"The Price of New in New York"Manhattan real estate hasn't just recovered from the pandemic slump, it's doing better than in the pre-COVID era. This week on the show we talk to the President of new development for Brown Harris Stevens in New York and top economist Laura Tomana on the crazy pace of 2021 and whether it can be sustained into 2022 and beyond.Stephen Kliegerman expects momentum to continue as Wall Street bonuses roll in and the wealthy get wealthier.Laura Tomana says buyers look to Dumbo for more gracious floor plans and unblocked city and river views.In Manhattan new-development contracts tripled in 2021. 1,723 newly developed units went into contract, a 233% increase over the previous year. The Upper East Side saw the most substantial boom, with 63 deals inked in new developments in Q3 2021, compared to 21 in 2020 and just five in 2019. Chelsea-Flatiron District area (between West 14th and West 34th Streets), is on the upswing where 28 deals closed in Q3 2021, up from nine in 2020 and just two in 2019. “The high-end Brooklyn market also stood out, with record sales and cementing new luxury product expectations in an outer borough,” said Stephen Kliegerman. Brooklyn new development contracts this year smashed recent years' totals with larger, more expensive homes leading the charge. New development contracts in 2021 totaled $1.54 billion, a 150 percent increase from last year and 77 percent jump from 2019. 898 new development contracts were signed in Brooklyn. The average home signed was 1,220 square feet, a five-year high, and price-per-square-foot climbed to $1,680, up 43 percent year over year. 22 percent of contracts were for units with three bedrooms or more. Not all neighborhoods fared the same. Dumbo, Brooklyn Heights and Downtown Brooklyn posted 87 contracts in the fourth quarter, more than double the amount signed in the same time span last year. But contract activity declined in Prospect Heights, Park Slope, Flatbush and Prospect Park South. While contract activity slowed in the fourth quarter, that drop is a response to insufficient supply, not demand, according to Laura Tomana, Vice President of research and market analytics at Brown Harris Stevens Development Marketing.Laura Tomana manages all macro and micro levels of new development research and data trends, provides real-time market intelligence to developers, and is involved in the earliest stages of pre-development. It restarted on July 6 – but is already going back on hold ahead of schedule just 10 weeks later.The program has provided an estimated $30 million a year in incentives toward nearly 9,000 EVs over two years, The incentives amount to $25 per mile of a vehicle's all-electric range, as rated by the Environmental Protection Agency. The company, which was founded in February this year, announced its construction project to convert an indoor parking garage in the middle of Manhattan into a public EV fast charging hub. When the 29-space garage on 42nd Street, which Gravity is leasing from real estate firm Related Companies, opens within a few weeks, it will be the island's first dedicated EV charging space Finding a place to park your car in New York City is a nightmare in and of itself. Finding a park and a charge for your EV is like finding a unicorn, and probably an expensive unicorn at that. Most of NYC's EV charge points are behind the literal paywalls of parking garages, where you might find one or two Blink or EV Connect chargers nestled into a sea of ICE vehicle parking spaces. With Gravity's hub, parking is free while cars are being charged. The only cost is that of electricity. Gravity's first site will accommodate about 22 fast chargers, three intermediate chargers and a few slow chargers. All of the fast chargers are up to 180 kW, which means that even when two vehicles are plugged into one installation, each plug can do 90 kW of energy. What's it all about? I was delighted when the Fifth Wall people reached out about the podcast. For some time I've wanted to address areas of the climate challenge, and areas of technology that are hugely important, but don't often get much press or attention, including on this podcast. In particular the Built Environment is of enormous importance to us all on many levels, it is of course where we live and work, and because of that impacts not just our immediate lives, but as you will hear, contributes far more to carbon emissions than transport, which gets most coverage at present. Dwayne went on to graduate from several U.S. Army leadership schools, including the U.S. Army Ranger School, and earned an MBA from Harvard Business School. He is the former President of Related Colorado, an operating division of the global property development behemoth, Related Companies. Dwayne is currently the CEO of The Romero Group — a full real estate management and investment company with substantial organizational depth and experience in the Roaring Fork Valley. When he's not at work, he has served as a two-term Aspen city councilman and is currently on the local school board and has been involved with several nonprofits and economic development commissions. Carlton Greene explains the evolution and current approaches of crypto-companies towards AML, KYC, and regulatory compliance. Carlton Greene is a partner in Crowell & Moring's Washington, D.C. office and a member of the firm's International Trade and White Collar & Regulatory Enforcement groups. He provides strategic advice to clients on U.S. economic sanctions, Bank Secrecy Act and anti-money laundering (AML) laws and regulations, export controls, and anti-corruption/anti-bribery laws and regulations. Carlton is the former chief counsel at FinCEN (the Financial Crimes Enforcement Network), the U.S. AML regulator responsible for administering the Bank Secrecy Act. Before joining FinCEN, Carlton previously served as the assistant director for transnational threats with the U.S. Department of the Treasury, Office of Foreign Assets Control (OFAC), where he directed targeting and investigations for more than 15 U.S. economic sanction programs, including those related to Iran and North Korea. Carlton also served as legal counsel to OFAC on counterterrorism sanctions. Previously, he was appointed by the United Nations Secretary-General to advise the UN Security Council on international sanctions against Al-Qaida and the Taliban and to lead member state visits to assess compliance. Carlton also previously served as a trial attorney at the U.S. Department of Justice, where his practice included representing OFAC on sanctions issues. Based on his years of experience with OFAC and FinCEN, Carlton offers valuable insights on the approaches of these agencies that will assist corporate clients to more effectively respond to government investigations, as well as update their corporate compliance programs in general. There are a lot of people that come into our group, and for whatever reason they receive this message from me, and I do the best I can do undo this message, for some reason they get this. You can buy property anywhere for $500, because people just sign the offers, they just want $500, and they don't really care about their $350,000 [inaudible 00:01:47] lot in Hollywood. That couldn't be further from the truth. Jill DeWit:                            Right. Steven Butala:                   It's just not. You're wasting their time, you're wasting your time and money on postage, and, no. Can you buy $500 to a $1,000 quarter-acre lots in California City? Maybe. But do you really want to? You want to buy a $1,000 lot and resell it on the internet for $1,500 constantly? It's a long road to retirement. Does it work? Possibly. Once in a great while you're gonna get somebody who signs it and sends it, and everything works, and, yeah, and you do well. But, you would do much, much, much better, and I say this truthfully ... I use $500 in the example in chapter five in the first Land Academy program, and I think that's where this message gets convoluted. That's for practicing, just do a few deals like that just so you can understand the process, and make sure it's something you want to do, make sure you can handle some of the backlash or the hate that you get from some angry sellers, because it all happens, and everybody needs to be aware of it. $67 billion is the amount of state and local taxes New York State residents deduct from their federal tax returns each year. Known as SALT, this deduction is the topic of intense debate in Washington. Congressional leadership proposes to eliminate or cap SALT in order to offset the cost of corporate and other tax cuts. Special guest Jay Kriegel, Senior Advisor at Related Companies, is a New York communications and strategic advisor who has been involved in a number of major New York political and policy initiatives. In 1986, Jay led a national coalition that thwarted an attempt to eliminate the SALT deduction, and today he has taken a leadership role in the coalition to protect it.

It has been a problematic area within the city's north side for years, and after City Council voted unanimously to approve $1.9 million to purchase Oakview Apartments for the future construction of a new Dr. T.K. Gregg Community Center. The purchase marks the end of a long struggle to acquire the property from its owner, Related Companies, a New York-based real estate firm owned by multibillionaire and Miami Dolphins owner, Stephen Ross. The city condemned Oakview after attempts to purchase the property failed, and took possession in December, utilizing eminent domain. The purchase comes ahead of a civil trial that had been scheduled to begin July 18 to determine the property's value. Related had previously indicated it would not accept any offer below $2.4 million, the amount owed on its outstanding mortgage. The county assessor lists the property's value at $1.3 million. The City has already begun working with Spartanburg Housing Authority to relocate residents from the substandard units and will continue to do so until the apartments are empty. Once completed the apartments will be demolished to make way for the new community center. Today on the podcast, we're talking with City Community Services Director, Mitch Kennedy about the end of Oakview, what it means in the larger context of the Northside Initiative, and what next steps we can expect.

Debt Talks Continue on Capitol Hill President Barack Obama said he's now open to a short-term deal to raise the nation's debt ceiling if it will allow time for a broader plan to be put in place. There are 13 days left before the August 2 deadline, when the U.S. risks defaulting on its financial obligations. A new bipartisan budget plan emerging from the Senate would slash the deficit by almost $4 trillion over a decade, through a mix of spending cuts and new tax revenues. Markets Stocks fell slightly on Wednesday, after their big rally on Tuesday. The Dow lost 16 points, closing at 12,572. The S&P 500 was down one point, to close at 1,326. The Nasdaq shed 12 points, closing at 2,814. The Hudson Yards Project The Hudson Yards project may finally be getting the anchor tenant it needs to start construction. Crains is reporting Wednesday that the developer, The Related Companies, is close to signing a deal with the luxury handbag company Coach for 600,000-square feet of office space. The luxury handbag company would move its corporate headquarters from the Garment District. Erik Engquist, assistant managing editor at Crains, brings us up to speed on the project. He also talks about what Coach brings to the table.
