Steve is the founder of Whole Child Consulting, and his work is mainly focused on social repertoires and shaping behaviors. Acceptance and Commitment Therapy (or training), also known largely as ACT, is a relatively new premise in the field of ABA. Kate Nasuti who has been a BCBA for over a decade and in the field of ABA for 20+ years, joins me to discuss this important topic.Kate shares her experience learning about ACT and how it's benefited her personally, even comparing “ACT Boot Camp” to a yoga retreat. It's that impactful. She uses this technique now with parents and providers, giving access to this incredible therapy via coaching with individuals who would not otherwise benefit from ABA. We go through some of the core processes of ACT: Mindfulness, Diffusion, Committed Action, Self as context, Values, and Acceptance. Kate describes some of these in detail, like Value Clarification. She uses this really beautiful quote from Michelangelo on his sculpture of David, “I just chipped all the way through the parts that aren't David ''...to reveal that for clarification of our own values, we must just remove all the values that aren't ours. #155: What Is Gestalt Language Processing? with Sari Risen

GLP – Gestalt Language Processing, is taking social media by storm. BCBAs and SLPs alike are talking about it… But should it be something we follow and jump into without question? Dually Certified SLP-BCBA Sari Risen joins me to discuss her findings on GLP along with some warnings. So what is GLP? It is basically a distinction against NLA – Natural Language Acquisition, in which NLA individuals learn by developing single words and increasing over time, whereas GLP individuals have longer and longer utterances and develop single words over time. Sari uses the example of a toddler who says “ohh da do” [meaning open the door] will eventually learn the words open, the, and door but would start with the longer utterance before knowing the words individually. Sari took Marge Blanc's 15 hour course on the topic and explained the history of GLP when Dr. Ann Peters made this distinction between NLA and GLP in the 70s. While information on Gestalt is available, it is mostly anecdotal, with very few official studies or evidence.Educate yourself so that you can understand and explain GLP when and if parents ask. Throwback thurs Early Elk Season with Shannon Mobbs   Show Notes: Shannon Mobbs is a buddy of mine and it's time to talk about elk season since it's right around the corner. I'm about to head to New Mexico to hunt antelope and a friend of mine has a cattle ranch and I was able to get a landowner tag. It sounds like it will be promising, but I have no idea what to expect. The tag is good for three days and I can use any weapon. Antelope hunting is a lot of fun and I'm taking a friend who's a first timer.   Shannon shares what he likes to do to prepare for the upcoming elk season. He picks up his gym time and getting back into it after taking some down time is always difficult. Staying in shape all year round is always ideal and sometimes it helps to switch up your routine. It also helps to keep your equipment and technique dialed in and stay active in whatever season is happening at the time. Buying a new bow and changing up your equipment is all about timing and something that a lot of hunters take into consideration.   We get into scouting and Shannon talks about how he chooses the spots he uses for the season. He uses onX mapping technology to zoom in on travel paths and trails. He uses cameras a little bit but doesn't depend on them. Elk hunting is far more competitive these days, which isn't everyone's thing, but Shannon enjoys it. He has tips for folks heading out in early elk season and the difference in tactics between the early season and later. We talk about the moon phases as well and how it impacts elk in different areas. It's been a while since I've had Shannon on, so he spends some time catching us up on his best hunting stories since our last conversation. Jumping The String With Randy Ulmer Throwback   Show Notes:   Randy Ulmer joins me today to talk about the dreaded “jumping the string.” What does it mean if a deer jumps the string? Something triggers the deer to jump when an arrow is shot; and moves before the arrow can get to it. Today we discover a few theories about just what causes deer to jump the string.   When an arrow is shot, deer can collapse their front legs and drop their chests in preparation to spring, and the arrow ends up missing them. This is a lot easier if their heads are down to start with. An alert deer is much more likely to jump than a non-alert deer, and older age class bucks are much more likely to jump than younger bucks. Older bucks have been pursued more, by other hunters and predators, so they are more sensitive. Young bucks jump as well, just not as often. Interestingly, when targeting a deer in a group, the other, non-targeted deer aren't as likely to jump as the targeted one.    What causes a buck to jump? There are a couple theories. Some people think it's the sound of the bow shooting the arrow, and another camp of people think it's the sound of the actual arrow. Distance might also play a role. The closer you are to the deer, the more likely they are to detect you. The closer the deer, the louder the bow and arrow are, and the more likely the target deer is to jump.  The kind of arrows you use makes a big difference as well. Thinner, slower, stiffer arrows make less noise, so deer are less likely to jump.    While frustrating, there are things you can do to cut back on the number of bucks that jump the string. Randy likes to use the same bow for every animal because he has a great feel for it. Put shock absorbing devices on the bow to mute the sound. Use a very small diameter arrow.  You can't avoid the problem completely but you can implement some of these to avoid losing that prize buck.    What's Inside: What is the distance sweet spot when it comes to bow hunting? Blacktail Hunting in the Pacific Northwest with Nathan Endicott Show Notes:   Nate Endicott and I sit down for a chat about blacktail hunting in the Pacific Northwest. He's also hunted mule deer in Arizona a couple of times. We talk about the rapid changes to hunting in Arizona if you're out of state, especially when it comes to getting a tag. Even though I advocated for it, it's not the best system, and it has an impact on my guiding business. We also chat about how things go up north in Oregon, where Nate is.   I hunted in Washington last year during the blacktail rut, and Nate and I talk about late season deer hunting in Oregon. Washington and Oregon are similar, but there's less opportunity in Washington. You could also get an all season tag every other year, so it all depends. If you're a non-resident, it's more expensive. Nate walks through the tag process for deer hunting, and we get into when the peak of the rut is for blacktail.   Nate and I talk about deer behavior on the west coast and how it's different and similar to the east. In some areas, there's a lot of private ground, and Nate maps out the geography and where the deer population hangs out. We talk about how to use deer behavior to your benefit, how our experience over the years has made us better hunters, and why hunters need to band together. #136: Autistic Burnout and Creating Neuro-Affirming Environments with Larissa Minner

Having an autistic adult on the podcast is always an opportunity to learn how we, as practitioners, can do our best for our clients. Joining me today is Larissa Minner, a passionate and experienced disability rights advocate, speaker, and consultant. Burnout is commonly talked about, and I've even done an episode where we talked about professional burnout in the field. Larissa talks about Autistic Burnout and Neurodivergent Burnout and what that looks like for many individuals. Signs and symptoms of Autistic (or Nuerodivergent) Burnout can include feeling drain in all aspects of life, an increase in executive functional challenges, a lowered coping skill level, regression and loss of skills, brain fog, physical fatigue, mimicking and causing depression/anxiety, and even being a factor involved in suicidal ideation. This causes a lot of problems for autistic individuals, like finding a job or making their way through university. So what can we do? As professionals, we can provide Neuro Affirming Environments. A Neuro Affirming Environment applies to social, emotional, and physical aspects, and Larissa explains some ways to do that without putting the burden on the autistic person. Firstly, use the person's preferred language, whether they prefer Autistic Person or Person with Autism. As ABA practitioners, we have many teaching procedures in our toolbox. Here, we're discussing precision teaching, which is also called fluency-based instruction, and how we can use it to benefit our students. Many of us remember having to memorize multiplication tables in elementary school. While it was an intimidating task, chances are we still know all the tables by heart as adults, because we learned them to fluency as children. In today's classrooms, math is taught in a much different manner. Fluency in things like simple multiplication is diminished, which impacts math skills overall. Precision teaching, or fluency-based instruction, is a system of teaching in ABA that utilizes exact measurements and data to guide instruction and curriculum choices. We discuss what it looks like when put into practice and how to define fluency. One way fluency benefits our students is through skill acquisition. When they can complete tasks quickly and with ease, they're less likely to engage in escape or problem behaviors. We discuss all the ways to use fluency, including social skills like commenting. One of my big goals with ABA Speech and The Autism Outreach Podcast is to disseminate information to help professionals stay in touch with the latest research and information in our field. When the article, Examining Core Vocabulary with Language Development for Early Symbolic Communicators, written by Dr. Allison Bean and Dr. Bethany Frick showed up in a professional Facebook group, I knew I had to know more.Let's first start by breaking down the definition of the vocabulary discussed in this article and today's episode.  Core Vocabulary is made up of 200–400 words that occur frequently across individuals, settings, and contexts - pronouns, verbs, auxiliary verbs, prepositions, and determiners (it, more, that, is).Fringe Vocabulary is all the other words specific to an individual or activity - mostly nouns. In their research, Dr. Bean and Dr. Semmler examined 7 core vocabulary lists, looking at the composition of the list, what portion were nouns/verbs/etc and when they are acquired under typical development. They found the lists to very well match the definitions in our field, and the majority of words were acquired by typical language learners from ages 25 - 66 months. As we discuss the findings from their research, we consider how practitioners are choosing, using, and teaching words to AAC learners. AAC is still critical language development, just with a different modality. It is crucial to continue to use your clinical expertise and training in language development as you are choosing words and teaching your AAC users.At some point in time, every single SLP will encounter a learner who uses AAC. When you are post-certification and become a practitioner, it can be difficult to stay in touch with the latest research. Dr. Amber Valentino, Chief Clinical Officer at Trumpet Behavioral Health, discusses some of the ways to break beyond the barriers of research as a clinician and make ABA research more accessible.Dr. Valentino wrote a paper with her colleague, Jessica Juanico, on the barriers to research for practitioners who had a real desire to continue research during their field careers. This was the inspiration for her book, Applied Behavior Analysis Research Made Easy: A Handbook for Practitioners Conducting Research Post-Certification.  Dr. Valentino expresses the importance and place for field research that looks different, may be less structured, and embraces the mess that is everyday clinic work. I've set a goal for myself to read three journal articles a week because learning and disseminating information are important to me. Dr. Valentino shares some ways she recommends creating digestible goals to consume research, like “lit in a min” and time blocking.We also talk a bit about public speaking. Most BCBAs aren't taught how to supervise others, and many of us are thrown into the role as soon as we get our certification. Right afterward, we're expected to supervise ABA programs, staff members, and even parents. It's important to know what steps to take when supervising so we don't become overwhelmed and experience burnout. It's common to experience imposter syndrome as a new BCBA, especially when we're given so many added responsibilities. Here, we define supervision and walk through the various responsibilities and tasks a BCBA is expected to take on.One of the best ways to minimize overwhelm is to prepare ahead of time and stay organized. Depending on the environment, you may be interacting with many different parties, so it's important to take notes. I'm so guilty of scheduling and planning things more because I'm afraid to miss them than because they're actually something I need or want to do. I get caught up in FOMO. But recently when I had a full schedule and cancellations were bringing me so much relief, I was reminded of JOMO, The Joy of Missing Out. Too often we get caught up in our schedules and places we think we should be and things we think we should do. We get tied to our obligations and responsibilities even in times we should be taking for ourselves. I recently saw a study of a group of employees in which 70% admitted they do not disconnect from work during their vacation. VACATION!!  We need to make the things that really matter a priority and stop wasting our time on things based on fear of missing out and instead embrace the JOY of missing out. In Field tips for Taxidermy prep with Josh Todd   Show Notes: Josh Todd owns McDowell Mountain Taxidermy, a small custom shop in North Scottsdale. Taxidermy is Josh's hobby and passion and he's selective about what he takes in and works on. He also does a ton of refurb work cleaning up and bringing an animal back to life. Here, Josh and I get into in-field care to help your taxidermist give you the best possible product. There's a lot you can do in the field and the moment you get something down, the clock starts ticking. Hunters often have that mentality when it comes to meat, but the same applies when you want to come back with a proper mount or something life-size. In warm weather, fur can start slipping pretty quickly, so the sooner you get the animal cold, the better.    Josh talks about customizations and mannequins available and why having enough cape and shoulder is important. He also gives us a solid play-by-play from getting a bull down in an elk hunt to taking it to the taxidermist. Even though you're racing the clock, don't forget to take those hard-earned pictures – you'll have time for those. Josh walks through all the right cuts and includes a ton of great details. When you're packing up, never use trash bags or plastic bags and go with something breathable made for game hunting. And don't forget to keep everything on ice.   One of the biggest issues I have is how to keep a larger animal with a big rack cool enough until it makes it to the taxidermist. Josh shares some tips on how you can get creative and do things right to get the best end result. We talked about his preferred methods for European mounts and whitening techniques and processes. Josh and I wrap up by talking about velvet antlers and how to handle them. Try your best not to touch the antlers because they're super delicate by the tips. I love hearing from autistic individuals in the field who have first-hand experience with the challenges and reality of diagnosis and therapy. Carly Millis Jalowiec is the Education Assistant at Milestones Autism Resources, today she shares with me her journey to her own autism diagnosis as an adult. Carly provides great insight into the difficulty of diagnosing autism in females and why providers and clinicians have an outdated idea of autism.Autism in girls is unfortunately too often missed. Carly explains that in the infancy of autism research was focused primarily on white boys with a narrow view of symptoms and presentations. Providers often only find a diagnosis in those with the same profile while social conditioning and traditional gender expectations create varied presentations for autism. Boys will often present autism symptoms in a very outward way while girls will typically internalize symptoms and characteristics. Carly talks about how arriving at her adult diagnosis leans a lot into her lifelong masking and camouflaging. Masking is a really important topic in the autism field today because so many individuals want and deserve to be honored as themselves. Carly explains how masking can help individuals fit into the world and get through the day but can really hurt themselves internally. She herself says she doesn't know where she ends and the mask begins. There is an importance to learning to navigate the neurotypical world but not at the expense of losing yourself. This is where clinicians and providers come in. Social Skills instruction often leads therapy in the direction of hiding or changing an autistic individual with unrealistic goals. Carly stresses the importance of setting goals that do not change the individual or try to “remove the autism” because that simply won't work. Goals and skills should revolve around redefining what success looks like for each individual in a way that honors their true self.Research and understanding of autism have changed in such a rapid way, more than any other field. “You know, to be a unicorn, I think you have to be willing to stand out from the pack and sometimes take a different pathway forward. You can also pay a price for this. The vast majority of people will take the high road. They'll be supportive, encouraging. But there are also others who may not be so kind and may want you to conform. They may also display petty jealousies. They may help to create obstacles in your pathway. But I think for me as a unicorn, I think you have to understand that standing apart from the crowd can attract negative attention. But thankfully, most of the time it is positive.” - Dr. Camelia Lawrence Dr. Camelia Lawrence, MD, FACS, is a board-certified surgeon specializing in benign and malignant breast disease. She has fellowship training in advanced breast cancer surgery, including skin- and nipple-sparing mastectomy, sentinel node biopsy, and oncoplastic techniques. She earned her bachelor's degree from Fordham University and her medical degree from the University of Rochester School of Medicine. She completed her residency at New York Medical College and then entered her fellowship training in breast surgical oncology at the John Wayne Cancer Institute in Santa Monica, CA. She currently serves as director of breast surgery for the Hospital of Central Connecticut and Midstate Medical Center, responsible for further developing their breast programs. Dr. Lawrence has always been intrigued by the power of healing. Ever since she was a little girl, she believed that medicine impacts the heart and soul of people, and that it's truly special and amazing to be a part of that. In terms of physician leadership, as a female, woman of color, and a surgeon who has a visible presence, she had an obligation to help others traverse the climb, to inspire others in their career to reach for the stars, regardless of where they may have originated. We discuss what it means to truly be a unicorn and what it means to be ready and prepared, inside and outside of the operating room. Dr. Lawrence shares the importance of listening to your intuition. Throughout her career, she's developed her emotional intelligence and stresses self-exploration and self-discovery. She also shares why she believes that the most impactful leadership style is one that is collaborative and why she tells her mentees that they need to take risks and be willing to fail to succeed. Let's get real…I haven't been trusting myself. This year I've invested a lot in myself, $57,000 to be honest…no small chunk of change for me. I've joined masterminds, professional development, programs, live events, you name it. And time and time again…I'm hearing the same information. And I know that I've learned things that are priceless and things that I might not see a return on right away. But when I'm hearing things I already know, I have to ask: What am I doing with this? How am I using this knowledge? The truth is I've been consuming and consuming and consuming content to stay busy. It's procrastination. I've been so focused on other people's stories, successes, and results that I just looked up and realized I'm in the wrong car on the wrong road to the wrong place. I'm realizing now that I have been so occupied with these training sessions that I haven't made time and allowed myself to go inward and decide what I really want and get creative with my thinking. So what am I doing about this? For me, I really need a Content Detox. I'm not listening to podcasts on my walks or in the car, I'm taking a break from the content I've been consuming. I'm listening to music and letting my mind wander. It's amazing when you make the space to think, the questions and ideas that will come to you!If you're like me and always wanted to know where your path leads, what's going to happen, and what your results are going to look like…I urge you to slow down. Go inward. Trust the process. As an SLP-BCBA, collaboration is a really important part of my work. Julianne Trudeau is an SLP and Director of Speech Services at Bierman Autism Center. This center grew from a small in-home provider to a clinic-based therapy center with 17 locations across the country. Bierman operates a Collaborative Service Model in which BCBAs, SLPs, and OTs work together to best serve the child.I've shared many stories in the past about the difficulty I've both seen and experienced with the collaboration between SLPs and BCBAs. Julianne uses an analogy, I love. BCBAs and SLPs are like a married couple, they may not always see eye to eye but they have the same goal at heart. This goal is in the best interest of the child. In collaborating together, BCBAs and SLPs can take a bit from each other to become better, more informed professionals and make the child the most successful as possible at the same time.Bierman Autism Center increases the success of their collaborative service model by embedding opportunities into the schedule. Providers have embedded meetings for communication and collaboration for their cases. They also schedule weekly clinical staff meetings, monthly center staff meetings, and quarterly meetings for centers across the region. Bierman also embeds collaborative training opportunities for staff and parents.Intake a Bierman begins with a family tour led by the center director. During this time services, goals, and collaborative ideas are discussed with the family. This visit will be followed up with an initial assessment and the parents will be provided the opportunity to have their child's ABA supplemented with service from other center providers such as SLPs and OTs. When a family chooses to participate in a collaborative service, each department will assess the child and collaborate and touch base on overlapping areas and goals. I've recently shared about my therapy journey and how helpful it has been and continues to be for me. In a session, my therapist asked me, “What does it feel like to feel free”? Closing my eyes I was instantly taken back to a childhood memory of riding my bike. Alone or with friends, happy, no weight of the adult world on my shoulders, completely detached from the world. A memory that brought me to tears; Will I ever have this true feeling of freedom again?Now as an adult my brain is rewired. I have adult pressures. I have a social media business. I'm constantly connected to the world online. Even if I go out and ride my bike to feel the wind on my face and leave my phone at home, it won't be the same freedom I felt in that childhood moment. I'm different now, I'm older, and the people I know and love are older.It's hard to see the people around you get older. It's hard to see life-changing. Since that memory of when I was a child, we have experienced a lot of progression as a humanity. And beautiful things have come out of that but life will also never be the same, I think we just have to grieve and accept that.  I now have a new sense of feelings and appreciation for those who feel left behind by technology.But are freedom and fun dead? No. In order to invite these feelings into your life, you have to understand what charges and frees your adult brain, what evokes that true freedom? What brings youthful fun to your life now? If you are not caring for yourself and making time for the things that bring you joy and make you feel free, you cannot perform the best in the other areas of your life. I'm just so thankful for the feedback I got from multiple employees in the subsequent hours and days after that meeting; so much support, appreciation, and meaningful connections. Personally, I don't like the fluff, I'm a cut-to-the-chase open, honest, meaningful kinda girl. Which can be challenging, and that's where I've been struggling. I don't know about you but I tend to feel alone in my problems; like no one else has been going through whatever I'm going through. But I can't stress enough how much you can benefit and impact others by being vulnerable and being open and sharing what you're going through. Every single time I open up, I continuously get this outpouring of support, “me too's”, mutual feelings, and common stories that just mean so much to me.Through all these moments and stories of vulnerability I've shared, I've seen how people, like me, are really letting fear, and the fear of what people think to hold them back. But when you just let go, you can be your authentic true self. So what if you were TRULY you? What if you let down your walls? Would you show up in work and life differently? In this three-part series, we're covering all things token economies. By definition, a token economy is anything that is set up to allow you to offer a symbol as a promise of future reinforcement. It's a great way to delay giving tangible reinforcers or splitting up larger reinforcers to make them more useful in the home or school settings.In part one of this series, we introduce the concept of token economies, discuss the reasons why you might need one, and the major mistakes people make when trying to create them. We implement task analysis as a way of teaching skills and taking data. Here, we dive into all things task analysis and how it can help you and your clients succeed. Task analysis doesn't have to be big, and it's really about breaking any size task down into smaller steps. We all do this on a regular basis throughout our everyday lives, especially when it comes to tackling a big project or assignment. Breaking things down into smaller parts makes things more manageable and achievable. Many of our students need this type of learning as well as an explanation of what each individual step means.  Traditionally, when we think of task analysis, we think of basic tasks like showering and other hygienic care needs, but sometimes it can be used to tackle things like to-do lists. It can also help therapy teams work together and prioritize tasks to better serve the client and their goals. Often in an ABA program, we're teaching kids multiple skills at once. For example, we might be teaching a student to mand for cookie, but we may also be teaching them to identify items, introducing gross motor imitation, and following directions. Students will sometimes engage in multiple responses because they believe that's what you want to see, and that's essentially what scrolling behavior is.It's important to be aware of scrolling and know how to deal with it from the very beginning. Teaching skills "cleanly” is key so the student doesn't run through any other responses from overlapping instruction. Scrolling can be physical or verbal, and kids often scroll because they're looking for whatever will give them reinforcement. As practitioners, whenever we're unclear on reinforcement contingencies, there's a greater chance that scrolling will occur. We cover helpful tips and strategies to prevent and manage scrolling through error correction procedures and transfer trials. Baseline data is so important and as an ABA professional, it's key that we know how to use it effectively. Whenever we're working with a client and we don't seem to be getting anywhere in terms of changing a behavior, it's helpful to return to the baseline and compare it to post-treatment. This gives you a really good picture of whether or not that treatment is working. Even when working with a challenging case, going back to reference the baseline data reveals a lot about that particular intervention.Baseline data can refer to data related to skill acquisition and behavior reduction. We collect data on lots of things, but those are usually the two main areas. In other words, where we want to see a behavior increasing, and where we want to see it decreasing. We cover both as well as what kind of baseline data to collect. Early Elk Season with Shannon Mobbs   Show Notes: Shannon Mobbs is a buddy of mine and it's time to talk about elk season since it's right around the corner. I'm about to head to New Mexico to hunt antelope and a friend of mine has a cattle ranch and I was able to get a landowner tag. It sounds like it will be promising, but I have no idea what to expect. The tag is good for three days and I can use any weapon. Antelope hunting is a lot of fun and I'm taking a friend who's a first timer.   Shannon shares what he likes to do to prepare for the upcoming elk season. He picks up his gym time and getting back into it after taking some down time is always difficult. Staying in shape all year round is always ideal and sometimes it helps to switch up your routine. It also helps to keep your equipment and technique dialed in and stay active in whatever season is happening at the time. Buying a new bow and changing up your equipment is all about timing and something that a lot of hunters take into consideration.   We get into scouting and Shannon talks about how he chooses the spots he uses for the season. He uses onX mapping technology to zoom in on travel paths and trails. He uses cameras a little bit but doesn't depend on them. Elk hunting is far more competitive these days, which isn't everyone's thing, but Shannon enjoys it. He has tips for folks heading out in early elk season and the difference in tactics between the early season and later. We talk about the moon phases as well and how it impacts elk in different areas. Today, we're talking all about verbal operants, as they're one of the most components parts of work in the field that are often quite confusing. We'll show you what you might want to teach and in what order. Verbal operants can be tough to understand, especially when you're new. There are so many components to language, above and beyond the words we're saying. How we use and understand words play a huge role as well as actions, images, and how we absorb all the information and teach it to our students.We'll take you through each of the verbal operants and what they mean. Conceptual understanding of these operants is key. When we're teaching these operants, especially at the intraverbal level, make sure the student fully understands to avoid getting simple scrolling responses. They'll typically need to master some of the simpler operants first, like receptive or tacting. It's not enough to teach all of the operants in isolation, so keep this in mind when developing a program. We wrap up by sharing our thoughts on the best way to teach operants so your instruction can be as effective as possible. Today, we're talking about what not to do as an ABA practitioner. We're going to review our top five don't-dos as a professional in the field. When we were preparing, it was difficult to narrow it down to just five, but we discuss what we believe are the most important things to keep in mind. It's also difficult to talk about what not to do without speaking about what you should do, so we'll offer you some tips to help you in your jobs.First, you want to avoid using technical jargon. Dumbing things down and putting concepts into practical language isn't just beneficial to parents, but also to newly minted RBTs and BCBAs. Second, avoid being condescending. Speaking too technically can sometimes carry an “I know more than you do” feel, especially if you're in someone's home and notice right away what needs to be fixed. Third, it's so important to be yourself and bring who you are into your job. Our fourth don't is that we shouldn't be working to reduce a problem behavior without introducing a replacement skill. And lastly, don't number five is to remember you don't know everything. It doesn't matter where we are or what we're doing, there is this never ending guilt engrained deep within us. So what do you do and how do you fix that?Janel shares several incredible tips to set boundaries and operate with priorities to recharge and combat that chronic guilt.Email Hack #1: “Out of Office” Queue up that out of office message, so you don't feel obligated to reply when you're not working. Draft an automatic message that lets people know you'll get to it when you're available.Email Hack #2: “Send Later” Most email applications have a send later function that allows you to type and prepare an email to get it off your to do list but send it at a later day or time to either 1. Be courteous of emailing others on their weekends or 2. Not set the expectation that you're available during “off time”. The Fake Employee: Create a fake persona to answer emails, customer service replies, social media comments, head up departments etc. This sets a filter for responses as the business owner AND makes your business appear bigger and more organized.Recharge: Whether it's an hour a day or an entire month, whatever getting away looks like for you, do it. Bow Tune and Bow Hunting Best Practices with Christopher Escarcega   Show Notes: Building arrows and tuning bows the right way are great skills archery hunters definitely benefit from. My good friend Chris Escarcega is my go-to guy when it comes to this. He's one of the guys who helped me develop my own bow tuning and arrow building practices. Chris has been shooting since he was a little kid when his grandpop put a bow in his hands. He took a step back while in school but got serious about it ten years ago. He moved to Salt Lake City and worked for a couple of firms and then moved to Arizona to work at an archery club. Now he's a territory manager for a company and takes part in archery competitions as well.    The last bow Chris helped me tune was my best shooting bow. I'm sad I got rid of it, because I always had the confidence that it was going to do what I expected it to do. I haven't been able to achieve that level of perfection since. Chris shares what he believes makes a well-tuned bow and the differences between hunting and target shooting. There's more than one way to set up your broadheads to make sure you have a clear arrow path.    Chris recommends starting with the straightest arrow you can afford and names some good brands to look for. He also shares how to make the arrows you have straighter. You can get good results from a mid-grade arrow if you know what you're doing. Chris also walks through how to tune your bow by shooting arrows through paper. If you're not shooting bullet holes, you might need to tweak your technique instead of your equipment. Lucas spent 21 years as a naval engineer in the US Coast Guard and has a doctoral degree in engineering. While he was in the Coast Guard, he was sent on a training assignment, and it was one of the best jobs he's had throughout his career. Artists will create a painting, for example, they can put it on the Blockchain and sell it and continuously receive a royalty on every sale thereafter, unlike in physical reality where they would only benefit from the initial sale. The Blockchain creates a ledger where you can view the history of any sale of an NFT. Sales of NFT on the blockchain must be purchased with crypto via a digital wallet. Today, we cover all things related to staff hiring and training. When hiring, sometimes personality means more than what's on a resume or how many years of experience a person has. How someone presents themselves and how prepared they are going a long way. Asking the right questions in an interview is key. When interviewing for a new job, try your best to let your personality shine through. As an interviewer, having a candidate interact with a potential student could uncover valuable information on how successful they'd be in the real position.  Staff training is super important because it sets the tone for employee success and influences the quality of ABA services they provide. The BST model is very helpful for training new staff and getting them up to speed. Spending the first week or two in observation mode coupled with explanations gives new employees a foundation before they jump into the role. In addition to training on day-to-day duties, it's important for staff to become acclimated to the organization's culture. #065: Discussing Dyslexia with Jeannette Roberes

SLPs have such a broad scope. We get so much training in graduate school but creating specializations based on your passions really happens through your own research and work out in the field. So there are many areas that fall under the scope of speech therapy that not all SLPs understand completely or feel comfortable with. As my listeners know, Autism has become my area of focus, so I really did not have a lot of awareness or understanding about Dyslexia. This chat with Jeannette Roberes was so educating and informative for me.Jeannette is an SLP, software engineer, and educator who specializes in Dyslexia. Dyslexia is a combination of characteristics involving reading, writing, and talking. An individual with Dyslexia is going to struggle in one or all of these areas. Symptoms can include late talking, slow to learn words, and a severe delay in reading.Jeannette has made some great strides in advocating and educating on Dyslexia and how to support her students. She and her colleagues are working on a book to educate SLPs on how to appropriately assess, treat, and diagnose students presenting with Dyslexia. Her tips for intervention for Dyslexia revolve around a multisensory structured language approach involving decoding, fluency training, vocabulary, and comprehension. She says that a successful session is tapping into the essential components of teaching reading. Jeanette talks about the big five: Phonemic Awareness, Alphabetic Principle, Fluency, Vocabulary, and Comprehension. When working with Dyslexia or any literacy based skill, books are your greatest resource, there are so many activities that can be planned around one book even over the course of 4 sessions. It also instills a love of reading that is so important. Jeannette is really passionate about using diverse inclusive books in your literacy opportunities, because in our therapy sessions we are preparing students for a world in which they will interact with individuals who don't always look like them. She calls books sliding glass doors, a stepping stone or path into a bigger world. She encourages families and therapists to read books reflecting both disabilities and different cultures. #063: Working With Students With Challenging Behavior with Kelle Rich

Today I had the pleasure of talking with my BCBA supervisor and trailblazer in the field. Kelle was introduced to the world of autism at a really young age, which led into special education and continued on to her large body of work. In this episode she is sharing with us, from her wealth of knowledge, about how to work with students with problem behavior and what to do to support learners when it becomes a barrier to therapy.The first step, with any therapy case, is to understand your learner. You can do this by reading the files, interviewing the parents, teachers, and other providers, and talking to the learner. You really want to know who this child is, what they like, and how they work so that you can pair your environment and therapy up to these things. Take a deep breath, take your time, and just build that relationship.If you've built that rapport and problem behavior is still occurring, you can analyze the appropriate next steps. When tier 1 or non-dangerous behavior is occurring it is important to move forward with therapy. Note it, track data on it, but keep doing what you're doing. Try to avoid accidentally reinforcing that negative behavior. But what if it's more? What is an FBA?A Functional Behavior Assessment, is a formal assessment process that must be requested as a part of an IEP. This process is worked through the team of providers, parents, and anyone who works with the learner. Next, a direct observation occurs to track patterns and antecedents. Finally, an actual analysis may be necessary where the learner will be tested. We do all this to guide us to an accurate behavior intervention plan.What is the BIP?A Behavior Intervention Plan written into an IEP to guide and shape therapy. A BIP can not be created without an FBA. Whoever develops the BIP needs to be the one to train and support staff on how to support the learner.When it comes to these plans and conversations, they are often occurring because things are not going well which can cause some contention between professionals. Kelle and I both discuss how we find it helpful to remind the team that we are in fact on the same team and that the common goal is to help the learner!To close out this awesome interview, Kelle shares a little bit about her upcoming conference, The Verbal Behavior Conference. It's been a few months but Crystal Uncorked is back! We left off in November 2021 when I rather suddenly felt called to take a break, and I am so glad I did. I've spent this time resting, reflecting, learning, and getting energized about what's to come!I really want to emphasize the importance of taking a break when you need it. Because as a fellow entrepreneur, friend, and listener shared with me, sometimes you need a break to have a breakthrough. I spent more time inward than I ever have before and I came out with several realizations and advice for others.Rest without guilt: you really deserve rest and to let go, so that you can truly retain the benefits of a break.Get to know yourself: we get so caught up in our lives that we forget about ourselves and what matters to us.Stop asking for permission and trust yourself: don't wait for people to love your ideas. If you feel it, do it. Patience is required: it doesn't always take a quick week off to get what you desire. Trust in divine timing. So now that I'm back, and I've had some time to generate ideas, get feedback, and jump into the new season, what can you expect? Season 2 is all about entrepreneurs. The field of ABA is constantly growing and evolving. After being in the field for several years, we wanted to share our perspectives on what has changed and what still needs to change. Our field is making great strides in moving from the perception that ABA “fixes” kids to honoring who they are as people. Shayna has been in the field since 1997 and shares what it was like when she was first starting out. Nobody really knew what autism really was, let alone ABA. Supervision looked a lot different, and treatment was focused heavily on language and making kids “seem normal”. Referring to ABA as therapy and treatment makes it seem like our main goal is still to fix people. Moving towards having it be known as education or skill acquisition could help us frame the field in a more positive way. Even those who work in the field might still think about it as a rigid system. ABA is much more compassionate than it used to be and much more focused on positive reinforcement.  Cultural competence and a client-centric approach is coming more to the forefront, as well as being more oriented towards client goals. #053: Modified Social and Leisure Skills for Middle and High School Students

If you've been listening for any amount of time, you know that I am all about keeping therapy fun and functional. In this episode, I have some great examples of games for your therapy or at home with your child that you can put into practice right away. These games are all about leisure skills. We spend the majority of our lifespan participating in leisure skills so it is so important to work on these skills with our learners. Two of the best assessments for identifying and understanding the needs for leisure skills with your students are the Assessment of Functional Life Skills and the Functional Communication Profile Revised. Both of these have direct sections and questions that pertain directly to leisure skills as life skills and clue you into what your learner needs to work on. Observation is also key. My favorite thing to do is take a look at my students' gym classes and see their communication, leisure, and social skills at work in a less structured setting. When planning for therapy you really have to ask, what skills can we work on in therapy that will help them with their overall engagement, peer interaction, social skills, and most importantly their joy and happiness? Modified leisure skills are so fun to work on and really make a difference beyond therapy and into their shared time with family and for older students when they join the general community. What we do every single day is important. Not just in therapy but also when they go home with their family.  Today I share a few of my favorite modified games for working on leisure skills. I go into how I make them accessible for my students and where to find resources for these games. Llamas, Elk Hunting, and Archery with Omni Warner   Show Notes:   After spending most of my day on the computer waiting for a tag, I got to chat with Omni Warner. He shared some great stories from his season so far. During a hunting trip in Colorado, Omni rented llamas to get into a special area. The first day of that hunt was rainy so they didn't get out until the second day. On that day, his brother wound up killing a good buck. The next day, they found a bigger buck hunting along a ridge line that was about 3 miles long.    Unfortunately, the next day their trailer broke down and they lost a day trying to get it repaired. They then went in on a different trailhead and glassed some bucks. They scouted some over the summer but couldn't find them. During their last full day of hunting, they glassed up a buck in his morning bed and got him. Hunting in different states is always an adventure.    On a separate Elk hunt, Omni took his sons for their first archery experience. His goal was to see his sons kill a bull and his one son accomplished it on the first day. Their first morning, they got two bulls bugling and his son was able to take a textbook perfect shot at a bull that was about six to eight yards away! Omni's wife also shoots a bow. Her bow is much lighter, and we get to talking about how you don't need a heavy bow for a successful kill.    There's so much diversity in what people shoot and all of them can work under the right setup and circumstances. It's really all about shot placement. Accuracy, forgiveness, and sharpness of your broadhead are the three main factors. There are also a ton of transferable skills between shooting in a competition and shooting live game. #047: Picky Eating with Melanie Potock

One out of four typical children will develop a pediatric feeding disorder. Does that statistic shock you or does it feel extremely relatable? Melanie Potock of Munch Bug is an SLP and Pediatric Feeding Expert. She has written 6 books on feeding, speaks around the world, and is a coach to parents and children struggling with picky eating. Picky eating is a wide, all-encompassing umbrella term that spans many many feeding issues from babies to school-aged kids. A point Melanie really drives home during this interview is that feeding is developmental. Just as you would be concerned if your child was not hitting their other milestones, feeding issues should receive the same concern. So much goes into feeding including cognitive, motor, and even parenting skills.How can you start strong? Can feeding be a joyous experience? Feeding when speaking about food variety and solids begin at 6 months old. This is a really crucial time to learn babies' cues; when are they hungry? When are they done? When are they satisfied? This type of communication between baby and parent is called responsive feeding. A topic in which Melanie has devoted an entire book to!For toddlers and school-aged children who may be showing signs of picky eating are not ruined by good eating habits, remember to shift your mindset. Children grow at an extremely rapid rate from birth to about 18 months when it begins to slow down. A child who may have been eating everything in sight may suddenly not need as much to fuel their body. This is OK. The key at this age is to continuously try new things, in a positive way. What about the age-old trick of sneaking veggies into dessert? Have you ever made avocado pudding or black bean brownies to get that extra nutrition in for your toddler or young child? Melanie's advice is to take the words trick or sneak out of your vocabulary when it comes to feeding. Did you sneak the black beans in or did you try a fun new recipe? Let kids know what's in their food and tell them that you are just as surprised as you are that it tastes so yummy. It is okay to experiment with foods and recipes, it's even normal, and that sets the stage for adventurous eating. So what are some characteristics of picky eating that need intervention? Look for rigid patterns such as not tolerating new food on their plate, not eating at the table most of the time, and not eating in a new environment (school, classroom, restaurants). Sometimes kids are being kids, but these are things that happen more frequently than not. You may also see irritability before, during, or after each feeding, taking a long time for feeding, coughing and gagging, more frequently, gurgling, or frequent vomiting. Any stall in the development of feeding warrants intervention.If you are feeling stressed about feeding, get help now. Even if it's just a consult or a few extra tips and slight changes to your existing feeding routine. The longer you wait to get help or make changes, the more unlearning that will need to take place and the chance of extensive feeding therapy in your future. Do you ever walk into a new gym class and feel uneasy or nervous? If you do, you're not unlike many kids who hesitate or resist transitions. Not all children with autism experience difficulty with transitions, but it is something many struggles with. In this interview with Dani LoVecchio from Bridge Kids of New York, we discuss tips and advice for making transitions smoother. Whether it be starting a new school or service, being away from the caregiver for the first time, or smaller transitions throughout your child's day, there are ways to make it better for the parent, professional, and the child.Dani's Tips for Smooth Transitions with Autistic Learners:Get prepared - What is the new transition? Start gathering all the information about this new place or activity and share it with your child. Expose them to the new faces and places they will see. Set positive expectations for the new transition. Utilize a visual schedule - A visual schedule can be different for every child. Some might just need a written schedule somewhere they can see. Others might need pictures or photos and a more detailed and personal schedule. Keep a comfort Item - Is there a stuffed animal, special picture, blanket, or toy that brings your child comfort? It is okay and even beneficial to let them bring this item into their new space.Practice time away - Time away can be scary for any parent, let alone a parent of a child with a disability. However, it is so important to prepare for separation that will take place during services and school by utilizing a well trusted and trained babysitter. Skip gradual introductions - Many centers and schools offer a slow or gradual introduction instead of jumping into 5 days a week. This can often create more stress and unknowns around the new transition and even take longer for the child to adapt. Go right to the full schedule to set a strong foundation.Routines and schedules are great for kids, especially kids with autism. They teach the learner what to expect and to trust what will be next. However, we all know there is no such thing as perfect and life happens. As the child gets older, be sure to prepare them for flexibility and what to do when a schedule change or a transition isn't the same. Dani and I also touched on communication between providers and parents. This is always so important but even more so when working on new transitions. Hunting in Hawaii and The Bow Hitch with Armando Martinez   Show Notes:   Armando Martinez has a great product called The Bow Hitch. It's a neat little device that makes carrying your bow suck less. He's got a website and is on Facebook and Instagram, so check it out. The links are below.    Armando started up The Bow Hitch with a friend of his in Albuquerque, New Mexico where he was born and raised. Armando is a fireman by trade and is set to retire in about 10 months. He grew up hunting, and started doing work as a guide in New Mexico, which took his hunting to the next level. He's got a great story about hunting in Hawaii, a place I've heard was wild but couldn't wait to hear more.   While he was working as a guide, he met someone who lived in Hawaii and wound up inviting him out to hunt. Now, Hawaii is way different than the mainland when it comes to regulations. They do have game and fish and have seasons on some parts of the island, but most of the game lands are privately owned. On privately owned lands, they don't have seasons, so the dates and weapon choices don't matter. Some areas do draw tags, but Armando didn't have to go through that for his trip.    On his first day out, Armando borrowed a custom rifle along with his bow after his guide suggested it. The animals in Hawaii are way more skittish, so a rifle would give him a better chance of shooting something to take back home with him. He went after a buck about 43 yards out but lost him. After 12 hours, he got pretty dehydrated from the heat and wind. The terrain on the islands is paradise, but it can be really rough.   The best part of the story is when Armando went to the airport to check in for his flight home and he realized he was a day early! He got an extra day of hunting to do, and he went out alone this time with his bow. In a grassy field, he came up on a bunch of deer and two bucks who were feeding and didn't see him. It gets crazy from here on out. Armando wound up shooting the buck and then had to get some help to take it down. The buck kept getting back up and they would lose him in the grass, and at one point it charged at the other guy! It finally went down, and everyone lived to tell the tale. Whether you're working with a young child, teen, or adult, executive functioning skills are among the most critical and practical skills we need. In this interview with Sara Ward, an SLP specializing in executive function, she shares the unique background that makes this work so special to her, as well as some really interesting approaches to assessment and intervention.Many people have different explanations for executive functioning. Sara defines executive functioning for young children in the most basic form, sequencing. As you reach middle and high school, you're continuing to plan with a window of time and space that is continuously growing. It's very easy for parents and professionals to be a child's “prosthetic frontal lobe”, we visualize the students through space and time and we at times over prompt. So in a neurotypical brain, this is the ability to visualize where you are in a future time or space.  90% of the time, task planning happens in a different place from where you execute the plan. Naturally, as you might plan your day and anticipate the tasks necessary to accomplish your daily routine, you may use gestures to prompt your steps. An intervention Sara uses that is really successful in young children is teaching them to gesture. So a child with really great executive functioning skills would use very specific verbs to describe the steps necessary for their future plans. With a child who is lacking in executive function, you might prompt them to show you with their hands. Oftentimes, when students are able to feel the steps with their hands, the attached verb comes. So there is this language and movement attached with task execution.How do you determine the need for executive functioning? Assessments are tricky because SLP's are not licensed to administer tests related to neuro-capability. Evaluators tend to look at Executive Skills through observation and rating scales. Sara recommends the Barkley Attention Deficit Executive Function Scale, because of the way it differentiates between attention deficits in comparison to executive skills in the individual. CEFI, Clinical Executive Function Inventory, is an online tool that Sara suggests to accurately characterize kids' behaviors related to executive functioning. She also mentions several other tests and scales that can be used, in addition to looking at existing speech and language assessments with an executive functioning lens.Sara provides so many great suggestions and tools for working with students on executive functioning and the program she developed. As an experienced SLP, I myself found this information so enlightening. I cannot wait to take these tools to my next IEP meeting and to my therapy. Welcome back to part 2 of my interview with Dr. Edythe Strand. If you haven't listened to part 1, be sure to go back and listen to get the full scoop. Edythe is a very important leader in her field. In addition to the Dynamic Assessment, she also researched and developed a critical treatment for children with severe apraxia, Dynamic Temporal and Tactile Cueing. DTTC, as it is known, is an innovative treatment in which a hierarchy of cues is used to demonstrate and initiate motor-speech skills in children with apraxia. In most therapies, we are constantly taking data, every meeting or every session. However, the Dynamic Assessment and DTTC is such an involved, hands-on, and therapist-led treatment data and scoring doesn't need to take place at every visit. In Edythe's work at Mayo, they would take data every 3 visits using multidimensional scoring. She notes that the importance of data is not as prevalent during an intensive treatment like this as opposed to when she is doing research. When working on something as important to communication as language, whether the child is typical or has autism, the type of language, the number of words, and the words that are chosen to work on are so important. Especially in the cases of students with severe apraxia and autism, functional and fundamental words during practice and DTTC are crucial.In this episode, Dr. Edythe Strand touches on the commonalities between apraxia and other diagnoses and disorders such as autism. The beauty of working virtually is that you can work from anywhere, and this past week, Gavin was in five different states. It was a hectic week, and he wanted to share just how crazy things got. Gavin had several coaching calls, and he was also working to close on a lake house in Michigan. He had sold a flip in Birmingham, AL and it was fully funded that Thursday. Gavin was planning on using those funds, and they should have been in the bank by Friday. Well, things didn't exactly happen as planned, and the whole thing snowballed into a big mess, with multiple phone calls and banks involved.Eventually, it was all figured out, but if it wasn't for his network, it would have been really difficult. Being virtual definitely has more pros than cons, but that doesn't mean it can't get hectic at times. Working with national banks can be a hassle with long processes and multiple phone calls to get what you want. A big takeaway from this experience was that using local banks gets things done for you faster and sooner. The slow flip strategy sounds new for many, but not for my guest today. Scott has been doing this strategy for many years and this strategy that Scott created will break the great rental myth of “passive cash flow” in my opinion.The slow flip strategy is all about buying rental properties like a car and selling them like a house. #039: Autism and Supporting Parents- A Talk with Crystal Sanford

Crystal Sanford is an SLP,  Autism Mom, and owner of Sanford Autism consulting. She is sharing her professional and parental journey. Crystal's focus is on IEP advocacy and parent support.It's really integral to include parents as part of the team. The whole process can feel daunting for parents. To begin with, parents can feel isolated in dealing, and navigating the special ed process can make it especially hard. Therapists can feel defensive and nervous, but parents can be really overwhelmed and advocates play such an important role. IEPs are really a different language for parents. Advocates go in as a liaison and support person to bridge the gap between school and parent. They will ask some of the parents' concerns, discuss goals, and make sure the parents' voice is heard.One thing about the pandemic was the creation of Zoom IEP conferences. I don't think we'll ever go back to 20 sweaty people sitting around a room. The addition of Zoom conferences has allowed the setting to be more flexible and collaborative. In the past, it's been very “us against them” in some cases, now we're all together and we're focusing on the success of the child. Parents should always trust their gut and ask questions. For parents that are new to the process, think about your child and what works well for them. Use that information. If things are coming up that you're not sure about, ask those questions. Be persistent in what you want for your kids, but also be a listener. The law requires special education staff and therapists to provide what is appropriate for your child, not what's best. Crystal works with parents on understanding the difference, and how to find balance. It is so important for parents, therapists, and other professionals that are involved in the IEP or service process to remember that the key focus is the child. Parents really are the expert on their child. Crystal's tip to convey this is to develop a “Parent Input Statement”. Every year they should draft a statement to include who their child is, their diagnosis, what works well at home, focus points for the school year, and the best way to contact them. As the child gets older, include them in that process as a segue to self-advocacy.It is okay to think out-of-the-box for kids. It's important for therapists to advocate why they are teaching things and how they are working for them. Oftentimes, skills and therapy gets generalized; it's necessary to get therapy into real situations, especially in older grades in middle and high school when you're working on big life skills. Crystal has such a great perspective on therapy and parent involvement as a professional and parent. Aubrey Terrazas is the Co-Found, Marketing Director, and Master Sommelier Candidate for the Palate Club. Her intro into the wine world began with her degree in French and as she waited tables alongside sommeliers. She continued her learning and worked as a sommelier for many years at the start of her career in wine.As an avid wine enthusiast and lover of learning, I have thought a lot about becoming a sommelier. Through my research, I found it to be a rigorous and intense process. Aubrey shared that there are many avenues into this field. To work in a restaurant as a sommelier there is no formal education or certification required. Many use their personal knowledge and experience. However, if you do choose to get a certification or even a master's certification, it is very intense because you have to learn about wine and grapes from all over the world. Palate Club was founded by Nicolas Mendiharat. He became a wine lover growing up in France and noticed a problem in choosing wine from the large variety found on shelves when he moved to the USA in 2015. Even having knowledge about wine, he found difficulty finding the wines he liked when there were so many labels in front of him. Palate Club was founded to help wine lovers find wines that match their taste, learn about wine, and discover new bottles from around the world. Sustainability Sourced in the wine world is really on-trend right now. People often find that wine labeled “Sustainable” can give less of a hangover, which makes sense because the word sustainable can mean so many things in the wine industry. Aubrey described sustainable as an umbrella term, starting all the way in the vineyard, from how they grow and treat their grapes all the way to packaging. In fact, more than 50% of a wine's carbon footprint comes from a bottle. As a woman in a very male-dominated industry, Aubrey shared some of what she sees and her advice for women in wine or other industries. Like many fields, as a young woman, it can be hard to get a job and be taken seriously. Aubrey says that the key to success is to work hard and stay authentic to who you are. She finds it important to put the focus on your power and your knowledge and not on using vanity to get ahead. I can say that being heavily involved in the social media world with Crystal Media, it can be easy to be distracted by vanity and compete in that way. However, if you're true to yourself, I truly believe you will get where you want to go in the way you want to get there. This was such a fun episode for me because as you know, I love wine! It was so fun to talk about wine and learn so much! Jumping The String With Randy Ulmer   Show Notes:   Randy Ulmer joins me today to talk about the dreaded “jumping the string.” What does it mean if a deer jumps the string? Something triggers the deer to jump when an arrow is shot; and moves before the arrow can get to it. Today we discover a few theories about just what causes deer to jump the string.   When an arrow is shot, deer can collapse their front legs and drop their chests in preparation to spring, and the arrow ends up missing them. This is a lot easier if their heads are down to start with. An alert deer is much more likely to jump than a non-alert deer, and older age class bucks are much more likely to jump than younger bucks. Older bucks have been pursued more, by other hunters and predators, so they are more sensitive. Young bucks jump as well, just not as often. Interestingly, when targeting a deer in a group, the other, non-targeted deer aren't as likely to jump as the targeted one.    What causes a buck to jump? There are a couple theories. Some people think it's the sound of the bow shooting the arrow, and another camp of people think it's the sound of the actual arrow. Distance might also play a role. The closer you are to the deer, the more likely they are to detect you. The closer the deer, the louder the bow and arrow are, and the more likely the target deer is to jump.  The kind of arrows you use makes a big difference as well. Thinner, slower, stiffer arrows make less noise, so deer are less likely to jump.    While frustrating, there are things you can do to cut back on the number of bucks that jump the string. Randy likes to use the same bow for every animal because he has a great feel for it. Put shock absorbing devices on the bow to mute the sound. Use a very small diameter arrow.  You can't avoid the problem completely but you can implement some of these to avoid losing that prize buck.    What's Inside: What is the distance sweet spot when it comes to bow hunting? On today's Winning Wednesday episode of the Forever Cash Life Real Estate Podcast, I'm sharing a quick training on the difference between blind offers and neutral letters. We have a lot of discussions in our Land Profit Generator Facebook group about these two very different strategies. “Which one should I go for?” our students ask. The answer is very simple. YES. What We Mean When We Say “Neutral Letter” Let me tell you about our proven, tested, Land Profit Coaching neutral letter. Our core copyrighted method goes like this. When you go into this business of land flipping, you pick certain areas in the United States based on: growth rates activity levels values of properties  etc. This data-driven approach gives us valuable information on how this market will likely perform. Then we send a test balloon into the county. We send 500 to 750 neutral letters out, asking people to call us if they have land they'd like to sell. Then we get responses back and, based on those responses, we can tell which areas will get us a lot of deals and make us a lot of money. What Is Involved in Making a Blind Offer? As we go through this process, it wouldn't make any sense to send out a blind offer. A blind offer is where you look at a list of properties, choose one, and make an offer. The seller has never heard from you and has never indicated that they want to sell. You just send them an offer.  To get this offer out, you have to find out the ballpark value of the property. Let's say you're going to research 500 properties and send out your offer. These properties aren't all going to be the same. They'll each have different: topography access to utilities attractiveness value You might have a property that's ¼ of an acre but worth $50k. Another property might be 2 acres and $10k. Let's say it takes 10 minutes to research each property. That's roughly 80-90 hours. If you're doing it full-time, it would be two full work weeks. If you're doing it a couple of hours a day, it's going to take you two months. This is all before you even send out an offer. We all know that time is money. A better use of your time would be to send out 700 letters for $400. You don't even know if those 80 hours will be worth the time and effort.  Following Up Neutral Letters with Blind Offers So, you've sent out our proven, tested neutral letter. Let's say 5% of the people call you back. Of 600 letters, you'll get 30 phone calls. Now, you do research on those 30 instead of 600. For about 25 to 40 offers you make, you get one accepted. And, over time, you can improve that.  Once you do some deals in the area, and you become more familiar with what properties are worth, then you can send out blind offers on other properties nearby. You already know what you can sell these properties for, and you already have people lined up looking for properties. At this point, there's no more need to send out neutral letters. In that particular pocket, you can switch to the blind offer.  So, here's what you do in the simplest terms: Drop the mail. Get some calls. Do a little research. Send offers out. It's much less work, much less overhead, and much less time commitment. This is a much simpler and efficient way of doing business. It's not just a one-trick pony. It's a skillful, scalable, tested method that works for any size deal. It's no secret that I love lease options and what they can do for your real estate portfolio. But there are some common mistakes that every investor makes that I want you to avoid. I want your lease option experience to be hassle-free, so listen close while I unload my years of wisdom on you. First of all, do not pay too much option deposit money! A lot of times when I'm negotiating with a seller, I'll offer a thousand dollar option deposit money. Remember, you want to put yourself in the best position possible, that's why you also never want to personally guarantee a long term lease. In your hurry to get a tenant in a house, don't forget to pre-screen the seller too. You'll want to ask questions like: —Do you have any judgments or lawsuits filed against you? —Do you owe any back payments? —Do you owe any back taxes? —Are you going through a bankruptcy? One of your most powerful tools in your negotiating toolbox is the phrase “I'll get back to you”. I show you how I use it to buy some time and make certain about my numbers. There are so many reasons that someone would opt for a lease option, but they just need someone to structure that deal for them. Even if you have no capital, you can still get into real estate by structuring these deals between sellers and tenant buyers. Lease options are one of the easiest and fastest ways to become an investor without holding a ton of mortgages. A lease option can be very attractive to a seller who doesn't have a lot of equity in a home, and they need to sell it, but they can't afford to even pay the Realtor commission. I am strongly, strongly opposed to those people that teach that you should put a tenant buyer in the house only if they can pay you the most money. Everybody should win in a lease option deal. There are three centers of profit on a lease option; cash now, cash flow, and cash later. This gives you the flexibility to create any deal that is attractive to the seller. You can afford to be flexible because you're going to make money no matter how the deal is structured. 10-15% of homeowners right now have little to no equity right now, and some of them even have negative equity. As we move into a recession, I talk about why lease options will become more popular and easier for investors to do. This is a great thing, and not something to worry about. Whether you think that the coronavirus scare is an overreaction or not, there's a lot of fear and uncertainty in the market right now. This is definitely the time to be nimble and to readjust your business plan. I've had some great success flipping rural land out in Oregon and Colorado, so in this podcast, I explore that idea some more to give you some ideas of how to zig when everyone else is zagging. More than just preppers are looking for vacant land. Hunters and outdoor enthusiasts are also looking for vacant rural lots. They might want the land to build a cabin someday, maybe shoot their guns, or drive their ATVs all over. But you know what? It's a demand that's come roaring back with this virus stuff. There are a lot of disadvantages to being stuck on one single kind of deal, and you've got to be nimble enough to pivot. If you've been offering 80 cents on the dollar for homes in Southern California, then what will you do if the cash buyers disappear. I talk about all of the different ways that real estate might be impacted by a downturn, and I give you some ideas of where you could pivot to next. If you remember visiting your grandparents in a senior living facility, you probably have a lot of the same ideas about it that Brandon Schwab did. On a trip to Florida, Brandon accidentally stumbled on a quietly successful part of senior living: boutique senior homes. He shares how he sold off every rental in his portfolio to move into boutique senior living homes, what his numbers are, and how he balances the ethical implications in this business. After realizing the huge amount of cash flow potential in smaller senior homes, Brandon set about finding the perfect home for his first investment property. He describes how he structured the deal, his average profit, and how he filled the house. Because he didn't want to be the owner/operator, Brandon had to partner up with someone. He shares why he chose an RN, what he looked for when hiring one, and how many hours he has an employee on site. He also shares what that includes, and how much he can charge per client. The sweet spot for senior boutique homes are ranch homes, and he can usually fit 10-16 beds in a good-sized ranch home. By offering a caregiver ratio of 1:5, he does give up some of the profit, but he gives great care. And he still ends up with a profit margin of 38%. Instead of chasing dollars, he has pivoted and become a purpose-driven business. He shares how experiencing end-of-life care changed the mission of his business, and how it's shaped his employees. I love meeting with students and seeing how they're making lease options work for them. And Ray Shurman from America 2nd Chance is proof that you don't have to stick with just one way of doing business. He shares how he started with lease options and tenant buyers, and why he moved into fixer-upper lease options (FULO). Ray must be a quick study because he's only been doing this 2 years. He shares how he structured his first deal with tenant buyers, and why he likes to keep the terms simple. He's found that simple terms help everyone involved feel like they're not being taken advantage of. One of the beauties of lease options is that you're not limited to distressed properties. So Ray uses that to find solid deals that promise great ROI. He shares how he finds leads with expired FSBO listings. And this part was really cool to me; Ray's doing something a little different with wholesaling. Instead of offering lease options to tenant buyers, or just buyers, he's offering lease options to rehabbers. He finds rehabbers with a great reputation and partners with them. He calls these fixer-upper lease options (FULO), and they require a little different deal structuring. He talks about how he seasons the deal in a trust to fulfill FHA requirements and the benefits of partnering with a rehabber. Instead of getting cash right away, the FULO offers you cash a little bit down the road. And the beauty of this is, if the rehabbers don't sell it on time, you've still got a beautiful house to sell. It's a great win-win situation for everyone involved.
