How Ian Drewe Raised Over $5M for His First Multifamily Deal—And the Hard Lessons He Learned Along the Way! Raising capital for your first real estate syndication is no small feat but what if you had to pivot, overcome major roadblocks, and completely rethink your strategy just to cross the finish line? In this episode, Ian Drewe, CEO of Avoka Property, shares the raw, unfiltered story of how he raised $5.8M for a 288-unit multifamily deal in Texas. From structuring the deal and navigating city approvals to overcoming investor skepticism and learning the hard way about team dynamics, Ian lays out the mistakes, breakthroughs, and battle-tested strategies that ultimately led to a successful close. 6Key Takeaways to Listen For:Build the Right GP Team from Day One – Ian Drewe learned the hard way that having an experienced general partner (GP) team with a solid track record is non-negotiable. Investors and lenders expect credibility, and without it, raising capital becomes an uphill battle.Nurture Investor Relationships Well Before the Deal – Simply meeting investors isn't enough. Ian emphasizes the importance of maintaining ongoing engagement with potential investors so that when a deal comes, they are already warmed up and ready to commit.Don't Rely Solely on the Deal's Strength to Attract Investors – Even with a high-yield opportunity, Ian discovered that deals don't “sell themselves.” A structured capital-raising strategy, investor education, and trust-building are essential to closing successfully.Test Your Tech Stack Before Launching a Capital Raise – A malfunctioning investor portal cost Ian valuable connections with family offices. His advice? Ensure your CRM, email campaigns, and digital marketing tools are fully tested and reliable before launch.Retail Investors Can Be a Powerful Funding Source – While family offices and institutions set high requirements, retail investors—secured through LinkedIn, Facebook ads, and digital marketing—played a major role in Ian's successful capital raise. Having multiple investor sources can de-risk your syndication.About Tim MaiTim Mai is a real estate investor, fund manager, mentor, and founder of HERO Mastermind for REI coaches. He has helped many real estate investors and coaches become millionaires. Drewe Broughton - “The Fear Coach” - is a former professional footballer who now helps athletes and executives overcome obstacles and unlock their potential. His approach involves guiding his clients to explore their true selves and confront difficult emotions like fear and shame. He believes that people can find genuine, lasting success through self-awareness and personal fulfillment. In this episode of Unlearn, Drewe joins Barry O'Reilly to share thoughtful perspectives on fear, vulnerability, and being your authentic self - even in high-pressure environments. Seeking TruthDrewe reflects on a pivotal moment in his life when he was in rehab, facing the truth about his struggles. He describes the moment of surrender and a sense of peace that washed over him as he acknowledged how unmanageable his life had become. “It was the first time I probably sat with that level of truth. And I remember an overwhelming sense of peace washed through me,” he shares. Barry adds, “A huge part of the entrepreneurial journey is seeking the truth. A lot of people don't want to seek the truth. They want people to tell them their product's beautiful... but it sucks. And just like people, …we create a facade of who we are and how perfect our life is, and yet we all know the truth: there's a lot of tough moments lurking there.” Drewe emphasizes the importance of seeking one's truth and the challenges of ego collapse. His own self-discovery during the 30-day rehab period, unraveled that he was lost in his career and personal life. “It was never the external pressure, it was never the fans... It was me, ” he tells Barry. The Art of Unlearning“I talk a lot about unlearning [because] there [are] some behaviors that actually can lead to massive success, but they also can limit us, too,” Barry says. Drewe shares his perspective on unlearning, drawing parallels with religious stories, such as the Buddha's enlightenment under a tree. You need to collapse your ego and strip away external influences to discover your true self, he remarks. He highlights the often-overlooked aspect of courage in the pursuit of success, contrasting it with the prevalent emphasis on hard work. “It's all …more grind, more hustle. But beyond that, the courage piece, the courage to stay who you are and keep doing it,” he says.External NoiseLeaders often operate in high-pressure environments. They have to contend with pervasive external noise and pressure, which can significantly impact their decision-making and overall performance. Drewe and Barry discuss the intricate relationship between fear and uncertainty, emphasizing how these emotions manifest in the entrepreneurial world. Detrimental consequences can result when leaders fail to take decisive action in the face of such challenges.Read full show notes at BarryO'Reilly.comResourcesDrewe Broughton on the Web | LinkedIn

Johanna Drewe is Partner and Creative Director of the London branding and design studio – Output. Output is a team producing distinctive visual identities for companies big and small, from their work with Mixcloud and Clear Bank to redefining what many of us would have described as the “old man identity” of the UK entertainment channel – Dave. Well… that was before Ouput got their hands on it. In our interview, we explore Johanna's path from a creator to a creative leader - revealing some of her early struggles with the transition (the need to let go of the micro-detail and focus on the bigger picture) through to her approach and her role today as the studio's (undoubtedly successful) Creative Director. Building on the theme of thought leadership, we expand the conversation into the studio's culture, unpacking their optimistic, explorative and slightly rebellious character. We touch upon their adaptive process and how those same values have transitioned into their benefits package – from flexi hours, community programmes and a 9-day-fortnight. Why? Output believes that designing the best environment for their people yields their best work – something that we have no doubt is true. Tune in now for the final episode of season three with the charismatic and charming – Johanna Drewe. Today I am joined by ex pro footballer and high performance coach specialist Drewe Broughton... AKA 'The Fear Coach'.By the age of 20, Drewe had already made some considerable steps in his footballing career. Part of the England Under 20's he was playing alongside the likes of Michael Owen and Rio Ferdinand, with a sponsorship from Adidas under his belt and a growing reputation. However, the intense pressure, soul searching and fear that crept into Drewe's professional and personal life, lead to some turbulent years in his twenties. After a 17 year playing career and nearly 600 professional matches representing a host of clubs in the EFL, at 32 Drewe retired from football and found himself divorced, bankrupt, living out of his car and in the midst of an emotional breakdown. He took himself to a sporting rehab clinic and began his healing process towards self acceptance and understanding why his life panned out the way it did. In this episode we discuss his turbulent twenties decade; talking all things football, the future, addiction, the difference between healthy and unhealthy fear, and uncover what it is that we're all so afraid of...Our favourite Millennial Minesweeper quote this week was:'The more you complain about your circumstances and situation, the more you'll stay stuck to them. - James Smith'

Episode #74 of The Coaches Network Podcast. The guest for this episode is Drewe Broughton. As a former Professional Footballer tipped for the top, Drewe, 42, admits his career was dogged and undermined by soul searching and Fear. After a 17 year playing career and nearly 600 professional matches representing a host of clubs in the EFL & culminated in the big centre-forward going into rehab for addictions and an emotional breakdown after retiring in 2011. Drewe uses his vast experiences coupled with an exceptionally high natural emotional intelligence and sensitivity, to educate, guide and lead a host of professional players on how to cope with the daily pressures of the Industry but, most importantly to fulfil their potential. His Heard earned wisdom and ability to nurture players has helped Drewe build a portfolio of clients including PGA Tour golfers, as well as international and Premier League stars. Articulate Drewe has also become a go-to person for media to interview as more players start to publicly admit to mental health problems. Appearing on Sky Sports to features on his work in The New York Times, Drewe believes it is the tip of an epidemic in the game, which chews up and spits out talent and is still woefully lacking in coach education leaving so many leaders in the dark. He has strong opinions he will share after more than a decade guiding some of the nation's best footballers. He entered the corporate world in 2016 mentoring CEOs and senior management on how they can master that inner battle to win on the outside. He found that the leaders who were contacting him all had the same traits. That strong moral compass, sensitive yet fiercely driven, traits Drewe hugely relates to having to battle that himself for so many years. Many of his lessons in his book's ( ‘And Then What?' ) chapters on self-belief, ego, winning and vulnerability are as applicable to life and to business as they are football. Today Drewe combines his athlete mentoring work with coaching in corporations in the city of London, and motivational speaking, which has taken him around the world. He is also an ambassador for mental health charity The Kaleidoscope plus group. Drewe joins CoachYas to discuss the ups and downs, lessons learned and insights from of a challenging journey in the life of professional footballer. Enjoy! Having been tipped for a great career in professional football at a very early age, Drewe Broughton, high performance coach, author and public speaker talks openly and honestly about the career that promised so much but ended up leaving him homeless, addicted and alone. In this episode, Drewe discusses the mission he is on to help players deal with the pressure of professional sport and how to access their peak state when they need it most. Learning how to harness the energy surrounding fear and acknowledging that experiencing pain and suffering can often be our greatest teachers, Drewe is all about changing attitudes and methods of getting the best out of sporting and professional talent. Listen in to discover how you can use your struggle to push you to your full potential and see the world around you in a new light. “I just think advice can be quite sick if someone is not super emotionally aware.” Drewe Broughton Top Takeaways: Peter and Drewe discuss for the first few minutes about the importance of getting up early, taking time for yourself, and getting things done before the madness of the day begins. This is guaranteed time to yourself each day and it is a benefit to your soul.Drewe is open about the fact that he was constantly soul searching, and he realized that it hurt his career. He knows now he was a good player, but he was constantly trying lots of different tools to bring back the great player he once was. When you live off of sensitivity and drive, there often comes a natural fear to be the best, do the best, don’t make mistakes, and don’t disappoint. Drewe explains how fear has governed him and others in the football world. This fear includes being affected by family and additional pressure from coaches. One of the easiest things to do is give “advice” and thinking you’re helping people. However, it could actually be you projecting your own problems and issues onto others instead of dealing with your own issues. The best advice is to be self-aware and work on self-growth.Drewe explains how he believes there is something greater than humanity out there, and he discovered this by needing to surrender and be powerless. In one of his games, he had to let go in order to succeed, and that helped him realise the need for a spiritual aspect to his life.People need pain in their lives because life can drag you down and can be brutal. The idea of pain is not about brutality but instead about learning to suffer. When you learn how much you can suffer, you learn how much you can endure and that allows you to push yourself through the hardest of times. The difference between a good player and a great player can be as simple as having the courage to get back out there again and again. Fear can consume, but it does not have to. Key Moments: [0:34] Peter and Drewe discuss the need to wake up early and spend time on themselves. [3:16] Drewe describes his football career and what he learned about himself in realising that he was constantly soul searching. Drewe Broughton is a former professional footballer and now a performance coach. As a young man, he was exceptionally talented, representing England U20s alongside a golden generation. He had a deep drive to succeed, however, an inability to control this desire and fall into the trap of the fear led to a continuous rollercoaster, jumping to 22 different clubs in 17 years and eventually ending up alone - bankrupt, suffering from addiction and contemplating life. As always, the lessons learned from suffering can provide us with the power to really impact the lives of others, and Drewe has certainly been able to do that. He is now a performance coach, working with Premier League Footballers, elite golfers and business leaders to help them navigate performing at their edge while in the arena. He is also a husband and father that really does live the same pearls of wisdom he shares with his clients. Reading his book and following his work has had a deep impact on my journey so far and I'm sure you will get a lot out of tuning in. On this episode of The Keto Kamp podcast we discuss the relationship between fasting, keto, and brain function. You will be amazed when you discover how ketones and fasting super charge your brain top perform at a top level. This episode is sponsored by my favorite olive oil, the Fresh Pressed Olive Oil Club. Try them for $1.00 www.ketokampolive.com The 4 key foods to stimulate neurogenesis: 1) Blueberries. I have blueberries just about every single day, and I recommend it to my clients. Not only is it low in sugar compared to other fruits, it is also packed full of antioxidants. Blueberries act in so many ways to promote neurogenesis and protect the brain from cognitive decline. Numerous studies show adding blueberries to the daily diet of mice increases neurogenesis significantly. Casadesus, G., Shukitt-Hale, B., Stellwagen, H.M., et al. (Oct 2004). “Modulation of hippocampal plasticity and cognitive behavior by short-term blueberry supplementation in aged rats.” Nutritional Neuroscience. 7(5-6):309-16. Acosta, S., Jernberg, J., Sanberg, C.D., Sanberg, P.R., Small, B.J., Gemma, C., Bickford, P.C. (Oct 2010). Rejuvenation Res. 13 (5):581-8. doi 10.1089/rej.1011. Epub 29 Jun 2010. Joseph, J.A., Shukitt-Hale, B., Lau, F. C. “Fruit polyphenols and their effects on neuronal signaling and behavior in senescence.” Annals of the New York Academy of Sciences. Consuming about 1 cup per day is the equivalent human portion that animal studies have suggested. Here’s a bonus tip, buy wild organic frozen blueberries. New research from South Dakota State University [https://www.sciencedaily.com/releases/2014/07/1 722124810.htm] suggests that frozen blueberries deliver a bigger dose of disease-fighting antioxidants than fresh. These antioxidants come from compounds called anthocyanins, which give blueberries their purple hue. The ice crystals that form when the berries are frozen disrupt the structure of the plant tissue and make anthocyanins more available. The anthocyanin dye, which causes the dark blue color, crosses the blood-brain barrier to stimulate neurogenesis. [Page 61] Humans with cognitive decline showed improvements after consuming blueberries daily. Devore. E. E., Kang, J.H., Bretellen, M. M., Grodstein, F. A. (July 2012). “Dietary intakes of berries and flavonoids in relation to cognitive decline.” Neurology. 72(1):135-43. Doi: 10.1002/ana.23594. Epub 26 Apr 2012. Epub 29 Jul 2099. Review. Aside from increasing neurogenesis, blueberries allow better communication among neurons, something called signal transduction. [Page 62] Studies have shown that blueberry extracts are as effective as fresh blueberries.[page 62] In most animal studies it’s the extract that is used. This makes daily blueberry intake possible for those who don’t have access to fresh blueberries. Life Extension makes a great blueberry extract product. 2) Omega 3s. Another neurogenesis superstar is the complex of omega-3 fatty acids, found in abundance in cold water fish, including wild Alaskin salmon, coho and sockeye salmon, black cod, sablefish, sardines, and herrings. Omega-3s have been shown to dramatically increase neurogenesis and BDNF Levels. [Page 62] Neuroscience researcher Sandrine Thuret, Ph.D., of London’s Kings College, reported a 40% increase in neurogenesis by adding omega-3’s in Science Daily in 2007. Other studies have shown impressive results in neurogenesis, elevated BDNF levels, increased in brain size, and neuroprotective benefits from omega-3s. Conklin, S.M., Gianaros, P.J., Brown, S.M., et al. (29 June 2007). “Long-chain omega-3 fatty acid intake is associated positively with corticolimbic gray matter volume in healthy adults.” Neuroscience Letters. 421(3):209-12 Beltz, B. S., Tlusty, M. F., Benton, J. L., Sandeman, D. C. (2007). “Omega-3 fatty acids up regulate adult neurogenesis.” Neurogenesis Letters. Zainuddin, M. S. A., & Thuret, S. (2012). “Nutrition, adult and hippocampal neurogenesis and mental health.” British Medical Bulletien. 103, 1, p.89-114. DOI:10.1093/bmb/Ids021. Our brains are made up of about 60% fat; this is where the term “fathead” came from. The next time someone calls you a fathead, say thank you. DHA, one of the most important of the omega-3s, constitutes about 30% of the brains cerebral cortex. Jockers. D. (2012). “Is your brain getting enough of this nutrient?” NaturalNews.com. (11/05/2012). When you consume high quality fats you are continuously rebuilding your brains’ cellular structure. Omega-3s are the highest quality fats for brain development. 3) Green Tea. Green tea contains polyphenols, the most powerful of which is epigallocatechin gallate (EGCG), a type of catechin. Green tea’s polyphenols have been shown to increase neurogenesis, BDNF levels, and to have strong health benefits ranging from cancer prevention to fat loss, plus cardiovascular benefits, immunity improvement, and glucose reduction. (Aug 2012). Molecular Nutrition & Food Research. 56(8):1292-303. doi: 10.1002/mnfr.201200035. Epub 13 Jun 2012. Wang, Y., Li, M., Xu, X., Song, M., Tao, H., Bai, Y. “Green Tea epigallocatechin-3-gallate (EGCG) promises neural progenitor cell proliferation and sonic hedgehog pathway activation during adult hippocampal neurogenesis.” Goepp, J. (Apr 2008). “New research on the benefits of green tea.” Life Extension. Yoo, K.Y., Choi, J. H., Hwang, I. K., Lee, C. H., Lee, S. O., Han, S. M., Shin, H. C., Kang, I. J., Won, M. H. (July 2010). “Epigallocatechin-3-gallate increases cell proliferation and neuroblasts in the subgranular zone of the dentate gyrus in adult mice.” Phytotherapy Research. 24(7):1065-70. doi: 10.1002/ptr.3083. Green tea has clear cognitive benefits and even improves working memory, which is one of the most difficult functions to increase. Borgwardt, S., Hammann, F., Scheffler, K., Kreuter, M., Drewe, J., Beglinger, C. (Nov 2012). “Neural effects of green tea extract on dorsolateral prefrontal cortex. European Journal of Clinical Nutrition. 66(11):1187-92. Look for extracts standardized to at least 40% polyphenols, or even better, 98% polyphenols with 75% catechin and 45% ECGC. [Page 65] Keep in mind that green tea does have caffeine, so ideally you want to have it before 2pm, any later may interfere with quality of sleep. 4. Circumin. Circumin provides the yellow color in the curry spice turmeric. It has strong neurogenic effects. In addition it is a powerful anti-inflammatory and antioxidant compound. Aging populations who consume circumin show better cognitive performance. Kim, S.K., Son, T. G., Park, H. R., Park, M., Kim, M. S., Kim, H. S., Chung, H. Y., Mattson, M. P., Lee, J. (23 May 2008). “Circumin stimulates proliferation of embryonic neural progenitor cells and neurogenesis in the adult hippocampus.” Journal of Biological Chemistry. 283(21):14497-505. doi: 10.1074/jbc.M708373200. Discuss on Reddit ➤ Support the Show ➤ The wind is firmly blowing in from the east which spells the arrival of the world’s favourite nanny, ‘Mary Poppins.’ An absolute classic, this show has had a fascinating journey from page to stage. As we team up with the Banks family from Cherry Tree Lane we discuss how Mary Poppins became a cultural phenomenon, work out why the show had to change during its run and work out if the new additions to the musical cut the mustard. Spit-spot! Mary Poppins (Original London Cast) Amazon / iTunes / Spotify SHOW NOTES: Mary Poppins inspired our inner children to open the show today reminiscing on Rocko’s Modern Life and Wacky Races. What would be on your vintage reboot list? If you’ve somehow managed to miss the original movie, you MUST correct that immediately. The opening ceremony to the UK Olympics as some kind of fever dream but nothing more feverish than Mary Poppins squaring up to He-Who-Must-Not-Be-Named himself! Mary Poppins has been parodied across all forms of media. Meet a few of our favourites: Mrs. Doubtfire, Mrs Featherbottom and Shary Bobbins. Do you have a favourite? If you’re a Mary Poppins fan then I don’t doubt you’ll have seen the beautiful ‘Saving Mr Banks’ movie but if you haven’t yet - get on it! Here’s a nice interview from Stiles and Drewe that gives you some insight into their writing process for adapting Mary Poppins for the stage. We didn’t even talk about it in the podcast but it’s safe to say the original Matthew Bourne choreography for Supercalifragilisticexpialidocious is out of this world! Stiles and Drewe have had a varied back catalogue of musicals, but there are some real hidden gems there! Check out their website to see some of their work. Just when you thought the pigs were gone, it's time for Golden Empress to shine! Mr. and Mrs. Drewe are back in a big way, Bates and Anna struggle with fertility, the hospital drama is still afoot, Mary's intelligence is questioned, and did Edith choose her daughters name for a specific reason? All that plus power rankings! Support the LoG on Patreon @ http://patreon.com/lordsofgrantham to hear our review or Star Wars Episode I: The Phantom Menace
Not a lot going on in this one, folks, so forgive us our tangents.... We're talking about pigs, child acting, a sudden personality change in Mrs. Drewe, and Anna's infertility. The hospital stuff slogs on and Thomas is looking for a new job without much luck. Sadly, the most interesting thing to happen in this episode is the debate over the location for the wedding reception - Mary just won't butt out! Find us on Twitter @ringforteapod!
In the wake of an epic Mixed Match Challenge, the Lords return to regularly scheduled programming, breaking down a very busy episode 6 of season 5. Edith gets some expected news, Mary gets an unexpected haircut, Mr. Bates finds some unexpected reading material, and the Drewe's have an expected breakdown. Allison can't talk about Isis' diagnosis because we get too attached to the fictional stories of animals. Mary is being a real B and Violet shows some vulnerability. We were hoping to see the scene between Cora and Mrs. Drewe, but have to settle for Cora yelling at her in-laws. And in the end, Edith is able to arrange for Marigold to grow up at Downton after all, as if that wasn't predictable! Lord Merton's sons are THE WORST and we can't wait to see them go. Rose is secretly engaged (again!) after Atticus and his family have dinner at Downton. And to be clear: The Bates' lives ARE overly complicated. Join us for another week of Downton ridiculousness!
It’s not easy being vulnerable. Being honest with yourself and others about how you really feel. Many of us try to guard against vulnerability, thinking it's a sign of weakness but the opposite is true. In this week’s episode of Don’t Tell Me The Score ex footballer Drewe Broughton sits down with Simon Mundie to discuss vulnerability. Drewe had 22 clubs in a nomadic 17 year career and never fulfilled his undoubted potential. It wasn’t through lack of application, in fact he tried to control too much. It wasn’t until he retired and hit rock bottom that he understood where his life was going wrong. A spell in rehab led him to the importance of surrender and vulnerability, and now Drewe teaches young players how to avoid those same pitfalls he made. Not by giving them advice, but by encouraging them to be vulnerable and get in touch with their own inner wisdom.
The Context of White Supremacy welcomes Justine Turner and Mark Drewe live from Canada. The duo combined to make the documentary film Finding Freedom In The Forest City. Part of Turner's motivation for this project was her "biracial" identity - she has a White mother and a black father. She's also invested years of time and energy organizing Black History Month events as well as local Emancipation Day celebrations. Finding Freedom explores the history of enslaved black Americans escaping to Canada in hopes of having a better life. Turner and Drewe do not focus on 21st century White Supremacy in Canada - which has been heavily spotlighted by Black Lives Matter Toronto this year; the filmmakers instead display a litany of black Canadians who've thrived in London, Ontario and made Canada better with their success. We'll ask the two what problems they hoped to solve or highlight with this documentary. #AnswersForMiriamCarey INVEST in The COWS - http://paypal.me/GusTRenegade CALL IN NUMBER: 641.715.3640 CODE 564943# The C.O.W.S. archives: http://tiny.cc/76f6p
