I saw Lee Warren speak at the Professional Speaking Association summit and he was one of the star turns of the event. The theme was standing out, and his talk was aimed at helping speakers to do exactly that, for the right reasons. Lee was a magician by night and a sales director by day before he fell into professional speaking. That was 15 years ago and he has been speaking consistently since then using his background in sales, performance, and psychology to help audiences at global brands to become more compelling, confident and connected. He is also the author of the award-winning book 'The Busy Person's Guide To Great Presenting', and is visiting faculty at The University of Oxford. If that wasn't enough he is also a Fellow of the Professional Speaking Association, and a recipient of the UK's highest award for Professional Public Speaking - The Hall of Fame Professional Speaking Award of Excellence. In this show I wanted Lee to share the inside track on what it takes to get going, to stand out and stay at the top of your game as a professional speaker. He didn't disappoint. The tips and advice you get from Lee in this show are worth their weight in gold and I know that your speaking will level up if you put them into action. What you'll discover: How Lee got into magic and how it's influenced his approach to speaking. How he got his first paid speaking gig. The big lesson from magic that separates the great speakers from the amateurs. How his content and delivery have evolved over his speaking career and why. The distinction between different types of speakers, trainers and workshop facilitators How Lee tailors his keynotes for different audiences across different industries without reinventing the wheel every time. Some of the mistakes that people make when transitioning from free to paid gigs and how to avoid them. Lee's tips for building a strong paid speaking pipeline. How the landscape of paid public speaking changed since Lee started in the industry and how speakers can make sure they stay relevant going forward. Why reading some of the great works of fiction can level up your speaking. Enjoy! If you'd like to watch the video of the episode, you can do that here. What does it take to become a coach with clarity ? In this episode I ask that question to Lee Chaix McDonough founder of "Coach with Clarity". In this conversation Lee provides us with practical and easily implementable tools that we can use to become that which we desire to be.Here is just a snippet of our conversation, Lee states : I developed a tool that I call the coaching business compass, and it's composed of eight different directions that you can take in your business at any given time, based on what your priorities are, where you're at, in your journey. If you're creating a new offer, I mean, there's a lot to consider here, I created it as a compass and not a roadmap. Because a roadmap is really linear, it suggests we're going to do something, we're going to hit a milestone, check that box and move on. Whereas we know in business, a lot of times we're going back, we're revisiting core concepts and ideas and even our core values. So a compass allows us to pivot to head in another direction and then move back at a later point. But on that compass that I've created, the true north, the very first direction is about your identity. It's really ensuring that you have a clear understanding of what matters most to you. So before we even start talking about your ideal client, who they are and your offer and all of that, we need to really ground down into your values. What matters most was to you ,the natural skills and talents you bring to the table because I guarantee you have them. Even if they don't necessarily feel like strengths or talents right away, they're in there. And in fact, often what makes us really powerful as coaches and what sets us apart, we don't even see as a strength because it comes so naturally to us. We actually have to have other people point that out, right? Yeah, right, right. So we will, we want to make sure we're really clear on who we are not as even as a coach, but as a human being, what we stand for and what we believe in. Once we're really solid on our values and our strengths, then we can start facing outward. And looking at our ideal clients, our coaching approach, our coaching offers, all of that is important that comes next. But we have to have that really strong foundation in our identity first. To Connect with Lee:Website: https://www.coachwithclarity.com/Instagram: https://www.instagram.com/coachwithclarity/Facebook: https://www.facebook.com/coachwithclarity/LinkedIn : https://www.linkedin.com/in/lcmcdonough/Consider Supporting The Show! For the cost of a cup of Joe click the link below:https://www.buymeacoffee.com/laquitastoolboxContact LaQuita Monley:If you would like to be a guest on "LaQuita's Toolbox", please schedule a 15-minute discovery call with me.https://calendly.com/laquitamonley/podcast-pre-booking-callEmail: podcast@laquitamonley.com

Meet Rachel B. Lee Meet Rachel B. Lee, a fearless brand marketing ladyboss with over a decade of experience leading major brand and marketing strategies for Unilever, Microsoft, Gartner, and more. After receiving her MBA from the University of Texas, Austin, McCombs School of Business in 2016, she entered the technology industry at Microsoft. Rachel achieved over a billion impressions in 2017 as the social lead for Microsoft Inspire. Most recently, she led the brand and marketing strategy for Software Advice as a Gartner Sr., Brand Manager. This $50M revenue business helps small businesses find software and Rachel completely reinvented the brand identity and go-to market strategy. Now, she is Co-Owner and CMO at StandOut Authority, helping people define their personal brands, create influence, grow opportunities and build long-lasting human relationships on LinkedIn. You will come away from this conversation empowered, inspired, and ready to dust off your courageous cape. I saw the transformation that Rachel went through over the past year of realizing that being in a job that was 'fine' was not good enough. She opens up about the real-life stressors of leaving her esteemed job, including the physical ramifications of being an overachiever, and shares her courageous story of becoming a woman entrepreneur, or as we like to call her, a powerhouse ladyboss. Designing your own path Rachel B. Lee, one of my beloved coaching clients, is one of the more genuine and big-hearted women I know. She knew deep down she had a bigger purpose-to use her strengths, gifts, and genius talents at personal branding to support entrepreneurs who are eager to get their message and values to the world. Rather than follow a path that was laid out for her, she decided to design her own path. This was not easy, and it didn't happen overnight. We spoke vulnerably about what it takes to make the big shift to becoming an entrepreneur, as well as to redefine success and achievement. Rachel shares openly about her own physical health struggles, which are connected to the incredible stress she dealt with over the past year and from constantly being in an over-achievement mode. She talked about having to reprogram her concept of success, which now means more time to be present, mindful, healthy, and grateful. The Litmus Test Rachel tapped into her own truth and took a hard look at her job and her desires. She liked it but certainly didn't love it. She asked herself; how do I want to feel? She journaled and did a lot of inner work, realizing that she didn't want to stay in a safe, secure, and even lucrative job that didn't fulfill her at the heart and core of her being. She no longer wanted to spend all hours of the day working towards brand marketing and instead chose to build a personal brand around who she innately was. How to Authentically Stand Out Rachel B. Lee shares how, through personal branding and allowing the truth of yourself to shine through, you can truly stand out. This is her zone of excellence, mixing brand marketing with personal branding and finding the sweet spot. A place to start for all of my beloved entrepreneurial listeners out there is to get clear on the basic 4 elements of claiming your personal brand: your unique skills, audience, differentiation, and your passion. Final Thoughts Rachel B. Lee opens her heart to share with us how important it is to put personal branding over brand strategy. That we each have something special to bring to the table, our own bit of magic to sprinkle on all we do, if only we tune in and connect with that part of ourselves. Are you able to live the life you want while working in your current job? My guest today, Rory Cummins, had a good job and a good life, but he wanted more. He longed to work for himself and travel the world. His job as a construction manager didn't allow him the freedom he longed for. So, he started investing in real estate as a side hustle. After he had built up a small portfolio, he was able to leave his job and travel the world. When he came back to reality, Rory knew he would have to work hard to build up a sustainable portfolio that would provide enough passive income for him to work for himself on his own terms and travel at will. He found that short-term rentals provided him the greatest cash-flow, so he began building a portfolio. However, this path has not been passive and Rory is still working toward his goal of more passive income. Fritz Ritter started his real estate investing journey by house hacking a 4-plex. He made many mistakes, but he was always covered by the other tenants who paid for all of his expenses. On the other hand, when his first house flip went south, he was stuck with paying for all the extra expenses himself. It was these two, very different experiences and outcomes, that convinced Fritz that multi-family investing was the best path for him. Fritz is a great example of how anyone can get started in real estate investing with very little money and/or experience. He made many mistakes, but because he persevered, he found success. His 4-plex is now providing he and his business partner significant cash-flow every month. Meanwhile, his residents are paying off his mortgage and he's enjoying great tax benefits! This episode, I am joined by Lee Cockerell and Dan Cockerell, former Disney executives and current leaders in the entrepreneurial space. Both Lee and Dan have grown from humble beginnings into some of the most noteworthy leaders of their generations. Born in Oklahoma, Lee went from a waiter with no degree to being recruited by Disney to launch the food and beverage division of Disney Paris. Similarly, Dan, after graduating with a political science degree grew from a parking lot attendant into overseeing the largest theme park in the world. They are now both pioneering their own ventures and experiencing major success. These guys know what it takes to Standout and today, they are sharing their wisdom and experience with you. We all learn through experience, exposure and education. A true leader will make the most out of every experience. Know who you are and what you want to be known for and find those people who live those values and study them. There is power in saying yes and approaching simple tasks with an amazing attitude. When aptitude is equal, attitude will be the determining factor people look for. When you boil it down, Standing out is about being trustworthy. Decide how you want to be perceived, and then make sure you do those things. You will stand out in your consistency, attitude and follow through. If there is a gap in how you want to be seen and how others see you, then you aren't all the way there. You can't be everything to everyone. Decide what you want to do well and then learn it – be the best there is at it. Don't settle for simply being a high performer. Be the person who lifts others to that level as well. Rise. Shine. Jean D'Amico has spent nearly 20 years in the digital media industry. He has developed marketing programs with some of the biggest brands in the world like Coca-Cola, AT&T, Hilton, and Walmart. While advancing his successful sales and consulting career, Jean became disenfranchised with corporate life. He started to consume vast amounts of financial literacy advice, reading dozens of books about investing and retirement. At the same time, he began investing in residential real estate. Over a dozen years, Jean grew his portfolio and achieved financial independence. While chatting with friends and colleagues, he realized that most of his peers were similarly displeased with their paths up the corporate ladder and were looking for more. He began to consult on a freelance basis and realized there was tremendous demand for a company that could help bridge the theoretical with reality — hands-on, real-life help in rethinking passive income and escaping the rat race. Every year his expected sales were increased as well as his responsibilities. He also worried he wouldn't be able to save enough for the retirement he wanted for himself and his family. As he began to educate himself on ways to build wealth outside of his W-2 he found real estate investing. He started with single family rentals. Over 10 years, he purchased 8 rental properties. He then realized if he continued to purchase SF rentals, it would take him another 20+ years to achieve his goals. So, he continued to educate himself and he realized that apartment syndication was the key to growing his wealth. He began by passively investing in several syndications with experienced operators in his area. Now, Abel sponsors his own deals and has added another 400+ doors to his portfolio. His investing success has allowed him to quit his W-2 and he now has more time freedom than he ever has. Abel is a Christ follower with a great story and a great message to all who seek financial independence and a better life of pursuing Christ and pursuing God's plan for your life. When John Stoeber graduated college, he looked at the compensation package for his first job and realized he was not going to make enough nor did he have enough vacation time to take the annual ski trip he was accustomed to taking every year. This led him to investigate ways to make extra, passive income. He decided that real estate was the best way for him to earn extra income while working his full-time job. He started by house-hacking a duplex in Baltimore, MA. He then lost a lot of money on a flip. Finally, with a couple partners, he decided on apartment syndication (though he does plan to house-hack again). After many months of grinding-it-out, his team was able to purchase a 30 unit apartment complex. The 3-year goal for his company to have $10,000 of cash flow in three years (August 2021). Before ever starting his career as a professional musician, Ben was diagnosed with multiple sclerosis which made it unrealistic for him to continue on his life-long dream of becoming a professional musician. This devastating news caused Ben to reassess how he would provide for his family. After extensively researching his options, he settled on real estate investing. He quickly realized he needed to buy more units under one roof if he wanted to scale to the point of having the necessary cash flow to provide for his family's needs. He moved into small apartment buildings and grew a portfolio that not only provided for his family, but allowed him to move his family to Pheonix, AZ where they are living the life of their dreams and Ben is now pursuing large apartment complexes. Our guest today is a great example of "burning the boats" and going all-in. Zach had a great job in the healthcare industry and was making $200k per year while in his early 20's! What more could a guy ask for? But, Zach was not satisfied because he felt like a slave to his job and wanted to pursue his own dreams instead of working for someone else's. So, he quit his job and pursued real estate full-time with no back-up plan. Because of his hard work and persistence, he was able to close on his first apartment building 10 months later. These 10 months were extremely difficult for Zach and his self-worth and faith in God were tested. Zach had to rely on his faith, consistent action, and finding good partners to overcome all of the challenges and reach his goal. He now controls 420 units spread over five properties worth more than $48 million. Zach's prayer requests: That everyone continues to be safe and wedding planning goes well. This week Roksana is joined by British-Bangladeshi Author Dhipa A. Lee as they delve into her book, “Written”. Written depicts the life of a young girl, Eleanor born into a complex family where restrictive religious and cultural beliefs bare the landscape for painful experiences and decisions. Written is a beautifully told story of Love, Secrets, Betrayal and Honour through the eyes of a four year old girl, the reader travels into adulthood with her.Roksana and Dhipa read extracts from the book to fully understand the concepts and beliefs of the character. Dhipa shares an inspirational message of hope that we each have the capability, opportunity and choice to create a fulfilling life. In this episode, you’ll learn:• That Domestic Violence should never be tolerated• You are in control of your life despite the challenges faced• We have different experiences in life, and that makes us unique• Through loving yourself, you have the power to rewrite your life storyD.A. Lee is a Bangladeshi-born British author, artist, and poet, best known for her novel 'Written' published in 2019. Raised in a small town in Lancashire, England, Lee describes the cultural challenges of growing up in a Bengali household whilst navigating a western world.Lee's novel, whilst fictional, draws on many of her own experiences of growing up in a Muslim family and explores the underworld of cultural expectations, arranged marriages, honor, abuse, and domestic violence that often limit women's choices.Lee first started writing as a form of self-healing through the challenges of home life. The word 'Written' had become a poignant theme throughout the book, a word often expressed culturally to describe the notion of determinism and predestination adopted by most traditional Muslim families as a common explanation for events in life. Lee takes us on a journey through her character Eleanor, a young girl caught between a web of family secrets and lies where she comes into conflict with these values.Today, Lee is an advocate for women's freedom of choice and encourages women to speak out and seek help if they feel they are in danger. You can find Dhipa A. As a marketing executive, John excelled at holding budget and campaign accountability for Fortune 500 companies including General Motors and MillerCoors. But, the Great Recession of 2008 taught John that having a good job and excelling at your job does not mean you can't abruptly lose that job and find yourself in a financial hardship. He watched as many of his colleagues and close friends suddenly found themselves with no job and no income. He was determined to gain more control over the financial future of his family. This lead him to multifamily investing. John founded Casmon Capital Group after realizing many working professionals needed the benefits of real estate investing, but did not have the desire to become a landlord. He has helped families invest in over $90M in multifamily apartments to create generational wealth and impact. In this episode, I interview Lee Welton (the founder of Trailside Fitness) and we discuss how to best prepare and train for a major thru-hike. Completing a major thru-hike sits on many hikers 'one day list'. Whether it is the Pacific Crest or Appalachian Trail in the USA, the Te Araroa Tramp in New Zealand or the Shikoku Pilgrim's Trail in Japan - every hiker has dreamed about conquering one of these major adventures. But while there are hundreds of articles, podcasts and videos around how to plan these adventures, what to pack and how to figure out logistics... there seems to be a massive black hole when it comes to quality training advice. So today, I have Lee Welton (the founder of Trail Side Fitness) back on the show, to discuss all things preparing and training for a thru-hike. Inside this episode: The 3 big priorities every hiker should consider when preparing for a thru-hike An iron-clad argument why thru-hikers should not just 'get fit on the trail' What the 'perfect' training week would look like for a thru-hiker Some easy to do ideas on how to prepare for elevation (when you don't have any hills or mountains to train on) A few simple ways to 'sneak' some extra training into your week (when you are incredibly short for time) Should thru-hikers try to continue their training while on the trail? Some areas of mental preparation an aspiring thru-hiker should seriously consider (which can make or break your hike after weeks on the trail) == Mentioned in the episode: Self-Care Guide For Hikers Ebook: shorturl.at/adfhK Mental strategies for hikers book: https://thetrek.co/appalachian-trials-book/ You can find Lee: Website: https://trailsidefitness.com Facebook: https://www.facebook.com/trailsidefitness/ Instagram: https://www.instagram.com/trailside_fitness/ === Want to get fit, strong and injury-free for your thru-hike? On chapter 17 of HTP, I talk with Dr. Lee Warren about his deeply encouraging new book, I’ve seen the End of You, A Neurosurgeon’s Look at Faith, Doubt, and the Things We Think We Know. From the Amazon description of this wonderful book, "Dr. W. Lee Warren, a practicing brain surgeon, assumed he knew most outcomes for people with glioblastoma, head injuries, and other health-care problems. Yet even as he tried to give patients hope, his own heart would sink as he realized, I've seen the end of you. But it became far more personal when the acclaimed doctor experienced an unimaginable family tragedy. That's when he reached the end of himself. Page-turning medical stories serve as the backdrop for a raw, honest look at how we can remain on solid ground when everything goes wrong and how we can find light in the darkest hours of life. I've Seen the End of You is the rare book that offers tender empathy and tangible hope for those who are suffering. No matter what you're facing, this doesn't have to be the end. Even when nothing seems to makes sense, God can transform your circumstances and your life. And he can offer a new beginning." I’m typing this on January 1, but whenever you read this, it is the first day of the next year of your life, and that’s a great time to start sharing your story. As a stroke survivor, survivor of some other acute or chronic trauma, care giver, professional, or just someone who has lived some life, you have a story to tell. You have experiences to share. You’ve worked through some emotional stuff. Or you haven’ worked through it, but it’s sill there. And maybe you’ve thought about writing a memoir. Christine H. Lee joined us last year to talk about her memoir, Tell Me Everything You Don’t Remember. She is an author, teacher, and stroke survivor. Today, she’s back to help you start writing your own memoir. 7 Lessons in this Episode An autobiography is about a person. A memoir is about a person’s experience. Understand the roles of author, character, and narrator. There is universality in the particular. The Oxford Comma is awesome. Get a cohort. We are about more than stroke. Keep writing. Bio Christine H. Lee is the author of a memoir (TELL ME EVERYTHING YOU DON’T REMEMBER), which was featured in Self magazine, Time, The New York Times, and NPR’s Weekend Edition with Scott Simon. Her short fiction and essays have appeared in ZYZZYVA, Guernica, The Rumpus, The New York Times, and BuzzFeed, among other publications. She also has an urban farm–you can read about her farm exploits at Backyard Politics. Her novel is forthcoming from Ecco / Harper Collins. Born in New York City, Christine earned her undergraduate degree at UC Berkeley and her MFA at Mills College. She has been awarded a residency at Hedgebrook, and her pieces have been nominated for a Pushcart Prize and placed in competitions such as the Poets and Writers’ Magazine Writers Exchange Contest, Glimmer Train Fiction Open, and others. She is currently a Distinguished Visiting Writer at Saint Mary’s College of California’s MFA program and an Editor at The Rumpus. If you would like to order a signed copy of TELL ME EVERYTHING YOU DON’T REMEMBER, you may order it from East Bay Booksellers and specify in the notes section that you would like a signed copy (or two or three) and any customization (if it should be addressed to a particular person). They will then fulfill it with signature. And you would be supporting a local bookstore, which warms Christine’s heart. Trailer for Tell Me Everything You Don’t Remember Oxford Comma Consider these two sentences: At the support group, we learned about the main causes of stroke, kittens, and Barb’s muffins. At the support group, we learned about the main causes of stroke, kittens and Barb’s muffins. The first sentence says that we learned about 3 things: The main causes of stroke Kittens Barb’s muffins The second sentence says that we learned about the main causes of stroke. Those causes are: Kittens Barb’s muffins The words are the same. The difference is that comma after kittens. That comma is called the Oxford Comma, and it’s somewhat controversial. Many folks feel you should only use it if it clarifies the sentence. Otherwise you should leave it out. I’m of the school of thought that we should always use it when writing a sentence with three or more things in a list like that. There have even been lawsuits where the decision came down to whether the comma was in the written law or not. Here is the Wikipedia article with more information. Understanding the Memoir One of the big lessons for me was understanding just what a memoir is. It’s not an autobiography, which recounts the history of the person. As I think about writing my own book, I was getting hung up on this idea. Why is my life interesting enough that someone should read about it? What is the value for the reader? But that’s not what a memoir is. A memoir is about an aspect of the author’s life and the impact it had on the author’s life. It’s not about the author’s life itself. People read autobiographies to learn about the person, but that’s not why the read memoirs. As Christine said, “People read memoirs because of the subject, theme, or writing style.” In other words, it’s not about me. It’s funny because the obvious things sometimes elude me most strongly. On mt other show, 2-Minute Talk Tips, that’s one of the key lessons I teach about public speaking. If you’re afraid of public speaking, remember, IT’S NOT ABOUT YOU. It’s about your audience. It’s about your message. It’s about your goal or call to action. It’s about what you hope to achieve by delivering that talk. It’s not about you. The story you want to tell and the lessons you want to share — they’re about more than your ego. That makes it a lot easier. Author — Narrator — Character This is another structure that Christine shared that helps in writing. We got into it when I started talking about Pathos, Logos, and Ethos in public speaking. You can learn more about that concept here. In many books, these concepts are more distinct. In fiction, especially, a character is different from the author. In a memoir, it can get a bit squishy. A writer needs to understand what role the words on the page are serving. The author is writing and knows the whole story. The narrator can provide hindsight and wisdom the character hasn’t acquired yet. The character is going through it as the story progresses. Understanding those relationships helps you write a stronger book. That is some advanced stuff, and Christine does a much better job explaining it in the interview. For my part, this is a structure I’m going to need to explore and noodle on a bit more. A Cohort A stroke survivor benefits greatly from a support group. We need that connection to other people living through something similar. We can share our victories and losses. It can help us cut through the isolation and loneliness that many survivors experience. Writers need a group, too. Find your writing cohort. Maybe it’s a group you take a class with. Maybe it’s a writing group you form through school or that you find in your community. Find a group of people that you can share experiences with — where you can celebrate one another’s wins and support each other through your struggles. Writing can be an isolating experience. It’s just you and a blank piece of paper or a blinking cursor. That’s why it’s so important to find your cohort. Stroke is part of us, but it’s not us Christine and I, of course, talked about our strokes because they make us who we are today. At the same time though, the conversation itself isn’t about stroke. It’s about writing and what authors need to know. Christine’s advice isn’t specific to stroke survivors; it applies to anyone who has gone through a major event and wants to share it with the world. In a stroke focused podcast, it’s easy to get caught up in the idea of stroke. It’s why we are part of this community. It informs who we are, but it doesn’t define who we are. We are writers, speakers, teachers, trainers, Harry Potter fans, parents, kids, friends, co-workers, bus passengers, and so much more. Stroke and disability impact all those relationships and characteristics, but they don’t erase them. A conversation like we had today lets us share the expertise we do have beyond our stroke survivor status. Walk into any stroke support group meeting and listen to people’s stories. The things we have in common are healing and empowering. The things about us that are different are fascinating. The roads and lives that got us in that same room are different with their own flavor. We bring varied lives to this community and we live varied lives as part of the community. And that’s why despite all the survivor stories that have already been written, there’s still room for your personal, powerful, one-of-a-kind story. Hack of the Week The biggest tip to writing is just to keep writing. That’s it. You don’t have to get it right and perfect at the start. Just keep writing. Revisions and edits are what turn it into the final product. Walking into any book store or library, and do you know what you will not find on the shelves? First drafts! Just keep writing. If you get stuck, just write about being stuck. If you can’t think of anything “good” to write, try to write badly. Try writing the most cheesy, confusing, inappropriate, meandering, and cliched thing you can. But keep writing. Don’t worry about grammar and spelling. Just keep writing. Because wonderful things can happen when you keep writing. Links Christine H. After Lee developed his highly acclaimed Foreclosure and Short Sale Courses, he began to speak all over the country on these two profitable strategies. In all of his travels he was constantly bombarded by the same question, “Where do I get the money”? Tired of seeing dreams dashed over something so simple, Lee immediately set out to create the most comprehensive curriculum on the subject of Private Money ever complied in one place. Recently featured in Forbes, the Boston Globe, Market Watch, Reuters, and Business Week as a leading investment strategy expert and as a consultant to Donald Trump's, “Trump University”, Lee Arnold has built a personal fortune with private and hard money transactions. As a Real Estate Broker and Lender of both Private and Hard Money, Lee Arnold has helped countless people in the United States and Canada successfully and lucratively obtain the capital they need to be successful in real estate investment. A master at networking, Lee connects investors to lenders from all over the United States and Canada. Lee created The Lee Arnold System of Real Estate Investing to teach clients how to translate workbook education and real estate theory into the real world of real estate investment success. However, after years of teaching and mentoring around the nation, he found that education doesn't mean a lick, if the person being taught doesn't have the capital to put their knowledge into genuine action. Lee already had access to capital, but his students didn't. So, Lee took the challenge and created Cogo Capital®, where real estate investors could go for unlimited funds for their non-owner occupied investments. Since then, Lee has been involved in over 1 Billion Dollars-worth of real estate deals with clients. While the progression seemed natural, they were missing one, very large and essential piece of the pie. The marketplace was teeming with people who had the funds, who aspired to make higher returns on their invested dollar, but lacked the desire to get involved in real estate at the ground level. In light of this opportunity came Secured Investment Corp, which gave people the training they needed to safely lend on first trust liens (real estate), and make higher returns than they were currently seeing in their stock market, bank CDs, or bond investments. As we combined all these facets—training, funding, and the education to lend on real property—we began to notice a progressing trend of growth and success with the clients involved. Through this model, what we call “The Circle of Wealth,” we noticed that people who entered in at the training level and borrowed funds for their real estate investments, eventually became lenders in their own right. They then helped others obtain the capital needed to grow their real estate portfolios. This allowed everyone, on every side, to succeed. It is our goal that everyone can enjoy some level of success in The Circle of Wealth, and inevitably lap it several times over. What you will learn: Why money is the easiest part of a real estate transaction How finding new opportunities will attract investment funding Using the appraisal process as a key part of your strategy Managing rehabilitation projects appropriately and keeping them on track Getting funding even with difficult credit or financial situations Finding a deal before you ask for the money to fund it Wholesaling as a newer investor while avoiding the time commitment of renovations Why seller-financed deals move faster than any other kind Using zoning laws the enhance your profits on a deal Ways to contact Lee: Website: www.CogoCapital.com Resources: SmartRealEstateCoachPodcast.com/webinar SmartRealEstateCoachPodcast.com/termsbook SmartRealEstateCoachPodcast.com/ebook SmartRealEstateCoachPodcast.com/newportevent
