is it. But there is so many other things that we can do. We can advise for air quality testing if there are allergies present which that I have seen happen. Partnering them with an insurance agent to make sure that the home is insurable and check for what the previous claims are. Like getting a clue report pulled. All of these things are huge and can make a big impact in not only your client experience but also controlling the situation, making sure that things are discovered before we get too far. So that at the last minute when we get to the closing table things are reared in their ugly head. [Christian]: So speaking of kind of above and beyond just us doing our jobs for our clients, I mean what are you guys thoughts about health warranties? Typically I have written those off because they are so limited typically. As far as what they replace in the time frame. But like recently I helped a friend of mine buy a house kind of outside of my normal area a little farther outside in Takoma. And the recommended inspector from some of my you know, agent friends down there, they actually include a very inclusive home warranty that I was very impressed with. And no extra charge you know like because they already did the inspection on the roof so they guarantee the roof is gonna hold for 5 years and appliances for this long and you know all these extra stuff that seems like a real value add for no additional money either to your pocket or out of their pocket. But what are you guys thoughts on hat? [Nathan]: I mean here in Ohio it is long. A seller typically pays for home warranty. I like them but I like to choose it because there are certain home warranties that have what they are called caps or limitations on what they will cover. And if you know those I don't think that is a good value. The ones that I typically go with on home warranty has no caps. The other side of it form a listing side is they have seller protection from the moment we put that house on the market, the items are covered in warranty. But I think you have to articulate to your client that a home warranty is good for your major stuff. [Chris]: Yeah sure. [Nathan]: Your HVAC furnace. [Chris]: Sometimes. [Nathan]: Yeah well OK again here they're smart like don't go and have a home warranty claim when you had an inspection that said it was bad right. That is not the way to do it so… [Chris]: And on top of that if you have a 25 year old HVAC system it is not gonna pay for a brand new system if it [censored] out. It will have a maximum amount that it will pay towards but on a 25 year old system it is gonna not cover that switch over from you know what was it our 20 to now 4 10A or whatever the new coolant is. So you got explain that to your clients. Again back to what Nate was saying. Expectation setting. Back to what Christian was saying. Expectation setting. Making sure that everybody understands where the value is when they get it. [Christian]: So what you're saying is that home warranty can be of value just make sure you do your research that is actually a quality home warranty that provides something. [Chris]: Yeah. [Nathan]: 100%. [Chris]: On the first home that my wife and I ever purchased, 3 months in the stove shorted out. It came out 50 dollar call, rewired the entire thing and it worked fine. It is still in that home. But that was a lot less than it would have been you know to have you know a new stove or bring out an electrician so it has its values. [Nathan]: Yeah yeah, I just had to call a client and we were 2 days outside of closing an she was the seller and the hot water tank failed. We had seller protection on it. Guess what 65 dollar call, brand new hot water tank. [Chris]: There you go. [Christian]: Save your 500 dollars. [Nathan]: Saved probably more than that and you know she was already stressed out and called the client. I said “Let's have home warranty take care of that”. Again if you know what you're getting can be a great value. But… [Chris]: Absolutely. [Nathan]: There are a lot of junk ones. [Chris]: And all of this…yeah all of this goes in line with taking control of the transaction and making sure that we are directing it in a way to get it to the closing table and we are directing it in a way that is in our client's best interest. [Christian]: Yeah and speaking of staying in control of that transaction one of the things that I see…I moved to a whole other topic on this whole episode, but is that you know what do you do to continue to provide value and stay in front of your clients after closed? Or what the agent is gonna feel at that? [Nathan]: That is a whole episode. [Chris]: Yeah that is a whole episode. Why don't we get into that next week [laughter]? [Christian]: OK well I will give a little teaser than. [Chris]: Let's give a teaser and we will get into it next week. [Christian]: What we started to do is a sort of called home button and that has been great because it is cheap. Right now it is only 25 dollars. You know, to use it and you get it for 500 clients. But basically it provides every month to your home buyer, it provides them with an automated like “Here is what your home is worth and if you refine, this is what it would look like, if you are AIRBNBed one of your rooms this is the value if you added 300 dollars a month extra payment you know you would pay this much less over the course of yadayada”. So basically provides all these really easy to understand analytics for a client's house that is branded to you. [Chris]: Awesome. [Christian]: And instead of you know you sending out some junk email drip thing every month where they probably don't even look at, here is something that directly relates to their house that they're probably gonna look at it. And you can see all the analytics and back end when they're click on it. [Chris]: Thanks for tuning into re:Think Real Estate. Monsignor Salvatore Criscuolo, St. Patrick's Catholic Church Pastor and DC First Responders' Chaplain, on his experience at the historic church in Washington DC ~ "It's been an amazing experience and to this day, I have been there since 2004. I will work around in the church every so often by myself and I look around and I look after the heavens, and I say to the good Lord I still can't believe you put me in charge of this. So he has a great sense of humor. " Reverend Monsignor A. Salvatore Criscuolo and host Andy Ockershausen in studio interview Andy Ockershausen: This is Andy Ockershausen. This is Our Town and this is our first opportunity to talk to this gentleman on the air, and I'm so delighted, because the Reverend Monsignor Salvatore is today with us and he is the head man, I say the head man, the head priest from St. Patrick's. I think St. Patrick's could be the oldest Catholic church, is that correct? St. Patrick's Church - Washington DC Monsignor Salvatore Criscuolo: It is, Andy. It is the first church established in the federal city, goes back to 1794. Andy Ockershausen: It's just an incredible history of St. Pat's. Monsignor Salvatore Criscuolo: It is. Andy Ockershausen: It was a celebrity church too, for awhile. A lot of people got married there, but I guess they moved to new parishes and so forth, but I've known St. Pat's ... I'm from Northeast Washington. My grandfather was here, he was a baker. I never knew him, but someplace at 5th and G, and I think his parish might have been St. Patrick. Monsignor Salvatore Criscuolo: 5th and G, it probably would have. Andy Ockershausen: That's close, isn't it? Monsignor Salvatore Criscuolo: Very, very close. Andy Ockershausen: There wasn't a lot downtown in those days, and there wasn't much to downtown. But Sal, we're so delighted to have you and to talk to you. In addition to your work with the clergy. You are the chaplain for the police and fire departments of the greatest city in the world, Our Town, Washington, DC. Monsignor Salvatore Criscuolo - Chaplain to DC's First Responders Monsignor Salvatore Criscuolo: I am. I've been very blessed for the last 32 years to serve the First Responders in the District of Columbia, as well as some of the federal agencies that are here. Andy Ockershausen: Do you do work, any county work? Do you help out if they need you? Monsignor Salvatore Criscuolo: I don't do anything in the county. There's enough going on in Our Town. But I work with Metropolitan Police, is when I first came on, back in 1986 as their chaplain and then it's expanded over the years where I work with Capital Police, the Park Police, Secret Service, do some work with ATF, Alcohol, Tobacco and Firearms. Andy Ockershausen: You've got a lot of people depending on you in bad times. Because that's when they call for you mostly, in bad times, correct? Monsignor Salvatore Criscuolo: Well, thank God, they don't only call in bad times. They call- Andy Ockershausen: I know that. You're an entertainer, I know that. Monsignor Salvatore Criscuolo: ... when there's graduations and when there are promotions. They also call when they want to get married, they call when they want to have their children baptized. So it's a parish, it's just it's a unique parish. Andy Ockershausen: The whole departments are your parish. Monsignor Salvatore Criscuolo: Right, right. Andy Ockershausen: And the same thing with the Fire and Rescue people? Ordained in 1978 and Assigned to Our Lady of Sorrows, Takoma Park, MD Monsignor Salvatore Criscuolo: Correct, yeah. So it's an amazing ministry that when I was ordained back in 1978, never thought that I would be doing this kind of ministry. In my first assignment in Takoma Park, the volunteer fire department in Takoma asked me if I would come and be a chaplain to their fire department. Andy Ockershausen: Did you have a parish out there? Monsignor Salvatore Criscuolo: I did. I was brand-new,
