Welcome to 'AI Lawyer Talking Tech'. Today, we dive into the rapidly evolving landscape where artificial intelligence meets the legal and technology sectors. We explore how AI is reshaping legal access and dispute resolution, while also presenting significant challenges, such as concerns about accuracy, bias, and accountability. Recent incidents in the UK courts, where lawyers cited fake case precedents generated by AI, underscore the critical need for human oversight and verification. The US Copyright Office is staking out its position on using copyrighted works for AI training, addressing prima facie infringement, fair use, and potential licensing models. Meanwhile, companies like Definely are securing significant funding to develop AI-powered legal workflow solutions aimed at transforming legal workflows by moving towards more autonomous systems. We also examine the increasing regulatory focus on AI governance globally, from dedicated government ministries in the Commonwealth Caribbean and new AI supervisory agencies in Spain to legal battles over neural data privacy in states like Montana, California, and Colorado. The financing environment for tech, particularly robotics, faces its own hurdles despite rebounds in investment, highlighting the need for strategic partnerships and protection of intellectual property, especially with the integration of AI. In fact, a lot of times that can kind of put you in the friend zone where people are engaging with your content. Maybe they find you valuable. They find you inspiring, they think that you're really smart, but they're not buying from you.” - Julie Solomon  “   When it comes to information, I always talk about teaching concepts. Don't teach them how to actually do something, but what's the concept they need to learn? In part two of our interview Arno Michaelis, we navigate the bizarre intersection of music, ideology, and redemption. If you've ever wondered how extremist movements actually work, this offers some great insight. Arno gives us the inside scoop on how a skinhead band like Centurion shifted 20,000 records whilst still getting royally ripped off by their label boss. We also chat about right wing ideology and symbolism, as Arno discusses how antisemitism serves as what "the connective tissue" that binds seemingly opposing extremist groups together. We delve into the psychological mechanics too. Taking in everything from Norse fantasy to Tolkien, as well as the very large psychological leaps bands like Skrewdriver had to take to justify playing rock n roll music and Jewish cabaret tunes. Arno also talks about how the music of the Beastie Boys was something of a saving grace as he exited the movement, and he tells us about how a MySpace message in the early 00s regarding his former band, Centurion, led him to reckon with the legacy of poison he created. Whilst also giving him the impetus to try to be a force for good in the world. Grab a cuppa and dive in. Is America really bringing manufacturing back? And what does that mean for real estate investors? In this episode of REady2Scale, Jeannette Friedrich is joined by Patrick Sentner, Executive Vice President at Colliers and longtime expert in office and industrial real estate. Together, they unpack how reshoring, power constraints, tenant behavior, and capital markets are transforming industrial and office site selection in 2025. From the behind-the-scenes dynamics of data centers to the rising cost of office buildouts, this conversation is full of actionable insights for passive investors, brokers, and developers navigating today's complex commercial real estate landscape. Key Takeaways: - Onshoring is real, but power access now drives site selection. Tenants increasingly prioritize megawatt availability over geography due to AI and advanced manufacturing needs. - States are becoming selective with incentives. Locations offering jobs with strong wages are winning competitive bids, while others shy away from low-job-impact data centers. - Private equity is betting big on data center land. Investors are securing power-ready sites even before corporate tenants commit. - Office buildouts now cost double. Tenants are facing $75 to $80 per square foot for basic improvements, driving new lease structuring and rate negotiations. - Cap rates diverge by asset type. Class A office properties are seeing steep declines in value, some with cap rates as high as 15 percent, while industrial assets vary by location but are ticking up again. - Blend and extend lease strategies are surging. Tenants are renegotiating terms for lower rates or rent relief in exchange for longer lease commitments, often amid distressed debt situations. - Lenders are becoming de facto landlords. More tenants are navigating lease agreements directly with receivers and banks as buildings change hands. - Conversions to housing are rarely viable. Despite calls to convert vacant office space into housing, construction costs and layout limitations often make it financially unfeasible. - What passive investors should look for: Poorly capitalized buildings with strong physical infrastructure may offer distressed buying opportunities, especially if acquired directly from lenders at a steep discount. This episode offers a rare, inside look at where industrial and office markets are heading and how investors can navigate the road ahead.
