College photos of Tesla CEO Elon Musk and memorabilia from his girlfriend at the time sold for $165,000 at auction, a Boston auction house said. Boston-based RR Auction said it was a collection of never-before-seen photos and memorabilia from Musk's college girlfriend, Jennifer Gwynne. Musk later changed his Twitter profile to one of the photos. He's currently in a public fight with Twitter to try to get out of a $44 billion deal to buy the social media company, with a high-stakes October trial over the dispute looming. Gwynne told The Boston Globe she read about an auction of test papers that Musk graded and realized she had far more personal items she could sell, including candid photos, a birthday card from him and a necklace he gave her. Musk and Gwynne dated from 1994 to 1995 when they were both at the University of Pennsylvania. They split when Musk graduated, moved to California and said he couldn't talk on the phone because it seemed like a waste of time to him, Gwynne said. “We broke up just before he started conquering the world,” Gwynne said. The gold necklace with a small green emerald that Musk gave to Gwynne in late 1994 as a birthday present sold for $51,000. A photo of Musk and Gwynne posing with four other resident advisors before a school formal in 1995 sold for $42,000, the auction house said. The birthday card Musk signed to Gwynne, calling her “Boo-Boo,” sold for nearly $17,000. The 18 candid photos were sold individually. Some show Musk in North Providence, Rhode Island, where Gwynne is from. She now lives in South Carolina and told The Globe she plans to use some of the proceeds for her stepson's college education. For this episode, I welcome Ben Leybovich. Ben is an author, business owner, real estate investor, popular podcast host, and featured writer on the BiggerPockets Blog. He was professionally trained as a classical violinist but a diagnosis of Multiple Sclerosis (MS) in college spelled the end of his dream of becoming a professional musician. Today, he is managing partner of WhiteHaven Capital, a private equity investment firm specializing in the acquisition and repositioning of underperforming multifamily assets in high-growth markets. In the past 7 years, he has managed to assemble a $1.5M personal real estate portfolio with 28 doors, generating over $165K of annual rent revenue with an annual cash flow of around $40K. We start today's episode with Ben's background story. Around 2013, Ben grew his portfolio in Ohio and he got to a place where he realized that he could continue doing what he was doing and be somewhat successful, achieve financial independence, and a passive cash flow. But, he reached what he refers to as an inflection point. He wasn't growing, he wasn't getting smarter or better. He realized that he needed to raise capital, he needed to attract equity, he needed to buy big deals, syndicate big deals. But he didn't want to do that in the Midwest, because he understood the Midwest very well and knew that it wasn't a growth market. So, he decided to move to Phoenix with his family. He bought a house there and rented it out on Airbnb, but his plan was always to syndicate. We then moved on to discussing how Ben got the knowledge he needed to tackle syndication. He shares with us that he was always blessed with people in his life who would, not necessarily give him all the answers, but shine the light on the important stuff to point him in the right direction to figure things out. This was true before he bought his first duplex and this was also true before he bought his first 100 unit community. Ben then goes on to share his strategy for syndicating a building, how to navigate this dynamic area and all the challenges that come with it. His strategy is all about doing more, not less, and he explains how this acts as his safety trigger. If you spend less money and ten other people spend less money when there's a downturn, you are racing everybody to the bottom and you have exactly the same product that everybody else has. There's no daylight between the product you're offering to the marketplace and the product everybody else is offering to the marketplace. So, you are taking on a lot of risks, but you are also reaping a lot of rewards for it. We discuss Ben's strategy for finding potential syndication properties in Phoenix. These types of deals are extraordinarily hard to come by and most of it comes to Ben off-market through brokers. He also shares what are some of the things that he looks for in a deal that a broker brings to him, to determine whether or not it's something he is interested in pursuing and moving to the next step. These include location, vintage, type of mechanical setup, unit mix, and unit size. We then move on to the topic of financing these multimillion-dollar deals. Here, Ben explains that it is all done through private placements and through private networks, without advertisement. Ben has been in the real estate business for some time, and he is a known commodity, and he got there by realizing that the best way to be known is to be helpful. This is the reason why he wrote his book, created his course, and started his podcast; he wanted to create content that is real, actionable, and helpful. Lastly, Ben shares why he doesn't care how the COVID pandemic will affect his business in the next 18-24 months. There are few reasons for this - first, all of his projects are capitalized; second, he is prepared to hold for a decade if he needs to; and third, if times are good, he is selling and making a bunch of money and if times are bad, he is buying at a discount and making a bunch of money. He explains that his business operates on both defense and offense and what that actually means in the real estate world. Mindy Templeton is a Kansas City-based real estate investor who was, at one time, $165,000 in debt. A mindset shift a few years ago led her and her husband to aggressively pay down that debt and start buying single-family rentals in the Kansas City area. She and her husband have full-time jobs and are parents to two young children. She started Investinginyourwealth.com about two years ago as a way to track her journey to paying off that $165k of debt, and now that they are debt-free, she is working on building wealth through diversification. Lately I've been getting a lot of questions from folks about how to start investing if I had $25k, $10k, or $100 a month. The answer is the same every time. DOGECOIN. Kidding. First thing's first. This isn't financial advice. This is how I invest. Investment is a risk. Pursue it at your own discretion and understand that anything you're willing to wager, you must be first willing to lose. With the market as crazy as it is lately, there's a lot of room for aggressive betting and as a result, aggressive losses. So to make sure you aren't just throwing money down the drain here's what you need to know: Pay off ALL your debts first. The average investor makes 10% returns a year. If you've playing with $100 a month, it makes more sense to simply pay down your more aggressive loans first as your investments will NOT outstrip the accrued interest from a credit card. Build up savings of at least 6 months. If things go sideways, you want to have plenty of runway. Homelessness isn't a joke. I don't want that for you. Be safe. Once these steps are resolved, contribute as much as you can to your 401k - esp if your employer is matching. Max out the match rate. You immediately double your investment. Everyone wins, except maybe your employer. ROTH IRA - set one up. Contribute the maximum each year. Right now it's $6k. Money inside this account you can't touch until you're 59. The advantage here is that this asset is super malleable. Since you won't be taxed for selling like you would be on any other account, you can use this to sandbox more risky plays or day trade while minimizing risk while you figure out your investment strategy. Dollar cost average. That is, contribute the same amount of money every week to your accounts. This has proven to be the most reliable way of seeing returns vs. trying to buy low and sell high. No one can predict how the market will move, the more you try, the more you stand to lose or miss out on big sudden gain spikes. Invest INDEX Funds until you understand the market and how it behaves according to world events, announcements, tweets from influential people, and news. Observe the trends in how people behave. Begin to capitalize on these trends to earn more returns on your investments. Finally some general ideas that I tend to follow: Traditionally a good investor will spot and invest in an undervalued asset - one that is overlooked, unappreciated, and poised to grow or dominate. If you have a lot of capital lying around it makes sense to invest in a stock you believe heavily in, every time the market dips. So when it invariably self corrects a few days, weeks, or months later - you get a larger percentage gain. Most name brand companies will only turn you profit in the long run. If you don't bury your head in the sand and ignore the signs, in general if you leave your cash parked in a pillar of the economy you will see gains over a 5 year investment. You're also incentivized by the government to hang onto stocks for at least a year - if you do that before selling, you get taxed less. If you're just starting out, it makes a lot more sense to play the long game than gamble on options. Log in, do your research, observe how the market moves, and when you understand it more fully, then begin to make bigger plays. I typically don't risk more than 10% of my assets on any venture, no matter how *guaranteed* the results are. Again, do not ever play with more chips than you can afford to lose. In early June, as Gov. Jay Inslee was overseeing a phased reopening of the state, his budget office signed a contract with the elite international consulting firm McKinsey & Company to provide access to a “Governor’s Decision Support Tool.” That tool was meant to aid Inslee’s decision-making as he gradually unlocked the economy. But access to McKinsey’s customized COVID-19 risk tool didn’t come cheap. Under the contract, the state initially agreed to pay for eight weeks of access to McKinsey’s services and proprietary data sets. The cost to taxpayers: $165,000 per week. And that was McKinsey’s government discount rate.
