We talked with:Clare Pooley graduated from Newnham College, Cambridge, before spending nearly 20 years in the heady world of advertising. Clare worked hard, played hard and drank even harder. By the time she was 46 years old she knew she had to go sober. She started a blog called Mummy was a Secret Drinker by way of therapy. That blog went viral and became a memoir: "The Sober Diaries." Clare then started writing fiction. Her debut novel — "The Authenticity Project" — is a New York Times bestseller and is published in 30 languages. Her second novel — "Iona Iverson's Rules for Commuting" — is out now.Karen Anderson, M.D., Ph.D., is an associate professor of medicine at Mayo Clinic in Phoenix/Scottsdale, Arizona. She's a medical oncologist and researcher. She focuses on breast cancer, particularly immunotherapy, treatments to reduce risk of breast cancer recurrence and using genomics to guide treatment decisions. She received her M.D. and Ph.D. from Duke University School of Medicine and was trained at the Brigham and Women's Hospital as well as Dana Farber Cancer Institute.We talked about:In this episode, Dr. Millstine and her guests discuss:Am I an alcoholic? Clare spent a lot of time Googling this question until she realized the better question was "Is alcohol proving detrimental to my life?" The word "alcoholic" has so much stigma it prevents people from getting the help they need for fear of such a serious label. Clare kept trying to moderate her drinking, but when she found herself drinking out of a "World's Best Mum" mug before noon, she realized it was time to quit.Breast cancer and alcohol. Alcohol is a carcinogen, and elevates risk of breast cancer as well as other types of cancer. But Clare — as well as many other educated people — have no idea about the link. And it's unclear if alcohol use among survivors increases risk of recurrence.The opposite of addiction is connection. Through her blog, Clare found an online community of people like her who helped support her in her drinking recovery. Megan has made a name for herself as one of the top short-course trail racers in the Phoenix/Scottsdale area, notching up tons of wins and podium finishes at short-course trail races in the area. In this episode, Megan shares how she approaches training based on having fun (as opposed to following a strict structure), how she bounced back from injury to come back stronger than ever, and her path to achieving her goal of getting on the Aravaipa Racing Team. This week, Jamie and Mariah dive deep into the data while keeping things short and sweet. Despite February typically being the weakest month for demand, this past month has seen some interesting trends in the vacation rental industry. With a staggering 13 million nights stayed in February alone, demand was up YoY by 18%. However, occupancy was down YoY by 1.8%, indicating a significant increase in new listings — up 26% YoY. While some of this growth is due to the lengthy process of listing, it is primarily attributed to an influx of second homes that were purchased for remote work during COVID and are subsequently being listed to make a profit as workers return to in-person work environments. It's worth noting that there are currently 6 million second homes in the U.S., but only 1.5 million of them are listed on Airbnb and VRBO. Switching gears to the economy, we've seen an incredible job listings growth of 311k in February alone. However, with discretionary spending being heavily dependent on job security, it's important to keep an eye on the deceleration of growth we're currently experiencing. Inflation has also decreased, with February's headline inflation sitting at 6% — down from previous months. We could potentially see a drop to 3% by the end of the year. As we gear up for spring break, it's interesting to note that nights booked have increased by 14.8% compared to January. The top markets for spring break include Orlando, Phoenix/Scottsdale, Gatlinburg, Panama City, and Miami. However, some rising stars for growth are the Jersey City/Newark areas, Chicago, The Hamptons, Boston, and Washington D.C. Episode 012 - Slow Travel: I'm back in Playa del Carmen For nearly 35 years of traveling worldwide, I refused to visit our neighbors to the South. Why? Because I'm a foodie and the Mexican food that I had experienced living in and around the DMV (DC, Maryland, and Virginia) just did not ignite my pilot. No, I didn't base my tastes on Taco Bell or Carlos O'Kelly's – ugh! They both made me sick to my stomach – but there just wasn't any Mexican restaurants around that made me want to get in my car, let alone get on an airplane for a week's stay only to be miserable. I mean, I love Guacamole and Tacos but I just can't narrow down the entirety of the Mexican cuisine to a Taco, can I? No. There's also Quesadillas, Street Corn, Mole Sauce, Nachos, Burritos, Enchiladas, Huevos Rancheros, Pipian Stew, Tamales, and Gorditas de Nata (cream inside a pancake)… and so much more! Well, my indifference to visiting Mexico changed when I started a consulting assignment in Arizona in 2014. I begged my new coworkers – especially since they had bragged about it – to take me to a real good, authentic Mexican restaurant. Thankfully, there were a number of excellent spots that they showed me in the Phoenix/Scottsdale area and I frequented them regularly. When I consulted in Dallas Texas in 2015, I asked my coworkers for same – insisting that I did not want Tex-Mex just Mexican. They came through for me there as well. And the rest, as they say, is history! I was unstoppable. From 2016 to 2019, I had visited Mexico (both the Caribbean side and the Pacific side) four times. Cabo, Cancun twice, and Playa del Carmen – for at least one week, each visit. Plus a week-long Mexican Riviera cruise. Unfortunately, the food on that Carnival cruise was less than satisfactory but I made up for it in the ports of Cabo and Puerto Vallarta and on the shore excursions. Only one visit to Cancun was at an all-inclusive resort because I truly believe that you can't get a feel for a country while being insulated in a cocoon-like environment where every meal is catered to the American and European tourists' tastes. All my other visits during that period were at standard resorts, with restaurants, but I felt no obligation to pay for standard fare. I wanted local flavors, I wanted the local experiences, I wanted the good and the bad of going off-the-beaten-paths to try to find that hidden gem. And rarely did I find a bad or sub-par culinary experience. Mexico quickly became a favorite! And I spent nearly the entire month of July 2019 in Playa del Carmen as part of my retired nomad life. And loved every bit of it. I had an Airbnb apartment so I went grocery shopping even though I lived half-a-block from the famous Quinta Avenida (5th Avenue) which is basically a 30-block long street of restaurants, bars and shops for the tourists. It can get expensive eating in restaurants all the time, even in Mexico. And the tourists spots are priced for the tourists, not the locals, and aren't necessarily good eats. However, there were some nice surprises on 5th Avenue but mostly just a block or two off from the main street. At school Judith explored a variety of media, but “was smitten by the magic of photography the first time I set foot in the darkroom.” She moved from film to digital and kept pushing the envelope more, discovering the technique of Alcohol Transfers through local art workshops. Rothenstein-Putzer describes the process as a "hybrid between photography and printmaking." With additional experimentation, she discovered that adding pen and ink to the final image makes the colors pop and images more 3-dimensional. Each image is one-of-a-kind. And first of all, I wanted to apologize that I've been am I a I was really consistent when I started the podcast in March all the way through the end of September, maybe even into early October, and then my life partner, Jo Ellen, and then I took the trip to Hilton Head. And that trip was supposed to be one week.   Oh, and I actually should mention that before we took this trip, we started a YouTube channel, so we actually built a YouTube studio in our home up here in our loft area. And we started we're not sure yet, even to this day, what the channel is going to be. But we got really good feedback on the relationship advice that we were giving. We have been together, I think we're going on 20 or 19 years and we have an amazing relationship and there's so many things that we have learned. And so long story short, we thought we could be helpful by bringing certain subjects up on our YouTube channel, talking about it, discussing how we get through certain things, how we make things great and all of that. So, again, long story short, that was taking up some of my time because we were doing these videos and I had to learn Adobe Premiere Pro from scratch and become this expert video editor. And so I was struggling with it. I was losing footage, all these different things, and I was staying up really late and just too many irons in the fire. Then to top it off, we left on the 13th of October for Hilton Head, South Carolina, and we were only supposed to stay for a week. And the day before we were supposed to leave, we decided to extend our trip. I looked at Jo Ellen and I said, why are we rushing back? There's nothing going on. covid has had everything shut down. And so we both agreed. We said, let's keep going. But we got on the computer the day before we were supposed to leave and we canceled our flight, rented a car, mapped out our trip.   We basically went down the coast all the way to Key West, stayed there for, I think four or five nights or six nights, and then drove back up over to Alabama, San Antonio, Austin, El Paso, back to Phoenix. So that ended up being twenty eight days in total.  While I was away,   I really, you know, I guess I could have cheated and did a podcast on my phone or even using my laptop with the microphone. I could have rigged something up, I'm sure. So I'm not going to even try to make any excuses. Long story short, we got back and I was in editing mode because we had brought all our gear with us, all our GoPros and camera gear and tripods and everything. And we we filmed every single day while we were on the trip. We took video of every every possible thing where we weren't, you know, just laying there on the beach or whatever it might be. So here it is, January 12th and I wanted to come on and apologize to all of the listeners and even the viewers to go to the YouTube channel and watch the videos, for my absence.   I am back. I might not be able to do this every week like I was doing. I think I have to cut back. I have too many irons in the fire. We have the YouTube channel now. I am putting together a course on the music business, I'm learning ClickFunnels, I've gotten much, much better with Adobe Premiere Pro, so it's much easier for me to get through a video or edit these podcasts. But again, I'm doing all of this myself. And at the same time as some of you might know already from listening to the podcast, I have an entertainment booking agency. So some of the...I'm mainly book resorts in the Phoenix Scottsdale area and some of those have come back. Many of them have come back. And so I'm running a business that I had four employees helping me. Now it's just me again, because it's not quite at the point where I need to bring anyone on. So I guess these all sound like excuses. And I apologize because I'm not that kind of person. I'm probably sleeping like four to five hours a night at most because I have so much on my plate and I can't seem to get it done.   So here we are. I wanted to do this podcast to just catch everyone up. I wanted to thank the listeners out there who continue at least get through all the podcasts that I did put up. The viewership has not gone down at all. The downloads, I was just stunned. And so I'm really happy about it. So next week, in the following week, I have guests already lined up for both of those weeks. So there'll be two podcasts coming. I don't know if I'll release them back to back. I might like I said, I might do two a month. But these guests are amazing. I have emails out where I've gotten tentative "yeses" on some super powerful guests in the future. So I'm glad you didn't give up on me. I'm excited to be back with some great guests coming up. I'm really glad you hung around to listen to the podcast. Like I said, I am launching, making money, making music.   The reason I finally did this is because you hear time and time again where you take for granted something that you know really well and something that you can talk about all night long because you've done it. You've gone through all the pains and all the steps and everything. And being a professional musician on top of being a business owner, I have learned all aspects of at least the performance part of the music business.   My concentration is figuring out how to make money as a musician and how to diversify what you know, so that when something like COVID happens where there's a pandemic and all entertainment stops and the only thing that you were doing up to that point was performing live.   You're in a tough spot that got me going and saying, hey, I really know how to help many of these musicians who just want to play music or be surrounded by music activities during the day, they don't want to take a side gig doing something else. And if they do, they want it to be music related.   So the gist of my course is to help all the musicians who want to perform or the music creators who want to create, but only have been narrowly focused on one thing.   And so when something like a pandemic comes and their revenue comes from a single source, they're in trouble. That's the reason I created this course. And I honestly believe that I can take any musician who is struggling financially, who has concentrated on a single revenue source and turn them around where I can show them all the revenue streams that are possible and let them pick one, three or four or six.   Knowing that every day they wake up, they're doing something that's music related and they feel good about it, they're happy, they're in their zone, they're doing what they love, and at the same time, they're creating sustainable living. So, yeah, I have a lot going on and I don't want to drag this out, I just wanted to get back in here. Thank you all for continuing to listen. Thank you to everyone who has subscribed.   There's going to be so much great content coming down the road between the guests that I have and this new course. And I'm going to bring other experts in. Uber Lyft Drivers & Gig Economy Workers Weekly News:  This week we discuss the state of the Autonomous Vehicle Space, and Uber is FINALLY selling off their Autonomous division.   Joe Biden is promising to make all gig workers, employees, and saying he will "establish a three prong ABC test" modeling California's, there are some problems with this statement though.   UberReserve, now you can reserve an Uber anywhere from 2 hours-30 days out, and you can choose your favorite drivers.   Look out Phoenix/Scottsdale, Cruise has teamed up with Walmart to put driverless deliveries in Scottsdale starting in January 2021.   UberEats is now delivering prescriptions in 3 Texas cities, this is the 3rd attempt at this, so if this doesn't work that will be strike three!   DoorDash has filed its IPO with the SEC to go public, so far this year DoorDash has taken in $1.9 Billion in revenue, that said they are still sitting at $149 Million net loss.   Lyft is trying to enter the app-based delivery game.   Gig companies (Postmates, Uber, Lyft, DoorDash, GrubHub, and others) have teamed up with Stride to get gig workers health coverage through the ACA (Affordable Care Act/ObamaCare), enrollment is now through December 15th.   NYC: The Taxi and Limousine Commission is pushing legislation to get a "universal e-hail app", it would let you book taxi's as well as Uber/Lyft through the same app.   Cairo: Uber partners with Unilever to provide safety kits of masks and hand sanitizer to 30,000 drivers, and in-car separators to select few drivers, we'll have to see what this PR stunt is about.   Portland's City Commissioner Jo Ann Hardesty who oversees Portland's Emergency Dispatch System has been calling for "Defund The Police" from all angles, during a Lyft ride called 911 multiple times because the driver was following 'Lyft Coronavirus Safety Guidelines'.   Motional: the Aptiv-Hyundai $4 Billion venture aimed at commercializing autonomous vehicles is preparing to roll out full driverless vehicles on public roads in Las Vegas, today was approved by the state of Nevada.Rideshare Rodeo Podcast is presented by UberLyftDrivers.com

Welcome in to this week's edition of Plan With the Tax Man with Tony Mauro and myself. We appreciate your time as we talk investing, finance and retirement here on the podcast. It is early November here. This is our day after the election by podcast and of course, we as expected, we don't have an idea. We have no clue who's the president. How you doing, my friend? You doing okay?   Tony Mauro: We're doing good. Fall's [crosstalk 00:00:24] upon us here in the Midwest and right now, this week, it's actually very warm, so it's almost golf weather, really.   Speaker 1: It's been wacky here in my neck of the woods. We've had some pretty big 30 and 40 degree swings, but it looks like we're going to be in the mid to upper 70s the rest of the week.   Tony Mauro: Same here. It's great.   Speaker 1: I'll take it. It's November. It's not hot, so it's comfortable. It's nice.   Tony Mauro: Exactly.   Speaker 1: So that's always good. Speaking of weather and niceness, that's actually our topic this week. We're actually going to talk about a review of the top places to retire as of the U.S. News & World Report's top 15 locations, just kind of fun here, do something a little bit different and kind of keep it light and airy, if you will, but we'll talk about a few of the metrics that went into it. If you see some things like that similarly in conversations you have with clients or potentially, so I don't know if we'll go through all 15 or just kind of lump it together here. So what I'll say is of the 15, let's see, one, two, three, four, five, six, seven, eight of the 15 are all in one state. Care to take a guess?   Tony Mauro: All in one state. It's fitting because when we're taping this the day after an election, everybody's kind of, well, probably had enough of that for a while. It's interesting when they have all the maps up the night before and you're paying attention to the states, sometimes you don't. But it's interesting in this report that out of the top 15, eight are in Florida and although Florida's always a popular spot, but there's some others in here as well, some in the Midwest that most people don't think of. Then, of course, some in the desert. But it's interesting, my client base, for the most part, doesn't really talk about Florida all that much, but probably nationally, that's the place. If you look at their demographics and how many retirees are down there, a lot of people migrate that way.   Speaker 1: Now Florida's always kind of that given, so again, it's not a surprise that people do that. So we'll hop around just on this topic. Do you have some folks that do the snowbird thing, that they split their time?   Tony Mauro: We have clients that split their time. A lot of our clients tend to want to go to Southern Texas down by the Mexican border and then of course out to Arizona, some Palm Springs. I'm of the same opinion, personally, is as much as I love Florida, I think down there, the snowbird thing could be hit and miss from year to year. It, depending on the weather and a lot of our clients want to go where they pretty much or know that it's going to be sunny and not a lot of rain.   Speaker 1: Right. Of course, there's different advantages to some states, obviously, when you think about income tax or I think weather and a few other things are why people consider Florida.   Tony Mauro: I think weather is the big one and I think the fact that probably for most parts of the country, it's easy to get to. It's interesting because a lot of people, if they really are going to start having serious conversations about retiring somewhere else or splitting time, I think they need to take a look at, not only the state tax rates, but just the affordability, the population and how easy it is or hard is it to get around, the quality of the health care and some other things that-   Speaker 1: Good point.   Tony Mauro: ... after weather, people should take a look at if they're going to spend meaningful time somewhere. I think sometimes after we get done with them, they hadn't thought about a lot of that.   Speaker 1: Right.   Tony Mauro: For example, a couple of spots in this list, just for the listeners, number seven's Ann Arbor, Michigan [crosstalk 00:04:17] North Carolina.   Speaker 1: Let's talk about some of the those. Yes. Ann Arbor, Michigan is seven, to your point, and Manchester, New Hampshire is 14. They seem like odd choices.   Tony Mauro: Odd choices and Nashville, but Nashville is becoming more popular [crosstalk 00:04:31] number 12. But a lot of people are taking a little bit alternative routes, if you will, and saying, "Well, weather it's not my number one goal, it's other things." It could be cost of living, which I'm assuming, and especially in Michigan, is more towards the Midwest. New Hampshire would seem to me a little higher cost of living, but maybe it's the East Coasters that are wanting to get out of the bigger cities and maybe that's lower for them.   Speaker 1: Like if people live in New York City or something like that. Actually number five is Lancaster, PA. [crosstalk 00:05:06] That's even weirder to me.   Tony Mauro: Yes.   Speaker 1: No offense, Lancasters.   Tony Mauro: That's right. Hopefully, you're not offending anybody by just listing it. Of course, Des Moines, Iowa is nowhere to be found, so we're out.   Speaker 1: We counted wrong. I think there's actually Miami didn't have the Florida next to it, so there's actually nine of the 15 are Florida. So basically just throw a dart at Florida and it's on this list more than likely.   Tony Mauro: It is. But I think with Florida, going back to it, it's a wonderful place. The weather is generally pretty good, but to me, when I've been down there, the cost of living is a little higher. Their tax rates are a little different, of course they get a ton of money from tourism and whatnot. But to me, I think Florida, it's a little too crowded for me. I'm not at retirement age, but I don't like all the traffic, especially down in Southern Florida around the Miami area and whatnot, but everybody's different. I think if people are seriously looking about splitting time, they should at least develop a list and kind of come up and look at some of these reports and some of what goes into them, its pros and cons of each location to make a well-informed decision.   Speaker 1: Yeah, no, definitely. So what financial or emotional considerations, maybe that's another thought to have a conversation around this on, Tony, is to consider if you're thinking about retiring in a different state or a different region. Sometimes it's kid-based, sometimes grandkid-based things of that nature, how do you go about advising that when people start having those conversations?   Tony Mauro: I advise them if they're actually physically going to pick up and move and plant the seed in a different state on a full-time basis. First thing we have them do, and we generally will help them on the tax side, is to let them know what the state's tax rates are, what income is taxed, how and from there, then we go to the sales tax rates, property tax rates, things like that, if they're going to own property there so they can kind of get some numbers without having to do a lot of digging to get some of that in their head. Then from there, basically, we get into more of the non-financial things, affordability, healthcare, things like that. But I think it's big, taxes are big. We're right after the election. We don't know anything on that, but state taxes are big in some states compared to others and I think that's got to be a consideration if you're on a fixed income, for sure.   Speaker 1: Well, at the time we're taping this podcast, it's so close you can't really call it. But one of the things that could be on the docket is higher taxes. Biden has made that conversation, so that might be the case. Obviously, we won't know anything until later on, but that's something to definitely consider and I think that's always been the case. People have always kind of looked to retirement as, "Well, let's retire someplace where there's no income tax or sales tax," or whatever. There are various different things kind of lead that charge. Now what about yourself? Do you have a dream retirement location? Is it right there where you're at? I know you're a big fan of the Napa area and all that kind of stuff, but living there and just visiting there are two different things.   Tony Mauro: Two different things, yes. I'll answer that, but the other thing's back on taxes. This is just, again, my own two cents. I have no basis for this, but if you think about it, with what we've gone through this year with the COVID and the pandemic and these states not collecting as much tax and whatnot, eventually they may have to come in and say, "We're low on money and the only thing we've got left is to raise taxes." Now it may not always be an income tax. They try to do it in kind of what I call sneaky ways, take this deduction away or that, so they don't call it that. But a lot of times, again, you go into a new state, you better find out not only what their rates are, but how they tax you, but...   Speaker 1: Change to a gas tax or property tax or [crosstalk 00:09:07]   Tony Mauro: They got to get it from somewhere. It's just not all free. But in answering the question, a couple of tops on my list, I would probably split time once I get to retirement. I don't see me just moving, but you never know with children and things like that, but one of my favorite places outside of Napa, that would be one. Although, again, looking at cost of living there and income taxes and stuff, that could be a detriment. But I love the Phoenix-Scottsdale area. I love Palm Springs. I'm a desert guy, even though I love the water, but I like to go to the water and have my visits-   Speaker 1: Now surprisingly enough, those aren't on there, which I found that kind of surprising. On that top 15, there's no place in Arizona.   Tony Mauro: No, No place in Arizona-   Speaker 1: Maybe too hot.   Tony Mauro: So but in the split time, with the true snowbirds, it's almost always sunny and in the 70s. Obviously, the Caribbean would be nice, but that's a little more of a jaunt every year if you were going to try to do something like that, but those would be my top spots to probably split time would be something like that. As I think now, and I think a lot of people do this too, is they think of their retirement spots kind of like they think of vacations right now, where you're going for an experience and excitement and what are we going to do? I think when you retire there or even split time it's more of daily life-   Speaker 1: Right. True.   Tony Mauro: I'm getting up. I'm doing my activities-   Speaker 1: Going to the donut shop [crosstalk 00:00:10:39].   Tony Mauro: ... grocery shopping. So it's not the same as when you're in your 30s, 40s, 50s on vacations. When you're retired there or spending at least six months there.   Speaker 1: Very true. As someone who's been doing this for 20 plus years, I'm sure you see a lot of different things. Sometimes when people want to do that split time, or they even want to relocate, it doesn't necessarily mean you have to stop working with your advisor, depending on the situation. If they're licensed, there'll be able to help you and no matter where you are, but you just have to check into all of that stuff as well. Correct?   Tony Mauro: I would check into it. I would visit with your financial advisor. I would solicit some other opinions as well and obviously friends, family and people that you know that may have already gone there, [crosstalk 00:11:22] that particular location, is always helpful. They can always give you the goods and bads and at least you've got the ammo to make a good decision from that.   Speaker 1: So factor some of those things in folks, if you're thinking about, as you get closer to retirement, factor in local resident stuff, the happiness there, tax rates, housing affordability, quality of health, healthcare, some of the things Tony mentioned already, the emotional side. Are you good being maybe away from family or friends that you've known? Things of that nature. Again, we were talking the top 15 places, in 2020 anyway, from U.S. News & World Report on retirement locations. It looks like nine of the 15 were in Florida, so again, pick a dart, you could throw them.   Speaker 1: But just the other ones, just to kind of catch you up, was Lancaster, PA, Ann Arbor, Michigan, Asheville, North Carolina, Myrtle beach, South Carolina, which we didn't talk about, which is way too touristy for me. I'm not that far from Myrtle Beach and [crosstalk 00:12:19] It's just way too touristy for me and Nashville, Tennessee and the same thing. I feel like Nashville, go on the outskirts, I suppose, like any town you go to the outskirts and you don't have to see the touristy stuff, but either way, so that's the 15, oh, and Manchester, New Hampshire. I almost forgot about that one.   Tony Mauro: That little crazy one there.   Speaker 1: A little odd. The PA and the Michigan, I just really surprised by the three colder weather states, really am. I've lived near Ann Arbor, Michigan, beautiful place, absolutely lovely there, but just surprised by the colder places because I know most of us like to run from the snow as we age.   Tony Mauro: We don't see any of the top ski resort places, even though that is cold [crosstalk 00:13:03] nobody, of course, older, it's probably designed a little bit more for younger, active [crosstalk 00:13:10] and all that, but-   Speaker 1: Well, I think [crosstalk 00:13:12] missing this of stuff in Arizona or even Texas, I think that kind of shows us that this report really was around things other than just weather. Florida is definitely on there, probably could become of the weather, but I think a lot of this really was about the affordability, the tax rates and things of that nature, so there you go. So that's something to ponder, for sure. All right. Well, I think that's going to do it this week. Pretty simple and easy, a simple conversation away from all the regular stuff that we've been inundated with and we'll get back to that, I'm sure, here pretty soon, but we thought we'd deviate just a little bit this week on Plan With the Tax Man. FitnessFormulaChallenge.com This was more than about setting a goal. It was about a committed intention. Do you set goals? Do you get goals? Are your eyes glazed over, thinking about Goal Setting? You may be thinking “I have already learned this SO MANY TIMES.   What You’ll Learn from this Episode:   Goal Setting From a Place of Abundance Your First Thoughts Around Your Goals Getting Specific What to Watch Out For   Goal Setting From a Place of Abundance   I don’t know about you, but my goal on this earth is to be the best version of myself that I can be. To show up in the best way for myself and all who are around me.   With this thought always squarely in my mind and front and center, it makes it so much easier to direct my thoughts.   Try it - when you think about the “Best version of you”, how do you feel? Write those feelings down so you can always come back to them.   Put them on a note on your phone. Seriously get into the practice of being with these more positive feelings on a regular basis.   When I approach goal setting, I start by directing my brain specifically. And, I get into a good thinking and feeling place.   Give your brain a direction and a focus to follow. If you don’t harness your brain and your thoughts, you aren’t likely to get what you desire. Structure and supervision is critical to success.   You can predict where you will be in your life when you pay attention to what you are telling your brain. What have you told it so far?   What results do you desire in your life?   When was the last time you dreamed. Not in your sleep, but in your waking hours? Are you spending most of your time reacting and putting out fires?   We have become hard wired to think of goals and wants from a place of scarcity; of lack; in a painful way.   We’ve become afraid to dream because it feels hurtful and sad. And, getting into this place is exactly what we need to do and where we need to go so we can break through those obstacles.   We will only break through our limiting beliefs by first facing them.   Then, we can move to a place of goal setting from a place of abundance.   Your First Thoughts Around Your Goals   Typically, we think about everything that we WANT but don’t have when we start goal setting. Those are our first thoughts.   Listen to my show from Thanksgiving 326a.StreetSmartWealth.me   Now, I want you to start the goal setting process by thinking of everything you now have that you REALLY, TRULY want and love. Not exactly from a place of gratitude, but from a true, goal setting want.   I’ll share a few of mine.   “I REALLY want an amazing marriage to the man of my dreams. I REALLY want two high functioning children who are doing good work in the world. I REALLY want a calm, beautiful space to work and live. I REALLY want to be in nature regularly. I really want to be taking care of my body and health.”   Guess what?   I have all of these things now. And, I expect them; work to have them; appreciate and am grateful for them.   When you are feeling caught in the struggle, it can be hard to see all the things we appreciate.   You may be thinking initially, “All I do is work and strive and try and never quite get there.”   Maybe you don’t like aspects of your life. I get that. All of us can find some good in everything though, when we refocus how we look at things.   Stop for a minute and get fully centered in the present of where you are now. Listen to your thoughts, feel the feelings and while staying connected, do a pattern interrupt to stop that flow.   Clap your hands. Do a quick dance. Snap a rubber band on your wrist.   Stay connected but shift the thought AFTER you own it, feel it and then decide and direct your brain to move on from it.   There are no thoughts from your past that have to equal your future or change where it is you truly want to go, YOU and you alone get to choose.     Getting Specific   What is the next experience you want in your life? Not necessarily an income goal but let’s say an experience. Travel, or something.   Don’t worry about the how.   Here’s my example -   In September, 2021, my husband and I are going on a first class river cruise in Europe. We will fly first class on American Airlines (paid, and confirmed, not free); we will have a balcony suite; and add extra time before and after the trip.   The more specific the better. Get detailed. Have FUN! Let yourself go wild!     What to Watch Out For   Guess what happens next? Yep, your brain and thoughts might try to derail you.   Negative emotions settles in - fear, doubt, self judgement….   You are going to want to find the how. That’s when your brain will begin to block you. Forget it for now. It will show up - the how. The why and the thrill of it are the most important to get your thoughts and feelings going, to move you into action and results.   “I don’t know” is a dangerous place to be. A major dream stealer so don’t go there.   Your brain always looks for what you tell it to look for, so if you are really stretching it, it’s going to immediately say - “Uh, we have not had this before so I don’t think so….”   I want you to just accept that feeling, that negative emotion and then grab back that feeling of abundance and just tell your brain - “I know, and here is the really cool thing - we are going to create a new experience and change the direction of our life.”   When you get that feeling that says - I don’t know. Maybe I can’t do this.   Now is when you get out your journal and do a download of all of these thoughts. All of the negative energy.   Then, take your mind to a future place; where you have accomplished this goal. Write it out. Read it. Feel it.   Let go of any negative that comes up in a lighthearted way. Laugh, giggle and say - oh just you wait!   It’s a lot with that like that quote, “What would you do if you knew you wouldn’t fail? If you knew you couldn’t fail, what would you do?” Think about this for a minute. Go to the future place where it’s already done. See yourself there. Don’t see yourself where you are now. See and meet your mind from a place of knowing. That is powerful. Then, from that place, you write your action plan. That’s the how. When I decided to be successful in NWM, I didn’t know how. I had not done it. Nor built online started a podcast built a site and blog What I did know is that I could follow instructions; a path; someone to lead the way. I didn’t know how to make my first million dollars, exactly. I knew it had been done, though.  So, I actually DID know. I knew if I followed someone else’s lead I could do it too. And so can you. It’s so very important to break goals down into small steps. If you have a year-long goal, you need to break it down by month. Then week and then day. The more detail you can give yourself about your action plan for your goal, the better. What are you willing to do to achieve and master your goals? Learning, trying testing and more?   As we remove obstacles and limiting beliefs, we grow in our ability to create more of what we want.   We don’t have to believe any negatived thoughts. You can acknowledge it as a thought, and then choose to change that thought.     Remember, we are giving our brain a direction and a focus. Thoughts create feelings, which drive our actions and our results.   We are going to have results, no matter what. No matter how we direct our brain, so why not CHOOSE the way you want it to go.   It’s time to step out of the comfort zone and get to where you want to be!   20/20 is coming   NOW, is your time.   Get my new video training series for sure - ConfidenceDecoded.com Listen, watch, study, learn and apply. Everyone needs a place to live, right? That’s one of the arguments that underpins the demand for real estate. But in some markets, that is not an appropriate statement. Let me take you back to the financial crisis of 2008 and it’s aftermath. There were a few counties in the US that stood out for the very high rate of foreclosures. Two markets that come to mind are Florida’s Dade county and Arizona’s Maricopa County. Miami is in Dade County, and Phoenix/Scottsdale is in Maricopa County. In fact it’s a long list of communities including Mesa, Tempe, Chandler, Glendale, El Mirage, 24 municipalities in total. Let’s be clear, a lot of people lost their primary residence to foreclosure in the financial crisis. The scale and human impact of that hard to comprehend. But both Miami and Phoenix have a few things in common. They are both sun destinations, and a lot of people own second homes in those markets. Given a choice, people overwhelmingly chose to protect their primary residence and allow their second home to fall into foreclosure. There was a much stronger attachment to the primary residence than a second home. At the peak, there were 42,000 brand new vacant condos in Miami. Most were pre-sold in 2005-2007. When the financial crisis hit, buyers chose to walk away from their deposits rather than get financing on a property that would be underwater. That was then. Eventually, over time those units got absorbed by the market and new construction resumed. When I was in Miami a few months ago, I was struck by the large number of construction cranes. It felt like the market was becoming overheated again. Back in 2015, some 80% of condo purchases went to foreign buyers. Today that number is about 20% of buyers come from outside the country. Again, one of the reasons I believe the demand is highly variable, is the high proportion of second homes. A second home is a luxury. It’s an investment. But it’s not essential to everyday living. Developers often don’t seem to realize the difference. When units are selling quickly, It’s too easy to assume the demand will persist. Unlike in past cycles, this time around, developers have been asking buyers for a 50 percent deposit to purchase a condo. Those funds have helped developers pour more equity into their projects, which meant they didn’t have to borrow a lot of money from banks. As a result, their leverage is a lot less than in the past cycle. Back then, projects were over-leveraged and developers had no room for sales prices to drop because they needed every dollar to pay back the construction loans. Also, back then, developers only required a 20 percent down payment, so it was easier for buyers to walk away from the closing table when the market turned. Now, buyers are motivated to close because they already paid 50 percent of the purchase price.

I have Social Media and Why They Buy/Why They Say Yes workshops in Phoenix/Scottsdale and Nashville to finish off the year, and am open to coming to YOUR city, so let’s talk if you are interested.   JackieUlmer.com and click contact or book a consult call - jackieulmer.com/calendar   While I am considered a 20%er today, reading he book; interviewing the authors and re-listening to the podcast, as well as sharing it with my own team and clients has really caused me to do some deep reflection on consistency, and where I have succeeded and fallen short in my business.   My reflection has led me back to the realization and confirmation that what it takes to be successful is just committing to the act of being consistent.   So when I say “YOU” in this experience, know that I am talking about myself, too.   It’s not massive action; the perfect script or the “right” people that make a business successful.   It’s YOU and me; and the action steps that we take day in and day out.   If you’ve followed me for any length of time, you may be familiar with my Favorite F words branding.   This came from attending a Brendon Burchard Expert's Academy Event.   I use these F words to measure things that matter in my life -   F Word Friday   Faith, Family and Friends, Fitness, Finance, FUN   Fun is truly my top value. If it’s not fun, I’m not doing it.   So, when I started reflecting on my consistency, I used these words to rate myself.   Fun - yes, plenty, especially this summer as I shared at the beginning.   Faith - yes, I feel I have been pretty consistent there too.   Fitness - I have had some goals, and one is 10,000 steps as a daily average for the year. I’m currently at 8800, so I am picking my pace up to finish strong. That’s about 4 miles a day. I’ve been on the Plant Paradox/Paleo/Keto type of food regimen for a while, and I could use more focus and discipline.   Family and Friends - check check   Which brings me to finance and while it’s not bad, I look at my goals and my vision for my business and realize I am not really where I want to be, and I now know the reason WHY -   CONSISTENCY - the last 5 years has had me a bit all over the map in terms of true focus.   Multi passionate Entrepreneur   Coaching, Social Media Training and Workshops  Direct Sales   Which website - my brand   Speaking training Masterminds   I have had so many people ask - What is it you do, exactly? And I always laugh, and struggle a little to tell them   At the end of the day - I am a business and Social Media Coach, Trainer, Mentor and Strategist. But, which word is the best?   Have you come up with your own title? Do you have your elevator pitch or infomercial down?   More on that in a future podcast.   So, let’s get into consistency. and, what that looks like for success.   I’ve said before - Success is Sexy; the steps to get there are often not.   You have to get really clear about what your business is; what you offer, and the steps you must take to get it out there and make sales or close deals.   People have often expressed a desire to come spend a day with me. And I always assure them they would be bored.   And, yet, for some, the lightbulb moment would occur when they realize there is nothing special of fancy about what I do.   With Social Media, it has all been about consistency -   First the site/blog; a weekly article; posting in forums; commenting and answering questions. Being real, authentic and showing interest and caring.   Get your own agenda out of the way.   Become a story teller. I’ll be sharing a lot more on this in a coming podcast.   When my business thrives, I can look back in my calendar and in my Social Media activity and see one common thread - consistency.   When my business has floundered, I can look back in my calendar and in my social media activity and see one common thread - lack of consistency.   For most of us, in our solopreneur business, we need to be doing a few things ongoing -   Finding people to add to our database. This means more than just plopping in names. It means meeting, engaging, building rapport and the start of a relationship; connecting on Social Media and expanding the relationship.   Learning as much as I can about them; learning how I might be supportive and then opening the door to share my business and product offerings.   Not just for them, but also for anyone they may feel comfortable referring my way.   IT’s about building that really solid Top 100 COI. It’s follow up; and follow through; adding value in person, through direct mail; through Social Media and in ways that matter to them and make them feel special; appreciated; like more than a number.   So I’ve come up with my own acronym for how I run my business and what’s important in it -   BAMF - check the urban dictionary for another definition. I might start using the hashtag, just saying   Branding Audience Marketing Follow Up   So, each day and each week I have to look at what I’m doing in each of these areas to be successful.   What areas have you defined for your business?   Here are some steps to take to be more consistent -   Get clear. Get focused. And, by that, I mean even on TODAY.   Today. Write down something you can do each day to move your business forward. Just one thing. And, make a commitment to do it TODAY   It’s about letting go of tomorrow and focusing ONLY on today and the top priority for you today, in your business.   IT’s about building that consistency chain and being committed to not breaking it.   Get a calendar and each day that you take that one action, write it on the calendar and begin to build that consistency chain for yourself.   A few things - my Private Facebook Group to grow a Referral Based Business   ReferralBasedBiz.com   The most powerful thing I ever did for my business when I was struggling to get from zero to hero as to hire a coach. The seasonal market is closing, but home sellers still have time to maximize their sale. Which of the four seasons do you think is the best time to sell your home? If you guessed spring, congratulations! That’s probably not a shocker, but the real estate website HomeLight did some research on this subject and found that certain niche areas, cities, and areas within those cities have different optimal sales cycles.  What about the Phoenix/Scottsdale areas, though? The real estate “season” in Phoenix runs from November to the end of April. The six-month period in between is considered the “off-season.” These seasonal markets are great for their specific time of year for obvious reasons, but they also have homes that sell throughout the entire year. Terra Vida, for instance, is a seasonal market, but there are people who live there full-time.  The greater Phoenix/Scottsdale market is very favorable for sellers right now, and the current sales cycle should run until the beginning or middle of July. After that, it will slow down until the holidays come. “Now’s the time to put your home on the market in the Phoenix/Scottsdale area.” This is great news if you’re looking to maximize your home sale and time the market through our seasonal sale cycle. The seasonal market is closing, but there are still some snowbirds out there who are holding over until they have to head back up north. There are also buyers who need to buy now to get their childrens’ school situations figured out.  An average good month in our market will typically have between 7,500 and 9,000 home sales. These months usually include March, April, and October. However, even a month like August, which competes with December as the slowest month for real estate, still averages around 4,500 home sales, so there is no “bad” month to sell.  If you’d like to take advantage of current market conditions in the Phoenix/Scottsdale area and list your home so it sells for top dollar, don’t hesitate to call or email us. As is customary on every 10th episode, Jason Hartman, your host, takes on a non-financial topic as he talks with Dr. Geoffrey Simmons, a physician who is Board-certified in Internal Medicine and Disaster Medicine. He has a B.S. in Zoology and has completed the course work for a Masters degree in Microbiology. As a Fellow with the Discovery Institute Center for Science and Culture, he has studied the theory of evolution for over forty years. For thirty of those years he was an ardent supporter of Darwinian ideas. Now, however, the data supporting this theory scientifically untenable. As of this date, his seventh book, What Darwin Didn't Know, is in its sixth printing and his eighth book, Billions of Missing Links, is in its second printing. Both books show how the incredible complexity of the human body and all other living beings cannot have come about through evolution.
