Le long du rivage, dans la ville balnéaire de Fort Lauderdale en Floride, les touristes se promènent et profitent de la plage. De l'autre côté de la rue, les hôtels de luxe sont alignés pour offrir une vue imprenable sur l'océan Atlantique. Des conditions de séjour a priori idéales et prisées par les voyageurs. Pourtant l'hôtel The Atlantic a vu récemment son taux d'occupation baisser de 4,9 %. Une chute directement imputée au marché canadien, selon la directrice des ventes, Amy Faulkner. « Même si une baisse de 4,9 % ne semble pas beaucoup, elle l'est pour notre hôtel. C'est d'autant plus important pour nous car, quand les Canadiens voyagent ici restent pour une longue durée. Ils peuvent rester jusqu'à six mois, donc cela touche réellement notre hôtel », déplore-t-elle. Cette diminution du tourisme s'ajoute à un contexte économique déjà difficile aux États-Unis, explique-t-elle. « Je le ressens un peu comme l'année du Covid. Pas aussi difficile que le covid, mais l'année a été très dure », soupire-t-elle. Les hôteliers font les comptes Son collègue Don Ciarlillo, courtier dans l'immobilier, affirme qu'il est néanmoins trop tôt pour connaître les conséquences dans le secteur immobilier, dans lequel les Canadiens investissaient également. « Je ne l'ai pas vu du côté de l'immobilier. Je préfère regarder comment va la saison. Je regarderai à la fin du mois d'avril, vers début mai. Quand la saison touristique de l'hiver se calmera, on aura les chiffres », temporise-t-il. À l'entrée du Motel de Richard, le néon indique qu'il reste des chambres disponibles, tandis qu'une fleur de lys souhaite la bienvenue aux touristes québécois. Le propriétaire Richard Clavet dit percevoir un changement depuis le retour de Donald Trump à la Maison-Blanche pour un second mandat. « L'année passée, l'hiver avait bien commencé. Trump est arrivé au pouvoir en janvier et là les politiques se sont mises en place. Ce qui fait qu'en février, on a commencé à noter une baisse pour mars. Puis la baisse, elle était quand même forte pour mars et avril. Je peux pas dire de chiffres exacts, mais ça avait été assez important », détaille-t-il. Certains ont ouvertement justifié ces annulations à cause de la personnalité politique de Donald Trump. Tel ce client prêt à perdre 1 000 dollars déjà payés, se souvient Richard Clavet : « Il a tout simplement traité Trump de dictateur et a choisi de prendre ses vacances à Cuba plutôt qu'ici. As we head into 2026, population is no longer just another economic talking point — it has become one of the single most powerful forces reshaping Canadian real estate & the economy. For the first time in modern history, Canada's population is shrinking, and the effects are immediate and profound. Ontario and British Columbia — the country's largest and most expensive markets — are now posting negative annual population growth for the first time ever. After years of record inflows, the pendulum has swung sharply in the opposite direction. Non-permanent residents are leaving in record numbers, permanent residents are quietly exiting the country at near-historic highs, and government targets suggest this outflow may continue for the next two years. The last time Canada experienced a demographic shock, it was driven by rapid population acceleration — and it rewrote housing dynamics overnight. Now we are watching the same type of historic shift, only in reverse, and the consequences are every bit as significant.Those consequences are already showing up in the housing market. Canada is delivering the largest volume of purpose-built rental construction in history at the exact moment demand is softening. Rental inventory is surging, vacancy rates are climbing, incentives are returning, and the national market is clearly moving toward cheaper, more competitive rents. That may temporarily make renting feel like the smarter financial move, but history is unequivocal: the long-term wealth gap between renters and owners remains enormous, and demographic shifts don't change that reality. Nowhere is this more evident than in Toronto, where the condo market has all but stalled — sales have collapsed from record highs to generational lows, new project launches have effectively halted, and completed but unsold units are stacking up at levels never recorded before. It is the clearest example of what happens when the wrong kind of supply finally outruns broad market demand in an economy built on perpetual growth assumptions. Currently, dwellings under construction is running at 500% more than the population growth rate when the historical average is 50%.And yet, the broader economy still sends mixed signals. Mortgage growth has recently ticked up, supported largely by first-time buyers stepping in where investors and move-up purchasers have stepped back. Retail spending shows households remain cautious. Sentiment readings are improving - considerably in the business sector but insolvencies in places like B.C. are quietly hitting new records. At the same time, household net worth is sitting at all-time highs, driven by financial markets that reward those already positioned at the top. 20% of Canadians own 70% of Canadian Assets! Affordability, meanwhile, has “improved” — but only relative to a crisis peak. Even after seven quarters of easing, ownership costs are still near the worst levels Canada has ever seen, and with rates likely holding into 2026, further progress may need to come from unpopular but necessary price declines rather than overall policy relief. DIALOGUES: Short Cuts to First Features" is a Toronto International Film Festival (TIFF) Industry program featuring conversations with emerging directors who transitioned from making acclaimed short films (Short Cuts alumni) to directing their debut features, sharing insights on script development, collaboration, and overcoming challenges to build their filmmaking careers. It's a key part of the TIFF Industry Conference, focusing on practical advice and inspiration for filmmakers aiming to make that crucial jump to feature-length projects.  I had the grand pleasure to join alumni directors of TIFF Short Cuts and Industry Talent, Lloyd Lee Choi (Lucky Lu), Sasha Leigh Henry (Dinner with Friends), Taratoa Stappard (Mārama), and Eva Thomas (Nika & Madison), as they discuss their journeys from making short films to developing and directing their first features. Learn how they honed their scripts, found the collaborators and supporters they needed, and coped with practical challenges while protecting their creative visions. Lloyd Lee Choi is a Korean-Canadian filmmaker based in Brooklyn. He has directed the short films Same Old (22), which played the Festival, and Closing Dynasty (23). Earlier this year he received the TIFF–CBC Films Screenwriter Award for his screenplay Yakult Ajumma. Lucky Lu (25) is his feature film debut. Sasha Leigh Henry is a Toronto-based writer, director, and producer. Her short films include Love Bent (14), To Love and Back (16), Bitches Love Brunch (18), and the Festival Official Selection Sinking Ship (20). She also created, wrote, and directed the television show Bria Mack Gets a Life (22), which premiered at the Festival. Dinner With Friends (25) is her latest film. Taratoa Stappard was born in Aotearoa and lives in London. He has directed the shorts Eight for Eight Thirty (96), Strip (98), Euston Road (04), Goalie (16), and Emkhatsini: Between (18). Mārama (25), his latest film, is his feature debut. Eva Thomas is a writer and filmmaker from Walpole Island First Nation based in Wallaceburg, Ontario. Her production credits include the Festival Official Selections Night Raiders (21) and Kaniehtiio Horn's Seeds (24). She directed the short film Redlights (23) and co-directed the feature Aberdeen (24), both of which played the Festival. Nika & Madison (25) is her latest film. Moderated by: Jason Anderson is the International Programmer for Short Cuts. A member of TIFF's Programming team since 2015, he's also worked on TIFF Kids and Canada's Top Ten. He's been the director of programming for the Kingston Canadian Film Festival since 2008 and the programming director for Aspen Shortsfest since 2019. A longtime journalist and critic who graduated from the University of Toronto with a B.A. in English literature, he was a film critic and columnist for the Toronto weeklies The Grid and Eye Weekly, and regularly contributed to such publications as The Globe and Mail, The Toronto Star, Toro, and Saturday Night. He currently writes about music and film for Uncut magazine, Sight & Sound, and Cinema Scope. He has taught a course on film criticism for the University of Toronto since 2008 and has taught journalism courses at Toronto Metropolitan University.
