The property was decent, but it had a fatal flaw: skyrocketing non-recourse insurance premiums post-Hurricane Ida that were completely wiping out the cash flow. I take you behind the scenes of the value-add strategy—including how we literally moved the flood plain line to cut our insurance premiums by more than half, replaced electrical panels to secure better debt, and executed a full BRRRR (Buy, Rehab, Rent, Refinance, Repeat) on a commercial scale.
