He started his business with his childhood friend Dylan a few years ago. Furthermore, he owns a short-term rental property that he manages with the help of his wife. What is their phone answering process, and how do they work? 25:12 - “I get a check from CRS, who is basically handling the housing for these folks. So, so I, but yeah, I don't have the vacancy or any of that stuff that I was having. And just the turnover. And this, these towels are missing, and these sheets got dirty and ripped. So I don't have a lot of that. And frankly, it just allows me to focus on other stuff. Because after I did the Airbnb model for just, say, a year, I quickly realized even though I have most of it systematized to where our VAs handle 95% of it, it's just. It's a lot of back and forth. And I just didn't want to build an entire business like that.” As per Mike, instead of Airbnbing his property, he rented it out long-term with a company, which he shares is easier and less work. 34:05 - “If you do 1031, It differs the taxable gain on the money you would make when you sell the property. Those are such quick numbers. If you sell a house before a year, then you have to pay short-term capital gains, which is right around, we'll say, 40%. And if you keep it for a year and a day, you're paid closer to your earned income rate, which, as we'll say, is around 20%.” Here is a short explanation of what the 1031 exchange is and what it does. 47:58 - “We are less than we found, which when we talked last summer with him as well, kind of lead generator. He's just walking and mudjacking. He does a lot of contractors around the entire country. He kind of advertises for walking mudjacking Twin Cities mudjacking. So if you're looking up, you're Googling mudjacking. Locally, he comes up first almost every time. He's revamped his website, though, so that our picture,s our stuff, and our information comes. It's awesome. I mean, you would think you're talking to us. And then if you fill out the form, it ends up going to calls on calls, or in which he charges us a $40 per lead fee, which we turn out a majority of our business from him, I would say definitely a Facebook marketing.” Here is how Adam gets his leads. And if you keep it for a year and a day, you're paying closer to your earned income rate, which, as we'll say, is around 20%. So like Adam and me, I'm in the middle of flipping a house. Actually, I'm just finishing it up. Adam is going to finish his up, and we're looking at 40% going to Uncle Sam of profits, which is a big chunk of change. So for the property that I'm selling right now, it would be around a $32,000 tax hit that I have to pay taxes on, and it's a big chunk of numbers. If I don't want to pay that much money, I can put it into what's called a 1031 deferred transaction, and that's just taking the profits from it and rolling it into the next property. So for transparent numbers, I'm selling this house for 350,000, and the next house has to be $350,001, up to double the amount of $700,000. So if Adam sells him for, we'll say, 500,000, then the maximum, he can buy the next property and roll the money into a million. Or if he sells it for 750,000, the maximum he can buy is 1.5 million, whatever the numbers look like, but the maximum is 200%; he has to identify a house within 45 days and close on the house within 180 days.” - Aaron Foster. “So it's a standard depreciation is 27 and a half years for residential and 37 for commercial, so they're going to take the value of the property divided by 27. And then that's what they're going to allow you to write off each year, a cost segregation study takes each portion of the house, assigns a value to it, and the rate at which it depreciates in the last few years with the tax codes. They've allowed for accelerated depreciation on a lot of these things. So like, let's say you're into a house, I think what my accountant told me, and we are not accountants, we are not giving financial advice. But he was saying basically 33% of anything that I was taking as far as a purchase price goes. That ended up being what I would be saving on my taxes, which was huge for me. So if Adams is able to do this, instead of just doing the standard 27 years, let's say he has 100 buys a $100,000 house, he can, in the case that I was given by my accountant, he could write off $33,000 in income, or if you look at that versus the 27 plunders. Your life is not the way it is because of the things that happened to you. Your life is the way it is because of the way you encoded what happened to you and the way that you are relating to that experience. When you have an experience that comes into your body, it's refracted into five channels of information. Your neurology recombines those five channels of information and creates this hologram of reality that we relate to as if it's real. We have two aspects to your body: the internal nervous system and the external nervous system. There's always an interplay of information flowing from the inside to the outside and from the outside to the inside. Once you understand how to synchronize inside and outside and use your imagination in a fun, playful, imaginative way with how you've coded your experiences, you can change any belief you want to any belief you want. There are two reasons that people don't move forward in their life. They either have a conflict between beliefs or values in their head, mind, or mindset stuff, or the actions that they take. There's a feedback loop in the human nervous system. Your perceptions control your beliefs, and your beliefs control your perceptions. Your identity is the number one factor for creating the life you want. It is built from the beliefs about who you are, what you deserve, what you don't deserve. All of that is built out of a code that you can change. TikTok is like Facebook 11 years ago. There is a huge amount of engagement on it and it is likely going to be a multi billion dollar platform before long. All of the social media platforms have their own idiosyncratic way and nobody can be an expert of all of them. You can get good at one or two of them and use the other platforms for re-targeting. Succeeding in business is not a bunch of formulas or systems that you go and copy out of somebody's manual. Business is really 7 riddles that only you can figure out for yourself. Firstly, you need a ritual to figure out the riddles in the first place. You need to start your day the right way which is by planning, meditating, praying or whatever your spiritual practice is. This is the foundation of everything. You need to figure out where the 80/20 levers are in your business. Then, you need to earn $1000 an hour a day for one hour a day with 80/20 time. You then need to create an irresistible product that is a joy to use by simplifying it for your customers. You are going to find a way to make your customers' life simpler, it may make your life more complicated but this is why you have a job. Carve out the niche where you're the number one undisputed leader. Most people never do this but whatever you do you need to make sure you are number one. Next, build a moat around your castle to ensure you are defending your business long term, why start a business you cannot defend?. Lastly, enjoy the freedom to create an event everyday. Most people feel guilty when they are creating something, reading a book or just thinking. When you get to a certain level of mastery in your niche, you will now know how to master anything. You will eventually be able to know more about an entire industry in two weeks than a college student who has spent three years of their life learning about. She found herself in a bubble of people who denied this could be happening, but eventually discovered how sick her implants were making her. Sarah shifts into explaining the mindset behind why people get implants. Social media is often blamed for poor body image issues in young women, but it's not uncalled for blame. Sarah believes that social media and comparing ourselves to other women is definitely one of the reasons women get implants. She encourages you to go on regular social media detoxes. Other wellness practices Sarah promotes are spending time in nature, writing or repeating affirmations, regular meditation, and engaging in mirror work. One of the ultimate things we need to do in order to heal is to stop comparing ourselves to other people. Comparison doesn't serve you at all, my friends. His clarity around the strategy and his passion to successfully achieve this is inspiring, and I believe if we were to listen to what he has to say and tick off his bullet points one by one, we would be very close to achieving this too. After mentioning confidence, it is clear to see that David has this in spades and in every fibre of his body his statement ‘never forget the power of one individual' is born from his confidence. Or it could be that your progesterone is low in relation to your estrogen, meaning that there is estrogen dominance going on. If you have low thyroid function, it typically means you have a high adrenal function. So your adrenals and your thyroid can’t really function at the same time. When it comes to menopause, your symptoms will get worse if you have a congested liver, if you have adrenal fatigue, and if you have low thyroid function. Action Steps: Get acupuncture treatment to help boost low progesterone. You can also start to incorporate some evening primrose oil, specifically during the second half of your cycle. Get a DUTCH test. Support both your adrenals and your thyroid. Address terrible menopausal symptoms: Do a thyroid test and run a full thyroid panel). Manage the stressors in your life. Implement a high level of self-care. Detoxify. Get rid of toxic products that you’re currently using. Go to ewg.org and look up the Clean 15 and the Dirty Dozen lists. Eat a variety of foods during your period. Make sure you’re getting enough iron by eating red meat (lamb, beef, organ meats like liver). If you have a heavier flow, take an iron supplement. Get lots of vitamin C by eating citrus fruits (lemons, lime, grapefruit, berries) and dark leafy greens. Vitamin C is going to help with the absorption of iron. Eat foods rich in omega-3 (fish oil, hemp seeds, flax seeds, chia seeds, wild-caught fish). Eat foods rich in B12 (red meat, dark leafy greens) Pay attention to carbohydrates. Some women need a little bit more carbohydrates during their period and everybody is different. What to do if you often get sick: Eat mushrooms. Reishi mushrooms, Cordyceps, and Chaga are really good and help to modulate the immune system. Increase your vitamin C intake by eating vitamin C-rich foods or supplementing with it. Make sure you stay hydrated. Support your gut health with probiotics, fermented foods, and bone broth. Make sure you’re sleeping well enough and that you’re creating healthy boundaries around your sleep. Get anti-inflammatory herbs and spices (ginger-lemon tea, ginger-lemon-turmeric lemonade). Samantha said: “[The DUTCH test] is a wonderful hormone test because it will not just show you what’s going on with your sex hormones but will also really break down all your hormone metabolites and how well your liver is.” “If you feel like you’ve done everything… and your symptoms are still showing up in a big way, that’s when I would suggest to go dive in and now do the DUTCH test. The platform is becoming much more stronger, but now Amazon appears to be pushing out valuable brands, by focusing on their private label offering. Promoting their own suite of products in a tag-line at the bottom of organic search results seems unfair to some brands, as this is not a tool that they are able to use and it certainly appears to give Amazon an advantage. The topic this week came from a question I got from a listener. He asked, “Why don't you use hardware to do things like EQ and compression before recording audio to your computer?” There's nothing wrong with doing processing on your audio before recording it to your computer, I just prefer to do that processing in my software (Logic Pro X) instead. Another question I see a lot is, “What's the difference between a mixer and a interface?” So this week I'm going to explain the difference between a hardware mixer and an audio interface, and talk about why I believe mixers are becoming less necessary even if you want to stream live shows with guests. Most professional audio editing apps allow you to create templates for plugins and channel strips, so learn how to use those and you’ll save a ton of time in post-production. What’s the Difference Between a Mixer and An Audio Interface? A hardware mixer is a physical board with a bunch of knobs and faders (you’ve seen these in the control rooms at churches and concert venues). It takes a variety of different inputs (microphones, keyboards, etc) and sums them to a stereo track, which is what you and the rest of the audience hears coming out of the main speakers. These mixers often have built-in effects like EQ and reverb. That’s the basics of what a hardware mixer does. They come in variety of different configurations and prices depending on how many inputs and features you want. Here’s what a typical hardware mixer looks like: https://duckduckgo.com/?q=hardware+mixer&t=ffab&iax=images&ia=images An audio interface isn’t too different, but it is made to take an analog audio signals and convert it into a digital format that your computer can use. Most audio interfaces don’t have physical volume faders for each input or special effects like EQ and reverb, they just have input gain knobs for each microphone input. The audio interface I currently use is the Focusrite Scarlett 18i8. Some hardware mixers have USB outputs, but most don’t. In most cases, you’ll need to buy an audio interface to record audio into your computer (unless you’re using a single USB microphone). Should I Buy a Hardware Mixer? I don’t think hardware mixers are necessary for most podcasters these days. If you’re just making a podcast, at some point you’re going to have to put the audio file on your computer to do editing and export it as an MP3. So you’ll either need to buy a hardware mixer that has a USB output (and the good ones are fairly expensive) or you’ll need to buy an audio interface to convert the analog signal from your mixer into a digital signal. For most people, an audio interface will get the job done. Why not do audio processing like EQ and compression with hardware instead of software? I like the freedom of being able to make changes to the processing after recording. I like to record a clean audio track at the proper input gain levels and then be able to do EQ, compression, and noise removal later. There is a downside because there’s the temptation to tweak endlessly, but having a deadline will help prevent endless tweaking. You can spend days trying to get your audio quality from 90% to 100%, but your audience doesn’t really care. They only care that the levels are balanced and that it doesn’t sound like crap. Is the DBX 286 Preprocessor a Good Investment? A lot of podcasters use the DBX 286 pre-processor to enhance the audio quality of their tracks on the way into their interface. I have one, but I actually don’t use it anymore. (Update: I ended up selling it) Could I save some time if I got used the DBX 286 and got all the settings dialed in? Maybe, but it doesn’t take me that long to do post-production in Logic Pro X. I can apply all those same effects in less than 5 minutes and then save the exact settings as a template to be used anytime I want. The Benefits of Simplicity Fewer parts in a signal chain means fewer things that can go wrong. If you have five different pieces of hardware between your mic and your computer and something goes wrong, troubleshooting is going to be a pain. Ideally, I would be using a USB microphone for recording. That would be best case scenario; just a single mic plugged into my laptop or iPad. But the technology just isn’t there yet; I love the sound quality I get from my Shure Beta 87A. Until a USB mic is made that matches that quality, I’ll be using the Beta 87A and my audio interface. What About Live Streaming With Multiple Guests and Mix Minus? If you want to record four people in the same room, then you’re going to have to buy four microphones and an audio interface with at least four mic inputs. Streaming software is getting more powerful, so having a bunch of audio hardware for live-streaming or recording remote guests is becoming less necessary. Web apps like Squadcastand Zencastr make live-streaming easy, and apps like Quicktime and Audacity make recording a local file on a computer simple for your guests. With Squadcast or Zencastr, you don’t even need to record local audio files; the web app records them for each person on the call and will deliver them to you after the call is over. So the need for complicated audio hardware setups is going away for most people. As live-streaming web apps like Squadcast get better, the need for physical hardware will be diminished for most podcasters. There’s also a Mac app called Loopback that allows you to do some pretty cool routing stuff with audio inputs and outputs from various apps. I was using that as a replacement for my current mix/minus setup, but I ran into some weird bugs so I’m back to using hardware for now. Hopefully those things will get sorted out in the future so I can record and stream guests without needing a second computer to run Skype on. Control Surfaces If you like the idea of physical faders and knobs for mixing, consider buying a control surface like the Korg nanoKontrol 2 ($60) or the Behringer BCF2000 ($300). These devices are really more useful for mixing music, though. I’ve had the nanoKontrol 2 for a year and have used it for mixing podcasts… never. Consider Investing in a Profesional DAW (Digital Audio Workstation) If you’re going to be producing and editing a podcast every week, it’s probably worth investing in a professional DAW like Logic Pro X, Pro Tools or Audition. These audio workstation apps allow you to create and save templates for your tracks, so once you get your plugin settings dialed in (for things like EQ, compression, limiting, noise removal, etc.), you can reuse the same settings every week. That can be a huge time saver. You shouldn’t be re-creating your plugin settings every single week. Most professional audio editing apps allow you to create templates for plugins and channel strips, so learn how to use those and you’ll save a ton of time in post-production.
