I was pleased to be joined by the illustrious Dr. Peter Linneman to get his thoughts on the economy, tariffs and the industrial real estate market! In the interview Dr. Peter Linneman shares his perspective on current events in the industrial real estate market, emphasizing the importance of cutting through the noise to focus on fundamental economic indicators such as job growth, GDP trends, and capital flows. He uses an analogy of trying to predict the Super Bowl winner 10 years from now to illustrate the futility of long-term market forecasts based on short-term events. Linneman discusses the state of various real estate sectors, noting that office spaces have bottomed out and are starting to recover, while industrial warehouses, particularly big-box facilities, have experienced overbuilding but are expected to absorb excess supply due to steady demand growth. He also addresses reshoring and manufacturing, stating it will remain limited due to higher labor costs in the U.S., and emphasizes America's economic strength due to robust capital markets and innovation. Linneman remains optimistic about the resilience and long-term strength of the U.S. economy despite ongoing challenges.About Dr. Linneman: For nearly 45 years, Dr. Peter Linneman's unique blend of scholarly rigor and practical business insight has won him accolades from around the world, including PREA's prestigious Graaskamp Award for Real Estate Research, Wharton's Zell-Lurie Real Estate Center's Lifetime Achievement Award, Realty Stock Magazine's Special Achievement Award, being named "One of the 25 Most Influential People in Real Estate" by Realtor Magazine and inclusion in The New York Observer's "100 Most Powerful People in New York Real Estate".After receiving both his Masters and Doctorate in Economics under the tutelage of Nobel Prize winners Milton Friedman, Gary Becker, George Stigler, Ted Schultz and Jim Heckman, Peter had a distinguished academic career at both The University of Chicago and the Wharton School of Business at the University of Pennsylvania. For 35 years, he was a leading member of Wharton's faculty, serving as the Albert Sussman Professor of Real Estate, Finance and Public Policy as well as the Founding Chairman of the Real Estate Department and Director of the prestigious Zell-Lurie Real Estate Center. During this time, he was co-editor of The Wharton Real Estate Review. He has published over 100 scholarly articles, eight editions of the acclaimed book Real Estate Finance and Investments: Risks and Opportunities, and the widely read Linneman Letter quarterly report. He is also the co-creator of the popular, and highly regarded, Real Estate Finance and Investment Certification course, REFAI. Most recently, he co-authored (with Dr. Michael Roizen and Albert Ratner) the best-selling book "The Great Age Reboot: Cracking the Longevity Code for a Younger Tomorrow."Peter's long and ongoing business career is highlighted by his roles as Founding Principal of Linneman Associates, LLC, a leading real estate advisory firm, and its affiliates. The Pier1 showroom is about 1,500sqft and Laings is more like 13,500sqft.Laings employs about 90 people, Pier1….5And, of course, they're about as far from each other geographically as it's possible to get while still being in the UK.So two very different businesses, with two very different perspectives on what it takes to be the Retailer of the Year.Today's episode is brought to you with the support of our very good friends at Lawcris. Briggs Bedigian (“Briggs”) is a trial lawyer dedicated to representing victims of medical malpractice and catastrophic personal injuries nationwide. Briggs and his partner, Charles Gilman, co-founded Gilman & Bedigian, LLC with one guiding principle – to provide the absolute best legal representation to those most in need.   Briggs' particular set of trial skills sets him apart from his peers when he steps into the courtroom. His record of success also includes winning the second largest medical malpractice verdict in Maryland history of $55 million.   While Briggs prepares every case for trial, he routinely achieves multimillion-dollar pre-trial settlements, many in excess of eight-figures. Experience has proven that the hard work of trial preparation and his assertive strategy has been crucial to his success.   Briggs has earned a reputation in the legal community as the “go-to attorney” for catastrophic medical malpractice and personal injury cases. When judges, defense lawyers, doctors, and prominent lawyers refer Briggs their serious personal injury cases, you know he is providing top notch legal representation – and getting top results.   Bar Admissions:  Maryland  Pennsylvania  District of Columbia  United States District Court of Maryland  United States District Court for the District of Columbia   Special Admissions by way of Pro Hac Vice:  Virginia  Texas  Alabama  New Jersey  Georgia  Delaware  North Carolina  Ohio  Nevada   Education:  University of Baltimore School of Law, J.D.  Honors: Top 10% of class  Ithaca College, New York, B.A.  All American football player  Captain of College football team – elected by teammates.   Professional Associations and Memberships:  The Inner Circle of Advocates (Inducted 2015)  Maryland Association for Justice (Elected to Board of Governors)  Philadelphia Trial Lawyers Association (Elected to Board of Governors)  Pennsylvania Association for Justice  The American Association for Justice  Maryland State Bar Association  Baltimore City Bar Association   Honors and Awards:  2013 Trial Lawyer of the Year – Maryland Trial Lawyers Association  2016 Named as one of Maryland's Top 100 Lawyers – Super Lawyers Magazine  Named as “Super Lawyer” in the field of medical malpractice by Maryland Super Lawyers Magazine  Named as a ‘Rising Star” in the field of medical malpractice and personal injury by Baltimore Magazine's Maryland Super Lawyers  The Heuisler Honor Society  Named in The National Trial Lawyers Top 40 under 40    About Jon Stefanuca   As a trial attorney at Gilman & Bedigian, LLC, Jon handles a variety of medical malpractice and personal injury cases. How specialty coffee has evolved, understood, and enjoyed has changed greatly over the past 50 years. I'm thrilled to have bene able to sit down with the great Kenneth Davids! Kenneth has been involved with coffee since the early 1970s and has published three books on coffee, including the influential Home Roasting: Romance and Revival, now in its second edition, and Coffee: A Guide to Buying, Brewing and Enjoying, which has sold nearly 250,000 copies in five editions. Episode 164: Are you a fan of Raptors or birds of prey? Members of this large group of magnificent birds include hawks, eagles, falcons, and owls. For many of us, seeing raptors in cities and in the wilderness is awe-inspiring.  To learn more about these amazing birds, I am joined by Lisa Owens Viani and Allen Fish, co-founders of the nonprofit Raptors Are the Solution (RATS).  We begin by chatting about the wonders of raptors and why Lisa and Allen have devoted so much of their lives to helping these birds. We then discuss the impact that anticoagulant rodenticides is having on raptors and wildlife. Used worldwide, rodenticides (or rat poisons) affect not only rats, but also large numbers of non-target animals including raptors, bobcats, mountain lions, coyotes, bears, and fish. Rodenticides enter the food chain when animals eat poisoned rodents and receive secondary exposure. Anticoagulant rodenticide ingestion can lead to immune suppression, rodenticide-induced mange, internal hemorrhaging, and death. The overgrowth of rats is caused partly by a lack of predators. We talk about how the poisons we use to control rats end up harming or killing the very predators that are efficient at keeping rodent populations in check.  This interview contains vital information about how we can be better caretakers of our shared environment. All of us can take action to protect raptors and wildlife from anticoagulant rodenticides. What can we do? Start with avoiding the use of toxic rat poisons. Don't make your yard a rat haven. Exclusion, sanitation, and trapping are effective nontoxic methods of rodent control. Visit the Raptors are the Solution website for tips on how to make your yard less attractive to rats, educational resources, an activist toolkit, and more at raptorsarethesolution.org  Guests: Lisa Owens Viani is a long time environmental writer and wildlife advocate. Lisa co-founded and directs Raptors Are The Solution- or RATS, a project of Earth Island Institute.  RATS educates about the ecological role of raptors and the enormous danger that they and all wildlife, as well as pets and children, face from the wide use and availability of anticoagulant rat poisons. RATS partners with other agencies, scientists, municipalities, and NGO's to work toward eliminating toxic rodenticides from the food web. RATS' multi-pronged approach includes public education as well as legislative and legal work to achieve better regulation of these products.  Lisa was honored as the Fund for Wild Nature's Grassroots Activist of 2021 and received a Special Achievement Award on behalf of raptors from the International Owl Center in 2018. Allen Fish is the Associate Director for Conservation and Community Science at the Golden Gate National Parks Conservancy.  Allen is also the director of the Golden Gate Raptor Observatory since its founding in the mid 1980s. The Golden Gate Raptor Observatory is a four-decades-old community-science program of the Golden Gate National Parks Conservancy in cooperation with the National Park Service. It's set up to monitor the largest migration site for birds of prey in the Pacific Flyway.   Allen was a Lecturer at UC Davis from 2003 to 2011 where he taught Raptor Biology. Allen has a long history of writing and public speaking on raptor biology and conservation, urban wildlife ecology, climate change impacts, and the power of community science. Allen was awarded Bay Nature's Environmental Educator of the Year Award in 2016 and Golden Gate Audubon honored Allen with the Elsie Roemer Award for Conservation in 2020.   In 2011, Allen assisted Lisa in founding Raptors are the Solution. Allen lives with his family in Berkeley, and has recently become obsessed by the lives and ecology of dragonflies. Note: I was inspired to pursue this topic when I noticed that I wasn't hearing as many owls at night in my neighborhood. When disoriented rats began stumbling around our yard during the day and several were found dead in our yard, I did some research and discovered that rat poisons or anticoagulant rodenticides were the likely culprit-not only responsible for the dying and dead rats, but also for the decreased owl numbers. I decided to write an article Silent Night- The Unintended  Consequences of Rodenticides and in doing my research, I discovered Raptors Are the Solution (RATS). Her latest project, a $100 million renovation of centerfield and completed new circulation around Dodger Stadium was completed for the 2020 season and will be the focal point of the MLB All-Star Game slated to be held in Los Angeles in 2022.    She is also working on the design and construction of Polar Park in Worcester, MA which will be the home of the Triple-A Worcester Red Sox in 2021.   Smith is best known in the baseball world for her work on the influential Oriole Park at Camden Yards, saving Fenway Park and the renovations at Dodger Stadium.     Smith worked for the Orioles from 1989-94 as vice president of planning and development during the design and construction of the park. Opening in 1992, Camden Yards immediately became the standard-bearer for a new wave of traditional baseball parks that have been built in subsequent years. Smith played an instrumental role in the design of the ballpark, creating a state-of-the-art unique facility that blends with the urban context of downtown Baltimore while taking inspiration from baseball parks built in the early 20th century.  Its success spawned over 20 MLB parks to move into urban centers and created a new formula for fan-friendly areas in sports venues and establishing new thinking for how sports fit into cities and elevate design.   Smith served as senior vice president of planning and development for the Boston Red Sox from 2002-2009.  Smith oversaw the preservation of historic Fenway Park and led the program that placed this significant ballpark on the National Historic Register.  Her work at Fenway Park earned her a Special Achievement Award from the Boston Baseball Writers’ Association in 2012.  Additionally, the Boston Preservation Alliance nominated Fenway Park for the 2008 Sports Business Awards’ Sports Venue of the Year and awarded the ballpark a Special Commendation for Outstanding Stewardship at the 2005 Preservation Awards, recognizing the cultural and historic significance of the building, as well as the honorific nature of its renovations including the popular addition of seats on top of Fenway Park’s iconic “Green Monster.” Before joining the Dodgers, Smith had a second tour with the Orioles as vice president of planning and development from September 2009-August 2012.    In that role, Smith directed renovations and expansion of the Orioles’ new spring training facility in Sarasota, Florida, as well as upgrades and enhancements to Oriole Park at Camden Yards to celebrate the park’s 20th anniversary including the popular roof deck on top of the batters eye in centerfield.     From 1994-2000, Smith held the position of president of Turner Sports and Entertainment Development, a division of Turner Broadcasting System, and was the vice president of Planning and Development for the Atlanta Braves. Her work in Atlanta transformed the 1996 Olympic Stadium into Turner Field, home of the Braves, and she also oversaw the development of the Philips Arena, home of the NBA Atlanta Hawks and NHL Atlanta Thrashers. Smith has worked on urban development projects, including Battery Park City in New York City, where she served as coordinator of Architecture and Design, and Pershing Square—Downtown Los Angeles’s oldest park.   Smith worked as senior advisor of planning and design with Baltimore-based Struever Bros. Eccles & Rouse on many of their development and rehab projects in the city of Baltimore, from Tide Point to Bond Street Wharf.   She was responsible for concept planning for the Indianapolis basketball arena and the renovation of the Rose Bowl stadium in Pasadena, Calif. She was also part of the THINK team, one of the final two teams in the competition for the World Trade Center site in New York City in 2002.  Smith’s work has been published extensively and she has spoken at the “Cooperstown Symposium on Baseball and American Culture” and the NINE conference in Arizona on several occasions. She gave the keynote address at both conferences in 2014, the same year that she was selected as a recipient of a Women of Inspiration Award from the LA chapter of Women in Sports & Events (WISE).  In 2016, Smith was recognized by Maryland Daily Record’s Top 100 Circle of Excellence and was named Sports Business Journal’s “Power Player for Design and Development.”   Sports Business Journal also honored Smith in 2011 in their inaugural class of “Game Changers: Women in Sports Business” and in their 2017 Class of Champions.  In 2019, Smith was nominated for the Baseball Reliquary’s Shrine of the Eternals and SABR’s Dorothy Seymour Mills Lifetime Achievement Award for Women in Baseball. Smith delivered the commencement speech for Mississippi State University, her alma mater, in 2013 and University of Michigan’s School of Kinesiology in 2018.  She was inducted into the Mississippi Sports Hall of Fame in 2020.     Smith was the Edward P. Bass Visiting Professor at Yale University School of Architecture in 2017.     Smith holds a master’s degree in Urban Planning from City College of New York and a Bachelor of Architecture degree from Mississippi State University.  She is an associate member of the Urban Land Institute, American Institute of Architects, and the American Planning Association. It is well known that Indians fought in the Civil War and that several Indian wars occurred at the same time as crisis of the union, but that is not the focus of this talk. “The Civil War as an Indian War” will be an illustrated lecture exploring how the experience of American Settler Colonialism shaped the American way of war in general and the Civil War in particular. Understanding the tactics of settler-Indian conflicts helps explain the origins of the “hard war” program instituted to defeat the Confederacy. Theodore Karamanski (Loyola University Chicago, Ph.D., 1979; B.A., 1975) is a Professor of History and Public History Director at Loyola University Chicago where he teaches courses in American Indian history, the Civil War, and public history. Karamanski has been a leading and national voice in the promotion of American and public history for more than three decades. He was the founder and later director of Loyola's Public History Program (1981-1990, 2006-current), the first such program in the Midwest and later the first to offer the Ph.D. in public history. A founding director of the National Council on Public History (NCPH), Karamanski was later elected president of the body for the 1989-1990 term, and named Graduate Faculty Member of the Year at Loyola (1993-94) and Faculty Member of the Year at Loyola (2001-2002). Karamanski has been a prolific author in the fields of American Indian, Great Lakes, Civil War, and nineteenth-century American history. He has written and edited numerous books, including: Civil War Chicago: Eyewitness to History with Eileen M. McMahon (Ohio University Press, 2014), which was chosen as the best book on Illinois history for 2015 by the Illinois State Historical Society; Blackbird's Song: Andrew J. Blackbird and the Odawa People (2012); Fur Trade and Exploration: The Opening of the Far Northwest, 1821-1852 (1983); Rally ‘Round the Flag: Chicago and the Civil War (Nelson Hall, 1991), which was winner the Illinois State Historical Society's “Special Achievement Award" (1992). He has written more than 30 articles in a variety of journals.

Today we continue our celebration and exploration of the original trilogy of Star Wars movies with a look at Episode VI. Return of the Jedi. In this final movie from the original three, the good guys win in the end after overcoming incredible odds. Many fans and critics panned it for including the incredibly cute and furry Ewoks on the moon named Endor as a part of the storyline. Many thought one very tall Wookie was enough cuteness for the series. Yet the Ewoks did provide the setup to one of the movies best lines. The Ewoks thought one of Luke’s robots, C-3PO, was a god. Solo asked him to demonstrate some ‘god-like’ powers to which C- 3PO replied, “It is against my programming to impersonate a deity.” This movie’s big reveal was that Luke and Princess Leia were twins and that she was now free to unabashedly pursue bad boy Han Solo. While Episode VI was the lowest grossing film of the original three, coming in at only $572MM worldwide, it was still a great ride and visually stunning. George Lucas’ in-house organ, Industrial Light & Magic (ILM), certainly earned their title for their special effects in the movie. The Sarlacc battle sequence was great, the speeder bike chase on the Endor moon was way cool and the space battle between Rebel and Imperial pilots was a great ride. At the Academy Awards ceremony for movies of that year, Richard Edlund, Dennis Muren, Ken Ralston, and Phil Tippett, all from ILM, received the Special Achievement Award for Visual Effects Oscar award. I thought about this entry in the Star Wars oeuvre in the context of compliance training. One of the key changes from the Department of Justice articled in the 2017 Evaluation of Corporate Compliance Programs was the change in training. The DOJ wants both targeted and effective training. This means you must be able to demonstrate how your training has been received and utilized by your employee base. Learn more about your ad choices. Visit megaphone.fm/adchoices

This is a special bonus episode we produced to celebrate Mike Piazza’s induction into the Major League Baseball (MLB) Hall of Fame, which is happening today, July 24, 2016. Most of the content in this episode was recorded at The National Italian American Foundation’s (NIAF) New York City Gala this past April, including our interview with Mike Piazza, as well as his moving honoree acceptance speech. We have also included a fun segment at the end of the episode where we talk to some passionate Italian-American Met fans about what Mike Piazza means to them. One of the reasons we wanted to publish this special episode is because Mike Piazza is extremely proud of his Italian-American heritage; he often speaks publicly about it, which we think really inspires young Italian Americans to engage with their Italian backgrounds. In this episode, you will first hear a one-on-one interview we did with Mike Piazza. If you are not familiar with Piazza, he is a former professional baseball catcher who played 16 seasons in the MLB, from 1992–2007. He played most notably for the New York Mets and Los Angeles Dodgers, while also having brief stints with the other teams. Piazza was a 12-time All-Star and 10-time Silver Slugger Award winner at catcher, producing strong offensive numbers at his position; in his career, he recorded 427 home runs—a record 396 of which were hit as catcher—along with a .308 batting average and 1,335 runs batted in (RBIs). He was drafted very low as a favor to his father’s friend Tommy Lasorda, but like many Italian Americans, through dedication and industriousness, he worked his way up quickly. You will also hear the acceptance speech Piazza gave when receiving NIAF's Special Achievement Award in Sports, where he not only talks about his Italian upbringing, but why we as a community all stand beside him as he's inducted into the MLB Hall of Fame. In our Story Segment, we have a fun conversation with three Italian-American Met fans - Drew Taranto, Nick Ferraro, and Michael Bozzone - about Piazza, how his Italian heritage shaped him and contributed to his success, and why he is as beloved for his character as much as his athleticism. We talk about his career and the momentousness of his induction through the lens of our shared Italian-American heritage and community. Episode Sponsors The National Italian American Foundation
